if u can't see the pic up there =)

Btw, I have slight doubts that the construction pic is actually the Ritz, because if you look at the design, the Ritz base is one whole massive circular structure..while the construction photo doesn't seem to convey that.. :? Macgyver, can you confirm?

Nice Pictrues Alvin ....
Would someone repost the computer rendering please ....
so that we can compare ....

I think the picture show only one tower ,
My guess the next tower will raise next to it ...

Alvin
July 28th, 2004, 08:00 AM

The rendering is in the first post of this thread, just right click and paste the URL to your browser!

July 28th, 2004, 08:04 AM

great for Jakarta. I see the construction photos but I can't see the rendering in the first post
:(
I guess this building will be the world's tallest hotel on completion, surpassing that tower in Dubai? How many floors does this building have?

Alvin
July 28th, 2004, 08:19 AM
Hi Pas, right click the 'image', go to properties and copy the URL address. Then paste it in the input bar of the browser, and that should do the trick.

The original plan was 60 storeys, 327 m.

SeeMacau
July 28th, 2004, 02:14 PM
Nice pics Alvin .. the design is different ..
Hopefully the height will remain 327m !!

I don't think this will become the tallest hotel in the world .. coz I think Baiyoke Tower is taller than 327m

The rendering in the 1st pic is one of the earlier designs of the Ritz, the design has now been changed:
The rendering for the new design can be seen in this link (go to last page):
http://www.beca.com/content/2880/Beca%20Buildings%20Update7.pdf

Basically the project will consist of 3 towers. The main tower will consist of a 48-storey tower plus 5 basement parking, so 53 stories overall. I was told that the height of the tower from street level to the roof top is 212m.
bad news guys! :sleepy:

The Ritz-Carlton Company, L.L.C. has announced a second property in Indonesia which will premiere in the capital city of Jakarta mid-year 2005. The new project complements the company's expanding portfolio in Asia and its first property in Indonesia, the 338-room Ritz-Carlton, Bali Resort & Spa, which opened in 1996.

The 333-room Ritz-Carlton, Jakarta will be part of a mixed-use development which will include 60 luxury condominiums, a retail mall and the hotel. It will be located in the city's Mega Kuningan district. This prime location is situated south of the city center in a newly developed commercial area that has become the preferred location for diplomatic embassies and stately residences. The Ritz-Carlton, Jakarta will be surrounded by commercial office buildings, luxury residential towers and homes, plus mixed-use developments featuring upscale retailers.

The Ritz-Carlton, Jakarta is owned by Dua Mutiara Group, one of Indonesia's leading commercial and residential real estate companies. Dua Mutiara Group is also the owner of the JW Marriott Jakarta Hotel.

The architectural firm of Smallwood, Reynolds, Stewart, Stewart & Associates, Inc. was selected to design the building. The Singapore office of Hirsch/Bedner Associates will be overseeing the interiors. The 333-room hotel will feature three restaurants, a lounge and a bar, fitness center and spa, 16,000 square foot (1,600 square meter) ballroom, 20 meeting rooms, board room and a business center. The Ritz-Carlton, Jakarta will also include a Ritz-Carlton Club Level and Club Lounge.

"Entering the capital of the Indonesia marks a significant step in The Ritz-Carlton's strategy to develop the brand in key locations around the world," said Simon Cooper, president and chief operating officer of The Ritz-Carlton Hotel Company. "Positioned as one of Asia's most powerful economies, we look forward to offering clients the opportunity to enjoy Ritz-Carlton service and luxury in Jakarta," added Cooper.

Despite its height that will fall short of everyone's expectation. It is still the tallest hotel in Indonesia and the design is beautiful and the scale is just awesome. At 212 m, i have a feeling it is taller than BNI 46. I understand BNI 46 is only reaching 200. Can anyone confirm? :)

Alvin
August 4th, 2004, 04:16 PM
what do we all think of the design, guys? personally i liked the old one better, it has more character. but then again, renderings may be misleading...it may turn out to be nicer than it looks (well, disregarding the height for now)

BNI46 is 250 m!
the thing is, that guy also told me that the floor-to-floor height is 4.8m. so if you multiply 4.8 by 48 storeys you get about 230m! so *maybe* it is taller than 212m after all..

I think it is wonderful.. The most beautiful hotel tower design in Indonesia that I have ever seen. With a stunning comtemporary glass tower that reflects the surrounding supported by the classical mediterenean base that make good use of the existing round-a-bout area in Mega Kuningan - I think it is just so so so so sooooooooooooooooooooooooooooooo beautiful. I like it. :)

Alvin
August 4th, 2004, 04:24 PM
Yeah its very 'glassy'. it'll definitely complement the JW Marriott and surrounding buildings nicely....Mega Kuningan will be the new face of CBD jakarta a year from now :)

Alvin
August 4th, 2004, 04:30 PM
btw one more thing, I hope they make that roundabout shopping area as a nice pedestrian-friendly area...with wide sidewalks and lush greeneries so people can shop outside and enjoy the air.

The AIrlangga Apartments are actually ON TOP of the Ritz Hotel.
The structure is basically Z shaped, with the first 26 storeys forming the hotel, and the two ends of the Z continuing on another 20 storeys to form the Airlangga apartments (the middle part does not continue).

http://www.ritzcarlton.com/resources/jakarta_crop.jpg
This description seems to resemble the two towers design on the right of the picture, but I don't know what that even taller single building is on the left.

Alvin
August 5th, 2004, 03:51 AM

Alvin

Nah, apparently the 70 storey building will be developed by a different developer.

The tower(s) on the right is the Ritz/Airlangga - they are all in ONE building connected up to the 26th floor, and then the two ends extend 48 floors.

Joko, thanks for the latest pics. Amazing! Doesn't look like Jakarta at all. All the design & colors of the existing and u/c buildings blend in nicely! W/ definitely make it into a proper block of buildings, in a brand new area, w/out slums/other eye-sores, as is the case w/ most of Jakarta's skyscrapers, backing on to an urban kampung, following a ribbon development, therefore never having a proper block w/ similar buildings.
ciao, dian

I just learnt today from my guess who is the owner of a construction and engineering company in Jakarta that the second tower (63 stories) at Ritz Carlton complex will be Bulgary Hotel. What a good news! It means Jakarta will have more luxury collections. Does everyone know that there are only two Bulgary Hotels in the world so far. One in Milan and another one is now being built in Jimbaran, Bali. So Jakarta will home to the third Bulgary property. Wow, I can't wait.

awesome news!! wow?? I wonder why BVLGARI chose Indonesia to be their first base in Asia out of all other seemingly more attractive candidates such as China , Thailand, Singapore...it shows that they really have faith in this country and so here's a round of applause from me. :applause:

I wonder too...i can understand Bali, but if they're opening another one, i'd expect it to be in Phuket or sth, not Jakarta.

So, which luxury hotels are in Jakarta now?

Luxury collections in Jakarta?

I would say The Four Seasons, Ritz Carlton, The Dharmawangsa and JW Marriott. I wish St Regis will be in Jakarta also to add more collection.

Yes, you are right that Grand Hyatt is categorized as luxury hotel too. I also hope that Singapore's Raffles Hotel will consider to build a new property in Jakarta as they are now constructing 2 properties in Bali and Bintan. Or the under renovation Grand Indonesia Hotel later can be run under the Raffles management as the latter is more into something classical and historical.

Looking from the rendering that Alvin posted, I got confused with the building, its like Alvin said, thin and they got 2 tower?

Alvin does the rendering that you posted have two tower on 1 concrete building? I think it was one tall building right? and the other 60+ floor is on the other side? Correct me if im wrong.

David, they are 2 towers however the BASE IS JOINT up to approx. the 20th floor, and then branches off to become 2 towers from that point to the 45th storey - get it? IN addition to these towers, there will be that bvlgari tower which will be 63 storeys & is taller.

Ndiw, yeah you're right looks like the 1st tower has reached the peak.

Medan01, no , these are not the 327 m tower, the'yre supposed to only be about 212 m I think. The 63 storey tower will start construction next year, but its unclear what the exacty height would be.

As much as I love reflective buildings and I am rightly jealous sydney doesn't get this type of facade on its buildings, the old design was a better match for the base. The design they are building is phenomenal but the towers site in total isolation from the classically inspired base. The base it far too gradiose and not in keeping with city hotel architecture - leave this stuff for vegas and the resort islands.

If they did wish to have these new glassy towers sitting on the classical and IMO oversized base then it would have looked far better to take some elements from the base up into the lower section of the tower design. Look at Mandalay Bay in vegas - it is the same type of thing but the reflective tower integrates perfectly with the quite differently styled base. Just taking some small classic elements into the design to puntuate the glass in the lower sections would have achieved this.

The design is still amazing and will add an amazing element to the skyline and a great amenity for the city - it will where I stay if take a trip to Jakarta in a year or so.

