oh, KOMTAR has undergone a few phases of "refurbishments" actually, small useless and insignificant refurbishments! no one realises it!! better save that money and throw into my letter box, i might use it more properly:bash:

i believe Penang's skyline can support a 300+m skyscraper without making the skyline look odd. i think from 400m onwards, the skyline will start to look odd :D
hope the mega projects are completed fast and raise the demand to the level where it is financially possible to build one

make it taller ah...i think it is not necessary. Second, built it taller, i dont want it to dominate the whole penang skyline..i dont mind penang do not have tall building, but i want the quality:cheers:

Ya Agree.. Penang nowaday already have many concrete look buildings liao. Penang should build more buildings like Mesiniaga (Jalan Larut), UMNO Building, KLCC shining type (no need to be too tall, about maxis height should be good enough)...All these are future building design trend..

Penang malls sold for over RM1bil

PENANG: Three upmarket shopping malls in Penang – Gurney Plaza, Queensbay Mall and Island Plaza – have recently been sold for over RM1bil.
Sources told StarBiz that Gurney Plaza and Island Plaza had been sold to a US insurance group based in Singapore.
“Gurney Plaza has been sold for about RM700mil,” a source said. It is not known how much Island Plaza went for.
“As for Queensbay Mall, it was sold to the Employees Provident Fund (EPF) for about RM400mil,” the source said.
Gurney Plaza was owned by Etika Cekap, while Queensbay Mall and Island Plaza were owned respectively by CP Land and the Belleview Group.

Gurney Plaza, which opened in 2001, has over 70,000 sq m of floor space, while Queensbay Mall, which began operations last year, has a built-up area of about 232,257 sq m.
Buyers usually use yield calculation to determine the price of shopping malls.
“This method looks at the yield that can be generated yearly from rentals,” the source said. “Based on rentals, upmarket shopping malls on the island can generate yields of about 8% a year.”
Current market rentals for ground-floor retail lots range from RM15 to RM25 per sq ft, depending on the size and location of the units.
Local and overseas investors, such as those from the United States, Australia and China, started taking an interest in commercial properties in Kuala Lumpur about two years ago.
“In the past two years, real estate investment trust companies have bought several shopping malls in the Klang Valley.
“They are now turning their attention to Penang, as the island has new, trendy and upmarket shopping malls and affordably priced commercial centres,” the source said.
He said that in Singapore, a prime commercial property could easily fetch RM5,000 per sq ft or more.
“A similar property in Kuala Lumpur or Penang is priced between RM600 and RM1,000 per sq ft,” the source said.

HUNZA Properties Bhd’s RM400mil Gurney Paragon shopping mall in Penang will be ready in 2012.
Group executive chairman Datuk Khor Teng Tong said they had engaged the London-based DTZ group to provide consultancy to Gurney Paragon.
DTZ was also the consultant for the KLCC shopping mall in Kuala Lumpur.

“We plan to lease out 400 retail lots in the mall which has approximately one million sq ft in built-up area and about 700,000sq ft of rentable area,” he said.
He said Gurney Paragon’s East and West Towers condominium project would be completed next year.
Khor said this after handing the keys to the buyers of its luxurious condominium project — Infinity — in Tanjung Bungah.
He said the group spent about RM900,000 for a crib-wall to reinforce and beautify Sungai Kelian that flows through the Infinity project.
“Effective micro-organism mud balls were thrown into the river to clean it up,” he said, adding that some 30,000 mud balls were thrown into the river, and about RM30,000 was spent on the exercise.
Khor said the group had sold about 80% or over RM200mil of the Infinity project, which had a gross sales value of about RM250mil.
“About 60% of the buyers are foreigners,” he said.
The Infinity condominium has 119 units with built-up areas ranging between 3,800sq ft to 11,000sq ft, priced between RM1.8mil to RM6.5mil.
“There are four three-plex penthouses, each with its private pool,” he added.

THE Prangin Mall Food Court in George Town, Penang, has reopened its doors after being closed for three years.
Shoppers who feel peckish can go there for a variety of local and Western food.
The food court, located on the fifth floor, Atrium B, in the shopping mall is currently managed by Seventy Five Cafe.
Its owner Ricky Ooi said he spent over RM100,000 for the renovation of the food court over six months.
Prangin Mall joint management body (JMB) chairman Alex Heng Ah Leak hopes more people would go to the food court which has 30 stalls.
“We invite food operators who are without permits from other floors in the mall to move to the food court here.
“The fifth floor of the mall has been neglected for far too long.
“The opening of the food court will encourage potential merchants to take up the empty shoplots on this floor,” he said.
The 13,000sq ft food court, with a capacity for 300 people, is open daily from 10am to 10pm.
The opening ceremony of the food court was launched by Komtar assemblyman Ng Wei Aik on Wednesday.

Sky_Is_The_Limit February 19th, 2011, 01:51 PM Looking forward to seeing how Gurney Paragon turns out! Last 4 times I've been to Penang, I stayed at Batu Ferringhi but thinking of staying further down the island next time to be closer to family and friends. Gurney Drive looks like a pretty good place to stay considering it has already got Gurney Plaza, soon Gurney Paragon and all the hawker stores!

GEORGE TOWN: The National ICT Association of Malaysia (Pikom) should look into setting up an IT mall in Penang.
Chief Minister Lim Guan Eng made the suggestion after Pikom chairman Wei Chuan Beng said Pikom would have its very own IT Mall at Cap Square in Kuala Lumpur in July.
Lim said Pikom should look into establishing such malls outside Kuala Lumpur.
“What better place than Penang to have such a mall as Penang is focusing on science and technology and Bayan Baru and Bayan Lepas will become the hub,” he told a press conference after launching Pikom’s PC Fair and 25th anniversary at the Komtar Dome yesterday.
Wei said Pikom would look into the proposal as the volume for ICT products in Penang was gaining momentum
He also said the country’s ICT industry was thriving and had surpassed the RM50bil mark with an expected 8% to 10% annual growth.
“Pikom’s membership now stands at more than 1,300 companies which are involved in a whole spectrum of ICT products and services which command about 80% of the total ICT trade in Malaysia.
“In conjunction with our 25th anniversary, we have lined up several activities such as a charity run in June, charity golf event in November, a digital lifestyle expo and seminars,” he said.

The decade-old Prangin Mall in Penang is set to become a modern lifestyle shopping complex
GEORGE TOWN: Prangin Mall, known as the new Komtar among the local community here, is undergoing an extensive facelift that will transform the 10 year-old building into a contemporary lifestyle shopping complex.
Preliminary works to spruce up the facilities have been underway since last month.
Joint Management Corporation (JMC) secretary Khaw You Yee said the committee wanted to improve the overall features of the mall to put it on par with modern shopping malls in the state.
"There is a need to address the growing demand of an increasingly affluent society.
"Our aim is to provide shoppers with a cosy environment coupled with modern amenities," Khaw said while showing the artist's impressions of the new facilities at a press conference recently.
Khaw said all the common areas on four levels of the mall would house new food and beverage outlets, among which would be a coffee garden, fresh juice garden, ice cream theme food kiosk and tea garden.
He said the toilets would be renovated and the admission fees waived.
"We will increase the number of information technology outlets and allocate parking lots for taxis as well as tour buses."
He added that all damaged floor tiles had been replaced.
The committee will add more closed-circuit television cameras (CCTVs) to widen the surveillance coverage in the mall for the safety of the shoppers.
Khaw said the upgrading work would take about a year to be completed.
Also present at the press conference were JMC chairman Terri Yeoh Mooi Sim and committee members.
Prangin Mall is one of the most popular shopping complexes in Penang.
It is attached to Komtar and located at the centre of George Town.
Due to its strategic location, the mall is never short of visitors.

set to open at Prangin Mall, George Town, in October
ICE cream lovers have a cause to celebrate as an Ice Cream Garden is set to be the next attraction in Prangin Mall, Penang.
Work on the garden began early this month and is expected to be completed next month prior to its opening in October, said the mall’s joint management body chairperson Terri Yeoh.
She said it would have eight kiosks and a playground for children.
“The Ice Cream Garden will cover the central part of the mall on the first floor,” Yeoh said in an interview.
She said the new area, that is estimated to cost RM300,000, would be a great attraction for children and families who loved cold desserts.
“So far, we have courted four very well-known brand names to come in,” she said, adding that the brand names would be revealed when agreements were signed.
If successful, the mall hoped to open similar ‘gardens’ or designated areas on the other levels of the mall.
“A Coffee and Tea Garden is proposed for the second floor while we are thinking about a Fresh Juice Garden for the third floor to cater to those who are more health conscience,” Yeoh said.
She said new taxi and tour bus stands were also proposed to ease traffic congestion around Lebuh Lintang which runs through the centre of the mall.
Yeoh said the Ice Cream Garden was a continuation of upgrades to Prangin Mall that has been going on all year.
A complete overhaul of the mall’s public toilets, costing RM1mil, had started in July while the mall’s management was also replacing all the floor tiles on the ground floor.
“Each of the six floors of the mall has four public toilets and we are doing a total revamp of all of them.
“The stalls, sinks and floor will be replaced and the toilets will also all be equip with air-conditioning,” she said.
She added that the replacing of the ground floor’s floor tiles, which was expected to cost RM500,000, had been progressing steadily since the beginning of the month and was expected to be completed around the end of September to early October.

GEORGE TOWN: The first phase of the RM450mil Gurney Paragon Mall will be ready by the end of this year.
Group executive chairman Datuk Khor Teng Tong said the 25 retail tenants in that phase would be Italiennes restaurant, Coffee Bean, Pacific Coffee, and TGIF.
The first phase has a net lettable area of 111,000sq ft. The second phase, comprising 599,000 sq ft, will have teants such as Hokkaido Ichiba Japanese restaurant, Urban Fresh supermarket, and TGV Cinemas Sdn Bhd.
“We are now negotiating with Valiram Group to bring in some of their fashion brand names for the second phase,” he said.
Khor said the group's business model was to hold and manage this mall.
“We have experts from Singapore and Kuala Lumpur to advise on the mall's operations.
“The rental income stream from the mall in the future will enable the group to have a strong base of recurring income.
“This will transform the group from a property developer into a real estate landlord,” he added.
On the Gurney Paragon RM480mil condominium project, located within the same premise as the commercial segment, Khor said about 70% of the 220 condominium units had been sold.
“We have also obtained the certificate of fitness for the project,” he said.
Khor added that about RM10mil was in the process of being paid in the form of rebates to some 100 purchasers of the condominium scheme for late delivery.
The condominium project was scheduled for delivery in mid-2010.
It was delayed because of the caving in of an access road in July 2009.

Ever since Queensbay Mall under Capital Asian ,Rumours about Jusco will move on from Queensbay Mall since Jan 2011 But the rumour proven to be false .
Originally Tangs will move onto Queensbay because the mall itself starts to change their direction toward more 'Gurney Style' As what you can see now certain outlet force to swipe into different place because they gonna pull different brand onto the mall now .
So Rumour that Gurney Paragon might have Tangs or Robinson like what the poster above saying ...Well hopefully it's true but One thing I can confirmed that is HUNZA WILL SURPISE US !!!
Also insider told me that they cancelled the Starwalk project between paragon and gurney plaza due of certain reason

For a city that is developing so rapidly, I am surprised that these brands are not there already. I do believe that retailers have not overlooked Penang to open up new branches there. It is just that Penang has a lack of an established retail street/venue that has a lot of foot traffic and is well served by the transit system. I hope the current government can promote an existing area to become the new Penang's retail hub of the future. If that is the case, developers will renovate existing shophouses and retailers would plant their branded stores there. Others would build new malls in this neighbourhood to complement other retailers and services. Perhaps the Paragon Gurney mall can kick start the retailing scene in this neighbourhood?
