serious!? how much do they expand? i have fond memories with this jusco, it is built since i was 5, and i stay near there and so it has been my frequent shopping outing place ever since, and i have watched how it has been changing all these whiles :)

well,its now look like a typical aeon mall

with arena rainbow color at food court, the supermarket is the most major renovation,from old and tired to new jusco supermarket format with sushi counter,organic n all,even the number of counter had increase with new cash register, most part,they change to plaster ceiling and new lighthing, some tenant are chased out for newer ones, that included windmill restaurant, kenny rogers had set up shop at the former pizza shakky

Malacca to impose 5% 'heritage' tax on tourists

MALACCA: Hoteliers in the state will be required to impose a 5% 'heritage' tax on room rates from Sept 1, said Chief Minister Datuk Seri Mohd Ali Rustam.
He said the decision to impose the new tax, which will affect some 193 hotels and resorts, was reached during the weekly exco meeting.
"The tax is crucial for the beautification, maintenance, conservation and promotion of heritage sites here," he told reporters here Wednesday.
He said assessment tax and quit rent collected were insufficient to upkeep these sites, hence it was necessary to impose the heritage fee.
Mohd Ali added that some RM12mil was expected to be collected annually from the 11,000 rooms of various types offered in the state.
Asked whether the new ruling would have a negative impact on the state's tourism, Mohd Ali said it would instead promote growth of the local tourism industry.

Undoubtely, that river project is one of the most successful project carried out by Mr Ali, that monorail toy is a joke, as well as the eye of malaysia.

well,its about time they tax the tourist,i suggest enterence fees to touristic facilities like zoo,theme park n all are impose too

wtf did my really quit rent end up building or maintaining touristic facilities that i wont use or kutip derang nyer sampah n not to mention the traffic jam they cause..

i would wanna my quit rent be use 4 a park,a really great park,not a themepark,a real park, a park 4 all,a park thats free..

alor gajah don't have,but jasin and masjid tanah both got 2stories mall family store,merlimau got FRESCO..two brand name u can find in every small town nationwide..

the mall is in front of a politechnic n merlimau got communities collage and soon a new UiTM, furthermore,this is i build u buy type of development,so as long as its is soldout,..success ker failure ker,the developer aper kisah:lol:

MALACCA: The state will develop its own fibre optic network with a capacity of 10 gigabyte per second at a cost of RM13mil said Chief Minister Datuk Seri Mohd Ali Rustam.

“The first phase would provide high speed Internet access to government agencies in the state,” he added.

Mohd Ali said the service would then be expanded to industrial clients as well as telecommunication companies operating in the state.

Four local authorities would collaborate to install the network which is expected to be completed by end of this year.

“Through the system, three districts here, namely Melaka Tengah, Alor Gajah and Jasin will have fast Internet connection,” he said. – Bernama.

MALACCA: A coastal highway linking Port Dickson to here and upgrading the busy Ayer Keroh dual carriageway are among four infrastructure projects proposed by the state government in Budget 2012, expected to be tabled by Prime Minister and Finance Minister Datuk Seri Najib Tun Razak on Oct 7.

Chief Minister Datuk Seri Mohd Ali Rustam said the other projects requested were flood mitigation programmes to improve water flow at flood prone areas apart from widening of drainage system and sewage projects.

“These projects are salient in state bid to provide better facilities for locals and to meet the economic boom taking shape in the state,” he said after a working visit to Pekan Bukit Baru here, recently.

Mohd Ali said existing infrastructure like sewage and drainage could not correspond to the massive development experienced in the state, and this resultedin flash floods in many parts of the city.

Mohd Ali said upgrading of the Ayer Keroh carriageway involving the construction of a flyover at the intersection of the Malacca International Trade Centre andIstana Malacca junction near Pantai Hospital, was needed to address the bottleneck situation there.

He said the state would also request to introduce a tram service between Ayer Keroh and Melaka city to reduce congestion at several busy sections in Ayer Keroh and Batu Berendam.

In an unrelated development, Mohd Ali said the state government had spent RM4.9 million to pay compensation to owners of 26 houses and shops in Pekan Bukit Baru to make way for new development at the site.

He added the site would be developed with the construction of a three-storey building comprising 43 shops.

Work on this project was expected to start in August.

flyover? it will take YEARS to complete and will affect the area badly during the construction time.

Tram service said since dont know when....till now nothing happened also.

Benalec monetises reclaimed land in Melaka

KUALA LUMPUR: Benalec Holdings Bhd on Wednesday, June 1 entered into two separate deals, one on land disposal while another on joint venture (JV) property development, with Melaka-based developer Vista Selesa Development Sdn Bhd.

The company expects to realise a net gain of RM22.13 million from the land disposal exercise and at least RM12.8 million from the JV property development. The total net gain of RM34.93 million from the two exercises represents earnings per share of five sen.

In a statement on Wednesday, Benalec said its indirect wholly-owned subsidiary Sentosacove Development Sdn Bhd entered into a sale and purchase agreement with Vista Selesa for the disposal of six parcels of leasehold land measuring 151,191 sq m (1.6 million sq ft) in Klebang Besar, Melaka for RM45.6 million.

Another of its indirect wholly-owned subsidiaries, Orientalcove Realty Sdn Bhd, entered into a JV agreement with Vista Selesa for a mixed development project on another piece of land in Klebang Besar measuring 125,450 sq m or 1.35 million sq ft.

Under the JV agreement, Orientalcove is entitled to about RM37.8 million or 25% of the gross development value from the project, whichever is higher.

Both the disposed land and the JV land are reclaimed land received from Benalec's reclamation projects in Melaka that involved settlement in-kind from the state government.

Benalec group managing director Vincent Leaw commented that the transactions indicated the land around the area was in great demand.

He said it was a milestone achievement as it showed that the company had come full circle from land reclamation, adding that Benalec was keen in building value for the land it had reclaimed.

"This project will be an avenue for us to create this value, as the development of these few parcels of land will create spin-off and generate more interest in the adjoining plots of land.

"We are optimistic that the value of the joint venture will increase the value of the land when it's completed," he said.

Leaw said proceeds from both activities would be used to finance the group's ongoing land reclamation projects and to meet the capital requirements of the group.

MALACCA: Construction of the state’s recently revived Customs Immigration and Quarantine (CIQ) complex is expected to be fully completed by March next year.

Chief Minister Datuk Seri Mohd Ali Rustam said the government had strived hard to ensure the project was restored after the initial construction hit a snag due to technical hitches on the part of its previous contractor.

“We have commissioned a second contractor and up to now 38% of the project is completed and if all goes well, we could anticipate the RM73mil complex to be operational by mid-2012,” he said at a site tour recently.

Once completed, Mohd Ali added the complex could accommodate 15,000 visitors arriving from neighbouring countries on a monthly basis.

“This will certainly be a boost for Malacca in terms of the tourists arrivals,” he said.

The CIQ will complement the Batu Berendam International airport as a major gateway to the state and also to expedite the entry process for foreign tourists.

Mohd Ali said once the CIQ was completed, the state could also attract tourist boats from Singapore and Batam to enter the local waterway.

He added that frequency of the current ferry services from Bengkalis and Dumai in Indonesia could also be doubled with the new facility.

The increase, could turn the Malacca port as an optional hub for ferry services from neighbouring countries.

On another matter, Mohd Ali said the government hoped to introduce a tram car to ferry city folks to several selected destinations.

He said the tram service would help alleviate traffic congestions at the city-center while the monorail service was also expected to resume soon and would serve several populated areas here.

Hard Rock Cafe Malacca eyes RM1m a month

Malacca's new tourism product, Hard Rock Cafe, which will be built on the World Heritage Site in Jonker Walk, is expected to generate sales of RM1 million a month.

Chairman of Hard Rock Cafe Enterprise (M) Sdn Bhd, Tan Sri Syed Yusoff Syed Nassir, said the cafe was expected to attract between 360,000 and 480,000 patrons a year.

"The cafe's profit is expected to amount to 60 per cent of what the Hard Rock Cafe Kuala Lumpur generated," he said, declining to reveal the figure.

Syed Yusoff said this at a media briefing after the groundbreaking ceremony officiated by Malacca Chief Minister, Datuk Seri Mohd Ali Rustam, yesterday.




He said the cafe, which would cost RM17 to build, would be able to accommodate 180 patrons.

The cafe would be operational by year-end 2012, he said.

