Hilton to revive `ghost' into five-star

The ship-like ``ghost hotel'', a casualty of the 1997 crash located on a prime site on the Thon Buri side of the Chao Phraya River, is about to be revived.

The 32-storey property, designed with 550 rooms and managed by Accor under the Sofitel brand, will be renovated into a five-star hotel under Hilton International's Millennium Hilton brand.

Krungthep Rimnam Ltd and the Thai Real Estate Restructuring Fund bought the property from the Thai Asset Management Corporation (TAMC), said Pongsiri Boonsom, the project director of Krungthep Rimnam.

Krungthep Rimnam is a joint venture between Singapore's City Development and the US property fund Westbrook.

Mr Pongsiri said the hotel was scheduled to open by the second quarter of next year. He also insisted there had been no problem with cracking or land subsidence at the site, as had been rumoured for years

The property's former owners included Univest Land.

Krungthep Rimnam Ltd, a joint venture between Singapore's City Developments and the US property fund Westbrook Partners, is injecting 2.4 billion baht to transform an abandoned property along the Chao Phraya River into a five-star Millennium Hilton hotel.

City Developments and Westbrook Partners are contributing a combined 45% through the Thai Real Estate Restructuring Fund while the remaining 55% was borrowed from financial institutions, said Suchad Chiaranussati, Westbrook's managing principal.

Eight years ago, the property was destined to become a five-star hotel under Accor's Sofitel brand. When the bubble burst in 1997, the project became a high-profile casualty before being taken over by the Thai Asset Management Corporation (TAMC).

As the highest bidder, Krungthep Rimnam paid 960 million baht to the TAMC for the site and plans to invest about 1.4-1.5 billion baht to renovate it into a 542-room, 32-storey premium hotel.

The revival of the unused asset is expected to create up to 650 new jobs, said M.R. Chatumongol Sonakul, a former Bank of Thailand governor and chairman of Krungthep Rimnam.

Simon Barlow, vice-president for Asia of Hilton International, said the Millennium Hilton would position itself above riverside hotels such as the Shangri-La, Royal Orchid Sheraton and Marriott Resort & Spa, but below The Oriental Bangkok and The Peninsula.

The hotel, scheduled to open in the second quarter of next year, projects occupancy of 60-65% in the first year.

Mr Barlow said the hotel would focus on business and leisure travellers, as well as Mice (meetings, incentives, conventions and exhibitions) visitors.

Hilton currently operates three properties in Thailand: the Conrad Bangkok, Hilton Hua Hin Resort and Spa and Phuket Arcadia Beach Resort, which will be rebranded Hilton later this year.

Its ongoing projects include the Conrad Phuket Resort and Spa and Millennium Hilton and it is looking at Koh Samui and Chiang Mai for future developments in Thailand, said Koos Klien, president of Hilton International, Middle East and Asia Pacific.

Hilton eyes more hotels in Bangkok, Chiang Mai

Hot after acquiring a hotel project in Bangkok, Hilton International, a hotel operator of the UK-based Hilton Group, said it was on the look out for at least one to two more projects in Bangkok and one in the northern town of Chiang Mai.

Hilton, which owns the Conrad and Hilton brands, had been absent from the market with its Hilton brand after its previous property owners signed a contract with the Raffles Group to manage the Nai Lert Park Hotel.

Hilton said that it was extremely positive about Thailand’s tourism industry and therefore wanted to increase its presence in the country.

Koos Klein, president of Hilton International Middle East Asia Pacific, said the company is now negotiating for contracts to manage about one or two hotels in Bangkok and another one in Chiang Mai, adding that the country has potential to growth in line with the continuous growth in the tourism industry in Thailand.

“I’m very confident about the tourism industry in Thailand as it will continue to grow as it offers attractive cultures, good climate and good food,” he said.

The Tourism Authority of Thailand (TAT) plans to attract 12 million tourists and generate about 384 billion baht in revenue this year. An estimated 625,000 foreign tourists visited Thailand last month, an increase of about 92 percent from the same period last year. The number of foreign tourists during the four-month period ending last month was 2.63 million, up from 2.35 million in the same period in 2003 and 2.55 million in 2002.

Yesterday, the company singed a long-term agreement with Krungthep Rimnam to manage a new hotel, located on a bank of the Chao Phraya River, named Millennium Hilton Bangkok.

Millennium Hilton Bangkok has a 542 rooms and is worth about 2.4 billion baht. It is scheduled to open in the second quarter of 2005 with an expected occupancy rate of around 60-65 percent in the first year.

“We are thrilled to see the Hilton brand back in what I think is the most popular and the most exciting city in Asia. Millennium Hilton Bangkok will be a gateway for us to start our operations in Bangkok again,” he said.

The 32-storey property was originally supposed to be managed by Accor under the Sofitel brand, but that plan was suspended after the financial crisis of 1997. The project will be upgraded to a five-star hotel under Hilton International’s Millennium Hilton brand.

may i ask some questions. I live near this building and i heard that this building didn't open to use due to it's possible to collapse when open to use. Due to it 's not well design and not good structure.

Thats just an unconfirmed statement which out from nowhere or assumed from the residents around the building, the reason that construction was stopped was due to The developer's financial problem back in 1998.

Thai Millennium Hilton Hotel To Open In 2Q Next Year

BANGKOK (Dow Jones)--Around 2.4 billion baht ($1=THB40.738) has been spent to acquire and renovate a deserted building in Bangkok and transform it into the five-star Millennium Hilton Hotel, which is scheduled to open in the second quarter next year, said the hotel's operator Krungthep Rimnam Ltd. Thursday.

Krungthep Rimnam Chairman Chatumongol Sonakul, who is also a former governor of the Thai Central Bank, told reporters that the company raised a THB1.4 billion syndicated loan from five financial institutions, including Kasikornbank PCL (KBANK.TH), Siam City Bank PCL (SCIB.TH), and Bank of Ayudhya PCL (BAY.TH), to renovate the 542-rooom hotel.

The hotel building, which had been left unfinished for 11 years, was purchased from state-owned Thai Asset Management Corp. for THB956 million by Thai Real Estate Restructuring Fund I, which is a joint venture between Singapore property developer City Developments Ltd. (C09.SG) and the U.S.-based Westbrook Partners, Chatumongol said.

Krungthep Rimnam signed a contract Thursday with Hilton International, a unit of Hilton Group PLC (HG.LN), to manage the hotel, he added.

The hotel has been named Millennium Hilton after two hotels in New York and Seoul which are owned by City Developments, said Hilton International Asia Pacific Vice President for Operations Simon Barlow.

"The Millennium Hilton in Bangkok will be the gateway to other Hilton properties in Thailand," said Koos Klein, President Of Hilton International Asia Pacific.

Currently, Hilton doesn't operate any hotels in Bangkok. However, it has three resort properties in two tourist destinations - one in Hua Hin, and two in Phuket.

Klein said Hilton believes in the future prospects of Thailand's tourism industry and plans to acquire more hotels here in the future.

I think u misunderstood something here, Singapore property developer City Developments Ltd is the developer, yes.

But for the management company doesnt has to be the developer them selves, most hotels around the world usually hire another company to manage their hotel same as this one.

The above is the stated mis-informed information I have pointed out at the first posting. Hilton International is not UK-based, as indicated in the earlier NYSE listing, it is USA-based.

The scheduled opening of the Millennium Hilton Bangkok Hotel has been delayed while its operators change its target market from middle-class to luxury, a hotel operator said yesterday.

MR Chatu Mongol Sonakul, chairman of Krungthep Rimnam Co Ltd said the grand opening on the banks of the Chao Phya river was delayed until December after the investment cost rose from Bt2.4 billion to over Bt3 billion.

He said completion of the project was put back from the first half of the year, but bookings will be accepted through the Hilton Group.

The delay was necessary to restructure the building after the group changed the project from a middle-market hotel to a luxury hotel, he said.

The hotel is being built by the Thailand Property Restructure Fund 1, a fifty-fifty joint venture formed in January last year by US-property fund Westbrook Partners and Hong Kong developer City Development Co.

The fund, managed by One Asset Management and worth Bt956 million, has been buying Thai properties cheaply from financially troubled owners.

Last year, the fund bought a condominium building formerly belonging to CP Land and Univest Group from the Thai Asset Management Corp. The plan was to turn the condo block into a luxury hotel, Chatu said.

Part of the investment will be financed through a syndicated loan from Kasikornbank, Bank of Ayudhya, Siam City Bank, Tisco Finance and Ayudhya Investment and Trust.

Chatu said Krungthep Rimnam signed a contract yesterday to purchase bathroom fixtures worth over Bt20 million from Haco Group. They include basin mixers, bath shower mixers and other bathroom accessories.

“We cannot estimate when we will recover our investment but the nature of the property fund is such that the assets will be sold before the fund expires,” he said.

“We believe that the project will attract both domestic and foreign investors when the hotel is up and running. That will generate higher income for investors.

“Our first priority is to operate the hotel to meet its target so that it is attractive to other investors and encourage them to buy in the future,” he said.

Chatu said the hotel would focus on meeting and seminar business to compete with hotels in Singapore and Hong Kong. The selling point of the hotel will be the service and its river views.

The 543-room hotel expects an occupancy rate of up to 50 per cent in the first year of operation, he said.

Westbrook Partners manages assets worth US$15.2 billion (Bt618 billion) worldwide. City Development is the second-largest land developer in Hong Kong. The hotel is Westbrook’s second investment in Thailand.

Suchad Chiaranussati, managing director of Westbrook, said the company has bought a 37-per-cent stake in Amarin Plaza, owned by the Grand Hyatt Erawan Hotel and the Erawan Bangkok.

New five-star to tap high season

The Millennium Hilton Bangkok, until now a riverside monument to the 1997 economic crisis, is planning a five-star opening in mid-December to get a long-delayed, early start on what looks to be a competitive high season.

The hotel is the first of a clutch of luxury hotels that have announced they will open in coming months. Most will be in the Sukhumvit area.

The Millennium Hilton on the Thon Buri shore of the Chao Phraya River, has been rebuilt after being virtually abandoned in the post-1997 gloom. Intended originally to become a five-star hotel managed by Sofitel, the partly constructed property was taken over by the state-owned Thai Asset Management Corp.

M.R. Chatumongkol Sonakul, the chairman of the hotel owner, Krungthep Rimnam Ltd, said he believed the hotel would prove a strong success, given that demand for riverside luxury accommodations remained strong.

Krungthep Rimnam Ltd is a joint venture between Singapore-based City Developments and US-based Westbrook Partners. The joint venture bid for the property from the TAMC for 960 million four years ago, and has spent more than 1.4 billion baht to renovate the 32-storey building into a premium, 543-room hotel.

Frederic Lucron, the hotel's general manager, said its two main markets are to be leisure and Mice travellers.

It will be a property with the second biggest facilities for Mice (meetings, incentives, conventions and exhibitions) along the Chao Phraya, after the Shangri-La.

However, Mr Lucron still expects 50% of the hotel guests to be leisure travellers, 20% Mice travellers, 20% travellers who make bookings through Hilton's worldwide reservation system, and 10% guests from other channels. He expects the hotel's business to be fully robust by the end of next year.

Nevertheless, M.R. Chatumongkol said the investors of Krungthep Rimnam would later on sell the hotel to another investor, which is a natural practice of such a capital venture. The group has spent four years investing and developing the project, estimated to be worth about three billion baht now.

It would certainly seek interested parties to buy the property, but not in the near future, before the hotel is fully operational.

Krungthep Rimnam yesterday signed a contract with Haco Group to supply 20 million baht worth of Grohe bath fixtures for the hotel.

ม.ร.ว.จัตุมงคล โสณกุล ประธานบริษัท กรุงเทพฯ ริมน้ำ บริษัทเจ้าของโรงแรมมิเลนเนียม ฮิลตัน กรุงเทพฯ เปิดเผยถึงความคืบหน้าของโครงการหลังจากที่บริษัทได้ประมูลอสังหาริมทรัพย์ดังกล่าวมาในมูลค่า 960 ล้านบาทเมื่อ 4 ปีที่ผ่านมาจาก บริษัท บริหารสินทรัพย์ไทย ว่าขณะนี้บริษัทได้ลงทุนในการปรับปรุงอาคารความสูง 32 ชั้นริมแม่น้ำเจ้าพระยาดังกล่าวไปแล้วประมาณ 1.4 พันล้านบาท ซึ่งดำเนินการแล้วเสร็จไปกว่า 85% โดยจะเปิดดำเนินการเป็นโรงแรมระดับพรีเมี่ยมด้วยห้องพักจำนวน 543 ห้องได้ในกลางเดือนธันวาคมนี้

ทั้งนี้ โรงแรมดังกล่าวจะสร้างโอกาสในการ แข่งขันแก่บริษัทจากจุดเด่นของทำเลที่ตั้งริมแม่น้ำเจ้าพระยา ฝั่งธนบุรี และเวลาที่เปิดให้บริการก่อนโครงการอสังหาริมทรัพย์ระดับ 5 ดาวจำนวนมากที่จะเปิดตัวในปีหน้า ซึ่งส่วนใหญ่จะอยู่ในบริเวณถนนสุขุมวิท ด้วยการดึงดูดนักท่องเที่ยวที่ต้องการเห็นวิวแม่น้ำและนักท่องเที่ยวอื่นๆ ที่ไม่สามารถจองห้องพักในระดับเดียวกันที่ตั้งอยู่ริมฝั่งแม่น้ำได้

นอกจากนี้ ม.ร.ว.จัตุมงคล กล่าวเสริมด้วยว่า ในอนาคตบริษัทจะขายต่อโรงแรมดังกล่าวให้แก่นักลงทุนกลุ่มอื่น และล่าสุดบริษัทได้ร่วมลงนามความร่วมมือกับฮาโก้กรุ๊ป (1991) เพื่อซื้อผลิตภัณฑ์มูลค่ารวม 20 ล้านบาทเพื่อนำมาติดตั้งในโรงแรมด้วย

Riverside renaissance for Millennium Hilton

Almost ten years after it was meant to be launched, the Millennium Hilton Bangkok is set to become operational, adding to the competition for hotels along the Chao Phraya River.


