TCC Property Management and Le Meridien Sign Three New Management Agreements for Hotel Projects in Thailand and Cambodia

Le Meridien to manage Le Meridien Chiang Mai and Le Meridien Bangkok in Thailand and Le Meridien Angkor in Cambodia.

May 10, 2004 (London): --Leading hotel and real estate owner, TCC Property Management Company Limited and global luxury hotel group, Le Meridien Hotels & Resorts, today jointly announced the signing of management agreements for three new hotels located in Thailand and Cambodia.

The hotels are:

Le Meridien Angkor - a 223-room new build hotel currently in the final phase of construction in the heart of Siem Reap and due to open in early September 2004;

Le Meridien Chiang Mai - a 400-room new build hotel due to commence construction on Chan Klan Road in the city centre and due to open in Q4 2006;

Le Meridien Bangkok - a 350-room new build hotel located on Surawong Road due to commence construction featuring Le Meridien's "Art + Tech" room design concept and scheduled to open in Q4 2006. Once completed, Le Meridien Bangkok will become the sister hotel to "Plaza Ath้n้e Bangkok, A Royal Meridien Hotel" which Le Meridien also operates on behalf of TCC Property Management Company Limited.

The signing of the three management agreements by Dr. Charoen Sirivadhanabhakdi, Chairman of TCC Property Management Company Limited and Robert Riley, Chief Executive Officer of Le Meridien Hotels & Resorts, marks a significant step in the growing relationship between TCC Property Management and Le Meridien Hotels & Resorts.

Le Méridien in deal with TCC Property

New Siem Reap hotel nearing completion

Le Méridien, the London-based global hotel group, has revived its Thailand portfolio after a nine-month absence, clinching a deal to run three new major hotel projects in Thailand and Cambodia owned by TCC Property Management Co, the hotel and real estate concern controlled by liquor baron Charoen Sirivadhanabhakdi.

The accord, signed recently in Bangkok, puts the European chain in charge of managing a 223-room hotel now in the final phase of construction in Siem Reap, a 400-room property in Chiang Mai's city centre and a 350-room hotel on Bangkok's Surawong Road.

That agreement followed on the heels of an April 7 deal in which TCC awarded Le Méridien a 10-year contract to manage the 382-room Hotel Plaza Athénée Bangkok, the sister property to Hotel Plaza Athénée in New York, which the TCC group acquired in the late 1990s.

The accord to manage TCC's Surawong property is in line with Le Méridien's overall move to rebuild its presence in the Bangkok market after the amicable split last July with President Hotel and Tower (PHT), the Thai property group owned by the Srivikorn family.

PHT has appointed Six Continents Hotels to run its two prime properties at Bangkok's Ratchaprasong intersection. The luxury 381-room property, formerly Le Royal Méridien Bangkok, has now became the InterContinental Bangkok. Le Méridien President will become the Holiday Inn Bangkok in early 2005.

TCC has opted to have Le Méridien run its new properties, rather than its own Imperial brand, to capitalise on Le Méridien's international brand recognition, global marketing power and management expertise, executives said.

Meanwhile, TCC has made it clear that it does not intend to put its 17 existing hotels operated under the umbrella of the Imperial Hotels Group under a different hotel management company.

Executives of both TCC and Le Méridien would not reveal the specific terms of the agreement.

However, Le Méridien executives said the contract runs anywhere from 10 to 20 years and Le Méridien does not have equity participation in the hotels' investment.

TCC chairman Mr Charoen said in a statement that the relationship between TCC and Le Méridien was expanding positively.

``These new hotels will further strengthen Le Méridien's presence in Asia and our relationship with TCC Property Management, who continue to express strong confidence in our brand,'' said Robert Riley, chief executive officer of Le Méridien.

Le Méridien's global hotel portfolio covers 130 luxury and upscale hotels with a total 34,000 rooms in 56 countries worldwide.

Aside from those owned by TCC, Le Méridien has four properties in its Thai management portfolio: one each in Koh Samui and Phang Nga and two in Phuket.

Le Méridien Angkor is due to open in early September 2004, while Le Méridien Chiang Mai is scheduled to commence operations in the fourth quarter of 2006. Le Méridien Bangkok is slated for opening in the last quarter of 2006.

Liquor tycoon eyes real estate

Local liquor tycoon Charoen Siriwadhanbhakdi is moving into the real-estate business, with one office building and three service apartments already under development in Bangkok’s business district. The projects are scheduled to open in 2006.

The office building and connected twin-tower service apartments are being built next to the Plaza Athenee Royal Meridien Hotel on Wireless road.

Construction teams have just broken ground on the 25-floor building and anticipate meeting their two-year deadline.

The two apartment buildings are also 25 floors high and will be located nearby.

“I don't know how much money is being spent on these projects, but it could be immense,” said Prapansak Bhatayanond, vice chairman and senior deputy managing director of the Imperial Hotels Group.

The group is one of Charoen’s core businesses. It runs 11 hotels and resorts in Thailand and overseas.

Prapansak said the project was a joint investment between Charoen and Singapore’s CapitaLand, which already manages service apartments in the Thai capital.

He said another apartment block currently in the pipeline was aiming to attract the Bangkok business crowd on Silom road. This project, with a total investment of Bt300 million excluding land, will see 70 rooms on 15 floors open to the public in late 2005.

“The serviced-apartment business in Bangkok is booming due to high demand from expatriates and long-staying overseas guests,” Prapansak added.

Charoen was reportedly interested in redeveloping the government’s Old Customs House on the bank of Chao Phaya River, but Natural Park won the bid.

The group recently reorganised its 11 hotels and resorts into four brands: the five-star Plaza Athenee in Bangkok and New York, the Imperial Queen’s Park and other properties in southern Thailand, the Imperial Maeping and other properties in the North, and the four-star Tara and Impala hotels in Bangkok.

Prapansak said the firm was currently developing five hotels worldwide.

Meanwhile Le Royal Meridien Angkor Wat, in Siem Reap, is set to open its 232 rooms to guests next month.

The group plans to add a second phase of development with a similar budget of Bt 1,000 million to build a shopping centre, another hotel featuring 223 rooms and a convention hall in then same area by 2006. After construction has finished, the Thai-owned hotel will likely be the biggest operator in Siem Reap.

In north Thailand, one large hotel is set to open in central Chiang Mai and a resort on its outskirts within two years.

In Bangkok, Meridien plans to add a 400-room hotel to the plot on Surawong road by 2007, while the Imperial Queen’s Park Hotel is under renovation after an injection of Bt300 million to help it compete with new rivals increasingly springing up on Sukhumvit road.

from me?, no. Havnt got any chance to go to Surawonse road. Traffic is a killer there, besides I'm quite busy to drive there in a way. Only those projects along the BTS I'm able to provide at the time.

Design 103 International, a leading local architectural company, will move aggressively to establish a foothold in markets in neighbouring countries, according to president Ramese Kanjanapokin.

The company expects 20% growth this year after recording 40% gains last year through expansion in local and overseas markets.

Design 103 won a contract to design two banks in Cambodia, three shopping centres in the Philippines, Royal Paragon Hall at Siam Paragon, a condominium on Sukhumvit Soi 39, an apartment building on Thong Lo, renovations at Siam Centre and a new Le Meridien hotel in the Surawong area.

Its earlier projects included the headquarters of Kasikornbank, Bank of Ayudhya, Old Siam Plaza, Siam Discovery and convention halls such as Bitec and the Queen Sirikit National Convention Center

Mr Ramese said the company started expanding abroad almost a decade ago, but only in recent years has it begun to bear fruit. The expansion is also aimed at balancing income sources and reducing dependence on domestic markets ahead of an anticipated slowdown in the Thai building sector in the third quarter of this year. Its latest project is the design of the US$20-million Acleda Bank in Phnom Penh, which is a joint venture between the World Bank, banks in the Netherlands, Germany and a local bank in Cambodia.

Income from jobs overseas, expected to account for 20% of total income, is hoped to increase to 35-40% in the next few years.

Design 103, which plans to tap niche markets in Vietnam, Cambodia, Indonesia and the Philippines, will enter more markets in the medium term by networking with foreign architects.

"The key is proving that our quality of work is up to international standards. While it was difficult in the first stage because we had to compete with many international firms, it's easier now that we've had a chance to prove ourselves," he said.

Mr Ramese said the design industry reached a turning point after 2000, with most new buildings emphasising function and innovation.

"Changing lifestyles have influenced the design of new buildings. People are looking for trendy and hip designs, so we will see more new unique buildings in the future."

He said functionality covers not only usage issues but also many design concerns ranging from security systems, energy efficiency and customer needs.

"If we design a condominium, our clients are not only the project's owners but also their customers. We look to fulfill the needs of residents," Mr Ramese said.

He noted a global trend of including elements of Eastern and Oriental culture from countries like China, Indonesia or Thailand in the latest designs.

"Some Thai architectural companies have applied an aggressive marketing strategy in bidding for work abroad. Everyone can learn to use compatible technology, but now we can offer style," he said.

The design for the US$20-million Acleda Bank in Phnom Penh incorporates references to traditional local style as well as a modern look.

Established in 1968, Design 103 currently has two main subsidiaries that look after property management and interior design. It also has offices in Vietnam, the Philippines, Cambodia, Burma and China.

In Thailand, Mr Ramese said many architectural firms complain that the government pays too little, only 1.75% of total budget for design in state projects.

The Association of Siamese Architects Under Royal Patronage has called on the government to rectify the situation by setting design expenses based on type and function of all new projects.

"The government could pay lower percentages for simple structures like warehouses and then pay a more appropriate rate for design-intensive buildings," said Winyou Wanichsiriroj, the company's vice-president.

Le Meridien to double its Thai presence

As part of its worldwide expansion plans, London-based hotelier Le Meridien an-nounced that it would open two additional properties in Thailand over the next two years,

one each in Bangkok and Chiang Mai, said Michael Sagild, managing director for the Asia-Pacific division.

The company already has two hotels in the Kingdom, on Phuket Beach and Khao Lak Beach, but both sites are closed for renova-

tions after they were devastated in December’s tsunami. A local liquor magnate, Charoen Siriwadhanabhakdi, will own both new properties and Le Meridien will manage them.

The Chiang Mai hotel is set to open in 2006 with 425 rooms. The company’s expansion there parallels a government push to make the city a tourism hub. Several major international chains, including Mandarin Oriental, Hilton and Sheraton, already have hotels there.

The 350-room Bangkok site is set to open in 2007 on Surawong road in the heart of the city’s business district. It will sport a contemporary design and feature a business centre, health club and a separate spa.

The hotel will become the second property managed by the company in Bangkok, after Plaza Athenee, a glass tower overlooking Wireless Road.

Sagild said he expects the Bangkok hotel to operate at 65 per cent of capacity in its first year. Sixty-five per cent of its customers will be businessmen and the rest leisure travellers. The five-star hotel will feature competition from a handful of other luxury accommodation in the area, including Dusit Thani, The Sukhothai, Pan Pacific and Sofitel Silom.

The company is thinking big about expansion: it plans to add 21 new hotels around the world in the next three years and has opened 10 since the beginning of 2004.

Among its other openings this year, the company plans to launch a 500-acre site in Kathmandu with 68 rooms and four cottages with eight rooms each . The group also plans a 320-room hotel in Karachi and a 325-room resort in She Shan, China, near Shanghai. Next year it will add hotels in Shanghai, Kuwait, Croatia and India.

Sagild said that the group is looking for opportunities to manage more hotels in the Kingdom, specifically in Pattaya, Hua Hin-Cha Am and Samui Island.

The old rendering looks like MBK facade before renovating with some additional. But the new rendering may come out not so bad. I think it's kind of modern design similar to the Met. Anyway this is a very positive comment. :D

yes Im kind of surprised that a high class elegant chain like Le Meridien (now part of the giant Starwood group with Sheratons, Westins and W's) would agree to such a blaaah design for a brand new built hotel..... after all its not an econo LPN Hotel or Motel 6 :hilarious:

Le Meridien is launching their "Art + Tech" design hotel (like the style of Le Meridien Cyberport Hotel in Hong Kong...so I imagine that they want a neutral color and design of building to show "modern" and "tech" style, but this rendering of design seems out-dated already (and they havent even finished construction)...

I would have suggested a miniature, industrial-chic, stripped down inspired version of the HSBC Bank in HK or the Lloyds of London building (if they wanted a cool hi-tech look)... not this "Austin Powers" throw-back design... :hahaha: :laugh:

Yes. Its design looks like Le Meridien Chiang Mai.

I think it's because of same designer, D103.

aloha.

according to the hotel's website, Le Méridien Bangkok is due to open on March 1, 2008. i managed to score some pictures of what a possible suite in the hotel will look like - i'll post the images below. bottom line: this place will look mighty fine; definitely poised to become a serious rival to the other competitors in its echelon.

does anyone know what the current status of the hotel is? a photographic update would be much appreciated.
