AFTER gaining the recognition from Malaysian Book of Records in 2007 for developing Chow Kit’s largest wholesale plaza called Plaza GM, TSI Group Malaysia is now developing the largest wholesale city in Malaysia and Asean.

Group managing director Lim Seng Kok says development for the project with gross development value (GDV) of about RM2bil is ongoing with the first phase of the project scheduled for opening in October.
“Build on 5ha of commercial land in Bandar Botanic, the project is divided into four phases and when completed will boast more than 1.5 million sq ft of total built up,” he tells StarBizWeek recently.
The company, he says, bought the land about 13 months ago and since then has started to develop the first phase of the project. It will launch the second phase by the middle of next year.
“The location is strategic as it is accessible from major highways and thoroughfares including air and sea. We are not just targeting the local business people but also those from all around this region including India and Pakistan,” he says.
He adds that the company has sent a team to study various marketing strategies on the wholesale business in Thailand, Indonesia, Dubai and China. “We have also sent our marketing team to market and promote this project to the Asean region,” he says.
Lim says GM Klang Wholesale City will contribute positively to the country’s economic development, providing micro and macro economic opportunities for all.
“It will also improve and strengthen regional ties, inter-relations and international trade, enhancing business to business tourism and also stimulate more retail/trading for business people,” he says, adding that the city will eventually provide more than 8,000 job opportunities.
“Another thing on this project, we want to help the young graduates such as interested bumiputra entrepreneurs to set up their business here. We will offer them a competitive rate to start their business,” he says.
When ask how will GM Klang Wholesale City with the upcoming wholesale city called Kenanga Wholesale City in Kuala Lumpur, Lim says the latter focuses more on garments and fashion products while the former offers a more diverse product range.
“Our plan is to also emphasise on other products such as timepiece, spectacles, souvenir, electrical and electronics goods, IT related products, hand phone, hardware and many more,” he says.
For the record, a new 22-storey Kenanga Wholesale City is currently being developed at Jalan Kenanga, off Jalan Loke Yew.
Scheduled for completion by end 2010, the project sits on a 1.28ha site and has a GDV of RM800mil.
He says phase 1 of GM Klang Wholesale City will offer 259 units of wholesale shops with sizes ranging from 290 sq ft to 582 sq ft. All units are for lease purposes.
TSI Group plans to keep most units at phase 2, 3, and 4 as it wants to develop six distinctive pavilions for the purpose of segmenting and categorising the products for the convenience of retailers and traders when sourcing for their goods, Lim says.
He adds that GM Klang Wholesale City will be fully air-conditioned. It will have three dedicated loading and unloading areas for fast and easy transit of goods.
“Since the complex will eventually have more than 3,000 car parking bays, we will deploy security guards to facilitate the traffic in the area,” he says.
TSI Group is also focusing on another project in Kepong called First Residence. Comprising two levels of shops and 474 units of condominium in two towers, scheduled for completion by the middle of 2011.
“For upcoming development, we plan to launch a mixed residential development in Puchong comprising 520 units of condominium and 12 units of conventional shops by early next year. The project is estimated at RM130mil in GDV,” he says.

PETALING JAYA: Kompleks C Emporium Makan Petaling Jaya yang ditubuhkan sejak 30 tahun lalu dan kini sedang dinaik taraf bakal menerima ‘jiran baru’ apabila kompleks renang bakal dibangunkan bersebelahannya tahun depan.
Timbalan Datuk Bandar Majlis Bandaraya Petaling Jaya (MBPJ), Puasa Md Taib, berkata ketika ini pihaknya sedang mengikat perjanjian dengan pemaju yang akan membangunkan kompleks renang berkenaan.
Beliau berkata, pembangunan berkenaan bukan saja mencantikkan kawasan sekitar, malah menjana pendapatan peniaga.
Katanya, sebelum ini tanah yang terletak bersebelahan kompleks itu disewakan kepada badan swasta namun tempoh pemilikannya akan tamat akhir tahun ini.
“Dengan tamatnya tempoh itu, kami merancang membangunkan keseluruhan tanah dianggarkan seluas 2.3 ekar itu menjadi kompleks renang bagi menarik kedatangan pelanggan seterusnya meningkatkan sumber pendapatan peniaga yang kebanyakan sudah berniaga sejak lebih 30 tahun lalu,” katanya pada majlis berbuka puasa dan solat Tarawih bersama anak yatim Asrama Damai, Kuang, Sungai Buloh anjuran peniaga Kompleks C Emporium Makan Petaling Jaya di kompleks itu, semalam.
Seramai 40 anak yatim dari asrama berkenaan diraikan dan menerima sumbangan duit raya.
Mengulas lanjut, beliau berkata, sejak dua bulan lalu, pihaknya sudah menaik taraf kompleks makan berkenaan secara berperingkat seperti mengecat bangunan dan membina surau berasingan untuk lelaki dan wanita.
“Kami yakin tahun depan semuanya akan dibangunkan sepenuhnya, di samping orang ramai beriadah di kolam renang berkenaan, mereka boleh mengambil kesempatan menjamu selera di kompleks makan ini,” katanya.
Sementara itu, Ketua Persatuan Peniaga Kompleks C Emporium Makan Petaling Jaya, Mohamad Shuffie Hassan, berkata dengan menaik taraf kompleks makan ini, seramai 70 peniaga dijangka menjana lebih pendapatan.
“Sebelum ini, kami tidak punyai persatuan, MBBJ melantik saya sebagai ketua untuk menyuarakan masalah di antara rakan peniaga yang lain. Dengan bangunan yang sudah dicat baru serta dilengkapi surau, pelanggan juga dilihat semakin ramai,” katanya.
Katanya, bersempena Ramadan ini, pihaknya turut aktif mengendalikan program termasuk mengacau dodol beramai-ramai.
“Kami merancang mengadakan pelbagai aktiviti bersifat kemasyarakatan bagi mendekatkan lagi hubungan antara pelanggan dan peniaga,” katanya.

In a filing with Bursa Malaysia, TSR said the award was for the proposed construction of Phase 3A, Space Technology Facility, National Space Centre at Banting.
It said the contract included the excavation of earthworks, construction of buildings, the related mechanical and electrical works and infrastructure works for the National Space Agency.
“The contract is expected to be completed by April 11, 2011, i.e. within 18 months from the date of site possession,” it said.
The contract is expected to contribute positively to the earnings and net assets of company in the financial years ending 2009, 2010 and 2011.

KUALA LUMPUR, Sept 29 (Bernama) -- Sunway Holdings Bhd's wholly-owned subsidiary Sunway Construction Sdn Bhd has accepted the letter of award for a contract worth RM147.36 million from Putrajaya Holdings Sdn Bhd.
The contract is for the proposed design, construction and completion of a 16-storey three-star hotel and one block of 11-storey office tower.
The proposed project is expected to begin on Oct 7, with a construction period involving 36 months, the group said.
It is expected to contribute positively to the group's earnings for the financial year ending Dec 31, 2010, onwards.

Iskandar said Glomac aims to launch the fourth phase of the Plaza Kelana Centre with a GDV of some RM250 million.
"The development will be on a 3.2 acre freehold land that includes an office block, a neighbourhood shopping mall and office suites," he told Business Times yesterday.

SSTwo mall to open next year
PETALING JAYA: SSTwo, a retail development owned by Pramerica Real Estate Investors (Asia) Pte Ltd under Asian Retail Mall Fund (ARMF), is aiming to open the mall by mid next year, its leasing agent and retail mall manager DTZ Nawawi Tie Leung Property Consultants Sdn Bhd said.
Speaking to theedgeproperty.com recently, DTZ’s executive director Ungku Suseelawati Ungku Omar said the consultancy firm is currently in talks with several tenants for the shopping mall, in which it hopes to conclude by this year-end.
The mall with a net lettable area of 462,800 sq ft is located along Jalan SS2/72 within SS2 Petaling Jaya residential and commercial area. It was initially slated to open this year-end.
The five-level SSTwo is positioned to be a lifestyle neighbourhood centre targeted at middle to upper-middle income families with young children, PMEBs (professionals, managers, executives, businessmen & self-employed), DINKs (double income no kids) and young adults.
It will have supermarket, fast food restaurants and cafes and special concept stores.
Just a stone's throw away from the shopping mall is the recently-opened Tropicana City Mall by the Dijaya Group.
Selangor Dredging Bhd, which is developing a condominium project Five Stones in the vicinity of SSTwo mall, also has commercial land behind the condominium development. The developer, however, has no plans as yet for the land parcel.

KUALA LUMPUR: Developer Paramount Corp Bhd (Paramount Group) has entered into a conditional Sale Agreement for the acquisition of a 21.7-acre freehold vacant tract close to the Bukit Jelutong/Shah Alam interchange of the New Klang Valley Expressway (NKVE) in Selangor with The Titular Superior of the Brothers of Saint Gabriel, founder of The Monfort Boys Town in Shah Alam, for RM62.4 million, or RM66 psf.
According to a statement released by Paramount Group, the site is part of the 57-acre land and a major portion of the Master Title accommodates the premises of The Monfort Boys Town while its northern boundary touches the NKVE. The acquisition is in line with the group’s strategy of replenishing its landbank to generate long-term sustainable income and viability.
Part of the land, some 10 acres, has been designated for the new campus of KDU College, a tertiary educational institution. The remaining land is slated for a mixed development consisting of commercial developments and condominiums. The total development cost has yet to be determined, pending finalisation and approval of a detailed layout plan.
I presume the overcrowded KDU College in Damansara Jaya will moved to a new campus in Bukit Jelutong in the future.

PETALING JAYA: Mah Sing Group Bhd plans to develop a world-class integrated commercial hub on a land it recently acquired from Panasonic HA Air-Conditioning (M) Sdn Bhd, the deputy COO of Mah Sing Properties Sdn Bhd Teh Heng Chong said.
Speaking to theedgeproperty.com, Teh said the developer is currently fine-tuning the design of the project, which will be developed on the land parcel in Free Trade Zone in Petaling Jaya's SS9. He expected the design to be finalised within two months, and the development to be launched in the middle of next year.
The 19.6-acre project, which will comprise shopoffices, semi-detached offices, Small Office Home Offices (SOHOs) and retail units, is estimated to have a gross development value (GDV) of RM838 million and will be developed over five years.
“We are in the midst of converting the land status into commercial land. We are looking for land around that area too,” he added.
The land in SS9 is formerly the factory of Panasonic Electronic Devices (M) Sdn Bhd. Japanese business daily, The Nikkei, reported in January this year that Panasonic Corp plans to close two of its three plants that make electronics parts in Malaysia.
Its cathode-ray tube (CRT) plant in Batu Berendam, Melaka, was shut down on Feb 27 this year that resulted in 450 of 1,100 workers being laid off.

The Harbour Place in Klang will be Tune Group's first project, comprising a shopping mall and an office suite tower with a gross development value of RM420 million
TUNE Group, famous for popularising the budget business model, is going into properties.
Its first project is a shopping complex and office building in Klang, a town known for its ports that are the nation's trading gateway.
Tune Group will hold all its property business under Tune Properties, following a restructuring exercise that will be completed within a year.
"The Harbour Place in Klang will be our first project under Tune Properties. From there, we will expand into other types of properties," Datuk Kamarudin Meranun told Business Times in a phone interview recently.
Kamarudin and Datuk Tony Fernandes are the founders of Tune Group, which now owns Asia's biggest budget airline, low-cost hotel operator Tune Hotels, and financial services provider Tune Money, to name a few.
Kamarudin hinted that Tune Properties might have a more diverse portfolio.
The group will hire Tan Eng Wah, the former director of Tan & Tan Development Bhd, to run Tune Properties.
Tan has more than 25 years of experience in the property business, encompassing hotels, shopping complexes and even hospitals.
Strategically located along the main Klang highway connecting Klang town and Port Klang, Harbour Place will be positioned as a suburban shopping complex to serve the mushrooming Klang neighbourhoods.
It is targeted to open by the third or fourth quarter of this year.
Kamarudin currently holds 63 per cent of Chestar Properties Sdn Bhd, the owner, developer and operator of the project.
The entire project, which comprises a shopping mall and an office suite tower, has a gross development value of RM420 million.
Kamarudin said the whole idea would be in line with the philosophy of Tune Group, which is to offer affordable products and services to an underserved market.
He said Harbour Place is a classic example of such a venture.
"You find that there are hardly any quality shopping malls in Klang, while Kuala Lumpur is almost bursting with such complexes," Kamarudin said.
Other private initiatives under the Tune brand are Tune Talk, Tune Entertainment, Tune Games and Tune Media.

RESIDENTS in Subang Jaya have voiced concerns about a proposed hotel at First Subang in SS15, and how it will impact the neighbourhood in terms of traffic.
According to a source, the developer for First Subang submitted its application to amend three floors of one of the project’s tower into a hotel in early March (during the construction of the building).

