THE Limketkai group, one of Mindanao’s largest business consortiums, got a P750-million from Security Bank Corp. to build the tallest hotel building in Cagayan de Oro City.

The group signed the loan with the Security Bank for the construction of the 18-storey Limketkai Hotel & Resort and its twin building, the 33-storey Gateway Tower, in the 30-hectare Limketkai Hotel and Office Complex.

The newly formed Limketkai Hotel & Resort Corp. will oversee the buildings’ construction, scheduled to start this year, as well as manage the 224-room, four-star hotel when it starts operating by 2012.

With exposures in agribusiness, commercial and office space development, the group dominated the business scene in Cagayan de Oro, where 300,000 foreign and domestic tourists go for vacation each year.

Security Bank reported P3.06 billion in net income last year from P2.3 billion in 2008. Revenues rose 19.9 percent to P7.9 billion, driven by a 22.2-percent improvement in non-interest income and largely from foreign exchange gains.

Security Bank also recorder a non-performing loans ratio of 1.25 percent from 2.92 percent in the same comparable period. The bank said its capital adequacy ratio, or capital-to-risk ratio, stood at 18.4 percent, better than the eight-percent international benchmark and the Bangko Sentral’s 10-percent minimum requirement.

So Gateway tower rin ang name ng 33 storey building ng LKK?

It is quite confusing actually coz the tarpauline says LKK hotel and Resort but in the news only the 18 storey will be the LKK hotel with 224 rooms while the 33 storey will be called Gateway Tower but probably it will be manage by LKK hotel ang resort???

my god! if the 33-story tower is an office building, it's definitely more than 100 meters, probably around 130 meters; hopefully 150 meters! :cheers: it will be visible from everywhere in the downtown area!

Not to brag though, CdeO's been shocking people from manila before (even without any high rise edifice). Visitors who just arrive at the lumbia airport would think CdeO is just another typical provincial city, seeing nothing but coconut trees around the airport :lol: but once they get out of the airport and move downtown, surprises reveal themselves one by one. Like... 'Hala... may SM na din pala dito...', :banana:

Same story over here,since i got some file of CDO photo collections/album( the best/latest about CDO) in my computer..passers by paused for a while upon seeing the view of our city..and commented "meron palang ganyan sa mindanao?is that really in mindanao?totoo ba yan or picture lang?akala namin mga punongkahoy and abu sayaf lang nandun..(to hell with them!ignorants!keeping the words in my mind:lol:) but good things some rescue came and gave their testimonies during their visits to our city and defended "ang ganda ng CDO ha,mayaman na syudad,malinis,mapera ang mga tao,maraming subdivisions,may plan nga kami nag-migrate kaya lang walang pinagkaiba ung mga prices sa manila or laguna mahal din"as verbalized:)and they named places and events like LKK,SM,DV-soria,night cafe,water-rafting,etc..yung mga chikboy naman panay banggit "maraming magaganda sa CDO" kaya panay halungkat sila sa friendster ko hehe and as a matter of fact some people here were used to call me "CDO"! instead of my name:lol::lol:

sana ibahin ang itsura ng 33 and 18 storey building tutal di na sila twin sa ngayon..that would give a more diverse skyline imo kaysa magkamukha sila :) and make the 33 storey building more iconic and have something that says CdeO..use bigger windows perhaps tapos "gold" tinted? i dunno but it seems the facade wasnt given much thought :( i want a more iconic building since it will be mindanao's tallest..sana something na kahit magka roon ng maraming high rise sa area na yan, the building will still stand out not because of its height lang but for its looks din

i dont think magpapildi ang SM kung naa nay ayala sa cdeo. i think theyll either expand by making a bigger mall in pueblo or they could build another mall somewhere in the downtown area. SM is already a famous mall brand and has so much experience when it comes to malls so i think theyll come up with a plan to be more competitive.

i almost forgot, cribs saw a plan of SM expanding in the downtown area. although its still a plan, theres a propensity that it will push through.

SM should do something to attract shoppers to compete with LKK's mall expansion and Ayala Mall's invasion. I don't think it's practical for them to build another mall. What will happen to their existing mall if they will do that? It would be wise if they will just renovate or expand, upgrade their cinemas into 3D or IMAX, and invite other investors to be their partners to transform their site into a somewhat like a CBD.

O.T: Yeah you're right! SM should expand or renovate their current mall in Pueblo to make the mall more attractive before the downtown shoppers, while building smaller or mid-sized retail shops such as SM Savemore, which is rumored to rise in Agora, and SM Hypermart, which is rumored to rise in LKK Complex, to have a bigger share of market pie too. :)

^^When I was their last year, I prefer to shop and have grocery at Sm, tama ka bai @taengon kasi ayaw ko rin mamili sa crowded places. Kanya-kanyang taste lang yan, but the kids loves LKK kasi doon sila nag enjoy talaga. Ang Gaisano talaga para sa akin walang ka life-life.

i passed by LKK the other day. i saw again the backhoe along with it was a pay loader in the hotel site. the workers there were starting the steel fence around the site. probably they didnt want to be bothered by the people passing by.

If they build a 5 or 6 storey building occupying 75% of the whole (4,500sqm to be exact), that would still be a pretty big hotel... Yes, the Crown Regency in Cebu is very tall... It doesn't mean the one they'll be building in CdO will also be a highrise... For now, let's just wait for more info regarding this project... We should be happy Crown Regency is going to expand here... Considering that they said it's going to be built in a 0.6 hectare lot, then they must have tied up with the lot owners already... i passed by the hotel site last night around 10pm. the site was already fenced. i could hardly see the inside because the fence was made out of steel.

Oro's hotel industry picks up sans crisis

Tourist arrivals seen to increase by 6% this year with the upcoming operation of the Laguindingan airport. New hotel projects to further propel Cagayan de Oro’s tourism industry.

PLAYERS in the hotel industry in Cagayan de Oro are optimistic that as the slowdown in tourism slowly regains momentum following the global financial crisis that badly hit major business sector, this year would be promising with new developments and projects already on the pipeline.

Mr. Pedrito Quiamjot, resident manager of Pryce Plaza Hotel, said that while it might be too early to conclude, but 2010 looks better compared to last year.

“Our hotel occupancy rate averaged 47% percent in the first two months of the year and this is an indication that the world’s travel market seems to have really started to pick up,” Quiamjot said.
In order for local hotels to break even, room occupancy must be within 42%, Quiamjot said.

With the summer season getting nearer and election spending peaking up, hotels are bracing for hectic bookings from political candidates for their campaign sorties.

“We are also looking forward for the opening of the Laguindingan International Airport which would certainly bring in more guests and foreign visitors,” Quiamjot said.

Among the emerging top foreign markets are the Koreans, Balikbayans and Japanese which comprised the top three tourist arrivals in the city.

“This year, we expect tourist arrivals to increase by about six percent, a significant improvment from the 3.4% hike recorded last year,” he added.

“Most of the foreign visitors come here for leisure, with eco-tourism as our main advantage, and business-related transactions coming in second,” said Quiamjot.

With the upcoming 18-storey 224-room hotel and resort development project still under construction at the Limketkai’s 30-hectare commercial complex, Quiamjot said this is good for the hotel industry in Cagayan de Oro.

“This is not a treat to us [hoteliers] but a welcome development,” he said.

The Cagayan de Oro-based Limketkai Hotel & Resort Corp. has entered into a P750-million term loan partnership with Security Bank Corp. (SBC) to develop the hotel, which is expected to open for commercial operations in late 2011 or early 2012.

Upon completion, the hotel will dominate the cityscape as the tallest structure in Mindanao.

Cagayan de Oro-based hotels are now capitalizing on the bullishness manifested by the region’s robust tourism and business industries by attending international trade fairs and coming up with more value-added services for their guests.

Ms. Maricar Vasquez, Apple Tree Resort and Hotel manager, said that hoteliers are constantly upgrading their services to fit to the needs and tastes of their guests.