Based on room rates and fees for services, Frederic Lucron, general manager, said the hotel's direct competitor in the same neighbourhood is The Shangri-La Bangkok Hotel.

It costs less than the The Oriental and The Peninsula, but more than Marriott Resort & Spa and The Royal Orchid Sheraton.

''In fact, every hotel along the river is our competitor. But we're different with our design, latitude and style,'' Mr Lucron said.

According to Mr Lucron, the Millennium Hilton Hotel, which becomes operational on March 1, has been designed to attract younger guests, aged between 35 and 50 years.

Half of its clients are expected to come from Europe, 40% from Japan, Korea, Hong Kong and Singapore and between 5% and 10% from Thailand's Mice (meeting, incentive, convention and exhibition) market.

During the first year of operations, the hotel planned to spend between 20 and 25 million baht on marketing and public relations activities, three times as much as other hotels in the neighbourhood, Mr Lucron said.

About 50% of the marketing and PR budget will be spent in Thailand, and another 50% on the hotel's markets abroad.

The Millennium Hilton at Thon Buri on the Chao Phraya River was rebuilt after being abandoned in the post-1997 financial crisis.

Originally intended to be a five-star hotel managed by Sofitel, the partly constructed property was taken over by the state-owned Thai Asset Management Corp (TAMC) after being hit by the 1997 financial slump.

Five years ago, the hotel owner, Krungthep Rimnam Ltd _ which is a joint venture between Singapore-based City Developments and US-based Westbrook Partners _ bid for the property from the TAMC for 960 million baht.

Mr Lucron said several billion baht had been spent on reconstruction, but declined to reveal exact figures.

On March 1, 500 out of 543 rooms of the hotel will be ready to receive guests, with the remaining 43 rooms to be decorated within the following few weeks.

During the first year of operations, Mr Lucron said he anticipated the average occupancy rate of the hotel would be 50%.

However, during the next peak season, especially in November and December, he expected the occupancy rate to be on par with the average at other luxurious riverside hotels, which is at more than 75%.

New Hilton to open in March

After 10 years of construction work, a new five-star hotel on the Chao Phraya River, the Millennium Hilton Bangkok, will be ready to open on March 1.

It is the first luxury hotel to open in the capital this year. The hotel was under construction during the 90s and was scheduled to open in 1996 or 1997 under the management of Accor’s five-star brand Sofitel, but the economic crisis ground the project to a halt leaving the guts of the building unfinished. In 2003, a new investment company, Krungthep Rimman Co, with major shareholders US-based Westbrook Partners and City Development Limited of Singapore, took over the property and spent millions of baht on renovations.

General manager Frederic Lucron said the renovation would be completed before the opening date. The 32-floor hotel has 543 rooms and 10 restaurants as well as various meeting rooms.

Millennium Hilton Bangkok is the chain’s third in Thailand, after Hua Hin and Phuket. “In the first year of operation, we hope to have a 50-per-cent occupancy rate. Major customers will come from Western countries [50 per cent], Asia [40 per cent] and Thailand [10 per cent], ” said Lucron. Rate will be comparable to the Shangri-La and several other five-star hotels along the river.

The hotel said it would focus on both leisure and business travellers, particularly guests who are making their first trip to Bangkok. Hilton is installing a management team led by former general manager of the Hilton Nai Lert Park, Frederick Lucrom. Hilton has been expanding in the Asia-Pacific region, adding three hotels in Malaysia, Japan and Australia last year.

นายเฟรเดริค ลูครอน ผู้จัดการทั่วไป โรงแรมมิลเลนเนียม ฮิลตัน กรุงเทพฯ กล่าวว่า ภาพรวมธุรกิจโรงแรมในกรุงเทพฯ ช่วง 2 ปีที่ผ่านมามีแนวโน้มดีขึ้นมาก ด้วยอัตราการเข้าพักในโรงแรม 20 อันดับแรก เฉลี่ยรวมกันประมาณ 75-77% ในปี 2548 ที่ผ่านมา และมีโอกาสเพิ่มสูงขึ้นอีกมาก จากสถานการณ์การท่องเที่ยวที่ฟื้นตัวดีขึ้น และกำหนดการเปิดให้บริการของสนามบินสุวรรณภูมิ ซึ่งจะรองรับจำนวนผู้โดยสารเพิ่มขึ้นได้ราว 10 ล้านคนต่อปีในช่วง 2-3 ปีข้างหน้า จาก 35 ล้านคนต่อปี เป็น 45 ล้านคนต่อปี จะเหลือเพียงแต่ปัจจัยลบเรื่องราคาน้ำมัน ที่อาจส่งผลกระทบต่อกำลังซื้อของนักท่องเที่ยวซึ่งลดลง

