27/11/06 Mid Valley Gardens progress. Works through months October and November 2006
All of the primary structure and floor plates have now been completed at Mid Valley Gardens in Kuala Lumpur, Maylasia. As you can see from these photographs assembling of the external cladding systems, including the positioning of mock-ups on the faŤade has commensed.

Interior fitout is also underway with the fitting of lighting systems to bulkheads and flooring mock-ups to selected locations throughout the building.

Do you think they will also build a proper road and covered walkway between those two stations?

I hope that the bridge is safe, CCTV monitored, etc.

Post # 507 showed 3 towers. Now the midvalley gardens site is showing 4 towers. The civicarts site is still shoeing 3 towers. I wish they would build all the towers on top of the mall so that they can build a bigger mall and have more stores.

The gardens section of MV looks like its coming up nicely when I was there around Christmas. While I wasn't at MV City this time, I can foresee the possible jams that will be created. One Utama was bad this Christmas, and I think that One Utama's current size is equivillent to the original MV Megamall? MV needs another dedicated transport hub, be it a rail line or a bus interchange that will make people switch to public transport. Maybe slap higher parking fees or something. But looking forward to the new section of the retail mall.

What if MidValley had been built elsewhere, and that site had been used for the KL Sentral station.

In fact, what if they had been switched...Midvalley had been built in Brickfields, and "KL Sentral" built across the river from Kampung Abdullah Hukum.

How would things be different? I think, for example, that Midvalley could be exactly the same if it were built in the brickfields site.

"KL Sentral" would also be very much the same...with a few notable differences:

1) "KL Sentral" LRT station would have a bridge to Abdullah Hukum, not the other way around.

2) KL Monorail service would include Brickfields and would likely be more successful...direct monorail service into the Brickfields mall and more likely to be extended past Kg. Pasir and south to bukit Jalil complex

3) "KL Sentral" station would still link monorail, LRT, Komuter and KLIA Ekspres services, but with better links for monorail and LRT

4) Option for a bus station with an LRT connection, and a replacement for Plaza Rakyat, with direct access to the Federal Highway and NPE system and Jalan Klang Lama

5) Better local bus services: location is ideal for reducing jams in Brickfields, and highway access encourages more people to leave their cars outside of the city centre, and allows faster movement of buses

6) More opportunities for future LRT routes

7) "KL Sentral" could be called "KL South" and a similar, smaller terminal could be built to the north of the city centre.

Those are just my thoughts from an hour stuck in the jam around Midvalley.

UBS Investment Research has raised its target price for IGB Corp Bhd and KLCC Property Holdings Bhd on expectation that the developers will benefit from robust office rents and strong tourist arrivals this year.

IGB, operator of Mid Valley City which comprises office, retail and hotel offerings, had its target price lifted to RM2.50 from RM1.96. This implies a 29 per cent upside from the stock's last traded price of RM1.94.

UBS raised KLCC Property - which has property assets such as the Petronas Twin Towers, Suria KLCC and the Mandarin Oriental hotel - to RM3.50 from RM2.88. The stock last closed at RM3.02.

UBS' bullishness on the two stocks is based on its belief that retail spending and hotel occupancy will be boosted by the Government's Visit Malaysia Year 2007 (VMY 2007) initiative.

Under VMY 2007, tourist receipts are targeted to increase to RM44.5 billion from an estimated RM35.2 billion in 2006.

The foreign research house also believes that office rents could increase by 5-10 per cent this year because of a constraint in supply of Grade A office space in the city centre, and robust demand from the services sector.

"We see the completion of IGB's Gardens Mall in September 2007 as a key event catalyst for the stock. We see IGB's net profit increasing by 26 per cent in 2008," UBS said in a recent report.

The Gardens Mall, comprising a shopping centre, office towers and two hotels, has a gross development value of RM2 billion.

It will add 0.8 million sq ft to Megamall's current net lettable area of 1.7 million sq ft.

Meanwhile, KLCC Property is also expanding its assets via Lot C, a mixed development project in the vicinity of the Petronas Twin Towers.

UBS said the project is targeted for completion in the 2010 fiscal year.

The main risk to investing in IGB and KLCC Property will be when rental revisions falter, retail spending weakens and hotel occupancy falls.

"This could happen if there was a geopolitical event or the economy weakens," UBS said.

WOW! Although I frequent MidValley a lot, it is still amazing to think of the scale of this development! :eek:

They are actually building the towers at The Gardens together as well......just amazing! :okay:

I just hope they ikut the original masterplan and construct the remaining 2 towers which is supposed to be situated between Boulevard Hotel and Centrepoint North and in between Menara IGB and Centrepoint South :yes:

And not forgetting the Supertall which is supposed to be at the circular empty area fronting the South Court entrance of the Megamall. However I heard that they are going to have a convention centre there :(
