Can someone please give me a brief summary of why this project has been delayed for so long? I just started scanning this thread, from the start, and realized that the tread was created since 2004 and the demolish of the old structure on the site was complete a few years later. Was it the global financial crisis of 2008-2009?

When we talk about oil price in property development business it usually leads us to the fact of increase in material price, labor cost, transportation expenses which will without doubt effect such a large scale project like the Magnolias in a way or another.

I think this project will be fabulous rom the Zen bar terrace (which will open later this year) if the skin / render is going to be abything like the Yas hotel, it will look stupendous...AND if you think about it...Central embassy will also have a very interesting skin..I call it skin as its beyond just a simple render AND so will this project....how wonderful

Property firm Magnolia Qual-ity Development Corporation will invest Bt11 billion to develop five new residential and luxury-hotel projects from this year through 2014.

Half of the budget will come from existing cash flow and capital; the rest will come from bank loans.

The company's managing director, Visit Malaisirirat, told a news conference yesterday that about Bt6 billion, or more than half of the total investment budget, would be spent on a mixed-use project called Magnolias Ratchadamri Boulevard, which will comprise a 325-unit condominium complex and a 170-room luxury hotel.

Hilton Worldwide Hotels and Resorts will manage the hotel under a 30-year contract.

The remaining Bt5 billion will be allocated to the development of four new residential projects in Bangkok and Khao Yai, Nakhon Ratchasima province.

"Our new luxury hotel will be under the Waldorf Astoria brand; it is the second project by Hilton Worldwide to use this brand in Asia. The first is in Shanghai," he said.

The Magnolias Ratchadamri Boulevard project will be developed and managed by Magnolia Finest Corp, which is 75 per cent owned by Magnolia Quality Development, with Maneeya group holding the remainder.

Magnolia Finest has paid-up capital of Bt550 million. The company plans to increase this to Bt1.6 billion this year. For this project, the firm has secured a loan of Bt3 billion from Kasikornbank.

The company will start construction in the second quarter |of this year after the project's environmental impact assessment is approved.

Magnolias Ratchadamri Boule-vard is close to the Grand Hyatt Erawan hotel on Rajdamri Road. The project sits on six and a half rai (1 hectare) leased from the Crown Property Bureau for 30 years. It is due to be completed in 2014.

The company plans to open presales on its condominium project in the second quarter of the year.

Visit declined to disclose the prices. Condominiums available under long-lease contracts at similar locations on Rajdamri Road now fetch sale prices of Bt200,000-Bt300,000 per square metre.

The next three launches the firm plans this year will be detached-housing projects priced at Bt10 million to Bt25 million per unit. One of them is on Bang Na-Trat Road, one is in Khao Yai, and the firm is negotiating to buy land for the third, as well as for another condominium project.

Visit said the company planned to spend another Bt700 million to Bt800 million to buy two new plots to develop residential projects this year.

From its aggressive investment plans this year, the company targets presales worth Bt2.7 billion, which are expected to generate revenue |of between Bt1.7 billion and Bt1.8 billion, more than double its revenue of Bt630 million last year, Visit said.

Exactly!!!!! It's a bit disappointing!!!! Even just calling it "condominium" takes a LOT of the luxury!!!! LOL

I'm so glad that they have chosen the Waldorf Astoria brand though!!! Just wondering if they will change the design of the building as that super modern design is not much a good match for the Waldorf Astoria brand I guess!!!

Magnolia Finest Corporation, the property arm of the Chearavanont family, will kick off an initial 5-billion-baht sales drive in May for a new luxury condominium project specially designed to keep out protesters.

Without going into specifics, managing director Thanawan Chaiwatana said special security features incorporated into the building's architectural design will prevent easy entry by demonstrators.

The anti-protester design stems from the 6.5-rai project being located near the Ratchaprasong intersection, the site of major political demonstrations in recent years, he said.

"This bumps up the costs, but we have to ensure the safety of both condominium buyers and hotel guests," he said.

Mr Thanawan said the security features will be in harmony with the overall building design and not be obtrusive.

Costing 6 billion baht, Magnolia's Ratchadamri Boulevard will have a construction area of 100,000 square metres, 60% of which will be usable space.

Its 60 storeys will comprise 170 hotel rooms on the first to 16th floors, to be managed by Waldorf Astoria, a Hilton luxury label.

It will be the first Waldorf Astoria in Southeast Asia and the third in Asia after Shanghai and Beijing.

From the 17th floor upward will be 325 condominiums sized at50-60 sq m each for a one-bedroom unit to 300 sq m for a penthouse.

Selling prices for 30-year leaseholds have not finalised but a property consultant source estimates 140,000 baht per sq m.

The plot is owned by the Crown Property Bureau, and the Debsirin Alumni Association has the right to lease it.

The association will sublease it to the Maneeya Group, which owns 25% of Magnolia.

The lease was extended for another 30 years in 2010 plus three years for construction.

Kasikornbank has agreed to provide funding of 3 billion baht for construction.

doesnt seem like it is going to be manged by the waldorf-well only the hotel part, so i doubt it, but they will probably have benfits of sharing the building with the hotel if you like that kind of style tough, too cold for me same as st. Regis for a home...

KOH SAMUI: -- Hilton Worldwide Hotels and Resorts, operator of the Hilton hotel chain, is considering opening a five-star Waldorf Astoria on Koh Samui, after the 2015 opening of the Bangkok Waldorf Astoria.

The firm is studying the plan's potential. If it proceeds, the project will be designed in the high-end resort style, according to Ian Carter, chairman of global operations and development at Hilton Worldwide.

