I guess this is what you’ve all been waiting for….the revised rendering of Ayala Mall Cagayan de Oro. As you can see, the proposed development will cover the entire Floirendo property fronting Gaisano Mall along CM Recto Avenue.
The hotel and BPO component are fully integrated into one huge building complex. I think Ayala maximized the use of the prime lot which has been idle for so many years. It’s safe to assume that the hotel (around 10 storeys) is the one at the corner of CM Recto and Corrales Avenue while the BPO (approx. 5-6 storeys) will be at the other corner of CM Recto and Capt. Vicente Roa Street.
Based on the above plan, the mall’s main entrance will be at the frontage along CM Recto Avenue with side entrances along Capt. V. Roa and possibly along Corrales Avenue as well.
Interestingly, Ayala incorporated some of their sustainable architecture with the “center tree” at the middle of the complex. I think they will retain the existing tree found at the center of the property.
Based on my info, the basement where the parking area will be located is designed to be 1.5 meters above street level.
So this is an initial glimpse of the much awaited Ayala Mall which is expected to start pile driving come August, at the earliest possible time. Coincidentally, it’s fiesta time in the city - what a time to celebrate.

DAVAO CITY, Feb. 23 '10 (PNA) -- The Ayala and Anflocor have expanded their business partnership after they entered into an agreement to venture into a P2.5 billion development project in Cagayan de Oro City.
This came after the two business giants partnered in the P5 billion Abreeza-Davao along J.P.Laurel Ave., Davao City. The Abreeza Mall, one of the components of the huge project is targeted to open on May 2011.
Ayala Land,Inc. (ALI) president Antonio Aquino disclosed to media during the recent pre-launching of Abreeza-Davao regarding the Cagayan project.
Anflocor vice chair Antonio Floirendo Jr. confirmed Aquino’s announcement. He said during the same event that Ayala-Anflocor’s new project will rise within a four-hectare property at C.M. Recto St., the heart of Cagayan de Oro City.
Ayala and Anflocor groups are slated to ground break the project this year.
Floirendo said this early, the Ayala-Anflocor is already receiving inquiries regarding the Cagayan project.
“There are a lot of excitements with our Cagayan project,” he said.
The Cagayan project will likely be akin to Abreeza-Davao where aside, from a mall, it will also consist of a BPO center, residential lots, and a hotel.
Floirendo however emphasized that they are doing their business ventures with ALI with stride to place things in the proper prospective.
Marivic Anonuevo, vice president and Ayala Malls Group head said just like Abreeza-Davao, the Cagayan project will cater to the A, B, and C markets.
She said other ALI group of companies like BPI and Globe are expected to join in the Cagayan project.
Both and other ALI groups have signed up with Abreeza-Davao, she said. (PNA)

Ayala Land to put up P2.5-billion complex in Cagayan de Oro

MANILA, Philippines - Property giant Ayala Land Inc. (ALI) is further expanding in Mindanao with the construction of an integrated mixed-use complex in Cagayan de Oro, estimated to cost at least P2.5 billion.
In a disclosure to the Philippine Stock Exchange, ALI senior vice president and chief finance officer Jaime E. Ysmael said the proposed project, which will rise on a 3.2-hectare property along Claro M. Recto Ave. at the heart of Cagayan De Oro City, is in partnership with Anfilo Management & Investment Corp. and Mindanao Motors Corp.
Ysmael said around P2.5 billion will be initially spent for the development of the centerpiece shopping mall with approximately 40,000 square meters of gross leasable area. The mall will offer basic conveniences addressing the everyday needs of the city, as well as unique, dining, entertainment and retail concepts that will serve immediate communities, tourists and transients, he said.
Construction on the shopping mall is expected to begin towards the end of 2010 and will be completed by 2012.
Ysmael said another component of the project is the construction of a boutique hotel and an office building catering to the business process outsourcing (BPO) sector.
“With Ayala’s unmatched experience in developing world-class real estate developments and the Anflogroup’s strong corporate presence in the area, the project is designed to be an integrated mixed-use development that will change Cagayan de Oro’s urban landscape,” Ysmael said.
Cagayan de Oro is a trade and commercial center serving as a transport hub for Northern Mindanao, and is considered a high-growth area.
Ysmael said this project is the second partnership between ALI and Anflogroup in Mindanao. In 2007, the two groups teamed up for the development of Abreeza Mall in Davao City, which is slated for opening next year.
“Both ventures are consistent with the company’s goal of expanding, developing and redeveloping strategic areas within attractive growth centers across the country in order to deliver additional value for its customers and shareholders, while being a strong partner in nation-building,” Ysmael said.
ALI is going full blast with the construction of new projects this year in line with efforts to further expand its geographic base and launch new business lines and market segments.
The company will also aggressively expand its shopping centers to bring total gross leasable area to more than one million square meters by the end of 2011. The expansion will involve MarQuee Mall in Angeles City with a total of 37,000 square meters of GLA and the Davao Mall, which will contribute an additional estimated 94,000 square meters GLA next year.
With control of 52 hectares of land in the Makati central business district and another 33 hectares in Bonifacio Global City, ALI has delivered an average total shareholder return on equity of 42 percent per annum over the past five years.
ALI’s parent firm, Ayala Corp., is one of the country’s largest conglomerates with diversified operations in real estate and hotels, telecommunications, financial services, water distribution, electronics manufacturing, information technology and automotive dealerships.

