MANILA, Philippines - The country's largest property developer, Ayala Land Inc., expects to launch 67 projects worth a total of P90 billion this year.
The projects will likely include 50 residential developments, 7 shopping centers, 7 office buildings and 3 hotels.
"A major project will take several years, but the horizontal projects (including subdivisions) could be completed within the year," said Ayala Land President Antonino Aquino after the company's annual stockholders' meeting on Wednesday, April 18.
He added that the residential developments would be spread across the companies' 5 brands, and include a mix of vertical and horizontal developments.
This year, the company will also add 200,000 square meters of leasable area in its mall group, and 100,000 square meters of area in the office space segment.
Makati City's redeveloped Glorietta 1, Cagayan de Oro's Centrio and Subic's Harbor Point will together add rougly 140,000 sqm in leasable space to Ayala Land's portfolio when they open this year.
Aquino said, "The total value of projects to be launched for the year across all projects is P90 billion."
Ayala Land has earmarked P37 billion to fund the construction of its projects this year. In 2011, it spent P30 billion for 57 projects.
The company is agressively expanding out into the provinces with the aim of capturing a larger segment of the mid- and low-income markets outside Metro Manila and Metro Cebu.
Company vice president Bobby Dy explained that their residental offerings would reflect the economic pyramid. The bulk of units would be low-cost brands like Amaia and Bella Vita, and the rest, the more expensive brands like Ayala Land Premier, Avida and Alveo.

Thank you, Mr. Chairman. Members of the Board, fellow stockholders, my
colleagues in Ayala Land, ladies and gentlemen. A pleasant good morning to you all.
My presentation this morning will have two parts. First, I will discuss how we have
progressed with respect to our “5-10-15” Plan. In the next part, I will be sharing
with you some of our plans for this year and the years to come.
Let me begin with the first part.
UPDATE ON 5-10-15 PLAN
In 2009, we launched our 5-10-15 Plan, which set the objective of attaining, in 5
years, a net income of P10 billion and a 15% return on equity.
With respect to our net income target of P10 billion by 2014, we are pleased to
report that as of 2011, we are ahead of our target.
Our Net income of P7.1 billion was again another all-time high. This figure is 31%
higher than the previous year, and is on top of the 35% net income growth
recorded the previous year.
Regarding our ROE target of 15% by 2014, we are similarly ahead of plan.
Your Company generated an ROE of 12% for 2011, 2-percentage points more than
our ROE in 2010. This was also on top of a similar 2-percentage point gain in the
previous period.
FIVE PILLAR STRATEGY
The net income and ROE performances were achieved through the execution of our
five-pillar strategy of Growth, Margin Improvement, Capital Efficiency,
Organizational Development, and Brand-Building.
We premised our plan and strategy on the favorable economic environment: strong
GDP growth, low levels of interest rate, positive OFW remittances, resilient

personal consumption expenditures, increased level of BPO activity, and increase in
tourist arrivals.
GROWTH
We continued to push through with our Growth plans and pursued a broad-based
approach to our expansion – that is throughout the country, along various product
lines, and across different market segments – to develop a bigger and more stable
base of consumers and customers.
We took advantage of these robust economic prospects last year by launching 67
projects across the country and our business lines, with a gross value of P70 billion
to be constructed over the next few years.
The first element of our growth initiatives is geographic expansion, where we have
broadened our coverage and effectively created new markets for our products in
new areas across the country.
While previously we were heavily concentrated in our existing growth centers of
Makati, Bonifacio Global City, Alabang, NUVALI, and Cebu, you can see that we
have set foot as far north as Baguio, Subic and Cabanatuan. Down south, we have
gone as deep as Davao, Cagayan de Oro, Palawan, and Iloilo. And within Metro
Manila, we have likewise penetrated new centers like Mandaluyong, Manila,
Cubao, Novaliches, and Fairview.
The second component is market diversification as we expand our customer base.
In our residential business for instance, we entered into the economic and
socialized housing segments over the last two years. We now offer a full range of
residential brands and product lines catering to the entire strata of the Philippine
economic pyramid.
Our residential unit launches last year already mirror the shape of the pyramid,
with bulk of the 20,613 units launched intended towards the broader, end-user
market segments.
Within our existing product lines, we have likewise diversified our portfolio and
now offer a variety of formats.

In the high end residential segment, our Ayala Land Premier brand continue to be
the market leader, with its traditional high-rise condominium offerings like Park
Terraces in Makati and subdivision lots like Elaro in NUVALI.
In the upscale segment served by Alveo, we ventured into mid-rise leisure
communities like Kasa Luntian in Tagaytay on top of the traditional subdivision lots
like Venare in NUVALI.
Under Avida, we have entered new markets like Cagayan de Oro through Centrio
Tower – the first high-rise development of Avida in that city – and further expanded
our Avida Settings communities.
Our offering in the economic housing segment, under the Amaia brand, also
diversified into other new formats – venturing into high-rise developments through
Amaia Skies Cubao and mid-rise communities via Amaia Steps in Novaliches.
This is on top of its existing horizontal subdivision formats across the country,
through AmaiaScapes developments, enabling Amaia to offer a complete range of
residential products in its class.
Perhaps one of our major breakthroughs last year in the residential business was
our entry into the socialized housing segment, where the bulk of the housing
backlog in the country lies.
Our maiden offering of BellaVita in Cavite, anchored on its strong value proposition
of integrating comfortable living and livelihood, generated strong interest from the
market.
With this, we now have a full range of residential brands that will cater to the
different segments of the Philippine economic pyramid.
As we grow our development business revenue stream, we are likewise
strengthening our recurring income base through our commercial leasing portfolio.
In our shopping center business, we are replicating our product diversification as
we set foot in more areas across the country. Our launches last year represented a

14% increase to our total portfolio of more than one million square meters of
shopping center space, including the expansion of Ayala Center Cebu, the
renovation of San Antonio Plaza Arcade in Makati, the retail component of Ayala
Northpoint TechnoHub in Negros Occidental, Fairview Terraces in Quezon City, and
The District along Daang Hari in Cavite.
On top of the newly opened malls last year like Abreeza Mall in Davao and
Bonifacio High Street Central, an additional 22% of shopping center space is
undergoing construction, including those in the ongoing Ayala Center
redevelopment, Harbor Point in Subic, and Centrio Mall in Cagayan de Oro.
In the office segment, we have introduced low-rise BPO buildings like One and Two
Evotech in NUVALI and the newly constructed BPO buildings in Baguio, Iloilo and
Bacolod to complement our traditional high-rise BPO building portfolio like the
Cebu E-Bloc 2.
As of last year, we launched an incremental 10% of BPO office space to our current
portfolio of 450,000 square meters of office space, with an additional 22% under
construction.
In our hotels and resorts business, after acquiring a 60% stake in the El Nido Resorts
in Palawan two years ago, we have subsequently launched our own hotel brand,
Kukun, in the same year.
As we speak, four Kukun Hotels are currently under construction in Bonifacio,
Davao, Cagayan de Oro and NUVALI, which will soon cater to the growing number
of business travelers and tourists across commercial districts around the country.
All these initiatives are envisioned to provide us a strong, diversified, and stable
growth platform and income base into the future.
MARGIN IMPROVEMENT
Aside from increasing revenues, we have also focused on Margin Improvements in
order to maximize our bottomline.
In our construction business, we started our own concrete pre-cast plant, which
will produce pre-cast panels to reduce construction cost, achieve better quality,
and increase our speed to market.
We also started the implementation of new technologies that will optimize power
consumption of our air-conditioning systems. The district cooling systems in Ayala
Center and Alabang Town Center are part of a joint venture with Mitsubishi.
The result of all these margin improvement initiatives, together with our spend
management programs and the savings generated from the transformation of our
procurement processes and project cost control, was reflected in the net income
margin, which has risen by 2-percentage points from 2010.

“We will be spending around 13% of our total capex this year for hotels as tourism is seen to be the next driver of the economy,” Jaime E. Ysmael, Ayala Land chief finance officer, told BusinessWorld at the sidelines of a press briefing following the company’s annual stockholders meeting yesterday.

This is higher than the 6% budget share allotted for hotel development last year out of a total 2011 capital expenditure of P29.91 billion, according to the company’s annual report.

For 2012, Ayala Land has allotted a record P37 billion in capex to fund around 67 new projects with an estimated sales value of P90 billion, as well as for the acquisition of new properties moving forward.

“With the impact of the government’s new tourism campaign and the PPP (public-private partnership) initiatives that will improve the country’s connectivity and access, there is no way but up for Philippine tourism, in addition to the country’s natural attractiveness in terms of people and places,” Mr. Ysmael added.

This year, Ayala Land will be opening the 349-room Holiday Inn and Suites Makati in Ayala Center, which is expected to be fully operational by early next year
Holiday Inn will cater to a broader target market than more upscale accommodations in the area, and will also strengthen the company’s hotel portfolio in the central business district, Jose Emmanuel H. Jalandoni, Ayala Land senior-vice president, said in a separate interview yesterday.

At present, Ayala Land’s hotel portfolio of 634 rooms consists of Hotel Intercontinental in Makati City and the Cebu City Marriott.

In addition, Ayala Land will be rolling out the first two hotels of its flagship Kukun boutique hotel brand this year.

“Bonifacio Global City will open this October, while CDO (Cagayan de Oro) should follow and open in the latter part of the year as well,” Mr. Jalandoni said, adding that Kukun Davao is slated to open early next year, followed by Kukun Nuvali in Laguna in 2014.

Ayala Land will also be beefing up its resort complex in El Nido, Palawan, by opening its Pangulasian Island Resort this year, in addition to its existing Lagen, Milinoc, and Apulit Island Resorts.

“Pangulasian is a very high-end project, and is located in a pristine beach in El Nido. We will be pre-opening this May, and the resort’s full-blast operations will take place in October,” Mr. Jalandoni said.

Moving forward, Ayala Land is eyeing other sites for future hotel and tourism developments in order to meet its 1,012-room target in the next two years, but nothing has been finalized yet, he added.

This, as Ayala Land President and Chief Executive Antonino T. Aquino hinted at a robust first quarter for the real estate firm, which puts the company on track to attain an earlier-announced P10-billion profit target by 2014.

Yesterday, Ayala Land shareholders went on to approve an earlier-announced capital restructuring in order to bring down its foreign ownership level to a desired 19% from the 38% recorded end-January, in light of a recent high court ruling on meeting a 40% foreign equity cap.

Shareholders have allowed the company to buy and retire 13.04 billion outstanding, non-voting preferred shares and issue 13.04 billion voting, preferred share via a stock rights offer,
Ayala Land shares rose 1.62% to P21.90 yesterday.

To improve the traffic flow, i think it is good to minimize the no. of junctions at CM Recto Ave. One of these is the Coralles-CM Recto Junction. The Coralles St crossing the CM Recto should be closed.

On one hand, Vehicles from (NMRHospital side) going to Coralles Extn (north - Gaisano side) should turn right towards Osmena-CM Recto junction and make a U-turn there.

On the other hand, vehicles from Coralles St. (Gaisano side) going to Coralles St. (NMRHospital Side) should turn right towards Velez-CMRecto (Licuan) Junction and make a U-turn there.

MANILA, Philippines - The Tantoco family, who successfully turned its modest buy-and-sell venture into a high-end retail store chain, has sold a 36-percent stake in Rustans Supercenters Inc. (RSI) to leading pan-Asian retailer Dairy Farm of the Hong Kong-based Jardine Matheson Group while the Spinnaker Group also sold its 14 percent to the Jardine Group.

RSI operates Rustan’s Supermarkets, which cater to the sophisticated, affluent segment of the consuming public; and Shopwise which targets the middle market.

The purchase will serve as a springboard for Dairy Farm’s strategic plan for long-term growth and further expansion in Asia. It would also mark the group’s entry in the Philippine market.

Dairy Farm offers high quality fresh foods and consumer and durable goods in its supermarkets, hypermarkets, health and beauty stores, and convenience stores under well-known brands such as Giant, Shop ’N Save, Foodworld, Mannings, Wellcome, Hero, Guardian, and Health Glow.

For its home furnishings, Dairy Farms operates under the IKEA brand in Hong Kong and Taiwan.

The Tantoco family’s partnership with Dairy Farm is expected to accelerate the expansion of Rustan’s Supercenters and heat up competition in the multi-billion peso industry, which is currently dominated by retailing giant SM Group.

Puregold Price Club Inc. ranked second in the supermarket/hypermart industry.

RSI earlier announced plans to step up its presence outside Metro Manila, by opening branches in Cebu and Cagayan De Oro this year. The group intends to be the most preferred one-stop shop destination for fulfilling the basic needs of the Filipino family.

The move is aimed at capitalizing on the rising middle-class and increasing value consciousness across various income levels.

RSI currently has 10 hypermarkets across the country.

Aside from the supermarkets and the department stores, the Tantocos also owns the Marks & Spencer and Starbucks franhises as well as other companies including Store Specialists Inc. which brought luxury brands Gucci, Salvatore Ferragamo, Tod’s, Prada, Louis Vuitton, Bottega Venetta and Marc jacobs to the Philippines.

MANILA, Philippines - Property giant Ayala Land Inc. (ALI) sustained its strong momentum with its first quarter net earnings growing 31 percent to P2.13 billion on brisk sales and higher contributions from other segments of the market.
In a briefing yesterday, ALI chief financial officer Jaime Ysmael said consolidated revenues expanded 17 percent to P12.39 billion, bulk of which or P11.77 billion came from real estate sales and hotel operations.
“Demand remains high. We have set a new record in terms of sales at P19.3 billion equivalent to an average monthly sales take-up of P6.44 billion. This was 49 percent higher than the record P4.31 billion average monthly sales take-up for the whole of 2011,” Ysmael said, noting the significant rise in sales of products catering to the high-end segment of the market.
Ysmael said the company is on track to meet its P10-billion income target by 2015, noting that it may even come sooner than expected due to the continued robust growth of its businesses.
He said cost-containment measures likewise contributed to the company’s strong performance.
Property development, which includes the sale of residential lots and units, as well as the sale of commercial and industrial lots, chalked in revenues of P7.51 billion, up 18 percent from P6.34 billion.
Revenues from the residential segment, on the other hand, rose 21 percent to P7.01 billion on the back of a 48 percent jump in the value of bookings across the group’s four residential brands (Ayala Land Premier, Alveo, Avida and Amaia).
The four brands rolled out a total of 2,693 units worth around P11.3 billion.



Sale of commercial and industrial lots, however, fell 11 percent to P499 million due to lower commercial lot sales in Nuvali compared to last year. Gross profit margins however improved to 56 percent from 50 percent with significant price increases in the Nuvali commercial lots.
Commercial leasing, which includes the company’s shopping center and office leasing operations, registered total revenues of P2.04 billion, 21 percent higher than the P1.68 billion recorded the previous level.
Revenues from shopping centers grew 27 percent to P1.39 billion while office leasing revenues went up 11 percent to P647 million.
The hotels and resorts business saw its revenues rising 16 percent to P650 million largely due to better occupancy rates and revenue per available room. ALI is currently constructing its first four owner-operated urban lifestyle hotels called Kukun in Bonifacio Global City, Davao, Cagayan de Oro and Nuvali, two of which are expected to begin operations towards the end of this year.
