again? crossroads (india's first modern mall) shut down a few years ago and was bought over by biyani. he converted it into sobo central, which opened just a few months ago. last i checked it was still open and no news of it shutting down again

hmm, so speculation at the moment

wouldnt be surprised though, its not doing too well and is too close to phoenix mills, heera panna and atria mall. a hotel in that area would make very good sense

Great ! comprehensive list. But some of the malls are still under construction.
RCity is already open partially about 6 months back. The area of Phoenix and Raguleela Vashi seems incorerct (else, they will be the largest malls of India)

Regarding SoBo central, it is highly likely that it will be converted into commercial space/ hotel. ROI on retail properties in South Bombay is relatively less compared to hotels/ office & residential space ,mainly due to demographics.
Inorbit Malad commands a higher lease rate compared to Phoenix.

There is a huge oversupply of malls in Andheri - Borivli belt. The under construction malls in this area are put on hold for a while

As soon as you step out of the borivali station west side you have abt 4-5 malls/shopping center next to each other on svroad.It is really stupid.

There is one more addition to the list- Mega Mall, Andheri w. It is a nice mall with mid to high end fashion brands. The pics of malls are available in flickr. But I donno, if I can post the links here.

In todays ET (Bombay edition), there is an article about the size of the malls in 4th page.

According to it, Mantri square mall (recently opened) in Bangalore is the largest with about 950,000 sqft of leasable area. NCR occupied 2nd & 3rd slot - Ambi mall and Great India Place.
Mumbai has 3 malls in top 10
4-R City Ghatkopar - Around 650,000 sqft
5- HIgh Street Phoenix - almost the same as R city
7- Inorbit Malad (not clear whether Malad/ Vashi) - around 550,000

Only leasable area is accounted here.

All establishments in that area claim Andheri W for better brand value. I dont know if it is officially changed to Andheri W. In fact Mega mall advertises it as Lokhandwala. As such, the whole area has become an extension of Lokhandwala.

to be honest with you the external façades of malls in thane are just ugly.

By looks the Atria in worli is the best.

I went on opening day of this mall....hell out of crowed...n not good service from management....its 2 tower structure inside with stair case type elevators(2)+lift(1)...after that i just went 2-3 times.....just see how it is...i think its good for nearby people who dont want to go D-Mart/Relience Fresh...

my grandmother lives in vikas complex

so cant wait for viva city. I think that will be "the mall" of Thane for some time to come

plus i have seen the area recertly

they seem to be going slow(or alteast doing stuff from the inside which i cant see)

Oct 2010 was the planned opening date

they are also planning a FOB in front of the EEH

Eternity Mall in Thane is the ugly one, the facade is awful!

I agree that Atria has the best facade.

If the advertising on the facades are kept to a minimum & more focus on design would be better.

Eternity Mall in Thane is the ugly one, the facade is awful!

I agree that Atria has the best facade.

If the advertising on the facades are kept to a minimum & more focus on design would be better.

yes....enternity is not that good.....but viva city mall goin to be...good...:)

DLF, the country’s largest realtor by market value, is planning to build a premium residential apartment complex at Worli in Mumbai instead of a high-end mall project, as demand for retail spaces has come down sharply, according to a company executive.

DLF made news in 2005 when it bought a 17-acre Mumbai Textile Mill land from National Textile Corporation (NTC) for Rs 702 crore. The company at that time announced it would build a futuristic retail-cum-entertainment complex on the land.

However, DLF is not alone which converted its mall project into a residential one. Host of others such as DB Realty in Dahisar area of Mumbai, West Pioneer in Kalyan near Mumbai and TTK group in Bangalore also changed their plans to build mall to apartment projects.

Well some of them are. But the place there (called Mindspace I think) is a place for call centers and a lot of them are still upcoming, while most of them have been there for the past few years. That area is rising up quickly. You get a good view if you are taking a rickshaw on the link road and going down south.

Believe me its not as clean or nice as it looks.The whole road in the mindspace (especially interface and inorbit area ) needs to be redone properly and cleanedup . The mangrove area stinks a lot due to dumping and sewage and what not. Thankfully they have built up really nice gardens up there with the help of bmc . But a lot needs to be done.

AFAIK, Link road in front of Inorbit is good, though there was some digging going on other side of the road. Yes, but the inner roads within Mindspace and Interface have to be spruced up, especially Chincholi bunder road. And I love the road behind Inorbit, inspite of the stench. Very smooth and nicely done with minimal traffic, just like Lohandwala Back road

n the good thing about the road in Mumbai...is most of them already/going to be concrete.. which make...life of that road to be 10 year...with little maintainable...like coloring...patchwork...etc...

Yeah I heard about it! But even Oberoi is not completely occupied yet! The malls in the east cannot sustain without attaracting people from the west.Goregaon E has 2 malls already.

But, there are huge malls under construction in addition to exitsing malls in West too.

Mumbai: K Raheja Group's Hypercity plans to open three to five malls this fiscal, adding about 14 lakh square feet, a top company official said.