Building under construction: The MPSJ is now waiting for the developer to resubmit its plans for the proposed hotel at First Subang, SS15, and may impose certain conditions in terms of parking and access road.
However, the hotel amendment application was rejected by the Subang Jaya Municpal Council (MPSJ) the following month, saying that the building design was not suitable for a hotel.
On the reasons for the proposal, the source said: “The developer had received strong interest from a reputable boutique hotel operator, and SS15 has shown that it has great potential to attract tourists or guests due to its location.
“Based on its traffic study, the developer said the requirement for the hotel’s carpark will be less compared with an office development. In other words, traffic flow for the carpark would be low.
“However, as a responsible developer, they will still retain their parking space as per office/commercial requirements even though it would be less if the proposal was approved.”
The source said the developer foresaw that the proposed LRT line, which was being proposed to be stationed in front of First Subang, would bring in more business activities to SS15 due to its commercial attraction.
According to the developer’s website, the “prestigious commercial development, situated at the heart of SS15 in Subang Jaya, consists of two office towers on a retail podium made up of a basement, five floors of parking (including basement), and three retail floors, including purpose-built supermarket, bank and restaurant.”
StarMetro was informed that the developer’s hearing on the proposed hotel to the Appeals Board of the Selangor Town and Country Planning Department went through.
MPSJ deputy president Mohamad Yusoff Ghazali said the council’s One Stop Centre (OSC) Committee had initially disagreed with the plans.
“We were informed that the idea was initially for service apartments, but upon recommendation by a reputable airline company, the developer submitted the plans to amend a few floors into a hotel.
“The council is now waiting for the developer to resubmit its plans for the proposed hotel.
“Depending on the plan, we may impose certain conditions in terms of parking and access road,” he said.

SHAH ALAM: Certain industrial and older housing enclaves in Petaling Jaya (PJ), Klang and Kajang have been identified for redevelopment in a bid by the Selangor state government to enhance their land value and to create a stimulus for the state.
Selangor Menteri Besar Tan Sri Abdul Khalid Ibrahim said on Nov 9 the regeneration exercise would kick off in PJ. Owners of buildings in “three or four” areas, among them Section 13, would be given incentives to redevelop their buildings into commercial use.
“We have written to the industries concerned to relocate. If they agree to move, they can rebuild on the existing tract commercial property with certain densities,” Abdul Khalid told The Edge Financial Daily and theedgeproperty.com. These industrial operations will be allowed to be relocated to other more acceptable areas in Selangor, such as those near ports, he said.
The redevelopment was in the interest of the property owners, stressed the Menteri Besar. “What we gain is that PJ will become redeveloped and vibrant. They [land owners] will make the money – the state is just making the environment conducive for them.”
He was also asked about redevelopment creating traffic- and transportation-related issues, congestion being at the top of many people’s worries. Won’t residents complain? “In a way, yes,” conceded Abdul Khalid.
“We have to show them that we cannot leave PJ in this [current] manner; we have to convince them that we will plan for and provide facilities to reduce congestion.”
Towards this end, the state government has asked for another transportation study to be carried out, based on the increased densities in the areas concerned. This is to establish whether the higher densities were feasible. The concept of park and ride was also being considered.
According to a report in City & Country, the property pullout of The Edge weekly earlier this year, the 220-acre hub of industrial activities in Section 13 is now dotted with “limited commercial” developments in the form of modern offices and retail blocks.
Factories have been operating in Section 13 since the 1960s but in recent years, its growing potential for commercial activities could not be ignored, given its strategic location. This explained the Petaling Jaya City Council’s approval for “limited commercial” activities there, based on certain guidelines.
Meanwhile, on the revival and rehabilitation of abandoned housing in Selangor, Abdul Khalid said the state government had been quite successful – thanks to land value appreciation over time, resulting in people willing to pay more for the completed units.
The challenge, however, was in the selection of the best contractors or developers to complete the projects.
Some of the projects were initiated by the state government, which was willing to lose “a bit” so long as the project is completed, added Abdul Khalid.

The redevelopment process aims to enhance land values in these areas.
Abdul Khalid said current industries operating in the vicinity have been asked to relocate. If agreeable, the companies will be allowed to move to other areas in Selangor, such as near ports, he said. He is aware of the traffic concerns by the public and has asked for another transport study based on increased densities in the areas concerned.

PETALING JAYA: The site of the former headquarters of Star Publications (Malaysia) Bhd in Section 13, where Universiti Tunku Abdul Rahman (Utar) Petaling Jaya campus is located, may soon be redeveloped from industrial to commercial usage.
Quoting sources, Chinese daily Guang Ming Daily reported on Nov 15 that Star Publications was proposing a RM260 million commercial development via a 30:70 joint venture with an unidentified property developer. The site consists of two parcels of land.
The report claimed that the publishing group’s board had at a recent meeting passed two resolutions — the sacking of its chairman Datuk Tang Chong @ Leong Tang Chong and the redevelopment of its former HQ site. Star Publications had on Nov 5 redesignated Tang as a non-executive and non-independent director.
The lease agreement between Utar and Star Publications for the Section 13 property ends in May next year.
The Guang Ming report cited Datuk Seri Dr Fong Chan Onn, a member of Utar Council, as confirming that the Utar campus at Section 13 would move out upon the expiry of the lease in May and that the university was eyeing another location here or in Kuala Lumpur.
The prime land at Section 13, which was completed in 1981, is located near a recently completed mixed development, Jaya One, with the Dutch Lady factory and Jaya 33 also within the vicinity.

PETALING JAYA residents are fuming over a proposed development of a 19-storey hotel along Jalan Utara which will aggravate the traffic chaos in the area.
The site is located between an ongoing commercial development and the SMK Bukit Bintang, at the junction of Jalan Utara and Jalan Semangat.
Residents in the area got to know about the development when a signboard was put up at the currently vacant land, informing the public about the proposed development and giving them until Nov 3 to submit their objection.
The sign states the proposed development would be a 19-storey hotel built on top of three levels of basement and one level of semi-basement carpark.

Section 12 Residents Association chairman R. Rajasoorian said that the area was already overdeveloped and building a hotel there would make matters worse.
“That stretch is going to be a mess and the hotel is going to be located right at the T-junction. Traffic is already bad now without the hotel,” he said.
He added that besides the secondary school (SMK Bukit Bintang), there was also the SK Sri Petaling primary school across the road.
All Petaling Jaya Residents Association (Apac) chairman Liew Wei Beng said that he was concerned about the density of the developments in the area.
He said that there was also a church next to the Tun Hussein Onn Eye Hospital which would also add to the congestion.
“Once the high-density commercial blocks are ready, the traffic impact would be mind-boggling,” he said.
He said that an existing hotel down the road has already proven to create traffic problems when there were big functions and cars would be double-parked along the road.
He echoed Rajasoorian’s concern over the hotel’s proximity to the schools.
“I’m not sure if its advisable to have a hotel next to a school,” said Liew.
A spokesperson for Malton Berhad, who submitted the proposal to the Petaling Jaya City Council (MBPJ), said that they have addressed the traffic problems in the area.
“A traffic impact assessment (TIA) has been done and the impact from the hotel would be minimal.
“It’s a mid-ranged hotel that would cater to the short- and mid-term stays of the business people from the offices around the area, so we are not expecting a high volume of traffic. There would be no big function rooms in the hotel,” he said.
He said that as part of the council’s requirement to build the commercial development, they would widen a stretch of Jalan Utara starting from the Jalan Semangat junction.
“We would be adding an extra lane on both sides of Jalan Utara,” he said.
Rajasoorian also expressed his disappointment at the then Petaling Jaya City Council (MBPJ) councillors who approved the commercial project without residents’ knowledge.
“If the present council under the current state government closes an eye to the problems we are facing here, we would be back to square one,” said Rajasoorian.

PETALING JAYA: About 2,375 hectares (ha) of land have been identified by the Selangor state government for regeneration and redevelopment, said Selangor Menteri Besar Tan Sri Abdul Khalid Ibrahim.
Speaking at the International Conference on Urban Regeneration here today, Khalid said the areas were identified in the Local Plans and Draft Local Plans of Petaling Jaya, Klang, Ampang Jaya and Kajang, in line with the policies of the State Structure Plan.
He said the redevelopment would be done in various stages over the next 20 years and that it would be market-driven.
"The state government will create a competitive environment for redevelopment and for investors to be part of the programme," said Khalid, adding he would leave it to the business community to best decide what the market needed.
"We do not have plans to work with any particular developers; that would be cronyism," he told reporters.
Khalid also said he estimated the redevelopment of the 2,375 ha of land to be worth "billions of ringgit".
"Compared to the Iskandar project, the Selangor government need not invent infrastructure, but merely enhance it," he said, adding there was already demand in the state given its urban setting.
He added the state's concerns regarding redevelopment included the displacement of the urban poor, the surrounding neighbourhoods, traffic, and public amenities.
"Most investors have not realised the potential of this existing market," he said, adding the industrialised and urbanised Klang Valley, unlike the "imaginary" Eastern Corridor and Northern Corridor, was a reality.
In his opening speech at the conference, Khalid said urban renewal and regeneration was needed to replan and transform old urban and industrial areas to revitalise economic activities, provide better transportation linkages and infrastructure for enhanced and efficient social environments.
Of the 2,375 ha slated for redevelopment, he said 1,672 hectares of the total 2,375 hectares for redevelopment were in the Petaling Jaya municipality, namely the industrial, commercial and residential areas of Sections 13, 51, 51A and 52.
"The Klang municipality has a total of 131.4 ha in need of redevelopment, especially the Klang town centre and Kampung Pandan, besides the banks of the Klang River," he said.
Khalid added 412.4 ha of land in Kajang, including its town centre and Sungai Ramal needed to be redeveloped, while the 159.3 ha of land in Ampang Jaya covering Ampang New Village, Kampung Pandan Dalam and areas in Jalan Jelatek and Taman Keramat are also in focus.
He said these plans were in line with the state government's economic stimulus package.
"The stimulus package, which includes the rehabilitation of the Klang River, is expected to generate an estimated RM10 billion in investments," he said.
He added the overall plan to redevelop the urban areas were aimed at revitalising the towns, creating job opportunities, improving amenities and infrastructure, improving the management of state assets as well as generating more revenue for the state and local governments.

PETALING JAYA: The regeneration and redevelopment of Sections 51 and 52 here is of national importance for the survival of the country and the economy, says an experienced town planner.
Committee member of the Malaysian Institute of Planners Ahmad Jefri Clyde said Section 52 was a natural choice for redevelopment as it had train lines and would be easy to execute.
Meanwhile, Section 51, presently an industrial area, could be turned into a hub for new economic activities such as education, creative industries and information technology (IT).
"Cyberjaya is also a new economy centre, but what makes PJ special is that it is an urban renewal project," he said, adding that PJ was also much smaller in size compared to Cyberjaya.
Ahmad Jefri, who is also director of AJC Planning Consultants Sdn Bhd and Garis Architects Sdn Bhd, said he was asked informally to be an advisor to the state on urban regeneration although nothing has been made formal yet.
"We need to create a symbolic centre of Petaling Jaya," he said during his speech 'Regeneration: The Potential in Petaling Jaya' at the International Conference on Urban Regeneration here today.
He added that the stumbling block to redevelopment was the shared ownership of the land involved, which belongs in part to the state government and federal government.
"It should not be a political issue," he said.
Sections 51 and 52 were among the areas identified by Selangor menteri besar Tan Sri Abdul Khalid Ibrahim in his speech yesterday as areas for redevelopment in the ageing suburb of Petaling Jaya at the same conference.
Khalid said a total of 2,735 hectares (ha) of land would be regenerated in the state over the next 20 years, including some 1,672 ha of land in Petaling Jaya. Other areas of focus are Sections 13, 51A and 52.
Ahmad Jefri said in his presentation that his proposals have been put forth to the state and is now awaiting a response.
While the redevelopment of Sections 51 and 52 were important, he added that attention had to be directed first at Sections 1, 2, 3 and 4 in Petaling Jaya where the land leases have expired, resulting in a community of urban squatters.
"We also need to address the issue of affordable housing by the state. I don't understand the land leasing in this case; even in Communist Vietnam, residential land is given in perpetuity while commercial land is the one that is leased," he said.
Ahmad Jefri also identified Sections 51A, 13, 19, 8 and the Sungei Way Free Trade Zone as being in need of redevelopment and revitalisation.
He said the redevelopment of these areas should be carried out in phases and be an on-going project over the next couple of decades.
He added that Petaling Jaya, which occupies a 97.2 sq km area, faced several challenges of regeneration, such as the ability to mobilise resources, a limited time frame for completion and a blurring distinction between the needs and wants of interested parties.
He added it was important for the projects to be integrated with its surrounding areas to function as a "stimulus" for Petaling Jaya as a whole.
"The redevelopment of PJ should be viewed in the long term. It is our goal to make it a world-renowned destination as a successful urban renewal model," he said.

Sources say Malton will upgrade some parts of the 28-year-old Pusat Bandar Damansara commercial and office complex
MALTON Bhd (6181) is set to clinch a RM700 million job to upgrade some parts of the Pusat Bandar Damansara commercial and office complex owned by Johor Corp (JCorp), the flagship investment arm of the Johor state government.
Sources told Business Times that under the deal, Malton would upgrade some parts of the 28-year-old complex or demolish some ageing structures for new development. It would then sell back the completed property at higher prices to make a profit.
JCorp, through 27.7 per cent-owned Damansara Realty Bhd, owns nine commercial blocks in Pusat Bandar Damansara, Kuala Lumpur.
JCorp chief executive officer Tan Sri Muhammad Ali Hashim and Malton deputy chairman Guido Paul Philip Joseph Ravelli did not respond to Business Times' e-mails or phone calls for comments.
"Malton will pay RM500 million in cash for the property, while the remaining RM200 million will be paid in kind, meaning that once the property is completed, some of it will be handed back to JCorp in the form of commercial or office space," said a source.
The project, which is expected to take five years to complete, will also require Malton to develop a fresh plot of land next to the complex belonging to JCorp.
The source said that JCorp, which owns various properties nationwide, is a land and property owner and property development is not its core business.
JCorp has diversified businesses, including healthcare, plantation and fast-food, through interests in companies such as KPJ Healthcare Bhd, Kulim (M) Bhd and QSR Brands Bhd.
Property developer Malton's experience ranges from building residential houses and condominiums to high-rise office buildings in the Klang Valley.

