The project will encompass six residential towers, three hotel towers, 1.2 million square feet of retail space, two office towers and a permanent 700,000 square foot display area for the best and latest in technology.
The three hotel project that will be a component of the project will together It will consist of more than 1,500 rooms in 5 star and 2 four star hotels. The 5 star hotel will be 240 m One hotel will have the Movenpick branding.
The community will boast of around 2000 residential units offering apartments at various price ranges. Parking space for 13,000 vehicles will also be provided. The community will be able to accommodate 12,000 residents and up-to 25,000 visitors daily.
More than 1.2 million sq.ft. of commercial property will be incorporated into the community. plus a theatre and a 1,800-seater Opera House-the biggest in the region

Construction work on Dubai Pearl, the US$850 million futuristic city, has started. To be completed in May 2006, the project will add some 1.2 million square feet of retail and leisure facilities to Dubai's shopping environment.
Two novel features of the township include the permanent indoor opera/theatre venue, the largest in the Middle East with a seating capacity of 1,800 and the Technoworld, a permanent showcase of the latest technology.
Dubai Pearl will feature three business hotels (some 1,500 hotel rooms and suites) : two four-star hotels and a luxury hotel. This 720-room five-star hotel will be a smart business hotel managed by the Swiss Mövenpick Group.
According to Omnix Group, developers of the project, Dubai Pearl is one of the largest construction projects in the world and will incorporate everything needed for a self-contained community. Located within the Dubai Media City Free Trade Zone, at the entrance of the new Palm Island development, Dubai Pearl connects the two main coastal roads and overlooks the sea and the surrounding residential and leisure areas.

city of the future July 30th, 2004, 06:42 PM While driving past dubai pearl towards Dubai Marina i see that there is a huge construction site but the has'nt been anything going on there for a long time. I peeked in the site and theres a huge hole (looked like a huge tower was going to be in plave) and there was no cranes or anything. The boarding said it was going to be a dubai islamic bank. has it been cancelled?

There are also loads of Swiss boring piling rigs there . Dident see if they had started but all signs point to it.

Arabtec Construction has been awarded The Dubai Pearl Hotel contract to build the 60-storey, high-rise hotel at the Dubai Pearl Development situated within Dubai Media City.

The 287meter, 5-star hotel is a partnership between M/s Dubai Pearl Inc. (DPI) and M/s Kingdom Hotel Investment Group. The construction period for the AED 485 million hotel is 26 months and the completion date will be December 2006.

This hotel was build a couple of years ago by a Saudi Businessman and opened as a 5-star Holiday Inn. I use to receive many calls from them, invideing me to be a member and have discount on their restaurants.
It quickly changed the managment to Moevenpick, though I have no idea why.

Dubai: Dubai Pearl Inc, developer of the Dh3.7 billion mixed-use development in the Dubai Technology and Media Free Zone, will launch its residential units this year.
Part of the 3,600 upscale units at Dubai Pearl Residences, comprising six 55-storey towers, will be launched during this initial phase.
The residential towers are located at the forefront of the Dubai Pearl development, facing Al Soufouh Road and offering a view of the sea encompassing the The Palm Jumeirah.
In what may be a pioneering move, Dubai Pearl will also target a corporate customer base for its residential units.
By the looks of it, the target market has responded favourably.
"The fact that we could get commitments for 1,000 units from reputable corporate entities even before the formal launch is a phenomenon that cannot be ignored," said Waleed Ghafari, chief operating officer of Dubai Pearl Inc.
"During our initial feasibility study we did look at six or seven business models. What we have now come up with is, in our opinion, best suited to a signature development as Dubai Pearl."
Dubai Pearl development will feature 11 towers which will include six residential, two commercial and three luxury hotel towers.
The development also includes a gross area of 1.1 million square feet of retail space, out of which 650,000 square feet has been committed
The Pearl Centre, a 700,000 square foot shopping centre, will cater to a primarily premier shopping experience. It will have a 12-screen cineplex.
"We see the retail centre as meeting the requirements of a consumer base within the Dubai Technology and Media Free Zone, the surrounding residences and the many hotels and resorts within a three mile radius of the project.
"The retail centre will focus on concept based stores. Given its location within the free zone, the Pearl Centre will attract brands that want to operate their business without the involvement of a local sponsor," Ghafari said.
The project will also encompass the Dubai Royal Hall an 1,800-seat indoor auditorium dedicated to the performing arts. It will be a venue for touring Broadway shows, theatre performances and concerts.
Then there is the TechnoSpace, a 500,00-square foot permanent showcase for technology based retail, events and conventions.
The completion date for the entire project is December 2006.
"When we launched the project, our estimated cost was around Dh3.3 billion.
"At that time, we did factor in contingencies that could lead to higher costs. Our present estimate of Dh3.7 billion represents some of the increase in construction costs in the recent past, but the bulk of the revaluation comes from changes that we bought to the project itself to make it truly exclusive and one of a kind," Ghafari said.

I drove down Al Sufouh a few days ago and there are flyover uprights being erected over this road towards Dubai Pearl. If you look at the picture you can see the elevated road exiting the Palm but it is difficult to visualise where it is headed. Anyone?

concerning the flyovers:
there will be a huge interchange for palm jumeirah which is connected to szr
when you drive down szr and are parallel to palm jumeirah trunk you can see there is a huge free plot under construction. this will become another exit heading from szr towards palm jumeirah

Not sure it will either help or not, as SZR will become more crowded because of that...

We need something to solve that traffic problem in Dubai....but that's another topic...I'm not sure the railway will help that much...

but it seems to be like this:
the whole development will have 11 towers, comprising 6 residential, 2 commercial and 3 hotels
it seems to me that only the 6 residential towers have been awarded yet plus the 287m moevenpick tower.
the other 2 hotels and 2 commercial towers have not yet been finalised hence they are not in the renders.
this is why we see 11 towers on some renders and on another one we only see 7 towers, that's it

Dubai: Dubai Municipality will complete works on a new network of roads and two interchanges at a total cost of Dh611 million ($166.3 million) that will provide access to The Palm Island and the adjoining areas where several new projects are coming up.
Dubai Municipality director general Qassim Sultan said nearly 30 per cent works of the project had already been completed.
He said one of the new interchanges would be built in Al Safouh Road consisting of fly-overs, tunnels and ring roads that allow free traffic flow around the Dubai Pearl project.
This project alone will cost Dh178 million and is expected to be over by February 2006.

Dubai Pearl Inc has announced details of its planned Dh5 billion ($1.36 billion) mixed-use development adjacent to Dubai's Internet, Knowledge and Media cities. The project will have a built up area of 10 million sq ft comprising residential, hotel, commercial and office space with elements designed to reflect the multi-cultural nature of Dubai.
Features of Dubai Pearl will include the Royal Hall, an 1,800-seater venue dedicated to performing arts, and the Art Galleria dedicated to artists and exhibitions.
"Our vision of Dubai Pearl is to create a self contained community that will truly enable guests, residents and visitors to enjoy a fulfilling holistic experience whilst living or visiting Dubai in one destination. Our development offers free zone benefits, luxury hospitality, shopping, residences, wellness and spa and a techno-space exhibition area, but in order to fully reflect the dynamism and creativity of life in modern Dubai, it was equally important to include significant features to celebrate cultural activities," said Jamal Abu Issa, president of Dubai Pearl.
The development will boast three outstanding hotel towers directly connected to the Dubai Pearl Mall, Royal Hall and Art Galleria. The residences will offer the most high tech conveniences with reserved covered parking spaces, 24-hour security, sports facilities, Spa and Gym and many more benefits that ensure a luxurious lifestyle. The Royal Hall will be the largest performing arts venue in the Middle East and will be built to international standards, he said.
"Located in the centre of the Middle East's most dynamic business district spanning 2 million sq ft across 45 levels, each of Dubai Pearl's two office towers is the epitome of sophisticated business environments. Dubai Pearl is home to the world's permanent showcase of technology, Technospace, strategically located within Dubai's Media and Technology Free Zone. The exhibition centre offers a global platform for international brands from within the electronics, technology, and telecommunications industries to showcase their products and services, while serving as a corporate nucleus for international and regional brands," he said.
One of the highlights will be the six-storey covered parking facility that can accommodate up to 15,000 vehicles. Although none of the towers are yet visible on Dubai's skyline, 31 per cent of the site has progressed substantially in planning needs for power, communications, sewage, utilities and roads, said Issa.
The progression involves a huge amount of infrastructure and substantial planning, especially the roadways that are important in making this development a stunning destination, he said. About 75 per cent of the three residential towers are currently sold to investors and completion is scheduled for end 2007.

According to a chat with a local property dealer, trade in apartments in the Pearl development are seeing brisk activity. Are superior prime location. Expect to see high premiums kicking in early, way before completion.

Scheduled for completion by mid-2008, the 55-storey office towers will be a key feature of the AED5.8 billion (US$1.6 billion) Dubai Pearl - a 10 million square foot 'self-contained community' that will take shape overlooking the base of The Palm Jumeirah. The office towers will rise to around 208 metres and establish Dubai Pearl as a prestigious business, residential and leisure destination in the GCC.
Describing the contract as a major step forward for the project, Abu Issa said: 'Dubai Pearl will incorporate the most sophisticated design technologies to offer a world-class office environment. It is important that we partner with the right contractors such as DCC who understand our requirements and can help us achieve our ambitious goals.'
'This contract win is a vote of confidence in DCC,' explained DCC Chairman Abdallah Yabroudi. 'Our association with this prestigious project underlines our leadership in the region's real estate industry.'
The total area of both office buildings exceeds 1.7million leasable square feet. The towers will take 23 months to finish and groundbreaking by Swissboring starts this month.
Overlooking The Palm Jumeirah and adjacent to the Dubai Media and Internet Cities and Knowledge Village, Dubai Pearl will be a novel mix of residential, commercial, retail and leisure developments designed to reflect Dubai's multicultural character.

And also, seen as though no one seems to like nor want the Millennium Dome in London, would have been cheaper to dismantle it and ship it over piece by piece and use it as the Opera House in DP!!! Just a thought! :D

The local Dubai Contracting Company (DCC) has been awarded a AED 498 million ($136 million) contract to design and build two 55-storey towers at the Dubai Pearl development.
The 23-month contract covers the construction of two 208 metre-high office towers, known as Omnix North and Omnix South Office Towers, which together will offer about 160,000 square metres of over leasable area. Swissboring, part of Italy’s Trevi Group, is expected to begin work on the foundations package by the end of June.
Dubai Pearl Incorporated, part of Qatar’s Omnix International, is the client.

Maybe the design of all towers aren't finalized yet, so they give the contract as they get finalised.
Maybe building 11 towers will be a stretch for a contractor, especially for those already involved in many other complexes (like Arabtec is), so either they will not be interested, or the developer doesn't want delays.
Maybe the developer doesn't have all the money to comit it all at once to a single contractor for the entire complex.
