Since the last issue, Cairncross Martin has secured further works with Bovis Lend Lease, both from the Sydney office and the Brisbane office. We have been engaged in a "supporting" role to their Project Managers, assisting them with some of the more peculiar nuances of FF&E management.

These projects include; the refurbishment of the Intercontinental Hotel, Sydney and The Sheraton Royal, Fiji.


Preliminary works have also been initiated for a new development of The Ritz Carlton, Bangkok. Following the recent completion of the Conrad Hotel, Bangkok, this project further consolidates Cairncross Martin's Bangkok office as the leading FF&E consultant in the region.

Cairncross Martin has also been "written up in the news!.... The Australian newspaper featured the firm in a major profile piece, 14th August 2003. The story, titled "The Inn Crowd Swing it from the Chandeliers" delved into how Andrew Cairncross and Michael Martin and the evolution of the FF&E industry as whole, including reference to both Australian and International projects completed by the firm. Previously I was under a lot of impression that either the Wongkusolkit family or the Srivikorn family was behind this project, since these two families developed/own most of the buildings around Ratchaprasong intersection eg. Gran Hyatt Erawan, Gaysorn Plaza etc. The Royal Ratchadamri project was originally going to be developed jointly by the Srivikorn Group & Maneeya Group..

So it seems maneeya is now teaming up with Gannon.. and they'll then invite the Ritz Carlton Group to manage the 5 star hotel.

FYI The Srivikorn family is one of the biggest landlards in Bangkok in the olden days. They own/develop lots of shopping centres/ hotel in Central Bangkok, for example Gaysorn plaza, Intercontinental Hotel. Golden Land Plc was one of their subsidiary companies.
I speculate that the Srivikorn Group (Golden land), in their quest to restructure the company, had to let go a number of major unfinished projects, the like of Gold Pine Gardens which was sold to Siamphan Group and later renamed Urbana Langsuan.

no idea.. the original plan for RR was for a 50 storey tower and lower podium. I think Archstudent posted some pics of Ritz Carlton before. :)

Well... This project was before joined by Maneeya and Srivokorn....which means I think the Srivikorn sold their stakes to Gannon.....

The owner of the Maneeya centre at Bangkok's Ratchaprasong intersection is pouring money back into his property investments, putting billions of baht into a new five-star hotel, serviced apartments and a commercial centre on remaining land in the area.

M.R.Tinasakti Saktidej Phanubandh, managing director of Maneeya Realty Co Ltd, said the company would develop a 45-storey, 380-room five-star hotel named the Royal Ratchadamri on Ratchadamri Road between the Grand Hyatt Erawan Hotel and Peninsula Plaza.

The 6.5-rai plot, leased from the Crown Property Bureau for 30 years, will also hold a 130-room serviced apartment complex and a 12-storey office building with total space of 10,000 square metres.

''The Royal Ratchadamri Hotel will be a new choice for customers in the area. It will offer a unique service and new atmosphere, when compared to the Grand Hyatt Erawan, Four Seasons and the InterContinental,'' said M.R. Tinasakti.

''The three existing hotels have different characters as US, Canadian and UK brands. With the addition of our new hotel, the area would be the first location in the world to have four international hotel chains.''

M.R. Tinasakti said the company was also planning to develop the 35-storey Royal Maneeya Tower on a 10-rai plot of land beside Maneeya Centre.

The tower will include 10,000 square metres of office space, 99 serviced apartments and 76 condominiums. At the same time, it will develop the Maneeya Shopping Centre on 5,000 square metres next to the Royal Maneeya Tower.

All of the projects would be completed by 2007, he said.

''It is the first time since the economic crisis in 1997 that we have undertaken an investment worth several billion baht,'' he said.

The projects would help fulfill his goal of transforming the Ratchaprasong district into a world-class shopping destination along the lines of the Champs d'Elyse{AAC}es in Paris, Oxford Street in London and Orchard Road in Singapore.

The Ratchaprasong Square Trade Association (RSTA), the Bangkok Metropolitan Administration and the Tourism Authority of Thailand will invest 100 million baht to improve infrastructure including expanding sidewalks, installing destination signs and building more bridges linking buildings in the area over the next year or two, said RSTA president Chai Srivikorn, whose family owns the upmarket Gaysorn centre and the InterContinental Hotel.

Seems like they will demolish the existing structure before starts to build it since there is a demolition contractor....:)

Yea I noticed that their rendering looks different to the existing structure in place (the grand stairway etc.).

There are 4 Storey of malls, one convention level, 30 levels of hotel and another 10 storey of the serviced apartment + the crown fins that stick out from the top around 10 meters.

i think the entrance of the old rendering looks better, more elegant. but the new design tower looks more modern. glassy bldg. and fit well with skyscrapers around there.

I think the old front and podium looks better but the tower parts are both good.

I hope they finish the demolition quickly.
It looks like they can use the building structure and just demolish the stairway portion.

At last, the gap between the Hyatt Erawan and Peninsula Plaza will be filled. I will have a view of this nice building right next to my window soon. CASA had done a good redesign for this building!!!

"ศุภาลัย"ปัดฝุ่นโครงการสำนักงานร้าง "แกรนด์ทาวเวอร์" ย่านพระราม 3 รับตลาดอาคารสำนักงานขาดแคลนหนัก 3 ปี รวมทั้งโครงการอื่นอีกหลายแห่ง



นายอธิป พีชานนท์ รองกรรมการผู้จัดการบริษัท ศุภาลัย เปิดเผยว่า จากความต้องการของตลาดอาคารสำนักงานที่มีเพิ่มขึ้นต่อเนื่องอย่างน้อย 3 ปีข้างหน้าจะไม่มีสินค้าใหม่ออกมาสู่ตลาด บริษัทจึงได้นำโครงการสำนักงาน "แกรนด์ทาวเวอร์" ย่านพระราม 3 ที่หยุดไปในช่วงวิกฤติเศรษฐกิจกลับมาทำใหม่ โดยจะใส่เม็ดเงินเข้าไปอีก 400 ล้านบาท ซึ่งเป็นกระแสเงินสดของบริษัท โดยมีผู้รับเหมาก่อสร้าง คือ บริษัทแสงฟ้าก่อสร้าง จำกัด คาดว่าจะเสร็จในกลางปี 2548

โครงการ "แกรนด์ทาวเวอร์" เป็นอาคารสูง 33 ชั้น บนเนื้อที่ 5 ไร่เศษ ที่ผ่านมาใส่เงินลงทุนไปแล้ว 500-600 ล้านบาท เป็นพื้นที่สำนักงานกว่า 4 หมื่นตร.ม.จากทั้งหมด 8 หมื่นตร.ม.คิดเป็นมูลค่ารวม 1,800 ล้านบาท

นอกจากนี้ ยังมีโครงการสำนักงานอีกหลายแห่งที่ทยอยนำกลับมาทำใหม่อีก 3 โครงการ ดังนี้ 1.อาคารสำนักงานคิวเฮ้าส์ ลุมพินี พาร์ค เป็นอาคารสูง 37 ชั้น ให้เช่าและเป็นพื้นที่ค้าปลีก มีพื้นที่ให้เช่า 5 หมื่นตร.ม.รวมมูลค่าโครงการ 2,800 ล้านบาท โครงการนี้ตั้งอยู่บริเวณหัวมุมถนนสาทรใต้ เยื้องสวนลุมพินี เป็นโครงการเก่าที่ลงทุนไปแล้ว 1,000 ล้านบาท บริษัทนำกลับมาทำใหม่ คาดว่าต้องลงทุนเพิ่ม 1,800 ล้านบาท จะก่อสร้างเสร็จ พร้อมเปิดโครงการได้ในปีหน้า

2.กลุ่มมณียาเรียลตี้ ได้พลิกฟื้นโครงการบริเวณใกล้กับศูนย์การค้า เพนนินซูล่า บนที่ดินที่เช่าที่ดินมาจากสำนักทรัพย์สินส่วนพระมหากษัตริย์ และจากสมาคมศิษย์นักเรียนเก่าเทพศิรินทร์ ชื่อโครงการ รอยัลราชดำริ จะประกอบไปด้วยโรงแรมชั้นนำระดับ 5 ดาว ซึ่งได้ปรับลดขนาดและความสูงลงเหลือ 45 ชั้น จากเดิม 50 ชั้น มีจำนวน 380 ห้อง ส่วนอาคารสำนักงานจะลดเหลือ 12 ชั้น คิดเป็นพื้นที่ 10,000 ตร.ม.

wow that original design was really cool. I think I like the new design better though, it's a bit more contemporary.

BTW : I passed the site today, all trees are cleared and one "Honey Bucket" moved in with some workers..:D

Funny thing actually, The pririo designed was also got a crown on the top lah and also planned to be World Class Hotel. So, not so possible this new design will have a higher floor-to-floor leighn., which means, 10 floors shorter with no special height addded defineitly cannot be taller or slightly shorter.

2.โครงการอาคารสำนักงานใหญ่ของอีสต์ วอเตอร์ ซึ่งเป็นการซื้ออาคารเก่าของ รัตนโกสินทร์ ประกันภัย มาพัฒนาใหม่ รวมมูลค่างานก่อสร้างประมาณ 500 ล้านบาท คาดว่าจะเริ่มการก่อสร้างได้ประมาณเดือนตุลาคมนี้

3.โครงการพัฒนาศิริราช สู่ความเป็นเลิศทางการแพทย์ในเอเชียอาคเนย์ ของโรงพยาบาล ศิริราช รวมมูลค่าก่อสร้างประมาณ 4,000 ล้านบาท

โครงการที่ 4.โรงแรมริทซ์ คาร์ตัน บริเวณถนนราชดำริ เป็นการร่วมทุนระหว่าง ม.ร.ว.ทินศักดิ์ ศักดิเดชภาณุพันธุ์ กับกลุ่มริทซ์ แกมมอล จากประเทศสหรัฐอเมริกา เพื่อพัฒนาโครงการซึ่งเป็นที่ดินเดิมของสมาคมศิษย์เก่าเทพศิรินทร์ ซึ่งแบ่งเป็น 3 ส่วนด้วยกัน คือ โรงแรมระดับ 6 ดาว-เซอร์วิส อพาร์ตเมนต์ สูง 48 ชั้น, อาคารสำนักงาน สูง 35 ชั้น และ สมาคมศิษย์เก่าเทพศิรินทร์ รวมมูลค่าการก่อสร้างประมาณ 2,000 ล้านบาท คาดว่าจะ สามารถเปิดให้บริการได้ในปี 2549

No, If u read carefully...They only changed it to 48 Storey, another tower in the front still remain 12 Storey as (DebtSirin Alumni Association Building), the 35 Storey they mentioned is Royal Maneeya.

The owner of the Maneeya centre at Bangkok's Ratchaprasong intersection is pouring money back into his property investments, putting billions of baht into a new five-star hotel, serviced apartments and a commercial centre on remaining land in the area.

M.R.Tinasakti Saktidej Phanubandh, managing director of Maneeya Realty Co Ltd, said the company would develop a 45-storey, 380-room five-star hotel named the Royal Ratchadamri on Ratchadamri Road between the Grand Hyatt Erawan Hotel and Peninsula Plaza.

The 6.5-rai plot, leased from the Crown Property Bureau for 30 years, will also hold a 130-room serviced apartment complex and a 12-storey office building with total space of 10,000 square metres.

''The Royal Ratchadamri Hotel will be a new choice for customers in the area. It will offer a unique service and new atmosphere, when compared to the Grand Hyatt Erawan, Four Seasons and the InterContinental,'' said M.R. Tinasakti.

''The three existing hotels have different characters as US, Canadian and UK brands. With the addition of our new hotel, the area would be the first location in the world to have four international hotel chains.''

M.R. Tinasakti said the company was also planning to develop the 35-storey Royal Maneeya Tower on a 10-rai plot of land beside Maneeya Centre.

The tower will include 10,000 square metres of office space, 99 serviced apartments and 76 condominiums. At the same time, it will develop the Maneeya Shopping Centre on 5,000 square metres next to the Royal Maneeya Tower.

All of the projects would be completed by 2007, he said.

''It is the first time since the economic crisis in 1997 that we have undertaken an investment worth several billion baht,'' he said.

The projects would help fulfill his goal of transforming the Ratchaprasong district into a world-class shopping destination along the lines of the Champs d'Elyse{AAC}es in Paris, Oxford Street in London and Orchard Road in Singapore.

The Ratchaprasong Square Trade Association (RSTA), the Bangkok Metropolitan Administration and the Tourism Authority of Thailand will invest 100 million baht to improve infrastructure including expanding sidewalks, installing destination signs and building more bridges linking buildings in the area over the next year or two, said RSTA president Chai Srivikorn, whose family owns the upmarket Gaysorn centre and the InterContinental Hotel.

Now they are torning down all the floors right behind that smaller front tower. I can't wait for the demolition to end, so too the very disturbing drilling noise, and see it rising.

Well they need to speed up the process! I'm sorry to hear that the construction of the Ritz Carlton will take longer than expected, I am so looking forward to seeing this project completed. The thing is that it is in a prime location and I hope they soon realize that the skeleton of the building appearing to be abandoned makes Ratchadamri Road ugly.

Due to the revenue structure, the Company may face risk associated with the dependence on a few number of customers, which mainly are the customers from natural gas pipeline system construction for energy and petrochemical business such as a private company in energy business, petrochemical business, a company located in the industrial estate, and a company located in Map Ta Phut Industrial Estate; for example, PTT Plc. For the engineering system installation and factory construction for biotechnology business unit, this business unit was founded in 2005 and was in the stage of marketing. Currently, there is no any revenue generates from this business unit.

In addition, the Company has an intention to diversify the risk associated with the dependence on a few number of customers by considering to broaden the scope of engineering services of the Company such as general construction, infrastructure construction, building construction, factory construction, and power plant construction etc. For the bidding process of the government mega projects; for instance, the construction of power plant, the Company have to be registered or classified level to the government agencies with details including financial performance, machine and equipment, personnel and comprehensive track record with strong relationship with expertise alliances accepted as international standard.

The Company was under consideration to invest in a company that has an expertise in construction business, especially in general construction, infrastructure construction, building construction, and used to provide the services for government agencies.

Therefore, the Company considered Sahakarn Wisavakorn Co., Ltd. ("SKW") as a qualified company to invest because SKW is conducting business as a Civil Engineering Contractor consisting of 1) general construction, 2) infrastructure construction, 3) building construction and 4) factory construction.

Through years of SKW's experiences in construction business, SKW has comprehensive track record in general construction, infrastructure construction, and building construction with customers from many private companies and government agencies.

Moreover, SKW has been recognized as "the first rank" and "special rank" ontractor in many government agencies such as Department of Highways, the Royal Irrigation Department, Department of Rural Roads, Bangkok Metropolitan Administration, Metropolitan Waterworks Authority (Thailand), Provincial Waterworks Authority, National Housing Authority, and Port Authority of Thailand. In addition, SKW has a joint venture company with Zelan Holdings (M) Sdn Bhd (Zelan Berhad Group, Malaysia), the listed company in Bursa Malaysia Berhad, which is a leading contractor in infrastructure construction, construction of power plant and property development business in Malaysia, Asia, India and the Middle East counties. Furthermore, Zelan cooperating with Malakoff Berhad, both of them are in the same group, built the power plant totaling size of 5,000 MW, including Zelan and Sumitomo are during contracting and have planned to build and open three new power plants totaling size of 2,100 MW in Tanjung Bin, Johor, and Malaysia. Besides, SKW and Zelan group was founding Sahakarn Zelan (Thailand) Co., Ltd. for the purpose of conducting property development and power plant construction business in Thailand and this region with the proportion of the shareholders of 49 percent and 51 percent, respectively.

Advantages of the acquisition 1. Increasing revenue After acquiring SKW' shares, the Company becomes a major shareholder of SKW in a proportion of 100 percent of paid-up capital of SKW and also the Company is able to realize revenue of SKW in the proportion of 100 percent.

Moreover, the Company is able to sharing of customer database in order to increase capability in the serving more services, which can diversify the risk associated with the dependence on a few number of customers mainly relying on energy and petrochemical customers to other constructions businesses. This acquisition will give benefit to the Company by increasing the revenue and profit of the Company in the future. For instance Royal Ratchdamri Project, the project is belong to Sahakarn Zelan (Thailand) Co., Ltd, which is a subsidiary of SKW, Sahakarn Zelan is holding 10 percent in Royal Ratchdamri project, a 50th floor- building construction with project value of Baht 4,000 million. Although Sahakarn Zelan is holding only 10 percent of the shareholders' stake, it was appointed to be a project manager that SKW would increase the total revenue and profit of SKW more than Baht 1,500 million and Baht 40 million, respectively.

2. Extending the scope of business and reducing the expense of the Company Currently, the Company operates in three main business areas composed of 1) pipeline system construction, 2) engineering system installation and factory construction in petrochemical industry 3) engineering system installation and factory construction for biotechnology business. Meanwhile, SKW operates in 4 main business areas consisting of 1) General Construction, 2) Infrastructure Construction, 3) Building Construction, and 4) Factory Construction.

Also, SKW and its alliance expand the business line to build the Power Plant. After acquisition is completed, the Company will have a broader scope of business including all of those eight business lines that could meet the demand of customers.

Due to operating in the same construction business with a few differences in production type, the Company and SKW can share and use existing machines and equipments for operating their business such as truck, drilling machine, tractor, and other construction equipments.

For example, SKW utilizes a tractor in a particular project to improve land properly for a construction site. After completion the project, SKW may not need to use the tractor again in the near future. If the Company plans to use a tractor, the Company can borrow and rent it from SKW with the cheaper expense instead of buying a new one. Moreover, the Company and SKW can share and exploit the same qualified person, and improve the workflow. In general, the Company can reduce expenses relating to machine, equipment, personal, and administration.

3. Increasing ability to bid and obtain a construction project To bid a construction project of either public or private sector, a construction company must have a minimum qualification determined by a public unit or project's owner, especially for the public sector that oblige an additional condition for a construction company such as registration and being ranked by that public unit. Until now, the Company never provides service types of general construction, infrastructure construction, and building and factory construction for government agency. As a result, the Company has not been ranking by any government or public sector. This is a limitation of the Company to bid a government project. The Company can only bid in a project that has an insignificant value.

The Company will definitely get a benefit from this acquisition because government or public sector has ranked SKW as a qualified contractor for bidding a project of public sector. At present, SKW, who has a strong alliance with an international standard, has been classified in the special rank and first rank from government agency.

Acquiring the SKW, therefore, the Company will be able to expand the scope of bidding and obtain a project from both public and private sectors in particular of general construction, construction of fundamental infrastructure, building construction, factory construction, real estate development, and building the power plant and energy for either domestic or foreign country.

เปิดเผยถึงการพัฒนาที่ดินโครงการมณียาเดิมว่า บริษัทเตรียมพัฒนาที่ดินเป็นอาคารสำนักงานเกรดเอ 55 ชั้น มูลค่า 5,000-6,000 ล้านบาท ภายใต้ชื่อโครงการ "ราชเพลิน" ในความดูแลของบริษัท ราชเพลิน จำกัด ซึ่งถือหุ้นโดยบริษัท ซีแลนด์ เบอร์ฮาด 60% กลุ่มมณียา 30% และบริษัท สหการซีแลน (ประเทศไทย ) ในเครือทีอาร์ซี เริ่มก่อสร้างเดือน พ.ย.นี้
ทั้งนี้ รูปแบบการพัฒนาเป็นออฟเทคเกอร์ หรือสร้างเพื่อขาย เนื่องจากธุรกิจหลักของบริษัท คือ พัฒนาและรับเหมาโครงการต่างๆ จึงมีความชำนาญด้านการก่อสร้างมากกว่าการบริหารโครงการ ซึ่งขณะนี้มีบริษัทยักษ์ใหญ่ในสหรัฐอเมริกา กองทุนอสังหาริมทรัพย์ติดอันดับ 1 ใน 5 ของโลกสนใจซื้อโครงการแล้ว
สำหรับที่ดินมณียาเคยอยู่ในความดูแลของ ม.ร.ว.ทินศักดิ์ ศักดิเดช ภานุพันธ์ ซึ่งทีอาร์ซีได้รับสิทธิ์จากสำนักงานทรัพย์สินส่วนพระมหากษัตริย์เข้าบริหารพื้นที่ตั้งแต่ต้นปีที่ผ่านมา ระยะสัญญาเช่า 30 ปีต่อ 20 ปี
นายสมัย ลี้สกุล ประธานกรรมการบริหารและรักษาการผู้อำนวยการสายงานต่างประเทศ ทีอาร์ซีฯ กล่าวว่า ในครึ่งปีหลังมีแผนร่วมประมูลงานอีก 7-8 โครงการ มูลค่า 6,000 ล้านบาท คาดได้รับงานไม่ต่ำกว่า 2,000 ล้านบาท นอกจากนี้ยังมีงานเดิมในธุรกิจพลังงานและปิโตรเคมี ส่วนงานสาธารณูปโภคพื้นฐานและงานโยธาของภาครัฐเน้นการรับเหมาแบบเทิร์นคีย์ที่มีการจัดหาไฟแนนซ์จนถึงงานก่อสร้างแบบครบวงจร เพื่อผลกำไรขั้นต้นสูงขึ้น คาดทั้งปีมีรายได้รวมกว่า 2,000 ล้านบาท.

ทีอาร์ซีฟื้นรอยัลราชดำริผุดราชเพลิน

นายสมัย ลี้สกุล ประธานเจ้าหน้าที่บริหารฝ่ายปฏิบัติการ บริษัท ทีอาร์ซี คอนสตรัคชั่น จำกัด(มหาชน ) เปิดเผยถึงแผนขยายธุรกิจด้านอสังหาริมทรัพย์และโรงไฟฟ้า ภายหลังบริษัทรวมกิจการกับ บริษัท สหการวิศวกร จำกัด โดยการขยายธุรกิจครั้งนี้ จะดำเนินการผ่าน บริษัท สหการซีแลน (ประเทศไทย ) จำกัด ซึ่งสหการวิศกรฯ ถือหุ้น 51% ร่วมกับ ซีแลน โฮลดิ้ง ในกลุ่ม ซีแลน เบอฮัด มาเลเซีย บริษัทจดทะเบียนในตลาดหุ้นประเทศมาเลเซีย ซึ่งมีธุรกิจหลักด้านเหมืองแร่ถ่านหินและเจ้าของโรงไฟฟ้าขนาด 5,000 เมกะวัตต์

ทั้งนี้โครงการราชเพลิน ถ.ราชประสงค์ อาคารสำนักงานสูง 55 ชั้น พื้นที่ 1.1 แสนตร.ม. จะเป็นการลงทุนในธุรกิจอสังหาริมทรัพย์โครงการแรกของบริษัท มูลค่าโครงการ 5,000-6,000 ล้านบาท ซึ่งในเดือนพ.ย.นี้ จะสรุปผลการลงทุน โดยขณะนี้อยู่กำลังพิจารณาระหว่างการพัฒนาเป็นสำนักงานเกรดเอของประเทศไทย กับเกรดเอระดับโลก อย่างไรก็ดีโครงการราชเพลิน เป็นการก่อสร้างเพิ่มเติมจากโครงการสร้างเดิมของโครงการเดอะรอยัลราชดำริ ซึ่งชะลอการก่อสร้างหลังได้รับผลกระทบจากภาวะการเงิน ปี"40 โดยการลงทุนครั้งใหม่ กลุ่มมณียาเจ้าของสิทธิการเช่าที่ดินดังกล่าวจากสำนักทรัพย์สินส่วนพระมหากษัตริย์ ถือหุ้น 30% ส่วนซีแลน มาเลเซีย จะเข้าถือหุ้นโดยตรง 60% และอีกส่วนหนึ่งเป็นการถือหุ้นโดยกองทุนจากประเทศสหรัฐ ซึ่งเป็นกองทุนที่มีมูลค่าลงทุน 40,000 ล้านเหรียญสหรัฐ ใหญ่เป็นอันดับ 3 ของโลก รวมถึงยังมีแผนลงทุนเพิ่มอีก 2 โครงการ บนถนนเพลินจิต และราชดำริ ซึ่งปัจจุบันยังอยู่ระหว่างเจรจาซื้อที่ดิน โดยราคาที่ดินที่เสนอขายขณะนี้ ย่านถนนเพลินจิตตร.ว. 1.2 ล้านบาท ขณะที่ราชดำริ ตร.ว. 5-6 แสนบาท ส่วนการลงทุนในธรุกิจโรงไฟฟ้า ซึ่งบริษัทมีแผนลงทุนโรงไฟฟ้าขนาดเล็ก กำลังการผลิต 20 เมกะวัตต์ รวม 2 แห่ง ที่กรุงเทพฯ และพระนครศรีอยุธยา มูลค่าลงทุน 100 ล้านบาท

Hmm.. is that the school which wanted to stop the BTS, the school which I suspect forced a BTS station to put up a barrier which blocks one of the better views in Bkk?

Don't forget all those schools cater to the pampered elite that run things here; fair or not (and I say NOT), what they say goes most of the time. But it's nice karma they'll be overshadowed by so many scrapers. And what's the betting they'll sell up and move to the suburbs soon anyway?

^^ first of all I don't understand why some people have this bias against "elite" especially foreigners who come to Thailand and get pampered like kings. Then they whinge about the "elite". hope they realize that the "elite" are not all "hi-so" and that some of them have actually worked hard to be where they are. plenty do real charity work and not just photo opportunities, lots are also down to earth. and criminals/in-justice exist in all strata of society, IMO.

i can understand where you are coming from PADTHAI, but let's be a little fair to them too. simply characterizing them as evil capitalists is not right, although in some cases, like that rich kid who rammed his merc into a crowd, the criticism is deserved. of course, money talks in this country, and some people have worked hard for that money simply to ensure justice for their families.