“เราเตรียมจะเปิดให้บริการอย่างเป็นทางการตั้งแต่วันที่ 1 มีนาคม 2549 เป็นต้นไป ด้วยจำนวนห้องพักรวม 543 ห้อง 32 ชั้น รวมห้องบอลรูม 2 ห้อง ห้องประชุม 10 ห้อง ห้องอาหารต่างสไตล์รวม 7 ห้อง ฯลฯ และการตกแต่งแบบผสมผสาน ระหว่างตะวันตกและตะวันออกอย่างลงตัว”

นายลูครอน กล่าวว่า มิลเลนเนียม ฮิลตันฯ ถูกวางตำแหน่งให้เป็นโรงแรมระดับ 5 ดาวเทียบเท่าโรงแรมแชงกรี-ล่า ด้วยอัตราเฉลี่ยห้องพักใกล้เคียงกัน และคาดว่าจะผลักดันให้มียอดลูกค้าเข้าใช้บริการห้องพักโดยเฉลี่ยมากกว่า 50% ได้ภายในสิ้นปี 2549 นี้

ทั้งนี้ โรงแรมตั้งงบไว้ 25 ล้านบาทในปีนี้ สำหรับการโฆษณาประชาสัมพันธ์โรงแรมทั้งในไทย สิงคโปร์ และฮ่องกง รวมถึงเครือข่ายของฮิลตันทั่วโลก โดยจะเน้นชูคอนเซ็ปต์โรงแรม รูปแบบใหม่ของเชนฮิลตัน ที่เรียกว่า “ไลฟ์สไตล์ โฮเทล” หรือโรงแรมที่เปิดบริการหลายด้านตาม ไลฟ์สไตล์ของลูกค้า ทั้งในส่วนของสปา

ทั้งนี้ คาดว่าสัดส่วนลูกค้าของโรงแรมจะแบ่งเป็นชาวยุโรป 50-60% ชาวเอเชียโดยเฉพาะคนญี่ปุ่นอีก 20% และอีก 10% เป็นสัดส่วนของกลุ่มคนไทยที่มาใช้บริการห้องประชุม ห้องพัก และมาทานอาหารที่ห้องอาหาร ขณะที่สัดส่วนยอดรายได้นั้น ทางโรมแรมคาดการณ์ว่าจะมาจากรายได้บริการห้องพัก 50% และบริการอาหารและ เครื่องดื่ม 50% เท่ากัน

ทั้งนี้เดิมทีโครงการดังกล่าว ทางเจ้าของมีแผนจะลงทุนสร้างโรงแรมหรูระดับ 5 ดาวริมน้ำเจ้าพระยา ภายใต้แบรนด์"โซฟิเทลริเวอร์ไซด์" ซึ่งเป็นโครงการลงทุนของบริษัททีดับบลิววาย พร็อพเพอร์ตี้ จำกัด ประกอบด้วยผู้ถือหุ้น 3 กลุ่ม ได้แก่ กลุ่มยูซีพีถือหุ้นจำนวน 40 % บริษัท ยูนิเวสท์ กรุ๊ป จำกัด ถือหุ้นจำนวน 30 % และแอคคอร์กรุ๊ป ถือหุ้นจำนวน 20 % ที่เหลือเป็นของกลุ่มสถาบันการเงินและกลุ่มผู้ถือหุ้นรายย่อยอีก 10 % โดยเริ่มก่อสร้างตั้งแต่ปี 2530 และตั้งท่าจะเปิดโรงแรมตั้งแต่ปี 2535 แต่ผ่านกว่า 14 ปีที่สร้างได้แต่เฉพาะแต่โครงของโรงแรม เนื่องจากประสบปัญหาการเงินภายในจึงทำให้โครงการดังกล่าวเกิดการชะงักไปนาน


