Malls to be renovated ahead of REIT foray


GOKONGWEI-LED property developer Robinsons Land Corp. has allotted about P1 billion to redevelop five shopping malls this year, the firm’s top executive said yesterday.

Expansion projects, some of which have already begun, will be completed next year.

“The five [redevelopment] projects, which includes the expansion in Tacloban, [will cost] about P1 billion,� Robinsons Land President Frederick D. Go told reporters at the sidelines of a real estate conference in Makati.

He said the property developer would add two levels to Robinsons Tacloban and put up the budget Go Hotels adjacent to it. The five-level Robinsons Metro East in Pasig is also up for redevelopment.

Earlier, Robinsons Land announced the redevelopment and expansion of the 14-year-old Robinsons Place in Bacolod, the 14-year-old Robinsons Place Manila, and the two-decade-old Robinsons Galleria at Ortigas Center in Pasig.

The listed firm has allotted P9 billion for capital spending this year, of which 40% will be for the construction of new malls.

Meanwhile, Robinsons Land has appointed Citigroup and Singapore-based DBS Bank as arrangers for its foray into real estate investment trusts or REITs, which will allow companies to use pooled capital of investors to buy and manage income-generating properties or mortgage loans.

"What we think is most interesting for the moment is the shopping center business that we have, because [malls] are the most consistent income generators of the company for two decades," Mr. Go said.

"Most of the funds that we will generate [from REITs] will be deployed back to developing more properties for the company," Mr. Go added. Robinsons Land will start this year the construction of its first shopping mall in the Northern Luzon province of Pangasinan and the 30th Robinsons mall nationwide. It will also open a mall in Palawan next year, and Cebu and Quezon City in 2012.

TACLOBAN CITY – The Traffic Operations Management, Enforcement and Control Office (TOMECO) has revealed that a Motorcycle for Hire (MCH) lane in the downtown area is soon to be set up.

TOMECO Public Information Officer Isabelo Lagutan said in an interview that Mayor Alfred Romualdez is planning to design areas that would be used by motorcycle motorists as MCH lanes.

According to Lagutan, this MCH lanes would be used as the pick-up point or waiting area of motorcycles that operate in this city.

Lagutan further said that the MCH lanes would be at different areas particularly in the downtown area.

“The purpose of the mayor to put up MCH lanes is to help the motorists save on gas as well as to avoid traffic congestion in downtown area,” Lagutan explained.

On the other hand, TOMECO Chief Salvador “Buddy’ Estudillo is optimistic that through this MCH lanes, the traffic resulting from the inappropriate loading and unloading of passengers would be addressed. “Many of our drivers today still stop even in the middle of the road that causes traffic,” he added.

The targeted areas are, Del Carmen Street at Tacloban Supermarket area, Eastern Visayas State University (EVSU) area, and Burgos Street (entering Real Street).

“We are planning to have six main MCH lanes in downtown area. However, we will not put MCH lane at the back of Gaisano Central for it has a narrow street,” he disclosed.

In addition, TOMECO already conducted a forum attended by MCH drivers last Feb. 26, with this plan of the city government.

“We are happy that our motorists showed positive response on this matter. In fact, the different operators planned to have their own uniform,” Lagutan said.

I guess the two cinemas will be located at the far right-end of the building. And looking to the structural work of the second floor viewing from Gustavian, I don't see a dowel bars for the bridgeway (with stalls for lease) that will connect the existing mall to the new one. Probably a structural steel walkway (just like the bridgeway that connects SM-Makati and Robinsons Galleria or Landmark and Greenbelt malls) will do. And the second floor on the left side will be the GoHotels and I guess mga 20-30 rooms la it aada. Anyhow, its better to have than nothing and who knows RLC might acquire more lots to build RPT-2 in the near future due to EV costumer demands.

Like what I have said before, for now let's patronize what we have and tomorrow let's see who will follow. Hope for the best for RPT, another best retail center/mall of the year 2011.

1. The building will be finished by July 2011
2. The hotel will have 100 rooms that will occupy the 2nd floor of the building
3. The cinema/s will also be at the second floor
4. (and an pinaka-naintriga ako ngan sumagbang na ako han iristorya) meda daw multi-national bpo firm na ma-lease hn certain portion han building and they will start hiring daw come June 2011.

I hope na tuod an gnyynakan han sekyu :)

Anyways, I've also notice na sige hra add hn columns ha likod pa, bagan nag-ttkahalapad ha luyo it building :)

I don't know about the requirements of the local jurisdiction, but if the building official approves this, it's a disaster waiting to happen. Just common sense tells us that when there is a fire and they are trapped inside the room, where the heck are they going to exit?

TACLOBAN CITY – The city government of Tacloban through the direction of the City Social Welfare and Development Office (CSWDO) celebrated on Tuesday the first year anniversary of the Women Shelter.

City Social Welfare Officer Liliosa Baltazar, in her opening remarks said that the Women Shelter was established in this city last year through the efforts of Mayor Alfred Romualdez and Councilor Cristina G. Romualdez.

Baltazar explained that the anniversary celebration came ahead of the actual date of March 19 because the city government has a very hectic schedule this month and also to coincide with the celebration of the International Women’s Day.

“The major reason why Mayor Alfred Romualdez and Councilor Cristina G. Romualdez established this facility in Tacloban was to provide shelter and relevant services to women and children in the city who are victims of abuse, maltreatment and violence,” Baltazar said.

According to the city social welfare officer, women deserve to be recognized and be loved instead of being abused.

Baltazar took it as an opportunity to thank the city government in its efforts to support the programs of CSWDO, specifically on programs relating to women and children.

“We will always continue to cherish all of you as members of our official family. We also want to take this opportunity to thank all our women advocates, including the men who have been supportive of our programs led by the city mayor and to his wife, Councilor Cristina Romualdez,” the official added.

Meanwhile, the official assured everyone that they would sustain their dedication in the delivery of services to Taclobanons.

In addition, Baltazar pointed out that the social welfare is now intensifying its campaign together with the barangays officials, on eradicating violence against women and children here in Tacloban.

“We cannot make it just on our own; we need other people who would be with us in our advocacy for the welfare of our children and women,” Baltazar ended.

On the other hand, Councilor Romualdez in her message said that she is happy that the women shelter that they have put up here, the first in the region, is able to help a lot of our constituents.

The councilor said that the city government is grateful that the social workers are on hand 24/7 to assist to the needs of the clients. (REY GERILLA GRADO)

I agree with you pero mas maupay kun ha norte nala it mga subdivisions ngan mga light industries since adto ma it EVRGC. :) It makuri man gihap ha norte kay it transportation kay guti gud la it mga Multicab nga naruta tikadto compared mo ha Marasbaras ngan ha San Jose nga halos 24 Hours available. :)