Ayala Land inks P2.5-B property venture with Floirendos
Property giant Ayala Land, Inc. has entered a joint venture with the Floirendo family for a P2.5-billion mixed-use development in Cagayan de Oro City, the listed firm told the bourse on Friday.
The deal, which is the second for the Ayala and Floirendo groups, forms part of Ayala Land’s P27.17-billion capital expenditures this year. "Ayala Land recently signed a joint venture agreement with Anflo Management & Investment Corp. and Mindanao Motors Corp. (Anflogroup) for the development of a 3.2-hectare property along Claro M. Recto Avenue at the heart of Cagayan de Oro City," the firm said.
Under the deal, the partners will put up a centerpiece shopping mall with approximately 40,000 square meters of gross leasable area. "Construction on the shopping site is expected to begin towards the end of 2010 and will be completed by 2012," the property developer said.
After the shopping center, Ayala Land will construct a business process outsourcing-oriented office building and a boutique hotel.
Ayala Land said Anflogroup’s strong corporate presence in the area will be an advantage. In 2007, the firms tied up to build the Abreeza Mall in Davao City, which is scheduled to open next year.
Anflogroup is a local holding firm established in 1977 by Antonio O. Floirendo, Sr. It is engaged in the export of bananas and pineapples, real estate development and leasing, beach resort operations, and manufacturing, among others.
Ayala Land saw profits decline by more than a tenth last year, as the global economic downturn dampened the real estate sector. In its financial report, Ayala Land said net income dropped to P4.681 billion last year from P5.382 billion in 2008 and P5.095 billion in 2007.
But expectations of an economic recovery has prompted the firm to allot P27.17 billion in capital spending this year from P16.2 billion last year.

Ayala Land Inc. (ALI) is set to develop a shopping mall in Cagayan de Oro in the fourth quarter as part of the property firm’s expansion program this year.
In a disclosure to the Philippine Stock Exchange (PSE), Jaime Ysmael, ALI chief finance officer, said the company signed a joint venture agreement with Anflo Management and Investment Corp. and Mindanao Motors Corp. for the development of a shopping mall in a 3.2-hectare property along Claro Recto Avenue.
ALI said the initial investment would reach P2.5 billion for the construction of the shopping mall, which would have 40,000 of gross leasable area.
The company aims to construct the shopping mall towards the end of the year and will be completed by 2012.
“The project is envisioned to be an integrated mix-use development that will change Cagayan de Oro’s urban landscape,” Ysmael said. The mall will offer dining, entertainment, and retail concepts that will serve the communities, tourists, and transients.
The shopping center will precede the construction of a business process outsourcing (BPO) oriented office building and boutique hotel.
This is ALI’s second partnership with the Anflogroup in Mindanao. In 2007, the two developed Abreeza Mall in Davao City, which is scheduled to open next year.
Last year, ALI had said revenues from malls rose 4 percent to P4.44 billion with the expansion of its gross leasable area despite the 5-percent drop in the average lease.
The expansion of BPO office space and higher rentals helped the company’s corporate business revenues nearly double to P1.99 billion. Other business segments like strategic landbank management and Visayas-Mindanao registered double-digit revenue growth, but support businesses—construction, property management and hotel—dropped by 38 percent to P4.96 billion because of lower contribution from external construction projects.
Its net income dropped by 16 percent to P4.04 billion last year from P4.81 billion the previous year.
This decline can be traced to the 10-percent drop to P30.46 billion in consolidated revenues. ALI said the 8-percent drop in sales from real estate and hotel operations and the absence of capital gains from large transactions caused the contraction.

With this proven partnership and Ayala Land’s unmatched experience in world-class real estate developments, the project is envisioned to be an integrated mixed-used development that will dramatically change Cagayan de Oro’s urban landscape. Ayala Land earlier said it plans to spend P27.2 billion to finance the construction of 32 real estate projects, including new malls, office buildings and residential condominiums.

