Toranomon-Roppongi Area
Vertical Garden City
Planning is currently underway for the Vertical Garden City redevelopment of a large slice of central Tokyo close to ARK Hills. Working in concert with local residents, Mori Building will transform these areas into safer, more comfortable and greener places to live.
Concepts
This redevelopment project covers approximately 2.0 hectares of land located extremely close to Kamiyacho Station on the Tokyo Subway Hibiya Line and Roppongi 1-chome Station on the Namboku Line.
Many embassies and hotels are located nearby, making it an area with a strong international flavor, and it is being developed through category 1 urban redevelopment projects such as ARK Hills, Izumi Garden, etc. Moreover the "Loop Road No. 2, vicinity of Shimbashi, Akasaka, and Roppongi" area, which includes the site of this development, has been designated an urgent urban renewal area.
Based on the concept of "a life surrounded by nature in the heart of the city," we are aiming to build an appealing urban area that is very cosmopolitan and has abundant culture. It will combine residential, retail, and business functions to a high standard. The development will be in harmony with other developments in the vicinity, ensure reasonable and sound land use, improve disaster prevention capability, and advance the development of the city infrastructure.
Development of public facilities is to include widening of the ward road on the western side of the site by 12 meters from the opposite bank, and the building of two new ward roads, 9 meters and 6 meters wide, around the perimeter of the site. We will also develop public spaces inside the site itself, an approximately 3,000m2 space on the west side and an approximately 1,000m2 space on the south side, and develop new pedestrian walkways and green areas. There is a height difference of approximately 10 meters between the existing residential areas on the west side and east side of the development site, but this project will help to improve the convenience of the area by installing escalators and elevators in the walkways.

On the site of the former Tokyo Central Post Office in the Marunouchi business district right next to Tokyo Central Station, Japan Post Group is building a 200 meter high office tower. It will be build behind the historic facade of the old building from 1933 that will be restored and will be part of the new complex.

Yes I confirm! They started the ground works. For now, what I saw from street level is: They have stated digging, drilling machines and equipement are stored on the site. I also saw that they work the ground on street side, alond the old post office facade.

Right in the hart of Otomachi is this new office development, it's just under 200 meters high and will be finished in 2014. The building will house offices and the Aman resorts group will open up an "AMAN TOKYO" luxury hotel on the top floors.

This project that was previously known as the "Shibuya 2-chome 21 Area Development Plan" & "Shibuya Shin Bunka Gaiku Project" is part of a major redevelopment around Shibuya station that will be completed in 2017, but this tower will be completed in 2012.
The tower will be 182.5m tall and will have shops, an exhibition hall, a theater and offices on 34 floors above ground plus 4 floors underground. It will be the tallest tower in it's direct surroundings and the 3rd tallest in the whole of Shibuya.

This is the only real plan for a supertall skyscraper in Tokyo situated just outside of Shinjuku's skyscraper cluster. The whole plan consists of 4 towers but only one of them will be taller then 300m. The tallest will be an office tower the other 3 will be residential buildings that with 245m will be the highest residential towers in Japan.

The only problem is that it has become completely quiet around this project, the official website was taken down and the last real news was in November 2007. Kabuki mecca's days numbered

The Kabuki-za Theatre, a Tokyo landmark and the mecca of the traditional performance art, will soon vanish to be replaced by a new office-theater complex despite pleas from architects to preserve the building.

Shochiku Co. announced this week it will end kabuki performances at the current building in Ginza in April 2010.
"Sayonara shows" will be held from next January to April 2010, after which kabuki will continue at the Enbujo theater in Shinbashi during the construction period, which has not yet been decided.
Other details of the reconstruction project will be announced in January, the company said.
Kabuki-za Theatre boasts a history of nearly 120 years, as the original wooden structure was built on the same site in 1889. Since then, the theater has been the center of the kabuki world.
The current structure was last rebuilt in 1950, based on the design of the previous building erected in 1924.
The theater has precious historic value because the 1924 design dates from a time when Japanese architects were trying to establish a new traditional-style architecture based on noncombustible building materials, according to the Architectural Institute of Japan.
The institute, which has 35,000 members, submitted a petition in 2005 calling for the theater's preservation.
"(The Japanese design) has succeeded in widely handing down the tradition and culture of kabuki . . . to citizens (of later generations) in the ever-modernizing urban scenery of Ginza," the institute said in the petition.
The government has also designated the building as a "Registered Tangible Cultural Property" of the nation, although such classification does not prohibit dismantling or remodeling.
Shochiku decided to rebuild the theater because the structure is aging, said Ippei Noma, who is in charge of the project.
Noma said no details of the new building have been decided yet, but he indicated the company will try to maintain the atmosphere of the current structure in the new theater.
"The atmosphere of the current design has been supported by many people. We'd like to give consideration to their opinion," he said.

Speaking of Kengo Kuma, and of 2010, I am immensely looking forward to the completion of his Asakusa Culture and Tourist Information Center this year. Taito Ward held a competition in 2008 and received over 300 proposals to design a tourist hotspot that would eventually complement the Tokyo Sky Tree, set for completion in 2011. In the end, Kengu Kuma beat out Inui Kumiko with his design of stacking 7 units on top of each other.
The structure is an example of “losing,” one of Kuma’s primary architectural principles which he articulates and disseminates in his 2004 book, Losing Architecture (負ける建築). In his book Kuma emphasizes the need for site-specific work that takes into consideration, and heads to, the surrounding environment. It’s the antithesis of a considerable number of structures, both in Tokyo and New York, that “wins” out over the surrounding environment because of a complete disregard for it.
The 7th floor will be a café, the 4th – 6th floors will be multipurpose gallery/activity spaces, the 3rd floor will be devoted to admin and the 1st and 2nd floor with be tourist information center/lounge.

Tokyo Station face-lift adds old, new looks

JR Tokyo Station is in the midst of its first major reconstruction work since the end of the war as part of efforts to revitalize the heart of the capital.
During the process, East Japan Railway Co. will restore the red brick Marunouchi building to its original glory before its wartime damage.
The reconstruction work began in 2004 following an agreement between Tokyo Gov. Shintaro Ishihara and then JR East President Masatake Matsuda in 1999, and is slated for completion in 2013.
The building, originally built in 1914 with three floors above ground and one basement level, survived the Great Kanto Earthquake in 1923. But its domes and third floor were burned down in the 1945 air raids that destroyed a large part of Tokyo.
To hastily resume the station's operations, the government completed makeshift repairs in 1947, installing octagonal domes but not restoring the third floor. Although the repairs were intended only as an interim solution, they have remained until the present day.
Sixty years on, JR East is finally restoring the destroyed third floor and roof. The octagonal domes will be rebuilt into the original round shapes and their interiors decorated in their original form with reliefs of an eagle, a warrior's helmet, a sword and other patterns. In addition, the construction will be earthquake-proof, the company said.
The square in front of the Marunouchi side will be redesigned to give more space for pedestrians.

The station redevelopment plan is still in the planning fase and the latest modification to the plans was made in January.
As you say the station will get a different platform layout that is much compacter then the current situation.

The Tokyo Toyoko Line platforms terminal goes underground with the connection with the Tokyo Metro Fukotoshin Line that will be opened in 2012. The Tokyo Metro Ginza Line terminal that is now located above the Yamanote line platforms is relocated to the East and will have an island platform. All the JR platforms will be next to each other, with 1 island platform for the Yamanote line and 1 for the Saikyo Line & Shonan-Shinjuku Line that is now a long walk away from the main station building.
Right now the station doesn't really have it's own station building, all the station facilities are in the tunnel under the tracks and in the Tokyu Department Store that is surrounding the station. The store will be demolished and there will be a new station building all over the tracks from East to West where the station tunnel is right now. I don't see any designs for the station building and also nothing on the height of the building. There are two other locations for new buildings on the other side of the elevated Expressway on both sides of the JR tracks.

I don't see a time plan for the construction, but the whole project should be finished in 2017. But since the complexity of the project I wouldn't be surprised if it will take a bit longer.

There are various improvements already under construction at JR Shinjuku Station, the largest of which is expansion and development of the South Exit into a new transportation hub. Approximately 430,000 people use the South Exit at Shinjuku Station daily, but the congested National Route 20 (Kōshū Kaidō) overpass above the station is too narrow to handle all the pedestrian traffic and is also in need of seismic retrofitting and replacement due to age.
A new three-level transportation hub and elevated deck will be built on the south side of National Route 20 to serve as a new pedestrian plaza and station entrance and handle vehicular access to and from the station, including by private auto, taxi, and express bus.
JR East will also construct a 180 m (110,000 sq m) mixed-use tower featuring a multi-purpose performance hall, landscaped green space, and other uses. Underground pedestrian passages will also be extended to connect Shinjuku Sanchōme Station on the Fukutoshin Line directly to JR Shinjuku Station. The two are technically already connected, but only at the northern end of Shinjuku Sanchōme, which connects to East Exit of JR Shinjuku Station. The new underground passage would connect the south end of the Shinjuku Sanchōme with the redesigned South Exit of JR Shinjuku underneath National Route 20.

東京急行電鉄などは14日、渋谷駅東口の「東急文化会館」跡地で共同開発を進めている超高層複合ビルの名称を「渋谷ヒカリエ」にすると発表した。完成は2012年春の予定。新たな文化やトレンドを世界に発信するシンボルタワーとして生まれ変わる。
渋谷ヒカリエは地上34階、地下4階で、高さ約182・5メートル。9階まではショッピング施設や飲食店、11~16階はミュージカル劇場「東急シアターオーブ」、17~34階はオフィスが入る予定。
中核施設となる東急シアターオーブは約2000席。ブロードウェーのミュージカルなどを上演する予定という。地上約70メートルで、夜間は渋谷の夜景を楽しむこともできる。

I can't find any pictures of how it's going to look like when it's completed but it's going to be a huge complex. Sony is redeveloping it's technology center with a 141 meter high tower that is pushing the limits of the aviation height restrictions in the area.

Another long term redevelopment project with a 209 meter high tower. The redevelopment plans started in 1993 and in 2008 it was decided to go ahead. But it's still just a plan not a project and there are no starting and completion dates. But it will be an interesting tower if this one actually goes ahead.

Another redevelopment that just got it's final approval, the demolition work already starts next month. The plan next to Iidabashi station on the Sobu-Chuo line close to the Tokyo Dome consists of a 150m high office tower and 3 other buildings including a residential tower (no info).

'Akasaka Prince' hotel to close after 55 years
TOKYO, April 28 (AP) - (Kyodo)—Seibu Holdings Inc. said Wednesday it will close the 55- year-old Grand Prince Hotel Akasaka, known as "Akasaka Prince" or "Aka Pri," in Tokyo's Chiyoda Ward at the end of next March due to the aging of its facilities, which require massive renovation.
Masahiro Sekine, a director of Seibu Holdings, said at a press conference that the once highly fashionable hotel, which opened in was much loved by its many guests but his company has decided to close it with the "change of the times."
After it is closed, the facilities including the 40-story building designed by the late architect Kenzo Tange will be demolished but an old building with historic value will be preserved.
Seibu Holdings said its group will redevelop the site for commercial facilities and offices, and will continue to employ the workforce of 680.

I used to live near here. The site has pretty much looked like this for the past few years, although recently a lot of work as started up. They stopped construction for a few months last year; apparently they were having some money problems. I'm also curious as to what this will look like. By the way, this is just up the street from the Ohashi projects. Another rather tall tower was completed in this area last year as well.

This 144.50m high office/residential mixed tower was completed August last year. I found the name via Google Streetview, although you have to get the right picture because the google car drove past this building 3 times. You can almost follow the construction, in the oldest pics it's not above the ground yet, the second set of pictures the tower is halfway and in the last set the tower is almost completed.

The official height is still approximately 247m, there's still a chance that it will become Tokyo's tallest skyscraper. The construction will start in November and then we will probably know the exact height from the construction info boards.
Momo1435 June 29th, 2010, 10:10 PM If you look at Shinjuku on Google Earth you can find a weird open field just 1 km North-East of Shinjuku Station, not for much longer. Mitsubishi Estate is developing 2 towers on this plot in park like setting.

Another redevelopment in Shinjuku, just a short distance away from the projects in the previous post. It's a residential high rise with a height of 180m and some low rise buildings around it. Apparently there used to be an earlier design that was 220m high but 180m will already stick out quite a bit in this part of Shinjuku.

Last year I happened to take some pictures of the area without knowing about the redevelopment plans. I could have known that something going to change by all the parking spaces in the area, the redevelopment process started in 1990 and many properties have already been bought, demolished and turned into temporary parking space.

BTW if you're curious how they will double the roadside trees in Tokyo, read this. For all you people who hate the roadside utility poles and electrical wires everywhere..
• Roadside utility poles will be replaced by trees. Roadside trees will be increased to approximately 700,000 trees in four years. They will be doubled to 1 million trees by the end of fiscal 2015.
• All utility poles along metropolitan roads within a central core area will be removed by the end of fiscal 2015. Utility poles along metropolitan roads mainly in commercial districts outside the central core area will also be removed. After removing the poles, trees will be planted to create a beautiful urban landscape and form a corridor of abundant roadside greenery, making Tokyo into a more livable city.

ukiyo August 2nd, 2010, 05:42 AM I think that is one reason. Though I think with improving technology and building techniques it's not as big of an issue (sky tree?) as it was before. But maybe it costs too much. Also I think there are height restrictions in some areas. Land cost is also very high, so many buildings are 100-200m but they are very "wide" so it has alot of floor space.

I don't think it's because of earthquake risk. In the last decade, several japanese construction corporation, like Shimizu for instance, developed project of 1'000m.+ buildings, not aimed to be really build but just to show that they have the know-how for building extremely tall structures even in a fault area. So earthquake may not be the reason.
My opinion is that there is height restriction because of the proximity of Haneda airport. For example, skyscrapers around Shinagawa are never taller than 150m, whereas 200m.+ are located farther north, mostly in the surroundings of Tokyo st., in Roppongi or in Shinjuku.
Still, i have never seen any map of that height restrictions, and i'd like to see one to figure out more precisely what's the maximum height in all the 23 wards...!

Momo1435 August 2nd, 2010, 07:58 PM To end all the speculations about height restriction I decided to look into it and not surprisingly it's officially documented.

The green line on the map is the main restriction for central Tokyo, inside the limit grows from 45m at the purple line to 295m on the green line itself. The area inside the blue line is an extension of the 295m limit. Judging from the heights of buildings in some of the areas inside the green circle I doubt that the limit goes up linear from the inside towards the outside. That's why Marunouchi has a 200m limit even though it's almost outside of the green line. Roppongi is also inside the circle and has a 250m limit.
Outside of the lines there's no limit at all, that's why the Sky Tree can be so tall just outside of the limitations.
After seeing this it should become obvious that the height limitations only play a limited role in the reason why so many towers in the 100-200m range. Even in the locations where there are no height restrictions we don't see too many towers that are higher then 200m.
It's much more likely that there's an economic answer to this question, there's simply no market for super tall skyscrapers in Tokyo. Not because there's no need for office space, the years before the financial crisis there was a very high demand for new office space with vacancy levels under 3% and it hasn't come over the 10% since then. But as an investment a smaller tower is just more profitable, the higher you go the higher the costs per square meter rent-able office space. Especially with all the extra measures you have to take to make it earthquake proof. It would only be profitable to go really go supertall (and I don't mean building just 300m tall) in Marunouchi, but there you got the height restriction. The developers are simply taking an easy route, developing buildings that can maximize profits with offices catering the needs of Japanese companies. That's why you get luxurious on the inside but plain on the outside office boxes with plenty of shops in the basement.

I don't live in Tokyo and I am not from Tokyo either..hopefully fox-tale can tell you. I do visit Tokyo every year though because I have some family there. I have noticed more trees in the bay area, and the umi no mori (island) is planting alot of trees. As far as utility poles go I don't know, I would have to live there to tell you. The area my family lives already doesn't have many poles and it has street trees everywhere.
However there is some noticeable progress. Grass is one of them. Every school (or almost), including my cousins elementary school has grass now. Before most schools were just dirt. This grass planting is also a part of the 10 year "green Tokyo plan" and has definately worked. According to a Japanese article I read, more japanese schoolchildren play in the fields now, especially girls :). Also many skyscrapers with a flat roof are making gardens or putting grass on the roofs! Another difference I have noticed is some stations in Tokyo have added more trees and little parks with trees/gardens have opened though they are not very noticeable, everything helps :). Yoyogi Park has also added more trees. Please take the time to read the link I gave if you're interested! Most of the visible progress is around the bary area and umi no mori. By 2015 the number of roadside trees will double though.
P.S. According to the plan made in the early 2000 all new developments in Tokyo need to 20% of it's roof area to greenery (I don't remember the exact number right now). For example look at this.

Another update for this tower today and not a small one. Yesterday we already saw the progress with the demolitions on the site and today the construction notice board has been put up on the fence.

And here we see that the roof of the building is still on 247m, but the highest point is 255m . And that means that it will be the tallest Skyscraper in Tokyo on completion!!
In an earlier design the maximum height was 250m, that was taller then the 248.1m high Tokyo Midtown Tower but after a redesign the height was reduced to 247m with the possibility that the actual height would be a bit higher. And with the announced of the structural height on the notice board it's now official, it will be the highest.

Braillard August 12th, 2010, 08:32 AM Yeah, Shinjuku ward is quite big actually. It's funny that its skyscrapers are almost all in the small triangle west of the station. But now we see some development elsewhere in the ward, as you list it on the first page, for example in Tomihisa or Iidabashi, and now this one near Ichigaya. I just wonder why it's still completely flat around Yotsuya.It's an important station served by the Chuo-Sobu line and two metro lines, and ideally situated between Shinjuku st. and Tokyo st., so there must be some project around there, i think. Haven't you heard of any?

That picture is indeed the 京橋2丁目西地区再開発 / Kyobashi 2-chome West Redevelopment. There's a big chance that I've seen it before but it's not on the list I mostly check with projects that are actually under construction or that will be very soon, I think it's pretty much on hold right now. But I found some more info on this redevelopment and I will make a post about it soon.
I'm still working on completing the list of major projects, it just takes time to find pictures and the actual status of the projects. I will soon try to complete it with all the redevelopment projects that are not U/C yet.

The Shinjuku station tower will probably be a standard tower, but who knows, we've only seen mass studies without any detail of a possible design. It's still open, we might get something different then the standard box.

An environmental impact study has started on this 195m high tower on top of the west entrance of Yokohama station. When completed in 2019 it will be the 2nd highest tower in Yokohama after the 299m high Landmark tower. It's not approved yet, so we only have a mass study of the outline of the tower.

Many New Tall Buildings are being completed in the Shinjuku, Shibuya Areas
JR渋谷駅と新宿駅の近くで31日、注目度の高いビルが相次ぎ完成した。住友不動産が渋谷駅近くに建設した大規模ビルにはチケット販売大手のぴあや交流サイト大手のミクシィが来年に本社を移転する予定で、上層階には高級賃貸マンションが入る。新宿駅東口前に野村不動産が手掛けた商業ビルは英カジュアル衣料大手のトップショップが中核店舗となる。
住友不動産の「渋谷ファーストタワー」はJR渋谷駅東口から徒歩約8分、アクサグループの旧本社跡にあり、地上25階・地下3階建て。投資額は明らかにしていない。
オフィスとマンションを組み合わせた複合ビルで、低層部の3~10階をオフィスに充てる。来年1月にぴあが千代田区から本社を移転するほか、ミクシィも来年4月に原宿駅近くからの移転を決めている。
12~25階の上層部には同社が展開する高級賃貸マンション「ラ・トゥール渋谷」(121戸)を入れる。月額賃料は23万~200万円と高額だが、渋谷駅周辺には大型マンションは少なく、すでに約6割の部屋が契約済みという。オフィスとマンションを一体的に整備することで職住接近を進める狙いもある。
野村不動産がJR新宿駅東口前に建設を進めてきた「ミラザ新宿」は地上10階・地下3階建てで、投資額は約350億円。最上階を除きすべて商業店舗が入る。地下1階から地上2階までの3フロアを使って英カジュアル衣料大手のトップショップが旗艦店を16日に開業する。
このほか、海外挙式の手配などを扱うワタベウェディングのほか、ブライダル衣装レンタル店、エステティックサロンなどを集めた。
新宿駅東口周辺では2月にビックカメラが駅前のさくらやの営業を引き継ぎ、4月にはヤマダ電機も出店し、街の顔ぶれが変化している。

Momo1435 September 5th, 2010, 08:27 PM Tokyo keeps on building tall buildings, for 2011 another 20 will be finished if everything goes to plan. After it might be a bit less judging from the lists I see on the internet. But none of those are 100% complete and there are always new projects that come up out of the blue.
