for an average lot in Anvaya Cove, there are current offers right now ranged at around P9,000/sqm. Sizes range from 400sqm to 1,000+ sqm.
Withy regard to the location, I must say that Anvaya Cove is ideally located just 20 mins away from Subic city center. It's a leisure drive along the tree-lined roads. In terms of price, it's a sure-hit investment!
It is a very exclusive development, which is a viable aspect in maintaining the property's value, and increase in the future.

the proposed golf course was said to be built in between neighborhoods. you may avail of the facilities of anvaya cove if you have purchased a property, so you may be eligible to buy the anvaya shares. as of now, there are no available club shares coming form ayala, unless you buy it from another owner. as for the golf shares, no concrete info on golf shares, but they said its approx 1.5M. also, if you have existing anvaya shares, you may update/upgrade to golf shares. hope this helps.

The 2nd building of Verandas to be released sometime 4th quarter of 2010. Of course, expect to see price increase already.
@Go Global, shares are not yet allowed by Ayala to be resold until March 2011. But this is conditional, as Ayala Land Premier has the right of first refusal.

congrats on your new unit! how many bedrooms does your unit have? This 1st building of the Verandas development has one of the most splendid views in this area because it's fronting right towards the South China sea, somehow parallel to the view.
The unit is actually priced separately from the club share, and vice versa. But for purposes of convenience, they must have shown you the price in total. But in essence, the club share is priced separately from the unit/property, and vice versa.

Going to Anvaya is a very enjoyable drive down at SCTEX...and ocne you get to Subic you can shop for food at cheap prices!

Yep, I have a rich friend whose family owns a property there. They have a beach club that is open only to those who have acquired property in the Cove. First 5 guests free entrance, next 5 P500 and succeeding would have to pay P1K each. They have villas if you wish to stay for the night. She took us there once, it was a really good place. Ayala sure knows how to "build".

for club share holders, they can stay at the Casitas' overnight accommodations for at least P4,500/night. This is within the Anvaya Beach & Nature Club. This is for 2 adults and 2 kids. No "sneak-ins" allowed.
However, Ayala Land Premier is no longer selling "shares only". You may only be able to buy a share only when you purchase a lot or a condo unit in Anvaya Cove.

While nuclear power remains an option to addressing the country’s power needs, the Aquino administration has scrapped proposals to revive the mothballed 600 megawatt Bataan Nuclear Power Plant, Energy Secretary Jose Rene Almendras said Tuesday.
“It's a policy decision of the President that we are not going to open the Bataan Nuclear Power Plant mainly because, in the opinion of the President, there are too much social complexities that have been caused by that," Almendras told reporters during a briefing at the Energy Department headquarters in Taguig City.
“Secondly there is this issue of the safety considering the fault line and all," Almendras said, referring to the Bataan facility which sits on a fault line.
President Benigno Aquino III’s mother, the late President Corazon Aquino, mothballed the $2.3 billion nuclear facility in 1986 due to safety concerns.
Still the Energy department considers nuclear power as part of the country’s future power generation mix.
“We are not closed to it. We are evaluating it. We have been told that there have been significant technological advancements relative to safety," he said.
The Philippines would have to face the reality that fossil fuels are “not going to be available forever and the price is going to continue to be on the uptrend," Almendras said.
“One of the biggest problems of energy pricing in the Philippines today is actually generation cost. You have to consider the generation mix. If we can tweak around the generation mix, and there is an opportunity to bring down prices within acceptable safety standards and social considerations then maybe it's worth looking at it," Almendras said. —VS, GMANews.TV

Thank you for your valuable comment. I think price wise they are about the same now. The selling price for HC has gone up considerably. Although Ayala is a more established developer the ferry and the pending Paggor City may make HC a more worthy investment. What is your take on this?
San-Mat November 1st, 2010, 02:55 PM It depends on what your goal in buying. Are you the end user or will this be for investment? If you look at all the real estate projects from 2005 to present everybody can claim that their value has gone up. Especially when you compare the pre-selling price to turnover price.
Now if you are buying this for your family so you can enjoy quiet beach fun with them I would say Anvaya would the place. I've heard HC will be putting up hotels. Project in the future once the Pagcor City is up there will be more people going to this place. Good or Bad? It depends on how you look at it.
HC being a bigger development there would be more condos to buy (as HC would expand) as compared to Anvaya (lots or memberships). In the end I think both Beach projects are nice and would appreciate in value.
The Pagcor city would be something to think about. Are you thinking of renting out your unit to people coming from the casinos? How would you compete against the Hotels they will put up? Are you just going to hold your investment for a long time? I'm sure it will help push the value of HC.
huanggua November 1st, 2010, 04:05 PM Actually I am still considering between them. I have seen HC and fell in love with it instantly. But I have yet to view Anvaya. I will probably do so this Dec. If I buy I will be keeping it. Currently, I am still negotiating with SM over a 2 BR in HC. If this materialized it will be my 8th investment in the Philippines.