Surely @ Taegon. And more to that, when Hanjin resumes their shipbuilding facility, I guess SB won't let that get away too! They be putting more branches as top honchos of the different international corporate offices will flock to CdeO to see their ships being built in Villanueva/Tagoloan. :cheers:
Ayala's regional mall is worth P2.5 billion pala. So, the rest such as the boutique hotel and BPO buildings will also have another investment capital infusion. Aabot din ito ng P 5 billion. Ang ganda ng investment prospects ng CdeO after ALI. Mas marami pa ang darating in the coming years.

The deal calls for Ayala Land to develop a 3.2-hectare property along C.M. Recto Ave. at the heart of Cagayan de Oro City. The city is a trade and commercial center serving as a transport hub for northern Mindanao and is considered a high-growth area.
The Anflo group is owned by the Davao City-based Floirendo family whose business interests are anchored around its massive banana plantations around Mindanao.
The Cagayan de Oro project marks Ayala Land’s second deal with the family after the similar P3-billion Abreeza mixed-use development was unveiled in Davao City in 2007.
“With Ayala Land’s experience in developing world-class real estate development and the Anflo group’s strong corporate presence in the area, the project is envisioned to be an integrated development that will change Cagayan de Oro’s urban landscape,” the property firm said.
The total initial investment for the project will reach P2.5 billion for the development of the centerpiece shopping mall with approximately 40,000 square meters of gross leasable space.

As stated in previous press releases and news articles, construction of Ayala Mall in Cagayan de Oro will begin by the fourth quarter of this year.
I was searching for possible new renderings of the project but as of now, I can only present some of the slides in the latest analysts briefing by Ayala Land Inc. (ALI) Senior Vice President and Chief Finance Officer Jaime E. Ysmael. Based on the first slide shown above, both the Cagayan de Oro and Subic Mall projects are scheduled in the final quarter of 2010.
There was no mention of a retail establishment in Cagayan de Oro in the last briefing in 2009 but is now indicated in the latest briefing as seen below.

I believe the 2.5 billion initial cost doesn't cover yet the underground parking lot/s (if meron talaga) for the mall and even for the flood control project considering the area is flood prone. The press releases stated that the 2.5 billion initial cost would only cover the centerpiece shopping mall. So there will be more pesos to come for the flood control project and even for the rumored parking lot/s. Flood control project and a plan for big parking space are the most important here IMO for the architect and engineer of the upcoming mall.
As we already know, our upcoming Ayala mall somehow will have similarity to under construction Abreeza. Uhmm may proposed "terrace" rin ba sa Abreeza? If meron terrace ang Abreeza, most likely our upcoming Ayala mall will have also. So another pesos for that terrace (if meron talaga) alone. :)

The old lay out doesn't make sense to me after all. I already considered even the 1st lay out a kind of manipulation and invention after one person was unwise enough to put a miniature-like Prima1, having more than 1 hectare parking space, and most of all "apartments" in the premier lot.:nuts:
Let's better wait for the final rendering for the mall, hotel, and BPO building. :)

and with the limited land area Im quite sure nga parking will be either underground or sa taas. so while the GLA of the mall is only 38,000sqm the GFA would be higher kay apil man sa computation sa GFA (but not sa GLA) nang parking area if part sya sa building

P2.5 billion, kasali na d'yan lahat... Hello, imagine, 38k sqm lang ang mall ninyo while TriNoma, which is way way larger at 195k sqm was built at P3.5 billion only. :)

Expect somehow a heavy traffic not only in CM Recto Road and Coralles Street, but also in Cpt. Roa, Mabulay area, Osmena, and even in this road where Mindanao Travel Hotel is located (Ebarle Street if I'm not mistaken) once the mall will be in operation 2 years from now. Perhaps that will be the right time that motorelas and trisikads should no longer be allowed to operate in thus streets I had mentioned.^^

Jarenz March 3rd, 2010, 04:34 PM MANILA, Philipines - Property giant Ayala Land Inc. has partnered with Floirendo-owned Anflo Management and Investment Corp and Mindanao Corp. to transform a 3.2-hectare property in Cagayan de Oro City into a mixed-used development.
In a disclosure to the stock exchange, Ayala Land said total initial investment for the project will reach P2.5 billion.
The project involves the construction of a shopping mall, an office building catering to business process outsourcing companies and a boutique hotel.
The proposed mall will have 40,000 square meters of gross leasable space that will offer unique, dining, entertainment and retail concepts that will serve immediate communities, tourists, and transients.
"The City of Cagayan de Oro is a trade and commercial center serving as a transport hub for the Northern Mindanao and considered as a high growth area. With Ayala Land's unmatched experience in developing world class real estate developments and the Anflogroup's strong corporate presence in the area, the project is envisioned to be an integrated mixed-use development that will change Cagayan de Oro's urban landscape," the company said.
This is the second partnership between Ayala Land and the Davao-based Floirendo family. In 2007, the two groups also partnered for the development of a 9-hectare property in Davao City.
The joint venture partners proposed to invest P2.3 billion for the construction of a 40,000-square meter retail development and a 20,000-sqm BPO component.
Ayala Land earlier said it plans to spend P27.2 billion to finance the construction of 32 real estate projects, including new malls, office buildings and residential condominiums.

they're opening target for abreeza will be 2011 and planned for CDO 2012. anyway mabilis lang ang construction ngayon kayang-kaya ang 1 year.

DAVAO CITY, Feb. 23 (PNA) -- The Ayala and Anflocor have expanded their business partnership after they entered into an agreement to venture into a P2.5 billion development project in Cagayan de Oro City.
This came after the two business giants partnered in the P5 billion Abreeza-Davao along J.P.Laurel Ave., Davao City. The Abreeza Mall, one of the components of the huge project is targeted to open on May 2011.
Ayala Land,Inc. (ALI) president Antonio Aquino disclosed to media during the recent pre-launching of Abreeza-Davao regarding the Cagayan project.
Anflocor vice chair Antonio Floirendo Jr. confirmed Aquino’s announcement. He said during the same event that Ayala-Anflocor’s new project will rise within a four-hectare property at C.M. Recto St., the heart of Cagayan de Oro City.
Ayala and Anflocor groups are slated to ground break the project this year.
Floirendo said this early, the Ayala-Anflocor is already receiving inquiries regarding the Cagayan project.
“There are a lot of excitements with our Cagayan project,” he said.
The Cagayan project will likely be akin to Abreeza-Davao where aside, from a mall, it will also consist of a BPO center, residential lots, and a hotel.
Floirendo however emphasized that they are doing their business ventures with ALI with stride to place things in the proper prospective.
Marivic Anonuevo, vice president and Ayala Malls Group head said just like Abreeza-Davao, the Cagayan project will cater to the A, B, and C markets.
She said other ALI group of companies like BPI and Globe are expected to join in the Cagayan project.

I got sources which report that if there will be no delay in the processing of papers and other clearances, pile driving for the proposed Ayala Mall and Complex at the Floirendo lot will commence as early as August this year (fingers crossed). Initially, pile driving will be undertaken all over the lot as the proposed development will cover the entire property covering nearly four hectares.
Based on the info, the mall will have three storeys with basement parking or a total of four. Accordingly, the entire basement (approx. 3.8 hectares) will be used for parking. Earthfilling will also be undeetaken. Part of the development will include a multi-storey hotel (8-10 floors) and a group of mid-rise office buildings (5-6 storeys). Still, more discussion will be made as to the final plans prior to approval.
This is one project worth the wait!

The hotel and BPO component are fully integrated into one huge building complex. I think Ayala maximized the use of the prime lot which has been idle for so many years. It’s safe to assume that the hotel (around 10 storeys) is the one at the corner of CM Recto and Corrales Avenue while the BPO (approx. 5-6 storeys) will be at the other corner of CM Recto and Capt. Vicente Roa Street.
Based on the above plan, the mall’s main entrance will be at the frontage along CM Recto Avenue with side entrances along Capt. V. Roa and possibly along Corrales Avenue as well.
Interestingly, Ayala incorporated some of their sustainable architecture with the “center tree” at the middle of the complex. I think they will retain the existing tree found at the center of the property.
Based on my info, the basement where the parking area will be located is designed to be 1.5 meters above street level.
So this is an initial glimpse of the much awaited Ayala Mall which is expected to start pile driving come August, at the earliest possible time. Coincidentally, it’s fiesta time in the city - what a time to celebrate.

Bai, if you mean Ayala Center Cagayan as spoken in casual conversation, pwede hinoon.
But as in formal establish names, dili pwede ang Cagayan lang bai... There's no place nga 'Cagayan' lang ang name... Cagayan Valley, Cagayan de Sulu and Cagayan de Oro these places cannot be called 'Cagayan' in national establishment's registered names... names could get screwed. :)

Where did you get that info? Im not saying you are wrong, but id like some more info kay as far as I remember Abreeza was referred to only as "Davao Mall" sa mga Ayala reports before sya gitawag nga Abreeza.Nauna pa man gani migawas ang Abreeza nga name kaysa sa Accendo and all reports nga akong nabasa regarding Accendo refers to it as the company formed by the joint venture between Ayala and the Floirendos and not the mall project (Abreeza)
In this Financial report way back in 2008, Accendo is referred to as the company and not the mall
