I don't mean to start the floor issue again. The project said this building will have 21 floors. If you look at the floor labeled "F22: Sky Lounge", it clearly has 22 floors.

It looks to be about 15 meters by 15 meters base. That is about the typical size for an office building.

PP is already changing now. A lot of towers in Monivong are tall.
Until yesterday, people remember PP with low buildings. Now, people will remember PP in other way.

STRUCTURAL work on the US$60 million Phnom Penh Tower will be completed next week, according to an official.

“We will complete the structure on September 2 this year. We’re now working the top floor,” said Sung Soo Kim, director of Hyundai Amco Company, the firm that is building the tower, yesterday.

The 22-storey skyscraper on the capital’s Monivong Boulevard is on course for a grand opening on April 1.

The high-rise is just one of a number of towers being constructed across Phnom Penh, and buildings such as Gold Tower 42 are taking shape nearby. Phnom Penh Tower is to host commercial office space.

Representatives from Korea’s Hyundai Amco say they have already contacted 250 potential clients.

“Around 50 percent of clients will be signing contract soon. They are international organisations,” said Sung Soo Kim, but he declined to name interested firms.

Phnom Penh Tower developers say they remain confident about the Kingdom’s real estate sector.

“ I can see that foreign direct investment, tourism, import-export is increasing together with the number of companies registered to do business here,” he said.

“Cambodia’s real estate sector is not in a downturn anymore.”

The targeted rent for the tower runs from about $20 to $40 per square metre.

Sung Bonna, president and CEO of Bonna Realty Group, said he believed that the tower was situated in the right location to attract clients.

Lao Tip Seiha, construction director at the Ministry of Land, said his department welcomed such investments.

Mutual insurance give you back the rest 25% or 10% to you that is not pay back by social security. But you need to pay 25eur/month.
With mutual insurance, all is free. A friend of mine ask his doctor glasses and buy Ray ban free instead lol.
Some people buy one glasses (500euro free) every year because they have good mutual.
Education is totally free until University included :-)

One of several towers that are simultaneously under construction across the capital, developers are hailing these as a sign of Cambodia’s strong and resurgent property market.

Its topping off also comes at a time when a larger 27 storey Canadia Tower looks to welcome businesses into its lower floors in September, with some speculating that it will be host to the Cambodia Stock Exchange, which is awaiting the completions of its own building next year.

This project will be complete on time. Demand (from foreign companies) has been growing significantly since the beginning of this year.

The demand of office spaces in Phnom Penh (ex. OCIC Tower) has surged from 30% few months ago to 60% last month, and 20% more this month :)

Don't worry! Early this month I saw workers stick a kind of still almost around the building like they going to put the wall glass soon.

This building will be the head office of Hyundai car factory in Cambodia so that they need to finish it on time because the said factory will be start in late this year or early next year if I'm not mistaken.:)

Wow i really like to see Monivong boulevard again. I probably feel like not in Pp before. It change. Pp tower, goldtower 42, OCIC, de castle. some more include with many low rise building there. I think pp skyline located in Monivong boulevard and another is in riverside, river state

Some cities are too much Skyscrapers that grow everywhere. All skyscrapers looks like the same. No identity. Each tower is hidden behind several other towers. It is just a simple tower among another towers. A jungle of towers.

I hope I won't say one day. Oh this is just a tower in Phnom Penh like other towers.

I totally agree with you, let p-penh growing by its own style.

High hopes for city's new tower

WORK on the US$60 million Phnom Penh Tower should be finished at the end of April, an official from the South Korean developer has said.

“We already completed 95 percent [of the tower],” said Hong Youvoin, Marketing Manager of Hyundai Amco Co, late last week. “We’re preparing the grand opening ceremony for the end of this month or beginning next month.”

The 22-storey skyscraper, a commercial office space set on Phnom Penh’s Monivong Boulevard, is just one of a number of towers now being constructed across the capital’s skyline. Although some – such as Gold Tower 42 – have halted construction, Phnom Penh Tower should be finished by the end of the month, according to Hong Youvoin.

He noted that since the beginning of the year demand for office space has increased, with a lot of new investors coming from Vietnam, France and South Korea.

“We have already rented 40 percent [of the building to] international firms in banking, auditing consulting, airlines, embassies and especially real estate companies,” said Hong Youvoin, who declined to name the firms for reasons of confidentiality.

Rents in the tower will average US$19 per square metre he said, adding that he hopes the tower’s occupancy rate will reach between 50 percent to 60 percent by 2012.

