Is full space of the project shown on the render? High raises such as these must have minimum70% open space. This one must be having 80%+ closed space. Bad idea. Hell will be the parking.

^^I presume it is not the full render - the basketball court on the left side is not shown fully - i presume there is something more on the left side. The render also shows open parking - bad idea...they can think of basement parking.

one encouraging thing is the amount of green cover - ( that should be part of the open space and shud answer ur query, M4M)

Green cover is not there within the premises. It is outside boundary and it may be just in artistic render (who knows). Within the boundary, its just a single lane trees. When compared to the monster FSI, green cover is minuscule.
For this land area, they must have went for 4 to 5 floors max and 14 -19 floors are way too high.

What I came to know on this project is cost....It is quite cheaper on comparing with the peers on the same area.( Rs 2400/Sqft)......Also i think its supported by some US/UK real estate fund management ...Vision India etc....So good bet to go....

No problem.In Mumbai they construct taller skyscrapers than these for the same area.Much higher FSI but associated with lots of greenery.

Greenery and open space is the problem. See the swimming pool, it can't even hold 30 persons same time and this project will be having 712 exclusive apartments as per their website..:lol::lol::lol:

6.64 acres and 712 apts, does CMDA gives permission? yikes, no green cover, boxy looking no wonder they are giving it for 2400 rs per sq feet while hiranandani is charging 4400+ in the same area (100 acres 1200+ apartments)

Are you sure, I thought Mumbai had tougher FSI than Chennai considering the density, As for as I know whole of Kerala, Bangalore and Hyderabad has high FSI to permit such high rises in small areas, Chennai, Mumbai and Delhi had tougher FSIS around 1.5 to 2.5 depending on the road infrastructure

Guys, Here the walls between each houses are seperate - no common wall has been shared between houses...just the pathways are connected between mini blocks...

Is it technically adding any strength or may be reducing the stablity..etc Please suggest...

6.64 acres = approx 2.9 Lakhs sft land

At FSI 2.5, built up area (excl car park in Stilt & basement) = 7.23 lakh sft

712 Apts = average area 1015 sft /apt.

MSB upto 60 metres (Stilt +19 floors) possible with 20 to 30% land coverage. Balance 70-80% can be open / greenery etc.

Rendering has been done to show the features rather than the real expancs, I think.
