Half of the budget will come from existing cash flow and capital; the rest will come from bank loans. The company's managing director, Visit Malaisirirat, told a news conference yesterday that about Bt6 billion, or more than half of the total investment budget, would be spent on a mixed-use project called Magnolias Ratchadamri Boulevard, which will comprise a 325-unit condominium complex and a 170-room luxury hotel. Hilton Worldwide Hotels and Resorts will manage the hotel under a 30-year contract. The remaining Bt5 billion will be allocated to the development of four new residential projects in Bangkok and Khao Yai, Nakhon Ratchasima province. Without going into specifics, managing director Thanawan Chaiwatana said special security features incorporated into the building's architectural design will prevent easy entry by demonstrators. The anti-protester design stems from the 6.5-rai project being located near the Ratchaprasong intersection, the site of major political demonstrations in recent years, he said. "This bumps up the costs, but we have to ensure the safety of both condominium buyers and hotel guests," he said. Mr Thanawan said the security features will be in harmony with the overall building design and not be obtrusive. Costing 6 billion baht, Magnolia's Ratchadamri Boulevard will have a construction area of 100,000 square metres, 60% of which will be usable space. Its 60 storeys will comprise 170 hotel rooms on the first to 16th floors, to be managed by Waldorf Astoria, a Hilton luxury label. Selling prices for 30-year leaseholds have not finalised but a property consultant source estimates 140,000 baht per sq m. The plot is owned by the Crown Property Bureau, and the Debsirin Alumni Association has the right to lease it. The association will sublease it to the Maneeya Group, which owns 25% of Magnolia. Well in the end its a good thing, as we had some serious debts and financial challenges. We've been going through some tumultuous times recently to say the least (I'm working at the corporate Six Senses office here in BKK, but I think you already knew that). I'm staying with Soneva. Evason will remain under Soneva ownership, however I think Sonu (CEO) wants to sell them off in the near future.
