i haven't been there for a long time already. that day when i took pics, i went to the other side, didn't go into the mall. (someone's wedding dinner, not nice go in late:D)

Gurney Plaza must be one of the most interesting malls in Penang. and i love it's location too;)
most of KOMTAR is still the same. there's been a small renoation but it is barely noticeable. :bash: well, there is a new mall beside KOMTAR called Prangin Mall. it is quite popular, i guess you've heard about it:D
Bayan World Megamall is actually an abondoned project.(coz of the economic crisis) it was supposed to be completed in 1998 if i'm not mistaken. now, they're trying to revive the project. the mall is supposed to be Penang's longest and has a floor area of 1million sq ft. it will aslo have an 8 screen TGV cinema. a yatch marina is also included in the whole development project. i dunno if it will still be built :bash:

TYW December 4th, 2004, 11:14 AM Penang is synonymous with good and relatively affordable hawker food, beautiful beaches and hotels, heritage buildings, tree-lined streets and a multitude of interesting and cultural sights. These, and the fairly laid-back lifestyle of its people, make the island an enjoyable place for holidays among locals as well as foreigners.
If 20 to 30 years ago one experienced the extra traffic on Penang roads during school and other holidays, it is worse today as the road infrastructure on the island has not improved in tandem with the opening of the Penang Bridge and North-South Highway.
While tourism appeal features have remained largely the same, other sectors impacting on the economy of Penang, such as property development, including Kompleks Tun Abdul Razak or Komtar, the Free-trade Industrial Zones - which actually spearheaded the nation’s manufacturing and industrial era - and the expanded and refurbished Penang International Airport, have seen many changes.
Similarly, in the area of retailing and shopping centre development, there have been many changes and challenges for Penang. Among them, the regional financial crisis that caused many projects to be suspended or affected in other ways and global crises such as the Gulf War and the Severe Acute Respiratory Syndrome or SARS. These restricted the overall tourism development of the State and depressed the growth of the shopping/retail sector.
However, today the retailing sector in Penang can be said to have come of age. The current outlook is a lot more positive and exciting. The heat is definitely on to attract shoppers as a result of increasing competition in terms of new shopping centres and hypermarkets. Therefore, only the fittest will survive.
Shopping centre development in Penang can be traced back to the early days of Komtar, which came into being more than 20 years ago. Since then, their number has increased considerably, fuelled by the introduction of new retailers and expansion of established ones. Better tenant-mix, increased professionalism in centre management, improved ambience and evolution in the design of shopping centres are just some necessary changes.
Three stages can be identified in the development of shopping centres in Penang:
• 1: Komtar;
• 2: The mid-90s; and
• 3: The New Millennium.
Stage 1
For more than a decade from the early 1980s, Komtar reigned supreme as the shopping centre of Penang. Nestled at the foot of the Komtar Tower, it was an important part of the overall integrated redevelopment of George Town, with its hotel and the office tower block, where the State Government is located, and an international exhibition centre.
But anyone who had been there in those days would attest to the fact that the environment was quite pathetic. The shopping complex was not brightly-lit, it had narrow and occasionally obstructed corridors and the layout was unusual, where Level 3 saw more shopper traffic than any other floor.
Many of the premises were sublet, with no control whatsoever over tenant mix - reputedly, at one time, there were more than 50 hair salons alone there. But then no one in Penang had ever heard of “tenant mix� at that time, so who cared? Anyway, all or most lots had been sold, which
left the management with little or no control over the tenants.
Despite these problems, it was still the “happening� place in Penang for more than 10 years. The reasons were simple: A ready catchment from the hotel and office sections of the integrated development; its strategic location in the city centre; it was the hub for bus and taxi transportation and it had two anchor tenants; several banks, a post office and basically retailers who could offer almost anything one needed. But more importantly, success was due to the lack of any credible competition at that time - Komtar was the only shopping centre.
The rental in the 80s for a lot in Komtar was as high as RM30psf - long before Kuala Lumpur malls such as Mid Valley Megamall or Suria KLCC started charging this kind of rate.
However, its inherent weaknesses became apparent in time, as newer malls opened in the mid-90s (or Stage 2), causing the decline of Komtar.
Today, while you can still see some crowd at Komtar, it is probably made up of those going to the Government departments or looking for that odd retailer still plying its business around the slightly upgraded corridors there. Many vacant shop lots bear testimony to its decline.
Stage 2
This is the period from 1994 to 1998, the “golden� years and arguably the most exciting time for shopping centre development in Penang, when new standards of “retail enjoyment� were set.
While many shopping centre projects were planned and completed during the earlier part of this period, several more encountered problems and were shelved or abandoned as the Asian financial crisis set in.
Notwithstanding the downturn, the major cause of the failure was because developers had no idea what shopping centre management entained: There was very little or haphazard planning, with most developers jumping onto
the bandwagon for quick returns.
Among those that fell victim to the Asian crisis were Bayanworld Megamall, Prangin Mall and Gurney Plaza, the last two being fortunate to be revived later. These two centres, which opened for business in 2001, are now spearheading the retail and shopping centre scene in Penang, during Stage 3 of the island’s shopping centre development.
Island Plaza Shopping Centre, Midlands Park Centre (better known as 1-Stop) and Kompleks Bukit Jambul on the island and Megamal Pinang, Carrefour and Summit BM Plaza on the mainland are the other major malls that opened for business during Stage 2.
The influx of new businesses during this period, particularly renowned ones from KL, was unprecedented. Retailers such as Dome Café, British India, OshKosh and The Coffee Bean & Tea Leaf at Island Plaza; England Optical, Watson’s, The Body Shop and Sushi King at Midlands Park Centre; Cosmart Hypermarket, Toys ’R Us and many more at the then “new� shopping malls excited the market and brought variety to shoppers in Penang.
Many daring entertainment concepts were also introduced during this time, but due to various reasons, the indoor ice-skating rink, outdoor water theme park, indoor go-kart circuit and even a snowland have all closed down.
Stage 3
The new millennium saw the completion and opening of two of the largest shopping centres on Penang island, Prangin Mall and Gurney Plaza, and the setting of the stage for an exciting retail/shopping atmosphere.
Their opening added almost two million square feet of nett lettable space to the State’s retail scene. This represented an increase of more than 30 per cent in total retail space, which now stands at about eight million square feet.
In terms of the number of shopping centres, there are now 15, including hypermarket centres, in Penang. The figure includes centres on both the island and the mainland, but excludes stand-alone supermarket/departmental stores.
By the end of this year, a Tesco hypermarket will open on the island, adding to the stiff competition in the retail scene. Additionally, there is talk of the revival of at least two abandoned projects - Mutiara Parade and Bayanworld Megamall - which, if true, will add to the already stretched market.
Following Tesco’s lead, the trend for up-and-coming shopping centres in Penang, much like in the rest of the country, looks set to be retail-driven. Anchor tenants such as Carrefour and Jaya Jusco, known not only for retailing but also for owning and managing their shopping centres, are said to be scouting for properties here.
It is interesting to note that this trend is already occurring in the Northern region, with the recent opening of Tesco in Sungai Petani, Kedah, and the forthcoming opening of Pacific Hypermarket & Department Store at the Alor Star Mall in the State’s capital.
It would also be interesting to see how the Penang population of just 1.4 million can sustain so many malls. Some have argued that the market catchment for Penang is more than just its own population, since it also benefits from the secondary market of the other Northern region states of Kedah, Perak and Perlis, which combined have a population of six million.
The retail scene in Penang, it is said, sees a four-day weekend - the Thursday-Friday weekend observed in Kedah and Perlis and Saturday-Sunday that the State and Perak follow.
Of course, there is also the tourist market, which over the past decade has consistently accounted for an average of 3.5 million arrivals annually, contributing significantly to the State’s income, amounting to more than RM1 billion a year.
Without major worries such as regional or global conflicts and deadly diseases for more than a year now, there is a growing sense of confidence re-emerging, not only among the developers and owners but also retailers.
With the general election over and the nation’s economy looking very positive, many established retailers are looking to expand into Penang.
Some recent notable entrants include MNG and Fitness First at Island Plaza, GSC Cinemas at Gurney Plaza and Giant Supermarket at Prangin Mall.
These new retailers are bringing not only new fashions and new experiences but also new lifestyles. The scene is definitely set for an exciting time. For the existing shopping centres, the challenge is on to attract both retailers and shoppers as they gear themselves for competition on many fronts, through ways such as refurbishing and repositioning.

Retail space oversupply in Penang to worsen?

SINCE the mid-1990s, Penang has experienced a mushrooming of shopping centres on the island and the mainland.
The One-Stop Midlands Park Centre (Jalan Burma), Prangin Mall (in Jalan Dr Lim Chwee Leong), Megamall Pinang (in Bandar Perai Jaya), Kompleks Bukit Jambul (in Bayan Baru), and Island Plaza (in Tanjung Tokong) were some of the shopping complexes that emerged in the second half of the 90s.
The early 21st century continues to see the emergence of new shopping malls and fresh development plans for shopping centres on the island. The new players included Gurney Plaza shopping mall (in Gurney Drive), which opened in 2001.
Local developers such as the Hunza Properties and Ivory Properties have announced plans to develop shopping centres and retail properties in key strategic locations on the island. With a population of slightly over a million, the question of whether the supply of retail properties would eventually exceed the demand inevitably arises.
Some property consultants have sounded the alarm.
Henry Butcher Shopping Centres Consultant Sdn Bhd managing director Tan Hai Hsin said there had been an oversupply situation in the shopping centre industry of Penang since the Asian financial and economic crisis in 1997.
“Shopping centres such as Prangin Mall, Gurney Plaza, City Parade (in Bukit Mertajam), Plaza Utama (in Bukit Mertajam), ASAS Plaza (in Tanjung Bungah) and Megamal Pinang, which opened during the Asian crisis, were not immediately filled up, compared to those which opened during pre-crisis period like Island Plaza, One-Stop Midlands Park Centre, Kompleks Bukit Jambul, and Sunshine Square (in Bayan Baru).
“The oversupply situation will worsen. An additional 4.1 million sq ft of retail space is expected to enter the Penang market in the next three years (see table) with new shopping centres being planned for the southwest district of the island, Air Itam, and Seberang Jaya.
“The new shopping centres being planned include Billion in Seberang Jaya, Giant and Bayan Central in Bayan Baru, and Farlim Megamall in Ayer Itam.
“The incomplete Bayan Bay mixed-development project in the southwest district will also be revived to include a shopping mall,” he said, adding that the oversupply had affected the retail property values.
“In certain prime locations such as in Prangin Mall and Gurney Plaza, however, rental rates continue to increase. However, smaller shopping centres on non-strategic locations, with retail space of less than 200,000sq ft, such as Penang Plaza (in Jalan Burma), Gembira Parade (in Island Park), and Axis Plaza (in Jalan Cantonment) suffer from low rental and poor occupancy rates.”
Tan said that for a shopping mall to be successful in Penang, it must be centrally located and have the size to offer a wide variety of products and services.
“Penang has a small land area and population and it does not require more than one hour to travel to most parts of the island and the mainland. A shopping centre that is centrally located and easily accessible by its shoppers will enjoy great success.
“For example, Prangin Mall is strategically located for Penang consumers living in both island and mainland, while Gurney Plaza is surrounded by high concentration of middle-upper income residents. The other important factor is size. Prangin Mall is popular because it has 900,000 sq ft of retail space and 593 shops, while Gurney Plaza has 700,000sq ft of retail space and 300 retail shops.
“Kompleks Bukit Jambul, in the southern region of the island, has 600,000 sq ft of retail space and 433 tenants,” he noted.
Rahim & Co Chartered Surveyors (Penang) Sdn Bhd managing director Tay Lai Hee said that in view of the plan to build more shopping complexes and retail properties on the island, developers should take a cautious approach to planning their projects to avoid competition with existing ones.
“They have to come up with new concepts of shopping malls that provide more than just shopping facilities, as shoppers look forward to more than just shopping at a shopping centre.
“They must also do research to assess the supply and demand situation to determine the appropriate size for their project,” he said.
Raine & Horne International Zaki + Partners Sdn Bhd partner Michael Geh, however, takes a different view. “Firstly it is important to point out that the retail businesses here do not just cater only to the Penang population. They draw out-of-state shoppers from towns such as Alor Setar, Sungai Petani, Kulim, and Taiping.
On top of this crowd, the retail businesses here also receive support of tourists from neighbouring countries such as Singapore, Indonesia, and Thailand. While the inflow of tourists from Europe may have decreased, there has been a substantial surge in the influx of tourists from the Middle East.”
According to Geh, the issue is not an oversupply of retail spaces in shopping centres.
“The question is whether the management of a shopping complex has adopted an effective strategy to position itself for competition. “The ingredients of an effective strategy would involve having the right tenant mix and trendy lifestyle facilities for the shopping mall,” he said.
Geh said that in 1997, when the economy was sluggish, the feedback was that there was an oversupply of shopping complexes in the Klang Valley.
“Today, shopping centres in the Klang Valley are congested every weekend and there are construction works going on to build more shopping complexes,” he added.
According to Intra Harta Consultants (North) Sdn Bhd manager Peh Seng Yee, the market is slowly absorbing the oversupply of retail spaces in shopping complex due to the improving economy over the past few years.
“There has not been any completion of new shopping complexes since Gurney Plaza, enabling the mismatch of supply and demand to be corrected gradually.
“The recent announcements of newly proposed shopping complexes by developers reflect their confidence of the demand for certain categories of retail accommodation.