PETALING JAYA (Jan 15, 2010): Selangor's Poverty Eradication Foundation (YBK) should publicly disclose all funds it had received from the state since it was founded, as the figures published on its website are incomplete, mentri besar Tan Sri Abdul Khalid Ibrahim said today.
He said in a statement: "We are aware of the financial reports posted on the website. But they have no details on the assets and fund given to it by the state. That is why we want it to be analysed and re-stated."
For instance, he said none of the publicly-available reports mentioned the 1,300-acre plot in Serendah which is worth at least RM78 million (computed at RM60,000 per acre). He said YBK had not paid anything for the land since 2001, and that it had not tried to do so.
Khalid said YBK only approached the state when it wanted to convert the status of the land from agriculture to residential and commercial, an act which would boost its value to at least RM540 million when computed at RM10 per square foot.
"For a land that is worth so much, it is quite unnatural for the state not to be concerned. The previous administration may not be concerned but Pakatan Rakyat cannot turn its back on the issue because it is responsible for every single sen of the rakyat’s money," said Khalid.
He said the State Government must not only be transparent and accountable but also ensure that all decision and actions are beneficial to the people in line with its "Merakyatkan Ekonomi Selangor" policy, as it is the trustee of the people's money.
He reiterated the state's plan to issue a "white paper" detailing funds and resources it had provided to YBK in the past years.
The State Government had earlier requested that YBK appoint the menteri besar as its chairman and the executive councillor for welfare a trustee of the foundation, along with two other state government representatives. YBK has refused to do so.
Bernama reports from Shah Alam: No funds were channelled to YBK since the opposition took over the Selangor administration in March 2008, Abdul Khalid said.
He said the state government was in the dark over what projects were given to the foundation, how much money had been spent or who had benefitted from the projects.
"Why should we give money to (YBK) if the state government does not know what it (YBK) was going to do with it?
"We decided not to allocate funds for YBK because we didn't know what they are doing (pertaining to projects involving poverty eradication programmes)," he
told reporters after opening the Matta International Fair Selangor Umrah and Muslim Travel Destinations (Masum) at the Shah Alam Convention Centre near here.
YBK chairman Datuk Zainal Abidin Sakom was reported as saying that the organisation would have to immediately pay RM6 million in quit rent arrears if they did not accept Abdul Khalid as chairman, thus delaying the development of a Universiti Teknologi Mara (UiTM) campus on the foundation's land in Serendah, Selangor.
On the post of YBK chairman, Khalid said he was not lobbying for the post and only wanted to ensure the leader of a state was also involved in policy and decision-making concerning distribution of support to poor people.

THE new Rawang bus and taxi terminal that was supposed to have opened a year ago is still in limbo.
Although the terminal was ready last month, the Selayang Municipal Council (MPS) has still refused to open the terminal to taxis and buses.

At present, the buses are picking up passengers at the main road opposite the bus terminal, which is also inconvenient to all parties, including the commuters.
The building has six bus parking bays but none are used by the bus operators and only small businesses have occupied the bus terminal selling titbits, drinks and clothes.
When interviewed, MPS president Datuk Zainal Abidin Azim said that he was also not sure what to do about the situation.
“The developer was more interested in building shops for businesses instead of worrying about how the buses and taxis would be able to cope with the high traffic volume.
“The developer also did not think about how it would affect commuters.
“This is the reason that buses had to park along the road instead of inside the terminal,” he said.
A commuter who wanted to be known as Alagendran said the current bus waiting area was exposed to the element.
“If there is a heavy downpour, we have to wait about 10 metres away and then run into the buses so that we don’t get wet.
“We cannot even sit at the seating area because it is not shaded,” he said.
Another commuter Abdul Rahim, 39, said he had seen a bus that was reversing blocking the entire road causing a jam along the entire stretch of the road.
“I feel that this bus station needs a makeover if any buses are going to use it. Without renovations, there would be traffic jam in the entire area,” he said.
Metro bus terminal supervisor Amiruddin Yacob, 39, said that buses from three companies — Metro, SJ and Mara — were stationed here and each had a minimum of 10 buses.
He said that the buses here transported commuters to Tanjung Malim, Kuala Lumpur, Bukit Beruntung, Bandar Country Homes and Genting Highlands.
“There are easily about 10 buses parked at the main road each time and only six parking lots for the buses.
“If we want to reverse our buses, we have to stop traffic on the road and could hit vehicles parked nearby.
“There is big flaw in the design of the bus station and bus operators and commuters are affected,” he said.
Bus driver Murgan Subrayen, 41, a driver for 15 years, said that it was pitiful to see many elderly commuters having to rush for the bus.
“At the old bus waiting area in Rawang town, commuters felt it was much easier as the KTM Komuter station was also located about 50 metres away.
“Now, it is very difficult for commuters as the skylink connecting the bus station and KTM Komuter is not ready and they have to walk along the main road to get to the KTM Komuter station,” he said.

KUALA LUMPUR, Jan 19 (Bernama) -- Sunway Holdings Bhd, through wholly-owned subsidiary SunwayMas Sdn Bhd, Tuesday entered into a share sale agreement with Templer Forest Resort Sdn Bhd for the proposed acquisition of a 60-per cent equity in Spanland Sdn Bhd for RM13.8 million cash.
Sunway told Bursa Malaysia that both parties also signed a shareholders agreement to jointly undertake a property development project on parcels of leasehold land measuring 98.43 acres in Rawang, Selangor.
The shareholders agreement will come into effect on the completion of the proposed acquisition.
"The land is strategically located opposite the Templer Park Country Club in the affluent area north of Kuala Lumpur.
"It is suitable for high-end development and is proposed for a property development project comprising low-density residential units of exclusive lifestyle bungalows which can be launched within 12 months from the completion date of the share sale agreement.
"This fits into the group's strategy of focusing on niche residential projects with fast turnaround," Sunway said.

SHAH ALAM, Jan 22 — The Selangor government, which has identified river rehabilitation and development as a potential catalyst for growth and employment opportunity in the state, is planning to launch a project in the royal town of Klang.
If properly rehabilitated, the 120km long Klang River could be converted into an important waterway and the surrounding land transformed into premium real estate, Mentri Besar Tan Sri Khalid Ibrahim said this week.
He was speaking to a 20-men delegation from the Kuala Lumpur and Selangor Chinese Chambers of Commerce, which had asked for the special briefing.
With foreign direct investments on the decline, Malaysia’s most industrial state and business centre needs domestic investors to step up. But it is also hoping to find support for its long-term “economic stimulus packages” of which the rehabilitation and development of the Klang River and urban regeneration programmes are top priorities given their potential to value add and create jobs.
As the country’s most prosperous state, Selangor accounts for a fifth of its gross domestic product. The state’s fall to the opposition coalition Pakatan Rakyat in Election 2008 was a huge blow to the Barisan Nasional which has vowed to win Selangor back.
Khalid — formerly a corporate chieftain who headed the country’s biggest state asset management company, Permodalan Nasional, as well as plantation company Guthrie before he entered politics — will have his work cut out delivering growth for Malaysia’s most populous state.
According to state officials, Selangor’s population expanded by about 10 per cent last year and is expected to increase to 8-10 million in 2020 from slightly over 5 million as Malaysians throughout the country flock to the Klang Valley in search of better jobs.
State officials want to take a leaf out of Singapore’s clean up of the Singapore and Kallang rivers so that greater economic value can be derived from the Klang River, a third of which runs through Kuala Lumpur.
Although the potential from the “very big cake” is enormous, so are the challenges. Malaysia’s highly charged political environment aside, illegal settlements and waste discharge — both industrial and human — are also daunting obstacles. Moreover, the state lacks the requisite funds.
Even so, it appears committed to funding the land surveys and studies which companies would need if they are to participate — envisaged in the form of private finance initiatives — in the river rehabilitation programme.
Khalid has been assuring businessmen that the state wants to create an environment conducive for their business, and in this week’s meeting with the tycoons, he quipped: “I will be worried if you are not making money.”
Among the delegation were the Association of Chinese Chambers of Commerce and Industry Malaysia president and Lion group chieftain William Cheng, association deputy secretary-general David Chua and property magnate Teo Chiang Kok of See Hoy Chan Holdings.
Although still in early stages, the state’s request for proposals resulted in 12 submissions, including a few which had roped in foreign partners from Singapore, Korea and the Netherlands.
“There were different submissions. Some for rehabilitation of the river, some for development, and some for water transport operation,” said Tricia Yeoh who is research officer to Khalid. Three were short- listed and another two were asked to revert with further details.
The proposed maiden project is “quite a holistic cleaning up” she said, but added the agreement has not been signed. Yeoh said the government is looking for people who have worked on the Singapore river cleaning projects, “to advise us based on proposals received.” — Business Times Singapore

The property development landscape in Seri Kembangan is becoming more interesting with
more players getting into the act.
Among them are Equine Capital Bhd and LBS Bina Bhd, both of which have presence in the southwestern side of Seri Kembangan. Equine Capital has four projects that span about 700 acres — Taman Equine and next to it the mixed development of Putra Permai, Permai Park and Pusat Bandar Putra Permai.
Equine Capital plans to launch a semidee housing project on a 34-acre tract in Taman
Equine by 1Q2010. Details are not immediately available.
LBS Bina boasts two projects — the 277- acre Taman Pinggiran Putra and the 80-acre
Kota Perdana. The developer had handed over some 4,593 apartments, 2-storey link houses
and semidees valued at RM485.3 million in Taman Pinggiran Putra since 2001; and some
1,955 apartments, link houses and semidees in Kota Perdana since 2002. The two townships have been fully developed.
Elsewhere, the 12-acre Bayan Villa@Bukit Ikhlas, a freehold project developed by Bukit
Ikhlas Development Sdn Bhd, is located between Taman Universiti Indah and Seri Kembangan Business Centre. Offering 430 homes with built-ups of 840 to 2,242 sq ft, this project is scheduled to be handed over this month. These homes cost RM230,000 to RM500,000.
Behind the Selangor wholesale market is the 92-acre Alam Sanctuary, a project to be developed over five to six phases. The guarded community features a six-acre boutique park and jogging track and has a gross development value (GDV) of RM280 million. Developer Permatanah Sdn Bhd handed over the fully sold Phase One, comprising 70 link homes and 44 semidees, in March this year.
Phase Two, with 82 units of 2 and 2˝- storey link homes, has also been sold. Phase
3, launched in August this year, consists of 46 units of 2-storey semidees and 81 two-storey super link homes. At press time, about 80% has been sold.
Located next to Taman Equine is Taman Desaminium, a 400-acre housing project of
Desaminium Jaya Sdn Bhd. The project comprises two major phases — Taman Desaminium
Flora and Taman Desaminium Rimba. While Desaminium Flora offers 3-bedroom apartments,
Desaminium Rimba offers 5-bedroom apartments.
Landmark developments
To the east of Seri Kembangan lies the landmark developments of the Mines Resort City, the Selangor Turf Club and the Mines Waterfront Business Park. There are also the high-end housing projects such as Gita Bayu, The Heritage, Palace Residence Suite and Bluwater Estate.
The Mines Shopping Fair is a shopping mall with a built-up of 1.7 million sq ft. It was developed as one of the several components of the Mines Resort City, including the Palace of the Golden Horses, Mines Resort and Golf Club and the Mines Wonderland. In August 2007, Country Heights Holdings sold the mall to Singapore-based Capitaland Ltd for RM435 million. The latter will inject the mall into a real estate investment trust it plans to launch soon. The mall has been recently refurbished to cater to the growing affluence of its catchment areas.
Clearwater Group
The Clearwater Group has two projects in Seri Kembangan — The Heritage and Bluwater Estate. The group is helmed by Dian Lee, eldest daughter of Tan Sri Lee Kim Yew, who is the founder of Country Heights Holdings.
The RM500 million The Heritage, located opposite Mines Shopping Fair, comprises an
8-storey office tower called The Heritage Tower (135,000 sq ft), five residential blocks (The Heritage Residences) and a 2-storey retail podium named The Heritage Village (120,000 sq ft).
The Heritage Residences offers 842 studio, 2 and 3-bedroom units in five 18-storey condominium blocks. It was launched in 2007 and some 98% has been sold. The Heritage
Village has been fully leased.
The RM2.5 billion Bluwater Estate spanning 256 acres is located at the back of The
Heritage. The project features a 51-acre lake and is an eco-focused high-end housing
development comprising cluster semidees, bungalows, lakeside luxury villas, twin villas, mid-rise and high-rise apartments with double-gated security.
The lake will be the anchor for Bluwater Estate’s green club house called the Blu°water
Private Club. Also featured will be a nine-acre horse ranch and riding school.
Gita Bayu
The award-winning RM560 million gated housing project, spanning over 118 acres, is developed by Yee Seng Heights Sdn Bhd. A total of 390 units comprising bungalow lots, town villas, garden villas and hill villas have been launched under Phase One since 1997. All have been sold. The developer plans to launch 48 bungalows and 11 boutique shops in the next two years.
In terms of planning and design, Gita Bayu can measure up to some of the Klang Valley’s exclusive addresses, but the former loses out in accessibility.
iProp Realty Sdn Bhd managing director Victor Lim says high-end homebuyers generally prefer areas like Damansara and Mont’Kiara rather than Seri Kembangan, as the latter is not considered “high-end as a whole”.
He means that one has to drive past low to medium-cost areas before reaching the highend development.
Lim is also speaking from experience. For more than a year, he has been trying to market a bungalow in Seri Kembangan. From an initial asking price of RM3.6 million, the owner has since reduced it to RM2.7 million but there is still no buyer in sight.
Mines Waterfront Business Park
Located next to the Palace of The Golden Horses hotel is Country Heights Holdings’Mines Waterfront Business Park. Phase One was completed in March 1997, offering a total net lettable area of 246,202 sq ft, which is now about 94% occupied with an average rent of RM3.53 psf. Phase Two, which has yet to be launched, will have a net lettable area of 345,204 sq ft. Details of the two phases are not immediately available.
The developer plans to launch next year the RM400 million Palace Residence Suites,
located on a 4.2 acre leasehold tract next to the hotel. About 386 units with built-ups ranging from 778 to 4,077 sq ft will be offered at an average indicative price of RM2,000 psf.
On the Selangor Turf Club (STC) located within the vicinity of the Palace of The Golden
Horses, it was reported in 2007 that Berjaya Land Bhd’s subsidiary Selat Makmur Sdn Bhd has been selected for a RM640 million project involving the relocating and building of the new STC in Rawang.
According to the report, the club has proposed to sell its existing land in Sungai Besi
to Selat Makmur for RM640 million to be paid for in land, buildings and cash. STC will, in return, get a 300ha tract in Sungai Tinggi, Ulu Sungai district, near Bukit Beruntung, Rawang, together with a “modern leadingedge racecourse of international standards with ancillary buildings” to be built by Selat Makmur at a cost of RM605 million. STC will also receive RM35 million cash.
The existing site has to be relocated because of traffic congestion and unsuitability of the land for horse racing.

SIME Darby Property Bhd (SDPB), the property arm of Sime Darby Bhd, will form joint ventures with both local and foreign property developers to help develop its 14,800ha of landbank in the country.
"One of the strategies we have adopted is to accelerate the development of our landbank through joint ventures. We are now talking to a few parties," SDPB managing director Datuk Tunku Badlishah Tunku Annuar told Business Times in an interview.
He declined to name the potential parties.
According to sources, SDPB has chosen Sunrise Bhd and IOI Properties Bhd as its joint venture partners to begin with.
Tunku Badlishah also said SDPB will launch RM2 billion worth of properties this year, amid prospects of an economic recovery gaining strength.
It will launch properties ranging from affordable to high-end homes and landed to high-rise within its 10 existing townships in the Klang Valley.
The townships include Subang Jaya, Bukit Jelutong, USJ Heights, Bandar Bukit Raja, Ara Damansara, Denai Alam, Melawati, Nilai Impian, Planters' Haven and Putra Heights.
Tunku Badlishah said SDPB is cautiously optimistic that the property market will do better this year as there is strong interest among buyers.
He cited the developer's recent sale of houses in Denai Alam and USJ Heights, where each home was priced between RM500,000 and RM1.5 million and were fully taken up.
Sime launched Mandara in USJ Heights over the weekend and sold 54 per cent of the 98 units of two-and-half-storey terraced houses available for sale.
Two weeks ago, it launched Clover Park in Denai Alam, comprising 81 units of double-storey link houses. It sold 75 per cent of the homes in just two days.
Last November, Kayangan Puteri in USJ Heights was launched. It consists of 125 units of double-storey superlink homes, of which 14 per cent of the units are remaining.
"I was pleasantly surprised by our sales achievement. The success of these launches is testimony to the recovery of the property market. In times of uncertainty, people would buy from a reputable developer and we have the edge over this," Tunku Badlishah said.
He added that SDPB's "Buy Now" promotion had also helped to bolster sales. It offers buyers a "Guaranteed Buy Back" scheme, coupled with innovative financing packages.
"We will launch a loyalty or premier club programme in March, which will further strengthen our position in the market place. Under this plan, the more properties one buys from us, the more benefits they stand to get.
"We are talking to all the divisions within the Sime Darby Group such as automotive to see what they can offer for our customers. We hope to put in place everything by March."

THE RM8bil Langat 2 water treatment plant, to be built on a 9ha site in Bukit Serdang to cater for the Klang Valley and Putrajaya consumers, has been whittled down to a 22 million litre capacity reservoir.
Former Serdang MP Datuk Yap Pian Hon was not amused by the information provided by Subang Jaya municipal councillor Tai Cheng Heng at a press conference late last month.
“The people have been misinformed and this has caused unnecessary panic among the residents in Seri Kembangan, especially those in Bukit Serdang, where the project was to be built,’’ Yap said.
Yap had written to the Energy, Green Technology and Water Ministry seeking confirmation on the proposed project when some of the land owners went to his office, disturbed by the news report and wanting to know if their land would be taken over.

It was reported that the MPSJ would issue the development order but little was known on when the project was expected to start.
The MPSJ also said it would hold discussions with the parties involved in the project and a final announcement would be made by council president Datuk Adnan Md Ikhsan on Dec 17, but there has been none so far.
The latest “news” on the project is that it is on hold due to concerns on its impact on the environment and safety.
Even the number of plots affected by the project varied from one news report to another.
“The whole issue is now clear. Ten plots have been acquired, with four more pending, for the reservoir project. The Langat 2 water treatment is still in the pipeline but it would be in Hulu Langat district,’’ Yap said.
The reservoir will be built about 500m away from the nearest house and the project is expected to start in mid-February 2011.
It was first reported by MPSJ councillor Tai Cheng Heng that the site was a former Malay Reserve land and now owned by 14 people and that the authorities had so far acquired 12 plots and they were expected to acquire the remaining two by the end of the of the year.
Yap refuted the numbers, pointing out that the former Malay Reserve Land in Kampung Kuyuh was owned by 30 individuals and not just 14.
Recently Tai said the site is made up of 22 plots of land, with 20 acquired and two still pending but all these claims have been put to rest with the ministry saying that the number of plots involved is 14.

KUALA LUMPUR: Sime Darby Property Bhd and Sunrise Bhd have formed a partnership through a 50:50 joint-venture (JV) company named Sime Darby Sunrise Development Sdn Bhd.
The JV company will develop three lots of freehold commercial land measuring 20.95 acres in the 180-acre Bukit Jelutong. Its gross development value is estimated to be RM1 billion.
Sunrise said on Tuesday, Jan 26 the JV is expected to create a development in Bukit Jelutong that will fetch high property value and appreciation to all stakeholders.
"Through the market know-how of Sime Darby Property in Bukit Jelutong and the property development know-how of Sunrise in large scale strata development, the JV is intended to liven up the predominantly residential Bukit Jelutong township," it said.
Sunrise said the proposed development is estimated to have a gross development value of RM1 billion and it will have a built-up area of approximately 2.7 million square feet, consisting of retail, shop offices, office suites and service apartments.
It added the development of the integrated retail, commercial, office, lifestyle and entertainment centre is timely as it will fulfill the immediate and long term needs of the Bukit Jelutong community as well as the catchment area of greater Shah Alam.
Sunrise said the proposed development will provide shopping convenience and easy access to services for the 25,000 residents and working population
in strategically located Bukit Jelutong, which has good access to a series of highways.

KUALA LUMPUR, Jan 26 (Bernama) -- Selangor aims to record six to seven per cent growth in gross domestic product (GDP) this year from a contraction of 3.87 per cent last year, Menteri Besar Tan Sri Abdul Khalid Ibrahim Tuesday.
The services sector will continue to be the main driver for the state's growth this year, he said, adding that the sector contributed 61.4 per cent of the state's GDP last year, followed by the industrial sector.
"Selangor, being the most developed state in the country, has been making the trend of being two per cent ahead of the national GDP," Khalid said at the Malaysia Strategic Conference here Tuesday.
"We expect both (the services and industrial) sectors to grow even more rapidly to quicken the rehabilitation of our economy," he said.
Khalid said Selangor was transforming its economy from being manufacturing-based to a higher value-added sector.
The state has taken proactive measures to cushion the impact of the economic downturn by launching its own stimulus package, he said.
The stimulus package was being utilised for Klang river basin rehabilitation, revival of abandoned projects, urban renewal, increasing paddy yield, enhancing public transport and restructuring of the water services industry.
Khalid said efforts were made to attract domestic and foreign investments in projects through public-private partnerships and private funding initiatives and these were expected to bring in RM50 billion in investments in a decade.
These initiatives were also expected to create 150,000 job opportunities, he said, adding that most of these efforts were still in the planning stages while some had already yielded results.
Selangor managed to secure a total of RM3.89 billion in investments last year, which was 15.5 per cent of the total investment in Malaysia.
Khalid said the paddy yield project carried out in Sabak Bernam and Kuala Selangor had increase the state's paddy yields, with some areas experiencing up to 24 per cent increase.
"This, in turn, increased the income of farmers," he said, adding that the five-year project was targeted to cover 18,355 hectares of land between 2009 and 2013.
On urban renewal, Khalid said the state government had identified Petaling Jaya, Klang, Ampang and Kajang as appropriately in need of regeneration initiatives.
"All in all, an approximate total of 2,375 hectares have been identified in the local plans and draft plans of Petaling Jaya, Klang, Ampang Jaya and Kajang, which are ripe for for regeneration and redevelopment," he said.
Petaling Jaya will be used as a model of urban regeneration for all the other areas, he added.

KUALA LUMPUR, Jan 26 (Bernama) -- The Selangor state government has identified Serendah, Subang, Klang Valley 2 and I-City Shah Alam to be its new industrial hubs.
Menteri Besar, Tan Sri Abdul Khalid Ibrahim, said the surrounding areas of the Sultan Salahuddin Abdul Aziz Shah Airport in Subang would be developed for aerospace industry and Serendah in Kuala Selangor for automotive sector.
"Meanwhile, Klang Valley 2, Selangor Science Part 2 and KLIA Aeropolis projects and I-City Shah Alam will be the first digital community in Malaysia.
"We look forward especially to the development of I-City. In the future this will be a vibrant area in which to work and play," he said at the Malaysia Strategic Outlook Conference 2010 here Tuesday.
Khalid said coupled with quality education centres, the I-City was expected to attract more interest towards Shah Alam, the capital of Selangor.
He said the state would also explore the possibilities of getting involved in biotechnology, aviation and green sectors.
Khalid said the state's population was expected to grow by 2.9 per cent to 7.3 million in 2020.
In 2008, Selangor's population was 5.07 million, he said.
"In Malaysia, Selangor is the state with the highest net in-migration, recording a 9.5 per cent in 2003.
"It is also the nation's most urbanised state," he said.

Property developer IOI Properties Bhd expects sales to grow by 30 per cent for its current fiscal year ending June 30 2010, driven by the launch of two phases of its "16 Sierra" residential development.
"We expect to achieve sales of about RM850 million this year. However, that is only a conservative target," said its general manager of marketing and business development, Lee Yoke Har.
She said sales for the first seven months of the current fiscal year have already exceeded the company's previous year's sales of around RM650 million.
IOI Properties general manager Teh Chin Guan is optimistic of the general property outlook this year in line with the worldwide economic recovery.
The company has a slew of ongoing developments, namely in Bandar Puchong Jaya and Bandar Puteri Puchong, Selangor.
Both these township developments sprawl over 404ha, with Bandar Puchong Jaya already 80 per cent developed and Bandar Puteri Puchong on its last leg to completion.
Teh said IOI Properties has no plans to halt new launches.
On the drawing board are property developments next to IOI Resort, Putrajaya and plot of land within the Jalan Ampang embassy enclave in Kuala Lumpur.
The Putrajaya project is a mixed commercial development that includes office towers, shop houses and a shopping mall.
"We are doing some groundwork at the site now. We are relocating the existing golf course to make way for the development plan," Teh said.
The development which may be launched in 2 to 3 years spreads across 162ha and is expected to keep the company busy for about 15 years.
At the Jalan Ampang site, IOI Properties plan to build a "super condo" on a small plot of land.
"We are actually submitting the plans for the high-rise residential development. The launch time depends on the market conditions. There is no hurry to launch. I think we want to construct it first," added Lee.
Meanwhile, the 216ha 16 Sierra project with a gross development value (GDV) of RM2 billion is planned as a green township, offering 16 garden themes.
IOI Properties will launch Precinct 8, the first phase of 16 Sierra, today , which features 147 residential units starting from RM448,900 each.
It will also open bookings for the 104 units in the second phase of Precinct 8.
The total GDV of Precinct 8 is RM130 million.

SHAH ALAM, Feb 1 (Bernama) -- The Selangor government proposes to build 1,442 semi-detached terrace houses on 55.8 hectare of land under the Bukit Botak development plan to resolve the housing issue for the relocation of squatters in Bukit Botak, Selayang.
The Press Secetariat of the Selangor Menteri Besar's Office in a statement Monday said the houses will be sold to settlers and owners of land in the area at RM90,000 although the actual market value was estimated to be around RM175,000.so generous meh?...:cheers:
With three bedrooms and two bathrooms, and built on 2,200 square feet with a modern design, and with high commercial value, the project is expected to be ready in 20-40 months and will give Bukit Botak a new image.
"The development proposal can only be carried out after the cancellation of the agreement between the residents and the previous developer following the taking over of the Bukit Botak land," the statement said.
According to the statement the taking over of the land from the developer as announced by the state government was to return the rights of the residents.
The statement said settlers and land owners who agree to the proposal have to sign a form issued by the Gombak Land Office before more forms to affirm house ownership can be drawn up.
"For those who agree with the proposal but do not wish to stay in Bukit Botak or those who do not qualify for a bank loan, the state government can sell the houses on their behalf at a commercial value and give the money from the sale to them," the statement said.
"For those who do not agree to the Bukit Botak development plan, they are only qualified to receive compensation for the taking over of their land by the state government and have no right to the house that will be built," it added.

PETALING JAYA: After more than 20 years, 1,422 settlers from the beleaguered Bukit Botak squatter resettlement project have been given three options to end their long wait.
Selangor Mentri Besar Tan Sri Khalid Ibrahim made known the proposals after holding a dialogue with the settlers in Batu Caves yesterday.
One proposal allows the settlers to buy houses at RM99,000 each, provided they stay on in Bukit Botak.
For those who do not want to stay, the units are to be re-sold to the Selangor Development Corporation at RM170,000 each.
Thirdly, if the settlers do not agree to buying the houses, they will be given compensation from the state government. The amount is said to be about RM10,000.
“The most important thing is the proposals address 237 settlers’ problems whose land lots were deemed unfit for development, and another 365 who were not registered as owners despite paying premium for the land,” said Khalid.
The Star highlighted the controversial Bukit Botak squatter resettlement issue on May 8 last year.
It was revealed that of the 1,364 settlers to be allocated with land lots, 81 were below 18 years old.
It was also discovered that grassroots politicians, who were not staying in Bukit Botak, had obtained land lots as well.

KUALA LUMPUR, Feb 3 (Bernama) -- The Bukit Jelutong township will be developed with focus on quality retail properties, Sunrise Bhd's assistant general manager, branding and community development department, Anne Tong, said Wednesday.
Currently, most of the area residents needed to drive to Petaling Jaya, Kuala Lumpur or Klang for their shopping needs due to the lack of retail premises, she said.
"As of now, we won't be able to tell you specifically as the project is still under planning but rest assured it will be something big," Tong told reporters after the launch of MyKasih's "Love My Neighbourhood" Programme here.
The project will cater to a wider market and most importantly, the residents, she said, adding that Bukit Jelutong is a vast area for Sunrise to develop.
Sunrise is known for its innovative luxurious developments in the Mont' Kiara enclave.

The project, located opposite the Sime Darby Pavilion area, has an estimated gross development value of RM1.0 billion.
Both companies have formed a 50:50 joint venture company, Baywood Avenue Sdn Bhd, to undertake the project.
At Wednesday's event, Sunrise contributed RM25,000 to support the welfare programme introduced by MyKasih Foundation a year ago.
The contribution will be used to subsidise the purchase of basic food items for 25 selected households for one year.
Tong said the company, which recently launched the Sunrise Education Foundation a non-profit organisation to provide scholarships, will work together with MyKasih on education programmes for needy members of society.
MyKasih's "Love My Neighbourhood" Programme uses the technology developed by ePetrol Holdings, a subsidiary of Dialog Group, to ensure all donations reach targeted recipients via their MyKad.
The application is an added feature to MyKad which allows it to act as a payment instrument.

GOMBAK, 20 Feb: Kerajaan Negeri Selangor menyediakan RM5 bilion bagi memulihkan projek perumahan terbengkalai sebagai salah satu daripada enam fokus utama melalui Pakej Rangsangan Ekonomi negeri yang diumumkan pada 2009.
Pengerusi Jawatankuasa Perumahan, Pengurusan Bangunan dan Setinggan negeri, Ir Iskandar Abdul Samad, berkata pemulihan itu akan dapat membantu rakyat di samping menjana ekonomi negeri.
Menurutnya, langkah memulihkan perumahan terbengkalai dilihat sebagai usaha murni membantu pembeli yang kebanyakannya golongan berpendapatan sederhana dan rendah yang tidak dibela sejak sekian lama, akibat menanggung hutang pinjaman walaupun rumah belian mereka tidak dapat disiapkan.
Pada masa yang sama, katanya, aktiviti pemulihan yang melibatkan kos sebanyak RM5 bilion serta kesan gandaannya dijangka akan dapat merancakkan ekonomi negeri dengan menggerakkan kembali sektor pembinaan, terutamanya di kalangan kontraktor kecil dan sederhana.
“Ini selaras dengan usaha kerajaan negeri mengambil pendekatan merakyatkan ekonomi dengan memastikan aktiviti ekonomi melibatkan golongan terbesar iaitu golongan berpendapatan rendah dan sederhana,"
Beliau berkata, program pemulihan itu juga merupakan salah satu bukti kejayaan pendekatan kerjasama kerajaan swasta (private finance initiatives) yang diambil oleh kerajaan negeri, yang memainkan peranan memudahkan kelulusan, mengemaskini pantauan dan mengukuhkan pertanggungjawaban di pihak kontraktor, sementara pihak swasta menyumbangkan modal dan kepakaran untuk memulihkan projek perumahan.
Majlis pelancaran Program Pemulihan Perumahan Terbengkalai Negeri Selangor diadakan hari ini di perkarangan perumahan penduduk Taman Ukay Bistari, Hulu Kelang.
Selain beliau, hadir sama di majlis itu ialah Pengerusi Jawatankuasa Khas Pemulihan Perumahan Terbengkalai negeri, Saari Sungib, Ahli Parlimen Gombak yang juga Adun Bukit Antarabangsa, Azmin Ali dan Adun Lembah Jaya, Haji Khasim Abdul Aziz.
Iskandar yang juga Adun Chempaka berkata, beberapa insentif baru kerajaan negeri dalam usaha mempercepatkan pemulihan perumahan terbengkalai seperti mewujudkan satu jawatankuasa induk yang akan memantau kemajuan setiap projek yang diambil alih dan memastikan semua projek berjalan lancar mengikut jadual.
Menurutnya, perjumpaan mesyuarat bulanan akan dipengerusikan sendiri oleh Anwar yang dianggotai Exco, Lembaga Perumahan dan Hartanah Selangor (LPHS), Jawatankuasa Khas Pemulihan Perumahan Terbengkalai Kerajaan negeri, majlis-majlis berkuasa tempatan, wakil penduduk dan semua pihak yang terlibat.
“Penubuhan Jawatankuasa Induk akan mempercepatkan keputusan dan kelulusan dalam usaha memulihkan perumahan terbengkalai,” ujarnya.
Katanya, kerajaan negeri juga akan menyuntik bantuan dalam bentuk underwriting atau jaminan bayar balik bagi projek yang tidak dapat dipulihkan oleh pihak swasta dengan melibatkan kontraktor baru melalui tender terbuka.
Tambahnya, kerajaan negeri menyediakan geran bayar balik kepada perunding-perunding perumahan yang berminat untuk menyelamatkan projek perumahan yang terbengkalai.

SHAH ALAM, March 2 (Bernama) -- The 4,395-ha Selangor Vision City (SVC) development, costing RM10 billion and covers Bukit Jelutong, Elmina, Kota Elmina dan Lagong, is expected to offer almost 90,000 employment opportunities.
Lagong alone, an area next to a highway and has a railway line cutting across it, had the potential to offer up to 33,000 jobs as it would be developed as an industrial area for small and medium enterprises, Selangor Menteri Besar Tan Sri Abdul Khalid Ibrahim said Tuesday.
He said Kota Elmina, to be turned into a high-tech industrial area and house an international trade centre, would offer more than 56,000 job opportunities.
Elmina would become a green health centre, he added.
"For the purpose of development, Bukit Jelutong -- now known as a prestigious residential area -- will serve as a gateway to SVC and have various facilities including a commercial centre," he said at a briefing on the SVC Development Proposal here today.
The briefing was given by AJM Planning & Urban Design Group Sdn Bhd Managing Director Norliza Hashim. Present was Sime Darby Property Managing Director Datuk Tunku Putra Badlishah Tunku Annuar.
Khalid said the SVC development plan was prepared in March 2007 to create employment and business opportunities in Selangor until 2025.
The proposal was good for Selangor but the state government needed to conduct an indepth study because it would involve many parties and Malay reserve land, he said.
The developer also should be aware that many issues had to be considered especially matters relating to powers of the state and federal governments like in the construction of a public transport system, he said.
"Besides, the developer also has to take into account the cost of maintenance and development of a solid waste disposal facility using the latest technology so that it will not burden the local authorities involved, namely the Shah Alam City Council and Selayang Municipal Council," he said.
Khalid said the developer also must build afforable houses for the low-income residents.
He advised people from several villages involved in the SVC development not sell their land to other parties before obtaining detailed information about the project.
The developer had been told to meet the residents and explain to them in details about the project so that none would get confused, he added.

SHAH ALAM: Sime Darby Property Bhd is awaiting the approval from the state and federal governments on its plans for its proposed 10,861-acre (4,395ha) Selangor Vision City (SVC) development, said its managing director Tunku Datuk Putra Badlishah Tunku Annuar.
Speaking to reporters after a presentation of the SVC development to Selangor Menteri Besar Tan Sri Abdul Khalid Ibrahim here today, Tunku Badlishah said the proposal had taken a while as it was a massive project.
According to Sime Darby Property, 3,450 acres of SVC's 10,861 acres have already been developed.
The SVC is located along the Guthrie Corridor Expressway (GCE) from Lagong to Bukit Jelutong where 11,000 acres of the proposed 45,175 acre stretch belong to Sime Darby. It would also incorporate existing townships such as Subang Jaya and Bukit Jelutong.
At a separate event in i-City later, Khalid said he hoped to announce the status of the application by Sime Darby Property next month through the regular approval process.
The idea for the SVC was first mooted in 2007, while a masterplan, the Sime Darby Vision Valley (SDVV), was unveiled in 2009. The SDVV, comprising the SVC and the Negri Sembilan Vision City, is expected to generate a gross development value (GDV) of up to RM30 billion and span over two decades.
It has been reported that the entire SVC project will have an estimated GDV of RM10 billion and is envisioned to be the backbone of the northern Shah Alam and southern Selayang areas.
"Instead of doing this project piecemeal, we are trying to get the entire approval under a special area plan, which also involves getting approval at the federal level," said Tunku Badlishah. "There will be a meeting with the (federal planning) authorities on March 17, and once they are okay with this, we can move ahead with details."
He said Sime Darby Property was "always open" to joint-ventures with other developers, although it was not talking to any party now.
"The project is still in the concept stage and there has been no approval given yet, so we cannot move ahead until we get this," he said.
He said the two main priority areas of the SVC are the Bukit Jelutong City Centre and an environmentally-friendly township named Elmina East, which has an estimated GDV of RM6 billion.

KUALA LUMPUR: Construction firm JAKS Resources Bhd and Star Publications (Malaysia) Bhd will jointly develop the former Star headquarters in Section 13, Petaling Jaya, into a RM370-million mixed residential and commercial development.
JAKS Resources said in a filing to Bursa Malaysia on March 3 that its indirect subsidiary JAKS Island Circle Sdn Bhd had on the same day entered into a joint development agreement with Star Publications for the development of the six-acre leasehold land.
“The proposed development will entail a mixed residential and commercial development comprising two office blocks, a commercial-cum-educational block and a residential block. The land currently has several blocks of warehouses that are occupied but will be vacated by the year end,” it added.
To partly finance the development, Star Publications and JAKS Island Circle will jointly apply for banking facilities of not more than RM50 million. The latter will also use its internal funds or source external borrowings to finance the development.
JAKS Island Circle is required to submit the application for the conversion of land use and the extension of the lease on the Land to a 99-year lease upon the conversion of the land use from “Industry” to “Building”.
Upon completion of the project, JAKS Island Circle will be entitled to 70% of the gross development value (GDV) or RM259 million of the saleable office units, based on the plot ratio of not less than 1:3.5. Star Publications will be entitled to the remaining saleable office units.
“In the event that JAKS Island Circle is successful in increasing the plot ratio, then Star Publications shall be entitled to a further 5% of the increase in the GDV,” it said.
The parent company added that JAKS Island Circle shall be solely responsible to Universiti Tunku Abdul Rahman (UTAR) in fulfilling the terms of the build and let agreement and the lease agreement, and that JAKS Island Circle shall grant a right of first refusal to UTAR to enter into a lease of up to 25 years in respect of the commercial-cum-educational block at the monthly rental of RM2 psf and monthly service charges of 20 sen psf for the initial lease period of the first three years.
“JAKS Island Circle and UTAR shall agree on and execute the build and let agreement and the lease agreement and further agree on the proposed building plan and specifications for the block, failing which, JAKS Island Circle shall be at liberty to deal with such other party in respect of the block and convert the design, usage and building plan in such manner as JAKS Island Circle shall deem fit,” it said.

New building for Star radio stations and multimedia ops
PETALING JAYA: Star Publications (M) Bhd will soon have its own building to house its three radio stations and its expanding multi-media business at its current property at Section 13 here.
Universiti Tunku Abdul Rahman (UTAR) has also been earmarked to have its new city campus located at the site, which could take in up to 10,000 students as part of its expansion plan.
The university would have the option of a 25-year rental lease on the purpose-built campus, Star said in a filing with Bursa Malaysia.
This follows Star’s joint-venture agreement with JAKS Island Circle Sdn Bhd, a 51% owned subsidiary of JAKS Sdn Bhd which in turn is a wholly-owned unit of JAKS Resources.
The proposed development will comprise two office blocks, a commercial-cum-educational block of 20 storeys and a residential block of 15 storeys with a gross development value (GDV) of RM370mil.
The project, expected to be completed within 60 months, will be developed on a piece of land owned by Star measuring 24,568 sq metres.
Under the agreement between Star and JAKS Island Circle, Star will be entitled to 30% of the GDV or RM111mil, whichever is higher based on the plot ratio of 1:3.5.
The proposed development would not have any effect on the issued and paid-up capital and shareholdings of substantial shareholders of the company.
“The proposed development is not expected to have any material impact on the earnings, net assets and gearing of the group for the financial year ending Dec 31, 2010,” it said, adding that the project was expected to enhance the group’s net assets in the long term.
The cost of development, estimated at RM280mil, will be borne by JAKS Island Circle.

PETALING JAYA: Space U8 will be officially opened to the public in September 2010. However, a soft launch event for invited guests is being planned in conjunction with the Soccer World Cup tournament in July.
Developed by Mainstay Development Sdn Bhd, the project in Bukit Jelutong, Selangor, which adopts the Shop Unit Mall Office (SUMO) concept, has a gross development value of RM220 million.
Mainstay’s executive chairman Raja Mohd Azmi Raja Razali said Space U8 will host some crowd-pulling events during the World Cup period and expects to attract some 1,000 guests to the events. He was clarifying an earlier report that said the development will open in July.

Construction of nine-storey complex making life miserable for SS5 Kelana Jaya folk

RESIDENTS of SS5 Kelana Jaya can no longer tolerate the heavy traffic flow since the construction of a new project which started a few months ago.
“None of the residents here were told or informed of the project by the developer. We do not even know that a huge commercial centre would be sitting next to our homes until we saw the lorries moving into this area,” said SS5 Action Committee chairman Astornuddin Omar.
Astornuddin said they found out about the project only after reading the signage placed at the site.
“Some of us have lived here for more than 27 years and we have not had anything so huge built here,” said Astornuddin who headed the peaceful protest on Saturday in front of the site in Jalan SS5D/6.
According to the residents, the nine-storey Soho complex was the third project planned on the same vacant lot since 1996.
“The previous projects did not continue after some minor piling work, hence the same lot had seen a change of hands several times,” said its secretary, Sangaran Kutty Menon.
He said the land was previously gazetted under institutional land. However, they were informed that it had changed to commercial land after it was sold.
Near the lot are a therapy centre, a senior citizens association as well as two schools.
“As it is now we are already suffering with the traffic on weekdays especially during peak hours where parents come to pick their children up from school.
“We have no problems as most of us understand that these cars are only here for a short while. But we are worried about the tractors and bulldozers coming into the same road as well, leaving the roads clogged up,” said Sagaran.
He said the problem could turn bad at times when residents could not get in or out of their homes.
Another resident Abdul Wahid Mohd Zain said he could not understand how the road in housing area could withstand the commercial traffic.
“This road here is built for a housing area and not meant for commercial area,” said the architect.
The group had met their assemblyman Nik Nazmi Nik Ahmad to resolve the problem and was even given a chance to meet the Selangor mentri besar last year.
Sangaran said they understood they could not stop the project as it had been approved by the Petaling Jaya City Council (MBPJ).
During the early morning protest, the residents also presented a memorandum to MBPJ councillor Muzammil Hafiz who said he would try to help the residents on both the project as well as the traffic problems.

PETALING JAYA: Property developer Blackstone Seven Sdn Bhd, a subsidiary of Allstones Group Asia, has launched its latest project -- the Taragon Kelana Commercial Centre (pictured) in Kelana Jaya.
With an estimated gross development value of RM 80 million, the freehold commercial development on a 1.1-acre site is targeted for completion in 3Q2011. Taragon Kelana Commercial Centre comprises 60 units of office suites with a high-end lobby in the office tower Menara Taragon, five ground retail lots and eight blocks of shopoffices. The development is protected by three-tiered security.
All the shopoffices have been fully sold prior to the launch and only the office suites in Menara Taragon are available for purchase.
At RM407 psf onwards, the office suite sizes range from 1,054 to 1,388 sq ft.
“Taragon Kelana Commercial Centre is located at a prime position within a mixed commercial development and mature commercial area with the necessary amenities such as the Giant hypermarket, banks and food establishments. It is also close to the Lebuhraya Damansara-Puchong (LDP) and other major highways. We see Taragon Kelana as a commercial centre that will change the landscape of this area,” said K H Sim, Chairman of Allstones Group Asia in a statement on March 17 in conjunction with the launch.
Each office suite at Taragon Kelana features flexible modular layouts, en suite bathroom, individual balcony and an enhanced security system with card key access for lifts. Citing security as a top priority, car park floors and common areas will have panic buttons, standard close circuit televisions (CCTVs) and 24-hour security.
The project will also feature a central water feature and landscaped piazza while a basement car park along with a 7-level car park will be developed to cater to the whole development.
In conjunction with the official launch, Allstones Group Asia will offer a unique “366 Scheme” with a net return of 18% over three years, applicable for levels 12 and 13 of the office suites. In this scheme, the developer will bear the service charges and sinking fund payable.
Alternatively, the “3131 Special” will offer purchasers of the office suites at other floors a 5% discount and a free car park lot with each unit. “Both official launch specials will end on March 31, 2010,” says Sim.

KAJANG: Metro Kajang Holdings Bhd plans to launch its 270-acre Kajang 2 township in the first quarter of its financial year ended Sept 30, 2011.
Group managing director, Datuk Eddy Chen said the project with a gross development value (GDV) of RM1.4 billion is located between Bandar Baru Bangi and Kajang town in Selangor.
“There will be a big commercial component to complement the surrounding population of at least 150,000 within 2km of the site,” he told theedgeproperty.com after the group’s annual general meeting on Thursday March 25.
The group recently launched the first phase of Hillpark Home in Kajang and is planning to launch Phase 2 of the landed residential project soon.
Chen added that the group is in the process of getting the development order for projects in Taman Melawati and Pantai Dalam in Kuala Lumpur.
“For Taman Melawati, everything is in place except for some land issues, which we hope to resolve in the next one month or so. We target to launch [the project] in the fourth quarter of this year or first quarter of next year,” he said.
Chen said the project in Taman Melawati would consist of both residential and commercial properties, with more than 450 units of apartments. The GDV would be approximately RM130 million.
Metro Kajang’s net profit rose 15.85% to RM13.301 million in the first quarter ended Dec 31, 2009 (1Q2010), compared with RM11.481 million recorded in the same period last year. Meanwhile, revenue eased 0.66% to RM94.955 million for 1Q2010 from RM95.585 million in the corresponding period last year.

KUALA LUMPUR: The Employees Provident Fund (EPF) will be appointing a master consultant to plan a suitable development programme for the 1,200ha of land set to be developed in Sungai Buloh, Selangor into a new hub in the Klang Valley.
Minister in the Prime Minister's Department, Tan Sri Nor Mohamed Yakcop said this when asked to give further details on the government's announcement on March 30 of plans to jointly develop the area with EPF.
Nor Mohamed said the new hub concept would be similar to that of Putrajaya.
The government believes it can be developed, and this will give rise to many effects that will positively contribute to economic development, he told reporters after the launch of the second term review of the Malay Chamber of Commerce Malaysia's Research and Development Foundation.
He said the exact location in Sungai Buloh has not been identified but the area was government land.
"EPF has been asked to develop the area as it is a strong institution, owned by 12 million Malaysians and it has sufficient funds," he said. -- Bernama

Sunway Holdings Bhd (4308) has sealed a deal to develop three plots of land totalling 6.84ha in Puncak Jalil, Kuala Lumpur, into an upmarket residential area with a gross development value (GDV) of RM120 million.
The deal signed with Monty Properties Sdn Bhd yesterday will increase Sunway's total GDV to RM2 billion from various developments planned on 161.87ha over three years.
Sunway said it will build double storey terrace and semi-detached homes offering lifestyle concepts on the three parcels.
They measure between 1.6ha and 3.23ha each, and are well-served by a network of highways and main roads, including the Bukit Jalil and Sungai Besi highways.
The developments are expected to be launched in the second half of the year, Sunway said in a statement yesterday.
"This venture brings the group's landbank to some 161.87ha with a potential GDV of about RM2 billion, which we will develop over the next three years," Sunway managing director Yau Kok Seng said.
The latest deal follows its recent acquisition of 39.65ha with a total GDV of RM500 million in Templers, Gombak, Selangor.
Last year, Sunway also announced that it was undertaking a private housing project in Singapore's District 14 via a joint venture.
That was its third Singapore property project following the two successful public housing projects under the design-build-sell scheme in Boon Keng and Toa Payoh.
The two Singapore projects and another in Melawati, Kuala Lumpur, have provided Sunway with more than RM650 million in unbilled sales to date.
Yau said the company plans to launch about RM800 million worth of property projects in Malaysia, Singapore and China for the rest of the year.

PETALING JAYA: Space U8 in Bukit Jelutong, Shah Alam will open its doors to the public in July 2010. The 4-storey commercial project with a built-up of 700,000 sq ft is built on a hybrid concept of dual frontage, featuring shop offices on the outer frontage with an inner façade of retail outlets.
Developed by Mainstay Development Sdn Bhd, it is touted to be the first project in Selangor to adopt the Shop Unit Mall Office (SUMO) concept, which combines business and leisure under one roof. The freehold project has a gross development value of RM220 million.
Mainstay’s executive chairman Raja Mohd Azmi Raja Razali told theedgeproperty.com that 75% of the retail component has been leased and the company expects full tenancy by May 2010. It has 232 units with 58 units per floor. As its name suggests, every retail unit offers a generous space larger than conventional shop offices (intermediate unit size is 25 ft x 90 ft while corner & display unit size is 29 ft x 90 ft).
The company is in the midst of signing on a major home deco outlet, a bowling centre, an electrical appliance outlet, a fresh garden market, a specialist medical centre plus new concepts in retail and entertainment that have not been seen in Malaysia, said Raja Mohd Azmi.
Every unit is also designed to face the central courtyard, where Mainstay has spent RM20 million on a lavish water feature.
The project also sports a unique green feature - about 220,000 tyres were installed in the foundation of the premises, which allows SPACE U8 to maintain a comfortable 27 degree Celsius throughout. The layout was also designed to be disabled-friendly.
Creative use of glass and earth tones combined with natural lighting and striking landscaping create a spacious, airy atmosphere. Food and beverage outlets will be located on the ground floor spreading over an open plaza facing the central courtyard.

KUALA LUMPUR: Property developer Magna Prima Bhd plans to start development work on its 6.95-acre land in Jalan Gasing, Petaling Jaya by next year.
Known as the Jalan Gasing project, Magna Prima has purchased the land for RM48.5 million cash from Petaling Garden Sdn Bhd.
Magna Prima Chief Executive Officer Yoong Nim Chee said the company would develop a neighbourhood type lifestyle centre consisting of commercial and retail outlets.
"The Jalan Gasing development's estimated gross development value is RM300 million," he said in a statement on Monday May 3.
Located at the intersection of the Jalan Gasing/Jalan Templer roundabout, it is one of the last parcels of prime freehold land in Petaling Jaya, and one of seven projects in the Klang Valley that Magna Prima will be launching over the next 18 months.
"We are looking at the possibility of commencing development by next year once the planning, zoning and other permits come through. Completion is slated to occur within four years," Yoong said.
The Jalan Gasing project is part of the RM1 billion worth of projects that Magna Prima will be launching over the next 18 months.
Yoong said Magna Prima had also secured full project financing totalling RM59 million from CIMB and EON Bank for two of its projects in Selayang and one in Bukit Jalil respectively.- Bernama

KUALA LUMPUR: The Selangor State Development Corp (PKNS) is geared up to attract investors from overseas by taking part in a landmark investment and finance forum this week.
The forum entitled, “Dawn of the New Decade: Alternative Investments in Asia,” will be held for two days starting today and is expected to gather about 1,000 delegates from around the world.
Organised by the International Herald Tribune and the London Speakers Bureau, the forum will see renowned corporate leaders like Sir Richard Branson, Mary Buffet, Dr Anil Gupta, Dr Zainal Aznam and many more.
“We hope that through the forum, we will have the opportunity and potential to build and strengthen ties with potential investors,” said PKNS general manager Othman Omar.
“We see this as an opportunity for us to showcase our projects to investors and provide opportunities for investors to see some of our projects,” he told Bernama in an interview yesterday.
Being the first conference of its kind held in Malaysia, he said PKNS would take the opportunity to showcase its future plans in Selangor.
Selangor, which has a very high property development profile, also offers potential in other areas such as automotive, aerospace, biotechnology, renewable energy, education, leisure and many more.
As part of its strategy to transform the image of the group, Othman said PKNS had identified 16 high-profile projects worth RM10bil for its real estate investment trust (REIT).
The six confirmed projects were Datum Jelatek in Kuala Lumpur, PJ Elevated City, PJ Sentral Garden City, Kelana Sports City in Petaling Jaya, Selangor Science Park 2 in Sepang and the proposed Healthcare City, he said.
He said 10 other projects to be finalised in time for the REIT launch would include Menara PKNS in Section 7, Petaling Jaya and Kompleks PKNS and SACC Mall in Shah Alam, with a combined net value of more than RM270mil. — Bernama

THE Employees Provident Fund (EPF) is expected to call for an open tender to develop the 1,214ha of federal land in Sungai Buloh, Selangor, in the second half of next year.
It is learnt that the EPF has initiated a master plan for the land development, which is expected to take six months to a year to complete.
The land, dubbed the "new hub" for the Klang Valley and owned by the Rubber Board of Malaysia, will be split into several parcels to attract local and foreign private property companies.
"The land will not be offered to just one developer. We will be fair and offer land parcels to several companies through an open tender system," a government source said.
Speculation was rife that the EPF would likely appoint Malaysian Resources Corp Bhd (MRCB) as the project's master planner and lead developer since it owns 41.5 per cent of the company.
However, the pension fund said that Kwasa Land Sdn Bhd - its joint venture with the government - would tender individual parcels of land through a transparent process.
The EPF also said that it had requested several developers and property consultants to advise it on the development and feasibility of the land.
The project is expected to have affordable and high-end housing - both landed and high-rise - office towers, shop-offices, retail, hospital, shopping mall, hypermarket, schools and parks.
Prime Minister Datuk Seri Najib Razak has said that the whole project would generate gross development value of RM10 billion.
Some potential participating developers said they would leave it to the EPF to decide how much land to allocate to them and the components to build.
Among them are Glomac Bhd, Gadang Holdings Bhd, IJM Land Bhd, Mah Sing Group Bhd, UEM Land Bhd, Bolton Bhd and MRCB.
A source said the companies could buy small parcels of land to carry out their own projects or develop the land in a joint venture with the EPF on a profit-sharing basis.
"We believe that EPF is likely to parcel out to various developers so that each can introduce new concepts. This will expedite the development as several parcels will be developed concurrently," Mah Sing group chief executive officer Tan Sri Leong Hoy Kum told Business Times.
The project, approved on May 12, will be funded by the EPF over 15 years.
It is understood that the project site will be connected to the Kelana Jaya light rail transit.