Sung Bonna, President and CEO of Bonna Realty Group and President of the National Valuers’ Association of Cambodia, said he believed the tower was situated in the right location to attract clients.

“In this year, we have noted that occupancy rates increased because a lot of investors came to the Kingdom,” he said.

He claimed that Cambodia’s property market in the first quarter of this year has been good compared with the same period last year, adding that there have been double the transactions since January 1.

Occupancy is at about 75 percent at the 14 Grade B buildings in the capital, according to the National Valuers’ Association. Sung Bonna said the price of rental office space in Grade A offices is between $20 and $30 per square metre, while Grade B has fetched between $10 and $20 per square metre.

There are nearly 40,000 square metres of Grade A office space in Phnom Penh, Sung Bonna said, with another 30,000 square metres expected to come on line in the next three months. Now there are 10,000 square metres of Grade B office space in the city.

Sung Bonna also said that when Cambodia’s stock exchange opens this summer it will boost demand for office space and, as a result, lift prices.

“Many investors will come to our country to invest here,” he said.

They will charge you, if you park your car on top of the drawing line.

They are not doing nothing, they do exactly that, manage car space.

Car Parking chaos is all over the places, so car park, car space management is a must. I don't think it matter who does it, or someone makes some money if they know how to do run the business.

I just find it strange a small lot of land belongs to someone else.

How do you grade office building? What requirement to be class A, why some are only B, etc.

Depending on locations, size, faciltiies, use, profile of the tenants, ownership, facilities and features provided within the building.

Grade A buildings usually can attract higher rental rate than Grade B. There is one more grade above Grade A named ''Premium Grade'' :)

We drove past at about 9:20pm, the light is not on, except for some features light in the top middle (side facing the GT) not sure about the other 3 side.

THE first Cambodian franchise of The Coffee Bean & Tea Leaf will be opened by South Korean investors later this year, according to company officials.

The inaugural location of the United States-based chain in the Kingdom would occupy 110 square metres on the ground floor of Phnom Penh Tower on Monivong Boulevard, Coffee Bean Cambodia Operations Manager Brice Smith said.

“This is the flagship store, so we want to make a big impression,” he said yesterday, adding the Phnom Penh Tower was chosen as a location for that reason.

“It’s going to be on par with what you see in the States,” he said.

Plans call for the first outlet to open September 1, though construction delays could mean it launches in October. The firm plans some 10 outlets within five years, in Phnom Penh as well as branching out to Sihanoukville and Siem Reap.

In addition to its US presence, Coffee Bean also operates stores in the Middle East and elsewhere in Asia, including a number of ASEAN countries such as Vietnam, Indonesia and the Philippines, according to the company’s website. It claims over 750 outlets worldwide.

Smith said one successful strategy used to gain a foothold in Vietnam was to create an iced coffee tailored to local tastes.

He said Coffee Bean plans to pursue a similar initiative in Cambodia, in addition to adding food items that domestic consumers will prefer.

“We’re doing a lot of market research,” he said, adding that appealing to locals is important because the business can’t depend on tourists alone.

The company is now searching for store managers, Smith said. Those who are chosen will be sent to Malaysia for training.

Coffee Bean was due to launch in Cambodia last year, though with a different franchisee.

That investor later backed out, leaving an opening for the current ownership, he said.

Coffee Bean Cambodia Chairman and CEO Damon Lee could not be reached for comment yesterday.

I know, but the coffee itself tastes better than the coffee from any famous coffee shop. There is no need to spend $3/cup if the local coffee tastes better.
That is what I am trying to say. I never really care about $5/cup Starbuck Coffee.

Agree, you don't need to be in a famous world known coffee shop to enjoy a good cup of coffee, you don't need to pay lots of money for a good cup of coffee.

the two is not related so much, if the purpose is to attract driver by's attention, then it makes sense to turn on lights every couple of floor.

obviously not those that are leased as tenants has to pay the bill.

but prehaps they just want to show off for a couple of nights that the building is complete.

This car park is invested by Malaysian Company.....it's not belong to P-Penh tower 21.

They will charge you, if you park your car on top of the drawing line.

I wonder if Malaysian company manage just that few spaces, or all the spaces in monovong (or more), because I see parking outsides all the shops looks the same along monivong (bricks used, angle of parking). So it is liklely to be paved by the same company.

that makes more sense now. must need a hell lot of people to look after car spaces (and collect fees) for the whole street, monivong is 6km long.

everywhere else on earth, to solve parking problem in city area, we have meter parking, might be hard that we don't use coins.
