Launch of UOL's Twin Regency ahead of schedule
PROPERTY developer United Overseas Land (UOL) is launching its 234-unit freehold condominium in Tiong Bahru next Wednesday, two months ahead of schedule.
It is doing so because of the improved economic growth forecast of 5.5 to 7.5 per cent for this year, as well as expectations of wage increases of up to 4 per cent this year, it said in a statement yesterday.
With the launch of Twin Regency, it has only one development site left - Newton Court, which it bought for $46.8 million last year. UOL is on the lookout for more prime sites near MRT stations, it said.
The property firm's latest condominium, which it is developing with construction company Low Keng Huat, comprises two blocks of apartments ranging from two-bedroom units of 980 sq ft to 3,455-sq-ft penthouses.
The project is located in Kim Tian Road and opposite the Tiong Bahru MRT station. The first 80 units to be launched next week are priced at an average of $630 per sq ft.
UOL and Low Keng Huat purchased the 104,143 sq ft site for $97.5 million last year.
UOL has received around 180 inquiries about the project since last month.

The building should top out around october after having overgrown SGX, Capital Tower, and finally those 30 storeys HDB at the foreground... I think I'll still be in the same flat by then ;-)

Almost no progress on the structure during the last two weeks: core is just rising one more storey, no additionnal floor plate. The most noticeable change is the blue netting which is being put around the buildings.

THERE he was, injured and sitting precariously on a platform on the boom of a tower crane, more than 26 storeys high, the wind blowing around him.

For 1 1/2 hours, the maintenance worker in his 30s held on. At about 2pm yesterday, he was rescued in a daring effort by Singapore Civil Defence Force officers.
The unidentified man, an Indian national, was servicing the crane at the construction site of the Twin Regency condominium opposite the Tiong Bahru MRT station when his left leg was caught in the pulley system.
He freed the leg but it was fractured. Other construction workers tried but could not get him down.
The SCDF was called at around 12.30pm and about 20 rescuers - including officers from the Disaster Assistance and Rescue Team - rushed to the Kim Tian Road site.

A challenging and time-consuming task lay ahead of them.
Reporters, photographers and curious bystanders were kept away from the building site, where two 36-storey freehold residential blocks, developed by United Overseas Land, are expected to be completed in March 2007.
The rescuers decided to use a scoop bucket from the construction site - used to carry sand and construction materials - as a means to lower the injured man to safety.
The uncompleted building was 26 storeys high but the lift reached only the 22nd floor.
Also, the only way to reach the boom of the crane was to climb 30m up the cat-ladder of the crane from the 20th floor.
The first rescuers who climbed up the cat-ladder moved from the deck area to the platform where the injured man was sitting. They immediately put a splint on his fractured leg.
The rescuers then supported the man onto a mechanised trolley - part of the crane system - which they used as an improvised stretcher to ferry him to the deck area.
At the same time, a separate team of officers below was setting up a system of ropes and pulleys.
Once the injured man was lifted onto the deck, he was strapped into a stretcher after a paramedic examined him.
The system of ropes and pulleys was then used to lower him about 6m into the bucket, where a rescuer was waiting to receive him.
The bucket was then lowered to the 22nd floor of the building and he was whisked into the lift.
He was taken by ambulance to Singapore General Hospital.

The incident does not seem to have delayed the construction much.
The tower is still adding a storey every 7 or 8 days.
On my last pic, Capital Tower suddenly looks shorter ;-)
I don't think I'll be able to update on this view till the building's completion, but at least there should be the top-up :-)

The second crane was lifting up while I was taking up the last photograph :-) I think now both cranes should have reached their maximum height. Floor plates for the most advanced twin are at level 30. The other twin is lagging behind by about 2 floors.

Getting quite slow as it's nearing topping out. Now the second block starts peaking out above the 30 storeys HDB.
I'm a bit disappointed with the height, frankly speaking, I suppose that's because for condos, they often count the first upper height storey as several storeys, so there's no 2nd, 3rd, 4th... storey. For HDBs, even if the first storey is very tall, it still counts as one. So in the end the height difference between Twin Regency and nearby HDBs won't be so impressive...

I'm not so sure about the second one 'cause I can't see it so well from my window, but what is sure is that the concrete is topped. Sorry I moved to Ang Mo Kio, I can't see a single little bit of crane from any of my windows ;-)
Anyway it would need someone more settled than me to document Southbank construction... There's 3 years of regular photo-taking in perspective... But it would be a good time to start documenting the rise of The Sail :-)
It should be quite easy, just need a regular, easy to find back spot to put the camera at, and pass by regularly within the same range of hours (to keep the lighting more or less constant). Any volunteer ? ^ ^

if i had the opportunity of choice between the 2 (similar price, floor, size, etc.), i would definately choose twin over meraprime anytime wouldn't you?
in fact, meraprime being so much nearer to tiong bahru plaza is a little too much. i would envision that it will be noiser, buiser, and during peak hours the place might be conjested, with cars picking up and dropping off people, etc. of course the plus side is the mrt and mall is at the doorstep.
just my 2 cents.

as to price difference between TR and MP is not too great in today's sub-sale market, well i'm not too sure though. do your checks, comparison and sums carefully is my advice. correct me if i'm wrong. can anyone verify the going prices (S$ psf) of TR and MP, both going to TOP soon?
as i recall ... MP was going at about S$550+ then in early-mid 2004. TR was going at about S$650+. with the recently launched the regency@ tiong bahru (freehold) going way past S$800 towards the S$900 range, i'm sure TR which is nearing TOP, freehold and nearer to mrt and TB plaza (in my opinion better location) can command a similar premium. MP (leasehold) say hypotetically can command S$750+ psf price range .... that's like nearly a 40% price increase. i'm pretty sure its not possible in today's term, not yet at least. comparing the 2 properties "value" it was already quite obvious which has a upper hand then. about S$100 or so difference .... different tenure altogether. it could be that uol got the land in kim tian (en bloc i believe) at a much lower cost as compared to MCL getting a lease hold plot across the road at bt ho swee.
newton suites (freehold by uol) was going at S$850+ then. prices in the newton area is probably > S$1,200 today.
regency suites (another freehold uol project) launched in mid-2005 had an average selling price of S$750 psf. like TR, RS also sold like hot cakes.
recalling ..... when MP was launched (before TR), strong take-up rate was seen but soon trickled down when TR came about. within weeks (4 - 5 i think) TR was sold out. in my opinion UOL priced TR to sell and it was well recieved. MP was then relaunched and of course MCL could sell them out coupled with the postive outlook riding the upward trend.
just taking the above data and information tells me that price difference cannot be small.
again ... just my 2 cents.

SINGAPORE : The Government has identified two new sites for the Selective En bloc Redevelopment Scheme, or SERS, bringing the total to 69 sites.
MP for Tanjong Pagar GRC, Indranee Rajah, revealed this at the constituency's Lunar New Year dinner on Friday evening.
The two sites are Blocks 94 and 96 at Henderson Road and Blocks 17 to 19 and 22 to 31 at Silat Walk/Kampong Bahru Hill/Silat Road.
The area comprises some 740 sold flats, aged between 32 and 58 years old.
Miss Indranee said HDB will also build over 1,000 units of new two to five-room replacement flats at Kim Tian Road to re-house the flat owners.
The replacement flats will be near the Tiong Bahru MRT Station.
Eligible SERS flat owners can register for their replacement flats next year.
The SERS plan will also involve some commercial properties like shops and an eating house. - CNA/ch

From the map, the replacement flats are not near the Tiong Bahru MRT. Instead, the replacment flats are near Regency @ Tiong Bahru.
I suspect that the land nearest the Tiong Bahru MRT is considered too good as a replacement location, considering that the old flats are quite far away from any MRT station.

Nowadays, the HDB design seems to be having some variation of the heights in one group of HDB blocks. For example, one block could be 40 storeys high, and the next block is 25 storeys high. I think it could be deliberately done to inject a less boring skyline, and to allow some sunlight to reach the lower floors of the flats.
Imagine if your unit is on a lower floor, and surrounding you are all 40-storey high flats, there will be very little sunlight reaching your unit, and when you look out of your flat, you need to look vertically upwards in order to see the sky.

I understand a little Japanese, and with the help of free web-based translation tools e.g. at http://www.google.com/translate_t , I managed to buy staff at Rakuten website.
I also signed up the for vPostJapan service at http://www.vpost.com.sg , which will give me a Japanese postal address. The Rakuten merchant will deliver to my vPostJapan address. vPostJapan will air-deliver the items to me in about 1 week.
Delivery charges depend on weight and volume. It is more cost effective to buy more expensive stuff that are relatively light or small in volume.
There is also vPostUSA, which I had used to buy a Roomba robotic vacuum cleaner. At that time, that vacuum cleaner model had not been introduced to Singapore. Including shipping charges, the cost was lesser than an older model retailing in Singapore. Of course, I kept my fingers crossed that the item was not defective, otherwise I would have to ship it back to the USA to get a replacement.

Also, UV light is reflected from buildings etc. You could be standing in the shade under a tree, but the UV light is still reaching you. I know, because I tested it with the UV beads while standing in the shade.

Bay window area is not counted when BCA calculates gross floor area for a project, with this developer can build more units. But when developer sell you a unit, bay window area is included in your built-in area. So the 'more' bay window you have, the more you 'rugi'.... (am i right? experts)

This is the only bay window in bedroom with 1 meter height for the whole project, the rest of bay windows are 0.5m which can sit on it easily. Depth is about 0.5m too.
Is a 3 bedder 1227sqft. Space planning not very good as I saw the other 1216sqft 3 bedder looks bigger.
This type of 1m height bay window common in Kerrisdale units. Good thing is only one of your bedrooms has this type.
Congrats! Twin Regency is a nice development.

The 1216sqft are the 3 bedrooms right ? Only 2 stacks. I have checked them out recently, but realized that their view will be partially blocked by Regency Suites ? Or am I wrong with my evaluation ?

What is the psf price that your friend sold her unit for? Is it a low, mid or high level unit?

Treadie* March 22nd, 2007, 10:24 AM Yes it is a 3 bedroom unit. The views are blocked therefore I decided to go for a low floor to at least get a better pool view. That's why now I'm glad it fell through. I think it's a little pricey considering the floor the size and the price.
Reneewy, your friend did sell too early I think.

But if privacy is important to you then 1216sqft will be a problem, it is too close to RS and 1442sqft neighbour. That's the reason why I've chosen 1227sqft over 1216sqft.

each tower has it own sky-gym. around 3~4 equipments as of now.

Was the unit a low, middle or high floor unit? Or all the units you checked also asking for $1,000 psf?
You could always try many units and bargain down the psf price.

They could have scrapped one block and build better and bigger facilities, such as a 50m lap pool. But of course, if they did that, the development cannot be named TWIN REGENCY anymore :lol:
