This project was conceived as the Hafeez Contractor House - a 35 storey commercial tower but due to the global finance crisis and its negative impact on the demand for com space, Orbit Corporation redesigned the tower for residential use.

Exactly, with so many residential projects coming up, who are the people who are buying it and going to live in it? Do we see any substantial efforts by the govt to increase high skilled jobs in the city? I am really sorry for sounding ignorant..this is somthing which i would like to be aware about.

these mills dont produce anything. They are dead as the wages of mumbai makes them uncompetitive.
There is also plenty of mill land to go around still. Enough for many high rises till 2020
and i agree with khargharboy. We should be pushing for service sector jobs on this mill land.
not flats which 90% of the pop cant afford.

Mumbai needs a Central Park like New York.

I think what will happen in the next couple of years is an excess of luxury housing available to people, which will lead to a deflation of the real estate market. These builders are going to go into losses and eventually either shut down, shift elsewhere, or build more commercial skyscrapers as they are more viable. Nowhere have I seen the "signature" buildings of a city being residential other than our Imperial Towers.

nmogre11 June 1st, 2011, 03:29 AM I think that Orbit corp is facing some liquidity issues because it has invested a lot of cash in an under dispute property on Napeansea road at least that is what I read some where. I guess that could be the reason for the slow pace. There are other Orbit projects on Napeansea road such as Orbit Arya and Orbit Haven..god knows what the status is on those projects.

Yes 101. Those are workers..i saw quite a few of them working on the cladding stuff at the bottom part of the building...Seems like they are working on the already constructed floors

Terraces has been again, not been to the mark as far as our expectations were concerned in terms of completion, again given the slow pace of the provisions that we have been receiving. Again Terraces our hope is that given the new regulations, which will be put in place by the end of September and the renewed speed which we will be able to give would ensure that the sales in Terraces will take the speed.
As far as Orbit Terraces is concerned the progress had been absolutely slow in terms of the floors being added because of the lack of commencement certificate which we are still expected. We are hoping that from the end of September as under the new policy things start getting cleared this would everybody the project in the first in the queue to go up and then we may see during the second half of this financial year just the considerable amount of progress.

Mumbai project launches resume as approvals trickle in Analysts have been vocal about the housing supply being choked in the past several months on account of approval delays
Bangalore:Indiabulls Real Estate Ltd (IBREL) recently relaunched Blu, a luxury residential project in central Mumbai that’s coming up on two mill land plots that the realty firm bought in 2010 for about Rs.2,000 crore. Two years ago, it had undertaken a soft launch of the project, then called Bleu, and marketed a 75-storey residential tower.
The project, revised to two 60-storey towers, has now got the approvals needed to start construction. Many other Mumbai projects have also been stuck pending approvals.
Developers are hopeful that project launches will resume in Mumbai more than a year after a near freeze in approvals. Earlier this year, the development control regulation, on the basis of which project plans are designed, was amended and approvals have been trickling in thereafter.
Permissions started gradually coming through a month before new municipal commissioner Sitaram Kunte was inducted on 1 May, said Boman Irani, president, Maharashtra Chamber of Housing Industry (MCHI).
“There are multiple no-objection certificates that are required from the high-rise committee, environment ministry, municipal corporation to clear a project plan and the processes are getting streamlined,” Irani said.
Another large developer, Housing Development and Infrastructure Ltd (HDIL), is gearing up to launch a 750-acre township in Virar on the outskirts of Mumbai as it’s nearly through with getting approvals. HDIL managing director Sarang Wadhawan said that the project would be developed over the next four years and will have a combination of affordable housing and FSI (floor space index) sales. FSI sales indicate sale of built-up area.
Orbit Terraces, a residential project in central Mumbai, has got approvals after waiting for a year-and-a-half. Another residential project, Orbit Enclave, has got approvals after a year of waiting.
“The approval process has got more complex with layers of sanctions being added but now it is a matter of time, and we’ve been given assurance that NOCs should start coming in,” said Pujit Aggarwal, managing director, Orbit Corp. Ltd, promoter of the project.
Property analysts have been vocal about the housing supply in Mumbai being choked in the past several months on account of approval delays. “In Mumbai there is a such a dearth of supply that whatever hits the market will be absorbed. However, because of depressed buyer sentiments now, high-value products would face challenges,” said Ambar Maheshwari, managing director, corporate finance, Jones Lang LaSalle, a property advisory.
With a number of changes in the development norms, not all realty firms are happy with project specifications being changed after apartments have been sold.
Haresh Mehta, managing director, Rohan Lifescapes, which is developing an Indian version of the Trump Tower in south Mumbai with The Trump Organization, said that the project plans that had been submitted have not been passed and it would be difficult to re-design the project from scratch.
The wait for approvals isn’t over for many developers though.
“Twelve of our projects are still waiting for different kinds of approvals,” said Lalit Kumar Jain, chairman and managing director, Kumar Urban Development Ltd. Jain, also national president, Confederation of Real Estate Developers’ Association of India, added he was hopeful that with the new commissioner, approvals will be expedited.