“These projects would come into the market in the next two to three years to provide another batch of new shopping avenues to the people of Penang rather than flooding the market,” he said.
Peh said over the past few years, due to an improved economic climate, market rentals and prices generally remained stable or increased gradually for the better performing shopping centres.
“However, there has been continued downward pressure on rentals of retail accommodation in older secondary buildings, particularly those that are inferior in terms of floor layout and design and which are located in less sought-after areas where accessibility is poor,” he added.

Fresh image vital for complexes

A FRESH image is key in maintaining the competitive edge of a successful shopping complex in an increasingly challenging retail climate.
Sunshine Square Bayan Baru, which opened in 1993, undergoes a minor upgrading exercise and a major one every two and eight years, respectively. The shopping complex has 148,534 sq ft of retail space and is 100% occupied.
Cynthia Hwang, executive director of Sunshine Wholesale Mart Sdn Bhd which owns and manage the shopping complex, said in an interview: “We have a well-managed sinking fund system that enables us to upgrade our image and merchandise regularly.” Last year, the management injected RM7mil into the renovation of its Sunshine Square – the biggest upgrading exercise the group had ever launched.
The renovation, completed last November, involved expanding the product range and putting in new layout designs that give more visibility to the merchandise displayed in the shopping centre.
The management has recently spent RM8mil into expanding its supermarket inside the shopping complex.
“We'll add 40,000 sq ft to the current 35,000 sq ft supermarket. The 40,000 sq ft space is currently the food court, but it will be incorporated into the supermarket, linked by a travelator. The additional floor area will give us the room to increase the range of our merchandise and broaden the walkways of the supermarket,” Hwang said.
Carrying out an upgrading exercise and delivering a fresh image help maintain the competitive edge of the shopping complex. But there are other aspects as well.
“For example, due to our reputation as a good paymaster, we are able to maintain a network of loyal suppliers. These days, with the presence of a large number of shopping complexes, supermarkets, and hypermarkets in Penang, suppliers tend to be selective as to who they supply to. In addition, we are located in the middle of a densely populated residential community in Bayan Baru,” she said.
Lee Beng Beng, the manager of Island Plaza, said the shopping mall’s trendy image and reputation for having a good mix of international and local brand names had helped the mall remain competitive. In operation since 1995, Island Plaza, with 150 shop lots and 350,000 sq ft of retail space, is 80% rented out.
“We have recently refurbished the interior of the mall, equipping it with fresh layouts, signs, and additional customer friendly features. We also repainted the exterior of the mall to give it a more appealing look,” he said.
In addition to maintaining an up-to-date image, one of the strategies that Island Plaza implements to stay competitive in the retail business is the negotiable rental scheme.
“Under such a scheme, rentals are paid according to the percentage of sales achieved on top of a low base rental. This means if they are able to achieve a higher volume of sales, they pay more; if they achieve less, they pay less,” he said.
Lee said that it was good news that there were new projects planned to accommodate shopping malls and retail lots.
According to Gurney Plaza Sdn Bhd marketing and communications manager Pauline Teh, Gurney Plaza’s solid reputation and image as an exclusive lifestyle mall, offering an array of products and services to different category of shoppers, had enabled it to position itself as a prime site for many retail business.
Gurney Plaza, strategically located at Gurney Drive, has about 700,000 sq ft of retail space and some 300 shoplots, and is over 90% occupied. Teh said Gurney Plaza was now renovating its third and fourth floors, scheduled for completion in June.
“Last year, we renovated the first and second floors. The aim of the renovations is to give our interior a new layout, which would benefit our tenants,” she said, adding that this was the first time Gurney Plaza was renovating since it opened for business in 2001.
Teh said that on top of image and prime location, Gurney Plaza’s rentals were competitive enough to lure tenants with sound retail business plans to take up spaces at our mall.
Meanwhile, Komtar (Kompleks Tun Abdul Razak) Merchants Association chairman Jimmy Chan Heng Sin laments that Komtar lacked a fresh image.
Chan urged the PDC Setia Urus Sdn Bhd and Pen Events Sdn Bhd, the two bodies responsible for maintenance and promotional activities for Komtar, to upgrade the complex's image.
“Although the management has spent about RM35mil on upgrading works for Komtar, the shopping mall still needs a fresh image that appeals to the new generation of shoppers,” he said.
According to Chan, the growth of new shopping malls was faster than the growth of the population.
“Competition arising from new shopping malls, the decline in tourism, and the slow economy has led to the depreciation of the value of retail properties in Komtar.
“Occupancy rate of Komtar has also dropped to 80% from 85% two to three years ago. Many of these tenants have moved out to strategically located newer shopping malls,” he said.
He noted that during the first half of the 90s, when the country’s economy was booming, the retail rental in Komtar went up as high as RM30 per sq ft for those on prime locations and RM8 per sq ft for those in non- strategic zones. “In the second half of the 90s, retail rentals dropped to about RM18 per sq for prime location lots and RM4 per sq ft for non-strategic premises. “Retail rentals in Komtar are likely to drop slightly again in the future in view of the new shopping mall projects being planned,” he said.