จนภายหลังได้มีการปรับโครงสร้างหนี้ โดยโครงการดังกล่าวจึงได้โอนย้ายไปอยู่กองทุนฟื้นฟูกับบรรษัทบริหารสินทรัพย์ไทย หรือ บสท. โดยจุดเด่นของโครงการดังกล่าวเป็นตึกสูงขนาด 33 ชั้น บนพื้นที่ 7.5 ไร่ ตั้งซึ่งอยู่บริเวณย่านเจริญนคร มีความกว้างติดริมแม่น้ำเจ้าพระยาถึง 55 เมตร ซึ่งถือเป็นโลเกชั่นที่หาได้ยากยิ่งในปัจจุบัน ประกอบกับขณะนี้กฎหมายได้ประกาศห้ามสร้างโรงแรมติดริมแม่น้ำเจ้าพระยาแล้ว จากศักยภาพดังกล่าวจึงทำให้โครงการนี้เป็นที่หมายตาสำหรับนักลงทุนทั้งในและต่างประเทศ มีกลุ่มโรงแรมต่างๆเข้าไปดูพื้นที่มากมาย

ทุ่มงบ3พันล้านฟื้นกิจการ

จนเมื่อต้นปี 2547 บสท.ก็ประกาศขายโครงการดังกล่าวได้ โดยเดิมทีเป็นการติดต่อในนามของกลุ่มอัมรินทร์กรุ๊ป แต่ภายหลังได้มีการถอนตัวออกไปเนื่องจากสู้ราคาไม่ไหว ด้วยเหตุนี้ 2 กลุ่มทุนยักษ์ใหญ่ คือ กลุ่มซิตี้ ดิเวลล๊อปเม้นท์ จำกัด (CDL) ซึ่งเป็นกลุ่มทุนอสังหาฯยักษ์ใหญ่จากสิงคโปร์ และกลุ่ม Westbrook ซึ่งเป็นกลุ่มทุนจากสหรัฐอเมริกา จึงได้เข้ามาซื้อโครงการในนามบริษัท กรุงเทพริมน้ำ จำกัด โดยมีนายสุชาติ เจียรานุสติเป็นกรรมการผู้จัดการ และมีม.ร.ว.จัตุมงคล โสณกุล นั่งเป็นประธานบริษัท


ทั้งนี้สำหรับมูลค่าทรัพย์สินทั้งหมดซื้อมาในมูลค่ากว่า 960 ล้านบาท พร้อมเตรียมที่จะทุ่มงบประมาณในการปรับปรุงโครงสร้างเดิมอีกเพียง 1.3 พันล้านบาท ในการพัฒนาเป็นโรงแรมระดับ 3 ดาว แต่ภายหลังได้มีการเปลี่ยนนโยบายมาสร้างต่อให้เป็นโรงแรมระดับ 5 ดาวแทน ส่งผลให้การลงทุนดังกล่าวเบ็ดเสร็จใช้งบบานปลายสูงถึง 3 พันล้านบาทเลยทีเดียว สาเหตุที่ต้องใช้งบประมาณสูงถึงขนาดนี้ เนื่องด้วยแม้โครงสร้างเดิมจะก่อสร้างเสร็จทั้งหมดแล้ว แต่ก็ค่อนข้างจะทรุดโทรมมากจึงต้องมีการเรโนเวทและก่อสร้างต่อให้สวยงาม


ขณะที่ในส่วนของการบริหารโรงแรม ทางผู้บริหารชุดใหม่ก็ได้ดึงเชนฮิลตัน อินเตอร์เนชั่นแนล เข้าบริหารโรงแรมให้ ซึ่งฮิลตัน ก็มองโอกาสนี้อยู่แล้ว เพราะในช่วงนั้นประจวบเหมาะกับช่วงเวลาที่บริษัท ฮิลตัน อินเตอร์เนชั่นแนล จำกัด ได้หลุดจากการบริหารโรงแรมฮิลตัน ปาร์คนายเลิศ ไป หลังจากบริหารมานานกว่า 20 ปี จึงทำให้ช่วงระยะเวลาดังกล่าวของฮิลตันไม่มีโรงแรมในกรุงเทพฯให้บริหารเลย จะมีก็เฉพาะการบริหารโรงแรมอยู่ที่หัวหิน อย่างฮิลตัน หัวหิน รีสอร์ท แอนด์ สปา และฮิลตันภูเก็ตอาคาเดีย รีสอร์ท แอนด์ สปา เท่านั้น จึงไม่แปลกที่ฮิลตัน ก็มองทำเลนี้ไว้เพื่อขยายเครือข่ายการรับบริหารโรงแรมในเมืองหลวงอย่างกรุงเทพฯ

นอกจากนี้ในส่วนของกลุ่มซิตี้ดิเวลลอปเม้นท์ ซึ่งเป็นกลุ่มทุนจากสิงคโปร์นั้น ถือเป็นอีกกลุ่มทุนหนึ่งที่น่าจับตามอง เนื่องจากหลังจากที่ได้เข้ามาเทคโอเวอร์โรงแรมมิลเลนเนียมฮิลตันแล้วนั้น ยังได้รุกคืบในการซื้อโรงแรมอีกหนึ่งแห่ง คือ โรงแรมมิลเลนเนียม คอฟตอน สุขุมวิท ภายใต้การลงทุนของบริษัท มิลเลนเนียม ดาวน์ทาวน์ สุขุมวิท มูลค่าการลงทุนกว่า 3 พันล้านบาทเช่นกัน ซึ่งคาดว่าจะสามารถเปิดให้บริการได้ภายในปลายปีนี้

สำหรับในส่วนของโรงแรมมิลเลนเนียมฮิลตัน กรุงเทพเป็นโรงแรมขนาด 32 ชั้น มีห้องพัก 543 ห้อง ห้องประชุม 10 ห้อง ห้องอาหาร 7 ห้อง โดยรูปแบบตกแต่งภายใต้คอนเซปท์ "New Generation" เน้นความสดใสแตกต่างจากโรงแรมในย่านเดียวกันที่ส่วนใหญ่จะเน้นความเป็นไทยเป็นหลัก ซึ่งคาดว่าจะเปิดบริการได้ภายใน 1 มีนาคมนี้


ต่อเรื่องนี้นายเฟรเดริค ลูครอง ผู้จัดการทั่วไป โรงแรมมิลเลนเนียม ฮิลตัน กรุงเทพฯ กล่าวว่า โรงแรมมิลเลนเนียม ฮิลตันนั้นได้ถูกวางตำแหน่งให้เป็นโรงแรมระดับ 5 ดาว เทียบเท่าโรงแรมแชงกรี-ล่า โดยวัดจากทั้งจำนวนห้องพักและเรทราคาห้องพัก ซึ่งในปีแรกนี้คาดว่าจะมีอัตราเข้าพักไม่ต่ำกว่า 50% สำหรับในส่วนของแผนการตลาดนั้นในปีนี้ โรงแรมตั้งงบไว้ 25 ล้านบาทในการโฆษณาประชาสัมพันธ์โรงแรมทั้งในภายในประเทศและต่างประเทศ โดยเฉพาะฮ่องกง สิงคโปร์ รวมไปถึงเครือข่ายของฮิลตันทั่วโลกอีกด้วย

โดยกลุ่มเป้าหมายนั้นจะเป็นกลุ่มคนนักธุรกิจรุ่นใหม่อายุ 30-45 ปี ซึ่งสัดส่วนลูกค้าของโรงแรมจะแบ่งเป็นตลาดยุโรปประมาณ 50-60% ตลาดญี่ปุ่นอีก 20% คนไทย 10% และตลาดเอเชียอื่นๆ อาทิ สิงคโปร์ ฮ่องกง ไต้หวันประมาณ 10-20% สำหรับในส่วนของกลุ่มคนไทยนั้นส่วนใหญ่จะใช้บริการห้องประชุม ห้องพัก และห้องอาหารต่างๆ ขณะที่สัดส่วนรายได้นั้นจะแบ่งเป็นรายได้จากห้องพัก 50% และบริการอาหารและเครื่องดื่ม 50% เท่ากัน

สำหรับสถานการณ์ท่องเที่ยวในขณะนี้พบว่า ภาพรวมธุรกิจโรงแรมในกรุงเทพฯ ในช่วง 2 ปีที่ผ่านมามีอัตราเข้าพักค่อนข้างสูง และมีแนวโน้มในการเติบโตอีกมาก แม้จะมีโรงแรมใหม่ที่กำลังจะเปิดขึ้นในกรุงเทพจำนวนมาก เนื่องจากการเปิดสนามบินสุวรรณภูมิ ซึ่งจะรองรับจำนวนผู้โดยสารเพิ่มขึ้นได้ราว 10 ล้านคนต่อปีในช่วง 2-3 ปีข้างหน้า จาก 35 ล้านคนต่อปี เป็น 45 ล้านคนต่อปี ขณะที่ปัญหาน้ำมันแพงนั้นอาจจะส่งผลกระทบต่อกำลังซื้อของนักท่องเที่ยวซึ่งลดลง และราคาตั๋วเครื่องบินที่ปรับตัวสูงขึ้นจากการเก็บค่าธรรมเนียมน้ำมัน เป็นต้น

ส่วนข่าวโครงสร้างตึกที่มีปัญหาจากการกัดเซาะจากน้ำนั้นตนมั่นใจว่าไม่มีปัญหาอย่างแน่นอน เพราะการลงทุนโครงการขนาดใหญ่ขนาดนี้นั้นหากไม่มีความปลอดภัยเพียงพอนั้น สถาบันการเงินต่างๆย่อมไม่ยอมปล่อยกู้ในวงเงินมหาศาลอย่างแน่นอน งานนี้หลังเปิดโรงแรมคงจะได้เห็นว่าทุนใหม่นับ 3 พันล้านบาทที่ลงไป จะเนรมิตให้โรงแรมแห่งนี้ปิดตำนานตำนานร้างกว่านับสิบปีได้เสียที

Derelict Towers Are Being Transformed

Bangkok's cement skeletons and empty towers, abandoned during the 1997-98 Asian financial crisis, are transforming into hotels and offices as developers return.

The "ghost buildings," as the Thai media call them, were repossessed by banks and left derelict. Last month the five-star, 543-room Millennium Hilton opened along the Chao Phraya River, a building that was started more than a decade earlier as a Sofitel hotel in the Accor chain.

"I saw it when it was just a structure, with the rusty steel here and there," said Kwek Leng Beng, one of Singapore's richest men. His City Developments has spent more than $200 million to buy four Thai projects in the past two years, including the Hilton. He said he was planning to buy more.

Thailand's economy has rebounded from the currency crash in 1997 that caused thousands of projects with overseas loans to default, encouraging developers to complete buildings like Krung Thai Bank's headquarters, the State Tower hotel and apartment complex, River Heaven condominium and Central World's office tower. The central bank forecast that the Thai economy would grow as much as 5.25 percent this year.

Kwek's City Developments also bought the 42-floor Exchange Tower, a city center office block formerly called the Pornpat Tower, which was abandoned about 90 percent complete in the late 1990s. It is completing a renovation of the structure. The company controls Millennium & Copthorne Hotels.

In December 2002, Central Pattana, Thailand's biggest builder of shopping malls, agreed to buy the World Trade Center in central Bangkok for 9 billion baht, or $234 million, and renamed it Central World Plaza.

The deal, arranged by the state's bad- debt agency, Thai Asset Management, included assumption of a 5 billion baht debt owed by the developer Wang Petchaboon.

Visitors can still see 30 "ghosts" in the city, including the barely begun 40- story C.U. Hi-Tech Square and an almost-complete 63-story apartment block.

"All the investments have taken on an element of risk in taking over a structure and physically completing a building," said James Pitchon, executive director of CB Richard Ellis Thailand. "The rewards have been so far substantial" as central Bangkok property prices and office rents have doubled since 1998, and the currency has gained 45 percent.

Millennium Hilton, a concrete-and- glass structure topped with a flying- saucer-shaped bar and a beach-themed pool, stands on foundations laid more than 16 years ago. It was to be the Sofitel Riverside and was more than 85 percent complete when it was seized by banks in 1996 and written off by owners including Accor, one of the world's biggest hoteliers.

When the developments failed, Thailand was in the grip of the Asian financial crisis. The benchmark stock index tumbled 55 percent in 1997 as the baht collapsed, causing thousands of companies and individuals with overseas loans to default as payment costs soared. In 1998, the economy shrank 10.5 percent.

Since hitting a low in September 1998, the SET stock index has more than tripled.

The Millennium Hilton building was one of hundreds handed to Thai Asset Management. More than 500 Bangkok building projects were suspended and left unfinished during the 1990s as developers went bankrupt, according to the Real Estate Information Center.

Bad loans at Thai banks surged to half of all assets. More than 70 finance companies disappeared, and five banks were seized by the state. Lenders that survived scurried to sell to foreign investors, sought mergers, issued hybrid debt or were salvaged by government bailouts.

As Thailand emerged from the crisis in 2000, 28 condominiums, 26 office towers and 12 retail developments in the capital stood abandoned, according to CB Richard Ellis Research.

By 2003, the riverside property looked attractive to City Developments and partners including a former Thai central bank governor, Chatumongkol Sonakul.

Thailand attracted a record 12 million foreign visitors in 2005 and expects a 36 percent increase in tourist revenue this year, the governor of the Tourism Authority of Thailand, Juthamas Siriwan said.

Bangkok hotel room rates have climbed to record levels, according to Pitchon at CB Richard Ellis.

Kwek and his partners purchased the Hilton building for 960 million baht. They later spent "significantly" more than a budgeted 1.4 billion baht upgrading to five-star status, said Suchad Chiaranussati, a Thai who is married to Kwek's niece and helps manage his Thailand business. The hotel officially opened last month.

Kwek said that he was looking to buy more buildings in Bangkok and cities like Chiang Mai. He declined to give details.

"Once I tell you, I will have a lot of competitors," he said

I saw this building stopped and abandoned for years.Today it turned to be Millennium Hilton now that make me feel good everytime I read the news about it.
By the way,there's another building on Charoenkrung Rd. that I hope anyone re-constructs or demolishs it and builds the new building.I drive pass it oftenly and I feel bad about this project pretty much.It also has 'unsafety' signs in front of this building.:(
