Nice rendering, but it is missing a few projects. I don't know if it's because there's not enough space or perhaps they were simply overlooked. Some that I see missing are the Everglades on the Bay, 50 Biscayne and Met Miami. I remember seeing somewhere a future rendering of the skyline with some of the new buildings in it next to the existing ones. It would be cool if somebody could do that but include a broader view from maybe NE 41st / I-195 thru the Rickenbacker Causeway. That would be an awesome view, especially with all of those new buildings being built north of the PAC! If I had the time, I would do it.

Yep. I bought into Blue and now I'm thinking about entering their resale program (they charge a % and find a buyer for you) when they start it up in January. But I am torn because I'd really like to keep it. However,that would imply many additional costs: closing costs, and mortage, tax and conde fee payments (i.e., lots of additional cash outflow year in, year out). And to rent it I would have to finish it off, doesn't come with flooring for example (more cash outflow). And with rates pretty low (even with some more increases in the next year) people will be more into buying than renting (personal opinion).

Do I think it will keep going up in value over the next few years, yes, but I think on a purely financial return and risk managment basis it woud be better to resell Blue and then find another pre-construction project. What are your thoughts/advice? Anyone have some good rationale for keeping Blue for the mid to long term vs. selling it early in 2005.

Conversely, anyone have some good leads on new sure-fire winning projects? Just heard about the sale of Sheraton Biscayne Bay to Related Group and Arquitectonica involved (it's in the Herald but for the life of me I can't post anything here to share)