Hypercity is the hypermarket chain of the K Raheja group which also owns leading retail player, Shopper's Stop.

"Each mall (Hypercity) will be about 65,000sq feet," Shopper's Stop's vice-chairman, BS Nagesh, told reporters in Mumbai today.

Hypercity also plans to hire up to 1,800 personnel this fiscal, he said.

"Hypercity's current headcount is 1,200. We plan to add up to 1,800 personnel this fiscal," Nagesh said.

"There would be around 300-500 hires per store," he said.

The combined headcount of both Shopper's Stop and Hypercity is 5,000.

Asked about the capex for Hypercity this fiscal, Nagesh said that it was Rs10 crore.

The company has obtained an in-principle approval for its QIP of around Rs300 crore.

"We are looking at a time-frame of six to nine months to raise funds through a QIP," Nagesh said

I think mumbai has most malls in country......

NCR has the highest no. of malls in India. Some years back I read in Times Property that NCR has about 50% of all malls in India. Now with malls in emerging cities, this figure would obviously have dropped but the lead would still be there. Also in all the reports which I have read so far indicate that NCR has highest no. of malls.

For example, according to the report of Knightfrank from which I have quoted this list says that NCR has 115 malls, while Mumbai metropolitan region has 77 malls. Obviously it might have missed many malls from both the cities but assuming that the percentage of under-reporting is same in both cities, it seems that NCR has a huge lead. Bangalore is also catching up fast. I guess it had 48 malls. Hyderabad too had good figure. Kolkata was the most disappointing, followed by Chennai.

problem is with India every tom dick and harry calls his store a mall. For eg the reliance store in Thane calls itself mall but it just one really big store which sells everything.

its the same with R mall in mulund, rather than being a mall it seems like a glorified string of shops. Similar with Eternity.

Ghodbunder road is littered with malls from the Hiranandani meadows and Estate and gardens. Big malls at that.

It must be the same for NCR. I think the number of "malls" is grossly under reported. While "real malls" or what i define as malls are grossly over reported.

The list should be atleast 3 years old. Many malls like Oberoi, crystal point, R mall were opened 2 years back. The first page has exhaustive list.

Mumbai would have equal number of malls as NCR now.Western suburbs and Vashi have too many malls.

Area wise MMR is 4350 Sq KM and I think Population wise it is 2nd Highest in the World after Tokyo. problem is with India every tom dick and harry calls his store a mall. For eg the reliance store in Thane calls itself mall but it just one really big store which sells everything..

The list should be atleast 3 years old. Many malls like Oberoi, crystal point, R mall were opened 2 years back. The first page has exhaustive list.

This list was published in 2009 and had data from 2008.

Mumbai would have equal number of malls as NCR now.Western suburbs and Vashi have too many malls.

Malls in NCR would also have increased in number like Mumbai since 2008, isn't it.

This is my first post in SSC. I remember I read some where in news paper last year that Mumbai has most malls in country. With >200 malls. NCR had close to 150 . Thats what I remember. I think it should not be Mumbai but MMR (just like NCR) which has 200 malls. MMR is 10 times size wise to mumbai. Also the list Provided by Abhishek does not consider the Areas like Thane, Kalayan - Dombivilli, Ulashnagar, Mira -Bhayander, Vasai-Virar, BadlaPur-Ambernath and more. Even if Navi Mumbai is mentioned I guess Panvel is excluded from Navi Mumbai as is not a Part of Navi Mumbai. SO if you consider all these areas the count should definately be much more.

Yes. I think they included Thane but they haven't included the other areas mentioned by you. Same is with NCR. They haven't included many contiguous areas of NCR like Sonipat, Bahadurgarh, Loni, etc.

Area wise MMR is 4350 Sq KM and I think Population wise it is 2nd Highest in the World after Tokyo. I definately think Mumbai should be defined as MMR just like NCR because it contineous cities with almost no gaps. What do all of you think.

You know that better than me, so it's up to you how to categorize them :) And as Ichi said, use your discretion to remove lallu panju stores which call them malls from this list.

The count you prepared for Mumbai was quite exhaustive and has much more info than than the report I submitted. Same is the case with NCR. The report itself names 115 malls in NCR and there are many others which I have myself seen but do not find a mention in this report. So it is more likely that the count of NCR will be higher since dozens of more malls need to be added to this report figure.

The report from which I presented this list was made by Knightfrank. It said that NCR will add 24 million sq feet of retail space by 2010 (starting from 2008) while MMR will add 20 million sq ft. So it is more likely that number of malls in NCR will increase even more compared to MMR (unless of course if the average mall size in NCR is much higher than MMR reducing the total number)

Knightfrank is a real estate consultant, so it's likely that it's figures related to real estate will be more accurate than other sources. I will upload that file or give you its link. However, this report has lot of errors in terms of city's areas, population, density etc. which is expected since we do not have proper records for these things. Even UN figures for population are wrong many times. So do not look into that.

Also in Future its unlikely that Delhi will overtake Mumbai in terms of Population. And the Population considered is urban agglomerations and not just the main city.

Its mentioned that Even in 2020 Mumbai Metropolitain Area(2nd Place) will be greater than Delhi Metropolitain Area(3rd Place).

And I would mention that there is very Huge Population in Mumbai that is illegal and cannot be counted (people staying Footpaths, water pipes etc :) , which should be Much Higher than Delhi. I have considered slum Population as the Counted Population here, eventhough its almost impossible to count all the people living in slums, as many of them are not rechable unless you stay there and know how to reach them. Delhi does not have so many People, staying on Footpaths etc, even though it has slums, counting population of Delhi slums is not as difficult as Mumbai, because Mumbai Slums are very-very congested due to very less land available.

Thus in every liklyhood Population of Mumbai and MMR will always be under-stated.

Now comming to contineous Areas. I think MMR is more contigenous than NCR. Though I have not done any Google Earth that you suggested as Lighting may not be proper in many areas due to Slums. But I have been to these places many times.
If you travel to Mulund (Last stop in Proper Mumbai) to Thane you may not be even able to Make out that you come to a different city. There is not even 10 meter Gap. One building is in Thane and very next building is in Mumbai. There is some Gap in Mumbai and Navi Mumbai but its due to Marshy Land. Again in Central line if you see from Thane, Dombivilli- Kalayan, Ulhasnagar, Ambernath- Badlapur are also contigenous. Though is not contigeous Areas after Badlapur (It Takes more than 1.5 Hours By express train with just 2 stop of about 8 mins From Badlapur to CST). The Last stop of Local train is Karjat which takes atleast 2 Hours. Similar the Western Subarbs are Contigeous till Mira Bhayander. You can yourself see the Population density in these areas is very close to Mumbai and should be still Higher than Delhi.

I have been to Delhi only once(3 Years back) so it will be difficult to say much about this city, but I travelled from Delhi to Gurgaon and I felt like travelling between 2 different cities as there was lot of vacent land in between. I am not sure about other areas like Noida, Gaziyabad etc though. You will not get such experience in Mumbai. Even then its considered as Part of NCR. I am not sure now how much contineous is NCR . I personally think if the Gaps are > 5 KMS to count that area into Urban Agglomerations. If someone can tell the Gaps in various cities of NCR and MMR it would be great. Google Earth may not be accurate to measure the,but personal Visit is always better to get the proper data.
Also in every likelyhood in next 2-3 decades Pune and Mumbai are going to Join with just Khandala Ghat in between. Even Now from Mumbai side (if you travel through express way you will see how close the City has expanded almost near the Ghats) And From Pune side it's till Talegaon. which may be about 30Kms from Khandala Ghat, But this area should get filled up in next 2-3 decades for a contineous metropolitain area. If Govt would like to consider it as 1 Contigeous area then the Population would be much High.
Also there are People staying in Pune or Pimpri Chinchwad and travelling to Mumbai Daily. There are 4 trains every morning pune-Mumbai and out of that 3 Trains have 50% people doing daily Pune-Mumbai Up-Down. There are People doing Surat-Mumbai Updown also :) So in that way we can also count them as working in Mumbai and in Mumbai Population.

That was a long post man. But after explaining it again and again, I have lost interest in such discussions. Things do get boring after some time :D. But if you want to know REAL stats, follow the discussion in this (http://www.skyscrapercity.com/showthread.php?t=1036787) thread, that's all what I can say. In that thread you will find the explanation for 40 m + pop of NCR and I guess you can yourself calculate pop of central NCR (Delhi + Gurgaon + Noida + Ghaziabad + Faridabad + Greater Noida + Bahadurgarh + Sonipat) from the figures mentioned in that thread.

If you want to be sure in terms of census figures, follow one advice of mine. Never blindly follow these stats without using your own research. I have done years of research in these things so I am telling that with my experience. I know you will ask for proofs, so here are the proofs:

The second link says that population of Delhi urban agglomeration (in 2006) is 15 million, which is actually Delhi proper's population (Delhi's census figure for 2001 was 13.8 million)

Third one is even more mind boggling. It says Delhi's metropolitan population (in 2007) is 12.3 million, even less than Delhi proper's 2001 population. It means that population of Gurgaon, Noida, Greater Noida, Gzb, Fbd etc is negative :nuts:.

Now let me give you the REAL SOURCE. See here from Delhi govt's website:

It lists individual population of every single colony, number of households, no. of males and females etc. In the end it adds figures for all the colonies to come at the total figure which is 1,38,50,507.

Now do you still believe in the sources you provided ? I can further give population of suburbs (Gurgaon, Noida, etc) separately if you want.

It has actually happened about a decade ago. In fact because of its geography, Mumbai is the most constrained major city in India. It is covered from 3 sides by water. Development of mainland (Navi Mumbai etc.) hinges a lot on MTHL and other transport projects.

While Delhi on the other hand has by far, the country's largest "defined" urban region. NCR is 33,578 sq km vs 4500 odd sq km for MMR. Though these limits are obviously stretchable but have to appreciate the fact that in NCR, planning and execution is already underway for the whole region. Ahmedabad Metropolitan Region is the second largest "defined" urban area in India with about 10,000 sq km of area.

Now comming to contineous Areas. I think MMR is more contigenous than NCR.

After reading this point, I actually came to knew that you have never researched at all in these matters and blindly followed wrong data spoon fed to us.

MMR because of "sea" or "creeks" is the least contiguous metropolitan region in India. Do you expect houses in sea between Mumbai and Navi Mumbai ?There are forests (Sanjay Gandhi National park which virtually separates western suburbs with eastern ones) and I guess marshes too which make the city even less contiguous.

Here is Delhi and suburbs. You can see that all the suburbs are nothing but an extension of Delhi. You won't find any gap between the main city (Delhi) and suburbs. Gurgaon was marked wrongly so I have shown an arrow for that.

See the maps yourself. Slums are also lit. They have well lit roads, other urban units around them in order to have continuous lit area.

lol. That's IGI airport my friend along the Delhi Gurgaon expressway :lol:. And airports do not have residential areas in them. And you might know that Delhi airport's area is 20 sq km (that's why it has space for 4 parallel runways and capacity of over 100 million pax per annum). Such a large airport will obviously give an impression of vacant land.

BTW you can again refer back to the google image I posted and see if you can find vacant land between them. Obviously empty land or even villages won't be lit like the urbanscape, isn't it ?

Also a metro line of Delhi (yellow line) is being extended into Gurgaon and will open in few days from now. Noida extension of blue line opened last year. Ghaziabad extension of red line, Faridabad extension of Violet line and Bahadurgarh extension of green line are expected to open within next 5 years. Obviously metro will pass only through high density areas and not the vacant areas as mentioned by you. Every single km of metro costs about 200 crores. Nobody will waste thousands of crores to build metro in vacant areas between Delhi and its suburbs.

Google Earth may not be accurate to measure the,but personal Visit is always better to get the proper data.

You personally visited once and made such unworldly theories and you still expect that your visit will tell more than the actual satellite images which is much more unbiased than you and me.

That's one of the biggest wet dreams we might be having. Mumbai and Pune can obviously join along the highway but merging of two cities does not means a thin strip of continuously inhabited land along the highway. It means that cities completely merge into each other (like Mumbai and Thane). And that will not happen because of ghats. You will only have habitations along the 2 highways but not the merging of cities.

Now let me give the reason behind the confusion of Delhi population. It is because of a stupid rule of govt of India. Acc to that, a city cannot have metropolitan region extending beyond its state borders. Which means Delhi's suburbs are not in the Delhi metropoiltan area :lol:. By same logic Newark etc should not be counted in New York metropolitan region because it lies in New Jersey. So NYC's metropolitan population is equal to NYC proper population.

These reports etc will obviously not follow Indian govt rules for calculating metropolitan population of other cities but for Indian cities, they will follow this stupid Indian rule. It does not affects most of the Indian cities except only Delhi and to a small extent Bangalore (Hosur lies in TN). Hence for most of the purposes, you will find Delhi's metropolitan population equal to Delhi proper's population in accordance to local laws. But we obviously are smarter than our babus to understand these matters, aren't we ? :)

PS - NCR's population is expected to be 60+ million by 2020 and 85 million by 2030 and I have posted these articles myself in SSC.

Yeah. Big population, esp in India, means more filth, pollution etc. Slums of Mumbai and growing traffic and pollution of Delhi are examples of that. And if infrastructures failed to keep match with the growing pop, we will see the biggest messes on earth.

If our govt starts following internationally accepted standards, then automatically NCR (or Delhi metropolitan region) will get due recognition in all the urban reports such as PwC, UN etc. It is expected to overtake Tokyo well before 2020. In fact, Delhi proper itself will have population between 23 to 25 million by 2020 (and 19 m by 2010) and the suburbs will grow even faster than the main city because of land space constraints which Delhi will see in near future.

But i still doubt its(ggn) is integrated in delhi....i have been thr Mehrauli Road many times i really didnt feel like its integrated....:),,,,i mean i m comparing mulund(mumbai)-thane with delhi-gurgaon.... when u travel between mulund-thane u wont find any difference except autowala wont come inside thane from mumbai.... well may be in next decade or so....it will integrate with delhi... finally if we are talking about 60+ million people.... jagah to chahiye itne logoko rahene ke liye....:)

I understand the reason for what you are saying. It is because a part of MG road connecting Delhi and Gurgaon passes through farm houses, small ridges etc. At such place heavy construction is not allowed and FAR limits are lower. These areas are not empty fields. People live there but the density of population is lower than normal. Yellow line of metro runs along this road and it has station along this road (Ghittorni, Arjangarh, Chhattarpur etc.) BTW, DDA is cutting out new colonies in some of these areas which will mean more density.

Even areas of New Delhi disrtict (Lutyen's zone) look empty because there are no high rises and whatever houses are there, they get hidden by green cover along the roads but still lot many people live there.

Here are the images where you can see that areas near MG road (blue colour) are less dense (encircled). Also because of airport along NH-8 (red colour), the area appears less dense in sat images.

But see the same image in night time. Whole of that area along MG road is lit, while surrounding areas between Gurgaon and Faridabad are dark because of absence of population or rural population. This confirms that the density along MG road matches urban densities, hence the light.

For a comparison, see the most populous state of India at night. You will see that whole of the area is dark with some small bright spots.

All those dark areas are either rural or less dense, hence the darkness. Now you cannot compare the bright MG road area with such dark areas, which confirms the presence of urban population along MG road.

In wiki, there are some very large malls mentioned in Mumbai malls page. Are these under construction and are their areas mentioned correctly ?

High Street Phoenix - 3,300,000 sq ft

Never heard of these malls before. They are quite close to DLF's Mall of India in size (4 mn sq ft) and much larger than current (or till recently) largest operational mall (Ambiance Gurgaon, 1.8 mn sq ft). May be it's because of regional effect. You get to hear more about local malls than malls of other cities.

They are quite close to DLF's Mall of India in size (4 mn sq ft) and much larger than current (or till recently) largest operational mall (Ambiance Gurgaon, 1.8 mn sq ft). May be it's because of regional effect. You get to hear more about local malls than malls of other cities.

Those are all total areas and not reliable. Gross leasable area is more reliable. Right now Mantri mall Blore (9.5 lakhs GLA),is the largest opertaional mall in India. Soon, Express Avenue Chennai (9 lakhs GLA) will overtake Ambience gurgaon (8.5 lakhs GLA).

The graph you posted previously talks about total retail space. Mumbai's malls are very small due to space constraints (the number of malls in Mumbai would be equal to that of NCR). However, the per sqft sales of Mumbai malls more than compensate due to high spending power , inclination aand population density, which is explained by high lease rentals even in neighbourhood malls.

Infiniti and Mega mall in Andheri commands far higher rates than any mall in NCR inspite of their small size and poor layouts.

people who visiting malls will enjoy more space :) ,,,if the walkable area is more... today people just dont go malls to shop, some go to walk/roam around.... so GLA is nothing to do with common people...:)

Yeah I dont debate that. I am saying every mall would qoute its own size and hence comparison doesnt make sense.Especially in case of mixed developments like High Strret phoenix, Express Avenue Chennai, it is difficult to segregate the common areas for retail, hotel and commercial developments. Atleast in case of GLA, there are lease documents which are more reliable.

Those large malls with millions of sqft proposed in various parts of India are not going to happen anytime soon. There is a huge oversupply of retail space to suffice 2-3 years. Any new supply may be due to lack of supply in particular micromarkets.

The orchid ozone mall would have been the biggest mall in the country and probably asia ( thats what was claimed when it was in the planning stage).Thankfully it didnt get built.

That was a long post man. But after explaining it again and again, I have lost interest in such discussions. Things do get boring after some time :D. But if you want to know REAL stats, follow the discussion in this (http://www.skyscrapercity.com/showthread.php?t=1036787) thread, that's all what I can say. In that thread you will find the explanation for 40 m + pop of NCR and I guess you can yourself calculate pop of central NCR (Delhi + Gurgaon + Noida + Ghaziabad + Faridabad + Greater Noida + Bahadurgarh + Sonipat) from the figures mentioned in that thread.[/I][/I]

If you want to be sure in terms of census figures, follow one advice of mine. Never blindly follow these stats without using your own research. I have done years of research in these things so I am telling that with my experience. I know you will ask for proofs, so here are the proofs:

The second link says that population of Delhi urban agglomeration (in 2006) is 15 million, which is actually Delhi proper's population (Delhi's census figure for 2001 was 13.8 million)

Third one is even more mind boggling. It says Delhi's metropolitan population (in 2007) is 12.3 million, even less than Delhi proper's 2001 population. It means that population of Gurgaon, Noida, Greater Noida, Gzb, Fbd etc is negative :nuts:.

Now I will say same is Applicable to Mumbai as well. I was hearing right from 2000 onwards that Population of Mumbai City (Only Proper Mumbai City) is 14 million and still in 2010 I am hearing the same figure. I believe it should be near 20 million now (only main city).

It lists individual population of every single colony, number of households, no. of males and females etc. In the end it adds figures for all the colonies to come at the total figure which is 1,38,50,507.

