EIH to add 700 rooms under Oberoi brand by 2013
Published on Thu, Apr 08, 2010 at 14:30 | Updated at Thu, Apr 08, 2010

Hotel operator EIH Ltd will add 700 rooms under its Oberoi brand by 2013 to its Indian and and overseas operations, a senior official said on Thursday.

The firm, which is reopening its damaged Oberoi wing in South Mumbai on April 24, also plans to add a second property in Gurgaon this year, Liam Lambert president of Oberoi Hotels & Resorts said.

The Oberoi's south Mumbai property was damaged in November 2008 when 10 armed militants stormed India's financial capital and killed 166 people.

Lambert said the 330 room hotel will be reopened with 280 rooms as 50 have been converted into suites.

He also said the firm will add five overseas properties in the Middle East in the next three years, mostly under management contracts.

In all, it operates 2,200 rooms under the Oberoi brand.

Under its Trident brand, EIH will add two hotels, one each in Hyderabad and Dehradun by 2012, taking its tally under Trident to 11, Rattan Keswani, president of Trident Hotels, said.

Keswani said the firm has seen healthy occupancy levels of 70 percent in the Jan-March quarter and occupancy levels were looking up but refused to give a forecast for the near term.

"Trending is impossible as there is no forecast model. Windows of booking have become so small that numbers don't tally."

"Considering everything, occupancies in the last quarter were quite delightful but summer will be a challenge," he said.

The summer season has historically seen lower occupancies and this would be the first summer post recession, he added.

At 1.25 p.m., EIH shares were up 0.51 percent at 129.25 rupees in a weak Mumbai market.

Taj Sets Opening Of Falaknuma Palace In Hyderabad

Hyderabad, India - Since its construction in 1884,
Falaknuma Palace has rarely been open to visitors, save for special guests of
the Nizam like the King and Queen of England. All that will change this
spring when Taj Hotels, Resorts and Palaces opens Taj Falaknuma Palace, one
of the most remarkable sights of Hyderabad. Set on a hillock, Falaknuma means
'heavenly abode' and the architecture is a singularly transcendent blend of
Italian and Tudor design.

According to a press release received by Elite Traveler, in keeping with Taj's mission to sensitively restore authentic palaces to
their former glory, Taj Falaknuma Palace limited accommodations to 60 rooms
and suites. Wimberly Allison Tong and Goo, leveraging their 50 years of
experience in high-end design consultancy, created the conceptual
architecture and sourced specialists from across the world to recreate old
artifacts and structures.

The grandeur of Taj Falaknuma Palace is best represented in its inexhaustible
detailing. Built in the shape of a scorpion over the course of nine years,
the palace retains priceless collections of Belgian Osler chandeliers,
paintings, statues, English furniture, stained glass windows, leather
upholstered rosewood chairs, gold and crystal tables, ivory figurines and an
Italian white marble fountain at the entrance, for starters. The library has
a walnut carved ceiling (a replica of that in Windsor Castle) and houses one
of the finest collections of the holy Quran in India.

Construction of Falaknuma began in 1884, the same year Sir Vicar-Ul-Umra
became Prime Minister of the Hyderabad State. Completed in 1893, this
magnificent palace became the last word in eastern opulence and luxury. Sir
Vicar made Falaknuma his home and played gracious host to lavish dinners,
house parties, hunt breakfasts and visiting European royalty. All the
furniture, paintings and other articles were made to order, as Sir Vicar
wanted to create an ambiance of heaven. Unfortunately, the palace eventually
led the Prime Minister into bankruptcy.

Since then, Falaknuma Palace has had many masters, from Nizam Mahboob Ali
Pasha to Mir Osman Ali Khan Bahadur. This spring it will join the ranks of
Rambagh Palace, Taj Lake Palace, and Umaid Bhawan Palace in the Taj Luxury
Hotels' segment. Taj Hotels has consistently and carefully carried out
restorations of the original elements of the architecture and the interior
design of its palace hotels. Refurbished with modern luxuries, these
exquisite palaces have now become true reflections of the grandeur and luxury
of Indian royalty, attracting tourists from across the world.

At Taj Falaknuma Palace, dine on royal Hyderabadi specialties, or savor the
finest Italian cuisine beneath the stars. Taj's Jiva Grande Spa complements
the royal experience at Falaknuma Palace with signature ancient Indian
therapies in exclusive treatment rooms overlooking cascading gardens.

Hyderabad is well connected by air and rail to all the major cities, and is
75 minutes from Mumbai and two hours from New Delhi by air.

Royal Orchid plans Rs 500-cr investment to open 7 more hotels
10 Apr 2010, 1832 hrs IST,PTI
Source:http://economictimes.indiatimes.com/...ow/5782400.cms

MUMBAI: Hospitality major Royal Orchid Hotels plans to open seven more hotels in the country at an investment of Rs 500 crore by next fiscal, a top
company official said on Saturday.

"We have plans to take our hotel count to 20 by next fiscal from the existing 13. We will invest around Rs 500 crore to increase our footprint in Tier I, Tier II and Tier III cities," Royal Orchid's President and Co-Promoter Keshav Baljee told PTI here today.

He added that the company will open a five-star hotel with 150 rooms in Jaipur by the year-end and another 240-room hotel in Hyderabad in the next financial year.

Royal Orchid an attractive buy for long term investors
12 Apr 2010, 0611 hrs IST,Rajesh Naidu,ET Bureau

Royal Orchid Hotels is a leading mid-size hospitality company that began its operations in 1973 in Bangalore. The company, along with its subsidiaries, joint ventures and associate companies today operates 13 hotels with over 1,050 rooms across seven locations — five in Bangalore, two each in Mysore and Pune and one each in Hyderabad, Jaipur, Goa and Ahmedabad. It has four different brands – Royal Orchid (five-star business hotel), Royal Orchid Central (four-star business hotel), Royal Orchid Suites (four-star extended stay hotel) and Royal Orchid Resorts.

BUSINESS POTENTIAL:

Booming in the information technology (IT) sector in the 90s till early 2000 helped hotel players having presence in IT hubs, such as Bangalore, Hyderabad, make flourishing business due to increase in business travels. Among the few players, which have presence in Bangalore, Royal Orchid Hotels emerged as the chief beneficiary of the business travel to the IT city. The company came out with its initial public offering in 2006 and since then, it has expanded its base to Ahemdabad, Pune, Mumbai, and Goa. Though these cities are not specifically considered as IT hubs, the company wants to de-risk its dependence for growth on the IT sector. The company would explore into three more cities —Jaipur , Hyderabad, and Delhi—FY 11. The expansion has come at a time when occupancies at most destinations have shown an improvement. In the December quarter itself, the company’s occupancy levels have bounced back to 50-70 % from lows of 30-40 % in the June 2009 quarter. In the December 09 quarter, occupancy rates in Bangalore increased from 52% to 55%, Pune from 70% to 74%, Mysore 58% to 68%, Jaipur from 65% to 75% and Goa from 35% to 59% on a quarter on quarter basis. It is reported that post-expansion the company’s dependence on Bangalore would drop from the current 56% (of its revenues) to 31% the year ending March 2012. Most of these destinations the company has been associated with have been combinations of management contract, joint venture (with property owners, developers), lease and single ownership.

VALUATION :

On the valuation front, currently, the company is trading at price to earning multiple of around 26 times and almost at it book value. This is much cheaper than its peers Taj GVK Hotels, which is trading a P/E of 30x and nearly three times its book value. The company is on an expansion mode. It plans to invest around Rs 500 crore to double the number of hotels by FY12. The company may use the IPO proceedings to fund its expansion plans. It will take around two to three years for these investments to translate into good numbers for the company. With this expansion, the market is likely to rerate the company as its fortunes will no longer be tied to the fate of Indian IT industry. Longterm investors are advised to accumulate the stock at current level.

Also, they used complete metal beams instead of concrete pillars to build the structure.. which is first of it's kind I have seen, at least in Hyderabad.. Hyderabad set to add 1,500 hotel rooms this year
:cheers::banana:

Hyderabad, April 21

Hyderabad, one of the fastest growing cities in the country, is poised to add 1,500 star-rated hotel rooms during the year, expanding by 50 per cent the existing capacity of 3,000-plus rooms.

However, many hospitality project developers have adopted a cautious approach to new projects due to the prevailing political uncertainty. Most of them would prefer the business environment, affected by the separate statehood issue:ohno:, becomes a lot more positive.

Even as the hospitality sector was shrugging off the impact of the slowdown and had taken a positive outlook on end-2009 and 2010, the agitation for a separate Telangana has hit occupancy levels with the cancellation of several scheduled conventions and meetings.

Positive numbers

The General Manager of the Fortune Manohar Hotel, Mr Ram Mishra, told Business Line that “while the last quarter of 2009 had begun to show positive numbers, the agitation had resulted in a spate of cancellations. For the sector, the third and fourth quarters of the financial year account for significantly higher numbers.”

As President of the Hotels and Restaurants' Association of Andhra Pradesh, Mr Mishra said occupancy levels had dropped to 50-55 per cent from 70-75 per cent. The untimely death of Chief Minister, Y.S. Rajasekhara Reddy, and the elections had had an adverse effect on the sector. This had forced some developers to either reconsider new projects or put them off for the time being.

Infrastructure development

The General Manager of The Park of the Apeejay Surrendra Group, Mr Anurag Bajaj, feels that Hyderabad is the city to watch out for given the infrastructure being developed, beginning with the new international airport, the related expressways and satellite townships.

“If anyone does not factor these, he will miss the bus. This is similar to what Gurgaon witnessed few years ago. I am extremely bullish and we are getting into commercial launch mode with The Park at the right time,” Mr Bajaj said.

Hyderabad hospitality has recently added The Courtyard by The Marriott; the Park Hotel is getting underway; and The Westin Mindspace of Starwood Hotels & Resorts, one of the biggest properties in the city, has added 428 rooms.

During the course of the year, a couple of more properties will get underway. By the next year at least five or six more properties with a capacity of about 1,500 rooms will come up. This includes a property of the Sarovar Hotels, The Green Park, another facility of the Taj GVK group, and The Hyatt among several others.

Tariff rates in the city have stabilised after touching dizzying highs a couple of years ago, they observed.:cheers:

The Park opens seven-star hotel in Hyderabad:cheers::banana:
BS Reporter / Chennai/ Hyderabad April 23, 2010, 0:14 IST

The Park Hotels, promoted by Apeejay Surrendra Park Hotels Private Limited, on Thursday launched its seven-star hotel in Hyderabad, built with an investment of Rs 340 crore.

Speaking to the media, Apeejay chairperson Priya Paul said the Hyderabad project was its ninth boutique hotel. The first green building hotel, with 270 rooms, has a gold rating from Leadership in Energy and Environmental Design. The company is targeting Rs 100 crore revenues from the new venture in a year.

The group plans to launch a 250-room hotel at Pune in January 2013 and another 250-room one in Kolkata in 2014. It would also launch one luxury resort at Jaipur with 200 rooms. In all, it has 1,145 rooms.

Paul said the company would spend about Rs 1,000 crore in the next three to five years for developing greenfield projects and managing hotels. It would also look at developing properties in Mumbai and Goa. “The hospitality industry will be in a sweet spot from 2012,”' she said, adding most hotels during last year saw an occupancy rate of less than 55 per cent.

Skidmore Owings and Merril, which designed Burj Khalifa in Dubai, has designed the hotel’s exterior cladding.

ARPL ventures into hospitality industry through Accor Hospitality

Source:http://www.hospitalitybizindia.com/d...aid=7945&sid=1

Hyderabad based Agra Residency Pvt. Ltd. (ARPL) has forayed into the hospitality industry by signing a Joint Venture (JV) agreement with Accor Hospitality. Through this agreement, Accor Hospitality will manage Mercure Hotels Abids, which will be officially launched on May 16, 2010 and will be a ‘Pure Vegetarian’ property. This property will be the third property managed by Accor in Hyderabd, after Novotel Hyderabad & Hyderabad International Convention Centre and Novotel Hyderabad Airport.

Mercure Hotels Abids will be positioned as a boutique hotel, which will offer 82 rooms (55 Superior rooms, 19 Privilege rooms and eight Suites), a restaurant (Abids Bistro), a bar (Scotchman Bar) and five meeting rooms with capacity of 600-800 pax. The property will be mainly targeting corporate clients along with leisure travellers.

Speaking exclusively with Hospitality Biz about the concept of a vegetarian hotel, Rajesh Gopalkrishnan, Hotel Manager, Mercure Hyderabad Abids said, “With western countries becoming health conscious by going vegetarian and with sizable population of vegetarians in Hyderabad, the concept of ‘Pure Vegetarian’ hotel has a lot of potential. In this property, we are not only going to offer Indian but will also offer a mix of South East Asian cuisine for vegetarians. We are also going to target wedding segment through this specialty as most Indians prefer vegetarian cuisine during weddings and religious and traditional events.”

The grand look View of the Park Hotel's stunning eco-friendly interior; Below, view of the hotel from outside
Drive on the Necklace Road in the evening and you get to see the newest sparkler in Hyderabad on the other side of the Husainsagar Lake. It appears like a trapezium awash in brilliant colours in one angle and then appears like a yacht from a different angle.

Imagine a day when the Necklace Road station is connected to the airport then you can directly wheel in your luggage into

The Park, the first seven-star hotel in Hyderabad. The lobby is not at the entrance but on the third floor. Designed by Skidmore Owings and Merrill (it also designed the Burj Khalifa) the Park has an all glass facade, sheated by 6,200 panels of composite aluminium. The result:

The park turns into a green building that uses .8 watts per sft as the glass lets in the light and the aluminum bounces off the heat. The hotel brims with green ideas. The lift automatically uses lower energy when fewer people use and ramps up the power when more people get in.
http://www.hindu.com/mp/2010/04/26/images/2010042650200402.jpg

Not just the environment, Priya Paul of the Apeejay group who was involved right from the beginning till now, has incorporated cultural features she saw as defining the city. That is the reason for the presence of Kalamkari artefacts and motifs from tholubommalata in the hotel. While the rooms have a canvas with tholubommalata motif, one of the lounges in the lobby has a ceiling covered with Kalamkari work.

Outside the lobby on the third floor is the swimming pool that blends into the infinity of the Hussainsagar Lake. The horizon blending sight is a delight makes you wonder where the water is disappearing as you listen to the recessed all-weather Bose speakers pumping in the music.

The Rs. 340 crore Park has 270 rooms and plans are on anvil for a luxury retail mall beside the melange of restaurants and watering holes.

Source:http://www.business-standard.com/india/news/daspalla%5Cs-hyd-hotel-to-be-ready-by-june/395476/

Daspalla group-promoted Jubilee Hills Resorts Company is likely to open its four-star hotel in Hydarabad by June this year.

The group, which operates three 3-star hotels in Visakhapatnam and Kakinada, has taken 30 per cent stake in the project.

The total cost of the project is about Rs 32 crore. While the Daspalla group has invested Rs 11 crore, the remaining amount has come as loan from the state finance corporation and Andhra Bank, M Raghavendra Rao, chairman, Daspalla group, said. The project will have 110 rooms, two restaurants and two conference halls.

During the financial year 2009-10, the group’s occupancy rate dropped to 75 per cent. “Last fiscal we did not hike room rentals while food and beverages prices were increased marginally by 5 per cent. At the same time, food provisions purchasing prices were raised by 15 per cent and salaries by 10 per cent in 2009-10. This impacted our margins significantly,” he said.

Daspalla group achieved a turnover of Rs 34.5 crore in the financial year 2009-10 as against Rs 33.86 crore in the preceding year.

Marriott bullish on India

MUMBAI, India—Marriott International’s strategy for India includes a heavy emphasis on the Courtyard by Marriott brand, according to the company.

Courtyard, Marriott’s “upper moderate” product, is critical to Marriott’s growth in India, said Rajeev Menon, Marriott’s area VP for India, Pakistan, Maldives & Malaysia.

The Courtyard by Marriott Hotel Hyderabad lobby
Four Courtyards recently opened in India: The 164-room Courtyard by Marriott Hyderabad; the like-sized Courtyard by Marriott Ahmedabad in Gujarat; and the 199-room Courtyard by Marriott Gurgaon each opened in November. The Gurgaon property is Marriott’s first foray into the National Capital Region of Delhi.

The 299-room Courtyard by Marriott Mumbai International Airport opened a month later. Mumbai, the nation's economic heart, features the highest concentration of Marriott product. It is Marriott's Indian analog to Washington, D.C.

“Due to the global economy shift, upper moderate products are becoming increasingly popular in India,” Menon said via e-mail. “We currently have four Courtyards in India with 12 more in the pipeline.”

These hotels suit primary and secondary markets and “provide full service, offer meeting spaces and all the other amenities at a lower price,” Menon said. They also differ greatly from their select-service U.S. parent, which doesn’t feature restaurants like the MoMo Café, a full-service eatery featuring Western and Indian cuisine.

The economic downturn has prompted Marriott to offer Indian Courtyard guests a special promotion through 31 January. “You Stay, We Pay” gives customers INR3000 (US$64.36) in credit redeemable for hotel services such as the all-day restaurant MoMo. The introductory rate at the Courtyard in Hyderabad, through 31 January is INR4499, or about US$96.50. At the Gurgaon Courtyard, the “You Stay, We Pay” rate is INR9500, or nearly US$204. Gurgaon is the center of business process outsourcing in the country.

Rajeev Menon
These Indian Courtyards also provide roomservice and meeting space: The Courtyard in Hyderabad, a center of information technology in the south, offers seven meeting rooms with nearly 7,000 square feet of space, with full catering services and staff. It is located next to the Hyderabad Marriott Hotel & Convention Centre, so the two hotels, connected by a bridge, can offer one of the largest convention spaces in town and open 350 rooms to residential conferencing at one time.

In addition, rooms at these Courtyards are oversized: 32 square meters, or about 344 square feet. The Courtyards also offer recreation facilities and, in primary markets, an additional specialty restaurant: Red Zen, at the Mumbai and Gurgaon Courtyards, spotlights Asian cuisine.

No master franchisor

Viceroy Hotels Limited, one of several developers and investors in India with whom Marriott has a relationship, owns the Courtyard Hyderabad and the Hyderabad Marriott Hotel & Convention Centre and is developing a JW Marriott in Chennai, a Marriott Executive Apartments in the Jubilee Hills section of Hyderabad, and a Renaissance in Bangalore.

Other Marriott developers own similar, multiflag portfolios. That’s the way Marriott likes it, Menon suggested, noting a country of such size and diversity doesn’t lend itself to a master franchisor.

Viceroy's seven-star, 387-room Chennai project is expected to cost RS620 crore, its 300-room Bangalore project RS311 core. The respective US figures are about US$130 million and US$66.6 million. Both projects are due to open in December 2010. Viceroy is trying to raise about RS150 (US$32 million) through private placement.

The exterior of the Courtyard by Marriott Gurgaon.
“Most of these owners are highly reputed and established families in their specific markets,” Menon said, citing K. Raheja Construction in Mumbai, the Salgaocar Group of Companies in Goa, and the Chordia Group in Pune. “This puts Marriott in a unique position of strength, as these owners have long history and are well entrenched in their respective markets.”

Marriott, which has deployed five of its flags in India, doesn’t own any of its hotels there.

“We manage all our hotels in India under a long-term management agreement,” Menon said.
Its largest property is the 355-room JW Marriott Mumbai. Its other flags are Marriott Hotels & Resorts (in Goa) and Renaissance Hotels & Resorts and the extended-stay Marriott Executive Apartments (in Mumbai). It aims to introduce Ritz-Carlton to India in 2011, according to Menon.

Budget hotel chain under PPP mode planned

Hyderabad, June 11:cheers:

After tasting success with the public-private partnership (PPP) mode-based tourism projects in the State, the Andhra Pradesh Tourism Ministry is planning a chain of budget hotels in all the district headquarters in the State.

Officials in the State Government and Tourism Department believe that there is “untapped potential” for quality basic-amenities hospitality.

The demand-supply gap in this sector can be bridged by encouraging PPP projects in the State, according to the Tourism Minister, Ms J. Geetha Reddy.

Speaking at the launch of Expotel Hotel here, Ms Geetha Reddy, said that the Tourism Ministry had offered around 33 projects for development under the PPP mode, so far. Among those who had signed MoUs with the State, 18 projects have been completed. Expotel Hotel was the 19th project of this kind.

Two more hospitality projects - one at Jubilee Hills and another in the beach city of Visakhapatnam - will be ready later during the year, officials said.
“These three hospitality projects, coming up through the PPP mode, demonstrate the opportunity and also potential for business.

On similar lines, we propose to develop budget hotels in all the district headquarters under the PPP mode,” she said.

Investments

The Chief Minister, Mr K. Rosaiah, said that the State continues to attract investments, contrary to recent reports that there has been a slowdown in investments coming into the State.

Referring to a World Bank report, which has rated Andhra Pradesh as the second most preferred investment destination, Mr Rosaiah said, “Due to the recession, there have been some concerns of slowdown in the real estate sector and also lower recruitment in the IT sector, as they have become cautious. However, while the real estate has begun to show signs of recovery already, the IT sector has also started recruiting, showing that business climate is already in the growth path again.”

Industrial policy

He said that the State expects to “go all out” to attract investments and will shortly unveil the new industrial policy.

Global hospitality major The Marriott group, which is bringing its luxury JW Marriott brand hotels into the metros, is also eyeing budget hotels in smaller cities in the next few years.

“There is huge growth potential to tap in the budget hotel segment in the two and three-star category. These hotels will be clean, crisp, with basic facilities and convenient for the business traveller,” said Ty Collins, General Manager, Hyderabad Marriott Hotel and Convention Centre and Courtyard by Marriott. Speaking to The Hindu, Mr. Collins said Hyderabad would also have its first JW Marriott property soon. The new JW Marriott hotels in Delhi, Chennai and Bangalore would be open by mid-2011 and the one in Chandigarh should be ready by the year-end.

The Marriott added five Courtyards (four-star category), including the one in Hyderabad, during the last 17 months.

After subdued business over few quarters, the hospitality sector was bouncing back with hotel chains expanding their inventory, he said. After taking a hit due to the economic downturn, Delhi and Mumbai recovered faster than Hyderabad as the State had to contend with political uncertainty too following the death of Chief Minister Y. S. Rajasekhar Reddy and political agitations.

Q&A: Priya Paul, Chairperson, The Park Hotels
'This is the first hotel I have really built'
Business Standard / New Delhi June 20, 2010, 0:49 IST
What was the inspiration for the design?
Though I have never lived in Hyderabad, I have always associated it with jewels and spicy food. That was my brief to everyone working on the project — to take these as the starting point and do their own take, according to their sensibility.

What was your idea in terms of structural impact?
Because of the hotel’s location by the Husain Sagar lake — central to the city and so visible — I wanted the architecture to be iconic. Also, this is the first hotel that I have really built. Though we have been on this (design) journey over the last five years, all the other hotels were either owned by the family or bought as existing structures.

You brought in many different designers...
It was a deliberate strategy. I wanted the hotel to be a sort of modern maharaja’s palace and palaces usually have rooms and spaces dating back different centuries and periods. Obviously, this is a commercial hotel. The rooms, for instance, have been done by a solid ‘hotel’ designer, but we had him think afresh.
The hotel showcases a lot of Indian design.
Yes, Indian design has come of age. We have special pieces by Gunjan Gupta and Viya Home; Preksha Baid has created a beautiful jewel-like piece in the Ruby Lounge. The entire roof was painted in Kalamkari style by a master craftsman — but it is not in the traditional style. It’s contemporary, edgy and contextual at the same time.

To open Taj Vivanta Hyderabad in Q4 FY11: Taj GVK Hotels
Published on Mon, Jun 28, 2010 at 17:01 | Updated at Mon, Jun 28, 2010 at 18:06 | Source : CNBC-TV18

Taj GVK Hotels expects strong improvement in its Q1 FY11 numbers. The company sees a 20-25% improvement in revenue. FY11 budget at Rs 300 crore.

It will open a new hotel, Taj Vivanta, in Hyderabad, expected to be operational in December 2010. There are media reports that the company is planning an acquisition.

In an interview with CNBC-TV18, Indira Krishna Reddy, MD, Taj GVK Hotels spoke about the company's business and their plans going ahead.

Q: Could you tell us how Q1 is shaping up for you especially for your Hyderabad property? Could you tell us how ARRs have been and the occupancies?

A: The Hyderabad properties have improved on both counts when you compare with the last financial year, which is Q1 of the last financial year. Our occupancies have improved to 70% from 58% last year. The ARRs are almost stable but there is about 5-7% increase.

Q: What about your other two properties in Chennai and Chandigarh?

A: Chandigarh is doing extremely well. It is like a pleasant surprise for us and Chennai is stabilizing now. Chennai is around 50-52% occupancy on a month-on-month basis, and it is improving. Chennai is touching above Rs 2.5-3 crore per month.

Q: Could you give us an update on your current capex plans; you have around two hotels which are expected to start in FY12 and one in December 2010 as well?

A: Taj Vivanta Hyderabad in the last quarter of this financial year, which will be in December or January some time around that with about 189 rooms and costing about Rs 120 crore for us, apart from the building that we have taken on lease for 90 years.

Indian hotels face off with foreign majors

Posted: Jul 01, 2010 at 1127 hrs IST

Mumbai Business has been good and Indian hotels are eyeing conquests abroad.

Indian hotel chains, all set for an expansion drive, are likely to face stiff competition from well-known global chains that are aggressively making inroads into the widening domestic market.

Analysts say in a few years competition could jump to levels that could put pressure on Indian firms' room rates as they face-off with global giants, but will still manage to grow on rising demand for rooms in Asia's third-biggest economy.

A recovery in the global markets and a booming domestic market have pushed up business and leisure travel in the country, driving up demand for hotel rooms.

Demand for hotel rooms far outstrips supply in India, and this has attracted global players like Starwood Hotels & Resorts, Marriot International, Hyatt Hotels, InterContinental Hotels and Accor Hospitality.

Starwood is aiming to expand its local portfolio by 60 percent by 2013, while Hyatt has earmarked about one-fourth of its global pipeline for India. IHG has 41 hotels in the pipeline.

These hotel chains with multiple brands add to the already crowded space dominated by home-bred firms such as Indian Hotels Co, owner of Taj luxury chain; EIH, operator of Oberoi and Trident hotels; ITC and Hotel Leela Ventures.

INDIAN FIRMS UNFAZED

Indian Hotels plans to open properties in New Delhi, Bangalore, Hyderabad and Guwahati, while EIH is adding a property in Gurgaon under the Oberoi brand and two hotels in Hyderabad and Dehradun by 2012 under Trident.

India requires investments worth 600 billion rupees over the next five years to cope with the unmet demand for about 150,000 rooms, according to FICCI-Evalueserve.

"In India, there is room for everyone to grow," said Jan Smits, managing director of IHG Asia Australasia.

Also in the next 18 months, two hotels would come up in Hyderabad,” said Mr P.R.S. Oberoi, Chairman, EIH Ltd, at a press conference here. The two properties in Hyderabad will be developed with partner Jubilee Hotels and Oberoi Group's share of investment will be Rs 44 crore. The total cost of the project is around Rs 650 crore.

TajGVK to go slow on B'lore luxury hotel

Pushing forward, though, with budget hotels; says wide demand for that.

TajGVK, a joint venture between Tata-owned Indian Hotels and the Hyderabad-based GVK group, is going slow on its earlier plan to put up a luxury hotel in Bangalore. The construction of this hotel has been deferred by four years.

The company had acquired a part of the land near Yelahanka, on the road to the city's international airport. The airport is being maintained by a group company, GVK Infrastructure.

"We have acquired about six acres of land in Bangalore. There are a number of hotels coming up in the city. Competition will grow as a result of it and it will remain so for the next two years. We will begin construction once competition settles down. That could take another three to four years," G V K Reddy, chairman, TajGVK Hotels and Resorts, told Business Standard.

Industry experts agree Bangalore has seen an oversupply of hotels in the past two years.

"Occupancies and average room rates (ARRs) in the market have not seen a bounce-back as sharply as they have in Mumbai and Delhi. ARRs in Bangalore are in the range of Rs 7,000, while in Mumbai and Delhi, they are close to Rs 9,000. Earlier, ARRs in Bangalore were in the range of Rs 9,000-12,000," said

Himani Singh, analyst, Elara Capital. Analysts also feel a bounce-back in occupancies and room rates might not be possible in this financial year.

TajGVK owns and operates four luxury hotels — Taj Krishna, Taj Banjara, and Taj Deccan in Hyderabad, and Taj Chandigarh. The company is also planning to commission a hotel in Chennai. While GVK will oversee the construction, management and development of these hotels, Indian Hotels, being a hospitality major, will oversee the maintenance.

Budget brand plan
GVK is planning to take its association with Indian Hotels further, as it is partnering with the company's budget hotel brand, Ginger, as well. The company plans to open a chain of six Ginger hotels across Andhra Pradesh and has started construction on the first 250-room property near the new international airport in Hyderabad. Each of these hotels will typically attract an investment of about Rs 15-20 crore each.

Analysts feel budget hotels have a lot of potential demand, as India has an under-supply of fairly priced rooms. Most of the demand for these hotels could come in Mumbai, Delhi, Hyderabad, Chennai and Bangalore. "The only alternative is guest houses, which are low in hygiene," said Singh.

In addition to Ginger, hospitality companies like Tune Hotels and Lemon are some other chains eyeing this opportunity. TajGVK believes budget hotels have a lot of potential, in spite of many hotel chains looking at the low-cost sector.

"We will see a lot of demand for budget hotels. The typical room rent is around Rs 2,000 per night in these hotels, with all sorts of amenities.

The economy of the country is growing and more people are travelling, resulting in the need of these hotels," said Reddy.

TajGVK’s stock traded flat on the exchanges on Friday and closed at Rs 159 per share.

Hotel Leelaventure's Q1 profit rises 786%
BS Reporter / Mumbai July 14, 2010, 12:14 IST

Hotel Leelaventure Ltd, a premium luxury brand hotel group, has posted 786 per cent rise in net profit at Rs 9.24 crore for the first quarter ended June 30, 2010 as against Rs 1.04 crore in the corresponding period last year.

The company’s income increased 25 per cent at Rs 105.81 crore in Q1, 2011 from Rs 84.71 crore in the comparable quarter of the previous year.

Vivek Nair, vice chairman and managing director termed the income and net profit growth as a “turnaround in the fortunes” of the hotel industry.

With a view to capitalise on the existing land parcel in Pune and due to the lagging Pune Hotel scenario, the company has also decided to enter into a joint development agreement with a reputed local builder for the development of the said land into high-end residential commercial property.

The Leela Group has a pan-India presence with six hotels, namely Mumbai, Bangalore, Goa, Kovalam, Udaipur and Gurgaon with over 1600 guest rooms.

The hotel at the seafront facing Adyar Beach in Chennai with 332 guest rooms is likely to commence operation by mid 2011. Apart from this, the company owns plots of land in Agra, and Hyderabad and the projects in these locations will be taken up in due course.:ohno:

To open its first five-star hotel in Hyderabad by January 2011
Thursday, August 05, 2010, 11:00 Hrs [IST]

In a bid to expand its footprint across India, Hyderabad-based GreenPark Hotels plans to expand through management contract route. The Group is looking for tie-ups with potential owners to manage the properties. Currently, GreenPark Hotel operates four-star hotels in Hyderabad, Chennai and Visakhapatnam and plans are afoot to open its first five-star hotel in Hyderabad by January 2011. In addition, the Group will set up properties in Bengaluru and Pune.

Speaking exclusively with Hospitality Biz, K Mohan Krishna, Vice President Operations, GreenPark Hotels said, “With 18 years of expertise in the hospitality industry and a dedicated team of professionals in different departments of the hotel, we look forward to take up management contracts and share our years of experience to run properties for the owners. However, we would take up the projects depending upon the standards of the hotel and number of keys (minimum 100 keys), since we do not want to dilute the GreenPark Hotels brand.”

Furthermore, Krishna stated, “We aimed to first own and operate four hotels and then start off with management contracts. As the fourth property will be operational by January 2011, we will go ahead with management tie-ups. We would like to establish ourselves in the South Indian market and then look for expanding in North India. However, if the opportunity comes, we are open to take up the project.”

Elaborating on the upcoming project in Hyderabad, Krishna said, “We shall be opening the fourth property at Begumpet in Hyderabad. This property will be adjacent to the existing GreenPark Hyderabad. With 195 rooms, 20,000sq ft of banquet area, a Pan Asian restaurant, coffee shop, swimming pool, gymnasium, bar, spa and rooftop barbeque, the upcoming hotel will cater to MICE, business, corporate and leisure clientele. The investment for the project is Rs 65 crore.”

However, the USP of the property would be its parking area. The hotel will have parking space for 400 cars. Krishna believed, “With guests coming up for meetings, conferences and functions at our hotel, it is paramount to provide comfortable parking space to our clients.”

Informing about the expansion plans Krishna said, “Another property of GreenPark Hotels is under construction at ADB Road, Kakinada in Andhra Pradesh. The hotel will be under the four-star category with 120 rooms, with an investment of Rs 40 crore. The property is expected to be operational by 2012.”

Live the “last word on eastern opulence” --------------------------------------------------------------------------------

Built in 1893 by Hyderabad's Prime Minister, it was later given to Nizam Mir Mehboob Ali Khan

The 10-year-long restoration was done under the supervision of Princess Esra

HYDERABAD: All those lesser mortals who always dreamt of experiencing the luxury of Hyderabad's legendary Falaknuma Palace, “the last word on eastern opulence,” where the Nizams and their royal guests, King George V and Russian Czar Nicholas II, once stayed and feasted, now is the chance to fulfil it.

After 10 long years of painstaking restoration to the last detail, the palace that majestically rises into the sky, as its Urdu legend suggests, from a hillock south of this bustling 419-year-old city and now metamorphosed into the Taj Falaknuma Palace, is being thrown open to guests on October 1. Bookings have just commenced.

Built in 1893 by the then Prime Minister of Hyderabad, Vicar-ul Umra, the palace was later presented to Hyderabad's sixth Nizam Mir Mehboob Ali Khan.

A rare blend of Italian and Tudor architecture made entirely of Italian marble, the palace is famous as much for its shape — a scorpion with two stings spreading to the north as wings — as for its opulent interiors.

Ornate inlaid furniture, rich handcrafted tapestries and brocades from France, intricate frescoes, 40 138-arm Osler Belgian crystal glass chandeliers, carved balustrades supporting exquisite marble figurines on the stairway and a large dining table made the palace, something of a fairytale castle full of legends.

The palace reflected the tastes of Nawab Vicar, a widely travelled connoisseur of art and architecture who made the Falaknuma Palace a repository of everything he saw and experienced.

All of these have been sensitively restored by the Taj group to their original glory under the supervision of Princess Esra, wife of Prince Mukkaram Jah, the grandson of the seventh Nizam, Mir Osman Ali Khan.

Old world charm

For instance, the Jade Room, where reception was accorded to visiting royal dignitaries, retains its old world charm with its Victorian style hand painted ceiling, gilded reliefs and chandeliers, though now rejigged for hosting afternoon tea, believed to be the Nizam's favourite daily ritual.

The Durbar Hall, embellished with intricately carved wooden ceiling, parquet flooring, regal walnut wood furniture, handcrafted mirrors, has been converted for sit down lunches, dinners and board room conferences.

The dining hall flaunts a dining table, claimed to be the world's largest, that can seat 101 guests at a time. It is known for its famous acoustic system for hearing even whispers, and this has been retained.

The Library, with a walnut carved roof, replica of the one at the Windsor Castle, and the Billiard Room, with a table made especially for the Nizam by the famed Burroughes and Watts of London and the embossed camel leather chairs, too has been kept intact.

The hotel, joining others like Taj's Umaid Bhavan and Rambagh in Rajasthan, offers a choice of 60 luxurious rooms, including seven royal suites and the grand presidential suite (once the private chambers of the Nizam, with a private pool and a personal butler), two restaurants, an outdoor pool and the Jiva Grand spa, all spread over verdant 32 acres. Tariff for a day starts from Rs. 19,500 —nothing perhaps to satiate one's appetite for a sumptuous royal stay.

InterGlobe Announces Major Expansion of ibis Hotel Network in India

InterGlobe Hotels‚ the India joint venture of Accor and InterGlobe Enterprises‚ today announced a significant expansion of its ibis hotel network across India.

InterGlobe Hotels was established in mid-2004 as a joint venture between InterGlobe and Accor (60:40)‚ to develop a network of 25 ibis hotels with 3‚000 rooms across India over a period of 12 years. The venture today announced that it has 19 hotels with 3‚600 rooms committed. This portfolio will have a total asset value‚ inclusive of land of approximately Rs.1478Cr (US $317MN) on the completion of the hotels.

ibis hotels in India currently committed are located across 12 cities – New Delhi‚ Gurgaon‚ Mumbai‚ Bangalore‚ Chennai‚ Pune‚ Ahmedabad‚ Hyderabad‚ Jaipur‚ Nashik‚ Coimbatore‚ Kochi. With an average size of 190 keys (the largest being 465 keys)‚ 12 of these hotels are concentrated in Tier I cities‚ while seven are located in Tier II cities‚ as the group selectively ventures into cities showing significant economic growth. Two hotels are open‚ one more will open this year‚ and seven hotels will open in 2011.

Immediate target cities identified for development are Mumbai‚ Hyderabad‚ Kolkata‚ NOIDA‚ Chandigarh‚ Nagpur‚ Bhubaneshwar‚ Vadodara and Goa. A further six hotels are expected to be committed over the next 12-month period‚ and the venture has ambitions to add 4-6 ibis hotels to its portfolio every year going forward.

Indian Hotels unveils ‘Vivanta by Taj' brand

Plans to add 60,000-70,000 rooms in 7 years

Gets Rs.180 crore part-compensation for terror attack

Raymond Bickson, MD and CEO, Indian Hotels Company, introducing Vivanta by Taj Hotels and Resorts at in Bangalore on Tuesday.

BANGALORE: The Tata Group's flagship in the hospitality segment, The Indian Hotels Company Ltd (IHCL), announced on Tuesday the launch of its new brand, Vivanta by Taj, a portfolio of 19 properties across the country in the “upper upscale” segment.

Raymond N. Bickson, Managing Director and CEO, while unveiling the new brand here, said the second phase of the company's “rethinking and rebranding exercise” was aimed at “rapid expansion of capacity in the key segment.”

Mr. Bickson said the creation of the brand follows a similar exercise followed by the company while creating The Taj Gateway portfolio of hotels in the “upscale” segment two years ago. “We have added a new hotel every six weeks in the last seven years and we plan to add 60,000-70,000 rooms in the next seven years,” Mr. Bickson said.

Explaining the rationale for the rebranding exercise, Mr. Bickson said, “Our strategy of ensuring domestic dominance could not have been with just the Taj brand.” He said the segmented nature of the market meant that the company addressed demand in “every niche of the business.” The Ginger Hotels at the lowest level, and the Taj Gateway at the upper-end, ensured that the company addressed demand at every level of the hospitality business, he said.

Referring to demand, Mr. Bickson said, “The market is robust, with occupancy rates currently at 62-70 per cent.”

He said IHCL had received Rs.180 crore as “part-compensation” from its insurers for losses suffered during the terrorist attack on the Taj Palace in 2008. “We expect to close discussion with our insurers in the next few weeks,” he added.

Mr. Bickson said 14 more properties would be added to the Vivanta by Taj portfolio in 12-14 months, and four more in 14-18 months. Among the new properties being developed are those in Yeshvantpur (Bangalore), Coimbatore, Hyderabad, and three in Delhi (Dwarka, Gurgaon and Shahdara). In the same period, three Vivanta by Taj resorts will also open in Coorg, Bekal in north Kerala and Srinagar in Kashmir.

To open 189-room hotel in Hyderabad by Feb 2011: Taj GVK
Published on Mon, Oct 04, 2010 at 14:57 | Updated at Mon, Oct 04, 2010

Taj GVK Hotels do have plans in Hyderabad for commission of 189 room property in 2011.

In an interview with CNBC-TV18, Indira Krishna Reddy, MD, Taj GVK Hotels, spoke about the latest happenings in the company and sector.

To open 189-room hotel in Hyderabad by Feb 2011: Taj GVK:)

Q: Could you take us through this property, which is lined up in Hyderabad, which is expected to be commissioned in 2011? How much of it has been executed and when could it actually be commissioned, in terms of a time line in 2011?

A: We are planning to open by February or maximum by the month of March. It is almost getting ready. It is a 189-room hotel. It is going to be Vivanta by Taj. You maybe aware that all five star business hotels of Taj are now called Vivanta by Taj. So, this is one of that hotels, it has got beautiful façade and all the new amenities. But of course it is today’s hotel that means for all these young entrepreneurs, not typically like old palace type of a hotel. It is very modern, a very nice hotel. We are going to launch it in the month of February.

We are also planning to launch within a year’s time that is going to be a large 250-room Ginger hotel in Hyderabad; the first Ginger Hotels in this company in Hyderabad. We are planning to look out for sites and other things first to identify the land. We are just looking at areas and identification of land, as far as Ginger Hotels are concerned.

Q: Regarding this 189-room property in Hyderabad that you were referring to what is the kind of revenue generating you are expecting, occupancies and also what the likely room rents might be?

A: If you mean occupancies in the first year, any hotel in the first year you cannot expect more than 50-55% that is what I think. Maybe if you are lucky enough, you can get 70% also. But first six months, we will take it at 40%, and then it comes to 60%. For the next financial year, the average will be between 55 and 60%.

Q: So in FY12 what could be the revenue generation form this property per se?

A: We expect between Rs 44-50 crore.

Q: A lot of your revenues do only culminate from the Hyderabad market and you have capex which you are undertaking for that market as well. Can you just throw some colour on how exactly the Hyderabad market is panning out?

A: Hotels are long gestation period projects and capital intensive and it is like lifetime. You cannot say that only this year you are going to make money and next year you are not. So, you have to at least look for a long-term of five-ten years.

In five-ten years time, Hyderabad has to really grow, whatever the ups and downs Hyderabad is facing today. Total infrastructure is beautifully created in Hyderabad, and the people, the location, the proximity. Hyderabad, I feel is one of the best places to live in the country and it has to grow.

If you look at the roads, this Outer Ring Road (ORR), when you compare with other cities like Chennai, Bangalore etc, this is an excellent city. :cheers:But at the same time, it has little political issues, which has to be settled by the end of December. :bash:These things are all temporary for three-six months, but these hotels have to do well because locationally they are in really strategic location. They are in best locations in Hyderabad. So, they a have to do very well and our company substantially.

Sorry to say that i live in Hyderabad and all the roads are in horrible condtion.ORR is being built in a grand scale but there is hardly any activity going round there. Most of the roads in the core part and the suburban parts of the city are narrow, potholed and even with big craters and the GHMC has not taken any steps to repair the roads. The less said about the bylanes and streets is better.Even the slightest rains flood the roads and water stagnates for days added to that there are to many overflowing sewages and the stink pervading the city.Political uncertainity is killing the city.Realestate developers have no plans for new projects as they are saddled with existing projects unable to sell despite announcing freebies and reduced rates.Hotel industry will thrive if only the industry thrives.Best of luck to new star hotels being opened as even existing hotels are struggling with low occupancy.Telengana problem should be sorted out one way or other otherwise it is disaster for not only hyderabad but Telengana,Andhra and Rayalaseema regions too.

Sarovar plans Rs 65-crore Hometel in Chennai,Hyderabad
2010-10-09 04:20:00

Delhi-based hotel management company Sarovar Hotels and Resorts is coming up with a three-star budget hotel under its ‘Hometel’ brand in Chennai with an investment of about Rs 65 crore, according to its managing director Anil Madhok.

"The 170-room property in Chennai will be company-owned, and will be operational by the beginning of the next financial year," he told Business Standard. Of the 47 hotels that Sarovar currently operates, two are company-owned while the remaining are management contracts under the Sarovar Premiere five-star and Sarovar Portico four-star full-service brands.

The company already has two hotels in Puducherry, one each in Chennai and Kochi, three in Bangalore and two in Hyderabad under its fold. It is in the process of opening one more hotel in Hyderabad and three in Bangalore by the end of this financial year.

"The Hyderabad property will be a Sarovar Premiere brand with 230 rooms, complete with banqueting, restaurants, spa, swimming pool and a business centre. The investment in the project will not be done by Sarovar but by the company owning it.
:cheers:This apart, a Rs 100-crore hotel in Jaipur is on the cards," Madhok said, adding the company will fund the proposed projects through a mix of debt and internal accruals.

"We currently manage revenues of Rs 500 crore, and see a 15 per cent growth in revenues this year," Madhok said, adding the company was currently looking at Africa, which offers a huge potential for expansion, and will look at the West Asian market after a couple of years.

Nizam's palace turned Taj Hotel opens:cheers:
2010-11-04 20:50:00

Hyderabad, Nov 4 (IANS) Falaknuma Palace, one of the historical landmarks of Hyderabad and which was once owned by the erstwhile nizams, has been thrown open as luxury hotel.

After 10 years of extensive and sensitive restoration, the Taj Group of Hotels has opened the palace once owned by rulers of erstwhile Hyderabad State and located in the old city, about five km from the historic Charminar.

Built by Nawab Vikar-ul-Umra, the then prime minister of Hyderabad in 1893, it is the single most stunning example of the opulence of Hyderabad's royalty.

Ranjit Philipose, General Manager, Taj Falaknuma Palace, told reporters Thursday after a walk through the palace that with 60 exquisite rooms and 15 suites, it offers guests a glimpse of the imperial lifestyle of the nizams.

Falaknuma or mirror of the sky in Urdu, was the residence of sixth nizam Mehboob Ali Khan.

King Edward VIII and the last Russian Tsar, Nicholas II, were among the guests who stayed here.

The tariff ranges from Rs.33,000 to Rs.500,000 for a night's stay. The suites include the Nizam's suite.:master:

The seven-star hotel opened bookings from Oct 31 and it received a couple of guests during the last four days.

However, the formal inauguration will take place on Nov 13. The hotel officials said it will be a private party.

Mir Barkat Ali Khan Mukarram Jah Bahadur, the scion of the nizam family, his former wife princes Essra and Tata Group Chairman Ratan Tata will be among the guests.

A rare blend of Italian and Tudor architecture made entirely of Italian marble, the palace is famous for its opulent interiors.

The palace also has a dining table claimed to be the world's largest that can seat 101 guests at a time.

The hotel offers nizam's cuisine along with Italian and Mediterranean fare.

APTDC to construct budget hotel at Hitec City

HYDERABAD: The APTDC has decided to construct a budget hotel near Inorbit Mall in Hitec City with special focus on catering to the needs of corporate companies.

There are many software and corporate companies in and around Hitec City and few luxury hotels do exist in the locality. However, all the existing hotels in the locality provide hospitality to senior and executive class corporate employees and there are hardly any hotels that serve the requirements of administrative, supervisory section employees. As a result, such employees stay around Banjara Hills, shelling out huge charges, but the proposed budget hotel will serve their needs, says APTDC Vice-Chairman and Managing Director Sandeep Kumar Sultania. Given the connectivity with Outer Ring Road and Shamshabad airport, the locality is ideal for such a hotel.

It would be a 100-room hotel built in an area of about 3,000 square yards under Public-Private-Partnership mode. The project is estimated to cost Rs. 15 crore. Already 15 firms have expressed their interest in taking up the project, he said. “Work orders would be issued in 45 days and we have set a deadline of two years for completing the project,” says Mr. Sultania.

UNFORTUNATE:The damaged portion of Gayatri Hotel after a fire broke out in the building in Banjara Hills on Friday.

HYDERABAD: A major fire broke out in a star hotel under construction at Banjara Hills early on Friday, damaging property worth lakhs of rupees. However, no one was injured.:ohno:

Flames erupted from the restaurant on the first-floor of the five-storeyed Gayatri hotel around 5 a.m. and spread to the fourth-floor. Even after reaching the locality in time, fire-fighters could not take up fire-fighting operation due to lack of proper access to the building.

They broke open the glass façade and began their operation. “It's was a difficult task for us to enter the building. We had to battle for more than five hours to douse the flames,” said District Fire Officer P. Deendayal.

Cigarette butt?

He said fire might have originated from a burnt cigarette butt thrown by some workers who attended interior decoration works in the restaurant till midnight on Thursday. Moreover, inflammable decorative material and wood stocked in the restaurant helped the flames spread to other floors, he said.

The Park Hotel Hyderabad, Designed By Skidmore, Owings & Merrill, Opens
New Building Combines High-Performance Design with Local Culture

November 11, 2010 (New York NY) -- Skidmore, Owings and Merrill LLP (SOM), the New York-based architectural firm, has recently completed The Park Hotel Hyderabad, the flagship hotel for The Park Hotel Group. This 531,550-square-foot, 270-room hotel infuses a modern, sustainable design with the local craft traditions, and is influenced by the region’s reputation as a center for the design and production of gemstones and textiles.

http://img140.imageshack.us/img140/6466/park1k.jpg

Roger Duffy, SOM’s Partner in Charge of the project, says, “This building signals our commitment to creating a design that simultaneously felt at home among the exuberant vernacular architecture of Hyderabad, while simultaneously incorporating the latest sustainable strategies and technologies.”

The project is distinctive for its profound implementation of sustainable design strategies, with special attention paid to the building’s relationship to its site, daylighting and views. Solar studies influenced the site orientation and building massing, with program spaces concentrated in the north and south facades, and service circulation on the west to reduce heat gain. The hotel rooms are raised to allow more expansive views, situated on top of a podium comprised of retail spaces, art galleries, and banquet halls open to guests and visitors.

http://img202.imageshack.us/img202/2940/park2t.jpg

The building’s three sides wrap around an elevated central courtyard that can be accessed from the hotel lobby. This flexible outdoor area is protected from strong winds, and serves as an extension of the restaurants inside. It features a private dining court and a swimming pool, which can be seen from the adjacent areas and the nightclub below, with moving patterns formed by light passing through the pool’s water. The outdoor courtyard was designed to be a multifunctional space accessible from the lobby, restaurants, and bar that surround it. Elevated three stories above ground, this veranda provides views to Hussain Sagar Lake and the city.

http://img43.imageshack.us/img43/6963/park4f.jpg

The facade provides a range of transparency according to the needs of the spaces inside. Perforated and embossed metal screens over a high-performance glazing system give privacy to the hotel rooms while allowing diffused daylight to enter the interior spaces, and provides acoustic insulation from trains passing nearby. The opaque areas of the cladding shield the hotel’s service areas from public view. The shape of the facade’s openings, as well as the three-dimensional patterns on the screens themselves, were inspired by the forms of the metalwork of the crown jewels of the Nizam, the city’s historic ruling dynasty.

SOM designed many of the project’s interior spaces, including the lobbies, the lobby lounge, retail, and banquet halls. The interiors continue the jewelry concept – with silver, gold and gem tones throughout. Many of the interior surfaces, including the mosaics, reflect local designs, which were implemented by artists and craftsmen from the region.

http://img209.imageshack.us/img209/4230/park3.jpg

Priya Paul, Chairperson of Apeejay Surrendra Park Hotels which owns The Park brand, describes The Park, Hyderabad as “a Modern Indian Palace, something refreshing and different that speaks to the aspirations of India today.”
Collaboration with manufacturers, fabricators, and researchers played a vital role in developing this low-energy prototype building, with data gathered in collaboration with the Stevens Institute of Technology’s Product Architecture Lab in Hoboken, New Jersey. As a result, the design team was able to reduce the building’s energy use by twenty percent. In addition, an on-site water treatment facility and sewage treatment plant process both gray water for reuse and waste water for release back into the city’s sewer system.

http://img88.imageshack.us/img88/554/park5q.jpg

The project achieved the first LEED Gold certification for a hotel in India, and has been awarded Best New Hospitality Project of 2010 from Cityscape India. It also served as a case study for using a collaborative process to achieve an environmentally efficient design in Design Principles and Practices: An International Journal in 2009, and was the subject of a white paper written by the design team on the high-performance curtain wall system.

The Park unveils the Nizamian ‘Osmania' with a touch of tradition and royalty

Regal grandeur: The hallway of the luxury suite ‘Osmania' in The Park Hotel.

HYDERABAD: The swank glass structure shimmering in lights with the majestic Hussainsagar Lake on the foreground has decided to up its own superlative design, albeit with a touch of tradition and royalty. The Park has unveiled the Nizamian ‘Osmania' resplendent with lavishly embroidered cushions taking inspiration from the jewels of yore.

The luxury suite in the seven star “modern palace” as Priya Paul, chairperson, Apeejay Surrendra Park Hotels Ltd., calls it has furniture replicated from the era of the French King Louis the XVIth including the canopy chair and cane woven chaise lounge. The embroidered tiger and leopard skin rugs add a royal touch to the suite.

Tables with arched legs, mirrored tops and usage of black vinyl, satin and velvet embroidered with crystals, gold and silver threads add to the old world grandeur. Chennai-based French textile designer Jean Francoise Lesage, who conceptualised the suite, explains that everything embroidered in the suite was handmade amounting 7,000 hours!

“The entire room took three months of research followed by actual designing using hundreds of Swaroski crystals. I was given total freedom and really enjoyed creating it and hope the guests too will enjoy staying in,” exclaims the Indophile.

“I have invited people from different backgrounds like Tarun Tahiliani, Manish Arora, Rohit Bal, Jean Francoise Lesage and others to add value to the hotel and this is one such special suite reflecting different ways of luxury living,” says Ms. Paul. She is happy with the Park located in the city centre and does not forget to point out that the Park's five star hotel in Visakhapatnam was A.P's first luxury hotel that came up way back in 1967. Soon the hotel's night club is to be thrown open here.

Hotel rates to fall a fifth as room supply overtakes demand
Published: Wednesday, Dec 29, 2010, 2:24 IST
Place: Mumbai, Bangalore | Agency: DNA

Hotel room rates are set to decline by 5-10% in 2011 and 13-18% in 2012 as a deluge of rooms hits the market.

Average room rates will decline across cities like National Capital Region (NCR), Bangalore, Hyderabad, Chennai, Pune, Jaipur, Kolkata and Ahmedabad, said a study conductedby Knight Frank, the hospitality and realty consultant.

Samantak Das, national head-research, Knight Frank, said demand won’t keep pace with supply.

“Many new hotels that were planned during the boom of 2007 will release inventories between 2011 and 2013. This will drive down the occupancy rates (percentage of rooms occupied) of hotels in most cities,” he said.

But business in Mumbai and Goa is expected to grow because of high demand and low incremental supply.

The room-rate decline will be felt more in upscale hotels, the report said.

Among other key markets to feel the oversupply heat include cities like Hyderabad and Chennai, While Hyderabad will witness 4,764 new hotel rooms coming up by 2013, more than 3,000 hotel rooms will get added to the existing supply of around 4,500 hotel rooms

Some hoteliers said supply and demand cycles keep occurring. “If oversupply continues for long, existing hotels will have to cut rates. However, the situation evens out in the long run and hospitality is a long-term business,” said the top offical from a leading international chain operating in the southern region, not wishing to be named.

Hyderabad hospitality sector cautious but upbeat

Likely to see significant capacity addition in 2011.

http://www.thehindubusinessline.com/2010/12/30/images/2010123051351901.jpg

Positive start: New Hyatt Gayatri hotel buildings coming up in Hyderabad. —

Hyderabad, Dec 29

The hospitality sector in Hyderabad is shrugging off the slowdown blues and Telangana agitation-related concerns as it enters the New Year, even as it is poised to add significant fresh capacity during 2011.

If the year 2010 started with the T-storm brewing and students' agitations and a series of bandhs leading to cancellation of some of the major events and conventions, the year ended on a much positive note. However, the T-issue still looms large on not just the sector but also the State, which has seen relative slowdown in investment flow.

Players in the sector are looking at the year ahead with lot of hope and expectation that the Srikrishna Committee set up by the Centre to look into issues relating to creation of separate statehood of Telangana would be able to settle the issue once and for all removing all uncertainties. They hope this paves way for next phase of growth of the sector, the economy, vital to fuel the hospitality business.

New additions

While 2010 was marked by launch of several budget hotels, such as Quality Inn, Daspalla, Expotel, Nanotel, among others, it also was witness to addition of two large properties The Park and The Westin, the latter two equivalent to several small hotels with huge capacities.

Mr Ram Mishra, President Hotels and Restaurants Association of Andhra Pradesh and General Manager Fortune Park, said “Nothing much has really changed for the sector. The uncertainty over the creation of separate State or retaining it as a uniform State or having a separate Union territory has to be solved at the earliest. If this is done, there will be buoyancy in the economy, which spills over to hospitality.”

“In fact, hospitality sector is the first indicator of state of the economy. The sector has averaged over 50 per cent but holds much greater potential. There have been some patterns in terms of how business has come through.

Some of the hotels in and around the Hi-tech City have done relatively better than those located in the Central Business District,” Mr Mishra said.

According to Mr Vilas Pawar, Chief Executive Officer of Choice Hospitality, the group currently manages about 27 properties in the country and plans to add 15 more by next year. Of this at least two more will come up in Andhra Pradesh during next year. The company is upbeat on the prospects as budget hotels have managed to make a mark offering quality service at attractive rates. That is something a busy traveller relates to.

Mr Akesh Bhatnagar, General Manager, Golkonda Hotel, said “The twin cities of Hyderabad and Secunderabad offer immense scope for growth for the hospitality business. While fresh capacity addition will provide more options to people, it takes a year or two for a new property to make a mark. That means hotels located in the CBD will continue to do well, provided they offer right value proposition to the customer.”

Mr P.K. Dutt, General Manager of Inner-Circle, and Secretary General of HRAAP, said that the city currently commands a total inventory of about 3,700 hotel rooms across all (3-4-5) star categories. In fact, the year 2011 is likely to see a significant capacity addition, estimated to be about 1,700 to 1,800 rooms across different format of hotels.

“However, with the overall occupancy levels ranging between 55-60, and relative sluggishness in the economy and hardly any fresh investments, the new addition will take some time to be absorbed. New projects, investments lead to more visitors and more investments into hospitality,” he felt.

More launches

The year 2010 had very interesting launches including the magnificent Taj Falaknuma Palace, The Westin, The Park in the luxury segment, The Leonia Convention centre and Hotel along with several budget hotels. In the pipeline during 2011 are Lemon Tree, Park Hyatt, Taj Vivanta, Sarovar, Royal Orchid, Green Park expansion projects and few other properties by some first time entrants into the hospitality business.
However, the New Year eve celebrations seem to be relatively low key affair thanks to the clouds over T-issue. Some have preferred new destinations to celebrate.:bash:

Hyderabad stands at 19th in NYT list for the best places to go in 2011 (http://www.nytimes.com/2011/01/09/travel/09where-to-go.html?_r=1&pagewanted=all)

19. Hyderabad, India
Dynastic grandeur in the heart of modern India.

Even in the 16th century, Hyderabad, in southern India, famous for its diamond trade and sultans’ palaces, was a city with serious bling. In the last decade, a new sort of wealth has arrived — the outsourcing of international companies, which has inspired a boom of sleek cafes and restaurants such as Fusion 9.

The latest buzz is the debut of two five-star hotels, both connected to the Nizam family, rulers of Hyderabad for the two centuries before India’s independence. The first, Park Hyderabad, is a futuristic structure designed by Skidmore, Owings & Merrill, with an aluminum and glass facade inspired by the settings and metalwork found in the Nizams’ jewelry collection. The new Taj Falaknuma Palace, on the other hand, is a window into the past. It’s a wedding cake of a building that still belongs to the Nizam family, and it took the Taj Hotels group 10 years to renovate the European-style castle. “The Falaknuma Palace will complete the Indian palace tour for the south,” said Shanti Kohli, of New Delhi-based Amber Tours. “It makes a trip to Hyderabad worthwhile just on its own.”

Starwood Hotels set to expand in India

Actively pursuing plans for ‘Four Points' in three cities

Starwood Hotels and Resorts plans to have 100 hotels under its brands in India by 2015.

Dilip Puri, Managing Director (India), who visited Le Meridien Coimbatore on Friday with the Chairman and President (Asia Pacific) of Starwood, Miguel Ko, told The Hindu that Starwood had 29 hotels in operation in India and another 18 were under development. It planned to take the total number to 100 in another four years, including those under operation, construction and contracts signed.

The country had just about a lakh branded hotel rooms. Hence, the potential was huge. Most of these were in the five-star category and the potential was high for four-star branded hotels too. For Starwood, ‘Four Points' was already present in Jaipur, Pune and Navi Mumbai. One would be opened in Vishakapatnam in April. The company was actively pursuing plans for ‘Four Points' in Hyderabad, Bangalore and Chennai.

An ‘Aloft' hotel would be opened in Coimbatore in three months. Starwood planned to bring its ‘W Hotels' and ‘St Regis' brands to India in another couple of years. These would probably come first in the gateway cities.

Mr. Miguel Ko said Starwood had 180 hotels in the Asia-Pacific region and contracts for operation were signed for another 130. It had 80 hotels in operation in China and planned to include another 90. Starwood was looking at similar growth in India as “We see the same potential here in terms of economic growth and tourism potential.”

Palani G. Periasamy, Chairman of Appu Hotels, said Le Meridien Coimbatore would be fully operational by the end of March.

India's Scorpion Palace: Taj Falaknuma Palace, Hyderabad

http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-a.jpg

Some seventy years ago, the Nizam of Hyderabad was pictured on the front cover of TIME Magazine. Why? Simple – because he was the richest man on Earth.

Three years ago, Forbes' rated him as fifth in their 'wealthiest people of all time list' (Bill Gates ranked 20th). These days most people might have trouble telling you who the Nizam of Hyderabad was. It's not really surprising, after all, for the Nizam’s royal line lost a colossal fortune, and now live in comparative poverty.

For more than two centuries, until the mid half of the 20th century, the Nizams ruled Hyderabad State – a huge principality in central India. They had their own mint, which produced their own currency, had hundreds of millions of dollars in gold bullion, even more in precious gems and currency, Rolls Royces galore and – their favorite little weakness – palaces, palaces, and yet more palaces.

The luxury bandwagon came to an abrupt halt in 1948, when the princely states were abolished by the newly Independent India. The privy purse was confiscated, and no longer was there any cash to support a lifestyle that has gone down in history as one of the most decadent of all time.
http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-b.jpg

The vintage cars were left to rot in the garages, or were sold off. The gems and the bullion were sold as well to pay for the astonishing taxes levied by the Indian state. And, as for the palaces, most of them were simply sealed shut.

The apple of the Nizam’s eye was a palace named ‘Falaknuma’, which means ‘Mirror of the Sky’. Built in the shape of a scorpion with a double sting, it had a commanding vantage position above Hyderabad.

The story goes that the Nizam’s Prime Minister, Viqar ul Omra, conceived the Falaknuma as a fantasy home for himself. But, having spent a fortune on the construction, the furnishings, not to mention a decade of his life – he realized that he would never be able to complete it. And so, taking advice from his wife, he invited his master, the Nizam, to stay.

From the first moment his eyes set on the palace, it is said, the Nizam fell in love. He extended his stay, and extended it again. Seeing this and, desperate for an end to his financial woes, the Prime Minister presented it as a gift to the Nizam. And, as the story goes, the Nizam’s treasurer was given the order to repay the Prime Minister every penny of the cost. After all, to a man of such limitless wealth, the cost of any luxury – however extreme – was easily within budget.
http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-c.jpg
Despite his love for the palace, the Nizam himself never lived there. Rather, he used it as a guest palace for the droves of royal visitors and aristocracy who called upon him – lured by the reputation of jaw-dropping wealth. Among them were King George V and Queen Mary, the Prince of Wales (later crowned King Edward VIII), the Tsar Nicholas of Russia, and a kaleidoscope of titled guests.

With the end of Hyderabad State, and the sealing of the palaces, the dust grew deeper and the cobwebs thicker at the Falaknuma. Then, in 2000, after decades with its doors closed with wax seals by order of the courts, the palace was leased to the Taj Hotel Group for an initial period of thirty years. The arrangement was administered by Her Highness Princess Esra, the former first wife of the current Nizam, (he lives in Turkey). Under her careful and expert supervision, the palace was painstakingly restored, in a process which took a full ten years.
http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-f.jpg
Three months ago the Falaknuma, Mirror of the Sky, was opened to the public, and what a true marvel she is to behold.

From the first moment of your arrival (a yellow horse drawn carriage brings you up the mile-long drive), you feel as if you’re entering a kind of fairytale fantasy world. There’s a Cinderella-like feel about it all, as if you’re pulling up for the grand ball. The carriage door is opened by a footman. Then, a standard bearer – golden standard held high before him – leads you up the great curved stairway and into the palace itself.

Inside, a graceful vestibule leads into the main body of the scorpion palace. Walls and ceiling adorned in frescoes, it has at its heart a marble fountain and matching Greek urns. This being the Falaknuma, there’s no reception desk, concierge, or bell-hop, none of trappings of normal five star hotels. Instead, there’s the strong sense that you are a guest in the Nizam’s own home.

http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-d.jpg
As you are greeted by a line of liveried staff, and led toward your suite, it’s fearfully easy to find yourself slipping into a world in which delusions of grandeur run wild. There are long portraits of the Nizams on the walls, endless chandeliers, original art of all kinds, and miles and miles of silk.

I was taken to the Begum Suite in the Zenana Wing, where I found that an invisible valet had already unpacked, and laid out a banquet of refreshments.

Grand in a deliciously understated way, the suite was large but cozy, with a pair of bedrooms, dining-room, and salon. There was every luxury, from fabulously soft sheets to a colossal marble bath with gold taps, to a 24-hour butler and wardrobes lined with silk.

During my stay, the palace historian took me on a tour. He had been there for decades – first as a guardian – and could remember when there were cobwebs the size of blankets, and mountains of dust.

‘Princess Esra noticed everything,’ he told me, ‘the tiniest detail was important to her because after all she was renovating a royal palace. She brought experts from all over the world, and made sure that the very best of the best was used. The carpets and furnishings, the cutlery and silverware, all of it fit for a king.’
http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-h.jpg
We toured through the Jade Room, with its exotic Chinoserie style, extraordinary geometric parquet floor and matching painted ceiling; then through to the Durbar ballroom, in which colossal Venetian chandeliers hang. Famously, the Nizam had an army of staff numbering in their thousands. Dozens alone were given the job of keeping the chandeliers dusted and clean.

And, through to the games room, with its English billiards’ table, made to order in London on the exact Nizam’s specification and, beside it, a rack of antique ivory-tipped cues. There was a huqqa too, with numerous serpent-like pipes, a walnut wood bar, card tables, and grand piano.

Then on again, this time through a smaller doorway, into a voluminous dining-room. Running down the center was one of the longest dining-tables ever made – all 110 feet of it, and 101-place settings. In the palace’s heyday, the Nizam would have banquets here, the diners all eating off solid gold plates.
http://www.luxurytravelmagazine.com/images/article/Asia/India/Taj-Falaknuma-Palace-g.jpg
We continued through a library inspired by the one at Windsor Castle, and out on through acres of rambling gardens.

As I strolled there, the sun ebbing below the poplar trees, I pondered the way fortunes are made and lost. Then, turning back towards the scorpion palace, I made out a figure walking briskly toward me. He was holding a silver salver.

Nearing me, he cleared his throat, ‘Forgive me for disturbing you, sir,’ he said, catching his breath, ‘a glass of sherry, perhaps. After all, sir, it is six o’clock.’

GHMC to give A,B,C grades to star hotels (http://www.deccanchronicle.com/channels/cities/hyderabad/ghmc-give-abc-grades-star-hotels-959)

March 22: Star hotels in the city will be graded based on the hygiene maintained in their kitchens, quality and freshness of food and storage facilities available. Food inspectors and assistant medical officers of health from the Greater Hyderabad Municipal Corporation will inspect the kitchens of all three and five star hotels in the state capital and grade them as A plus, A, B and C depending upon their hygiene levels.

This grading will be done every six months and the GHMC will issue a certificate of cleanliness standards to the managements of these star hotels. These certificates have to be displayed by the star hotels at prominent locations on their premises, visible to the customers. The GHMC additional commissioner (health/sanitation), Mr S.K. Aleem Basha, confirmed to this newspaper that grading of star hotels will commence from the ensuing financial year. The Standing Committee of corporators approved the proposal on Tuesday.

“We will soon frame guidelines and parameters to evaluate and grade star hotels. We will also take the opinion of representatives of star hotels and experts from the National Institute of Nutrition, among other premier food research institutes,” said Mr Basha. “We intend to inspect other hotels below the star category, but only star hotels will be graded,” Mr Basha explained, adding that the guidelines and parameters will be placed before the Standing Committee. The GHMC has also invited the colony welfare associations and civic society organisations to monitor the sanitation activities (road sweeping, garbage lifting among others) and maintenance of parks.

While GHMC workers will continue to do sanitation work and maintain parks, all the associations will be involved in monitoring these activities. The five best colonies will be selected by GHMC officials and association representatives will be awarded Rs 15 lakh each at the end of the financial year.
Associations can take up any civic work of their choice in the colony with this money.
The best colony award scheme will be effective from April 1. Associations have to submit representations to the GHMC that they are willing to take up the responsibility in their respective colonies.

A perforated metal shell encases the new Park Hyderabad hotel, which also has a South Beach-style infinity pool that looks onto the city's lake.

HYDERABAD, India — The poster child for “New India,” the fast-growing capital of the state Andhra Pradesh is home to Google, Microsoft and Facebook offices.

It’s also home to what’s arguably the most cutting-edge hotel in the country. Park Hyderabad is the new flagship property of the Indian-based Park Hotels chain.

India’s first LEED Gold-certified hotel, Park Hyderabad conveys a futuristic feel with its whimsical perforated metal shell. An elevated outdoor infinity pool contains a transparent tube of stairs that leads down to the see-and-be-seen nightclub.

It’s a far cry from the classic opulence associated with India’s more traditional luxury hotels. If the Oberoi and the Taj are your old-money rich aunts, Park Hyderabad is your fun uncle who runs one hell of a hedge fund.

Most of the 270 guest rooms have a Jetsons-like vibe, subtly accented with fabrics and crafts from across Andhra Pradesh. Top Indian fashion designers were commissioned to work their magic on individual grand suites.

Some of the hotel’s artwork comes from the private collection of Park Hotels’ president, Priya Paul, 43. The Harvard-educated design aficionado took over the company after her father was killed in 1990. Back then, there were three Park properties. In the past decade, Paul has tripled that number. And she’s not done yet.

“My goal is 20 hotels by 2020,” she said. “I think we’re well on our way.”

Rooms start at about $325; theparkhotels.com.

Oberois plan to set up four hotels by 2014

New Delhi, April 12: The Oberoi group, as part of its expansion plan, will operate four new properties at home and abroad by 2014, including two in Hyderabad.

The group will open a new hotel in Hyderabad next year with 320 rooms, followed by a 250-room property in Dubai. In 2013, the group will open another property in Hyderabad with 220 rooms. By 2014, it expects to operate an 84-room property at Marrakesh in Morocco, Oberoi Group chief planning officer and joint managing director Arjun Oberoi told reporters.

The hospitality firm is also likely to operate a 70-room resort in Oman, but no time frame has been fixed.

The group today opened Oberoi Gurgaon with 202 rooms under a management contract with Orbit Resorts, which owns the property. It has been built at a cost of Rs 400 crore.

Located near Delhi’s international airport, the hotel covers a huge area with serene reflection pools and landscaped gardens and offers the city’s first 24-hour spa, cigar lounge and private heated pools.

At present, the group is also setting up flight kitchens in Delhi and Mauritius.

On international expansion, Oberoi said, “We are very actively looking at Europe but nothing has been finalised.” He said the group was looking only at management contracts for properties there.

When asked if the group would look to diversify into lower categories of hotels, he said, “Luxury and premium categories are the group’s focus area and, as of now, there is no plan to expand to lower segments.”

The Oberoi Group operates 32 hotels and resorts as well as cruises under the Oberoi and Trident brands in India, Egypt, Mauritius, Indonesia and Saudi Arabia. It is also engaged in flight catering.

The group, listed by the name of EIH Ltd (formerly East India Hotels), has recently raised about Rs 1,100 crore through a rights issue.

“A majority of it (proceeds from the rights issue), around Rs 900 crore, will be used to retire debt and some part will be utilised for setting up flight kitchens,” Arjun Oberoi said.

The rights issue of EIH closed last month. The company had issued five equity shares for every 11 held by the shareholders at a price of Rs 66 apiece. The record date for the rights offer was February 22 and the issue raised Rs 1,178.86 crore.

Oberoi said all the shareholders, including ITC, Reliance Industries and Analjit Singh, had subscribed to the issue and the shareholding pattern in EIH remained the same. Asked if the group would be looking to raise additional funds, he replied in the negative.

On reports of Vikram Oberoi, taking over as the group head, PRS Oberoi, chairman and CEO of EIH, said he had no plans to retire or step down.

While the company aims to cater to domestic travellers for the brand’s new properties in India, it also seeks to attract them to properties outside India, such as in London, NY, the Canadian Rockies, Dubai, Makkah and Shanghai when they travel abroad.

Besides, Famous Agents, the company’s travel agent education and recognition programme announced a new benefit for members in India - the Sodexo gift pass, which will be added to the point redemption programme. Travel agents who become experts on Fairmont Hotels & Resorts will be able to earn rewards, including free stays at the brand’s luxurious hotels and resorts worldwide.

Fairmont anticipates hiring approximately 500 colleagues for the Jaipur property who will learn and demonstrate the outstanding service for which the brand has been recognised. Recruitment will take place in various cities through career and campus recruitment fairs in northern India, such as Mumbai, Chennai, Hyderabad, Delhi, Kolkata and Bengaluru.

Monsoon Capital buys 50% in Phoenix Group
Hyderabad June 13, 2011, 19:38 IST

Monsoon Capital, a US-based private equity firm, picked up 50% equity stake for nearly $16 million in a real estate project promoted by Phoenix Group, a city-based real and infrastructure firm.

Monsoon picked up stake in a special purpose vehicle formed to execute Golf Edge - a property of 1-million square feet comprising a five-star hotel and residential complexes involving an investment of Rs 350 crore at Gachibowli, the IT district of Hyderabad.

Phoenix Group Managing Director Gopikrishna Patibanda, without revealing the exact investment made by Monsoon, said the project cost would be Rs 350 crore on 60:40 debt-equity ratio and the PE firm picked up 50% stake in the SPV.

"The project is being financed on 60:40 debt-equity ratio and Monsoon Capital invested 50% of the equity recently," Patibanda told reporters here today.

Catalyst Sansara India Opportunity Fund holds 20% equity stake in the holding company of Phoenix Group that is currently executing around Rs 10,000 crore worth real estate projects spread across three southern India states involving 30 million square feet, Patibanda said.

On Golf Edge, he said the project will have two 30 storied residential towers comprising 497 flats and a 210 room five-star hotel to be managed by Inter Continental Hotels. The total project is expected to be ready by 2014, he said.

According to him, the company has also tied-up half of the equity funds from seven private equity funds for another seven residential projects that are coming up in the city at an investment of Rs 2,000 crore.

The company expects to complete all the 30 million square feet projects in hand in three southern India states over the next five years and may offer exit route to couple of PE investors in the next 2-3 years, he said without revealing the names of the PE firms.

ITC Hotels picks 26% stake in Espirit JV for Rs 45 crore

BANGALORE: ITC Hotels has picked a 26% stake in a joint venture with Espirit Hotels to build a luxury hotel in Hyderabad. The stake is valued at Rs 45 crore.

"The project is at a planning stage and would be launched in this calendar year," a senior executive at ITC Hotels, who did not wish to be named, said. The proposed project is close to the existing ITC Kakatiya at Hyderabad , in which the hotel chain holds 68%, and also operates. ITC is also looking to add another 1,500 rooms to its hotels portfolio and enhance its capacity by 50% over the next three-to-four years. This capacity expansion will either be through new acquisitions and developments or management contracts under its four brands-ITC Hotels, WelcomHotel, Fortune Hotels and WelcomHeritage Hotels.

The company may also brand some of its upcoming hotels under the Luxury Collection by Starwood brand. The hotels division of the Kolkata-based cigarette to retail conglomerate currently operates, owns and manages about 110 hotels spread across the four brands. "ITC plans to have a portfolio of 150 hotels. In the premium segment we have 3-4 hotels under construction and another 6-7 hotels on drawing board," the executive said.

ITC currently has a joint venture with Maharaja Heritage Resorts, where it has an ownership interest of 50% and operates 53 hotels.

Hyderabad News.5 Star Hotel at Jubilee Hills Junction at KBR Park. Green Brigate up in Arms

Hyderabad News. TOI 15.08.2011
(Excl Ventures News.)

The ICICI Venture-led mega realty project slated to kick start in the city later this year, after a five-year-long gap, could well run into trouble again.Reason City activists have shot a letter to the ministry of environment and forests (MoEF) stating that the project is in clear violation of norms laid down by the Union ministry.

The letter sent a few weeks ago indicates that the proposed project, abutting the KBR National Park, falls under the `eco sensitive zone of the national park, which is a `prohibited area as per MoEF guidelines issued in February 2011.

It may be recalled that a consortium comprising ICICI Venture,Maytas and Nagarjuna Constructions had bought this piece of land, measuring 5.7 acres, way back in 2006 with the proposal to construct Hyderabads biggest hotel-cum-residential-cum-commercial venture. The project, however, failed to take off due to various reasons. After being kept on hold for over five years, sources in the knowhow revealed that the owners of the multicrore property were finally looking at resuming work this year.

But if this project comes up it will adversely impact the flora and fauna of KBR Park, which plays a critical role in maintaining the ecological balance of Hyderabads urban area, states Capt J Rama Rao,environmentalist,in his letter to the MoEF.The letter further highlighted how the project is located well within the eco-sensitive zone of the National Park.

Interestingly,Rama Rao had raised his voice against the project when it was first launched in 2006.In his letter to the MoEF sent in early 2007 he had pointed out how the developers had started work on it (heavy excavation activity) without getting an environmental clearance from the central authorities.

The project proposal was received by MoEF only in May 2007 whereas digging work had already begun at the site soon after the land acquisition in 2006, Rama Rao said referring to his pervious letter that was sent with supporting photographs. In fact, city environmentalists say that Rama Raos letter played a vital role in stalling the project at that time even as those part of the venture deny MoEFs intervention.

Apart from tampering with environmental norms, the project might also flout heritage regulations,Raos recent letter to MoEF states. It falls within the heritage precinct no.13,as notified by the Hyderabad Metropolitan Development Authority (HMDA) in 2000.So,no construction work (right from the checkpost to lake Taj Banjara, via road no 12 and 2 of Jubilee Hills) can take place in this area as per the norms, the environmentalist said.

Madhucon group, which is into construction, granites, coal, power and sugar, is foraying into the hospitality sector.

Nama Hotels Pvt Ltd (NHPL), its associate company, is developing two hotel projects in Hyderabad, which would be managed by InterContinental Hotels Group (IHG) — the world’s largest hotel management company by number of rooms.

IHG said it has signed four new management contracts in India, of which two developments are from Nama Hotels. According to IHG, both these hotels will start receiving guests by 2013.

The two Madhucon hotels under construction are part of a mixed-use development consisting of a shopping mall and commercial and office space.

This entire project is spread over a nine acre land parcel located opposite Jawaharlal Nehru Technological University at Kukatpally in Hyderabad.

“The two hotels will be managed under Holiday Inn Express and Holiday Inn brands featuring 160- and 360-rooms, respectively,” said an IHG update.

Between both the projects Nama Hotels is likely to incur an overall cost of Rs140-150 crore.

Hyderabad-based TajGVK Hotels and Resorts Limited (THRL), formed through an alliance between the Hyderabad-based GVK group and Tata group’s Indian Hotels Company Limited, is planning to set up a convention centre in the Taj Krishna hotel premises here.

TajGVK Hotels, which owns three luxury hotels in the city — Taj Krishna, Taj Banjara and Taj Deccan — is looking at tapping the rising MICE (meetings, incentives, conferences, and exhibitions) segment in the city through the convention centre.

“To meet our customers’ demand, we plan to set up a convention centre inside the 11.5-acre Taj Krishna campus besides a car parking facility and a bridge to connect the two hotels — Taj Krishna and Taj Deccan,” said G Indira K Reddy, managing director, TajGVK Hotels and Resorts Limited.

This would be a multipurpose centre to be used for wedding, business conferences, social functions, MICE segment, etc, Reddy said.

The company has set aside Rs 50 crore for the three projects. “Work on the parking project has started and we expect to complete all the three projects in the next 6-8 months,” she added.

TajGVK is also set to launch its new five star hotel, Taj Vivanta, at Begumpet here in October. The 189-room Vivanta hotel has come up with an investment of Rs 94 crore. It is planning to enter the value for money segment through the ‘Ginger’ brand and its first Ginger hotel in the city would come up near international airport at Shamshabad.

However, its plans to build 43 service apartments and a 7,000-sft Spa have been stalled as of now.

“We do not want to miss out on any opportunity. So we are exploring all areas across segment hotels to tap the market. Once these two projects commence, we will think of other projects," she said.

The Mercure, Hyderabad is on the top list.
The Mercure, Hyderabad

The Mercure is that very rare thing in India: a new, clean, comfortable, central hotel with mid-range pricing. OK, it's a chain with no character to speak of, but frankly, there is enough character in Hyderabad, and in India, already. Head out into the old town, to the lake, to the astonishing Golconda Fort – where by the 17th century they had plumbing and sanitation vastly superior to anything in Europe at the time – and return here. The hotel is quiet, the restaurant is perfectly acceptable, and there's a local place serving the classic local biryani opposite.

+91 40 67122000, mercure.com, doubles from £28 a night

Very nice list. Shocked to see that Oberoi Udaivillas is not that list!
How is Mercure Hyd? Does anybody have pictures?

Nice Video ygvjs2000!

This is a very good read about the Faluknuma Experience

http://www.thisislondon.co.uk/lifestyle/esmagazine/article-24006019-far-pavilions-in-hyderabad.do

Falaknuma, meaning 'Mirror of the Heavens', the royal residence of Nizam Mehboob Ali Khan, sits 2,000ft above the city. Whatever vehicle you are driven there in is left at the Clock Gate where you transfer to a horse-drawn carriage that delivers you at a cracking pace to the entrance steps of the neo-classical palace, arriving as visiting royalty once did. As we passed a motionless standard bearer and climbed the marble staircase, a shower of confetti-like pink rose petals fluttered down. 'All I need now is a bridegroom,' I said to the hotel manager who was beside me. 'Madam, that, too, can be arranged,' he gravely replied.

In a room off the marbled entrance hall with its sylvan frescoes, fountain and eagle-in-a-blue-sky ceiling, you check in at a desk where the last Nizam apparently used the 184-carat Jacob diamond (now in the custody of the Reserve Bank of India) as a paperweight. Stories such as this abound and can be easily believed as you tread the shallow-stepped main staircase, lined with portraits of Indian nobles and photographs of visiting states-men, and wander through astonishingly ornate rooms decorated in a quasi-European manner, much of it responsive to Chinoiserie and the Arts and Crafts movement. A dining hall features a table for 101 guests; tooled leather chairs with arms carved to resemble busty, winged women furnish the billiards room; a drawing room with looped and tasselled brocade curtains houses vitrines of carved jade; the coffered-ceilinged, wood-panelled library is said to be a replica of one at Windsor Castle.

Pochampally designs weave a wah! at Taj Falaknuma
HYDERABAD, NOV. 27:
Any which way you look at it — as a heritage property, as a visitor, as a history lover, a fan of the pompous lives Nizams led or just as someone who would like to transform to the past, experience it and compare it with modern settings — the Taj Falaknuma Palace is bound to make you say, Wah! Taj Falaknuma.

And if Taj Khajana, a chain of luxury lifestyle stores located across various Taj properties in the country, and a designer seek to tweak the traditional Pochampally designs and blend it with modernity, it just oozes boundless of creative talent. It transforms itself to a visual treat for the connoisseurs. This chain has been positioned as an Indian boutique with a global appeal bringing together the best of artisans and craftsmen.

Part of the Tata Group and Taj Hotels Resorts and Palaces, the majestic property located near the Charminar and in the heart of old city of the Nizams of Hyderabad, seeks to enliven people with a bit of history, tradition, pomp and gaiety, blended with modernity.

POCHAMPALLY

Taj Khajana held a fashion show focussing on the famous Pochampally weaves but with a difference. The collection put together by fashion designer Rahul Mishra and displayed by models sought to recreate the richness and feel of the ancient Han-Atlas fabric, a multi-hued hand woven and hand dyed Ikkat fabric of early 19th century of central Asia. This is stated to be once popular with traders on the silk route and stood as a symbol of luxury and power.

Ikkat, which means binding from Pochampally, a small village near here know for its silken weaves, has a traditionally geometric design approach. In this collection, the craft has been re-interpreted in a neo graphic manner reanimating traditional motifs such as leaves, flowers, blossoming buds and peacocks.

The general manager of Taj Falaknuma place, Mr Ranjit Phillipose, told Business Line that the property business is beginning to look up and a chain of events have been lined up, which include meetings and few grand weddings.

Chatwal hotels & resorts to invest $200 million in India over next 5 years
NEW DELHI: New York-based Chatwal Hotels & Resorts LLC will invest $200 million in India to open more than 50 hotels over the next five years, chairman and chief executive officer, Sant Singh Chatwal, said.

Chatwal Hotels, which has given the franchise and management rights of its 5-star deluxe brand Dream and 4-star brand Night to Wyndham Hotel Group, plans to expand them in India through the franchise model and develop them with the help of local partners.

"We will launch around 40 Night hotels and 12 Dream properties in India over the next five years, involving a capital expenditure of over $200 million," Chatwal told ET.

Chatwal, who is also chairman and CEO of Hampshire Hotels & Resorts, the management arm of Chatwal Hotels, is in India to explore the market. Chatwal and the Wyndham Group jointly run the 216-room Dream New York in midtown Manhattan, the 72-room Night Hotel also in Manhattan, a 195-room Dream Hotel in Bangkok and the 151-room Dream Cochin.

The hotelier said two properties have been planned for Jaipur, and one Night hotel each for Hyderabad and Kochi. "Lands for these properties have already been acquired and most of the approvals are in place. The properties will be launched over the next 18 months," Chatwal said, adding, "Our expertise is in the lifestyle boutique segment of hotels, which so far has not been developed in India."

Other hotels which are being planned include a Dream and a Night for Bangalore, a Dream in Goa, another Dream in Malad, and Night hotels in Raipur, Lucknow, Kanpur and Jalandhar.

Chatwal's son Vikram, who has been the brain behind the affordably chic Night and lifestyle Dream brands, hopes to add some local elements to the Indian properties.

"Our properties are all global brands, but I am proud of my Indian roots and hope to add some Indian elements stylistically to our properties here," he said, adding, "For instance, I have a huge collection of Indian art, including original works by MF Husain, Subodh Gupta and FN Souza, some of which I intend to use in the public spaces of our hotels in India." Chatwal and the Wyndham Group also plan to enter into joint venture with Indian American hoteliers in the US.

"Hoteliers of Gujarati origin own and run about 40% of the properties in the US, including in prime locations in cities such as LA, San Francisco and Chicago," Chatwal said, adding that secondand third-generation hoteliers want to get into the lifestyle segment and their properties have a huge potential to be converted into Dream and Night brands.

Taj GVK adds Vivanta brand in Hyderabad, open to buys

http://img88.imageshack.us/img88/8681/bl31p2taj908092f.jpg (http://imageshack.us/photo/my-images/88/bl31p2taj908092f.jpg/) Uploaded with ImageShack.us (http://imageshack.us)

Taj GVK Hotels & Resorts Ltd today added Vivanta by Taj in Hyderabad and outlined plans to develop at least three more properties simultaneously in Mumbai, Bangalore and Hyderabad, the latter to serve the Ginger brand.

The Managing Director of Taj GVK Hotels and Resorts, Ms G. Indira Krishna Reddy, said: “In the last eight years since we teamed up with the Taj Group, we have managed to double the overall strength of the hotel projects. We now have four properties in Hyderabad, one in Chennai and another in Chandigarh.”

“We are looking at growth cautiously, ensuring return on investments. The company has grown through an acquisitive approach in the past and is open to acquisitions. You may hear about buyouts,” she said after the launch of Vivanta in Hyderabad.

The company has had a long exclusive association with the Taj brand and expects to consolidate this association with the development of another property in Hyderabad under the Ginger brand near the international airport.

“We would also be developing properties in Mumbai and Bangalore,” she said.

“The entry of global brands into Hyderabad and markets where we are present augured well. We have carved a niche for ourselves and hope to build on that to cater to customers,” she explained.

The Chief Operating Officer of Vivanta by Taj, Mr Veer Vijay Singh, who was earlier associated with the management of all three properties in Hyderabad, said Vivanta brand is on rapid growth path since its launch in September 2010. It now has 23 properties and is set to add four more during the year.

Stating that every Vivanta property seeks to distinguish itself in a hospitality sector that is cluttered, Mr Singh said: “Even the fragrance in the Vivanta properties is distinct. We now have an inventory of 3,500 rooms and the number is poised to go up as more than a dozen properties are to be lined up by next year.”

Money is a fundamental common denominator, even in the affairs of the heart. And, if you need enough proof of cupid’s consumerism, sample this:

Five-star hotels in the country’s commercial capital are all out to woo customers on Valentine’s Day. So, at the Taj Mahal Palace and Tower in Mumbai’s tony Colaba, its celebrity Chef Hemant Oberoi is going to dish out a 14-course personalised meal. Price: Only Rs 3.5 lakh.

The package, has already been sold out. Encouraged, the hotel is planning a similar offering at three of its restaurants — Wasabi, Chef Studio and Zodiac Grill. “The evening will be set in ultra luxury for the guests. Exotic food and wine is on the menu,” Taj has said.
At the JW Marriott in Mumbai, a Valentine’s package for two will come at Rs 1.5 lakh. The hotel will organise a romantic drive for the couple in a sleek limousine. The chef will offer a special seven-course meal suited to the couple’s palate and desire.

“Because Valentine’s Day falls on a weekday, hotels are looking at satisfying their customers through food and beverage offerings. Many are customising these by giving exclusive and exotic touch,” said the general manager of a five-star hotel in Mumbai.

Taj’s Rajasthan Palaces is offering a two-night package priced between Rs 80,000 and Rs 1.5 lakh (plus taxes), while its Hyderabad property, Taj Falaknuma Palace, has a similar offering priced between Rs 65,000 and Rs 90,000, plus taxes.

The Leela Goa is offering a three-night package priced between Rs 72,000 and 1.2 lakh for couples. It is also offering an exclusive private five-course dinner for two by the beachside at Rs 25,000.

Even those with not-so-padded wallets need not worry. These hotels have also kept in mind the needs of the ones who do not have very deep pockets. “We have also designed packages for many of our guests keeping in mind the current economic scenario. Why should Valentine’s Day celebrations be any less for them,” said the F&B head of a five-star hotel in Mumbai.

At ITC Maratha in Mumbai, chefs will dish out seven-course meals, including ‘home-made pappardelle with wine roast duck’, ‘Pumpkin and parmesan ravioli with truffle sage butter’ and much more at The Peshwa Pavilion and West View - The Grill Room. The packages have been priced upwards of Rs 35,000.

JW Marriott, is offering a journey to a private island destination within the privacy of its Thai Pagoda at the pool side. The chef will serve a customised five-course international menu for two along with a bottle of Pink Champagne and other beverages at the cost of Rs 50,000.

The old adage “it’s the thought that counts” certainly won’t apply to many.

Jewel in the crown: a palace fit for a Nizam
The Taj Falaknuma, one of India's most opulent palaces, is opening its doors half a century after being closed down, giving guests the chance to experience the lavish hospitality of life in the Raj.
The extravagance of the Nizams of Hyderabad needs no introduction. Until losing power at India's independence, their princely state endured for two centuries, presiding over a huge chunk of the Deccan. A byword for profligacy and for spending on a truly lavish scale, the Nizams' dynasty rivalled large countries in terms of its wealth.

Of the seven Nizams who governed Hyderabad from 1720 to 1948, the richest was the last, Mir Osman Ali Khan, who was regarded as the wealthiest man on earth – his portrait graced the cover of Time magazine. As recently as 2008 he was rated fifth highest on the Forbes All-Time Wealthiest List (Bill Gates ranks 20th).

He had his own mint, printing his own currency, the Hyderabadi rupee, and a vast private treasury. Its coffers were said to contain £100m in gold and silver bullion, and a further £400m of jewels. Among them was the fabulously rare Jacob diamond, valued at some £60m today, and used by the Nizam as a paperweight. There were pearls, too – enough to pave Piccadilly – hundreds of race horses, thousands of uniforms, tonnes of royal regalia and Rolls-Royces by the dozen.

But it was the Nizams' great love affair with palaces that cost more than anything else to maintain. They owned more than a handful in Hyderabad alone, staffed by many thousands of servants, retainers, bodyguards, eunuchs and concubines.
he most favourite of all was the Falaknuma. Set on a hillock with sweeping views across Hyderabad below, the Falaknuma Palace was laid out in the shape of a scorpion with a double stinging tail. Known as "Mirror of the Sky", it was constructed in the classical style from Italian marble, with hints of art nouveau. No expense was spared to create it – a European masterpiece on the plains of central India.

The Nizam's prime minister, Viqar ul Omra, conceived the palace as a lavish residence for himself. The foundation stone was laid in 1884, but the building wasn't completed for almost another decade. In that time the prime minister was forced to borrow funds to finish it – money he had no chance of ever earning.

The story goes that to save face his wife suggested a wily plan. Inviting his master Mehboob Ali Pasha, the sixth Nizam, to stay, the prime minister waited to be extolled for creating such a glorious pleasure dome. And when the praise was lavished, Viqar ul Omra offered the building to the Nizam as a gift. Accepting graciously, the ruler reimbursed the full cost – a pittance to a man of such colossal wealth.

The palace soon became a great favourite with royal visitors, among them King George, Queen Mary, Edward VIII and Tsar Nicholas II. It represented a fragment of Europe in a principality whose wealth exceeded most of their wildest dreams. But with the withdrawal of the privy purse and the subsuming of Hyderabad into independent India, the billionaire lifestyle came to an abrupt end.

The palaces were closed up, their doors fastened with wax seals by order of the courts. And for decades they slept, like something from a child's fairytale. The Falaknuma was no exception. For 30 years or more almost no one was permitted entry and the place went to rack and ruin.

Yet just before reaching the point of no return, Princess Esra, the Turkish-born former wife of the current Nizam (who still has the title but nothing else), stepped in. Realising the terrible loss about to occur, she brokered a deal that would save not only the Falaknuma, but other Nizam properties.

For an extendable lease of 30 years, the Falaknuma has been signed over to the Taj Group. As part of the arrangement, the luxury hotel chain agreed to foot the jaw-dropping bill for renovations. Every detail was overseen by Princess Esra herself in a transformation that took more than a decade to complete. Once again sparing no expense, the princess brought in experts from all over world, each one charged with the solemn duty of returning the apple of the Nizams' eye to its original state.

And the result is a royal palace fit for a Nizam again.

As the standard bearer leads the way up the great bowed staircase, the thing that strikes you first is the silence. There's nothing for miles around, and in India such seclusion is itself a symbol of wealth.

Inside there's a vestibule, its walls and ceilings adorned with frescoes, Greek urns and alabaster nymphs. There's no reception desk, no concierge, none of the trappings of a hotel. Rather, there's a sense that you are a guest in the Nizam's home.

Step through into the main body of the palace and you enter a world that disappeared half a century ago. In the distance there's the delicate chiming of a Louis XIV timepiece and, nearer by, a row of liveried factotums stand to attention, awaiting instructions.

Once welcomed in whispers, and suitably indulged with refreshments, I was taken to my suite in the Zenana wing, where my luggage had already been unpacked by a valet. Lavish yet understated, the 60 rooms and suites of the Falaknuma exude the sense of luxury achieved by real wealth.

A little later the palace historian, Prabhakar Mahindrakar, begins the palace tour. A towering figure of a man, dressed in a flowing black sherwani, he walks softly over the rosewood parquet.

We stroll into the ballroom, with its great Venetian chandeliers, gilt ceiling, teak and walnut furniture, and miles and miles of silk.

"Before Princess Esra saved the palace," says Prabhakar, "I thought it would simply crumble into dust. You should have seen it. In this very room the curtains were rotting, the upholstery eaten away by termites and ants. There were cobwebs everywhere, rats the size of cats, and unimaginable amounts of dust."

He leads the way out on to the landing, illuminated by Carrera marble lamps and adorned with portraits of the Nizams looming down in giant rococo frames. Next door is the Jade Room. Haute Chinoiserie in style, it's festooned with objets d'arts and has yet more magnificent chandeliers and an intricate geometric parquet floor.

Prabhakar paces softly through to the Hukka Lounge, with its multi-stemmed water pipe, chaise longues and embossed leather walls. And slipping through a small doorway to the left, we emerge into the cavernous dining room. Running down the centre is one of the longest dining tables in the world. Thirty-three metres in length, made from teak and rosewood, it can seat 101 guests and was once laid with the Nizam's gold cutlery and plates.

He may have owned the palace, but it is Viqar ul Omra whose monogram is all over it. Just about everything from the dining chairs to the stained glass bears his initials: "VO".

Even the library ceiling is monogrammed. Inspired by the one at Windsor Castle, the room has 6,000 rare volumes, including a series of oversized leather-bound tomes entitled Glimpses of the Nizam's Dominions. Flicking through them, you get a sense of the limitless power and wealth held by the Nizams.

The palace historian, Prabhakar, suddenly seems overcome with melancholy. Kissing his fingers, he touches them gently to the book.

"We're all equal now," he says, "but I must admit I wish the old days were still here."

Source: http://india.blogs.nytimes.com/2012/02/13/outsourcings-surprise-byproduct-more-luxury-hotels-in-india/

Until now, home-grown brands like Taj, Oberoi and Leela have dominated India’s luxury hotel market, but that’s about to change.

High-end international hoteliers including Four Seasons Hotels & Resorts, Shangri-La Hotels & Resorts, Fairmont Hotels & Resorts, Park Hyatt Hotels, J.W. Marriott and Relais & Chateaux plan to significantly expand their presence in India in the next several years.

An increase of high-end travelers to the country is one incentive, but the main reason is India’s rising global importance to the business community, hotel executives and travel analysts say.

“Like China, India is shaping up to be one of the main growth engines in the world, and as India’s economy continues to grow, business travel into and within India will expand,” said Christopher Wong, regional vice president of development for Four Seasons in Asia.

Recent figures support that prediction: According to the government’s Ministry of Tourism, there were around 270,000 business travelers to India in 2007. That number jumped to more than a million in 2010.

Forecasts from the World Travel and Tourism Council predict overall business travel spending in India will rise by 8.8 percent a year between 2011 and 2021 – growing from $26 billion to $72 billion.

Part of the growth comes from American companies adding outsourcing and back office operations in Hyderabad, Bangalore, and Mumbai, according to Adam Weissenberg, vice chairman of Deloitte and leader of the company’s travel sector. This is resulting in a boon for high-end hotel brands seeking to build properties in India, he said because outsourcing often involves high-end business travelers going to India from the West who expect luxury accommodations.

Thus, a mushrooming number of high-end hotel rooms: The Toronto-based Four Seasons is opening a 230-room property in Bangalore in 2014 and a 260-room one in New Delhi in 2015. Both hotels will have high-end retail stores as well as private residences, which will cost between $800,000 and $3.2 million to purchase. The Bangalore location will be secluded within elaborate gardens.

Shangri-la Hotels and Resorts, which is based in Hong Kong, is set to open its second India property in Mumbai by the middle of this year and has two developments in Bangalore set to open between 2013 and 2014. The 410-room Mumbai property will have views of the Mahalaxmi Racecourse and the Arabian Sea and a private helipad on the roof top. Park Hyatt Hotels out of Chicago, which already has a location in Goa, has a property slated to open in Hyderabad and another one in Chennai this year. And, JW Marriott, which currently has locations in Mumbai and Chandigarh is opening in Bangalore, Chennai, Gurgaon and the New Delhi airport this year and next year.

Fairmont Hotels and Resorts from Toronto, Canada, will enter India for the first time. The brand is opening a 199-room property in March in Jaipur that will include a “hotel within a hotel” called “Fairmont Gold” will offer complimentary amenities like hot breakfast, a lounge with computers and tablets, happy hour cocktails and an elaborate spread of evening hors d’oeuvres like tandoori prawns and sushi. The hotel will also have 45,000 square feet of conference space. Room rates for the hotel reflect the luxury: prices start close to $400 a night.

While foreign hotel names may become more widespread in India in coming years, these brands have made limited financial investment to do so, according to their spokespeople. These foreign hotels act primarily as management companies for most of their properties globally, and each location is individually owned. The chains partner with the owners to hire and train staff set down standards for service and luxury.

The Relais and Chateaux boutique property group, which has invested $14 million to partner with local hoteliers to build new properties in India. The Paris-based hotel company, which lends its name to upmarket small, historic properties that are independently owned (it currently has 518), says it is planning a big push into India.

“The boutique hotel side in India hasn’t really existed, and we see an enormous opportunity for development,” said chief executive Jaume Tapies.

Hyatt
An artist’s rendering of the lobby at the soon to be opened Park Hyatt in Chennai.
Mr. Tapies said India’s personal appeal pushed him to move into the country four years ago. The company identified seven hotels to add to its portfolio, and then staff from Paris trained local employees in decor, amenities and service.

Guests at the Neeleshwar Hermitage in Kerala, for example, stay in one of 18 large cottages stocked with iPods and decorated with handmade furniture and ancient and contemporary local original art. The property overlooks more than 20 miles of the Arabian Sea, and a night’s stay costs upwards of $300. At Sher Bagh, a camp on the edge of the Ranthambhore Tiger Reserve in Rajasthan with 12 tents, guests pay around $600.

The $14 million in new capital will be invested in 20 upcoming properties.

“India is a beautiful country with such a huge potential for tourism to places that aren’t commonly frequented but where our properties are,” said Mr. Tapies. “We as a brand have a lot of work to let travellers know about these places, but it’s work we are looking forward to.”

Pride group of hotels is in talks to acquire two 150-room hotels in Hyderabad
and Coimbatore for Rs 75-100 crore each within a year.

The group, which owns a chain of upscale mid-market and business hotels, is planning to fund the acquisitions through internal accruals and debt.

SP Jain, managing director of Pride Hotels, said, “We are in talks with HDFC Bank, Citi Bank, and Kotak Mahindra, among others, for debt funding. We will fund the acquisition with 40 per cent internal accruals and 60 per cent debt. Bankers are comfortable offering us debt because, at present, we have very little debt of around Rs 80-90 crore.”

Jain said the company is in final stages of negotiation and hopes to close at least one deal within the next six months. He said the group has a successful track record of acquisitions having already acquired three hotels as part of its expansion plan. “We are always open to acquisitions,” he said.

The group had shelved its initial public offering last year due to unfavourable market conditions, but plans to go public again by 2013-14. The company had filed a draft red herring prospectus with the capital markets regulator Sebi last year but withdrew it due to the unfavourable market conditions. It had plans to raise Rs 200 crore via the IPO.

“Valuations will certainly change now and the size of the initial public offering will depend on a combination of debt and equity but will not be less than Rs 250 crore,” said Jain.

The group had recently opened a mid-market hotel in Kolkata and added 153 rooms to its kitty. It plans to invest around Rs 1,000 crore by 2015 for expansion.

Satyen Jain, chief executive officer of Pride Hotels, said, “With the launch of Kolkata property, Pride group of hotels now offers over 1,100 rooms with a host of F&B, banquet and conferencing facilities at its 12 properties in Ahmedabad, Bangalore, Pune, Chennai, Nagpur and Kolkata, under the Pride Hotel brand. At Gurgaon, Ranipet, Salem, Kochi, Jaipur and Alleppey it operates under the brands Pride Biznotel and Pride Resorts.”

The Pride Hotel, New Delhi is a 400-room upscale mid-market hotel at Delhi Aerocity near Indira Gandhi International Airport.

The group plans to expand its footprint in Goa and Alibaug. The company has already tied up the land at Alibaug and South Goa for this purpose. Pride group will open its first property in Mumbai in 2015 by setting up a 400-room five star deluxe hotel with an investment of Rs 300 crore.

Pride Biznotel — the full service business hotel from Pride group — will also enter Indore and Chandigarh.

Pride Hotels is promoted by the Rs 3,000-crore SP group of companies, which is engaged in the business of hospitality, construction and financial services.

http://www.independent.co.uk/travel/hotels/24hour-room-service-taj-falaknuma-palace-hyderabad-india-7546178.html

24-hour Room Service: Taj Falaknuma Palace, Hyderabad, India
Hyderabad's heavenly palace shines again.
To appreciate fully the majesty of Falaknuma Palace, you have to remove yourself from the present. As such, I was whisked from airport to entrance just as the inky sky started to lighten and a muezzin's call stirred the sleepy streets of Hyderabad. My driver pointed up a hill – lording it over the ramshackle whitewashed buildings around us was fairy-tale Falaknuma. We wound upwards past strutting peacocks to reach its gatehouse. Here, I was decanted from the car to a vintage mustard-yellow carriage, complete with liveried coachmen in feathered hats.

The heady scent of frangipani drifted past as the horses trotted towards the palace. It felt like a dream. As I ascended the left staircase up into the palace, a shower of rose petals rained down. "Just as the Nizams would have done," the hotel's manager Reekshit Siddhanta explained. "They were very superstitious – up the left staircase, down on the right – bad luck, otherwise."

A dynasty of seven Nizams ruled Hyderabad for two centuries. You might say that superstition paid off: the last Nizam, Osman Ali Khan, was the world's richest man, with a fortune of around US$2bn.

His profligacy is quite remarkable. Here was a man who once bought the entire contents of a shoe shop in Madras so that he could pick a pair at his leisure; and who used a 187-carat diamond as a paperweight on his desk at Falaknuma.

The marble palace was built in 1893 by the prime minister of Hyderabad in the shape of a scorpion to reflect his star sign. (As I said, they were a superstitious bunch.) The project bankrupted him, so he invited the incumbent Nizam – Osman Ali Khan's father – to visit. As intended, he fell in love with the palace and bought it. It became the seat of the Nizams, until the end of their dynasty in 1948.

The palace reopened as the fifth of Taj Hotels' Grand Palaces just over a year ago, after a 10-year restoration of what had become a sad spectre of its former self. The rebirth was overseen by Princess Esra, once married to Osman Ali Khan's grandson. "She had the exterior repainted 15 times," I was told by the hotel's historian, Prabhakar Mahindrakar; Falaknuma's name means "mirror of the sky" in Urdu and the exact shade of blue-grey had to be harmonious with the heavens.

Today, Falaknuma's modern concessions are a sensitive counterpoint to its rich history. The princess's hand is evident in the decor, chosen to reflect the celestial theme – pastel colours and delicate chandeliers, a serene spa painted with cranes and rose bushes. Meanwhile, the library groans with 5,970 books in Urdu, Arabic and English.

At dusk, parakeets dart around while flautists play in alcoves. In such an evocative scene, I soon felt quite at home in the extraordinary world of the Nizams.

Location

Falaknuma looks down on Hyderabad, 600m below. A short drive north are the four grand arches of the 16th-century Charminar, surrounded by the frenetic bazaar; and Chowmahalla Palace, also restored by Princess Esra. About 7km north-west are the remarkable domed tombs of the Qutb Shahi kings.

Comfort

I was in a spacious Grand Royal Suite, whose windows – set high in tall walls – provide little natural light, but once served to keep the Nizam's concubines out of sight. However, the feminine decor – silk curtains and pelmets, hues of dusky pink and apple and daintily embroidered bed linens compensated (though a leopard-print pouffe was a personal touch too much). Teak beams, oak floors, Turkish rugs and old photos of Hyderabad served as historical prompts.

The smallest rooms are brighter, with French doors opening on to an arcade lining a long and lush courtyard. The white palette is simpler, though furnishings no less luxurious.

Source: http://postnoon.com/2012/03/12/supply-growth-hits-hotels/36826

It can be a place of recreation for those who can spend, and for those in need it is a shelter and also a joint to satiate their hunger. Content is constant, but class differs. So what? Hospitality lies in the warmth a guest enjoys more than the physical amenities.

As it has grown in size over the decades, the industry provides employment to lakhs of people directly and indirectly. But now it is grappling due to the roller-coaster movement of business cycles, increase in supply and drop in demand.

There are 35,000 hotels in the State, including 15,000 in the twin cities. Political agitations and government policies caused a dent in the growth of the industry.

Interestingly, if not ironically, new hotels are emerging in the City, creating more supply than the demand, hampering the growth.

The occupancy rate is as low as 40 per cent in budget hotels and 50 per cent in the luxury hotels. There is a 10 per cent growth in the occupancy in last three months alone, thanks to the absence of political agitations in the City, says GV Krishnaiah, President, AP Hotels association.

“The low occupancy ratio has impacted the industry. However, we could minimize the damage with events’ business such as weddings and social functions and congregations,” said Chakravarthi Raju, Chairman and managing director, Leonia group, (LICEC).

There is a huge gap in supply and demand of hotel rooms. If the demand is growing at 8-9 per cent every year, the supply is growing at 25 per cent in the City. However, the demand in the country is growing at 10-12 per cent, compared to supply of 20-30 per cent, according to the head of sales of a leading chain of hotels in the country.

It may be recalled that Managing Director and CEO of Taj Group Raymond N Bickson said in an interview to Postnoon a few weeks ago that more than 60 per cent of occupancy in the star hotels came from foreign travellers. The room capacity went up from 67,000 to 1.30 lakh in the last nine years. He said that it takes at least three to four years to set up a hotel by acquiring 120 permits. The luxury hotels that are coming up in the City were initiated around 2007. Major hotel chains cannot shelve the projects.

Even the growth in domestic travel did not help the Industry. “People are travelling more, but the duration of their stay has declined. They are not staying for three to four days, as earlier. The travellers visiting the City are returning the same evening,” says Krishnaiah.

Growth in domestic travel is attributed to growth in tourism. However, the State is not a major tourist destination either. Almost 85 per cent of the customers are on corporate visits and the rest 15 per cent constitutes tourists, says the head of sales of another star hotel chain.

The luxury hotels may withstand temporary losses with a hope to gain profits in the long run. However, it is extremely difficult for small and budget hotels to sustain, as they need to do regular debt servicing. The hotels are unable to pay bank loans promptly with the 40 per cent occupancy. The hotels need to have at least 65 per cent occupancy for a break-even, says Krishnaiah.

The government has increased value added tax to five per cent, compared to 4 per cent in Karnataka and 2 per cent in Tamil Nadu. The property tax is also more than doubled to hotels in the State. This will impede the collection of taxes and increase corruption.

The corruption has already peaked in granting licences in various departments. Especially, the government officials are to be paid for the formalities while granting trade licences, irrespective of accuracy in following the procedures, he said.

The government is clearing the budget deficit by simply increasing taxes without looking at the status of industry and people’s paying capacity for the hotels. The industry cannot see growth without change in the policies, slashing of taxes and simplifying the procedures. Hotel industry in Hyderabad has a bright future, if there is a healthy political situation, he said.

The Hyderabad-based Minerva Group is all set to add two more hospitality properties, one in the IT hub of Hyderabad and another in the temple town of Tirupati.

Mr Bhaskar Kommu, Group General Manager, Minerva Grand, said “both these properties, which have been developed with an investment outlay of about Rs 16 crore, will be ready for commissioning in May 2012.”

The Group, part of the promoters of Viceroy Hotels, which manages five-star properties in partnership with Marriott, had started in a small way with Blue Fox restaurant, Palace Heights and Minerva Coffee shops. It now has a chain of these across Hyderabad and Vijayawada.

“We later set up hospitality projects along with these coffee shops and multi-cuisine restaurant chains. We currently have two properties at Hyderabad and Vijayawada and expect to add two more later during the year. We are also looking at setting up more hotels as a part of the expansion,” he said.

Addressing a press conference, Mr Bhaskar Kommu said for Minerva, which is celebrating its 25{+t}{+h} anniversary, it is time to consolidate business and enter into catering services. All requirements for quality food for small and big occasions are just a phone call away, he said.

The budget hotel segment where Minerva operates is generally doing well compared to five and four star projects in Hyderabad. The value proposition keeps the numbers up in Hyderabad at about 70-75 per cent in spite of agitation, as against 55-60 per cent for four and five star hotels, he said.

Referring to the mega biodiversity summit to be held here in October, he said, “We have kept aside about 50 per cent of the hotel rooms for the event,” he said.

The financial, economic and political capital of Andhra Pradesh, Hyderabad is one of the richest cities in India and has been named the second best Indian city for doing business, according to a World Bank Group report. It is one of India's prominent biopharmaceutical and pharmaceutical hubs and has large tracts of land devoted to software development and information technology research.

"We are proud to expand the Park Hyatt brand presence in India with Park Hyatt Hyderabad joining Park Hyatt Goa Resort and Spa, which will be followed by the opening of Park Hyatt Chennai in the second quarter of 2012. These openings are reflective of the thoughtful growth of the brand in destinations that build customer preference, and they also add to the growing portfolio of Hyatt hotels in India," said Peter Fulton, Managing Director, Hyatt International – South West Asia.

"Park Hyatt hotels are premium luxury hotels designed to cater to the discerning individual seeking the privacy, personalized service and luxurious elegance of a contemporary hotel," said Sven Hoffmeyer, general manager of Park Hyatt Hyderabad. "This new hotel will maintain the brand's emphasis on art and culinary excellence with locally inspired artwork in the public areas and a signature restaurant headed by experienced chefs. I am delighted that the majority of our associates have been recruited from other Hyatt hotels in India, as well as from around the world, which will ensure that our guests receive an authentic and true Park Hyatt experience during their stay in Hyderabad."

Design and Guestrooms

Designed by the renowned architecture firm of John Portman & Associates, the modern, eight-story Park Hyatt Hyderabad includes 185 guestrooms and 24 suites on the first six floors with 42 serviced apartments on the two uppermost floors. Clad in natural Madurai granite from South India, the façade is clean and modern with expansive glass doors and windows, and an impressive porte-cochere with a shimmering steel mesh ceiling fixture. Spacious, welcoming and modern, each of the hotel's guestrooms are among the largest in Hyderabad, measuring at least 463 square feet/45 square meters.
