CDSL to move out of BSE building to Ruby Mills (http://www.business-standard.com/india/news/cdsl-to-move-outbse-building/388163/)

Central Depository Services Ltd (CDSL) is ready to move out of Jeejeebhoy Towers, the Bombay Stock Exchange (BSE) headquarters, to a new location in central Mumbai.

Talking to Business Standard, a top CDSL official said: “We have purchased a 45,000 sq ft office at Ruby Mill compound in Dadar as we are expanding operations in a big way. We realised that the 14,000 sq ft space in the BSE building was small.”

While CDSL has also cited security issues and vehicle parking problems for its decision to shift base, sources within the depository said the company was having differences with the exchange over various issues.

The BSE, which is the original promoter of CDSL, is in the process of increasing its stake in the depository to 51 per cent from the current 36.5 per cent.

It says commercial tower at the beginning of the post.

In past few years the Mumbai city has developed dramatically, all the mills are closed down and are shifted to out skirts of the city, government is focusing on improving the infrastructure to get more business and to make a place for residential also

I have a habit of counting floors as soon as i see any building, real or render.
Please bare with me but in above pic, this building counts to 35 floors above the tree level itself. There must be 3-4 floors behind the tree which are not visible. And as a usual practice, if we add ground+terrace floor, this one could very well be a 40 floor building.

Looks fabulous!

You can see this structure all the way from Santacruz from the highway itself.. Its prob 34 floors but way taller than a regular 34 storey structure. Its probably the high ceiling height for every level that makes it taller.

Well since the project at Kohinoor mills got capped at 200m approx due to aviation reasons...my guess is that this project has seen that rulling as an incentive to actually 'add' a few more floors than they wud have otherwise and hit the magic 50fl mark in Dadar...

By using the pics at the start of this thread, which show 'ground level' shots of this tower...I have managed to count 43 floors at the moment (though two bottom floors, as with many commercial buildings, have double the ceiling height as the other floors, so really this building is already equivalent to a 45 floor building)...therefore my opinion is that we should see atleast 5 more floors added before this building is topped out

BTW yeah, that is a beautiful picture and that gorgeous is just standing there to be complete.....Its amazing how glass makes the building looks beautiful even when they have simplistic design.

Yup, that is what i meant!!

Oops...My Mistake....Anyways...Its awesome to have more glass buildings....The only ones in my knowledge are Kohinoor, Shangri-La and Ruby...Is there more in mumbai?!...When I say glass building, then its completely covered with glass cladding.

Oh now I know where this buidling is located !! The LT bridge, plaza theatre are typical landmarks of the area. Its great to find new landmarks now !!!

great building.. but the road ans nearby infrastructure is in very poor shape

Central Mumbai is another Gurgaon in the making. The private sector is doing all its best while the Govt is sitting idle. It is high time they spruce up the road infrastructure in and around Lower Parel and Dadar. Surprisingly, the infrastructure in suburbs is better than that of Central Mumbai. Compare Oberoi Commerz Goregaon and Ruby Dadar. The access to the building and the surroundings are far better in case of Commerz.

And it is not a wise decision to permit so many commercial high rises on that narrow road or rather street. Ruby is just 10-15% occupied now. It will be all chaos when it is compeltely occupied.

Ruby is already occupied? When its U/C? (or T/O in our vernacular)

If I could remember correctly, E&Y and ARCIL occupied it two months back. The cladding of the top portion of the building was in progress then

There are two sets of elevators -one catering to lower floors and other higher floors (as in case of most of the tall buildings). Hence no problem with elevators. Everything seemed fine though there was some work going on in parking area and exit to the parking area from the lobby.

This is how big the Ruby Mills is. Their landbank can easily accommodate more towers in the future.

Thanks for the update, but i for one cant see any progress on the tower what so ever. Are they doing interiors or something right now?

Probably they are waiting for tentants to move in before cladding the top (may be funding issues). While the first 2 tenants moved in as early as May 2011, the rest of the building is yet to be occupied. High rise commercial towers may work only with hotel in the top floors, I believe. The offices will not pay a premium for higher floors in India, atelast for now.

When are they going to pull the crane down - it seems the building has topped out for the past 6 months, but the crane is still there!

That statement would be true in most other asian cities but just the fact that it is not hideous like 90% of towers in mumbai, with all kinds of strange tacky lines, balconies jutting out makes this a very special tower in Mumbai.

I am also curious to know if anyone has information on the progress of The Ruby. The firm I work for is providing artwork for the atrium spaces and we haven't heard from them in months.

^^ You can clearly see frm the images that the structure and cladding is almost complete. For the interiors, you seem the closest source.

The tower is complete for all practical purposes. Ernst & Young and Arcil are occupying it since May 2011. Emkay Global occupied few months back. May be 1 or 2 more tenants now.

It is waiting for tenants. The interiors of the individual floors will be done only when the tenants occupy it. Lower Parel used to serve a wide range of industries like Andheri due to it affordability.

Since these high end towers cost a lot, they have to target Tier 2 financial services/ consulting, which miss out BKC/Worli/Nariman Point due to high cost. Huge supply in the area and high cost add to its woes. The areas close to WEH in Andheri/Vile Parle and Goregaon are also a competition to the high end spaces in Lower Parel.

Really ? vile parle is one of the smallest suburb in mumbai. the only notable office there is HSBC

I meant Vile Parle as part of Andheri cluster (as usually done in commercial real estate circles, Dadar included in Lower Parel, Prabhadevi included in Worli, Goregaon-Malad etc).It doesnt mean it is huge. Vile Parle has few more offices near Airport (Kingfisher house, the corporate headquarters of Kingfisher airlines and some more) and Nehru Road.

Crisp clean lines. Great cladding. Overall a nice addition to our skyline. The Ruby together with the Kohinoor Tower will certainly make this area pop. Lovin' it.

This is the road-level entrance on Tulsi pipe road. Though the taxi is covering most of the pic, you can see quite a bit.
