Centrio: Deep in the heart of Cagayan de Oro
By Ching M. Alano (The Philippine Star) Updated March 17, 2012 12:00 AM Comments (0)

http://a.imageshack.us/img341/6444/lif4ym.jpg

MANILA, Philippines - Deep in the heart of Mindanao lies Cagayan de Oro, a first-class growing metropolis that has earned the sobriquet the city of golden friendship. For here, the people are ever ready to welcome visitors into their homes, be it ever so humble, and into their hearts. The home of warm and hospitable people, CDO is also home to awe-inspiring historical sites and natural wonders designed for pulse-racing adventures for adrenaline junkies like white water rafting, kayaking, rappelling, and zip lining.

And now, bound to create even more rip-roaring waves of excitement is Centrio, a 3.7-hectare mixed-use development project that Ayala Land is bringing into CDO. Call it the newest lifestyle destination right smack in the city’s central business district.

“At Centrio, we’re putting in the very best that Ayala Malls has to offer,” says Antonino Aquino, Ayala Land president and chief executive officer. “I’ll daresay that this is the first city where we’re probably doing things in a big way. Here, we jumpstarted it in one big bang, which probably took us years to do in Makati, while retaining the same elements that we have succeeded in doing in all our developments.”

http://a.imageshack.us/img190/9082/lif4b400.jpg

Towering attraction: Centrio Tower by Avida, the first high-rise tower in the area, will elevate living standards in Cagayan de Oro.

Aquino goes on to explain, “In every regional capital we get into, our intention is to duplicate what we did in Makati that makes it the country’s central business district. In all our developments, we take into account four major items — retail, residential, high-rise condos, and offices. Because everywhere Ayala goes, it’s always large-scale, mixed-use development; it’s never stand-alone.”

Proving Ayala Land’s rock-solid commitment to the environment, Aquino relates, “At Centrio, we preserved two large acacia trees, about 60 years old, that are in the middle of the development. While other developers would have cut them down or relocated them, we built around the trees and made them the centerpiece of the development like what we did in Greenbelt, The Terraces in Ayala Center Cebu or the rainforests in Abreeza Mall, Davao. When you preserve nature, you create a very nice atmosphere and it enhances the value of the area.”

Himself visibly excited about this brewing development in the melting pot of Mindanao, Aquino enthuses, “It’s a great opportunity to be at the very center of everything in CDO. As in any Ayala development, we’re able to contribute in terms of helping boost domestic economy and improving lives.”

Of course, Ayala Land is not new in CDO. “But we’re now coming in in a bigger way to enhance consumer, tourist, and residential dweller experience,” asserts Bobby Dy, Ayala Land, Inc. executive vice president. “CDO is really a major economic trade area in northern Mindanao and it is just right for the first integrated mixed-use development. The idea is to transform the landscape and elevate the shopping, dining experience for tourists and business people. To provide a lifestyle where everything is within reach — the mall and all the conveniences that come with living in a condo development like security, not having to worry about property management, backup power, etc. And the strength of this mall/hotel/residential development makes it an attractive place for offices, whether corporate or BPOs, to locate in this area.”

http://a.imageshack.us/img688/4862/lif4c600.jpg

TGreen mall: Above is an artist’s perspective of the Centrio Mall that’s being built around two existing trees, solid proof of Ayala Land’s stand on environmental preservation. Centrio’s retail mix brings together new concepts and homegrown CDO brands. On top of the mall is the eight-story Kukun Cagayan de Oro Hotel, allowing guests to easily access more retail and dining options.

CDO seems like the perfect choice for Ayala Land’s Centrio, the first mall in CDO to bring together popular international and local brands and homegrown, proudly Cagayanon, concepts. And now, Cagayanons have a lot more reasons to shop, dine, or simply go malling as Centrio Malls opens its doors by the fourth quarter of this year.

“At Centrio, we will offer the best in shopping and dining that Ayala Malls has always been known for, and at the same time, we always make sure that we bring in the homegrown concepts,” says Rowena Tomeldan, Ayala Land, Inc. head of operations and support services for the commercial business group. “We have an area that gives all the homegrown concepts a chance to be part of this large development. At the same time, all the offerings we have in our Metro Manila malls will also be there in CDO, like the VIPinoy lounges, family lounges, plus the marketing events, the exceptional customer service. But if there are local tourists from Manila going to Centrio, it will not feel like an Ayala mall in Manila because it will have the homegrown and VisMin concepts that will offer a unique shopping experience.”

http://a.imageshack.us/img834/5104/lif4d400.jpg

Pool of fun: Get into the swim of things at Centrio Tower’s amenity area at the 3rd floor that features an adult and kiddie swimming pool.

It’s a mall after the Cagayanons’ own hearts. “We talked to the Cagayanons and asked them for their wish list,” Tomeldan explains how Centrio came up with its tenant mix. “So we invited the brands that they wanted. Of course, there are our mall staples like National Book Store, Bench, and Jollibee. And we’re brining in affordable foreign brands as well as new brands that are affordable, both Manila-based and Cagayan-based. It’s a good mix of fashion, shopping, and dining components. Then we’ll also have a nursing room for moms and a waiting room for fathers. Plus we have the personal shopper to guide shoppers.”

And stop, look, and listen: Sitting right on top of Centrio is the 150-room Kukun Hotel, the first line of urban lifestyle hotels in the country that will cater to business and leisure travelers.

“It’s going to be a very nice concept — a hotel located on top of a retail development; people can literally jump from the swimming pool to shopping,” Aquino says with a laugh.

“It’s time to take your shoes off, sit on the bed, and say, ‘What a long day it’s been! Finally, I’m home,’” gushes Andrea Mastellone, Kukun Hotels general manager. “It’s a new concept that’s expected to serve a larger segment of travelers, like nature travelers and those who require a higher level of accommodations as well as those going to Camiguin as CDO is a jump-off point for trips to the northern coast of Mindanao.”

Mastellone adds, “Kukun will give a home to true Filipino hospitality. Here, we’ve introduced the three-in-one concept —lobby, lounge, restaurant clumped together in one area, the nerve center where things happen.”

http://a.imageshack.us/img826/4812/lif4e500.jpg
Dream team: Avida Land Corp. president Christopher Maglanoc, Ayala Land, Inc. executive vice president Bobby Dy, Ayala Land, Inc. head of operations & support services for the commercial business group Rowena Tomeldan, Ayala Land, Inc. president and CEO Antonino Aquino, Ayala Land VISMIN group head Emilio Tumbocon, and Kukun Hotels general manager Andrea Mastellone
Redefining the standards of hospitality in this city where people wear a warm smile, Kukun will also generate jobs for local residents. Now, that’s another reason for Cagayanons to smile.

“With the airport being developed and world-class accommodations for businessmen, CDO will be conducive for business and will attract investments,” observes Emilio Tumbocon, Ayala Land VISMIN group head.

And that’s not all, folks. For right across Centrio Mall is the Centrio Tower by Avida. “We’re excited to come into CDO with the first high-rise condo,” says Christopher Maglanoc, president of Avida Land Corp. “We were pleasantly surprised that of our 520 units, we’ve sold out 80 percent since our launch in November last year. Our reading of the market was proven right: that Cagayanons are ready for this concept. With its very good location (near a mall), it’s a good value-for-money proposition.”

Expected to elevate the living standards in CDO, the 23-story Centrio Tower by Avida boasts free-flowing air and sunlight, limited number of rooms per floor for privacy and exclusivity, modern-day conveniences, emergency power in common areas, and security. Its studio, one-bedroom, and two-bedroom units are suitable for young couples, small families, and professionals.

Certainly, with Centrio, this city of golden friendship can only sparkle like spanking-new gold.

CENTRIO Opens in October

The Ayala Mall, in a joint venture with the Floirendos of Davao, will be opening CENTRIO to the public come this October.

This was announced by top executives of Ayala Land, together with the top executives of Anflo Corporation, the company of the Floirendos, in a Merchants’ Preview held last week here in Cagayan de Oro City.

In attendance were family members of the Floirendos and about 200 national and local businessmen who have signed up for spaces in the mall. There will be a total of 300 stores, including dinning outlets and service stores. 250 of these are national outlets, 35 are local and 15 service areas.

The Ayala Land Group was headed by Mr. Tony Aquino, its President and CEO.
CENTRIO is a mixed-use development that is expected to change the city’s landscape to an urban feel environment. It will offer local and foreign brands as well as an exciting selection of dining and entertainment offerings.

The complex will also have a hotel, the Kukun-CDO of Ayala Land Hotels and Resorts. It will rise in an 8 storey building behind the mall with 150 stylish but cozy guestrooms, consisting of 138 standard rooms and 14 suites.
Also part of the complex is the 23 storey condominium with 21 floors of residential units, composed of 522 residential units and 159 parking slots.

When the mall opens in October it is expected that it will employ a work force of about 3,500. In this regard, Ayala Land will be holding a Jobs Fair in August or September to assist the stall tenants in hiring the personnel they need for their outlets.
The department store of the mall will be operated by Robinson’s while the supermarket will be by Rustan’s.

This is the first mall of Ayala Land where every aspect of the project is developed all at the same time. The opening in October will include the mall, office spaces and the hotel The residential condominium will take a little time because of the requirements of the homeowners.
The merchants were given a tour of the mall where it is now in the finishing phase. They were given a view of their respective spaces so they can already start their respective development.

The complex includes an activity area where concerts and shows may be held, with a sitting capacity of more than 300. There will also be 4 cinemas, 2 standard theaters, 1 digital and 1 3D theater all with the latest equipment and technology.
It also has a park where the developers kept two old Acacia trees, providing a cool ambiance of the place.

The Ayala Malls have become the premiere destination for retail, dining, entertainment, family activity and more, also showcasing the cutting edge in architecture and landscape design, serve as a center for art and culture, and contribute to noble causes, such as environmental protection and building homes for the poor.

Merchants in one mall would normally book a place or even 2 or 3 in other malls.
One of those present in the preview was Anton Gonzales, President of Planet Sports, Inc. They are the distributors of various sports shoes, including Nike Shoes. They will have 4 stores in Centrio, concentrating on various products that they carry.

Ayala Land is the country’s top developer of malls, transforming areas with creativity and foresight. It has helped transform Makati in Metro Manila from marginally productive swamplands into the country’s financial, commercial and economic center. It presently operates 22 malls throughout the country, including Abreeza in Davao and now CENTRIO, it’s latest, here in Cagayan de Oro

The name CENTRIO was coined from the words centro and rio or center and river, referring to the Cagayan River which is in the center of the city. It is envisioned that the mall will be in the center of the lives of the people when it opens its doors to the public come October.

Photo above, right, is an artist’s concept of the Mall as will be seen from the Corrales Ave. side. Left photo, Ayala Land President Tony Aquino together with other officials of Ayala Land meet with members of the local press to explain the detailed feature of CENTRIO. This was held during the merchant’s preview with national and local merchants who have signed up at the mall.

New Ayala mall in CdO 66% leased out

CAGAYAN DE ORO -- In what company officials termed as an unprecedented show of support, some 220 merchants for the upcoming Centrio Mall in this city joined a promotional event hosted by Ayala Land, Inc. and Anflo Management & Investment Corp. (Anflocor) last week.

“This is an unprecedented show of support,” Antonino T. Aquino, Ayala Land president and chief executive, told local media.

“We have never had this number of merchants fly over to a regional mall. This is a vote of confidence not only in Ayala but Cagayan de Oro as well.”

Ma. Rowena M. Tomeldan, vice-president and head of operations, affirmed that a record crowd of merchants had flown in for the event on their own, in addition to over 20 local merchants from Cagayan de Oro.

“Some 66% of the mall’s 44,000 square meters of gross leasable area have already been leased out with more under negotiation, “she added.

Of the 300 units already leased, 250 are retails stores, 35 food outlets and 15 service firms. Mr. Aquino said they are allocating 10-15% of the gross leasable area for local and “homegrown” concepts.

“Our marketing group has extensively researched local brands and we are helping these brands grow with us through our network of 10 large and 12 retail capsule malls nationwide,” he added.

“And more are still registering for reservations,” said Ms. Tomeldan. Among the shops that Centrio will feature include Rustans Fresh, Promod, Charles and Keith and ROX.

The Stores Specialist Group which carries brands like Nine West will also be opening stores in the new mall. The movie houses will include both 3-D and digital cinemas.

“Ayala is also known for its well-planned shows so we’re going to bring them in as well.”

The Centrio mall development is being undertaken by Cagayan de Oro Gateway Corp., a joint venture between Ayala Land and Anflocor.

Ayala Land is investing over P5 billion for Centrio and the Anflocor’s equity is the 3.7-hectare property.

“Ayala Land has taken the unprecedented step of simultaneously investing the whole amount in the four vital components of this project: the three-level Centrio Mall, eight-storey Kukun Hotel, 23-storey Centrio Tower by Avida residential condominium and BPO (business process outsourcing) offices. This is an indication of our level of confidence in our Cagayan de Oro project.”

“This is the first time that we are developing everything immediately from day one,” said Mr. Aquino.

Many of its partners are not new to the business scene of Cagayan de Oro.

Anton Gonzales of Planet Sports says that although their stores in Centrio will be flagships in terms of size, they have been in the city since the 1990s.

“We have been in CdO for a long time,” he said. “It’s just natural to expand our operations especially in a nice mall like Centrio. We are in all Ayala malls,” he said.

Mr. Gonzales will be opening Nike, Nautica and Planet Sports in Centrio. Alberto Shoes Corp. which has also been with the Ayala Malls is also opening three stores in Centrio, introducing Geox, an Italian footwear brand.

Ayala Land, however, dispels the notion that the mall will only cater to high-end shoppers. “Centrio is a friendly mall. It offers what the population needs,” said Mr. Aquino. “We are bringing together various products that people here would probably have to go to Cebu to buy.”

Among the top reasons why Cagayan de Oro was chosen as a development of the Ayala Land is its being tourist-friendly.

“This is a place of good business possibilities,” said Mr. Aquino, adding that the firm is also looking forward to the opening of a nearby international airport.”It can be like Mactan when international flights came in,” he said.

The company is not deterred by energy problems in the Mindanao grid. “We will have short-term problems but I believe that it will be addressed immediately as Energy Secretary Rene D. Almendras assures us,” Mr. Aquino said. -- M. D. Bańos

ALI builds P5-billion mixed-use complex in Cagayan de Oro
By Jigger Jerusalem (The Philippine Star) Updated March 19, 2012 12:00 AM Comments (0)

CAGAYAN DE ORO, Philippines - Business giant Ayala Land Inc. (ALI) has announced recently it will open a P5-billion mixed-use complex here in November and that is expected to boost even further the city’s economic activity after suffering from the typhoon Sendong.

As Cagayan de Oro has shown signs of bouncing back from the tragedy brought by Sendong last December, Ayala’s investment will contribute growth to the city as it will generate thousands of jobs for the locals, according to ALI president Antonino Aquino.

“Now is the best time to invest in Cagayan de Oro. We want to be a part of the rebuilding effort,” Aquino told reporters when he visited here to grace the gathering of Ayala merchant-partners at Xavier Estates recently.

The 3.7-hectare business complex, developed in partnership by ALI and the Floirendo-led Anflocor Group of Companies, will be composed of the Centrio mall with over 400 stores and shops, the 23-story Avida condominium, Kukun hotel and a business process outsourcing (BPO) center.

Aquino said the venture is by far the largest investment that Ayala has embarked on in such a short period of time, a mere two-year construction period for a huge undertaking.

He said this is also the first time that Ayala has put up four investments and putting them in one area-and by Ayala standard, the complex is considered a major project outside of Manila.

“Our confidence level is unshaken as we help push Cagayan de Oro even further,” Aquino said.

Aquino said that brand of confidence was also reflected on the long list of Ayala’s loyal merchants who put their businesses wherever Ayala goes.

Based on their experience, Aquino said it has been proven that “the presence of Ayala makes an area boom economically.”

“The ‘Ayala brand’ rubs off in every place,” he added.

Already, around 66 percent of the mall’s area has already been leased out not only to local businesses but to merchants from around the country.

‘Blend with the environment’

In the early phase of the construction, the management decided not to cut the two huge acacia trees standing for more than 50 years inside the complex but instead built the mall around it.

The decision to preserve the trees, Aquino said, was “symbolic of how we like to blend with the environment.”

Aquino said that Ayala is also open to possible tourism ventures as part of its business expansion plans in the city, calling it “one of the most tourist-friendly cities in the country.”

This planned expansion is indicative of Ayala’s bullish approach in doing business.

“We have to be aggressive economically because if you’re conservative nothing will happen,” Aquino said.

Hurray for the First Kukun, Technohub, and Avida in this part of the country.:banana:

-- M. D. Bańos

“We looked at the economic development of Davao and we feel that it was ready for this type of development,” says Ayala Land Inc. president Antonino Aquino. “This is probably the fastest pace we are doing a development in a specific city. It took us quite a while to do all these things in Makati and Cebu. In Davao, we will be putting in all our products in a span of one year — the residences will be launched in August, then Kukün Hotel, followed by the offices.”

IMO, what Mr. Antonio Aquino tried to say is that they have built the mall, hotel and bpo offices, simultaneously in their Centrio project. All of these components will be open late quarter this year, unlike in their Abreeza project that it was only the mall that operated last year till this very day. Remember that the Kukun hotel and other components of Abreeza are still under construction.

In other words, it only takes them two years to finish the mall, hotel and bpo components in their Centrio project. Indeed this is their first project in the country that all components will simultaneously be in operation. And this only happens in CdeO. The very first in the firm's history every time they are expanding in key cities. Mr. Antonio Aquino was right after all.

Correct. And it is but logical to open the mall ahead because the other components - 11-storey Kukun Hotel, 8-storey Technopod/Mall Expansion, 26-storey Abreeza Residences, and 4-tower 27-storey Abreeza Place - are too massive to be completed together with the mall.

Centrio: Deep in the heart of Cagayan de Oro
By Ching M. Alano (The Philippine Star) Updated March 17, 2012 12:00 AM Comments (0)

The 80% sales of Avida straight from ALI people's mouth is the most tangible proof of CDO and NorMin's purchasing power.

I think one of the reason why grabe ang sales sa Avida Centrio is that wala kaayo siya ka competensiya na mga condominiums and it's affordable. I think those two are the best factors. :) imo

yup, it is indeed huge sir mike, base sa calculation namo is 454 or 455 kung e round-off.. so 400 plus gyud sya...

300 leased out or 66%

basic formula: 300 / 0.66 = 454.54545 or 454

I don't think so. Four condos are actually under construction in the city that are way ahead than Avida namely Uptown Condotel, Primaverra Residences, The Courtyards and GranVia Suites. If there's one reason that Avida is selling like a pancake is that CDO and NorMin are undeniably in good shape with plenty of people who are capable of having condo units. #RICH.

I don't know if my mem'ry is serving me right now but I think LKK has 300+ only. Centrio has more? Considering that it's smaller than LKK?

lagi ba. point well taken bai. basin tungod kay naay ayala nga brand dayon ilado kaayo ang ayala mao daghan tenants or basin nakita ni ayala through feasibility studies nga taas ang purchasing power sa cdeo og normin mao iyang gidaghan ang mga stores. pwede pod nga nakita ni ayala nga gamay nalang ang stores nabilin bisan tood layo pa mahuman ang mall mao nag-expand nalang sila dretso in kaso naa pay madugang nga mga tenants. the point is, dili makumpyansahan ang gamay nga exterior kay wala pa ta kakita sa sulod. we can never judge a book by its cover because the world is simply round hehehe

CDO, with a total population of less than a million, is the R&R destination of the moneyed in this part of the island. Sans Manila and Cebu factor, the so-called "alta-sociedad" of Gingoog, Iligan, Bukidnon, and Butuan (CARAGA), among other towns and cities in Northmin flock to CDO on a weekend to shop, wine-and-dine, and engage in other leisure activities. They own houses in CDO, without actually leaving their own hometowns. They send their kids to good schools in the city, and having the capacity to rent/buy townhouses, or perhaps condo unit, it's small wonder why CDO is the next hot destination for vertical residences:)

and as I seemingly observe.. CDO monopolizes all what an urban center can offer in the north. e.g logistics, businesses, transactions, shopping meca etc.. that's why CDO is so bless with these developments. In north, all roads lead to CDO. IMO. Here in south, good thing we are slowly detaching ourselves from Davao and slowly catching up.. hehe Chada Cdeo jud! :applause:

If only the census was seriously conducted by LGUs, CdeO is likely to have more than 800,000 residents. By the way, what happened to the latest NSO survey here in our city? Any official result?

Ganda talaga ng Centrio one of the best in the island. Better keep your feet on the ground guys.. do not be blinded of what your city has and will have. Let us be humble. That's why I love to post in CDO threads coz you guys really promoting golden friendship.