Hi all, I'm in Indonesia for a short period of time. internet access has been difficult, currently in Bali but will soon be flying back to Jakarta. I hope to bring you guys pics in 2 week's time! Previously, I found four major new apartment projects:
1. one classy apartment in Darmawangsa called "Eminence" - consists of 2 towers apartments, 2 towers hotels + office and shopping center. (about 25 storeys each)
2. Mediterania Garden REsidence 2 - next to Taman Anggrek and MGR1. It consist of 6 towers of 30-35 storeys each. Will start construction in Q3, 2005.
3. 2 apartment towers in Permata Hijau called Pakuwon Berlian will resume construction after 7 years postponed. They'll eb about 30 storeys each.
4. Four 40-storey towers called Gandaria in Kebayoran Baru...to start construction late this year.

While passing Sudirman, saw the construction of Sudirman Plaza and The Peak (early stages of the structure), SCBD Suites (nearing completion), Capital Residences (just started construction), Westin Residences (havent started yet), Grand Indonesia (mall + office tower - doing the basement)...a sillhoute of the Ritz (its looking great!). Hope to post you guys some pictures soon. cheers :)

Actually what I meant was, whether the 327m tower would be an apartment or another hotel (and if so, which), or an office building..or mixed use?

But I agree with ur opinion concerning Mega Kuningan v SCBD. I think the SCBD, upon completion, would look marvelous...and would be a showcase for Jakarta's development in the future...One thing lacking will probably be a good integrated transportation system - even now the monorail is in doubt, MRT still uncertain - which will probably take at least a decade to set up..

Interesting how the upmarket shopping complex battle will shift from today's Plaza Senayan v good old Plaza Indonesia (albeit a rejuvenated one via EX) to tomorrow's Grand Indonesia v Pacific Place v International Plaza.

Taking the analogy of video games, it reminds me of the 16 bit battle between the Super Nintendo v Sega Mega Drive (and its Sega CD add-on), which has since shifted to a three-horse race now between Sony (PS2), Microsoft (Xbox) and Nintendo (Gamecube). hahaha does this make sense to anyone? :D

I can assure there won't be any bvlgari hotel in jakarta, at least for the next couple of years. It will be unfair for other cities/country. Bvlgari Resort in bali was approved purely and simply because the owner (Sutikno Sudirjo - MRA Group) has a very good relationship with Bvlgari (the brand, jeweller) and they own the license of the brand in Indonesia.

Bali is also a good place to promote it's first resort (the one in milan is a hotel) because of its location and maybe those people in milan loved bali so much.

Tan Kian has proposed bvlgari for the 327 m tower next to ritz mega kuningan but apparently it wasn't given the green light and he didn't get the 3/4 of the circle (ritz mega kuningan is 1/4). so off he goes to scbd and let the Cobalt Blue Lion roars once again ... hehehehe

Thank you for the good insights, Wopde.....

Cheers.

> I've heard about the Bulgari Jakarta hotel circulating, but nothing is confirmed at this time, the other hotel I've heard about is the 5-star + (or it probably falls under a 6-star category) "St. Regis", in the Mega Kuningan Area. This will be another Tan Kian's Projects.

> "St. Regis" is part of Starwood Hotels' Brands, which includes Westin, the uber cool "W" (which I'd LOVE TO SEE IN JKT!!!), Sheraton, etc.
Since this would be a smaller boutique hotel (meaning fewer rooms), it may eventually be part of a tower, and not occupy its own independent tower/building (eg. the top 20 floors of an Office Tower in Mega Kuningan).

Any Starwood property in downtown Jakarta would be welcoming. Westin is still under construction and the 2 existing Sheratons are in the North part of the city and at the airport.

i have to disagree with you passion4Architecture ... as my source is the closest man and woman who works for Tan Kian. He won't be the owner of St Regis or Starwood operated hotels, it will canibalize the whole market as Ritz vs JW Marriott vs St Regis will battle within a very close area.

Beside, why bother getting Starwood hotels when you already have the leading name in the hotel industry?

Mega Kuningan doesn't need anymore 5 star hotels, what it need is traffic and more people ...
...and a good MRT system, as I always argue. :D

The Ritz-Carlton, Jakarta Opens May 2005; Feng-Shui Inspired Design in Mega Kuningan
Wednesday March 16, 5:44 pm ET

CHEVY CHASE, MD--(MARKET WIRE)--Mar 16, 2005 -- Expanding its presence in the capital cities of Asia, The Ritz-Carlton Hotel Company, L.L.C. will debut its eighth luxury property in the heart of Jakarta's exclusive Mega Kuningan district on May 1, 2005, with the opening of The Ritz-Carlton, Jakarta. The hotel is owned by Dua Mutiara Group. An introductory Bed and Breakfast package at this five star caliber hotel is available starting at $158 USD on the weekdays and $138 USD on the weekends from May 1 to August 31.

