Wow, it is little complicated to understand for me. Do you means the public corridor of the floor (outside the condo) is divided according the area of the appartment and the buyer must pay it ?

So, the price of this condo is for example :
1500$ * 101m² and not 1500$ * 72m² !

In most european countries, when we sell or buy condo, with use only NET area.
72m² * 1500 = ... for example
and not the public 101m² * 1500

Just based on the saleable area, this is the price the buyers will pay.

People in Cambodia love to drive their cars or motorbikes, instead of walking on the street because of the heat.

This tv program is very interesting.
It shows Cambodia has an entity/authorities thats check architecture, environment impact, scenery... for each project. So, it is good.
But it show there's a lot of lacks in the procedure of building, even if Cambodia made a lot of effort. We need more experts to answer the booming demand.
It is very worrying for investors to know that if building is not completed, it could be demolish after because the authorities is too slow to communicate information between them.
I can offer my answer :-) for this problem : make a workflow. Each step must be validated by a responsible person before continuing to the next step and so on until to give agreement to build. If the building are demolished, it means the workflow is not good. So they must modify it. How the other countries made ? Why can't we made this too ? Look the workflow building of other country ! I think there are ISO norm for construction.
As someone said in this video, who is responsible ? There are no answer !!! A lack again ? => So, in the workflow, each step must have a responsible. Else there are still lack if nobody is responsible !

I was very surprising in the video to see some expert said there's a problem in the process, they know the reason but they don't give a solution. Nothing. Where is the proposition of solution ? They are expert ! Even me I can give a solution. I'm very disapointed.

When I went to Cambodia I was really surprise some people can't find solution just because it is a little different from habits. I think Cambodia need time to develop education, training... I'm sure it will be possible soon ;-)

This is scary because since a lot of units have been sold they get 90% of money in 1 year before transfer... only 10% paid on transfer.

The big construction cost is ahead especially with exterior and room fit outs.

I went by for 1 week.... they are putting a nail or two in a day.

Yes, a lot of units have been sold out evn before the financial crisis.

After knowing the property markets well enough, my answer is that I am not going to purchase or invest in any real estates in Cambodia unless the price drop by another 50-70%. It is not worth to buy any real estate assets even now

Not in the capital, property are overvalued in most of the capital city now. A problems in PP now seems to be oversupply (which explain lots of stopped or go slow project now), there may be strong demand from investors, but without real demand to use these apartments or offices, we do face a real risk of a property bubbles burst.

Tube house is only good if you are nice and fit, as you gets old, is really not nice to go up and down on a day to day basis.

This building can be finish on time without any doubt. It is less expensive than the few step away GT42. More affordable to the buyers.

The highest floor below the covering says Level 10. Looks like there are 3 floors above it, so I count it as 11 - 13th floor.

The floor sign is for the lift drivers, they have to know where they are, so I think is always been there. Just no one took pictures from these angles yet, I guess.

More parking, I agree. But can we fix people way of thinking, if I want to eat at President, I am not going to park in the parking center 2 blocks down the road. I have to park right outside.

Sidewalk, plenty, but majority of smaller road sidewall is illegally occupied, either permently with building structures, or used as businesses.

if you build next to a tall building, you will need to be taller, otherwise, people is not going to be able to see your building. plus., you got to be able to secure the land next to these tall building.

also, it would be disaster to fit lots of skyscaper in PP's small roads.

Parking is a main issues and there doesn't seems to be a way around this. In other places, if you can't afford a car space, you are not qualify to own a car. In other developed places, there are business area, and there are residential area,

In business area, it has huge car park to cater for customers, but the business itself do not have car spaces. and the ground floor is used for business.

In residential area, the ground floor is used mainly for residents and visitor parking. No need to concern about if they can run business.

If you want to mix the 2, then you build underground parking. So business can operate on the street level, and the residence car park below it.

All building in PP are resident/business mix, but it has no parking arrangement, so it will never work.

Easier to start from scratch somewhere else.

Parking is a main issues and there doesn't seems to be a way around this. In other places, if you can't afford a car space, you are not qualify to own a car. In other developed places, there are business area, and there are residential area,

In business area, it has huge car park to cater for customers, but the business itself do not have car spaces. and the ground floor is used for business.

In residential area, the ground floor is used mainly for residents and visitor parking. No need to concern about if they can run business.

If you want to mix the 2, then you build underground parking. So business can operate on the street level, and the residence car park below it.

All building in PP are resident/business mix, but it has no parking arrangement, so it will never work.

Easier to start from scratch somewhere else.

They will have better luck to arrange all the materials delivery at night time, as the road is quiter and can cater for larger trucks.

It looks like the asking price for DeCastle Royal is or was a little over $100 per square foot ( $1080 per sqm). That's not unreasonable compared to Gold Tower and 240 Condo, which were listing for much more.

Here's a recent resale listing asking for $175,000 for a 145 sqm unit on the 12th floor:

But a building is more then just the structure, it also have internal fitting, ventilation equipments to install, electrical and hydralic equiepments, fascade, etc which probably take another few month.

If they keep speed up like this for sure its will be completed before GT42.

GT42 is completely stop, don't expect too much the project to resume anytime soon. Now we can only rely on Vattanac Tower and this one :)

It is a floor, people called it Ground Floor. It is effectively Zeroth floor. so the one below the GF is usually B1 (Basement 1).


And is not only in Cambodia. Plenty of places are also like that.