Thailand's - and Southeast Asia's - first Waldorf Astoria, located in the heart of Bangkok, is scheduled to open in 2015. Yesterday, Carter signed a management agreement with Magnolia Finest Corporation Co, a local property developer.

Bangkok is considered a gateway city, Carter said, as it is a centre of trade and industry, and hosts the head offices of many multinationals, creating opportunities for the hospitality business.

The planned 170-room Bangkok hotel will be part of Magnolia Finest's huge, Bt6-billion Magnolias Ratchadamri Boulevard project, which includes residential and hotel areas. The hotel alone costs Bt2.5 billion.

Bringing its luxury brand to Thailand is part of Hilton Worldwide's global policy. Currently, it has 25 Waldorf Astoria hotels in major destinations such as London, Rome, New York and Shanghai. Another is planned for Beijing. The firm plans to operate 50 locations, between 10 and 25 of them in Asia. Some nations will have more than one. Hotel sizes will vary from 180 to 280 rooms.

In Bangkok, Carter said, the hotel will target both local and international guests. Of these, 80 per cent will be international, mainly from Southeast Asia, plus China and Japan, while 20 per cent will be Thai.

On the marketing front, the firm will begin to promote the hotel six to nine months before its opening, especially at international airports. It will also promote the hotel among members of Hilton's benefit programme, which has 27 million members globally. If the firm can attract only 3-4 per cent of them, it would draw large numbers to the Waldorf Astoria here.

Hilton Worldwide manages six hotels in Thailand - Conrad Bangkok, Millennium Hilton Bangkok, Hilton Pattaya, Hilton Phuket Arcadia Resort & Spa, Hilton Hua Hin Resort & Spa, and Conrad Koh Samui - and will open Hilton Sukhumvit Bangkok and Double Tree by Hilton, Sukhumvit Bangkok next year.

Hilton Worldwide today announced the signing of a new management agreement to introduce the first Waldorf Astoria hotel in Southeast Asia. The deal, penned with Magnolia Finest Corporation Limited, will see the 170-room Waldorf Astoria Bangkok open its doors in the centre of the Thai capital in 2015.

“Today’s announcement underlines our commitment to strengthen and expand our portfolio of one-of-a-kind properties in key cities across the globe. The Waldorf Astoria name is synonymous with timeless luxury and sophistication, and guests to the Waldorf Astoria Bangkok can expect a truly luxurious experience, with the highest level of service and comfort, in spectacular and tranquil surroundings,” said John Vanderslice, Global Head of Luxury & Lifestyle Brands at Hilton Worldwide.

Located along Ratchadamri Road, close to entertainment venues and shopping complexes such as Central World and Siam Paragon, the Waldorf Astoria Bangkok will form part of a 60-storey mixed-used development.

Facilities will include three restaurants, two bars, two ballrooms, nine meeting rooms, a fitness centre and spa, and an outdoor pool. The 170 rooms, including 34 suites, will have a minimum size of 50m².

ME TOO...has it not being decided yet...I got the impression that it was....sorry must have got confused...... THIS is such a beauty of a building it would compliment Central Embassy phenominally.... I do so love it.... AND if this is going to be their first foray into Asia then surely as their FLAG SHIP entity it should be of outstanding architecture...surely..... Contracts have been signed and work is due to start on a new luxury development on one of Bangkok's most prestigious streets, Ratchadamri Road which in recent times has not only become known as a prestigious business location, but has also been the backdrop for some of the countries bloodiest political rioting.

With this in mind developers of the project, Magnolia Group have promised not only a stunning building worthy of claiming the last unoccupied development plot on the road, but also one with state of the art security to keep all the activists away from.

The concept of the buildings design sees three essential parts which all come from the collective minds of Gensler.

Firstly there is a tall box-like tower section that on its own would be nice if slightly bland. Thankfully, this is joined by the curvier more fluid tower that links to the first via a large atrium, both of which then join at the podium below.

The inspiration for the design comes from the dancing forms of a well heeled gentlemen and a stunning beauty dancing together, this is possibly a tip of the top hat to those that will be able to afford to stop at the luxury towers which will contain the first Waldorf Astoria Hotel in South-East Asia.

The facades off the towers and podium will be fully glazed which when lit up at night will give the ‘dancers’ a look of animation and generally look nice through the day time too.

The tower will be mixed-use with the all important retail section of the project located in the podium section Due to a previous contractual obligation the Debsirin Alumni Association, former owners of the site, will be the soul occupants of the office space within the tower whilst the rest of the space will be taken up by the luxury 170 room hotel.

This will offer the usual spa and gym facilities along with state of the art conference space, two ballrooms, one all day restaurant along with two speciality restaurants and two bars, truly providing a space to work rest and play in. there will also be condominiums for the mega rich who will be able to look down on the district below with unobscured views.

I think this might be with 'mahanakhon' too. Its render looks sooo much good but i'm afraid the real buidling might come out like a ruin building.

Yup, unfortunately. Well in the end its a good thing, as we had some serious debts and financial challenges. We've been going through some tumultuous times recently to say the least (I'm working at the corporate Six Senses office here in BKK, but I think you already knew that). I'm staying with Soneva. Evason will remain under Soneva ownership, however I think Sonu (CEO) wants to sell them off in the near future.

And recently also Terminal 21, which imo turned out better than I expected. Park Venture will be great. Before this we got The Met, Q Langsuan and St. Regis to mention some. Lot`s of World Class projects in BKK already and more to come :cheers:
