yup, they only had the 4-bedroom unit on show. Not particularly impressive but decent. The showroom is on the site.

If you like a 2-room unit check out the Strata's showroom at Scotts Rd - I like the internal airwell.

Duet apartments launched

UPMARKET projects continue to dominate residential property launches.

Boutique residential developer Asia Industrial Development (AID) yesterday soft launched Duet, a freehold apartment development at the corner of Holland and Farrer roads.

The average price is about $790 per square foot for the three-bedroom units, or about $1.38 million a unit. They range in size from 1,744 sq ft to 1,927 sq ft.

Only one of the development's two 12-storey towers has been released. The 21 units in each tower include two penthouses costing an average $1.9 million. The duplex penthouse units are 3,326 sq ft in size. The project is marketed by Colliers International.

And in the River Valley area, Keppel Land is finally officially launching its Urbana condo this weekend, marked by the start of an ad campaign. The developer began selling the freehold condo quietly in the first quarter of last year in Indonesia. It has since also soft launched it here.

Based on quarterly numbers released by the Urban Redevelopment Authority, 41 of 126 units had been sold as at end-September. KepLand said yesterday the apartments are priced between $900 and $980 psf.

Btw, this condo is a 36-storey, on a hill, and by far the tallest of the area, methinks.
I hope it will look good because it will definitely show up a lot in the skyline ;-)

yah..its very spacious, in fact there are 2 other penthouse layouts on the website but those have already been snapped up. The roof terrace is just divine :drool:

Been to the showflat as well. It looks very good and classy, but the layout of some of the flats is a bit strange.
Project is 70% sold out.

High-quality and understated finishings. Grown-up and mature development, as opposed to other lightweight "boutique" developments. Tell-tale signs: a yard (for hang-drying fragile fabrics), tennis court. Cheap at around $950 psf, compared to $1,000+++ for Rivergate and Cosmopolitan.

This particular part of River Valley Road despite being part of District 9, is actually very seedy as well. I have friends who live in the area that tell me about the hordes of moonlighting PRC gals who rent apartments in many of the older condos around - some as a place to live in, some as a "business office". For your information, these PRC gals aren't earning the factory worker salary of $900/month ;)

There are lots of eastern European call-girls living in the area as well.

The problem with the Urbana and the Residences at 338a just around the corner is that: you wouldn't want to look out of the window and see all the other old and ugly condos surrounding you.

This part of River Valley, as well as the Sophia/Emily/Selegie Rd area, is considered the "poorer" part of District 9, with secondary-market property valuations that very often fall below other "seemingly" less-prime locations further from town such as Holland and Bukit Timah (District 10), and Dunearn and Newton (District 11). This is what the property agents always choose not to tell you so don't get fooled.

I do not like it too. For some strange reason the top part is thicker than the bottom.

Was at the office at bugis on last sat. mostly 2 bedders and 2x4bedders left.

The asking price was 1250 psf for the 4 bedders. if i dont remember wrongly it is around 7th floor.

Concrete is now a luxury item as it is more expensive than glass due to hike in sand costs .... :)