Now beat my source if you can :D

That would be great. In this way I can Calculate the Population of NCR Proper. Note In the thread you gave you had somewhere compared the contigeous areas of MMR and NCR but for MMR you just considered Mumbai + Thane + Navi Mumbai. This is not true. As I said On central Line Mumbai is contigeous till Badlapur. There is some marshy land (not very huge may be only 1-2 KMS) in between but you can still consider the areas as contineous as Marshy land is unavoidable. Just travel from Pune to Mumbai by train and you will know. Unless the contineous area population is compared you cannot know. And I again insist that Mumbai's Population will always be underestimated as due to large no of people living On Foothpath, under flyover and it's immpossible to count slum population (much more difficult than Delhi)

While Delhi on the other hand has by far, the country's largest "defined" urban region. NCR is 33,578 sq km vs 4500 odd sq km for MMR. Though these limits are obviously stretchable but have to appreciate the fact that in NCR, planning and execution is already underway for the whole region. I think NCR cannot be defined as a City. Its a Region. I read from this link

It includes Districts from Rajasthan, Harnaya, UP. It means all the villages in these Districts are also Included. In fact I was surprised that even Meerut is also included. Note its named as NCR and not DMR (Delhi Metropolitain region) like MMR. So the comparision of NCR vs MMR is not apple to apple.

That way you can define a region across Mumbai Also - whicludes, Raigad, Thane, Pune, Nashik Districts and also some districts on Gujarat- Maharashtra Border. Thus Industrial Cities like Vapi( 2hrs from Mumbai) can be included. In fact vapi developed mostly because of closeness and connectivity with Mumbai. Not to Mention Pune and Nashik are already well developed regions. Pune population according to 2008 concensus is 5.2 million so I assume its 5.5million now. Not sure if it was including or excluding Pimpri chinchwad. If it excluded then they should add around 2 million more.

Though these regions may not fall under MMR but can be named as different region eg WMR(Wester Maharashtra Region). Only difference being NCR is defined by Government, but this area is always there and getting developed rapidly.

Now comming to Plans of Developing the Region. Agreed that there are plans to develop entire NCR region. SImilarly areas around Mumbai are getting developed. Consider this
1) Mumbai Nashik Highway is getting converted to 6 lane.
2) Mumbai-Pune expressway was first Expressway in India. Now there are Plans to have Bullet train from Pune-Mumbai-Ahmadabad. Once done you can travel from Pune to Mumbai in 1 Hr with limited stops in between. Also Mumbai-Vapi-Surat region will gat a boost.
3) Local tran will be extended till Dahanu. Right now only shuttle runs from Virar- Dahanu.
4) There is plan to broaden the road covering Alibaug. Thus the Plans are there of development of this region just that there is no name like NCR but that does not matter as long as entire region is developed. May be some time in future the Govt will name this region.

Ahmedabad Metropolitan Region is the second largest "defined" urban area in India with about 10,000 sq km of area.

Explanation will be similar as above we can include More Districts and call a region. They have included Anand as well which is far off town.

MMR because of "sea" or "creeks" is the least contiguous metropolitan region in India. Do you expect houses in sea between Mumbai and Navi Mumbai ?There are forests (Sanjay Gandhi National park which virtually separates western suburbs with eastern ones) and I guess marshes too which make the city even less contiguous.

I do not agree. Sea Creeks development cannot happen. Now say river flows from a city which has development on both sides then you cannot say it a 2 different cities or least contigeous city. Similarly Mumbai has many Creeks but the development is there on both sides. I will consider this as contigeous,but it's everybody's perception. Infact Mumbai is contigeous till Vasai-Virar just that there is a big creek between Mira- Bhayander and Vasai-Virar belt on Western line and its contigeous till Badlapur on central line. SO while counting contigeous area population these areas should be considered. I can say that you have never visited Mumbai just by reading your comments. You can travel yourself and see and do not kill me if you get just around 1 KM area in far flung subarbs empty, that way Delhi has also many open areas even in the Proper city (I have visited once.).
And not to say that Mumbai is Much more densly populated than Delhi. Infact even you visit most far suburbs like Ulhasnagar you will know it's as dense as Chandni Chowk.

Here is Delhi and suburbs. You can see that all the suburbs are nothing but an extension of Delhi. You won't find any gap between the main city (Delhi) and suburbs. Gurgaon was marked wrongly so I have shown an arrow for that.

lol. That's IGI airport my friend along the Delhi Gurgaon expressway :lol:. And airports do not have residential areas in them. And you might know that Delhi airport's area is 20 sq km (that's why it has space for 4 parallel runways and capacity of over 100 million pax per annum). Such a large airport will obviously give an impression of vacant land.

I am sure not all of the land is Airport as distance was quiet large. Mumbai and Delhi Airport has approx same capacity(not area). Infact sometime back Mumbai had largest capicity then it was overtaken By Delhi in terms of no of Flights. But recently again I read that Mumbai had again overtaken Delhi in terms of no of Flights due to some changes. And if you even travel near Mumbai Airport you will not find empty land infact yoiu will find lot of Hotels and buildings and not to mention slums (which are so close to runway). In fact lot of Airport land is taken by Slums, else CSIA could also have been expanded. You will feel that Airport is in the city itself due to development around it. So I will not take your comment entirely. But as I said I travelled Delhi-Gurgaon area only once. If any one can tell more I would appretiate but from My experience the developement around IGIA is nowhere around CSIA.


That's one of the biggest wet dreams we might be having. Mumbai and Pune can obviously join along the highway but merging of two cities does not means a thin strip of continuously inhabited land along the highway.

Same will be Applicable to NCR as well with so many districts and once can expect development only across expressways. And let me mention here that Between Pune and Mumbai there are already towns that are developed like Talegaon (which is a big Industrial area and almost joined Pimpri Chinchwad. Lonawala and Khandala were always there along with some villages. There is amby Valley. These areas are expanding and industries are comming up, so settlement will will be there but agree may not be thick and same will be there for NCR also.

It means that cities completely merge into each other (like Mumbai and Thane). And that will not happen because of ghats. You will only have habitations along the 2 highways but not the merging of cities.

Now also you will find many Hotels and farm houses on the Mountains of Khandala Ghat, ans in between mountains there is quiet a bit settlement even today, but of course mountains cannot have settlements like a city.

PS - NCR's population is expected to be 60+ million by 2020 and 85 million by 2030 and I have posted these articles myself in SSC.

I would again Mention NCR is a region with many districts including the villages in those districts. We can define the Districts around Mumbai as a region. May be in future may be defined. Anyways There is nothing in the name all it matters is development around the city which is happening. I strongly believe population of MMR alone is greater than 25 million and may be even close to 30 million if they can count the slum and other population properly. I would again say Travel Mumbai yourself (If my assumption you never visited Mumbai is correct :)) Same applies to me also and I will visit NCR once possible. To conclude I will say that ther is no proper reliable source for MMR population and even if it is there, we cannot rely on it as I am sure they will exclude much of slum areas that are not reachable. And NCR vs MMR comparision is not apple to apple unless we include the districts around mumbai . I think when measuring city population they only measure contineous areas and that may be the reason why in Many sites they mentioned Mumbai's Population as High but again not sure and do not know if the source is relaible. I think it was a Healthy discussion no no hard feelings :)

I did not get agitated. I just mentioned I read in newpaper some time back that Mumbai has most malls in India(>200) followed by NCR(approx 150). Now I do now know what their criteria was, but then it should have been same for both the cities i Guess. Any ways back to topic and no more Mumbai-Delhi discussions.

Probably they included Inorbit and couple of neighbouring malls and public roads :)

its not like anyone from here is going to visit it nor is it a national tourist attraction. i wonder why anyone would know

I wasn't talking about laymen, I was talking about us infra/real estate enthusiasts. People usually take interest in tallest, longest, biggest etc.

Delhi metro and Delhi airport are not tourist attractions but people from Mumbai know about them.

how many delhiites know of phoenix mills?

Already true for western suburbs from Andheri to Borivili. Bandra to Juhu will sustain only on high street format(already in 1 km reach - Linking road/Juhu Tara road) becase of lack of space for malls. So that covers the whole of western suburbs now.

Zara seems to be one of the cheapest brands in Palladium. There are stuff stuff starting from Rs.400. The prices can be compared to a mid end brand like Benetton. Are they diluting the brand in India? But then, that is the only store which has steady business in Palladium. May be the initial hype with Kareena opening the store, helped a lot.

Hypercity to launch 3-5 malls in Mumbai this year

K Raheja Group owned Hypercity will soon launch three to five malls this fiscal.

Hypercity is the hypermarket chain of the K Raheja group, which also owns leading retail player Shoppers Stop.

Each mall will be about 65,000 sq ft.

Hypercity also intends to hire up to 1,800 personnel in FY’11.

The company has obtained in-principle approval for its qualified institutional placement (QIP)of around Rs300-crore.

Mens tshirts start from Rs.890, Trousers Rs.1600. My friend bought some stuff in the ladies section pretty cheap. Usually, an above-average mass brand abroad is high end brand here. And the strore in Palladium gives it a high end tag.

But Palladium has many ordinary stores - I could not understand why there is a protein supplement store (Neulife) in the 3rd floor of a high end mall.

yeah, palladium is littered with mass market brands. its not really a pure luxury mall

though it could be argued like you said that mass market abroad is high end here. the market for real luxe is too small for a large mall to be viable

Mumbai: Property firm Sheth Developers has tied up nearly half the space at its upcoming 1 million square-foot mall in India’s financial capital, as demand for commercial real estate picks up on the back of increased retail activity.

The Mumbai-based developer has lined up retailers Shopper’s Stop and Hypercity, as well as Mexico-based multiplex chain Cinepolis as anchor tenants for the under-construction Vivacity mall at Thane, a Mumbai suburb, J.P. Biswas, Sheth’s vice-president for marketing & leasing, said on Monday.

“We had slowed down construction work in between after the market had slumped. But the bad time is over and our leasing team is getting a very good response now,” he said.

Property prices in major Indian cities such as Mumbai and Delhi have nearly doubled in the past year, after a 2-year slump, as home and office buyers return and mortgage rates remain in single-digits.

Sheth expects to earn a premium to market rates for the balance of the space at the mall, which is scheduled to start operations by August 2011 and has a total saleable area of 670,000 sq ft.

Mumbai is rated among the most expensive real estate locations in the world.

Sheth, which focuses on residential property in Mumbai, is charging anchor tenants average rentals of Rs60 per sq ft per month for the mall project, but hopes to lease the balance space at about Rs150 per sq ft per month, Biswas said.

Current retail rentals in the Thane area average around Rs120 per sq ft.

“We expect the mall to do total business between 75 and 80 crore (Rs800 million) a month, when fully operational,” Biswas said.

The mall project, estimated to have been built at a cost of Rs6 billion, has been funded through internal accruals and debt. Almost 70% of the construction has been completed.

edit:Looked at the size of mumbai based malls in the list Kuwar made. This one (viva city) will be the 8th Largest Mall in Mumbai mmr.

Inorbit Malad has a huge parking lot and common areas. The leasable space is just above 5 lakh sq.ft. Going by gross leasable area, Viva city seems to be the second largest (No idea abt RCity though).The total space of 3.3 million sqft of Phoenix also includes, residentail space and Shangri La.

The super-built up area always creates confusion as it includes the space occupied by generator sets, worksheds, galleries, parking space etc. We never know, they might also include terraces/roof tops :)

Most of Mumbai's malls (especially in western suburbs) have small galleries and negligible parking space. That is why the total mall space seems to be far less than NCR.

How about building malls with more floors to compensate land inadequacy? Centerstage mall in Noida has 7-8 floors. I think FAR in Mumbai is much higher than NCR.

shopping floors can be not more than B+G+2 or max B+G+3. Mega mall, Andheri has B+G+3+ food court / gaming zone on 4th floor and is struggling to fill its 3rd floor even though the other stores in the mall are quite successful.

If you are talking about total floors, many malls in Mumbai are 7-10 floors as the multiplex screens are staked one above the other (Cross roads 2/ Dynamix, Juhu and even PVR at High Street Phoenix)

Vivacity Mall, a wholly owned subsidiary of Sheth Developers, has signed with K Raheja Group— to set up Shoppers Stop; a family store, with value merchandise and Hyper City, the hypermarket chain stores within the upcoming Vivacity Mall at Thane.

Vivacity will be housing, ‘Hyper City’ and ‘Shoppers’ Stop,’ as its anchor tenants. The two format retailers belonging to K Raheja group have leased an area of 85,000 sq.ft and 65, 000 sp.ft respectively spread across the ground floor and the first floor. In one of its earlier developments, Sheth developers also announced its tie up with Cinepolis to set up fourteen screen megaplex with a facility to showcase over 70 shows on a single day with a seating capacity of 2,400 people.

Speaking about the 2 large anchors coming on board with Vivacity Mall, Mr.JP.Biswas, VP Leasing & Marketing, Sheth Developers said, “Our tie-up with Shopper’s Stop and Hypercity is in line with our promise of getting top brands in to Vivacity. Vivacity has filled in the gap perfectly for us. In our opinion Vivacity will be a dominant retail property in the Central suburbs. The size and expanse of the mall combined with our ability to pull customers will be key to the success of both Shoppers Stop as well as Vivacity.”

Speaking further on being the anchor tenant of Vivacity, B.S.Nagesh, Customer Care Associate & Vice-Chairman, Hyper City Retail Pvt, Ltd said, “We feel that Thane and its adjacent catchment area has a lot of present potential, and when we take into account the upcoming projects, the outlook becomes one of the brightest in the country. Vivacity will be located on the Eastern Express Highway, spread over an area on 1 million sq.ft. The mall has currently has 37% occupancy by retailers from the country and are hoping for a 100% occupancy by the end of the year. I dont think so...... GB road have big chuck of Thane population with great purchasing power..... so I dont it will be shifting to viva? correct me if i m wrong :?:

The population of thane is already 1.8 million and will probably reach 2.5 million by 2020.

Add this to rapidly rising incomes (which according to some reports are now the same as Greater mumbai) and you need many more big malls.

Hypercity Malad interiors. Looks better than what is seen in my low quality pics. IMO, it is the best hypermarket in the country.

growel's mall near WEH has opened at kandivli east....venetian themed mall....its small but high on design aspect...mcdonalds is going open shortly and there is a lot of empty space as well....

If you are a shopaholic, now would be a good time to go into rehab - by 2012, there will be 40 new malls in the city.

International property consultant Knightfrank has estimated that in the next three years the city will see 11.26 million sq ft of new retail development, 58 per cent of which is expected this year.

Already, the city's malls cover a total area of 8.72 million sq ft (including standalone formats).

Explaining the sudden spurt in malls in Mumbai, the National Head (Research) for the firm, Samantak Das, "Several projects were either deferred or stalled between 2008 and 2009 due to the unprecedented slowdown.
