This is old news but I only saw it on the way home from Varsity today and I haven't heard anything about it on Skycrapercity as yet.

New Central Rondebosch mixed use complex gets the go-ahead

Within 12 weeks Rawson Developers will start firming up their rentals for the revamped, redesigned Porter Building in Belmont Road, Rondebosch – which will now be called Rondebosch Central.

Paul Henry, MD of Rawson Developers says his team, using Gordon Hart as the architect, will be adding a further storey to the structure and redesigning the interiors so they can accommodate 4 519m² of retail, restaurant and office space. There will also be 44 apartments ranging in size from 33m² for the bachelor flats to 84m² for the two bedroom units.

Trevor Weston-Green, Rawson Developers’ strategic planner, says the complex will have ample parking. In addition to 50 open bays on the forecourt, there will be drive-up parking for 170 vehicles on the first and second floors of the building.

Henry says Rawson’s has fielded over 400 enquiries from tenants.

“Negotiations are in progress with two supermarket chains, both of which want to be the only anchor tenant in the complex, and for the rest of the retail space we have had enquiries from every kind of retailer imaginable.

“A fair number of letters of intent have already been accepted but we will not sign up most tenants until we are satisfied that we have the correct tenant mix,” says Henry.

Retail space will be available from R150/m². Provision has been made for two restaurants on the upper floor and office space. The restaurants have at this stage been allocated 360 m2 and 480 m² of space.

Weston-Green says the apartments will be particularly suitable for students at UCT, which is 2km away, Groote Schuur Hospital, Damelin College and Varsity College, which is in the adjacent block. Apartment prices are expected to start at R599 000.

Henry says Gordon Hart has designed a clean, modern façade with prominent metal components and a natural stone cladding to the residential lift block. However, the design still takes into account the architectural style of old Rondebosch, which is a historic precinct.

The building will now have separate entrances from the retail and residential sections.

Bill Rawson, chairman of Rawson Properties, says the retail potential of the site was never fully exploited while the building was used exclusively for the motor trade as only a few offices were rented out. After this refurbishment, he says, the entire Rondebosch retail precinct will take on a new life, making this one of the liveliest shopping areas in Cape Town.

On the current schedule, handovers will begin in October 2010 and the entire complex will be operational well in time for Christmas 2010, says Henry.
