How Ayala Land is upping the ante

In Davao City, the Bajada district has been synonymous with commerce and the concrete jungle. Last summer, Abreeza Mall transformed the drab gray landscape into a tableau of green spaces and varicolored outlets, enhancing business in the process.
Meanwhile, Davaoeños savored their coffee and meals by the lush garden and fountain area and queued at such Manila-based brands as Terra Nova and Bread Talk.
Situated on a property owned by Antonio Floirendo’s Anflo Group, Abreeza has become the new epicenter, as it is located across the Redemptorist Church and a five-minute walk from Victoria Plaza, the city’s oldest mall.
Some 30,000 people visit and shop at Abreeza every day. Abreeza offers many firsts in the city such as Parfois, Promod, Fully Booked, Payless, Nine West, Debenhams, Marks & Spencer, Italianni’s and Friday’s.
The 320-store mix also fuses local innovations such as Hukad and Moon Café from Cebu; Bigby’s from Cagayan de Oro; Grab-a-Crab from General Santos City; Tsuru, Hanoi and Ranchero from the city. Tourists get their souvenirs from T’nalak owned by Maricris Floirendo-Brias.
The developer Ayala Land Inc. sees the potential not only of adding stores but also building a businessman’s hotel called Kukun Hotel Abreeza, the 26-story Abreeza Residences and BPO (business process outsourcing) and office spaces linked to the mall.
Fueled by past successes, Ayala is bullish about replicating this live-work-and-play concept in other parts of the country. Building epicenters or central business districts is nothing new to Ayala, given its development projects in Makati, Alabang and Cebu. What’s new are the growth opportunities in other provinces once considered laid-back: Baguio, Cagayan de Oro, Iloilo, Bacolod, Subic and Palawan.
Too, ALI is dusting off its elitist image and marketing with the launch of Amaia Scapes, affordable residential villages in Laguna, Bacolod, Cabanatuan and Nueva Ecija, catering to the growing middle class.
On top of that, ALI is expanding its hotel and resort operations, some of which will be part of the mixed-use developments.
Live, work, play
“I go back to the vision of Ayala Land: How do we contribute to the improvement of the quality of life of the people? How do we contribute to the economic development of the country and come forward with a real good way by which we could have an integrated development?” says Antonino Aquino, ALI president.
“It comes with a lot of effort in securing a large-scale development. Put a great master plan. Acquire the elements to make it the center of gravity in every location we’re in—office, residence, hotel, retail and green spaces.”
In the pipeline are:
Baguio-Ayala Land Technohub. Located in Camp John Hay, it is designed for BPO offices and retail clusters that are partly inspired by the architecture of the old American homes there. It provides the convenience of a neighborhood shopping center and hangout.
Centrio, Cagayan de Oro. Also a joint venture between ALI and Anflo Group, it will be a regional shopping center that carries a host of mainstream and local brands and dining concepts, coupled with a boutique hotel and Avida Centrio, a self-contained residential community.
Iloilo-Ayalaland TechnoHub. In Mandurriao, Iloilo City, on the rise are two BPO buildings, a technopod (an office space for IT and BPO’s with 24/7 facilities) infused with dining and nightlife.
Ayala North Point Community Center. This cosmopolitan hub will rise next year close to the tony North Point Village, offering the best in local and imported retail concepts and a park.
Harbor Point. As another regional center that will rise in Subic Bay Freeport Zone, it will be heavy in office and retail in a soothing environment, replete with specialty stores and active and wellness-oriented stores.
These developments are not seen as mere malls but as cities or town centers. People want to gravitate there because it’s a classy but hip urban environment. Prospective buyers might find the developments attractive because these offer more protected versions of city living.
“We have to provide a total environment for the BPOs. They are our customers. Once agents like a particular place, the BPO will be successful. That’s why we put up affordable residential units and retail so they can live, work and play. In BPOs, good hotels are required by visiting principals aside from homes for the managers and agents. We are focusing on CBD developments and ensure that there are required amenities. Some people will live off-CBD. We have to make some provisions,” explains Aquino.
That’s when Amaia Scapes comes into the picture. These subdivisions will provide homes of good-quality materials and finishes.
ALI will launch Amaia in Pampanga, Cavite and Batangas.
“The Amaia brand is about economic housing or house-and-lot packages ranging from a P600,000 duplex to a P1.2 million two-story house with carport. It’s aspirational and not cramped,” says Aquino.
Strategy
Despite the rise of new hubs, ALI takes great care to improve its developments.
“We continue to be present even beyond the initial development and keep putting in place all the best practices we’ve done,” says Aquino.
For instance, by 2012, Alabang Town Center will have another building that will add 70 stores and Metro Gaisano. In the next three years, Bonifacio High Street will see the rise of a food strip, the Mind Museum, luxury shopping destination, Kukun hotel, Avida residential towers, more parks and a football field.
Aquino attributes the aggressive developments to the flourishing economy which covers the sunrise industries of BPOs and tourism. With the demand for stylish yet affordable hotels for business travelers, ALI is building Kukun hotel, designed by architect Conrad Onglao, in Bonifacio Global City, Davao and Cagayan de Oro, and will soon launch in Nuvali and Alabang.
On how ALI positions itself vis-a-vis other developers that have more malls and are also bullish about hotel and real estate, Aquino explains, “Our strategy is not too much as to what the competition is doing but what we see as the major drivers of the economy. We would like to position on those major drivers and we will put in places where it is needed.”
ALI recently partnered with El Nido Resorts in Palawan. “To complete as new product initiatives, we bought into the hotel chain. We’re expanding our El Nido chain by putting up Pangalusian and Apulit,” says Aquino.
Ultimately, development is not about adding square meters of salable space. “You have to look for that added dimension. What are the elements that can help in improving our lack as a people and in economic development? Construction is one of the best things that can happen in giving jobs. It helps people who don’t have sophisticated skills. It addresses unemployment. Aside from quality of life, we try to make sure our customers and people who frequent our developments can experience what we do to contribute to the growth of the country.”

Murag dungan gyud na og kahuman ba, although i think mas mauna og open ang mall. The muebles and some necessary details sa hotel are not easy as the ones nga naa sa mall to finish.

basin pod, diba 3 ka floors ang mall + basement carpark so 4 level so ang elevetor will start from basement to 3rd floor. taas sya tan awon tongod sa clearance sa mall og kailangan naay sobra hantud sa rooftop. my observation lang :cheers:

Baguio-Ayala Land Technohub. Located in Camp John Hay, it is designed for BPO offices and retail clusters that are partly inspired by the architecture of the old American homes there. It provides the convenience of a neighborhood shopping center and hangout.
Centrio, Cagayan de Oro. Also a joint venture between ALI and Anflo Group, it will be a regional shopping center that carries a host of mainstream and local brands and dining concepts, coupled with a boutique hotel and Avida Centrio, a self-contained residential community.
Iloilo-Ayalaland TechnoHub. In Mandurriao, Iloilo City, on the rise are two BPO buildings, a technopod (an office space for IT and BPO’s with 24/7 facilities) infused with dining and nightlife.
Ayala North Point Community Center. This cosmopolitan hub will rise next year close to the tony North Point Village, offering the best in local and imported retail concepts and a park.
Harbor Point. As another regional center that will rise in Subic Bay Freeport Zone, it will be heavy in office and retail in a soothing environment, replete with specialty stores and active and wellness-oriented stores.
These developments are not seen as mere malls but as cities or town centers. People want to gravitate there because it’s a classy but hip urban environment. Prospective buyers might find the developments attractive because these offer more protected versions of city living.
“We have to provide a total environment for the BPOs. They are our customers. Once agents like a particular place, the BPO will be successful. That’s why we put up affordable residential units and retail so they can live, work and play. In BPOs, good hotels are required by visiting principals aside from homes for the managers and agents. We are focusing on CBD developments and ensure that there are required amenities. Some people will live off-CBD. We have to make some provisions,” explains Aquino.
That’s when Amaia Scapes comes into the picture. These subdivisions will provide homes of good-quality materials and finishes.
ALI will launch Amaia in Pampanga, Cavite and Batangas.
“The Amaia brand is about economic housing or house-and-lot packages ranging from a P600,000 duplex to a P1.2 million two-story house with carport. It’s aspirational and not cramped,” says Aquino.
Strategy
Despite the rise of new hubs, ALI takes great care to improve its developments.
“We continue to be present even beyond the initial development and keep putting in place all the best practices we’ve done,” says Aquino.
For instance, by 2012, Alabang Town Center will have another building that will add 70 stores and Metro Gaisano. In the next three years, Bonifacio High Street will see the rise of a food strip, the Mind Museum, luxury shopping destination, Kukun hotel, Avida residential towers, more parks and a football field.
Aquino attributes the aggressive developments to the flourishing economy which covers the sunrise industries of BPOs and tourism. With the demand for stylish yet affordable hotels for business travelers, ALI is building Kukun hotel, designed by architect Conrad Onglao, in Bonifacio Global City, Davao and Cagayan de Oro, and will soon launch in Nuvali and Alabang.
On how ALI positions itself vis-a-vis other developers that have more malls and are also bullish about hotel and real estate, Aquino explains, “Our strategy is not too much as to what the competition is doing but what we see as the major drivers of the economy. We would like to position on those major drivers and we will put in places where it is needed.”
ALI recently partnered with El Nido Resorts in Palawan. “To complete as new product initiatives, we bought into the hotel chain. We’re expanding our El Nido chain by putting up Pangalusian and Apulit,” says Aquino.
Ultimately, development is not about adding square meters of salable space. “You have to look for that added dimension. What are the elements that can help in improving our lack as a people and in economic development? Construction is one of the best things that can happen in giving jobs. It helps people who don’t have sophisticated skills. It addresses unemployment. Aside from quality of life, we try to make sure our customers and people who frequent our developments can experience what we do to contribute to the growth of the country.”

CEBU City, Philippines—Despite fears of adverse impact on the Philippine economy due to the US and Europe debt concerns, Ayala Land Inc. (ALI) group of companies remains bullish over real estate prospects in the Visayas and Mindanao where it would be investing about P20 billion in this year and in the next two years.
“We are still very bullish about the market and economy in Cebu despite what you heard about the US economy and Europe debt problems. Cebu is shielded from that,” says Francis Monera, ALI vice president and president of ALI subsidiary Cebu Holdings Inc.
Monera says the current growth drivers in Cebu were the win-win industries of tourism and business process outsourcing.
Cebu ranked third in total tourist arrivals in 2010 with its 1.77 million visitors, 712,400 of whom were foreigners.
More than 100 IT-BPO firms operate in Cebu City, with 60,000 direct employees and $720 million in annual revenues in 2010.
“Cebu is strong in terms of OFWs (overseas Filipino workers) and the retail.
Putting this together, we are looking at the economy that’s going to be vibrant,” he says in a recent interview.
For this reason, Monera says the Ayala group would be putting in more investments in Cebu.
“We feel that Cebu is where we should put more of our financial resources,” he adds.
The Ayala group’s investments in Cebu would reach P10 billion starting this year and in the next two years, according to Rico Manuel, chief finance officer of ALI Visayas and Mindanao.
About 50 percent of the P10 billion would be spent this year on several projects including the Ayala Center Cebu expansion that costs P2 billion, Manuel says. Half of the P10-billion funding would be spent in 2011.
The other projects in Cebu are the Alveo Condominium’s Sedona Parc, 1016 Residences of the Ayala Land Premier, Avida Tower 1 and 2 in AsiaTown IT Park, e-Bloc 2 and Amara’s The Parks.
Monera also notes that the Amara, a residential project undertaken by CHI and Coastal Highpoint Ventures (CHVI), has appreciated in value.
“When it was first launched, the average price per square meter of Amara was P9,800. Now, it’s P20,000 per square meter,” he says.
The Parks is the latest phase of the Amara, which is located on a 46-hectare property in Barangay (village) Catarman, Liloan, 18 km north of Cebu City.
Monera says CHI has allocated P200 million for the fifth phase of the Amara, which has a total project cost of P1 billion. The Amara carries the Ayala Land Premier brand which is set only for renowned communities such as Ayala Alabang, Forbes Park and Dasmariñas Village in Metro Manila.
Monera says that the ALI group also sees bright prospects in other areas of the Visayas and Mindanao, where they have several projects.
In the next two to three years, Ayala would be investing between P3 billion and P5 billion in Bacolod City in five subdivision projects (Ayala North Point, Plantazionne Verdana Homes, Verdana Homes Asyana, Avida NorthPoint and Amaia Scapes NorthPoint), Ayala Northpoint Retail, Ayala Northpoint Technohub and in its project at a property owned by the Negros Occidental provincial government.
In Iloilo, Ayala would be putting in between P300 million and P500 million for the construction of Avida Village and a BPO facility.
On the other hand, Ayala group would spend P4-P5 billion in the next three years in Davao for three projects, Abreeza Mall, Kukun Hotel and the Abreeza BPO facility that would be an extension of the mall.
In Cagayan de Oro, Ayala group’s projects, Centrio Mall, Kukun Hotel and Alegria Hills, would cost P3-P4 billion over three years, starting this year, Manuel says.

demand & supply principles sa economics.. kung taas kaau ang demand dapat mo compensate ang supply. so kung scarce ang supply sa hotel sa cdo. dapat paspasan ang trabaho sa mga ongoing hotel construction..and more hotels should be constructed

I passed by Centrio yesterday and took some quick snapshots of Ayala’s mixed use development.

As shown above, the mall’s shape is beginning to emerge as seen along Corrales Avenue. One can observe the 3-storey mall’s height with respect to the existing road level. In my illustration below, the mall’s ground floor is approximately 1.5 meters above the road. I believe this already considered the highest flood level experienced in the area (year 2009). It is basically the same as the ground floor level of Gaisano Mall.

there's nothing wrong with having Avida nor Amaia. Having these Ayala brands will never make your city look unpleasant nor CHEAP (:bash:) but rather it would become thriving and vibrant. I mean come to think of it, the presence of Ayala is already a clear indication that the company is very bullish in the city. There is no Ayala development that is small-scale because its always large-scale, well-thought and integrated communities. Think about Bonifacio Global City and Makati CBD in MM, most of the Ayala projects are concentrated within this 2 business districts developed by Ayala. Nuvali in Laguna is a sprawling 1,600 hectare property envisioned to become the next urban center of the country also developed by Ayala. Cebu Business Park and Asiatown IT Park in Cebu are both developed by Ayala and all its 4 projects are located there except for Amara which is outside CBP and AITP but is also envisioned to become an integrated community in the future same with Anvaya Cove (Bataan), Ayala West Grove Heights (Cavite), Ayala Greenfield Estate (Laguna), Elaro (Laguna), and Alegria Hills (Cagayan de Oro). so with Centrio, having Avida will surely complement the whole Ayala development and eventually become the next CBD in the city. same goes with Abreeza, the presence of Alveo will complement the whole Abreeza community and eventually become the next thriving CBD in the city.

Greenbelt has these great-looking lanterns on the trees in the garden. Centrio would look even more stunning at night if it follows the same concept. On Christmas