"We are very pleased to introduce a second location in Indonesia," noted Simon F. Cooper, president and chief operating officer. "It is a strategic address in Jakarta and will provide our customers with every convenience and amenity," he said. The Ritz-Carlton, Bali Resort & Spa, on Jimbaran Bay, is one of the world's most acclaimed hotels.

The 333-room hotel, located 13 miles from Soekarno-Hatta Jakarta International Airport, is ideally situated for both business and leisure travelers to Jakarta. Designed by Hirsh Bedner & Associates and embracing the five elements of feng shui: wind, earth, water, metal and fire throughout the interior and exterior, The Ritz-Carlton, Jakarta will offer understated elegance and exceptional guest service.

Through placement of feng shui enhancers in the design of spacious guestrooms and suites, the hotel will capture the essential energy of "chi" with color palettes of warm yellow and cool white. The "yin & yang" theory of balance and harmony is also evident in the location of furnishings and artwork.

Full-length windows overlooking the city will offer an in-room environment of both comfort and beauty. The most modern amenities will be found in guestrooms, including a 42-inch plasma television, high-speed Internet access, plush feather bedding, and bathroom with sunken marble baths, showers and double vanities.

The Ritz-Carlton Jakarta includes 51 suites, one Presidential suite (400 square meters or 4305 square feet) and three Ritz-Carlton suites (250 square meters or 2690 square feet). Signature special services will be available in The Ritz-Carlton Club, an elevator-key access private floor. Featured amenities include complimentary food and beverage presentations throughout the day and the services of a dedicated, multi-lingual concierge staff.

Circular in design, the high-rise building of 48 floors features a main lobby area distinguished by a spectacular grand staircase. Five dining and entertainment outlets are available at The Ritz-Carlton, Jakarta including: The Portovenere, serving contemporary Italian cuisine; The Prime Steak House with a menu of grilled beef and fresh seafood; Airlangga, with an array of regional cuisines; Mistere, a nightclub with live music and private karaoke room; and The Lobby Lounge, offering cocktails, wines, desserts and traditional afternoon tea service.

For meetings and social events, The Ritz-Carlton, Jakarta can accommodate groups in a variety of venues. From the 1,600 square meter (17,222 square-foot) Grand Ballroom to the 20 smaller meeting rooms and five executive boardrooms, the hotel's facilities are state-of-the-art. The services of a conference concierge are available to assist with any needs and requests of a meeting or event planner.

Recreational offerings at The Ritz-Carlton, Jakarta include an outdoor swimming pool, whirlpool and sauna and separate children's pool and playground. A full-service spa and fitness center and Ritz Kids activity program are also available. The hotel includes a jogging track for runners and is within a short distance to squash and tennis courts. Private golf courses are available for hotel guests and are less than 30 minutes away.

Nearby visitor attractions include The Museum of Fine Arts and History Museum. The Mega Kuningan District of Jakarta includes many fine shopping areas featuring name brand designer goods.

Dear 627,
You may dislike the Lion logo on top of the bldg, but that's Ritz Carlton's logo, it's part of the Hotel Mgmt Deal to put their logo on the bldg, no matter how hideous it may look. Ritz Carlton does use a classical approach in their design for hotels, to exude old-world style tracing back their roots to Cesar Ritz of Spain, the Hotelier who started The Ritz in Madrid, which then expanded into Paris & London. The Lion logo mirrors the same classical design.
ciao,
dian

Dear passion,
I fully comprehend what the Lion represents, and how it stands as the Ritz Carlton's logo. However, i do not believe that you have percieved correctly what I was trying to point out, as unlike your previous implications, I am not advocating for, nor am i suggesting the removal of it due to its unsightliness. COntrarily, I am merely presenting my opinions on how distasteful the lion is on the building. Moreover, i did not protest against the fact that the logo itself is distasteful, but rather that its awkward placement does not suit the building's modernistic attributes. Thus, my previous post consisted simply of fluff, as it was solely opinionative, and i did not intend to imply anything.

Note that the image I posted does not include design of the base, so there is every possibility that the base design will remain and only the tower will change...
