A South Korean construction company has unveiled plans to construct a skyscraper and new cities in Phnom Penh and Sihanoukville, local newspaper on Wednesday quoted an advisor to Prime Minister Hun Sen as saying.

Kevin Kab Ryal Kim, executive director of GS Engineering and Construction, told Hun Sen of the projects during a meeting in Phnom Penh
on Tuesday at the premier's residence in Kandal province's Ta Khmao district, according to Cambodian-language newspaper the Kampuchea Thmey.

Sry Thamrong, advisor to Hun Sen, said that the firm will begin constructing a 53-storey international financial building in mid-2008 on nearly seven hectares of land near the Russian Embassy in Phnom Penh's Tonle Bassac commune and the construction is scheduled to be completed in 2012.

In the building, there will be supermarkets, shops, offices, schools, and apartments able to accommodate around 10,000 people, said the advisor, adding that the plan will create 3,000 jobs, reported another Cambodian-language newspaper the Rasmei Kampuchea.

Kevin Kab Ryal Kim said that his company also plans to construct a satellite city on 145 hectares of land on the outskirts on Phnom Penh alongside National Road 6, adding that another city with five-star hotels and an international airport will be built in Sihanoukville.

Hun Sen expressed support for the firm's projects and vowed to ask state institutions to ease the company's work, said the newspaper.
South Korea surpassed China in 2006 to become the largest foreign investor in Cambodia.

VATTANAK Bank plans to launch construction of a US$100 million headquarters on Monivong Boulevard next week, said one of the bank's key investors on Tuesday.

Construction is scheduled to finish in 2011, said Chhun Leang, the mother of Sam Ang Vattanak, Vattanak's executive director who is out of the country.

The 33-storey, 8,000 square-metre-headquarters opposite the railway station will also contain space for rent as offices or retail, she said.

Pa Socheat Vong, deputy governor of Phnom Penh, told the Post on Tuesday that the new building is good for the city, but warned that it will bring more traffic jams if it does not comply with architectural plans.

The capital is experiencing an unprecedented building boom that includes another massive bank headquarters - the Canadia Bank skyscraper, also on Monivong Boulevard.

"It shows the progress in the banking sector," said Pa Socheat Vong.

Shovels turn on a $100 million hotel and 1,500-seat conference facility to be situated across the Tonle Sap river from the capital

A NEW US$100 million five-star hotel is in the works for Phnom Penh with construction set for completion in 2011.

The 799-room hotel, being built by the Sokimex conglomerate, will feature two conference rooms with seating capacity for 1,500 persons and parking spaces for 1,000 cars, said Sokimex president Sok Kong.

The hotel will be situated on the east side of the riverfront on Chhroy Changva peninsula in Phnom Penh's Russey Keo district.

"The 16-storey Sokha Phnom Penh Hotel will be built on six hectares of land which is under a 99-year land lease from city hall from 2007," Sok Kong told the Post after the ground breaking ceremony last week.

The company acquired the land for $42 a square metre.

"The hotel will create 1,200 jobs for Cambodians," he said, noting that the hotel would be eco-friendly and up to international standards, with a liquid waste and sewage treatment system.

Sok Kong said the hotel was favourably located with river views and a good atmosphere but admitted, "There is a problem with traffic because there is only one bridge for access".

He said that Phnom Penh has seen a hotel boom but that the city has no conference facilities.

"The hotel's conference centre will seat up to 1,500 people, and will be the [country's] biggest conference hall. It will raise Cambodia's reputation internationally," he said .

"The Sokha Phnom Penh Hotel will be the hotel with the largest conference hall in the city, and it will be suitable for international conferences," So Mara, undersecretary of state in the tourism ministry, told the Post on Sunday.

"Foreign tourism has grown 19 percent year-on-year, so the hotel will satisfy high-class guests," So Mara said.

Cambodia Hotel Association president Loo Meng welcomed the new hotel.

"It is a good sign for the tourism sector. It shows that the tourism industry is getting better and better," he said.

