That render makes it look very tall. Let's wait to see the official height info but anyway, it would be great for this part of town. Weird how it is only 36 units. They must all be luxury and big so they may have a hard time selling.

i doubt it........ terrace road is going off... and this will be even better.. same views and closer to the city..... the rendering looks tall but it could be the angle of it...... the roof is awesome :D

What a surprise that was reading the morning paper with a cup of coffee and seeing this little gem pop out of no where:)..I think it will sell well because of the 2 apartments per floor. Remember that 12 story or so apartment in South Perth which had one apartment per floor, it all sold in record time.
.....Anyway lets hope so. That thing on the roof is awesome, lets hope it will look as impressive as the wing on Aurora in Sydney.

I had a closer look at their web site. All apartments are 3x2 except for one, which is 2x2. The prices for the 3x2 are between $674,000 & $1.410,000…The 2x2 is $562,000…Hmm maybe they threw this one in just to say prices start at a low $562,000:tongue4:…..Not sure how this project will fare now...lets hope it reaches its peak!...ar. haha:D

i have never heard of this developer.. it says they built the office at 231 adelaide tce... the office there is pretty old :D considering this is the tallest perth resi to date it has had very little publicity....

lol, i chatted to Mr McCormack himslef today from McCormack architects based in Applecross and he said he would also like to know maximum height to wavy feature.lol So he is measuring plans tonight and getting back maybe tommorrow. He said he is also doing a rendering of planned projects for East Perth to see "new skyline" and impact Peak has with others. he will send it to me also. cant wait. he isnt sure if it will be tallest resi, because of Condor starting up soon.it might win the race.

Hehe, so the advert in The West was a guess it might be the tallest, reguardless of Condor. The architect doens't even know the height - that's hilarious.

great news... wonder how long condor will take considering they are using a current building and building on top I would think quite awhile, they say completion early 2007 so I would think it would talke around 2 years or more to build so we might see a mid-late this year start?

The project will only go ahead if enough units are pre-sold, that comment about 4 months is the developer's bullish speculation about sales. Let's see what the weekend brings what with the marketing site being open. Nice design though!

cull do you know the height of the sheraton? had a ride on the Transperth Terry to south perth and the sheraton has quite an impact so if its taller than that, its going to stick out significantly

I contacted Sheraton last year and they said its 85m above the lower street level (Terrace Road) . and height from main entrance (Adelaide Terrace) is 75m.but ive noticed the plantroom sticks above roof. this may add other 3-4m? ill ring again to confirm.

height above Adelaide Terrace-75m (+3m plant =78m)
height above Terrace Road-87m (+ 3m plant=90m)
I was lucky to get maintenance guy whith plan elevation stuck on near boiler room wall.lol
so ive amended height on ss.com.
So Condor will be 2m higher above Adelaide Terrace than Sheraton.

How aggressively do the developers of inner city property advertise their stuff over there.

It would be good if they all chipped in,along with Perth City Council to do some kind of ongoing TV campaign to show people what inner city living can be like.

alot of these residents move in and bring the suburbs with them ie several cars, get bars closed down, still shops at malls, drive 1km to work etc etc.. so residents are good for the city as long as they adapt to inner city life and realise you can walk to places, suport local businesses, expect abit of noise etc.. etc.. moving to the city is one thing but they have to learn the difference between starbucks and a little inderpended espresso bar etc... location doesen't make you urban, suburbanites can live in high density buildings....

I find it disturbing that someone could live in an inner city apartment,and drive to a shopping mall for all their shopping.

Can you imagine living in say Paragon or Pacific Intl,and driving to Karrinyup for your shopping!!!!

You would have to be FUCKED IN THE HEAD !!!!!



Perth has such potential to become a truly exciting,urban city.

I find it disturbing that someone could live in an inner city apartment,and drive to a shopping mall for all their shopping.

Can you imagine living in say Paragon or Pacific Intl,and driving to Karrinyup for your shopping!!!!

What if you want to do a trolly load of grocery shopping? Sometimes shopping centres and a car are just easier.

city provision love it, esp the lunch boxes with chicken and salad etc.. tiss good... personally I haven't been to a supermarket in the suburbs for about 3 years, though If i do I would use dewsons etc.. because they are open till 8 or 9pm with similar prices. and weird thing is city convenience stores in the CBD had 600m bottles for the same price than supermarkets (cold) also there is a foodland next to cinema city, thats good because you don't have to line up. fresh provisions walcott crn beaufort and one in claremont and the bomb open 24 hours 7 days the size of woolworths murray street, lots of great stuff you dont' get in your average supermarket
as for cars and shopping well, you dont' need to go to a mega mall to do that, small community centres close to home serve most areas, and you only need to do major shopping once a week.....

I love java juice, boost etc.. there are now aprox 8 of so juice stores in Perth's CBD, the more the better they are only small chains though compared to starbucks that are huge international chains and big locals like woolworths and coles myer, btw coles myer make a complains about 24hour alcahol @ convention centre because they want all the market to themself arseholes, and yes they do employ locals but they don't pay em to well

it would depend where u are... applecross is richer area and no other supermarket nearby....... so dewsons ****s are ripping us off......... would depend on area... in places like nedlands etc: the shops will charge more on average........

i prefer the woolies metro layout or the big chinese and european hypermarkets like carrefour etc: can get evrything u want there... and they have many small shops underneath so its best of both worlds... in china they have them in the podiums of the apartment buildings.....

we use our for our bin lining, though we do have some of those green bags now, though in the CBD on shopping sprees i just get huge bags, and put everything in one or two if not i end up with 10 bags lol... also I like how the subi arcade is open air, I dont' like the carpark around the train station though, should be a plaza, its make access hard around subiaco centro, plus blocks the vista and just takes away from the fact there is a train station, though the new ticket barriers might do that anyway...

I use the shopping bags for the kitchen bin so it means I aint using other custom made plastic bin bags, which means the same amount of plastic bags used for my bin are the same as anyone else, which means the environment gets the same back from me. The only difference is that I'm not spending money on custom made bin bags so this is a load of crock argument when it comes to saving the environment. It just means that manufacturers of plastic bin bags will make more money.

ok, the changes are 3 aptartemnts per floor as compared to 2. all sales have been cancelled and formal marketing will start soon.should be u/c by xmas mayby march at the latest.

The old figure of 22 sold must have been a lie to try and encourage other apartments to be sold. There's no way you'd prejudice sales with a subsequent redesign without getting confirmation from the buyers that their sales would remain in place. I wouldn't be surprised if this was canned....not surprised at all....

i got my panflet - its very skinny (the panflet and the tower) , there also trying to sell offices on 231 adl tce, peak is skinny but looks tall , the views are awesome> itll be a good add because its close to the cbd like two blocks away from adelaide tce.

Walked past Peak site yesterday, the rental car business is still in operation.
Condor has started knocking out internal walls. Another issue facing Peak is the potential of being built out. Which many investors in that price bracket ($500k) would be wary of.

Old design was TONS better. I just view these stumpy little towers as a waste of valuable waterfront land.

Still, developers do whatever the market will let them on a cost to profit basis, so if theyve redesigned it this way then thats what their capabilities are in the current market.

I don’t think it will look too stumpy at all because of the narrow site. It may be a good thing that this new design has a ‘stumpy look' about it otherwise it may have looked way too slim. I’m also disappointed with the change of the roof design. It was the best feature of the building…also as I mentioned before, they had (still have) the perfect opportunity to create one of those pool facades. In doing so, it will single out this apartment building from the rest.

“I live on Adelaide Tce, u know that apartment building with the pool”.. “Oh yeah, I know the one” …lol

Yep. Cul posted some from Sydney way back. A glass facade holds the pool water, which can be seen from the street. Makes a good eye catcher-feature street level. You can see it in the Peaks design however it’s at a very low scale, not much of a feature really to what it could have been.

It's not that small. Elevation is just the other side of eastside(building to the right of this) and it's got half the plot of this and is 100m. So go figure.

this ones flying ahead now. The contractor is DIPLOMA (same as saffon and many other fine residential prjects) and piling has already begun! Will be rising with in a month or two.