Syed Yusoff said prior to the launch of the cafe, a souvenir shop, named 'Rock Shop' would be opened to sell exclusive Hard Rock Cafe products.

He said the company picked Malacca for its third Hard Rock Cafe because of its strategic location in Jonker Walk.

"Another factor is that number of tourists visiting the state has reached 10 million a year," he said.

Syed Yusoff said the cafe would offer various local and Western food, entertainment, and sales of exclusive Hard Rock products.

"The big guitar, an icon of Hard Rock Cafe worldwide, would also be a big attraction for the local and foreign tourists," he said.

Earlier, Mohd Ali said the Melaka government planned to instal closed-circuit television cameras at all historical sites in the state to prevent thieves carting away valuable artefacts.

He was commenting on reports of the theft of wheels from ancient Portuguese cannons on top of St John's Hill at Bandar Hilir on Wednesday. -- Bernama

Mahkota Medical Centre to expand

KUALA LUMPUR: Mahkota Medical Group, a unit of Singapore-listed Health Management International Ltd (HMI), will spend between RM250 million and RM300 million to expand the Mahkota Medical Centre in Malacca.

The medical centre, which is now a 280-bed facility, wants to add another 220 beds. The expansion is expected to be ready by end-2014.

"We are in midst of planning and should start development in mid-2012," chief executive officer Timothy Chang said, adding that it has 1.22ha of undeveloped land located next to the hospital and across the road from the hospital.

"We are targeting to have a total of 500 beds," Chang told Business Times in a phone interview.

Chang said the 500-bed capacity will be able to cater for the needs of the hospital for between 10 and 15 years.

The investment will include equipment.

Currently, the average occupancy at the hospital is around 65 per cent. It is fully occupied during the peak months of medical tourism.

Mahkota Medical is centrally located within the Malacca city and now has some 40 clinics. As it expands, it hopes to have 100 clinics and to handle more complex cases.

The hospital aims to establish itself as a one-stop medical centre with centres on sub-specialties. The population in Malacca alone will not be able to support the hospital.

Accordingly, it is eyeing patients from Negri Sembilan and the northern part of Johor.

Chang, meanwhile, expects the return on investment (ROI) on the new wing to take half the time that a new hospital will normally take. New hospitals, generally, take eight to 10 years to recover their ROI.

However, the Mahkota Medical Centre expects to see ROI within five years as it is already an established hospital.

Moreover, since the opening up of its beds will be done in stages, some of the space may be temporarily used as lodging for relatives accompanying the foreign patients.

Mahkota Medical Centre started operations in 1994 under the Lion Group.

Lion, which restructured and sold its non-core businesses during the 1997/98 financial crisis, sold the hospital in September 2001.

Mahkota Medical Group is 48.95 per cent owned by HMI, while Bumiputera group Maju Medik Sdn Bhd holds 38.42 per cent and 12.36 per cent is held by doctors located all over Malaysia.

Perusahaan Otomobil Kedua (Perodua) will open its first sales, service and spare-parts (3S) centre in Melaka next year, says Managing Director Datuk Aminar Rashid Salleh.

He said the company was finalising a land agreement with the state government to locate the centre in Ayer Keroh.

"Previously, the state government offered us a piece of land at Autocity, Melaka, but since the place is still new, we don't think it suits our interest.

"Therefore, we are selecting a place somewhere nearby "Taman Buaya", Ayer Keroh, as a major hypermarket is expected to be built here. We believe it can attract a crowd," he told a media briefing on the sidelines of the "Perodua Eco-Challenge 2011", on Saturday.

Perusahaan Otomobil Kedua (Perodua) will open its first sales, service and spare-parts (3S) centre in Melaka next year, says Managing Director Datuk Aminar Rashid Salleh.


He said the company was finalising a land agreement with the state government to locate the centre in Ayer Keroh.

"Previously, the state government offered us a piece of land at Autocity, Melaka, but since the place is still new, we don't think it suits our interest.

"Therefore, we are selecting a place somewhere nearby "Taman Buaya", Ayer Keroh, as a major hypermarket is expected to be built here. We believe it can attract a crowd," he told a media briefing on the sidelines of the "Perodua Eco-Challenge 2011", on Saturday.

dont think tesco will built there. too many will kill and location far up taman buaya...who would want to drive all the way there...jam every weekend on that road.
i believe opposite mydin (near the floating restaurant) will be the location perhaps. since that place is kinda huge.

