...It's still in a very bad scale and lots of mistakes. I will add it to the list... the main tower seems to be about 30 storeys tall. Where is it located?

Interesting to see that State Tower have twice the GFA of Empire Tower, and Jewelry Trade Center surpasses Empire Tower. The completion date for B2 should be.. I'm not sure but it's later than 1993 ;)

yes, that's also the same building I had in mind. Although its called Sukhumvit Suite, its former name could have been Sukhumvit City Tower.
I can't think of any other buildings with name starting with 'Sukhumvit', completed around '98 and about 167m tall.
I'm also desperate to find out the official height of other tall buildings Can anyone help? Would be good to know the height of Emporium Suite, GMM Grammy, Charn Issara II, Lake Rajada Office Tower, Ocean Tower III etc.
Surely, there are many more buildings taller than 150m since we have so many 40storeys+ towers :?

Yeah those sky gardens are a nice touch. Not often you can combine a nice view high up in a skyscraper with a closeup view of a tree.

Chad March 2nd, 2004, 09:03 AM Hmm....I went to Central World Yesterday and 'v asked some several security's at the carpark about how tall the hotel tower will be.....The answer they gave just a little bit surprised me, coz They all said that the tower would be around 40-45 Storey just as the same height as The Grand Daimond Pratunam Tower A.....
....As a big contrast with the information I was given before, I will not mark any of them as an Official Information until I see the sign infront of the site.....

Supalai Premier Place Asoke, comprise more than 300 units of mid-price residential units with price starts from 50000 Baht per Square meters to 100 000 per square meters for the top 5 floors penhouses.
The Complex is seperated in to 2 zones A and B, with floor ranking from 27 to 30 and operated with ones own seperate elevator system and serve with beautiful recreational area on the top of the complex, such as Pools, Tropical Gardens and Sport Complex.
The Construction works has already started and expected to be done by the end of 2006.

There are two skytrain stations that are almost that close together but they are Siam and National Stadium. Siam station is seen at the top of the map

Grand Unity Development Co, a pioneering specialist in completing unfinished buildings, plans this year to develop three to four new condominium projects in Bangkok before seeking to list on the Stock Exchange of Thailand in the fourth quarter.
With its success in reviving the Lumpini Place WaterCliff on Rama III Road, the company will continue its main focus on developing residential condominiums in prime locations of the capital. ``Grand'' is its umbrella brand for the new projects, said managing director Tossaporn Saksanguanmanoon.
``Among the new projects worth three billion baht, two will kick off sales in the second quarter. The new property developments could be either brand-new projects or improved from abandoned buildings,'' he said yesterday.
The first project launch on Monday will be Grand Heritage Thong Lor, an eight-storey condominium with 71 units in Soi Thong Lo 13. The 350-million-baht project is brand-new and selling prices are about 60,000 baht a square metre. Construction is expected to be completed by next April.
The second project to be launched next month is Grand Parkview Asoke, a 34-storey condominium-cum-retail project worth 1.9 billion baht. Grand Unity acquired a 100% stake in High Rise Development Co, which owns the unfinished serviced apartment and office project called JB Place on Asok Road, for 910 million baht.
Grand Unity will turn the project into 400 condominium units and 6,000 sq m of retail space. The net saleable space is 28,500 sq m. Condominium prices will be around 70,000 baht per sq m while some retail operators are negotiating to manage the shopping plaza. The project is now 75% completed and will take around 13 months to finish.
Oruedee Na Ranong, a company director, said it was now working out the amount of registered capital and share par value for listing on the stock exchange. Univentures Consulting Co is serving as its financial adviser.
``In the first stage, all three major shareholders, which lent a total of 600 million baht to the company, will convert debt into equity and the capital will exceed 650 million baht. The next step will depend on the financial adviser's advice,'' she said.
The three major shareholders are L.P.N. Development Plc, Univentures Plc and Yaowawong Co, with 33.33% each. Its current registered capital is 50 million baht.
Grand Unity, established in December 2001, projects to realise 1.5 billion baht in revenues this year, of which 1.13 billion baht would come from Grand Heritage Thong Lor and Grand Parkview Asoke and the rest from sales carried over from last year. The company recorded 1.22 billion baht in revenues last year, up from 394.4 million in 2002.

Grand Unity Development Co plans to invest at least Bt3 billion in acquiring four property projects this year, its managing director Tossaporn Saksanguanmanoon said yesterday.
The first two are Grand Heritage Thonglor, which will pre-sell on April 23 and is due for completion next April, and Grand Parkview Asoke, which will pre-sell in May and be completed 12 months later.
The former has a market value of Bt350 million, and the latter Bt1.9 billion.
The company will also buy two projects worth at least Bt800 million in the second half of the year, Tossaporn added. Negotiations are still taking place over these two purchases.
In line with company policy, all four projects are being taken over from companies who were unable to complete construction work due to the financial crisis.
In view of its business expansion, Grand Unity will apply for a listing on the Stock Exchange of Thailand by the end of the year.
It first plans to increase its registered capital from Bt50 million to Bt650 million-Bt700 million through conversion into equity of Bt600 million of its debt, the amount owed to its three major shareholders. The company will then issue new shares in an initial public offering.
Grand Unity has a policy of maintaining its debt to equity ratio at 1:1, and targets annual sales of Bt1.5 billion and a net profit of at least 25 per cent.
Its current debt stands at Bt1.03 billion, comprising loans of Bt600 million from its three major shareholders and Bt430-million credit from DBS Thai Danu Bank.
Grand Unity was established in 2001 as a joint venture between LPN Development, Univentures, and Yoawawong Co.
Tossaporn said that the companys business policy would be to continue to take over projects which stalled as a result of the financial crisis in 1997.
The company took over the Watercliff building on Rama III Road, reconstructing the project and relaunching it as Lumpini Place Watercliff. All units have been sold, generating income worth Bt1.45 billion last year.
Besides the Watercliff, Grand Unity has also taken over Lumpini Townhome Ratchada-Rama III and Lumpini Suite Ratchada-Rama III.
The three projects generated total income of Bt394.4 million in 2002 and Bt1.22 billion last year.
The company also will get income worth Bt370.4 million from Lumpini Townhome and Lumpini Suite this year, when both projects are due for completion.
Of the expected Bt1.5 billion in sales this year, Tossaporn said Bt1.13 billion would come from its two new projects Grand Heritage Thonglor and Grand Parkview Asoke.
Tossaporn added that condominium demand had continued to grow, especially in prime locations. The Grand Parkview Asoke project offering units between Bt2 million and Bt10 million targets the middle segment.

นายทศพร ศักดิ์สงวนมนูญ กรรมการผู้จัดการ บริษัท แกรนด์ ยูนิตี้ ดิเวลล็อปเมนท์ เปิดเผยว่า ในปี 2547 บริษัทมีแผนจะขยายการลงทุนต่อเนื่อง โดยเน้นเข้าพัฒนาโครงการสร้างค้าง โดยเฉพาะทำเลใจกลางเมืองที่มีศักยภาพออกสู่ตลาด โดยล่าสุด ได้เข้าซื้อโครงการ "เจบี เพลส" ซึ่งเดิมเป็น ของกลุ่มเจบี หาดใหญ่ ของตระกูลบุญสูง ซึ่งเป็นโครงการสร้างค้าง ตั้งแต่ยุควิกฤติ จะนำกลับมาทำตลาดใหม่ในชื่อ ?แกรนด์ พาร์ควิว อโศก? ในการซื้อกิจการบริษัท ไฮไลท์ ดีเวลลอปเม้นท์ จำกัด ด้วยการเข้าถือหุ้น 100% เพื่อดำเนินโครงการนี้ต่อเนื่องหลังจากโครงการนี้ติดภาระหนี้อยู่กับธนาคารเอเชีย และอยู่ในขั้นตอนฟื้นฟูกิจการ ซึ่งการเจรจาซื้อเพิ่งสรุปไปเมื่อเร็วๆ นี้
โครงการ ?แกรนด์ พาร์ควิว อโศก? ตั้งอยู่กลางซอยอโศก (ตรงข้ามอาคารแกรมมี่) เดิมชื่ออาคาร เจบี เพลส เริ่มก่อสร้างเมื่อปี 2538 ชะลอการก่อสร้างในปี 2541 สภาพการก่อสร้างโดยรวมแล้วเสร็จ 75% บริษัทมีแผนที่จะพัฒนาเป็นอาคารชุดพักอาศัยและพื้นที่ค้าปลีกสูง 34 ชั้น พร้อมชั้นใต้ดิน 2 ชั้น 1 อาคาร มูลค่าโครงการรวม 1,900 ล้านบาท มีจำนวนห้องชุดขนาดตั้งแต่ 32-130 ตารางเมตร รวม 400 ยูนิต และกำหนดเปิดขายในเดือนพฤษภาคมนี้
ทั้งสองโครงการต่างก็มีความโดดเด่นด้านทำเลที่ตั้งในเขตศูนย์กลางธุรกิจที่สำคัญ รวมถึงรูปลักษณ์ภายนอกและการออกแบบภายในที่เน้นประโยชน์ใช้สอยสูงสุด พรั่งพร้อมด้วยสันทนาการที่ครบครัน ซึ่งสามารถรองรับความต้องการของลูกค้ากลุ่มเป้าหมายระดับกลางถึงบนที่มีกำลังซื้อห้องชุดในราคา 2-3 ล้านบาท ใจกลางย่านสุขุมวิท
อีกโครงการที่ลงทุนในช่วงไตรมาส 2 ปีนี้เช่นกัน คือ ?แกรนด์ เฮอริเทจ ทองหล่อ? ตั้งอยู่บนที่ดิน 1 ไร่ ในซอยสุขุมวิท 49 (ซอยกลาง) หรือซอยทองหล่อ 13 โดยบริษัท แกรนด์ ยูนิตี้ ดิเวลล็อปเมนท์ จำกัด จะพัฒนาเป็นอาคารชุดพักอาศัยสูง 8 ชั้น พร้อมชั้นใต้ดิน 1 ชั้น มูลค่าโครงการ 350 ล้านบาท ประกอบด้วยห้องชุดจำนวนทั้งสิ้น 71 ยูนิต ซึ่งบริษัทกำหนดเปิดพรีเซลในวันที่ 23 เมษายนนี้ ทั้ง 2 โครงการมีมูลค่ารวม 2,250 ล้านบาท นอกจากนี้ บริษัทยังมีแผนจะลงทุนเพิ่มอีก 2 โครงการมูลค่ารวม 800 ล้านบาท จะทำให้ปีนี้ บริษัทมีแผนลงทุนใหม่รวม 3,000 ล้านบาท มีเป้าหมายจะรับรู้รายได้ปีนี้ 1,500 ล้านบาท
เผยปี 46 ยอดขายโต 200%
ทั้งนี้ กรรมการผู้จัดการแกรนด์ ยูนิตี้ฯ ได้ชี้แจงถึงผลประกอบการในปี 2546 ว่าเป็นไปตามเป้าหมายที่วางไว้ โดยตลอดปีมีรายได้จากการขายคิดเป็น 1,220.17 ล้านบาท เพิ่มขึ้น 209.37% จากงวดเดียวกันของปี 2545 ที่มีรายได้จากการขาย 394.42 ล้านบาท ส่งผลให้บริษัทมีผลกำไรสุทธิเท่ากับ 87.31 ล้านบาท เพิ่มขึ้น 1,473.15% เทียบกับปีก่อนหน้าที่มีผลกำไรอยู่ที่ 5.55 ล้านบาท และมีกำไรสะสมเท่ากับ 92.21 ล้านบาท
ผลงานที่ผ่านมา บริษัทรับรู้รายได้ภายในระยะเวลาอันสั้น ได้แก่ 1) ลุมพินี เพลส วอเตอร์คลิฟ มูลค่าโครงการ 1,450 ล้านบาท ซึ่งรับรู้รายได้ทั้งจำนวนแล้ว 2) ลุมพินี ทาวน์โฮม รัชดา-พระราม 3 มูลค่าโครงการ 280 ล้านบาท ซึ่งทยอยรับรู้รายได้ ในปี 2546 จำนวน 164.6 ล้านบาท และจะรับรู้รายได้ส่วนที่เหลือทั้งหมดในปี 2547 3) ลุมพินี สวีท รัชดา-พระราม 3 มูลค่าโครงการ 255 ล้านบาท ซึ่งในปี 2547 จะสามารถรับรู้รายได้ทั้งหมด
เดินแผนสร้างแบรนด์สินค้าของบริษัท
นอกจากแผนการพัฒนาโครงการต่างๆ มูลค่ารวม 3 พันล้านบาทแล้ว บริษัทยังมีแผนที่จะสร้างแบรนด์หรือตราสินค้าของบริษัท โดยมีตำแหน่ง ผลิตภัณฑ์ (Product Positioning) อยู่ที่กลุ่มลูกค้าระดับกลางถึงบน รวมถึงการเพิ่มทุนจดทะเบียนให้บริษัทมีโครงสร้างทางการเงินที่เหมาะสมกับการ ขยายธุรกิจของบริษัทต่อไปในอนาคต และที่สำคัญคือการนำบริษัทเข้าจดทะเบียนในตลาดหลักทรัพย์แห่งประเทศไทย ภายในเดือนกันยายน 2547
แผนงานดังกล่าวสืบเนื่องจากความสำเร็จของบริษัทในการเข้าฟื้นฟูและพัฒนาโครงการลุมพินี เพลส วอเตอร์คลิฟ อาคารสร้างค้างจากวิกฤติ เศรษฐกิจปี 2540 รวมถึงการพัฒนาโครงการใหม่ ลุมพินี ทาวน์โฮม รัชดา-พระราม 3 และลุมพินี สวีท รัชดา-พระราม 3 ระหว่างปี 2545-2546 รวม 3 โครงการ มูลค่ารวม 1,985 ล้านบาท จนเสร็จสมบูรณ์ในปัจจุบัน

นายทศพร ศักดิ์สงวนมนูญ กรรมการผู้จัดการ บริษัทแกรนด์ ยูนิตี้ ดิเวลล็อปเมนท์ จำกัด เปิดเผยว่า ภายหลังจากการเข้าฟื้นฟูโครงการลุมพินี เพลส วอเตอร์คลิฟ ซึ่งเป็นอาคารสร้างค้างจากวิกฤติเศรษฐกิจเมื่อปี 2540 โดยการร่วมมือกันระหว่าง 3 บริษัท ได้แก่ บริษัทแอล.พี.เอ็น. ดีเวลลอปเมนท์ จำกัด (มหาชน) บริษัทเยาววงศ์ จำกัด และบริษัท ยูนิเวนเจอร์ จำกัด (มหาชน) ภายใต้ชื่อบริษัท แกรนด์ ยูนิตี้ ดิเวลล็อปเมนท์ จำกัด ซึ่งโครง การดังกล่าวประสบความสำเร็จ ได้รับการตอบรับจากผู้บริโภคและสามารถแก้ปัญหาระหว่างเจ้าหนี้ได้เป็นอย่างดี ซึ่งถือเป็นตัวอย่างสำหรับการแก้ไขปัญหาอาคารสร้างค้างที่มีอยู่ในปัจจุบัน และนำมาซึ่งแนวทางและนโยบายสำหรับการบริหารของบริษัท

โดยบริษัทมีแผนที่จะพัฒนาโครงการอาคารชุดพักอาศัยอย่างต่อเนื่อง 3-4 โครง การ มูลค่ารวม 3 พันล้านบาท ซึ่งในไตรมาส 2 ของปี 2547 จะเป็นการนำอาคารสร้างค้างในเขตศูนย์กลางธุรกิจที่สำคัญของสุขุมวิท ได้แก่ ทองหล่อและอโศก รวม 2 อาคาร มาพัฒนาใหม่ภายใต้ชื่อ "แกรนด์ เฮอริเทจ ทองหล่อ" และ "แกรนด์ พาร์ควิว อโศก" รวมมูลค่าโครงการ 2,250 ล้านบาท
สำหรับรายละเอียดของโครงการ "แกรนด์ เฮอริเทจ ทองหล่อ" นั้น ตั้งอยู่บน ที่ดิน 1 ไร่ ในซอยสุขุมวิท 49 (ซอยกลาง) หรือซอยทองหล่อ 13 เป็นการซื้อที่ดินเปล่าจากเจ้าของเดิมในราคา 65 ล้านบาท และใส่เงินลงทุนสำหรับการพัฒนาอีกประมาณ 200 ล้านบาท เม็ดเงินดังกล่าวมาจากผู้ถือหุ้นของบริษัท ไม่มีการใช้เงินจากสถาบันการเงิน บริษัทจะพัฒนาเป็นอาคารชุดพักอาศัยสูง 8 ชั้นพร้อมชั้นใต้ดิน 1 ชั้น มูลค่าขายโครงการประ-มาณ 350 ล้านบาท ประกอบด้วยห้องชุดจำนวนทั้งสิ้น 71 ยูนิต ซึ่งบริษัทได้เปิดพรีเซลส์ไปเมื่อ 23 เมษายนที่ผ่านมา
ส่วนโครงการ "แกรนด์ พาร์ควิว อโศก" นั้น เดิมชื่อ อาคารเจบี เพลส เจ้าของเดิมคือบริษัทไฮ-ไรซ์ ดีเวลลอปเมนท์ จำกัด และเป็นหนี้เน่าของธนาคารเอเชีย เริ่มก่อสร้างเมื่อปี 2538 และชะลอการก่อสร้างในปี 2541 สภาพการก่อสร้างโดยรวมแล้วเสร็จ 75% บริษัทเข้าซื้อโครงการดังกล่าวในราคา 600 ล้านบาท จากมูลหนี้เดิมคือ 1,800 ล้านบาท และเข้าถือหุ้นในบริษัทไฮ-ไรซ์ฯ 100% เท่ากับบริษัท ได้เข้าซื้อบริษัทไฮ-ไรซ์ฯ พร้อมกับทรัพย์สิน โดยมีแผนที่จะพัฒนาเป็นอาคารชุดพักอาศัยและพื้นที่ค้าปลีกสูง 34 ชั้น พร้อมชั้น ใต้ดิน 2 ชั้น 1 อาคาร แบ่งเป็นพื้นที่ขายจำนวน 22,000 ตารางเมตร และพื้นที่สำหรับค้าปลีกประมาณ 6,000 ตารางเมตร มูลค่าโครงการ รวม 1,900 ล้านบาท
มีจำนวนห้องชุดขนาดตั้งแต่ 32-130 ตารางเมตร รวม 400 ยูนิต และกำหนดเปิดขายในเดือนพฤษภาคมนี้ งบประมาณสำหรับการพัฒนาโครงการนี้นั้น บริษัทได้รับการสนับสนุนจากธนาคาร ดีบีเอสไทยทนุ จำกัด (มหาชน) ในวงเงิน 720 ล้านบาท ซึ่งราคา ขายของทั้งสองโครงการนั้นจะต่างกัน โดยที่อโศกจะเฉลี่ยที่ประมาณ 70,000 บาทต่อตารางเมตร ส่วนโครงการที่ทองหล่อจะมีราคาเฉลี่ยที่ประมาณ 60,000 บาทต่อตารางเมตร ทั้งสองโครงการยังมีความโดดเด่นด้านทำเลที่ตั้งในเขตศูนย์กลางธุรกิจที่สำคัญ รวมถึงรูปลักษณ์ภายนอกและการออกแบบภายในที่เน้นประโยชน์ใช้สอยสูงสุด สามารถรองรับความต้องการของลูกค้ากลุ่มเป้าหมายระดับกลาง บนที่มีกำลังซื้อห้องชุดในราคา 2-3 ล้านบาทใจกลางย่านสุขุมวิทได้

ทั้งนี้ นโยบายการดำเนินงานของบริษัทในปี 2547 นั้น มีทิศทางที่ชัดเจนคือ บริษัทจะรับรู้รายได้อย่างต่อเนื่องไม่ต่ำกว่าปีละ 1,500 ล้านบาท รวมถึงมีสภาพคล่องทางการเงิน D/E Ratio ไม่เกิน 1:1 และให้ผลตอบแทนแก่ผู้ถือหุ้นไม่ต่ำกว่าร้อยละ 25, มุ่งเน้นการพัฒนาโครงการที่สร้างค้างอยู่ รวมถึงการพัฒนา ที่อยู่อาศัยใจกลางเมือง ที่มีความโดดเด่นทั้งในเรื่องของทำเลที่ตั้ง การออกแบบที่คำนึงถึงประโยชน์ใช้สอย การก่อสร้างที่มีคุณภาพ ภายใต้ราคาที่สมเหตุสมผล รวมถึงการให้ความสำคัญกับการบริการทั้งก่อนและหลังการขาย โครงการมีความน่าเชื่อถือ และมีตราสินค้าเป็นที่ยอมรับ, มุ่งพัฒนาขีดความสามารถองค์กรให้มีประสิทธิภาพอย่างต่อเนื่อง รวมถึงการว่าจ้างผู้เชี่ยวชาญ และมีบรรษัทภิบาล มีความรับผิดชอบต่อผู้ถือหุ้น ลูกค้า และสังคม โดยรวม
อย่างไรก็ตามนอกจากทั้ง 2 โครงการแล้ว ในไตรมาส 3 และไตรมาส 4 บริษัทจะมีการพัฒนาคอนโดมิเนียมในย่านซีบีดี ออกมาอีก โดยเป็นทั้งโครงการที่พัฒนาจากอาคารสร้าง ค้าง และซื้อที่ดินเปล่าเพื่อพัฒนาใหม่ รวม ถึงการพัฒนาโครงการทาวน์โฮม ถ้ามีทำเลที่เหมาะสม

I dont like the idea of the skywalk from the skytrain to the office building though. I think it takes too many people away from the street, which makes the road look kind of dead.
The positive side is that the walkway is going to be air conditioned and you dont have to wait for a red light until you can cross the road. Maybe this way all the 'hi so' people wont be scared of using the skytrain.

I think moving powerlines underground for Asoke is nearly impossible, since the traffic is extremely congest' at any period of time....

Actually if you go to the base of the bridge over klong Saen Saeb in Asoke road, you can see 'underground sections' that have been covered with concrete that is stamped MEA. Its been there for a while, but maybe they are planning for the future?

I read in the Bangkok Post a few years ago (during Chuan's administration) that they wanted to put the wires underground in Khao San so it would look better for the tourists. But some people objected to the 'waste of money' as the economy was not as good as it is today.

Le Meridien to manage Le Meridien Chiang Mai and Le Meridien Bangkok in Thailand and Le Meridien Angkor in Cambodia.
May 10, 2004 (London): --Leading hotel and real estate owner, TCC Property Management Company Limited and global luxury hotel group, Le Meridien Hotels & Resorts, today jointly announced the signing of management agreements for three new hotels located in Thailand and Cambodia.
The hotels are:
Le Meridien Angkor - a 223-room new build hotel currently in the final phase of construction in the heart of Siem Reap and due to open in early September 2004;
Le Meridien Chiang Mai - a 400-room new build hotel due to commence construction on Chan Klan Road in the city centre and due to open in Q4 2006;
Le Meridien Bangkok - a 350-room new build hotel located on Surawong Road due to commence construction featuring Le Meridien's "Art + Tech" room design concept and scheduled to open in Q4 2006. Once completed, Le Meridien Bangkok will become the sister hotel to "Plaza Ath้n้e Bangkok, A Royal Meridien Hotel" which Le Meridien also operates on behalf of TCC Property Management Company Limited.
The signing of the three management agreements by Dr. Charoen Sirivadhanabhakdi, Chairman of TCC Property Management Company Limited and Robert Riley, Chief Executive Officer of Le Meridien Hotels & Resorts, marks a significant step in the growing relationship between TCC Property Management and Le Meridien Hotels & Resorts.

Le M้ridien, the London-based global hotel group, has revived its Thailand portfolio after a nine-month absence, clinching a deal to run three new major hotel projects in Thailand and Cambodia owned by TCC Property Management Co, the hotel and real estate concern controlled by liquor baron Charoen Sirivadhanabhakdi.
The accord, signed recently in Bangkok, puts the European chain in charge of managing a 223-room hotel now in the final phase of construction in Siem Reap, a 400-room property in Chiang Mai's city centre and a 350-room hotel on Bangkok's Surawong Road.
That agreement followed on the heels of an April 7 deal in which TCC awarded Le M้ridien a 10-year contract to manage the 382-room Hotel Plaza Ath้n้e Bangkok, the sister property to Hotel Plaza Ath้n้e in New York, which the TCC group acquired in the late 1990s.
The accord to manage TCC's Surawong property is in line with Le M้ridien's overall move to rebuild its presence in the Bangkok market after the amicable split last July with President Hotel and Tower (PHT), the Thai property group owned by the Srivikorn family.
PHT has appointed Six Continents Hotels to run its two prime properties at Bangkok's Ratchaprasong intersection. The luxury 381-room property, formerly Le Royal M้ridien Bangkok, has now became the InterContinental Bangkok. Le M้ridien President will become the Holiday Inn Bangkok in early 2005.
TCC has opted to have Le M้ridien run its new properties, rather than its own Imperial brand, to capitalise on Le M้ridien's international brand recognition, global marketing power and management expertise, executives said.
Meanwhile, TCC has made it clear that it does not intend to put its 17 existing hotels operated under the umbrella of the Imperial Hotels Group under a different hotel management company.
Executives of both TCC and Le M้ridien would not reveal the specific terms of the agreement.
However, Le M้ridien executives said the contract runs anywhere from 10 to 20 years and Le M้ridien does not have equity participation in the hotels' investment.
TCC chairman Mr Charoen said in a statement that the relationship between TCC and Le M้ridien was expanding positively.
``These new hotels will further strengthen Le M้ridien's presence in Asia and our relationship with TCC Property Management, who continue to express strong confidence in our brand,'' said Robert Riley, chief executive officer of Le M้ridien.
Le M้ridien's global hotel portfolio covers 130 luxury and upscale hotels with a total 34,000 rooms in 56 countries worldwide.
Aside from those owned by TCC, Le M้ridien has four properties in its Thai management portfolio: one each in Koh Samui and Phang Nga and two in Phuket.
Le M้ridien Angkor is due to open in early September 2004, while Le M้ridien Chiang Mai is scheduled to commence operations in the fourth quarter of 2006. Le M้ridien Bangkok is slated for opening in the last quarter of 2006.

Yes, Siri Residence is also located on Soi 24, located just right next to the Emporium, and it's deiiferrent project with Siri 24 BTW..:)

Yes silom and sathorn is the big business district and has always been so. Now it seems like developers are focusing on building highrises on sathorn and silom starts to get those lowrise condominium ones, don't ask me why :(

I think this project has been cancled, since the Maleenon Group has already completed the refurbishment works on the Vibulthani Towers to "Maleenon Tower".

ล่าสุดอาคาร "มาลีนนท์ทาวเวอร์" ตึกสำนักงานใหญ่แห่งใหม่ของช่อง 3 ตั้งอยู่ริมถนนพระราม 4 ตระกูล มาลีนนท์ได้ซื้อมาช่วงหลังจากวิกฤติเศรษฐกิจปี 2540 โดยผ่านแบงก์ที่มีลูกหนี้สินทรัพย์ NPL
"จริงๆ เราคิดจะมีสำนักงานถาวรของเรามานานแต่ยังไม่พร้อม เพราะที่ดินเมื่อก่อนแพงมากซื้อไม่ไหว แค่ตึกเดียวพันล้านยังเอาไม่อยู่ ตารางเมตรละ 3-4 หมื่นบาท แต่แล้วเราก็มาได้ตอนลูกโป่งแตก เราซื้ออาคารนี้ในนามบริษัทมาลีนนท์ทาวเวอร์ แล้วนำมาปรับปรุงใหม่หมด เพราะเราต้องการความสูง เพื่อทำห้องส่ง วางระบบ มีไฟเบอร์ออพติกและความเร็วเพียงพอ ผมเองไปดูแล เพราะรู้เรื่องคุมงานก่อสร้างบ้านใหม่ของตัวเองเมื่อไม่นานนี้ แต่ก็เหนื่อยมาก" ประชุมเล่าด้วยความภูมิใจ
สำหรับอาคารสองหลัง บริษัทบีอีซี เวิลด์จะเช่าพื้นที่ 1 ใน 3 โดยโซนโอเปอเรชั่นตั้งแต่ชั้น 2-9 ส่วนระดับบริหารตั้งแต่ ชั้น 30-34 และยอดตึกมีแผนจะทำเป็นภัตตาคารลอยฟ้าตามที่เขาได้ขอร้องบิดาว่า
"ผมขอคุณพ่อบอกว่า อยากเอาพื้นที่ดีๆ มาทำภัตตาคารเพราะวิวค่อนข้างดี และพื้นที่เป็นชั้นครึ่งไม่เหมาะทำออฟฟิศเท่าไร คือทำได้แต่ต้องออกแบบอีกอย่าง คุณพ่อขึ้นไปดูก็เห็นด้วย"
ดังนั้น พื้นที่ชั้น 34 เป็นชั้นของประธานวิชัย, ชั้น 33 เป็นออฟฟิศของประชุม และชั้น 32 เป็นของประวิทย์, ชั้น 31 จัดเป็นห้องประชุมทั้งหมด
ขณะที่อีกตึกหนึ่งเป็นพื้นที่ทำงานของช่อง 3 โดยตึกนี้ต้องทุบ 6 ชั้นให้เหลือ 3 ชั้น เพื่อทำสตูดิโอห้องส่ง และอีกชั้นทำฟังก์ชันรูม
"โดยโครงสร้างตึกนี้เป็นของส่วนตัวในตระกูลมาลีนนท์ ที่ทางบริษัทบีอีซี เวิลด์มาเช่าเหมือนช่อง 3 เช่าเอ็มโพเรียม ถ้ามีส่วนเกินที่ต้องตกแต่งดัดแปลง ทางบีอีซีเวิลด์ก็ต้องลงทุนเอง" ประชุมกล่าว
ว่ากันว่าค่าเช่าตึกใหม่นี้ บีอีซีเวิลด์จ่ายค่าเช่าตารางเมตรละ 340 บาท ขณะที่เช่าพื้นที่ 10,000 ตารางเมตร ที่เอ็มโพเรียมจ่ายตารางเมตรละ 300 บาท ซึ่งราคาถูกมาก เพราะช่อง 3 เป็นผู้เช่ากลุ่มแรกที่ได้ประโยชน์จากสัญญา 5 ปีช่วงเศรษฐกิจตกต่ำจากวิกฤติ
