1st Jurong Lake site for sale

THE first sale site in Jurong Lake District has been triggered for tender after an unnamed developed committed to bid at least $350 million for it.
The Urban Redevelopment Authority (URA) will launch the site for public tender in about two weeks' time. The 1.9 ha land parcel at Jurong Gateway Road next to the Jurong East MRT station was made available for sale through the Reserve List system on Nov 28, 2008.
The Jurong Lake District consists of two unique but complementary precincts - Jurong Gateway and Lakeside. Occupying a total site area of 360 ha - which is about the size of Marina Bay, it will be a major regional centre in the west of Singapore, providing an attractive location for commercial developments outside the city centre and a world class leisure destination by the lake.
The sale site has a land area of 1.9 ha and a potential gross floor area (GFA) of about 107,000 sq m of space.
In line with the plan for Jurong Gateway to be developed as a major regional commercial centre in the west of Singapore, the proposed development on the land parcel will have at least 30 per cent of the total GFA for office use. The remaining GFA can be for additional office use or other uses permitted under the White site zoning such as commercial, hotel and residential uses.
The Jurong Gateway, with a total land area of about 70 ha, will be the biggest commercial hub within a unique lakeside setting outside the city centre, offering a good mix of office, retail, hotel, entertainment, food & beverage (F&B) and other complementary uses.
On the other hand, the Lakeside precinct, which spreads over 220 ha of land and 70 ha of water body, is envisioned to be developed into a world class leisure destination for locals and tourists. New edu-tainment or nature-based attractions , waterfront boardwalks, wetlands, parks and promenades will be developed in the scenic lakeside setting.
It is strategically located in the heart of Jurong Gateway precinct. Existing developments in the precinct include the JTC Summit and Jurong Entertainment Centre, which is undergoing a major revamp. Other upcoming developments in the area include the Jurong General Hospital and the West Campus for Continuing Education and Training.
More than 3,000 multinational and global businesses are clustered in the nearby International Business Park and Jurong/Tuas industrial estates and there is a catchment of one million residents from the surrounding towns.
Several government agencies such as the Ministry of National Development (MND) and its statutory boards, Agri-Food and Veterinary Authority of Singapore (AVA) and Building and Construction Authority (BCA) as well as the Ministry of the Environment and Water Resources (MEWR) and its statutory boards, Public Utilities Board (PUB) and National Environment Agency (NEA) will also relocate their offices to the Jurong Lake District in the near future.
don diego 2000 April 8th, 2010, 04:52 PM According to the URA documentation (http://www.ura.gov.sg/sales/JEast-St13/MA/JE13-intro(T).html), the tender site can reach 160m AMSL which would mean approx. 145m height for the buildings. Higher than the JTC Summit!

Hope some of the best developers bid for it. :)

spikeshamz April 10th, 2010, 01:41 AM I do hope the bidders has plans for a REALLY multi used model plan comprising commercial on the ground floor, Offices and Hotel on the upper floor. I suggest Jurong really needs a Hotel of a standard if not upscale / medium class. Could be a boutigue hotel such as Renaissance by Marriot or even Pullman by Sofitel. There are lots of business travellers in that area and there will be more coming since more offices willbe shifting and relocating to Jurong I forsee.

SINGAPORE: The Urban Redevelopment Authority (URA) has launched the first sale site from the upcoming Jurong Lake District.
It launched the sale by public tender after a developer committed to bid at least S$350 million for the land parcel.
The site located at Jurong Gateway Road was made available for sale via the government's reserve list system since November 2008.
The 99-year-leasehold site has a maximum permissible gross floor area of some 107,000 square metres.
Of that space, at least 30 per cent must be set aside for office use.
The remainder can be utilised as commercial, hotel and or residential space.
The development has a maximum building height of 160 metres above mean sea level and must be completed within eight and a half years.
URA said the land parcel is part of the Jurong Lake District that's set to be the biggest commercial hub outside the city centre.
It is strategically located next to the Jurong East MRT station in the heart of the Jurong Gateway commercial precinct.
URA added that the site will be an attractive business location outside the Central Business District.
Several government agencies, including the National Development Ministry and its statutory boards, will also relocate their offices to the Jurong Lake District in the near future. - CNA/vm

The tender for the Jurong Gateway Rd white site closed with 6 bids. The top bid was put in by Lend Lease at S$748.9m or S$650psf ppr.
Other bidders include Frasers Centrepoint, CapitaMalls Asia, Guthrie, Keppel Land, Far East, Sim Lian and Qingdao Construction. The top price is more than double the
reserve price of S$350m and higher than earlier market estimates of S$440-520m. The 205,856sf land parcel can house 1.15msf of GFA of which 30% must be slated for office
use. The remaining 70% can be utilised for retail, office, residential, entertainment or hotel space. The proposed development is well-located, just next to the Jurong East MRT
and nearby CMT's JCube (former Jurong Entertainment Centre) and IMM Building.

Lend Lease today announced that a joint bid by Lend Lease and one of its managed funds, the Asian Retail Investment Fund (“ARIF”) was the highest bidder for the Jurong Gateway Road site, a large scale mixed use suburban development in Singapore. The asset will be owned 75% by ARIF and Lend Lease will have a 25% direct interest.
Lend Lease and ARIF will pay S$748.9 million (approximately A$618 million) for the site, which compared to the underbidder at S$728.8 million (A$601 million). The site has capacity for circa 108,000 sqm of development, including a regional suburban shopping centre and commercial tower. The site is well serviced by transport, sitting directly opposite the Jurong East Mass Rapid Transit station.
The development will be funded by a combination of non-recourse project based debt and equity. Project debt of over S$800 million has already been secured.
The bid is subject to final approval and notification by the vendor, the Urban Redevelopment Authority of Singapore.
The development is in line with the Group’s strategy and represents a significant opportunity for Lend Lease to grow its retail platform in Singapore through the Group’s integrated capabilities. Lend Lease will provide development, design, project management, construction, retail property management and funds management services.
Lend Lease CEO and Managing Director Steve McCann said, “This is an important strategic transaction for our Asian business as we continue to grow our presence in the highly sought after Singapore retail market. This opportunity will significantly enhance Lend Lease’s retail and investment management platforms in Singapore leveraging off the highly successful 313@somerset development.

Kenzo76 June 28th, 2010, 03:05 AM Lend Lease is reputed to be a company with a solid track record here in Singapore and with their endorsement of the Jurong East site as "an important strategic transaction" would provide an insight for other developers who are keen to take up future potential sites in the area.
This project could have the built potential of a Parkway Parade of the west, along with a commercial tower as quoted in their bids.
With 313@Somerset as their benchmark, i think we will see a project which may prove to be interesting in terms of building designs and innovative sustainability features should the Australian company snare the winning bid.
Coming in second and third bids for the Jurong East white site are big wigs CapitalLand and Far East Organization Frasers' Centrepoint.
Should the bid goes to CapitalLand, the organization would holds the record as the first major landlord for commercial sites in Jurong Gateway, which includes IMM & the new jCube (former Jurong Entertainment Centre)

AUSTRALIAN property giant Lend Lease has been awarded the tender for the white site at Jurong Gateway Road, the Urban Redevelopment Authority announced on Monday.
Through Lend Lease Retail Investments 3 Pte Ltd and Lend Lease Commercial Investments Pte Ltd, the company submitted the highest bid of $748.89 million in the tender for the 19,124.5 sq m white site at Jurong Gateway Road which was launched on April 26.
The company has said it wants to build a mall and an office block on the Jurong Lake District site that it is tipped to secure after lodging the highest bid.
In a statement last week, it said the site has capacity for about 108,000 sq m of development, including a regional suburban shopping centre and commercial tower. Lend Lease said it made the bid jointly with one of its managed funds, the Asian Retail Investment Fund.
The winning tender bid works out to $649.6 per sq ft of gross floor area, more than twice the minimum required amount.
The fund will own 75 per cent of the asset while Lend Lease will hold a 25 per cent direct interest. Lend Lease said the development will be funded by a combination of non-recourse project based debt and equity.
Lend Lease will provide development, design, project management, construction and retail property management services.
The Jurong site is next to Jurong East MRT station and is set to kick-start the transformation of the sleepy district into a vibrant Jurong Lake District. Plans for the entire Jurong Lake District will be implemented over 10 to 15 years.

However, the tenants in this new mall are likely to be similar to 313's as well, given that CapitaLand malls have similar tenants.

SINGAPORE: The Ministry of National Development (MND) announced on Thursday that it has signed the Heads of Terms Agreement to take up a 30-year lease for 29,300 square metres of office space in the Lend Lease's white site development at the Jurong Gateway.
This marks the first time a government agency is committing to a long-term lease with a private developer in its development project.
MND announced last year that, together with its statutory boards the Agri-Food & Veterinary Authority (AVA) and the Building and Construction Authority (BCA), it will relocate to Jurong Gateway by 2015.
This will free up prime office space in the Central Business District for higher-value uses, reduce occupancy costs for the government, as well as catalyze the new growth area at Jurong Gateway.
The first white site at Jurong Gateway, next to Jurong East MRT station, was awarded to Lend Lease in June 2010.
Scheduled for completion in 2014, the mixed development comprises of office and retail space.

It is possible that they could either refurbish the buildings or demolish it to make way for new skyscrapers. :)

Mr Tan Tee How, Permanent Secretary for National Development, said of this new partnership: “We have found it financially viable leasing our office space from the private developer instead of building our own premises. The Jurong Lake District is one of the key growth areas identified by the Singapore Government. interesting to note that MND had already taken up a 30 yr lease. ALso the tender white site had a capacity for about 108,000 sq m of development according to lend lease, with MND taking 29,300 sq m which is about 27% of it.

Site at Jurong Lake District to be released for sale by public tender

SINGAPORE: A white site at Jurong Lake District will be released for sale by public tender in two weeks time.
The Urban Redevelopment Authority (URA) said the land parcel was made available for sale through the Reserve List System in October 2010.
The sale process was triggered when the URA received an application from a developer to put up the land parcel for tender.
The unnamed developer has committed to bid at a price of not less than S$510 million for the land parcel.
According to URA, the 1.8 hectares land parcel located along Boon Lay Way is next to the Jurong East MRT station and is suitable for mixed-use development.
URA said a minimum 40 per cent of the maximum permissible gross floor area of nearly 99,000 square metres is to be set aside for office use, while the remaining area may be developed for additional office use or other uses, such as commercial, hotel, and residential.
The site is also the second land parcel to be released for sale at Jurong Gateway.
URA will announce the exact launch date later, while the tender period for the land parcel will be about eight weeks.

CapitaMalls Asia, CapitaMall Trust and CapitaLand, have together submitted the top bid of $969 million or $1,012 per square foot per plot ratio (psf ppr) for a 99-year leasehold white site at Boon Lay Way, next to Jurong East MRT station.
A joint venture between units of United Engineers and Singapore Press Holdings submitted the second highest bid of $917 million, or $957 psf ppr.

Singapore, 1 June 2011 – CapitaMalls Asia; CapitaMall Trust Management Limited, the manager of CapitaMall Trust; and CapitaLand are pleased to announce that they have been awarded the land parcel at Jurong Gateway by the Urban Redevelopment Authority (“URA”).
The land parcel has a prime location next to both Jurong East MRT station (an interchange station with two major train lines) and Jurong East bus interchange. Jurong is set to be the largest regional centre in Singapore for commercial developments outside the city centre. Under the URA’s Jurong Gateway project, the precinct will feature a mix of office, retail, hotel, entertainment, food & beverage and other complementary uses.
Jurong Gateway is about 2.5 times the size of Tampines Regional Centre.
CapitaMalls Asia, CapitaMall Trust and CapitaLand had submitted the top bid of about S$969 million for the site. The total development cost is expected to be about S$1.5 billion.
The new retail and office site will continue the transformation of the area into an attractive destination for business and leisure serving more than 3,000 multinational and global businesses in the Jurong and Tuas areas. Including neighbouring towns such as Clementi, Bukit Batok, Jurong East and Jurong West, there is a catchment of one million residents.
The planned 25-storey retail-cum-office development has a site area of about 195,465 square feet (“sq ft”) and maximum permissible total gross floor area (“GFA”) of about 957,780 sq ft. The office component will be equivalent to at least 40% of the total GFA of the development, with the remaining GFA for retail.
Subject to planning approval from URA, the shopping mall is expected to have five levels including one basement level. The one-stop family mall will both cater to residents’ everyday needs and offer specialty shops.
Shoppers will enjoy seamless accessibility to transport options from the mall – Level 1 will be linked directly to the new air-conditioned Jurong East bus interchange, while both Level 1 and Level 2 will be linked to Jurong East MRT station.
Together with link bridges connecting the mall to Ng Teng Fong Hospital and a neighbouring development, the shopping mall will have five direct connections to transport infrastructure and amenities. The shopping mall is expected to commence operations in time for the Christmas shopping season in 2013.
Subject to planning approvals, the prime office tower sited on top of the shopping mall is expected to span 20 storeys (from Level 6 to Level 25) with about 383,000 sq ft of GFA. As one of the taller developments in the vicinity, the retail-cum-office development is envisaged to become a new landmark in Jurong Gateway when it opens in 2014.

I don't have much faith in CapitaLand. They honestly DO believe they've successfully mastered the art of mall-building/design and tenant mix. I've spoken to one of the top guys before - they're not going to do anything differently, very conservative in terms of tenants, and much prefer to stick to what they already have and replicate it.

You folks have such a density of malls and some beautifully designed ones (like ION) too. Obviously you would like a differing range of stores to differentiate each mall - and I guess that's where SGP is lacking -though again, I reckon you guys have one of the world's biggest range of shopping labels on offer. Remember too that your F&B offering in malls is also world class IMO.
I suppose you just get sick of the same shops repeated in each mall?

Upcoming Jem mall in Jurong to house multiplex

AUSTRALIAN developer Lend Lease unveiled on Wednesday, plans for its upcoming shopping mall called Jem in the Jurong Gateway.
Located beside the Jurong East MRT station, the six-storey shopping mall will house a 10-screen multiplex by Cathay and department store Robinsons - its first in a suburban mall.
Other anchor tenants include Marks and Spencer, FairPrice Xtra, Courts and food court chain Koufu.
When the mall is completed in the second quarter of 2013, it will be Singapore's third-largest suburban mall.
The project also includes an 11-storey office building, which will be occupied by the Ministry of National Development, the Agri-Food & Veterinary Authority and the Building and Construction Authority.

(SINGAPORE) Lend Lease unveiled its latest suburban mall, Jem, in Singapore yesterday. The property firm hopes that Jem will become the 'gem' at the heart of the new commercial hub of the west. Due for completion in second quarter of 2013, Jem is set to be the third largest suburban mall in Singapore, after Jurong Point and Nex. Jem will span a gross floor area (GFA) of 818,000 square feet and house over 280 retailers.
Jem will be located next to Jurong East MRT station and the junction of Jurong Gateway and Boon Lay Way. It will be a part of the Jurong Gateway regional centre, two-and-a-half times the size of Tampines regional centre.
Jem will consist of an office tower with 345,000 sq ft of GFA and a retail podium. The office tower has been 100 per cent leased to the Ministry of National Development (MND), Building & Construction Authority (BCA) and the Agri-Food and Veterinary Authority (AVA), with a lease term of 30 years.
Currently, 50 per cent of the retail area have been leased, the majority to six major anchor tenants: Robinsons which will take up 85,000 sq ft; Fairprice Xtra Hypermart with 70,000 sq ft; Courts with 20,000 sq ft; Koufu food court will take up 18,000 sq ft; UK retailer Marks and Spencer with 32,000 sq ft and lastly Cathay Cineplex with 47,000 sq ft.
The cineplex at Jem will be the largest cinema multiplex in the west with daily midnight movies. The 10-screen multiplex will be a 'new retro-chic themed multiplex' which will 'boast eight commercial halls and two platinum movie suites with a total seating capacity of 1,800', said Suhaimi Rafdi, chief executive officer of Cathay Organisation.
The majority of the anchor tenants have signed 15-year leases. Lend Lease refused to comment on its current rental rates but said that they have been priced competitively.
At the unveiling of Jem, Lend Lease affirmed its dedication towards green efforts and sustainability. An example of this would be energy-efficient interior light fittings, usage of recycled materials and an intelligent design that maximises sustainability while reducing the environmental footprint.
Jem was designed by SAA Architects, which also designed the larger Nex Mall in Serangoon Central. The design of Jem's mall consist of four atriums arranged parallel to one another to create a 'circuit' for simple circulation.
Aside from the anchor tenants, OCBC Bank, OSIM, Capitol Optical and McDonald's have signed leases with Jem. The new McDonald's will be an iconic, stand-alone glasshouse structure which will showcase the latest in McDonald's restaurant designs.
Lend Lease's unveiling comes more than a year after it won this Jurong Gateway site in a government public tender in June 2010. Lend Lease beat five other offers with its bid of $748.9 million. As part of the government regulation, a mandatory 30 per cent of GFA had to be set aside for office development, with the retail component filling the remaining 70 per cent of space. The bid was jointly made with one of its managed funds, the Asian Retail Investment Fund. The fund will own 75 per cent of the asset while Lend Lease will hold a 25 per cent direct interest.
Lend Lease is an Australian-listed leading international property and infrastructure group with a strong presence in Asia. Other retail assets that Lend Lease has developed include 313@somerset.

From the images, we can see the pillars for the structural frame are being installed at the site and frame construction had commenced for the commercial tower. :)

The Jurong Lake District has been selected as one of the recipients for the IBM Smarter Cities Challenge grant for 2012.
Jurong Lake District, a 360ha mixed-use district in western Singapore, is intended to support Singapore's economic growth for the next 10 to 15 years.
It will be the largest commercial node and regional centre outside the central business district, and will become one of Singapore’s new sustainable high-density districts. Developed as a smart district, Jurong Lake District will use resources more efficiently, optimise land, and enhance the quality of life for its workers, residents and visitors.
A joint press release issued by Urban Redevelopment Authority (URA), Singapore Economic Development Board (EDB), and IBM stated that Jurong Lake District was selected based on the country’s ability to clearly articulate strategic issues with tangible impact on the lives of citizens, and which can potentially and reasonably be acted upon.
Also considered was the nation’s track record of innovative problem solving, and commitment to the use of technology and open data.
Launched in 2011, the Smarter Cities Challenge is a three-year, 100-city, US$50 million philanthropic initiative that funds in-person engagements by teams of top IBM experts, who study and then make detailed recommendations addressing locally important urban issues.
It is an outgrowth of IBM’s Corporate Service Corps grant programme, in which IBM deploys teams of experts to cities around the world to work on projects that intersect business, society and technology for worthy outcomes.

Singaporeans living in the west can expect a new shopping mall in Jurong to be ready in the second quarter of 2013.
The 818,000 sq ft mall, called Jem, is adjacent to the Jurong East MRT station and will house popular brands such as Swedish clothing giant H&M and Japanese casual-wear label Uniqlo. This is in addition to household names like Robinsons, FairPrice Xtra and Courts.
At a media conference on Tuesday, Australian developers Lend Lease announced that it has already leased out 80 per cent of its retail area.
Mr Paul Walker, Jem's project development director, said that people in the west are still under-supplied in terms of retail space per person, dismissing talk that there are too many shopping malls sprouting in the area, including the new JCube.

H&M's store at Jem™ will be its first in Singapore's suburbs and will occupy over 19,000 sq ft and span three floors. The store is anchoring a prominent location in the mall with good visibility from the Jurong East Mass Rapid Transit (MRT) station. "Since our opening last September, we have had an amazing response from the shoppers in Singapore," said Mr Lex Keijser, Country Manager, H&M Singapore. "With the development buzz happening in the Jurong precinct, we are excited to be expanding to the western part of the country and bringing H&M's fashion and quality at the best prices nearer to the homes of our customers," he added.
Jem™ will have six levels spanning a gross floor area of 818,000 sq. ft. (76,000 sq. m) and house over 260 retailers. To date, 80% of the retail area has been leased. Apart from the three reputable brands mentioned earlier, other well-known names which will be present at Jem™ are Charles & Keith, Crabtree & Evelyn, Pazzion, Pedro and Swarovski.
Last year, Robinsons, FairPrice Xtra, Courts, Marks & Spencer, Cathay and Koufu were secured as major anchor tenants. Cathay will feature the largest cinema multiplex in the West, including their Platinum halls and lounge. The Robinsons Group of Companies will be marking their first suburban venture with their flagship Robinsons department store and a Marks & Spencer store. FairPrice Xtra will field a 70,000 sq ft hypermarket.
In keeping with the Urban Redevelopment Authority’s decentralisation strategy to establish commercial hubs outside the city centre and to provide jobs closer to homes, an office tower situated above the retail component of the building has been fully let under a 30-year lease to the Ministry of National Development, the Agri-Food & Veterinary Authority and the BCA.

Singapore - Jem™, a development by Lend Lease, won the Gold award in the ‘Best Innovative Green Building’ category at the MIPIM Asia Awards Gala Dinner held at the Grand Hyatt Hotel in Hong Kong last evening. The MIPIM Asia Awards highlight outstanding developments in the Asia Pacific region for their innovative, technical, environmental and architectural qualities.
Shortlisted by an international panel of top real estate experts from a group consisting 117 property projects in 12 countries, Jem™ was recognised last night for its exemplary and innovative green design features. It won the Gold award after receiving the highest number of votes from MIPIM Asia delegates and the jury, edging out fellow finalists.
Rod Leaver, CEO Asia, Lend Lease said, “Being recognised by our peers as a leader is a result of Lend Lease’s continual commitment to sustainability and the pursuit of innovation in creating the best places. We recognise that our projects have a lasting impact on the people and places around them, and have always worked hand in hand with the local communities to ensure that we are creating a positive legacy for generations to come.”
Lend Lease is the end-to-end property solutions provider for Jem™, where it participates in the entire value chain, from investment manager, developer, builder, asset and property manager. Overseeing the entire value chain allows Lend Lease to influence the various stakeholders in committing to sustainability for a truly sustainable outcome.
Jem™ is a mixed-use development comprising a retail and office component, expected to be completed in Q2 2013 and Q3 2013 respectively. It is the first mixed development to receive the Building and Construction Authority (BCA) Green Mark Platinum Version 4 award, the highest standard for sustainability in Singapore. It has also demonstrated its innovation by being the first development to use a highly efficient chilled water configuration delivering industry leading energy reduction for air conditioning. Commitment to sustainability was put forth through various design features in the building, as well as during construction to ensure use of sustainable materials. Most importantly, there was engagement with the end users to ensure their needs are considered.
The use of sustainable materials and design elements will allow Jem™ to reduce energy consumption equivalent to that generated by 2,400 public housing apartments in Singapore annually and reduce yearly water consumption by an amount equivalent to the volume of about 100 Olympic-sized swimming pools. Jem™ also plans to create a ‘Cascading Skypark’ at Jem™, which would serve as green replacement, as well as recreational space for the public.

I like how the retail area tapers off on the fourth and fifth floors to give way to the office tower while creating a multi-faceted rooftop garden/alfresco dining space.

Next-door neighbour CapitaLand's Westgate Mall have signed on with anchors primarily Isetan and a few other well known tenants at a 50% occupancy.
Both malls will be complimentary to each other for the greater convenience and benefit of their shoppers :)
URA's Elevated Pedestrian Network (EPN) for Jurong Gateway is mandatory for all the new developments to be interconnect at Levels 1 or 2.
There is an elevated pedestrian link bridge currently in construction which will link shoppers from the malls at Level 1 between JEM and Westgate.

deskoh91 March 14th, 2013, 02:21 PM The bridge should be angled 45 degrees to the left from the perspective in the shot. Having it straight like this causes half of the area near the walkway to face a huge viaduct support beam.
Nevertheless the elevated pedestrian network is very exciting. Hope it eventually links to IMM via NTFGH, as well as to the new alfresco dining cluster set to replace the science centre.
Lend Lease achieved a good tenant mix for 313, so it's not surprising they repeated it here, even if it appears they have simply "cloned" some of the more popular brands in 313 over. Probably what they meant by "bringing orchard road to the west" :lol:
Not as excited about Westgate's tenant mix though. Can tell they have a tough act to follow with a large mall right beside opening at about the same time. 50 percent occupancy about nine months from opening isn't the best CMA usually do.
ddes March 14th, 2013, 03:02 PM CapitaLand seems to have a good understanding of what diners want, and they have a good relationship with their clients. It's by no accident that places like Hoshino Coffee and Tim Ho Wan chose a CapitaLand mall for their debut. So, I expect Westgate's F&B to greatly outshine Jem's. Lend Lease has done a great job with mass market, fast fashion retailers with 313 - not so much their F&B beyond their first floor ones, so overall, Jem and Westgate will be great complements. JCube on the other hand, will be a bit of an oddball.
deskoh91 March 14th, 2013, 03:12 PM I have just looked through the full tenant mix at Jem. Now I am actually a little disappointed. Most brands can be found in JP with little new to market brands. It's a syndrome endemic to malls here but I was really expecting Lend Lease to buck the trend a little.
CMA is very guilty of duplicating popular brands among their network of malls so I look forward to being proven wrong when Westgate's list comes out.
JCube will require heavy repositioning once Westgate opens. Ideally electronics, apparel and unrelated specialty retailers like francfranc should be in Westgate. A pity it is not likely to happen given how some of these unique apparel lines have barely opened for a few months. If they do pull through with the above, they can confidently offer more entertainment offerings. Karaoke, bowling, pool, LAN, and the like with some food establishments, probably some 24 hours, to complement them. IMM is a very good example of a well repositioned mall.

What I really hope is that big box across the road doesnt disappoint us with a warehouse full of akira products.

I know Japanese eateries are everywhere and actually many of these eateries are own by Singaporeans company. However it having jap eateries does not have such strong presence as having Isetan (first Japanese-style supermarket outside Orchard)", Kinokuniya (1st outside city), Yamaha, Uniglo, all well established Japan brand in the same location. I believe there should be plenty of Japanese eateries as well.
I believe the attraction of JLD is because is a huge community of Japanese living around West Coast area, as there are 4 Japanese schools along west coast road and clementi and also a Japan Association funded sports complex for the Japanese school football and baseball game (which happens almost every weekend. Plus even Sony office is located IBP.

Upcoming Jem mall holds job fair

SINGAPORE : A new mall slated to open in May has pledged to hire back-to-work women and mature workers.
Jem - which will be in Jurong - held a job fair on Thursday.
Half of the 1,200 jobs on offer were either for part-time or flexi-work.
Job seekers could sign up for training schemes to help them get better jobs - especially in retail or F&B.
The Singapore Workforce Development Agency and South West CDC had sought to encourage prospective employers from Jem to adopt age- and family-friendly workplace practices.
More than half of the job seekers registered with the South West CDC have secondary education and below and close to 54 per cent are aged 40 and above.
Travin Tan, restaurant manager at Swensen's, said: "We will allow our workers to plan their own work schedule, and try our best to accommodate it. For example, some housewives can only work in the afternoons. In a week, some choose to work up to six days, others work only for one, two or three days."
Minister of State for Manpower Amy Khor also said that encouraging older workers to rejoin the workforce can ease some of the manpower crunch in the retail and service sectors, while providing a source of income for families.

Customers or passengers from the MRT can walk directly from the Jurong East MRT Station via the link bridge to JEM. Lighting and store front is up for Uniqlo and the store will be on both the 2nd and 3rd floors.

Uniqlo JEM has a wonderful advantage in terms of its store location within the mall; its store is located within JEM mall with direct access to the linkway from within the Jurong East MRT station Level 2 foyer.
It may also be the first Uniqlo store within a mall in Singapore to share a direct access from an elevated MRT station.
The huge anticipated foot traffic into the mall from the station will be further boosted with the completion of the neighbouring developments such as the Ng Teng Feng General Hospital, the elevated pedestrian network link to IMM and the CET campus.
For the frontage of Uniqlo's logo with jem logo, facing Jurong Gateway Road, it is yet to be seen as of today.

H&M to open 3 new stores in Singapore
SINGAPORE - H&M is expanding its reach in Singapore, with three new stores slated to open within the next few months. The Swedish fashion chain already has two stores in the Orchard Road area.
The first opening will be on May 29 at the newly built Jem shopping centre in Jurong, followed by another opening in one of Singapore's largest shopping centres, VivoCity, on June 20. VivoCity also won the Best Shopping Centre award in the 2013 People's Choice Awards. The third store at Suntec City will be opening in June.
While the flagship store in Orchard Building still remains the largest at 30,000 square feet, the three new stores will be full concept stores, carrying various concepts for women, men, teenagers, children and babies.
The 17,000 square feet store at Jem boasts three levels, while the Suntec City and Vivocity stores will occupy one floor, at 20,000 square feet and 15,000 square feet respectively.
Opening hours for the three stores are from 10am to 10pm daily.

Kenzo76 May 10th, 2013, 04:58 AM JEM's project site at night is filled with intense fitting out activities; A plethora of uniformed contractors from JEM's retailers with their army of workers are putting in great efforts to meet their schedule for the mall's opening. JEM had shared that 5,000 tenant contractors were inducted and 80 retailers are at work on site.
JLG's marklifts deployed at JEM can be seen at JEM Street and the facade along Jurong Gateway Road with the construction of the vehicular drop off point progressing well.
Pictures were taken around 2100hrs in early May.

A new project, Jem, in Singapore has become the first mixed-use development project to achieve the Singapore Building Construction Authority (BCA) Green Mark Platinum Award rating for its eco-friendly features and for replacing lost landscape by 122 per cent.
The mall and office tower, located at the Jurong Lake District, is a 19,124 square metres development designed by SAA Architects, one of the leading architectural firms in Southeast Asia with several Green Mark Awards in its belt.
The designers recognised the project’s sheer size and aimed to address its urban impact on the local community by applying a landscape replacement strategy.
It is also a policy promoted by Singapore’s Urban Redevelopment Authority (URA) with the following objectives: to enhance quality of life through greenery and spaces of relief; to create a distinctive image of the city in the tropics; and, to help bring environmental benefits like air quality improvement and urban island heat mitigation.
In the case of Jem, the greenery lost due to its development, as well as its carbon footprint, was replaced with abundant skyrise greenery and landscape areas within the complex.
The 17-storey project has four zones of greenery. The first is called Active Laneways, or Jem Street, which is situated between levels one to four complete with carefully selected plants that increase native species and promote biodiversity. This area accounts for 20 per cent of the total landscape replacement area.
Next is the Cascading Skypark or Jem Park, which occupies levels five to seven. This portion serves as the ecological and communal core of the building, with children’s play areas, meeting spaces, quiet reflection zones, a café, some educational spots and more landscaping for the community’s enjoyment.
The third zone, Sky Terraces, is located on the office side of the project, providing external shading, minimising heat gain and maximising the views of the surrounding environment. The effect of this zone is to add lushness to the Jurong scenery, thereby increasing the quality of life by making the new development a pleasing place to work and relax.
Sky Sanctuary, the fourth and last zone found at the top of the office tower, completes the landscape replacement by adding to this benefit, giving office workers another peaceful location to escape the corporate grind and a heightened appreciation for the environment.
As for the other eco-friendly features of Jem, the designers at SAA Architects included an efficient air-conditioning system, regenerative lifts and ample use of LED lighting. The project will also reduce water consumption to the volume of approximately 250,000 cubic metres (or around 100 Olympic-sized swimming pools) per year.
Being a Green Mark Platinum Awardee, Jem is expected to minimise energy consumption equivalent to the energy generated by about 2,400 HDB apartments annually.

SINGAPORE - In a matter of weeks, residents in the west of Singapore will get a swanky new mall.
Connected to Jurong East MRT station, Jem will open to the public officially on May 29.
The 818,000 sq ft worth of retail space will host a plethora of retail and food stores - 241 to be exact. Most of them sport names commonly found in the Orchard Road shopping belt.
The anchor tenants are Robinsons and Swedish fashion brand H&M, which are spread over four and three storeys respectively.
Both are setting up an outlet in a suburban mall for the first time.
Lingerie brand Victoria's Secret, Japanese bookshop chain Books Kinokuniya - which is opening a new store in Singapore after 14 years - and beauty and cosmetics shop Sephora are also setting up their first suburban outlet here.
Japanese lifestyle store Muji and fashion retail stores Mango and Topshop will also be opening their first outlet in the west of Singapore. Making their debut in the area as well are department store Marks & Spencer and Japanese fashion retail store Uniqlo, each boasting two-storey premises.
As for food, shoppers' appetites will be whetted by gourmet offerings from Marché Bar & Bistro, Imperial Treasure Seafood Restaurant, Sushi Tei, Din Tai Fung and popular South Korean bakery Paris Baguette.
Cathay Cineplexes will be running 10 screens in the mall, while the FairPrice Xtra supermarket will cater to shoppers' grocery needs.
Jem is set to be the third-largest suburban mall here, after Jurong Point and nex mall in Serangoon Central.
According to the development director of Jem, Mr Chris Brown, the mall is 100 per cent leased.
Referring to the mall's positioning as the "Orchard Road" of Singapore's suburbs, he said: "We aim to offer a unique shopping experience comparable to shopping in the city. (To achieve that) Jem's retailer mix (has to) consist of brands usually found in the city."
To further bolster a "downtown shopping experience", Jem Street, a two-storey lifestyle zone in the mall, will offer streetside shopping, similar to that of Discovery Walk at 313@somerset, and al fresco dining, he said.

I wouldn't worry about them as much as I would for IMM, as well as the rest of the Jurong Gateway plots. Jurong East has to play its part as both a shopping, lifestyle and entertainment district, as well the corporate hub of the west. It'd be an achievement to get it to the level of CBP.

its way too quiet to open. H&M shelves are still empty. surely even a soft launch will deserve a shoutout of some sort on their own FB page. anchor tenants like Cathay Cineplexes will only be opening in late August, probably in time for the official opening.

On the ground, one cannot help but be amazed at the huge efforts Lend Lease is putting into this project; Within six months from Dec 2012, Lend Lease was able to go from heavy construction of their mall to the exterior completion of the entire building. Fitting out for their major anchor tenants began in Feb / Mar 2013 and culminated in preparations towards opening in mid-June 2013.
Along the way, the team manage to win BCA awards. An admirable feat!
Hoardings are now fully removed, except for a small portion of the ground level covered walkway from JEM street to the Jurong East MRT station commuter ground level.

The mall's opening day was meant to be 11th June but it has been postponed to a later date.
Jem's Development Director Chris Brown said: “It’s been delayed to a date yet to be determined, due to an administrative regulatory issue.”
He apologised for the inconvenience, saying the public will be notified of the new date as soon as possible.
The mall has attracted a number of global brands to set up shop in light of changing shopping patterns of Singaporeans, and the development of the new hub at Jurong Lake District.
At 818,000 square feet, Jem is the third largest suburban mall in Singapore. Among the 241 shops, there quite a number are popular global brands, like Robinsons and H&M.
For some of them, it is the first time they have opened a store in the suburbs.
Human traffic is expected to hit 50,000 once the mall opens.
The developer believes there is great business potential in Jurong East as the government develops the area into a commercial hub.
Brown said: "By focusing on shopping, entertainment, city inspiration, we've really been able to hopefully create that downtown experience that also offers that little bit more for the community."

"We would like to notify the public that Jem will not be opening on 11th June. This is due to an administrative issue. We were anticipating having received all the necessary endorsements by end of business yesterday however that was not the case. We have therefore taken the difficult decision of not opening the mall to the public today in order to adhere to regulatory requirements. This is in the best interest of the public and the retailers.
We sincerely apologise for the inconvenience caused and we will notify the public on the new opening date as soon as possible."
I believed Jem did the best decision in postponing the opening instead of pushing ahead, and at the same time adhering to the strict building codes of our local regulatory process.
As a layman, I observed that the people at Lend Lease had committed substantial efforts in bringing Jem from a concept to reality. (24x7 construction with an army of international workers working tirelessly in different shifts over an intense 12 month period time-frame) and at the same time, not compromising on construction safety standards.
Jem is a unique and pioneering work for a mixed development project.
Perhaps, one day Paperwork and administrative process could be streamlined to meet efficiencies with the adoption of novel construction technologies and a skilled manpower workforce.
Jem has maintained consistency to open before Q2 2013, and am confident they can meet their goals, barring any further setback with administrative issues.
The on-line furore is understandable and is to be expected, but it is better to wage through a public outcry then having to face a long term regulatory penalty in the local context.
Lets support the hard working folks at Lend Lease to realize their goals, by being patient and with a quote by Lao Tzu - "nature does not hurry, yet everything is accomplished".
Once again, 頑張って!(がんばって! - Ganbatte!) - Do your best!

Not saying much at this juncture will help them avoid the unnecessary media attention as they solve whatever problem it may be. They still need to retain the confidence of their stakeholders and the public after all. :)

SINGAPORE: Singapore's third-largest suburban mall JEM says it will open on Saturday, 15 June.
This comes after the sudden delay in the mall's opening earlier this week.
JEM is giving away S$10 vouchers to the first 1,000 shoppers on Saturday.
JEM was due to open on Tuesday, June 11 but this had to be postponed because none of the units in the mall had applied for a Fire Safety Certificate or Temporary Fire Permit (TFP).
The TFP is needed for commercial premises and its units to begin operations.
JEM did not disclose if compensation or penalties would be given to tenants.
The mall at Jurong East expects to see some 50,000 visitors a day when it opens for business.

Or perhaps they thought their temporary fire permit for the whole building was sufficient. A reasonable mistake, anyhow, though I'm not sure if the public would see it that way. :)

y2koh June 14th, 2013, 03:05 AM Only a portion of the tenants applied for FSC on Monday night. The rest couldn't make it in time. For new malls there are 2 scenarios. One is that the submitting Architect will apply for TFP for both the entire mall, and also the shops. This usually happens when the Architect handles the design and construction of permanent fixtures within the shops as well. The other scenario is that the Architect only apply TFP for the mall, and the tenants will have to apply FSC individually. For Jem, it's probably a communication breakdown between the tenants, the management and the Architects, since TFP has been approved since 28/05, and it seems that none of the tenants applied for FSC before Monday night.

It's risky publicity anyhow. It could have just as well turned around to bite them, and it's still too soon for us to say if they're in the clear. It's just not something any sane company would plan in advance, but I agree that if they can turn it to their advantage, it would be good for their business.
They still have quite a bit of ire from the tenants to address though:

SINGAPORE: Some tenants of the new JEM shopping centre in Jurong East are expecting compensation from the developer after numerous opening delays.
The mall was slated to open on Tuesday but this was postponed due to the lack of fire safety permits for its tenants.
Tenants said they had to bear unnecessary costs because of the delay.
The mall's management had told tenants to document the costs incurred.
In a statement, its owner Lend Lease said any compensation will be a confidential arrangement with the tenants.
It is the second time that the opening has been delayed; the first time was on May 29.
The shopping mall is now slated to open for business on Saturday.

SINGAPORE: The much-awaited opening of suburban mall JEM took place on Saturday morning and attracted more than 10,000 shoppers within an hour of its opening.
Queues were seen snaking outside the mall with some shoppers showing up as early as 5.30am.
The suburban mall finally opened its doors after delaying its opening on June 11 due to the lack of fire permits.
The delay did not discourage shoppers who came from all over the island to throng the 818,000 square feet mall.
One thousand early-bird shoppers also received S$10 vouchers which were quickly put to good use inside the 241-store mall.
Shoppers can also look forward to shops like bookstore Kinokuniya which opened its first branch here in 14 years.
The mall did not open as scheduled early this week after the Singapore Civil Defence Force said it did not receive safety applications for some of the 241 units.
Fire safety certificates are necessary for commercial premises and their units to operate.

I kinda agree, I'm sick of malls nowadays, I think I probably really walk around a mall only once a month or so. The rest of the time I just go to the gym, eat and then get the hell out of the place. I haven't visited Nex, and I only visited Jcube once.
GaryinSydney June 19th, 2013, 12:04 AM ^^ Certainly its just another mall - but no need to be so negative - for residents of western Singapore it surely offers lots of shops like Kinokuniya without them having to travel into the city centre.
Plus, with your climate, its not like you can go shopping outdoors on streets, (or maybe that's just me as a sweaty tourist?!).
For myself, its a new mall to check out when I visit (at Xmas).
I guess its a shame that Jem doesn't have any new or different shops to elsewhere - therefore no excitement or reason to visit in that sense - and that's perhaps why it seems nothing special?
