vervoon February 25th, 2010, 11:14 AM Hi,
Does anybody want to talk about this development? I just bought a unit there because I like the facilities and location and thought the asking was a fair price considering all matters, even though the place is a leasehold 103 years instead of a freehold which was what FEO purchased in 2006 from the original Rose Garden owners.
What do you think about this development and its prospects?
Minority February 25th, 2010, 11:16 AM I feel Esta or the near TOP Amber would be a better buy given the price. But if bought during the VVIP launch time frame the price now is similar to Amber. But advantage is Amber is FH.
cnud February 25th, 2010, 11:49 AM The location looks good with possibility of MRT station in the vicinity...
Guest February 26th, 2010, 05:28 PM my 2 cents worth - far east retains freehold interest. which means that in 20 years time, when the place is ready to go en-bloc, far east can say no. the fact that they want to retain the freehold means that they are probably going to want it back after the 103 years run out. far east is not government, and their motivations will be very different from that of the government. go in with your eyes wide open.

103y? If global warming is real and human being not doing anything in the next 20y, Katong will probably be under water.
PrecisionDrive February 28th, 2010, 06:06 PM What is Far East up to?
From 1st March (i.e. tomorrow) onwards, prices at The Shore Residences, Centro Residences, etc. will be adjusted upward.
Did Far East know something we don't?
Baby February 28th, 2010, 06:14 PM They know how to squeeze for more money from retail buyers who had turned greedy....

Govt up DC charges, Far East follow suit lor. Then next round of DC will also increase. Theoretically, their land bank appreciate in value mah.
As long as got buyers play along, who is complaining.

Maybe with The Estuary at Yishun doing so well, FEO probably thinks they are selling The Shore too cheaply. Furthermore, it's 103 years wor! Not 99.

I believe that they may have regretted selling so cheaply for the shore. The initial worries was the 103 years status compared to the FH status of the seaview, esta , one amber etc.. However, in a bull property market, people basically rush to buy anything(FH, LH, new, old, very old units).
Those buyers who managed to secure the studios at 10xx to 11xx psf will be able to flip with a reasonable profit.