"The hotel will be good for high-class guests, and it will be as high quality as those in neighbouring countries."

So Mara also said that the hotel industry was booming in Phnom Penh as the influx of foreign tourists continues.

Sok Kong said that the Sokha Phnom Penh would be the third five-star hotel operated by Sokimex in Cambodia, joining existing Sokha hotels in Sihanoukville and Siem Reap. Two more were on the drawing boards, he added.

Sokimex is also building two golf courses in a protected area on Bokor Mountain, Sok Kong said, adding that the company was also planning a resort at the site of old Bokor casino.

Most of the buildings that are under construction are pretty much scattered through out the city. Camko City and Grand Phnom Penh International city, for example, are located north of the CBD, it's off the map that I posted above. Canadia Bank and the Vattanak Bank offices are a few streets north of the current CBD. The IFC-52 project (the red block on the map) is near the Koh Pich Project (aka, Diamond Island project: refer to the 1st page) which is near the CBD. Well, in short, most of the projects are being developed all over Phnom Penh city and it's not concentrated in one particular area, and within the next decade or two, the city with double in size as far as the land area is concerned due to the population increasing.

I am amazed that there's so much planned for Phnom Penh to surface in such a short period of time.

Does anyone know if any of these new developements have been pre-sold? Is there a gauge for demand?

I know property prices are going up in PP but will all these new devts cause a reversal in price trend?:nuts:

The new commercial centre would include high rises and a major dredging operation stretching from Phnom Penh to Vietnam.

CAMBODIA's largest-ever property and industrial complex is expected to get under way, according to David Chanaiwa, chairman of Brothers Investment Group, which is behind the development.

The massive US$1.6 billion project would include a deep-water port on the Mekong River, a 60-storey residential high rise, a marina and a digital media centre.

Most ambitious is the company's plan to dredge the Mekong from Phnom Penh to the Vietnamese border to allow heavy cargo ships to travel year round.

"The project will reduce cargo costs ... a lot of traffic will be redirected from roads to the Mekong," Chanaiwa said.

He said that the initiative is backed by Korean and Japanese investors, but would not specify their names.

Chanaiwa's company has been in business for one year, and he would not reveal its other investments, only saying it is backing the Royal De Castle building.

He said the company has received approval from the ministries of public works and water resources to commence dredging, starting near Phnom Penh, but that the government had not agreed to reinforce the riverbank.

"The government needs to act now to protect the riverbank from erosion," Chanaiwa said.

He added that he has urged the government to spend $300 million to $500 million on an embankment to protect the shoreline from erosion.

The mini-city would be built on reclaimed land from the river, said Chanaiwa, emphasising that local residents would not be forcefully evicted from the site.

But environmentalists caution that dredging could be detrimental to the Mekong.

"The Mekong is a very sensitive ecosystem - dredging the bottom would seriously affect the fish migration routes," said Bunra Seng, country director for Conservation International.

One key business leader said that he had heard nothing of the proposed project and that he doubted its credibility.

“We are interested in Cambodia,” said Lim See Teik, a senior private-equity analyst at Dubai Investment Group, the asset management unit, in an interview late on Friday in the Cambodian capital Phnom Penh, where he attended an investment forum organised by Leopard Capital. “There seems to be a lot of potential.”
The prospect of oil and gas development and political stability under the administration of Prime Minister Hun Sen are luring foreign investments in Cambodia. The economy of Southeast Asia’s second-poorest country, which abolished money and markets under the Khmer Rouge three decades ago, grew 9.5% a year from 2000 to 2007, the fastest pace in Asia after China.
Dubai Group has invested in other Southeast Asian countries, except for military-ruled Myanmar, said Lim, 41, who is based in Kuala Lumpur.

Ground was broken in June for the International Finance Complex(IFC) but construction on the site will be postponed more than one year, said Woo Mu-hion, chief of the business division in Cambodia for the project's developer and sole financer, the Seoul-based GS Construction and Engineering.

Construction was halted earlier this month, he was quoted by English-Khmer language newspaper the Cambodia Daily as saying.

"The market has changed. Due to such uncertainty, we think it is not clever to continue construction right now. We want to change our design, but we will maintain 52 storeys," he said.

The project will only include two 51-storey condominiums and a mixed-use 52-storey building, which will be the tallest in Cambodia, he said.

Construction on the complex could restart in early 2010, but first the company needs to redesign it and get government approval for the new plan, he added.

With a major project like the IFC, most likely they'll delay the construction until the world financial crisis comes to an end and the Cambodian real estate market stabilizes again. This is similar to the new Freedom Towers being built in Manhattan(New York) so it'll take a while to get the building started. So it's pretty common to have delays in a time like right now. It'll be nice if they could go back and use the original plan of +7 towers after the financial crisis and stabilizing real estate market. :)

"Boo Young'' is a big company back in Korea. So I am not surprise if the company owns a few plots of developments, like De Castle.

I am confident that construction will resume before end of this year at the latest, or at least we can witness some progress before that.

Near Pnom Penh, in the commune of Stung Meanchey, is currently being built 260 new houses and apartments in the residential komalekse `Northwind Peng Howth`, which should be completed by the end of this year. Most recently, 70 percent of the `Northwind Peng Howth`, were sold to Company Marketing Manager, Wook Phavi. There are signs that the domestic real estate market continues to attract investors, despite last year's recession and the height of the global financial crisis.

The company, `Uk Phavi`, reported that homes are selling well, despite the economic crisis, but sales certainly are not as intense as they were in 2008. The company's clients are mainly government officials and businessmen in Cambodia and the price for an apartment is 75,800 U.S. dollars, and for a villa, from 120000 to 480000 U.S. dollars.

Government officials also acknowledged that the construction sector was influenced by the global economic slowdown, but despite that, some foreign and domestic investors continue their projects. An increase in sales of building materials, is a good sign of increased activity in the construction industry.

In Sihanoukville have begun the building of a new luxurious five-star hotel which will be located on the most popular beach of the city of Sihanoukville - Ochuteal. The main investor of the project company Sokimex Group possesses the most expensive and known hotels in Cambodia.

The complex territory includes 54 hectares. The hotel building will be 9 floors in which there will be 600 individual units. Also, the construction of bungalows is planned for some areas, and there will even be its own golf course.

General Director Sokha Beach Resort has confirmed it, and as he said, the new resort will be called Sokha O'Chuteal Hotel.

Today, the Sokimex Company owns three five-star hotels named Sokha, and which are located in Siem Reap, Phnom-Penh and Sihanoukville. Now the company is engaged in building of new hotels in Phnom-Penh, Sihanoukville and on majestic Phnom Bokor.

But I'm very surprised to see you guys to be all happy to see this project without details ! Have you guys you more details about this Chrouy Changva project ? I just see a model without details. I can't appreciate and have a good opinion without details or purpose of the project.

Secondly, I remember Chrouy Chengva is very beautiful, relaxing and peaceful place. When I went out of Phnom Penh center to Chrouy Changva, I was chocked and surprised about the contrast between PP and CC ! No pollution, no noise, beautiful villas and trees, coconut ! It is like a garden for Phnom Penh ! I like this contrast. But if the project is good for the city, so why not ?

But for now, I just see a blank model !

100% of investors they show up their project only when they got a land and got an approval from city hall then they make an announcement to the public about the project detial.

That's why I find very strange. Because where I live, when a big investors make an ad. Almost all the time, the project is made.

When people buy something, it pay not cash if the building is not build. But step by step, I don't know if it is the same in Cambodia.

Anyone know about Borei Asian pearl in Preah shihaknou province? I just saw in newspaper, in its render include with many villa, several highs residential buildings and few high rise office building, five star hotel, nice super market with 1500 car parking space. That is nice. This company cooperated between Thai boon roong company(not Thai company it just name of company founder) and Cambodia public bank finance.

Just make a garden and public area, according to p-penh city hall had made an annoncement before force the saler to removed their shop to a new market inside ex-Borey Keyla, and maybe widen the raod too ...