Mumbai project launches resume as approvals trickle in Analysts have been vocal about the housing supply being choked in the past several months on account of approval delays
Bangalore:Indiabulls Real Estate Ltd (IBREL) recently relaunched Blu, a luxury residential project in central Mumbai that’s coming up on two mill land plots that the realty firm bought in 2010 for about Rs.2,000 crore. Two years ago, it had undertaken a soft launch of the project, then called Bleu, and marketed a 75-storey residential tower.
The project, revised to two 60-storey towers, has now got the approvals needed to start construction. Many other Mumbai projects have also been stuck pending approvals.
Developers are hopeful that project launches will resume in Mumbai more than a year after a near freeze in approvals. Earlier this year, the development control regulation, on the basis of which project plans are designed, was amended and approvals have been trickling in thereafter.
Permissions started gradually coming through a month before new municipal commissioner Sitaram Kunte was inducted on 1 May, said Boman Irani, president, Maharashtra Chamber of Housing Industry (MCHI).
“There are multiple no-objection certificates that are required from the high-rise committee, environment ministry, municipal corporation to clear a project plan and the processes are getting streamlined,” Irani said.
Another large developer, Housing Development and Infrastructure Ltd (HDIL), is gearing up to launch a 750-acre township in Virar on the outskirts of Mumbai as it’s nearly through with getting approvals. HDIL managing director Sarang Wadhawan said that the project would be developed over the next four years and will have a combination of affordable housing and FSI (floor space index) sales. FSI sales indicate sale of built-up area.
Orbit Terraces, a residential project in central Mumbai, has got approvals after waiting for a year-and-a-half. Another residential project, Orbit Enclave, has got approvals after a year of waiting.
“The approval process has got more complex with layers of sanctions being added but now it is a matter of time, and we’ve been given assurance that NOCs should start coming in,” said Pujit Aggarwal, managing director, Orbit Corp. Ltd, promoter of the project.
Property analysts have been vocal about the housing supply in Mumbai being choked in the past several months on account of approval delays. “In Mumbai there is a such a dearth of supply that whatever hits the market will be absorbed. However, because of depressed buyer sentiments now, high-value products would face challenges,” said Ambar Maheshwari, managing director, corporate finance, Jones Lang LaSalle, a property advisory.
With a number of changes in the development norms, not all realty firms are happy with project specifications being changed after apartments have been sold.
Haresh Mehta, managing director, Rohan Lifescapes, which is developing an Indian version of the Trump Tower in south Mumbai with The Trump Organization, said that the project plans that had been submitted have not been passed and it would be difficult to re-design the project from scratch.
The wait for approvals isn’t over for many developers though.
“Twelve of our projects are still waiting for different kinds of approvals,” said Lalit Kumar Jain, chairman and managing director, Kumar Urban Development Ltd. Jain, also national president, Confederation of Real Estate Developers’ Association of India, added he was hopeful that with the new commissioner, approvals will be expedited.