Pengarah Urusannya, Mah Siew Sian, berkata projek pembangunan di tapak seluas kira-kira enam hektar itu bakal menjadi projek terbesar syarikat itu apabila pembinaannya dimulakan pada suku ketiga 2011.
Katanya, projek itu akan dilaksanakan secara berperingkat, bermula fasa pertama di lot B2 dengan pembinaan lima blok pejabat 11 tingkat sebelum fasa kedua di kawasan D18 meliputi empat blok pejabat 13 tingkat.
Beliau berkata, projek pembangunan itu akan dilaksanakan dalam tempoh tiga hingga lima tahun, yang mana kosnya akan dibiayai menerusi dana dalaman dan pinjaman.
“Dua blok pejabat lagi masih dalam perincian dan akan diumumkan tidak lama lagi. Pembangunannya akan menjadi pelengkap kepada pembangunan pusat membeli belah Citta yang akan dibuka pada suku pertama tahun depan,” katanya pada sidang media di Petaling Jaya, semalam.
Sehingga kini, Puncakdana sudah menyelesaikan pembangunan lima projek komersial dan kediaman dengan jumlah GDV keseluruhan RM585 juta.
Mah berkata, pihaknya sedang mendapatkan kelulusan daripada pihak berkuasa tempatan bagi memastikan semua pembangunan selesai mengikut tempoh yang ditetapkan.
“Sekarang adalah masa yang tepat untuk kami umumkan dan laksanakan projek ini, lebih-lebih lagi apabila kerajaan mengumumkan untuk membangunkan sebuah stesen LRT berhampiran kawasan ini,” katanya.

Property developer Puncakdana Group plans to build 11 corporate buildings worth some RM1.5 billion in Ara Damansara, Selangor, as it is bullish on demand for office space.
The 11-storey buildings, with about one million sq ft of net lettable area, will enter the market over the next five years, said founder and managing director, Mah Siew Sian.
"We expect that many companies will be moving out of the city centre because of traffic congestion. Some are targeting Ara Damansara, which is a new area and a well-planned township.
"We believe there will be a market for our properties. People want a comprehensive environment which is why there is a success story for Mid Valley City," Mah said.
The group is finalising designs and expects to launch the first two blocks by the third quarter of next year. The buildings will be sold en bloc.
It is already in talks to sell one block to information technology group Formis Bhd for around RM150 million. Several multinational companies in the oil and gas and consumer business are also keen.
The towers will be complemented by the group's new RM280 million retail mall, dubbed CITTA, which will open next January.
Half of CITTA, an open air design three-level mall with 130 retail outlets, have been taken up. Some of the big retailers include Harvey Norman, MBO cinemas and Julia Gabriel and Chiltern House.

KUALA LUMPUR: TSI Holdings Sdn Bhd's wholesale centre development GM Klang has seen its latest launch fully taken up since September.
GM Klang is touted to be the largest wholesale centre in Southeast Asia. The project with a gross development value of about RM1.6 billion spans over 14.5 acres of freehold commercial land in Bandar Botanic, Klang.
TSI Holdings managing director Datuk Lim Seng Kok said the 550 units launched in September at prices ranging from RM990 to RM1,500 psf have been fully sold. The units with sizes ranging from 200 sq ft to 1,000 sq ft are among a total of 720 units in Phase 2 of the project housed in a 10-storey building, including five levels of car park space. The remaining units will be kept for lease.

The developer aims to complete Phase 2 by the second half of 2012. TSI had earlier developed Phase 1 which is for lease only. It comprised 330 units with a total gross area of 130,000 sq ft. All the units have been tenanted. "Most of the buyers for Phase 2 are current tenants of Phase 1," Lim added.
He explained that Phase 1 is a temporary structure and designed to last eight to ten years as it will be demolished to pave way for Phase 4, once Phase 2 and 3 are completed. GM Klang is to be developed over four phases in 10 years.
On its upcoming projects, the developer is planning to unveil its Casa Tropika @ Puchong development early next year. The project comprises two leasehold parcels located in Batu 14, Puchong — one residential parcel and another commercial — measuring seven acres in total. Scheduled for soft launch first would be the residential component, a RM160 million condominium project offering 520 units in three blocks. Targeted at young families, the average built-up of a condominium unit is 1,000 sq ft with facilities designed to cater to young and growing children.
These will be tagged at about RM280 psf.
Plans for the commercial site are for 12 units of 3-storey shop office lots, which the developer plans to create an education hub targeted at education-related businesses and services.
"We have not decided whether to sell the shop offices... this project is surrounded by many schools. We see the potential to develop it around an education theme and maybe turn it into a place where students can frequent before and after school," said Lim.
The specialist contractor with businesses in marketing, engineering, construction and property development began its first property development in 2000 in Taman Sg Karang, Kuantan, where it built more than 100 units of 1-storey terraced homes and shop lots.
The company then developed D'Alamanda@Pudu Impian, Queen's Avenue, Vila Shoplex, Vila Tropila and Plaza GM in Kuala Lumpur as well as Bukit Permai Mas in Selangor.
With the passing of its executive chairman Tan Sri Ibrahim Mohamed in June, his wife Puan Sri Hamidah Abdullah has been appointed non-executive chairman. According to Lim, business is as usual with the couple's children also actively involved in the business.
TSI also owns an undeveloped 40-acre land in Kuantan, Pahang and five acres of leasehold land in Kepong, in which it hopes to develop light industrial lots and SoHos. This parcel is located next to its residential project, First Residence @ Kepong Baru which is fully sold. It plans to launch the light industrial component, comprising 15 units of 3-storey lots next year targeted at small-medium enterprises and the SoHos in 2012.

SHAH ALAM will finally see the first cinema at Space U8 mall in Taman Bukit Jelutong by the middle of next year.
Mainstay Development Sdn Bhd executive chairman Raja Mohd Azmi Raja Razali the seven-hall cineplex would be housed in the four-storey mall costing RM200mil.
“The cineplex, equipped with the latest audio visual technology, will be operated by MBO Cinemas. The cineplex will show 3D films as well,’’ he said.
Being a Shah Alam resident himself, Raja Azmi said, he shared the concerns of the residents on the need for a cineplex in the city. “They do not have to go to Klang, Subang Jaya, Petaling Jaya or Kuala Lumpur once the mall is opened,’’ he said.
He also said they expected movie buffs from neighbouring areas such as Subang Jaya and Kelana Jaya to visit the mall.
Raja Azmi said the mall would have family entertainment lounges and a 24-lane bowling alley.
“We are expecting the mall to become a hit among the working class.
“They do not have much option for shopping, dining and entertainment in Shah Alam now and I believe will be the best place to be once it is ready,’’ he said.

For FY2012, its new project portfolio will comprise the 2,000-acre Canal City in Selangor and the 1,188-acre Sebana Cove in Kota Tinggi, Johor. Soam said the Canal City was earmarked for launch in the second half of 2012. The massive township will have a GDV of RM6bil and will take 10 to 15 years to complete.
Located directly behind the mature Kota Kemuning township, the Canal City will turn IJM Land into one of the leading township developers in the Klang Valley. The company is now sorting out some land and project planning matters with the Selangor Government.
An earlier agreement with the previous state government involved a flood-mitigation project in the form of an 18km canal linking Sungai Klang and Sungai Langat. In return, the company will be awarded the land for development.
However, the new state government has decided that there was no need for the flood mitigation project. Therefore, in August last year, IJM Land signed a termination agreement for the canal privatisation project.

KUALA LUMPUR: Equine Capital Bhd entered into a joint development (JV) agreement with Revenue Concept Sdn Bhd to develop a 9-acre freehold tract in Subang Jaya, Selangor, according to the company's filing to Bursa Malaysia on Jan 21.
The proposed development will comprise mixed commercial and residential developments, with an estimated value of RM1 billion.
Revenue Concept's entitlement is 27.5% of the gross development value of the project and the total entitlement shall not be less than RM275 million.

The Subang Jaya Municipal Council (MPSJ) has told the developer of a proposed project near The Summit shopping mall that one of the conditions for approval is to widen Jalan Kewajipan to ease congestion along the stretch.
The project, Revenue Concept, consists of multi-storey service apartments and shoplots.
Council president Datuk Adnan Md Ikhsan said this was necessary because the proposed development near the mall would add to congestion at the stretch.
“We are aware the residents are unhappy because the road is already congested now and that is why we want to developer to widen the stretch,” he told reporters after chairing the monthly fullboard meeting.
Adnan said other conditions included upgrading and synchronising three sets of traffic lights along Jalan Kewajipan.
He said the developer was also required to build a bridge to connect and complement the future LRT line.

Buyers of the abandoned Newgate Avenue apartments in USJ21, Subang Jaya, have been informed that construction work will resume soon.

The project had been abandoned since 2001, by two developers, first was Solarglow and later by Pinggiran Setia in 2006.
Sumbangan Lagenda is the third developer for the four blocks of 24-storey apartments with retail podiums and carpark.
House buyers committee chairman Pritpal Singh said a meeting was held on Sunday to inform all buyers on the current development of the project.
“Work on the project has resumed and the developer is now checking the stability of the structure,” said Pritpal.
The report on the structure will be completed and ready within a month.
“If the structure is stable, construction work can then begin without any delay,” he said.
Kinrara assemblyman Teresa Kok, Puchong MP Gobind Singh and Subang Jaya assemblyman Hannah Yeoh also attended the meeting.

Hopeful: Buyers of Newgate Avenue apartments can finally look forward to their homes as construction work will resume soon.
The residents are also requesting the Subang Jaya Municipal Council waive the assessment and quit rent just like it did in 2007.
Pritpal said back then the overdue amount of RM600,000 was waived. Now, the amount due is about RM120,000 which is from 2008 to 2011.
The buyers also shared their views on new access roads in the housing area.
One was an ingress in Jalan USJ 21/8, opening of Jalan Aman towards Putra Heights and the widening of Jalan Aman from the current two lanes to four.
“This development when completed will lead to congestion, so we hope our pleas will be heard,” he said.

Kuala Lumpur: Some 1,214ha of rubber land in Sungei Buloh, Selangor, has been alienated to the Employees Provident Fund (EPF), Malaysian Resources Corporation Bhd (MRCB)'s (1651) chief executive officer Datuk Mohamed Razeek Hussain told fund managers and analysts at the Invest Malaysia 2011 yesterday.
"Our chairman Tan Sri Azlan Zainol, who is also EPF's chief executive officer, told MRCB shareholders last week that the Sg Buloh land has already been alienated to the pension fund," Mohamed Razeek was quoted as saying by a fund manager who attended the briefing.
The land is currently owned by the Malaysian Rubber Board.
Mohamed Razeek said MRCB, which is 40 per cent controlled by the EPF, is set to be an active participant in the project.
"Mohamed Razeek said that since MRCB is 40 per cent controlled by EPF, MRCB can be expected to be active in the Sg Buloh redevelopment," a fund manager who did not want to be identified told Business Times after the closed-door presentation.
MRCB also plans for a mixed-development on 27.41 acres with gross development value (GDV) of RM1.5 billion in Setapak, Kuala Lumpur.
At a total development cost of RM1.2 billion, the expected profits to be derived from the said development amount to about RM300 million, representing 20 per cent of the GDV.
The land will be developed from 2012 over an eight year period into a mixed-development comprising both commercial and residential properties with an estimated GDV of about RM1.5 billion.

MRCB derives recurring income from leasing out some of its properties and collecting tolls from its Duta Ulu Kelang Expressway in Klang Valley and the Eastern Dispersal Link in Johor that connects to the North-South Expressway.
"Going forward, Mohamed Razeek also said the group is hopeful that its recurring income from building leases and tolled roads would make up 35 per cent of group revenue," the fund manager said.
Apart from property development, MRCB also bids for construction work. Currently, the group's order book totals RM1.6 billion and this will ensure sustained income for another 30 months.