Giant Hypermarket In Penang End Of 2005
PENANG, April 13 (Bernama) -- Operators of the hypermarket, Giant, Dairy Farm Giant Retail Sdn Bhd is spreading its wings in the country with plans to set up another branch in Jalan Tengah, Bayan Baru here, this year.
The hypermarket which is scheduled to start operations by end of this year would be built on a 185,000 sq ft-piece of land belonging to Koperasi Tunas Muda Sg. Ara Bhd with a cost of RM40 million.
Director of Dairy Farm Giant, John Coyle, said that the building of the hypermarket would help to develop businesses in the area while establishing the area as a shopping, recreational and community centre.
He said the company has also tied up with 80 Bumiputera entrepreneurs from the small and medium industries (SMIs) to supply more than 1,056 types of products under a Bumiputera Entrepreneurs Development Programme.
"This way, we would be able to give the assistance and guidance for the Bumiputera SMIs who intend to expand their business through the shops in the Giant complex.
"More than 600 job opportunities would be also made available to the locals here," he said in his speech at the signing of a Memorandum of Understanding here Wednesday between Dairy Farm and Koperasi Tunas Muda.
At the signing, Dairy Farm was represented by Coyle, while Koperasi Tunas Muda was represented by its chairman, Rahim Osman.
A total of 26 shop lots, 30 mobile stalls and 845 parking lots would be made ready along with the hypermarket.
The Giant chain of stores currently employs 6,500 people around the country with 16 branches nationwide. Another branch is expected to be opened in Ipoh, Perak this year.

IKANO Corporation Sdn Bhd, the franchise owner of the home furnishing store IKEA, is keen to open several more stores in the country, its director, Joseph Lau, said today.
“We have such plans in the medium to long-term. But the question is when. Only time will tell,” he said at the official opening of the IKANO Power Centre retail mall by the Ambassador of Sweden, Bruno Beijer.
Lau, who is also IKEA’s general manager, said the company had been looking for land to build new IKEA stores in Penang, Johor Bahru and the Klang Valley but nothing has been finalised. — Bernama
Melewar’s profit falls 22%
Melewar Industrial Group Bhd recorded net profit of RM32.83 million for nine months ended Oct 31, a 21.6% drop from RM41.87 million a year earlier due to margins being depressed by prevailing soft market conditions and higher raw material cost.
Melewar’s revenue increased to RM349.06 million from RM300.78 million a year earlier.
Melewar said yesterday the company’s principal subsidiary, Cold Rolling Industry (Malaysia) Sdn Bhd recorded revenue of RM208.1 million and a profit before tax of RM26.8 million.
12-12-2003: IKEA expects to exceed sales target of RM180 mil

