18 storey is the second eblock/I Peak na ang name. maybe the 24 storey is another building in AITP.

BBRC is already owned by the ayala. Huwat ta ground breaking nila last quarter of this year for the I-Peak.

Wowo good news.. This is going to be built near the old BBRC right?

Anyway, did they acquire the old BBRC already?

I heard that they're going to turn it into a BPO enclave.

Asian iOffice to unveil another BPO building
By Ehda M. Dagooc (The Freeman) Updated June 04, 2010 12:00 AM

CEBU, Philippines - The Asian iOffice Properties Inc. (AIO) is going to build a 16-level modern office building at the Asiatown IT Park to accommodate strong demand for office space among local and multinational Business Process Outsourcing (BPO) and IT-related investments.

AIO will introduce today its state-of-the-art building that is envisioned to become a premier location for BPO (business process outsourcing), IT (information technology) and ITES (information technology-enabled services) business locators in the country.

This project is a sequel to the successful eBloc Tower completed in 2009.

The building sits on a 4,383-square meter lot with a gross floor area of 34,762 square meters. Over 26,500 square-meters of which will be available for the BPO, IT and ITES business locators.

This new building will have a substantial retail provision with landscaped storefront at the ground floor to cater to the needs of BPO workers 24/7.

In addition, six floors with open-air podiums are allotted for parking space which can accommodate 440 parking slots.

AIO is a special purpose vehicle created through the contribution of investments from Cebu Property Ventures Development Corporation (CPVDC) and Ayala Land Inc., (ALI) to address the increasing demand of office space in Cebu.

Cebu City is dubbed as the leading Information and Communication Technology (ICT) center of the country and is among the top 50 Emerging Global Outsourcing Destinations in the recent Tholons global services survey.

From purely selling lots at the Asia Town IT Park, CPVDC has now shifted to constructing IT building starting with eBloc in partnership with ALI.

The company also will start the development of 5-hectare idle lot at the cyber-park by second half of 2010.

In an interview earlier with CPVDC president Francis O. Monera he said that the company has taken advantage of the robust growth in the ICT industry specifically in the intense interest of multinational BPO firms to locate in Cebu.

He said the average 25 percent growth of the BPO/ICT industry in the Philippines amid the challenging economic environment is a good indication that demand for BPO related office rental will continue to be strong in the next few years.

An IT Special Economic Zone operating for almost seven years now, Asiatown IT Park has played a significant role in laying down the ground work for pushing Cebu as the ideal destination for IT investors.

Asiatown IT Park is now the location of well known BPO firms such as JP Morgan, NCR, Convergys, eTelecare, PeopleSupport, among others and these IT locators are employing over 13 thousand people.

Expanding Beyond Key Cities
Ayala Businesscapes’ One Evotech in the NUVALI TechnoHub, Laguna is turning out to be a dream place to work in with its low-rise buildings, Wildlife and Bird Sanctuary, and water features. In Cebu, it is building The Peak at Cebu, the first in the 5.3-hectare development called Asiatown IT Park. In Davao, Ayala Land Businesscapes is building the five-story E-Services Building at Abreeza, a mixed-use, 2,500-square-meter structure designed to support the lifestyle of call center agents and is in close proximity to the city’s biggest universities. In Iloilo, it is building the Iloilo TechnoHub, composed of three buildings with support facilities for BPO firms and is close to schools, hospitals and the downtown area.

More BPO sites to rise in Cebu ‘cyberpark’

CEBU CITY — At least two more buildings for business process outsourcing (BPO) companies are being planned at the Asiatown IT Park to cope with continuing industry demand for office space and boost recurring income sources for cyberpark developer Cebu Property Ventures and Development Corp.

Francis O. Monera, president of the Ayala-led Cebu Property Ventures, said the company is shifting to BPO building development starting with the eBloc Tower because there isn’t much land left at the 24-hectare cyberpark.

"We need to strengthen our recurring income source so we have shifted from selling lots to constructing BPO buildings," Mr. Monera said in a press conference. Asiatown, the first cyberpark in Cebu, hosts about 70% of the 65 BPOs operating in Cebu. The 24-hectare ecozone employs nearly 13,000 people, including those in retail and commercial outlets.

Asian I-Office Properties, Inc., a special purpose vehicle of Cebu Property Ventures and the Ayala Land, Inc. Corporate Business Group, will build its second mid-rise office condominium for BPOs at the five-hectare expansion area of the cyberpark. Horizontal development of the expansion area, estimated to initially cost P200 million, has started.

"The sequel to the eBloc is still in the planning stage. But it won’t depart significantly from the eBloc Tower," Mr. Monera added. Construction of the building is expected to start next year.

The 12-storey eBloc, which was completed by Asian I-Office in March this year, has been leased out to global financial services firm JP Morgan Chase & Co. and retail solutions provider NCR Cebu Development Center, Inc.

JP Morgan, which is retrofitting four-and-a-half floors of eBloc Tower, aims to start first-phase operations in March. The company plans to initially hire 2,000 people, although each floor would have a capacity of 420 seats. NCR, on the other hand, is operating its local research and development facility with a work force of over 500 at the eBloc Tower.

Mr. Monera said JP Morgan’s plan to expand its Cebu facility as well as the continuous stream of inquiries for BPO space have influenced Asian I-Office’s decision to construct a second building.

Senior level executives of JP Morgan visited Cebu in late October to inspect the retrofitting work at the eBloc Tower and scout for another site to double its capacity in Cebu. JP Morgan’s Cebu facility will house the operations of Chase Card Services.

Cebu’s 65 BPO companies employ an estimated 50,000 people. For the second consecutive year this year, Cebu was named the top emerging BPO destination in the world by Tholons magazine. — Marites S. Villamor

Firm to put up another IT Park building

By Katlene O. Cacho

THE Asian i-Office Properties, Inc. (AIO) has unveiled another project at the Asiatown IT Park to provide more space for the growing business process outsourcing (BPO), IT and IT-enabled companies.

AIO launched yesterday eBloc 2 Tower, a 16-level office building located in the Phase 2 of IT Park. It sits on a 4,383-square meter lot with a gross floor area of 34,762 square meters.

AIO is a partnership between the Cebu Property Ventures Development Corp. (CPVDC) and Ayala Land Inc.’s (ALI) Corporate Business Group to address the continuing demand for office spaces.

The eBloc 2 Tower is a sequel to the eBloc Tower, which was completed last year.

CPVDC president Francis Monera said the construction of the eBloc 2 Tower is another move of the company to address the demand of the growing BPO and IT industries.

“This will further make Cebu a prime investment destination,” Monera said during the launching yesterday. CPVDC is the developer of Asiatown IT Park and is a subsidiary of Cebu Holding’s Inc., an Ayala-led company.

ALI president and chief executive Antonino Aquino said the company invested P1.4 billion for the project, which is set to be completed next year.

He added this is part of the P2 billion earmarked for Cebu to fund major developments of the company in its residential, office and retail businesses starting this year.

“We will make sure that best practices will also be implemented here in Cebu,” Aquino said as he noted ALI’s developments in Makati City and Bonifacio Global City in Luzon.

He said the 7.3 percent economic growth in the first quarter encouraged the firm.

“Of course we will take advantage of the momentum and take full advantage of the growing BPO industry as it is one of the major growth drivers of the country’s gross domestic product,” Aquino told reporters.

The eBloc 2 Tower, which is envisioned to become a premier location for BPO, IT and ITES business locators, has a gross leasable area of 26,543 square meters. It also has retail spaces and an open air podium that can accommodate parking slots for both retail and office needs.

Monera also said the firm is in discussion with a big multinational company that already expressed interest in locating at eBloc 2. He, however, declined to identify the company.

CEBU, Philippines - Ayala Land Inc., in partnership with Cebu Property Ventures Development Corporation (CPVDC), is set to complete the P1.4 billion eBloc 2 project at the Cebu Asiatown IT Park by end of 2011.

This early, CPVDC president Francis Monera said the 16-story BPO (Business Process Outsourcing) building has already attracted big names in the ICT and BPO companies around the world.

The opening of the eBloc 2 towards the end of next year is seen to provide ample opportunity for employment in Cebu at the same time providing good revenue generation for the City.

The eBloc 2 construction will start the development of the idle five-hectare property, which was originally master-planned by CPVDC to be developed into a BPO enclave.

Simultaneously, the Ayala Group will also build an office-condominium building adjacent to eBloc2 called Avida within the area.

ALI president Antonino T. Aquino said the company will replicate what it’s done in Makati City and Bonifacio Global City with its allocated investments of at least P10 billion in the next five years.

The eBloc2 will be developed by Asian i-Office Properties Inc. a special purpose vehicle created through the contribution of investments from CPVDC and ALI to address the increasing demand of office space in Cebu.

The eBloc1 is now the home of international financial firm JP Morgan, and other big names in the ICT and BPO sector.

According to Aquino the Ayala Group will continue to build more complementary facilities such office-condominium and high-rise BPO buildings in the five years, not only in Asia Town IT Park, but also to its newly proclaimed IT Park the 50-hectare Cebu Business Park (CBP).

Aquino said the group has strong confidence on the effective positioning of Cebu as a prime investment hub for BPO and ICT, thus providing dynamic economic activity here, of which growth rate is faster that the national figure.

^^

Perhaps the side facing the old city jail would have a firewall, but not totally a firewall I guess. I hope it would just be something similar to that portion of eBlock One facing the old Cebu International School campus/CIUDAD.

May I add, that I think you have an eye for photography kay nindot kaayo imong framing and angles sa shots. It has also occurred to me that you even chose the time of day deliberately aron asa ang mas dramatic ang lighting.

Well done bai!

PS. I think this would be one very ELEGANT and CLASSY building.

the design of the mall should be like -the terrace and only a little portion na close type to house highend shops, tapos duna supermarket and a departmet store and a movie theater . then the mall is maybe as big or a liitle smaller than emall. the mall must be only at least 2 storeys high at may big atrium

but isnt IT park already a "mall" by itself? if you think about it, rows of restaurants, coffee shops, banks, and service shops and some retail stores?.. seems like a large open air mall na to me... i thought there was a rumored savemore na mo open sa IT park?

E Bloc 3 soon... it will be located on the BPO Enclave area as shown... ( beside the Ebloc 2)
E Bloc2 is already fully reserved by only three firms.

http://i799.photobucket.com/albums/yy271/djxd2/updates/aitp.jpg

the large tract of land which labelled as a Parking building has an owner ( not an Ayala).. and certainly not for a parking building...... hehehehe

the parking building will be located also near the BPO Enclave..
the large area which is used as the temporary offices of Aegis People Support will be converted into a Mall cum Piazza.. patterned after the Boni HIgh.. once APS will have its complete transfer of its facilities to its new building.. the rest of the remaining offices will also be temporarily housed in either the E Bloc 2 or the globe building.

Apart from Ebloc 3.. there will be three to four more locators scheduled to break ground for their own developments either this year or early next year...

this is fresh update from my sources connected to the company.

The ceremony was symbolic of the structural completion of the building which will be finished by September this year.

“The completion of this office building will open the door for more investments and job opportunities in the area. eBloc Tower 2 is designed to support the needs and dynamic lifestyles of a global workforce. Here we aim to provide a unique environment that encourages productivity and efficiency within the premier I.T. hub in the region,” CPVDC president Francis Monera said.

Upon completion, eBloc Tower 2 will bring in over 26,500 square meters of additional leasable space within Asiatown I.T. Park.

“This is only one of the many investments in the leasing business which Ayala is launching this year. We are looking forward to very strong growth by increasing our leasing portfolio over the next five years,” Emilio Tumbocon, Vismin Group Head for Ayala Land said.

“With these strategic directions, we will take on new ventures maximize the potential of the BPO industry, particularly in the Visayas and Mindanao areas,” Tumbocon added.

eBloc Tower 2 is a modern 16-level office building located in Phase 2 of Asiatown I.T. Park. The project is only 1.5 kilometers away from the Cebu Business Park, the biggest master-planned development in the Southern Philippines.

eBloc Tower 2 can be accessed through Salinas Drive, Banilad Road, and San Miguel Barangay Road.

The building sits on a 4,383-square meter lot with a gross floor area of around 34,762 square meters. The project, a sequel to the successful eBloc Tower completed in 2009, is envisioned to become a premier location for BPO, IT, and ITES business locators.

eBloc Tower 2 is designed to have a substantial retail provision with landscaped storefront at the ground floor to cater the needs of the BPO worker 24/7. An open air podium, which accommodates ample parking slots, provides for both retail and office needs. The gross leasable area available for BPO, IT and ITES business locators is 26,543 square meters consisting of 10 floors with a typical office floor plate of approximately 3,151 square meters per floor.

Some of the important provisions and amenities within the building are: 100% power back-up; redundant cable risers; redundant telecommunication facilities and multiple service entrances; elevator bank; centralized chilled water air-conditioning system; CCTV and access controls; a delivery bay, a modern porte-cochere, balconies on each leasable floor; and a ground floor retail area with al fresco dining areas.

eBloc Tower 2’s standard features include underground cabling; overhead and underground water tanks; provisions for the disabled; grand lobby with reception counter; segregated garbage collection area; service and utilities provisions; cleaning gondola; kitchen sink provisions for all floors; heavy load areas and access to centralized sewage treatment plant in Asiatown I.T. Park.

The building is a proud manifestation of environmental sustainable design practices through energy-efficient electrical, air-conditioning and its water-efficient plumbing systems. Lights, pumps and motors are energy-rated and can save electricity. The plumbing system uses a dual-pipe system to collect grey water and facilitates rainwater collection. It also employs waterless urinals and other water-saving toilet fixtures.

i guess maong gamay ra ang buildings sa CBP unlike sa AITP kay sauna CBP was not yet ITC/BPO accredited site and its more on building offices and condos. when BPO became a boom in the country, ALI saw the potential of Cebu and so they built AITP for IT and BPO enabled services maong mas daghan naglocate na companies sa AITP pero karon nga ICT-BPO accredited site na ang CBP, it will eventually compete with AITP for IT & BPO companies.

^^ if my memory serves me correctly:

... the owner and manager of Asiatown is CPVDC (Cebu Property Ventures & Devt. Corp.) which is a subsidiary of CHI (Cebu Holdings, Inc.), an affiliate of Ayala Land Inc.

..actually, they've created a new company under CPVDC / Ayala Land, Inc. which is named as Asian I-Office Properties, Inc. (AIO) that manages the E-Bloc Towers 1 & 2 and the E-Office.