Another project to add to traffic jam
I AM a resident of Saujana 0-Lot, Glenmarie, Seksyen U1, Selangor.
The Shah Alam City Council (MBSA) recently informed me that the piece of land near Jalan Pengaturcara U1/51A, along the Federal Highway at the Subang Jaya exit has been approved for the development of 11 blocks of office building.
However, with help from my neighbour, I found out that the said project is in fact 11 blocks of 16-storey commercial building.
This gigantic project really surprised me. It is so unfair to the residents in this area because there was no notice given about this gigantic development. Overnight, tractors and cranes arrived to do land clearing. I am also quite puzzled as to how MBSA approved such a project near a housing area.
What is their basis for the township planning? Did they consider whether these commercial activities would affect the lives and privacy of the nearby residents?
Will this development channel more cars to the nearby housing area and create traffic jam? Will this affect the traffic volume on the Federal Highway?
Has the traffic congestion in Subang Jaya been solved by the new Subang Jaya tunnel and Pantai Highway?
Why is another traffic problem allowed to happen again in this area?
Can MBSA assure us that the above mentioned problems will not exist? I think MBSA is obliged to justify its stand on this in order to clear theaw doubts.

SHAH ALAM: DRB-HICOM Bhd's property subsidiary, Glenmarie Properties Sdn Bhd (GPSB), aims to launch projects with a total gross development value (GDV) of about RM1 billion over the next five years.
"We're going to launch about 3,500 units of commercial/residential developments over 3,300 acres of land. That's the projection for the next five years," said Siti Mariam Mohd Desa, group director for property, asset and construction.
GPSB, formerly known as HICOM Properties Sdn Bhd, is known for its riverside and gated resort-style development here in Glenmarie, near the Subang airport.
It still has a balance of 200 acres in Glenmarie that can be developed, she said.
Siti Mariam spoke to reporters here yesterday after GPSB and Bank Muamalat Malaysia Bhd, another DRB-HICOM subsidiary, formalised an agreement to develop a home-financing package.
The package, available at selected Bank Muamalat branches in the Klang Valley, is designed for potential buyers of two of GPSB's developments, namely Glenmarie Gardens and Laman Glenmarie.
Glenmarie Gardens consists of 70 units of bungalows that will be launched in three phases. The first phase is fully sold, while the second phase is expected to be launched next week and the final phase, in 2012.
Laman Glenmarie comprises 385 units of two-storey link houses covering 70 acres of land at Section U1A here.
"Competitive financing rates, convenience of online repayment and a longer financing tenure of up to 70 years of age, or maximum financing duration of 40 years, are some of the package's attractive selling points," Bank Muamalat's chief executive officer Datuk Mohd Redza Abdul Wahid said.
He said buyers could be eligible for funding of up to 95 per cent of the home value.
Bank Muamalat has a financing portfolio of over RM8 billion, of which half is in consumer loans.
Mortgages make up "at least 50 per cent to 60 per cent" of its consumer loans, he said.
Mohd Redza said the bank's consumer loans are expected to grow by up to a fifth this year.

KUALA LUMPUR: Dijaya Corp Bhd, best known for its development of Tropicana Golf and Country Resort, has acquired 88.5 acres (35.4ha) of freehold land in Subang Hi-Tech Industrial Park, Selangor.
The land was acquired from Chunghwa Picture Tubes (Malaysia) Sdn Bhd (CPT) for RM385.5 million.
The company said in an announcement on Wednesday, June 8 that it plans to build a mixed residential and commercial development with an expected gross development value (GDV) of RM2.5 billion on the tract, which borders Subang Jaya and Shah Alam.

KUALA LUMPUR: Dijaya Corp Bhd plans to develop properties worth RM2.5 billion after buying a 14.5ha freehold land in Subang, Selangor.
The property developer's subsidiary, Tropicana Subang Development Sdn Bhd, bought four parcels of freehold land from Chunghwa Picture Tubes (Malaysia) Sdn Bhd for RM385.5 million in an agreement signed yesterday.
Dijaya plans to transform the land located at Pekan Country Heights Selangor, on the outskirts of Subang, into a mixed residential and commercial development.
"The residential development consists of condominiums, linked houses, semi-dees and bungalows, while the commercial development will feature retail, shopping mall and office lots as well as serviced apartments," it said in a statement to Bursa Malaysia yesterday.
Dijaya said the land is strategically located in Subang, a sought-after area within the Klang Valley region for its established neighbourhood, ready amenities and facilities, added with its excellent accessibility and connectivity to many parts of Klang Valley.
"Development within the vicinity still offers an upside in terms of capital appreciation and yield due to the limited supply of a sizeable development land that would allow a developer to plan for a comprehensive development," it added.
Dijaya, known for its flagship Tropicana Golf & Country Resort and Tropicana Indah Resort Homes development in the Klang Valley, said it is on a constant lookout for investment opportunities to expand its landbank.
"We will continue to build upon the group's signature resort-living concept. By following a plan of measured and sensible growth, we can bring our brand values to a wider scope of emerging markets," group chief executive officer Tan Sri Datuk Danny Tan said.
Meanwhile, another unit of Dijaya, Tropicana Kampar Development Sdn Bhd, also bought from Chunghwa Picture Tubes and Makolin Electronics (Malaysia) Sdn Bhd three parcels of leasehold land in Kampar, Perak, for RM5.6 million.
The 5.2ha would be converted to a mixed residential and commercial development featuring five-storey apartments and four-storey shop offices.
"The estimated gross development value for this project is RM123.7 million," Dijaya said.
Kampar is currently a centre of tertiary education, with a campus in Tunku Abdul Rahman College and a campus in Universiti Tunku Abdul Rahman (UTAR).

New projects in Bandar Sunway is set to worsen the already congested traffic situation in the area.
Kelana Jaya parliamentary liaison officer Ong Chong Swen said the new Nadayu 28 project in Jalan PJS 11/7 will comprise 10 shoplots and 411 condominium units.
On average there will be at least two to three cars per unit, adding another 1,000 cars using the stretch.
“More cars will be using the stretch connecting motorists to the New Pantai Expressway and Jalan Lagoon Selatan.

“There are many commercial and residential areas accessible via that route, including Monash University and Sunway University.
“The traffic flow here is already high and with the new development it will only get worse,” she said.
Ong also highlighted another project in USJ that would have a bigger impact.
“The proposed project near the intersection of Persiaran Kewajipan with Persiaran Subang Permai known as “Da Men” consists of 480 service apartments in two blocks, 68 office units in five to six-storey buildings and a six-storey retail mall.
“Former MPSJ president Datuk Adnan Md Ikshan had mentioned that approval was given with the condition that the roads be widened but that alone will not solve the problem.
“There will be areas where the roads cannot be widened causing a severe bottleneck.
“We must learn from the past and propose better plans to improve the infrastructure to complement the developments in the area.
“I am not against the projects but am only concerned about the traffic situation,” she said.
Ong said the Subang Jaya municipal councillors and the state assemblyman should consider the views of residents and business operators before approving projects.
She said they should explain to the people about their plans but so far no such announcements had been made.
Ong hoped that a proper traffic planning would be put in place and suggested that part of the annual RM1mil Marris fund allocated by the federal government to state assemblymen could be used to upgrade infrastructure in the area.

KUALA LUMPUR: Hua Yang Bhd's wholly-owned unit Prop Park Sdn Bhd has won an auction bid to acquire a 1.5ha tract in Shah Alam for RM13 million cash. The purchase price translates into slightly less than RM80 per sq feet for the leasehold land.
In an announcement to Bursa Malaysia on Monday, June 20, Hua Yang said the land is near to Stadium Shah Alam and Laman Seri Business Centre, and is easily accessible via North Path by Guthrie Corridor or Jalan Sungai Buloh and also accessible via South Path by Federal Highway.
Hua Yang intends to develop the land into a mixed commercial and residential development of 470 units, with an estimated gross development value of RM175 million.

METRO Kajang Holdings Bhd menyasar menjual semua 243 unit kediaman dalam fasa pertama projek Kajang 2 menjelang suku kedua tahun depan.
Pengurus Pemasarannya, Johnny Lam, berkata setakat ini kira-kira 70 peratus kediaman fasa pertama projek pembangunan bandar bersepadu di Kajang itu dijual.

KUALA LUMPUR: The Employees Provident Fund (EPF) will be appointing a master consultant to plan a suitable development programme for the 1,200ha of land set to be developed in Sungai Buloh, Selangor into a new hub in the Klang Valley.
Minister in the Prime Minister's Department, Tan Sri Nor Mohamed Yakcop said this when asked to give further details on the government's announcement on March 30 of plans to jointly develop the area with EPF.
Nor Mohamed said the new hub concept would be similar to that of Putrajaya.
The government believes it can be developed, and this will give rise to many effects that will positively contribute to economic development, he told reporters after the launch of the second term review of the Malay Chamber of Commerce Malaysia's Research and Development Foundation.
He said the exact location in Sungai Buloh has not been identified but the area was government land.
"EPF has been asked to develop the area as it is a strong institution, owned by 12 million Malaysians and it has sufficient funds," he said. -- Bernama

THE Employees Provident Fund (EPF), which is charged to lead the development of the proposed prime township sited at Rubber Research Institute of Malaysia (RRIM) land in Sungai Buloh, Selangor, is expected to start distributing portions of the long-awaited project by June.
EPF chief executive officer Tan Sri Azlan Zainol said it will start calling for tenders, which are open to all strong property developers in the country to participate in.
"The project is going through some legal issues and then it will go through the bidding process.
"The development will be spread out over several phases and each phase will be around 12.15ha-20.25ha portions for the development of projects from commercial, residential, industrial, affordable housing and shophouses," he told Business Times in an interview at EPF's headquarters here recently.
Previously managed by RRIM, the 1,215ha land was slated for development over the next 10-15 years, as announced in the 2010 Budget , but until now the project has not taken off.
On May 12, 2010, the government had approved the proposal for the development of the Sungai Buloh land by Kwasa Land Sdn Bhd, a wholly-owned subsidiary of the EPF.
The EPF will have a master plan where it will allocate a few parcels and allow property developers to bid for those parcels, of which some parcels will be operated on a joint-venture basis while others may be sold outright via bids.
The development is likely to feature a big linear park, green lungs, open spaces, walkways and water bodies.
It will incorporate information technology and data infrastructure (Multimedia Super Corridor city status) and urban transportation integration.
This development will also house the depot for the upcoming mass rapid transit system.
Dubbed the new hub of the Klang Valley, the development is expected to attract RM5 billion in investments.

KSL had acquired the former oil palm plantation land for Bandar Bestari in 2009 from Prospell Enterprise Sdn Bhd for RM156.5 million, which translates into about RM8 psf. Prices here have since risen substantially to RM50 psf, says Patrick.
The group had initially announced that it would launch Bandar Bestari towards 2H2011. So, why the delay? Patrick says this was because the developer had been busy treating the soft soil on the site

Are there adequate park or other recreational spaces provided for the residents?
I really would like your response. Please be critical as Daengjal feels that the roads here are "berlubang" like in JB, and that the state government has not lived up to their previous election promise.

Generally the roads are getting worst. Some areas have garbage collection problem because of change of contractors (due to change of councillors).
Selangor have more construction today due to suburban property market boom (as compared to KL City where values are dropping due to lacklustre demand especially for high ends). IN Selangor, some projects now have close to 2,000 units in one project (not sure how they get approvals).
But I guess we don't mind. Many people love Pakatan for the free water, DAP is giving RM2,000 for deceased family member's funeral, the general people-friendly reps like Hannah Yeoh and Tony Pua. The state administration is more transparent today, although the roads and drains might not be better.
Above all, normally Chinese urban voters like Pakatan's guts to talk about National-level issues like the PTPTN loans/free tertiary education, NFCorp, BN-related scandals, etc.

SECTION 5 in Shah Alam is set to be turned into an “Islamic City” after the final plans have been approved by the Shah Alam City Council (MBSA) and Selangor government.
The “Islamic City” includes a 20ha area surrounding the iconic Sultan Salahuddin Abdul Aziz Shah mosque and Shah Alam Lake Gardens.
Five consultants presented their designs for the development of an “Islamic City” at a workshop held at The Saujana Hotel Kuala Lumpur recently.
Representatives from Ikhtisas Planner, AJC Planning Consultants, IZM Planning Consult, DPZ Asia and Prof Emeritus Dr Ismawi Zen, who is a lecturer in the Architecture and Environmental Design, presented their designs and how each could use the area after taking into account the lake, mosque and courts, nearby.

Selangor Mentri Besar Tan Sri Abdul Khalid Ibrahim said he was sceptical when the idea was first mooted by Shah Alam mayor Datuk Mohd Jaafar Mohd Atan.
However, he said the idea made sense and it was now time to turn those dreams into reality.
He added that the state together with MBSA would also have to come up with ways of preventing traffic congestion with the influx of cars into the city.
Khalid also wanted the “Islamic City” to be an ideal location for businesses, educational institutions and other activities.
“We have to look at all angles from marketing Shah Alam to designing the area,” he said.
He added that Islamic elements and traditions should also take precedence in one’s design.
He said the design and architecture should also be appropriate.
The cost of the project has yet to be determined but it would be between RM2bil and RM3bil as it covered a large area.
When completed, Khalid said it would be a new breather for Shah Alam and could further boost the city’s potential in business, tourism and art.
He said he wanted to look at all designs and recommendations before deciding to go ahead with the project at the end of the year but declined to comment on when the project would be completed.