I would definitely agree with both points of @san-mat. Anvaya is more exclusive and luxurious. SM HC is more busy and has more of a mass appeal. HC has an advantage of a Ferry Ride, Anvaya does not have this yet the scenic SCTEX is the upside of the long drive.

eurasia February 3rd, 2011, 12:44 AM Property giant Ayala Land Inc. is investing about P1 billion to build what is touted to be a prime eco-friendly golf course on its 300-hectare upscale seaside leisure estate development Anvaya Cove in Bataan.
In a briefing Wednesday, ALI senior vice president Bobby Dy said about 80 hectares of the leisure estate in Morong, Bataan, would be devoted to an 18-hole, all-weather championship golf course. This would be alongside new amenities such as a sports club with gym, badminton, basketball, an expansive swimming pool complex and game-room facilities meant to engage varying interests of families.
Development of the Anvaya Cove Golf and Sports Club would be fully completed by 2013, Dy said, noting that some portions of the golf course could be ready for playing by the latter part of next year.
ALI plans to initially sell up to 1,500 golf club shares for P1.2 million and P1.8 million each for individual and corporate memberships.
Dy said ALI, which started selling club shares only last Friday, might be able to sell 500 to 600 shares this year. The golf course is seen breaking even once a critical mass of 800 shares has been taken up.
Buyers of the golf club shares will also have access to Anvaya Cove’s beach and country club, which was developed much earlier and which opened in 2008. The beach club has about 16,000 members, some of whom could upgrade to the new club, Dy said.
“Anvaya Cove is a tangible representation of Ayala Land Premier’s thrust for environmental sustainability and holds the distinction of being our first leisure community development,” ALI president Antonino Aquino said.
The new development is being undertaken in partnership with Golf Plan, a globally renowned design firm specializing in sustainable golf course development.

eurasia February 10th, 2011, 12:29 AM PROPERTY DEVELOPER Ayala Land, Inc.’s upscale brand Ayala Land Premier is set to build an “eco-sustainable” golf course worth P1 billion in Bataan.
The Ayala property arm has tapped Golfplan, Fream, Dale & Ramsey ” a world-famous golf course design firm with 150 completed golf courses worldwide ” for the Anvaya Cove Golf and Sports Club.
The design will be “anchored on the tenets of sustainable leisure and complemented by exceptional amenities designed to cater to many interests and needs,” Ayala Land said in a press release.
Antonino T. Aquino, president of Ayala Land, said: “Important sustainability developments are provided for, preserving a lot of waterways, beaches, as well as forest covers.”
Nestled within Bataan’s coastline, the seaside leisure community is said to offer panoramic views, raising the bar of sustainable living and eco-tourism.
The chief architect of Anvaya Cove Golf and Sports Club, Kevin Ramsey, said: “The key to the future of the game is having eco-designs and minimizing carbon footprint. We have taken a fluid approach to the design of the course.”
Mr. Ramsey, vice-president and partner of Golfplan, told reporters an eco-sustainable golf course takes into consideration three factors: water use, grass selection, and movement of soil. The new golf course addresses these issues, Mr. Ramsey said.
With Anvaya Cove Golf and Sports Club, “Ayala Land really made sure that there is minimal earth moving or none at all, preserving the natural beauty and landscape of the area.”
He added: “The grass we used is of endemic breed called Manila grass, which is 30% less water-intensive than other species. The company has invested in state-of-the-art irrigation system to ensure less water use.”
Apart from a beach and country club, spa, and nature camp, the all-weather, 18-hole, 7,100-yard golf course will cater to all kinds of golfers by dividing the course in five tees: juniors’, seniors’, ladies’, men’s, and championship tees.
Bobby O. Dy, Ayala Land senior vice-president and head of the firm’s residential business group, said the development strikes a balance between “playability and eco-sensitivity.”
The Anvaya Cove Golf and Sports Club, which will have a total area of 80 hectares including the sports club, is slated to open in 2013.
Golf club membership share prices range from P1.1 million-P1.8 million depending on share class, Mr. Dy said.
Mr. Dy said the company plans to sell a total of around 1,500 shares.
The property firm expects to sell 500-600 shares this year.

Dikya is jelly fish. Gamu-gamo are not fireflies but are just small insects which come out at night.