IKANO Corporation Sdn Bhd, owner of global home furnishing giant brand IKEA in Malaysia, is confident of exceeding its targeted annual sales of RM180 million for the financial year ending Aug 31, 2004.
“We are confident of meeting our expected sales," its executive director Joseph Lau told reporters on Dec 12 at the soft launch of IKANO Power Centre, a retail mall, in Mutiara Damansara, Petaling Jaya.
He said part of the optimism arose from the fact that many people had been coming from outside the Klang Valley to shop at the store during weekends.
Lau said IKEA was poised to establish itself as a unique retail mall owner following the opening in August of its largest stand-alone store in Asia in Mutiara Damansara.
He said IKEA would ride on the successes of its first store in the One Utama shopping complex. IKEA has shifted its previous operations at the shopping complex to the stand-alone store in Mutiara Damansara.
On the IKANO Power Centre, IKANO spent RM125 million to fund the purchase of property and construction of the four-storey 420,000 sq ft retail mall. IKEA is occupying 360,000 sq ft at an adjoining building to the IKANO Power Centre.
Lau said the centre is an American concept in which anchor tenants occupied 80% of its total space, while smaller tenants took up the balance.
Of the combined retail space involving IKEA's store and the IKANO Power Centre, Lau said about 95% of its lettable space was currently tenanted by 88 tenants, of which 12 are anchor tenants that include IKEA itself.
IKANO Power Centre has managed to attract major local and foreign retail giants such as Harvey Norman (70,000 sq ft), Popular Bookstore (31,000 sq ft), Cold Storage Supermarket (31,000 sq ft), Hytex Town (30,000 sq ft) and Pet Safari (30,000 sq ft).
Anchor tenants pay between RM3 and RM7 per sq ft plus a certain percentage of sales turnover, while smaller tenants pay about RM10 to RM18 per sq ft to IKANO.
Going forward, Lau did not discount the possibility of setting up IKEA stores in areas like Johor and Penang. He said: “We will look at it (the possibility) later. Let's see how we fare here first.”
Ikea's appeal
There was no sign of fatigue when City & Country caught up with Joseph Lau on an early Sept 1 morning at his office. That was after staying up till the wee hours for the street parade and fireworks display at the 47th Merdeka celebrations put up by Ikano Corp Sdn Bhd the night before.
The Merdeka party, which cost the Swedish group a cool RM1 million, had residents in the Klang Valley literally on their feet enjoying the colourful street party, hot air balloon rides and performances by popular local artistes, besides honouring 47 Merdeka "babies".
Ikano Corp owns both the Ikano Power Centre and Ikea Malaysia — both of which operate side by side in Selangor's Mutiara Damansara township.
But that was not the reason City & Country had called on Lau, executive director of Ikano Corp. It was the fact that Ikea Malaysia has been awarded the International Real Estate Federation (Fiabci) Malaysian Chapter Award of Distinction for best retail development in 2004.
Points were awarded to the development based on the preparatory phase of the project, development and construction phase, marketing and management, community benefits and environmental impact, customer satisfaction and the contribution in real estate. According to Award of Distinction evaluation chairman Yeoh Thit Sang, Ikea's customer-focused layout, the emphasis on the well-planned car park and the innovative construction methods used were among the award-winning features identified by the evaluation team.
Lau, who is also Ikea Malaysia general manager, of course, is pleased with the award, but he is quick to add that it was never the retailer's intention to participate in any such competition and that it had been invited to do so.
"We built Ikea not with pre-conceived ideas of how the building should appeal aesthetically but based on the attributes that would make our No 1 priority, the customer, comfortable."
Ikea features prominently on a 7.2-acre site, offering a built-up of about 360,000 sq ft, while the power centre (420,000 sq ft in built-up) sits on 5.9 acres.
Opened in August last year, the new Ikea Malaysia store is the largest in Asia. Before that, the retailer has been operating in 80,000 sq ft of space at 1-Utama Shopping Centre since 1996.
From a staff strength of 200 in its former premises, Ikea Malaysia now employs 410 full-time staff. In terms of turnover, Ikea Malaysia achieved about RM200 million in revenue for the year ended Aug 31, 2004, up 82% from the RM110 million in 2003.
Lau, who started his tenure in Ikea in August 1995, talks about Ikea's journey in Malaysia.
How it started
When Ikea Malaysia decided to open shop in I-Utama, Lau together with his then boss, Swede Mikael Franzen, realised the need for a full-sized store to feature the full-Ikea concept, one of the main themes of which revolve around "taking home what you need today".
"Because we were located in a shopping centre, there were restrictions in the way we were able to realise the total concept. We did not have the luxury of our own loading/unloading bays, and so most of the bigger items were stored in our warehouse in Port Klang. This meant that customers were not able to have the items they purchased on the day itself. They had to place their order and it would be delivered to them in a couple of days," he explains.
At that time, land values were high. The long search for an appropriate site ended in November 2000 when Ikea decided on a 13.1-acre freehold site within Mutiara Damansara — a stone's throw away from I-Utama. Ikano Corp paid RM56 million, or RM99 psf, for the tract.
In March 2002, physical construction of the blue and yellow building started and took only 12 months to be ready. In April last year, the interior build-up team set to work to create 54 showrooms and four "homes" within the main showroom area which occupies nearly 66,000 sq ft.
The cost of putting up the building totalled RM125 million, making this Ikea store the cheapest to build. This was made possible because Lau headed the in-house main contractor team to control quality, cost and timing.
Despite the quick construction period and low cost, no corners were cut, Lau stresses, adding that the quality of the building is "on par with the other Ikea stores in the world".
Some may frown at Ikea Malaysia's "stripped to the essential look" — with materials and finishes kept simple and raw. But the design is there for a valid purpose — the unpainted concrete and metal cladding demand low maintenance. At the same time, this method of construction is distinctively Swedish.
There is no point in a brilliantly designed building which is empty. Ikea scores in terms of location, Lau says.
"Looking at the Klang Valley, we believe the core market in terms of customer spending and household income is here within a half-hour-drive radius. Apart from the established neighbourhoods in the vicinity and the up-and-coming Mont'Kiara, Ara Damansara, Damansara Perdana and even Mutiara Damansara, it makes a lot of sense for us to be here," he stresses.
Concept and perception
Ikea has positioned itself as a home furnishing specialist that provides a wide range of well-designed, functional solutions at a low price, a feature that attracts families with a combined household income of RM2,000. Currently, it offers some 8,500 products.
While there is no denying that Ikea Malaysia has a strong following, there are some who consider its products upmarket buys while others see it as a budget brand.
Lau admits that dealing with customer perception is a challenge, but one that has proven to be less of an issue over the years. "Initially, there were those who had the impression that Ikea is a premium brand. To address this, we kept making it known that yes, while these are branded home furnishing items, they are offered at affordable prices.
"But since we moved into this new store, we have been able to offer a wider array of products and so the perception that Ikea is expensive has toned down considerably," he adds.
If the number of visitors is any benchmark of success, Ikea Malaysia should be pleased. Between August 2003 and August 2004, about 4.5 million visitors visited the store.
Building attributes
The Ikea building has been designed to be safe, convenient and comfortable, explains Lau. To illustrate this, he picks one of his favourite spots, the car park. (Ikea and Ikano Power Centre share a 2,200-bay car park.)
"Firstly, it is brightly lit. The carpark also has a clean and tidy appearance because of the floor finishing, where a special coat of paint is used over the cement render for this effect. And instead of the 8.5ft clearance height, ours is 9.3ft."
Back in the store, walkway aisles are 11.5ft wide for ease of shopping. Having to go through the 722ft length of the store can be time-consuming and tiring. To address this, glass doors have been placed at intermittent locations so that customers do not feel holed up. Other conveniences include clean toilets, a prayer room, a play area for children and disabled-friendly facilities. There is also a restaurant, two cafés and a Swedish speciality shop within Ikea.
Competition
Being physically big is one thing, but this is no guarantee that size will keep competition at bay, as Lau is quick to admit.
"Be it departmental stores, hypermarkets, specialised stores or kedai perabot in small neighbourhoods, competition is everywhere. But we believe in Ikea and this makes us strive to be consistently ahead. How do we intend to do this? It is a trade secret that I cannot reveal," he laughs.
On a more serious note, Lau says: "Something we'll always do is to come up with our catalogues. Hot from the press are 180 million copies that are now available in Ikea stores worldwide for the year starting Sept 1, 2004, to Aug 31, 2005."
While five years ago there were six versions of the catalogues to serve the different locations worldwide, now there are just two — one version is distributed to the US and Europe and the other is for all the other Ikea locations in the world.
Lau declines to reveal too much about Ikea's future plans, except that there is potential for another store in the Klang Valley and one each in Penang and Johor Baru. "But the decision on which is priority will not be made until further studies are done. It should be known by the end of this year," he adds.
Ikano Power Centre
In most other locations worldwide, it is common to find shopping centres close to Ikea stores, but here in Malaysia, Ikano Power Centre complements the Ikea attraction. The power centre, which is 99% leased out, has become a hub for category killer-type retailers (major anchor tenants), where 12 of the 81 outlets located here are of this nature. These include the likes of Ikea itself, Padini, Ace Hardware and Harvey Norman
"Wherever Ikea is located, the store becomes the main driver that sets the stage for that particular location to become a retail hub. The branding creates value and attraction," Lau enthuses.
Even Boustead Properties Bhd, the developer of Mutiara Damansara, is proud to be associated with Ikea. "Our relationship with Ikea is complementary in nature. Ikea is an icon known around the world and their presence in Mutiara Damansara fits in with our vision of making this 355-acre development a world-class one. Ikea is one of the many pieces of the jigsaw puzzle falling into place," says Boustead director Datuk Ghazali Mohd Ali.
Self-made Ingvar Kamprad, 77, the founder of the home furnishing concept store, is one of the world's richest men. By end-2004, there will be 208 Ikea stores worldwide.

Hypermarket opens in Bayan Baru
THE largest Giant hypermarket in the northern region has opened in Bayan Baru, Penang.
Diary Farm Giant Retail Sdn Bhd marketing direc- tor Loi Liang Tok said the RM54mil hypermarket that opened on Thursday had a built-up space of 168,324 sq ft (more than 15,000 sq metres).
She said the hyper- market had 718 car park bays, 31 shop lots, a food court and eight promotional booths.
“The hypermarket has more than 300 workers of whom 75% are locals. Over 90% of the products ranging from home appliances to furniture are sourced in the country,’’ she said.

Customers looking out for good bargains at the hypermarket.
Loi added that there were 22 Giant hypermarkets nationwide and 18 more in Singapore and Indonesia.
“The company, which re-cently celebrated its 61st anniversary, pioneered the ‘one- stop shopping’ idea to bring variety and fun for all,” she said.
She said Bayan Baru was a very strategic location for the hypermarket as the area had a high density population of about 300,000.
“We had wanted to come here for the past three years.
“I believe the opening of the hypermarket will help promote Bayan Baru as a shopping and leisure area,” she said.
Loi said a lucky draw contest was organised in conjunction with the opening. Shoppers stand to win a Perodua Kancil 660Ex.
“The lucky draw will be held on Feb 28 and April 30. Shoppers also stand to win air tickets and RM100 gift vouchers,” she said.

PENANG island's property market continues to sizzle with a RM250 million mall to be built in Bayan Baru.
Privately-held developer X-Scan Penang Sdn Bhd is launching what is believed to be the largest food and beverage and lifestyle mall in the state.

Construction of the 'D'Piazza Mall' in the Bayan Baru town centre is set to take off by the middle of this year, the project's marketing agent, Henry Butcher Malaysia (Seberang Perai) Sdn Bhd, said yesterday.
Touting the project as the state's first specialist mall dealing in food and lifestyle, Henry Butcher Seberang Perai's director Ooi Gim Chor said the project will serve the Bayan Baru population and those working for multinationals in the Bayan Lepas Free Industrial Zone.
"We want to create a lifestyle for the Bayan Baru people who now total 200,000, along with the expatriates and others working in the industrial zone," he told a media briefing at the company's office in Penang.
Targeted branded operators for the mall, Ooi said, included fast food and fine dining operators, luxury car dealers and technology providers.
"We are also approaching several international brands such as an American popular steakhouse, a celebrity entertainment outlet and a 24-hour breakfast/lunch and dinner restaurant," he added.
D'Piazza, which will be sited on a 6.4ha, will offer 90 three-storey shop lots priced from RM860,000 to RM2 million.
Ooi said the developer is offering investors of the project a leaseback option for five years, for a guaranteed return of 7 per cent of the purchase price.
"This option is to ensure the overwhelming success of D'Piazza so that the landlord is able to design the best tenant mix which will come from a targeted pool of 500 of the best brands fast food, restaurants, banks, fashionable goods and 20 others to serve the 650,000 residents of Penang island," Ooi said.

3 new Cold Storage outlets this year

PENANG: GCH Retail (M) Sdn Bhd, which opened its 10th and biggest Cold Storage outlet here with an investment of RM4mil last month, is looking to add three new outlets this year.
Cold Storage operations manager Ho Mun Hao said: “We have identified Subang as a possible site, but still sourcing for the other two locations.”
However, details had yet to be confirmed, he added.
Cold Storage's Island Plaza outlet is its second in Penang. The latest store occupies 24,000 sq ft on the lower ground floor.
Ho said Cold Storage was focusing a lot on improving and increasing its range of new and exotic imported items.

“We are now having the Australian Fair selling rarely seen food products from Queensland, Victoria and Tasmania besides our regular imports from Britain and the US,” he said after the opening ceremony.
He added that the company was currently looking at importing food from Italy to provide customers with a wider choice in the near future.
The five-storey Island Plaza was developed by Belleview Group, whose managing director Sonny K.C. Ho, said Cold Storage was the shopping centre's second anchor tenant after Metrojaya, and more interesting outlets would open within the year.
“Other than the HSL digital lifestyle store opening in May, we are expecting a bookshop, cineplex and more specialised cuisine outlets in the second or third quarter of the year,” he said.
He added that the bookshop, believed to be one of the biggest in the northern region, would occupy 25,000 sq ft on the third floor.
Ho said the total investment in Island Plaza this year would likely be about RM50mil, including more than RM10mil in the bookshop.

Seems like they're reviving Island Plaza. It used to be a nice place. I remember going over to Island almost every Sunday after church when Gurney Plaza was still under construction.
New cineplex? GSC? Cool!!!! I miss Island's foodcourt, hehe.

jlshyang April 23rd, 2006, 07:02 AM The Megamall is slightly larger than Prangin Mall but it's rather empty except for the eateries. I once visited the mall on a Saturday night. The fast food resturants were all packed but you can hardly see people strolling insie the mall. I'm not sure if they've done something to revive the mall. People from Butterworth still prefer to flock to the island on weekends to shop.

Yah....Queensbay Mall is a massive mall, potentially the largest and longest mall in Penang as well as the entire northern region. This is the mall which is comparable to those in Klang Valley....it is expected to open its door to visitors in December!

Penang's roads are not that hard to remember actually, maybe the problem is with the one ways. sometimes can't remember whether can turn at the junction or not... ha ha... szehoong remembers Penang's roads quite well juat after a few visits. ask some road memorizing tips from him lah :D

Electrical and electronics retailer Hock Sin Leong Group Bhd (HSL) expects to rake in sales of over RM1 million per month at its newly launched HSL Circuit City lifestyle megastore in Penang.
Located at Island Plaza, HSL Circuit City is the group's inaugural lifestyle megastore in the northern region with a built-up area of 15,000sq ft based on a shop-within-a-shop concept.
Speaking at the launch on July 6, HSL chairman and managing director Lee Keok Hooi said the product focus leaned towards digitally based electronic consumer products including plasma and LCD TVs, home theatre systems and digital cameras.

the cinema is not opened yet. and i'm not sure when will it open as there is no latest news about it.
there used to be a Mega Pavillion Cinema there but it closed down like 2 years ago.

Honestly speaking... Penang has many shopping malls...
but too bad not all of them are very well-maintained. Some looked really amazing when it was built, then started to lose its fame... especially when another new mall is being built! This is sad

Komtar has lost it's shine. I used to shop there with my family every weekend and i can still remember the crowd clearly as there are no other shopping malls in Penang back then.
In terms of popularity it's probably:-

Island Plaza
There are too many malls being constructed in Penang! And also hypermarts. Do we really need so many malls? I don't know but at the same time i'm excited, hahahaha.

ooo...The latest and most happening mall will be Gurney plaza. While Prangin Mall will be just beside KOMTAR..if u come on next year, a new mall, Queens Bay mall will be opened end of this year... that will be the largest shopping mall in the northen region. :)

PENANG (Jan 16, 2007): Eight Prangin Mall shopowners are suing the shopping complex management for failing to apply for strata title and mismanagement.
Judicial Commissioner John Louis O'Hara today ordered both parties to submit their written submissions before May 10 on the application by the shopowners.
He gave the order after dismissing the complex developer and management's application to set aside the suit brought by the shopowners.
"The defendants' application to strike out the writ of summons and statement of claim by the plaintiffs is dismissed with costs," he added.
The shopowners had submitted an application to appoint receivers and managers to replace Getaran Unggul Sdn Bhd, Prangin Mall Sdn Bhd and Istimewa Sejati Sdn Bhd to manage the complex.
The plaintiffs are Ng Cheng Oo, Lai Saw Looi, Ch'ng Hun Pin, Wu Mei Eng, Ch'ng Giap Theng Sdn Bhd, Heng Ah Leak, Loh Siam Kiang and Ch'ng Hun Boon.
They claim mismanagement as "temporary" stalls had been set up in the complex and rentals collected without the approval of the local authorities.
O'Hara fixed May 10 to hear the application to appoint interim receivers and managers to manage the complex.

KL malls are nicer lah, honestly!! maintainence of most of the malls in Penang are hopeless. the better ones are Gurney Plaza, Queensbay Mall (still new) and Island Plaza (quite empty though)

Gurney Plaza Invests RM83 Million For Its New Wing
PENANG, March 11 (Bernama) -- Gurney Plaza Sdn Bhd, the owner of a premier lifestyle shopping mall in Penang, is investing RM83 million to build a new extension wing at its existing site at Gurney Drive, here.
Its director, Phuah Choon Meng said the new seven-floor wing would provide an additional 150,000 sq ft of prime retail space as well as 800 new parking bays.
He said the new wing, expected to be ready by the end of 2008, would be connected to the existing mall by a seamless joint for the convenience of all shoppers.
Speaking at the ground breaking ceremony officiated by Chief Minister Tan Sri Dr Koh Tsu Koon here Sunday, he said the ground floor up to the 3rd floor of the new wing would house shoplots while the basement and the 4th floor onwards would contain parking bays.
"What is good about the new wing is that it will be located next door to the newly opened G Hotel and this project proves that there is strong demand for retail space in our mall from both local and international brands," he added.
Six years ago, the company invested RM250 million to open the more than 700,000 sq ft shopping mall at Penang's popular seaside promenade and managed to woo almost 180,000 shopper traffic for one week during the year-end peak season.
Meanwhile Koh in his speech said that in recent years, Penang saw the emergence of many shopping complexes that provided a better lifestyle, good eating outlets and also places for shoppers to hangout.
"A few years ago, he said, someone complained that Penang did not have `happening' places and shopping activities were confined to only Komtar but now we have the Gurney Plaza cluster, Queensbay Mall cluster and soon the Time Square. These places offer a wide choice for different stratas to quality shopping with a good bargain," he added.
He encouraged the business community to work closely with the government to make Malaysia a better place to live.:banana:

Which is the best mall in Penang, Gurney Plaza or ?
You just have to take a 10min to 15 min walks down the street, the mall is located at the other end of Gurney Drive.
I would said Gurney is the best.

actually not Gurney Park, but Gurney Place;)
that park was there since Gurney Plaza opened but quite underutilised and not well kept. it is not really horrible as well, just wish it was better...

New wing for premier mall
GURNEY Plaza Sdn Bhd is in-vesting RM83mil to build a new extension wing at its existing site at Gurney Drive, Pe-nang.
The new seven-floor wing will house an additional 150,000 sq ft of prime retail space and 800 new parking bays.
The ground, first, second and third floors of the new wing will house shop lots while the basement and fourth floor onwards will contain car park bays.
Gurney Plaza Sdn Bhd director Phuah Choon Meng said the new wing would have 83 new retail and service outlets offering among others, clothes and books, home decoration items, electrical appliances, te-lecommunications and information technology products.
“It will also house a multi-storey department store managed by an anchor tenant and a new promotion space,” he said at the groundbrea-king ceremony of the project recently.
Penang Chief Minister Tan Sri Dr Koh Tsu Koon was the guest-of-ho-nour at the ceremony.
Phuah said Gurney Plaza was opened six years ago, with an investment of RM250 million, to serve as the premier lifestyle shopping mall in Penang.

PENANG: A US company has expressed interest in buying an upmarket shopping mall in George Town.
A property source said the company, based in Singapore, had entered into an advanced stage of negotiation for the mall and was calculating the annual returns that could be generated from the investment.
Two other shopping complexes on the island have also caught the attention of investors, which included a fund manage-ment company and a Singapore investment firm.
Based on the present market value of commercial property on the island, each of the shopping malls, depending on the size, could fetch between RM200mil and RM500mil.
“Based on the rentals, the present per- centage of yield that can be generated from upmarket shopping malls on the island is about 8% per annum,” the source said.
He said local and overseas investors such as those from US, Australia and China started taking an interest in commercial property located in Kuala Lumpur about two years ago.
“In the past two years, Real Estate Invest-ment Trust (REIT) companies have bought over several shopping malls in the Klang Valley.
“They are now turning their attention to Penang as the island has new trendy and upmarket shopping malls, and affordably priced commercial centres.
“In Singapore, a prime commercial property can easily fetch RM5,000 psf onwards.
“A similar property in Kuala Lumpur and Penang is priced between RM600psf and RM1,000psf,” he added.

I was telling him... since now Komtar is like a big shit in Penang... why not, instead of re-making it into a shopping mall like previous days... we can convert Komtar into public transportation interchange centre, just like KL Central...
cost wise... we dont have to spend on building another new building... just renovate it...
economic wise... Pragin mall is so near, I am sure it will attract people... and this will help Pragin mall to get more customers...
Also, Komtar is at very center of Penang... where all the pre-war houses are... tourist can easily visit access to the place if Komtar is a interchange station.
Then, focus all the shopping malls and business centres in Jalan Sultan Ahmad Shah, Gurney, and Tanjung Tokong...

He came to Penang b4 interview in KL...when we mention bout Penang, he told me he is so disspointed to KOMTAR... ^ ^||| , and i really wish and hope i never told him that i actually from penang at that moment :ohno:
Komtar is the landmark of Penang, all the brochures promote this landmark...for foreign tourists, 99% of them for sure will visit Komtar. Since it is the landmark, and many tourist will visit there, how come our government can let it be so lacking!!!! Dr Koh office is in Komtar, level 28, i wonder he never feel the place is so tacky, awful??? He never feel ashame to work there? is he blind??? or he always close his eye when walking inside Komtar??

Prangin Mall is part of the KOMTAR development but the horrible part is not Prangin Mall, but the older phases, the tower and shopping complex below it. actually i'll say Prangin Mall is horrible also, but compared to KOMTAR, Prangin Mall is heaven!
Anyway...Komtar height impress me and dominates the penang's skylines!!
how i wish its height is overtaken :lol:
