a bit over priced for the size of units you are getting. besides.. anything on herrwood drive now will effectively be on a highway if i'm not mistaken..

One on Herrwood is a masterpiece in design.

I think that's a bit of stretch

But nice and bulky nonetheless.

looked at some more detailed plans for this one today and it really does look like a class development. Work to start later in the year and i definately think that if this is the taste of the developments to come lining the ridge, then we will have alot more quality sea view accomodation in Umhlanga away from the beachfront core

Sales have reached the trigger point and according to the agents work will start in November

Its not really pretty or a special design
but I fully understand the commercial aspects about it... :D

so I guess it will be a functional project

dysan1
September 12th, 2010, 12:46 PM
commercial? functional? Please elaborate?

Its key selling points are the quality of the finishes, the views and the location - hence the views will never really be impeded.

dysan1
March 29th, 2011, 01:07 AM
Nope its high up on the top of Umhlanga ridge, about 2km inland from the beach, but will have panoramic coastline views

ToxicBunny

I think the views from this place will be spectacular, but I will admit that I'm very wary of anything involving Wakefields atm.

Why? Because of Cotswolds? Mate there's a very big difference between them being the sales agents, I.e on this, Pearls, Le Domaine, Kindlewood etc, and Cotswold Downs where Keith Wakefield was one of the developers.

ToxicBunny
March 29th, 2011, 08:31 AM
Ahhh, ok...

Yeah I know its a big difference. I thought they were part of the developers on this as well. Apologies

With R141 million in sales in 12 months there’s no doubt that this first new purely residential development to be built in Umhlanga since 2007, has been a resounding sales success.

The timing of One on Herrwood by the popular developers Trapezoid Investments was perfect and the response from investors and end users has been exceptional. Boasting sea views from all units this “one-of-a-kind development” meets the requirements of being in an ideal position, in an excellent area at a reasonable price, according to Keith Wakefield CEO of Wakefields Real Estate.

Stefanutti Stocks are the building contractors who have built previous Trapezoid Investment apartment blocks as well as several other outstanding buildings in the Gateway area. Occupation is expected during 2012.

One on Herrwood has also undergone a design make-over that has culminated in an exciting building which provides a far more attractive environment for residents, in keeping with the ambience of the neighbourhood.

“Undertaking a remodeling of a development after it has been launched is not something which we take lightly, but subsequent to the launch of the initial design, we acquired the sites adjacent to One on Herrwood, thereby increasing the overall land size to one-and-a-half times the original size.

Collaboration

“After careful thought and in collaboration with our architects, we went back to the drawing board and decided to restyle the units. The increased land size allowed us to provide more living space and landscaped garden area, while keeping the number of units the same.

“We did not dream that we could improve the initial design but the restyling has ‘blown us away’. One on Herrwood has been transformed from a mere apartment block-type development into an amazing development, which we believe, is set to become a landmark,” said Chico Premjee of the developers Trapezoid Investments.

Of the 96 units only 24 one and two bedroom units remain for sale. One bedroom units of 49 square metres with a balcony are priced from R 995 000. Two bedroom units with two bathrooms and generous sized balconies are priced from R 1 795 000.

Each apartment has one parking space and undercover parking on two levels with direct lift access, a chic entrance lobby, a large rim flow swimming pool and poolside entertainment areas, with landscaped gardens that provide a resort like atmosphere, and 24 hour security with CCTV cameras complete the package. Every unit has been strategically positioned to take advantage of gorgeous sea views.