The side facing Jawaharlal Nehru and Morineth Boulevard and are now occupied by shophouses. If you look at the satellite image the area is too small to construct more stadiums.

My guess is the local government will construct all the new stadiums somewhere else in Phnom Penh, this is just what I guess.

Yes, that two projects can fit into this big land. Hopefully, we will have more higherises in this area regarding to many plot of lands availabe. And Royal Group property is just 5mn walk fro Nagaworld.

I hope the national assembly building will not be surrounded by highrises. This building is truely iconic!! It needs to be visible from the front at a minimum.

this will happen sooner or later, as a city develop, shorter iconic building, temples will be hidden inside concrete jungle. And then later, these also have to give way to highrise.

There is nothing much new that a place or building in Vietnam named after Cambodia. The Presidential Palace, now Reunification Palace, was named Norodom Palace during the French colonization period.

I don't have a problem with Norodom, we have places here called Sydney market, little hk, etc, but usually it has some reason or historical significant, so what is the story behind Cambodia Tower.

Not so sure if the tower real exists, but if it does it may be a joint venture between people with money or power from Cambodia and they want to name it Cambodia Tower. There is nothing wrong with that. People would name a building built with their money whatever they like.

the shapes of these 2 buildings do look the same, but there're so many different details. The one in saigon looks more colourful to me

The Big Projects are dead -.-

When I see Vantanac working 3 shifts hiring thousand of people, I wonder, is it because the demand is high and they want to finish ASAP, or is it because the market is quite and there are heaps of worker got nothing to do, so labour cost is relatively cheap, and they speed up while labor cost is cheaper.

Labour cost is relatively cheap all the time, there will be demand from Vattanac Bank itself and their subsidiary companies.

During the construction boom, you probably can not easily find 700 workers. Usually, builders will ask for more during construction boom.

So, if you are a developer, and don't require banks financail support (you know how banks close its tap when the economy contract), the bedst time is to do build during a recession.

I just saw this project in TV few days ago. But i didnt kno when the construction start.

It is Singapore International School with full facilities plus fitnes center etc.....

Aeon Mall Co Ltd has bought 6.7 hectares of Prime Real Estate in Phnom Penh

A substantial real estate deal transacted last month in Phnom Penh.* After Hong Kong Land entered the Cambodian real estate market in April this year, this deal brings the Japanese shopping mall developer Aeon Mall Co Ltd into Phnom Penh.* The real estate deal is for 6.7 hectares of land next to the recently opened Sofitel Phokeethra hotel (between Sothearos Boulevard and the Tonle Bassac).* The land was purchased from South Korea’s, GS Engineering & Construction approximately a month ago with the help of a Cambodian investor.* The exact details of the deal have not been disclosed but according to the Cambodia Valuers and Estate Agents Association the land is valued at circa US$1,500/sq.m.* At that price the deal could potentially be worth US$100 million.

Aeon Mall Co Ltd has bought 6.7 hectares of Prime Real Estate in Phnom Penh

A substantial real estate deal transacted last month in Phnom Penh.* After Hong Kong Land entered the Cambodian real estate market in April this year, this deal brings the Japanese shopping mall developer Aeon Mall Co Ltd into Phnom Penh.* The real estate deal is for 6.7 hectares of land next to the recently opened Sofitel Phokeethra hotel (between Sothearos Boulevard and the Tonle Bassac).* The land was purchased from South Korea’s, GS Engineering & Construction approximately a month ago with the help of a Cambodian investor.* The exact details of the deal have not been disclosed but according to the Cambodia Valuers and Estate Agents Association the land is valued at circa US$1,500/sq.m.* At that price the deal could potentially be worth US$100 million.

That's right .. this project is going to replace the former International Finance Complex

The mall at International Finance Complex is certainly better than this Aeon Mall. Aeon Mall is a place targeting middle income consumers with shops selling affordable products, but there is a possibility you can find some international brands on the ground floor.
