2bedder~1350psf
3bedder~1250psf
Pros: basement parking with possible 20-30extra lots, full condo facilities including tennis court, FH, quiet, big land size of about 380000sqft
Cons: many units on the valley, spooky for units facing muslim cemetry, not much view, not near MRT, hilly slope and can be tiring to walk to siglap centre whr the amenities r, price tag(minus 150psf will be more reasonable)

I think the units facing the cemetry is a big no for me... Now that you have seaview , garden view , city view, etc ,etc, I do not think cemetry view if ideal :ohno:

This cemetry is fully covered by mature trees, from afar looks like nature reserve.
Aiyah, project can have lush landscaping.. won't really be an issue.

Aiyah every car sales man will say the car is the best. Frankly I have never been to any property launch where the agent wont say
Great Investment Potential.
Great View
Good Buy
Good Size.
I been to some rental appt where everything is falling apart. falling off the wall. The Agent have the metal balls to tell me its good condition. very nicely furnished. Its as though either I am blind or stupid.
Anyway comes back to the pt.. cannot believe wat the agent tell u. Coz its all vested interest. Look with ur eyes open. and assest urself.

Well maybe good investment becoz it has a rare cemetry view. not much projects in singapore has cemetry view.
another plus is if ever to use the cemetry its just a stone throw away dont have to walk to far for the living. and for the departed dont have to go too far to visit home once a year.
So its a PLUS!!!! investment for life or death!..... GOOD BUY.
stingraytan May 17th, 2010, 05:36 AM oh well, to each his own lah.. no matter what agents tell us, we still have to do our own due diligence.. at least the agents are not pointing a gun at us forcing us to fork out $$.
have seen bankers and lawyers that are much worse.
end of day, agents doing their job, and if u find an agent that are the non pushy, good knowledge, patient and with a longer term outlook, stick with that one or two and perhaps even offer higher comms or bring them out to dinner or drinks even if the deal didnt go thru to show an appreciation of good work done..
phantom_opera May 17th, 2010, 06:14 AM Seems like FH is losing its premium against LH near MRT/amenities
Baby May 17th, 2010, 09:10 AM FH/999 besides MRT can also lose out to LH near MRT and not near MRT ..... , take note, besides and near are difference !
Now a days is about new vs old, it's flour more expensive than bread !
Soft launch with an empty land price > Under construction price > going to TOP price > after TOP price
After TOP, considered as old liao.....

Is it possible to build on top of the tracks (MSCP below, then two levels of void deck to allow train to pass through)
Baby May 17th, 2010, 10:47 AM ...but nowadays newly built MRT stations and tracks are all underground..... cannot built on top or under the underground station and track, can only built beside it ....
Only the old NS+EW are above ground due to being built in the 1980s when Singapore didn't have so much money .... and have to debate whether to build MRT or Island wide Bus services network.... have to thank you Ong Theng Cheong on the MRT decision.

True. such agent are a rare find these days. many just want a quick hit and run buck. they dont care much . all they look at is they get their comm.. I meet a lot like dat recently.

Most of them are like that.only a few rare and good ones.actually if your property is in good location, you can even sell on your own unless they able to bring sky high price buyers then i think they deserve to get the comm:)some just use yours as viewing gallery then talk shit behind your unit then sell another owner one in the same development.if you are ghost then they talk to you in ghost language,if you human then they talk to you in human language.they are flex.
Super Crazy December 14th, 2010, 01:25 PM Hi
Recently i just visited the show room and find it not too bad after all. But do agreed prc is a bit steep and understand the developer bought the land at arn 400psf . Regard the cemetry unless you take the block 468 and the rest shd be quite safe. I still feel is quite conventient to walk to Siglap area .....Do anyone kwn what is the launching prc ???:)

wat is the asking price now? I saw it but I find that the 2 lane road infront too small. so many units likly jam when a bus stop on the lane n block the road. Also not accounting the morning traffic from the private estate....