“We need to provide comfort and best ambiance to our clienteles,” Vasquez said as she boasts Apple Tree’s relaxing place which is situated along the famous Opol beach-line.

But Vasquez admitted that the local hotel industry was severely hit by the effect of the infamous Maguindanao massacre with several bookings cancelled.

She cited the already scheduled PAL International Golf Tournament supposedly to be held at the Pueblo de Oro Golf and Country Club last month with foreign players expected to participate.

“Unfortunately, the international golf event was cancelled and eventually moved to Bacolod City after many countries issued their respective travel advisories for their citizens against travelling to Mindanao because of that incident,” Vasquez noted.

“We lost by the million due to cancelled bookings,” she said.
But Vasquez brushed aside the temporary setback and expressed her positive outlook for the year.

“Hopefully, this year we will all be fine,” she said.

Recently, Department of Tourism Secretary Ace Durano pointed out that Cagayan de Oro has the fastest growing sector in adventure sports and eco-tourism.

“I think there’s no region in the country today which can match Cagayan de Oro and Northern Mindanao in these niche markets,” Durano stressed.

Worry nothing, probably those are just pile foundations. As the first high rise building in CDO, perhaps they need to undergo this process.

^ They're installing PILES. Can be done through Drilling/Boring or Driving/Hammering. Pile Foundations are used if you have poor soil conditions, deep foundations, space constraints and heavy design loads.

You usually see these type of foundations in Manila and coastal areas. Hindi pwede ang Mat Foundation and Footing foundations sa mga areas na yan due to poor soil conditions (saturated). The only solution is to install piles, drive or drill them to bedrock then ipatong ang foundations sa piles.

Mahabang proseso yan but necessary.

^^So definitely that's LKKS doing. It's over years that those piles were drilled and as a result they concluded that they can build as high as 33 storeys over there. :okay: Imo, LKKS done the first step of construction hehe

There is another type/method of pile driving. Two doors from my house in Brooklyn, about 30 I-beams where driven down into the ground by a huge vibrating machine since the two adjoining properties are made of red bricks combo with I beams. The soil in Brooklyn is made of sand bar. The impact type driving pile driving was not advisable. It might cause crack on adjoining properties.

The Gateway Tower will be more than a year in construction similar to the one in Cebu.

Mahino man gihapon naa basement parking. Basta waterproofing ang whole foundation unya ang entrance mo saka usa dayon kanaog sa basement parking, parehoson sa Club Ultima sa Cebu, murag 3 levels sub car parking.

i doubt theyll include in their plan a basement parking lot since they have not done any digging yet. i could be wrong though since i havent seen the floor plan yet

after a few months of starting the 18 storey hotel, the 33 storey will then follow. hehehe! all i heard is that both the hotels will push through. actually its the local news.

according to the security guard who works in LKK, this building is not actually 33 but 36 storeys instead. he also said that the workers will build this hotel after the 18 storey hotel.

i and michael ray went to LKK hours earlier and we were going to take pics right inside the ongoing what looked like drilling within the fenced area. but when we asked for the permission from the guard, he denied us entry --- in fact, he said, the owner just dropped by (we saw 1 person, must be a body guard of some sort, coming out of the luxurious pick up and got into the site and went back to the vehicle again and moved away). body guard daw to sa tag-iya matud pa ni manong guard. and who was the tag-iya then? so we just look through the gate and chatted the guard. he said, they are first building they 18-storey building, the 36 storey will follow suit. 36-storey diay? lolz we were surprised to hear that. pics will be posted by michael ray a bit later :)

i went there kanina but i wasnt able to take pictures because i wasnt able to bring my cam. anyway, when i was there, the people were still busy working even though it was already 9pm. there were about three dumptrucks, a payloader, crane and a pile driver.

giuna pa nila ang tapad ani nga 18 storey hotel. after sa 18 storey, ila na pod dayon sundan sa 33/36 storey edifice. the workers are so busy in the site. you can certainly notice them because they work even late at night. actually they stop working at around 11pm.

Mindanao’s tallest building will soon rise in Koronadal City with the projected completion of the P250-million Amparo Suites in May next year.

“It will have a total of 21 floors with a helipad on the rooftop” said Australia-based Filipino architect Sol Uy Flores during a press conference held Wednesday at the Doctors Clinic and Hospital Inc.

The ground breaking ceremony was earlier held at the site - a 7,000 square meter lot located beside the sister companies DCHI and Saint Alexius College.

A capsule with a blue print and signatures of the board of directors was buried by DCHI president Dr. Arturo “Tatay” Pingoy.

Also present were Rep. Arthur “Dodo” Pingoy and his wife Anabelle, Dr. Nanette Pingoy-Franco and husband John, Dr. Albert “Bobot” Pingoy and Karl Frederick Sims of Coalesce Hotel and Resorts Management.

Koronadal City presently has no decent big hotel for big conventions. And even if big conventions or events are held in the city or province, the visitors are usually brought to nearby General Santos City for billeting.

“This is one way of promoting and helping the province. We encourage more investors here in South Cotabato,” Rep. Pingoy, who is leading the gubernatorial race in last Monday’s elections.

Sims, on the other hand, said that they are aiming to make Amparo Suites a “four-star superior hotel”. He added that they can help the tourism not only in South Cotabato but also are willing to help the other hotels in Mindanao.

“We have a very good team. That is why we think this is viable,” said Dr. Albert Pingoy, who also owns AYP Holdings.

The Amparo Suites can also be a good training ground for the hotel and restaurant management students of Saint Alexius College.

But Kims said that they will have a good solid and constant training program and “will look for every small details to give comfort to all our guests.”

The Amparo Suites will also be the first and only building that has a “twisting or spiral design”. The construction will start on May 18 and hopefully it will be completed in one year.

The tower building is inspired by the deformed cylindrical shape of a tree and the aerodynamics of aerofoil fins. It will feature an iconic landmark of Koronadal City, characterized by vertical slots with private view.

Amparo Suites encapsulates speed, fluid dynamics, future technology and natural patterns of organization created from a humble beginning.

“No worry on earthquakes since this building will have the best technology we have from Australia. And we have already tested the soil,” said Flores, also a Master civil engineer from Perth Australia.

The ground floor will be the commercial area and parking space. The hotel will have a coffee shop, lobby restaurant, function rooms, maximum space function rooms, private rooms, VIP Lounge, fine dining restaurant, private exclusive offices, VIP exclusive restaurant, chill out bar, gym, spa and a 25-meter swimming pool.

I appreciate your effort in keeping skyscrapercity a reliable forum. However if you look at the stem of your statement, it's quite misleading. I thought that the entire construction collapsed. Your two sources specified that only a portion of these constructions collapsed. It could have been better if you were more precise with your statement. Incidents like this have been happening not only in Cebu but in other cities as well. And Davao City is not exempted.

I think one of the biggest nga na imbitar mi kay ang kick off meeting of BRT sa City Hall with the World Bank where we met with Sam Zimmerman, the Urban Transport Adviser of World Bank who is also an SSC UK registered forumer and Colin Brader, founder of ITP also from World Bank. And we are now helping our city government for the information dissemination of BRT...

To be recognized/acknowledged by developers/investors and the city government will be a big break for the Chadaboys! Maybe a little more prodding on promotions and spreading of words to friends here in CdeO will help us make this team grow bigger and better and eventually get us there!

Patsada or Chada is synonymous to Cagayan de Oro - though some parts of Northern Mindanao also use Chada to describe something as nice or pleasant or nindot in Cebuano. It comes from spanish word 'Fachada' or Facade in English. Now I don't know how a spanish noun turned into a Cagay-anon adjective :lol:

they only drilled the foundation for the 18 storey hotel, for this 33 storey tower didn't yet, maybe next year daw..

depende siguro how you will see ang break even, kay if they are saying na break even, meaning nabawi na nila ang capital nila ang capital after x period of time, then they can use that same money for future expansion/investments...