A specialist hospital with a resort concept, Hospital Pakar Hang Tuah, will be built in Ayer Keroh here with an estimated cost of RM150 million.

Melaka Chief Minister, Datuk Seri Mohd Ali Rustam, said work on the 12-storey hospital with 120 rooms will soon start on an one-hectare site with the completion date due in 2013.

The hospital will be built by Anggun Diversified Sdn Bhd, a Sarawak based property developer.

"Besides the various facilities of a specialist hospital, the building will also feature a swimming pool, recreational park and a rooftop helicopter pad," he told reporters.


He earlier witnessed the signing of a sale and purchase agreement for the acquisition of the land for the hospital between the Melaka State Development Corporation (PKNM) and Anggun Diversified.

PKNM was represented by its Chief Executive Officer Datuk Yusof Jantan while Anggun Diversified was represented by its Managing Director Jeffery Lai Upeng.

Mohd Ali said the hospital would be able to attract more medical tourists to the state.

Meanwhile, Anggun Diversified's Chairman Datuk Yahya Bujang said that among the considerations made for the building of the resort-like hospital was accommodation for caretakers who accompany patients checking into the hospital.

The hospital would offer various specialist services including cardiology. - Bernama

Arab City Melaka dibangunkan di kawasan seluas 3.6 hektar di Pulau Melaka yang merangkumi 123 ruang niaga selain restoran makan Arab, taman tema, muzium warisan Mesir dan pusat spa. Pengarahnya, Dr Salim N Al Gudhea, berkata Arab City Melaka dijangka menyediakan prospek perniagaan yang baik kepada syarikat, terutama dalam meraih pulangan pelaburan untuk tempoh jangka panjang.

“Projek Arab City Melaka adalah langkah penerokaan awal kami di negeri warisan ini, dan kami masih menumpukan peluang mengembangkan perniagaan kami di Melaka dengan melihat kunjungan pelancongannya yang tinggi.

“Ini adalah peluang pertumbuhan perniagaan yang baik kepada, khususnya dalam pengurusan hartanah komersial yang menjadi antara teras perniagaan kami,” katanya pada sidang media selepas pemeteraian perjanjian antara GCH dan Banalec Holdings Bhd, menerusi anak syarikatnya Banalec Sdn Bhd di Kuala Lumpur, semalam.

Salim berkata, majlis prapelancaran Arab City Melaka akan dibuat pada Januari tahun depan, dan ia dijangka dibuka kepada orang ramai pada Mac 2012.
Pada majlis itu, GCH diwakili Pengarah Urusannya, Sayed Al Mansour manakala Banalec oleh Pengarah Eksekutifnya, Leaw Ah Chye.

Menerusi perjanjian itu, penyedia penyelesaian pembinaan marin bersepadu, Banalec akan memajukan tanah tambak seluas 1.6 hektar di Arab City Melaka sebagai taman tema dan lagun yang akan dikenali sebagai Arabian Oasis. Projek berkenaan akan disiapkan dalam tempoh 16 minggu. Arabian Oasis, katanya direka bagi pelbagai aktiviti menarik seperti pertunjukan kebudayaan, renang, jeti, aktiviti memancing dan sukan air. GCH adalah syarikat usaha sama antara Dubai, Arab Saudi dan rakan usaha sama Malaysia.

Ia turut mempunyai pejabat cawangan di Dubai, Arab Saudi dan Mesir dengan bergiat dalam sektor hartanah, dagangan serta perniagaan minyak dan gas.

Selain Pulau Melaka, GCH bersama kerajaan negeri Melaka menerusi Chief Minister Inc (CMI) turut merancang membangunkan projek Arab City di Klebang dan Kampung Jawa.

RM135 Million Sungai Melaka Tourism Project Extended To Melaka Sentral

MELAKA, July 7 (Bernama) -- The second parcel of the Sungai Melaka Beautification Project will be extended up to Melaka Sentral including the popular shopping complexes at Aeon Bandaraya and Tesco, here.

The Minister of Natural Resources and Environment, Datuk Seri Douglas Uggah Embas said the project stretching about four kilometres would start at the end of the year and expected to be completed in mid-2013.

He said that overall, five zones would be developed under the project which would have a footpath, bicycle lanes, observation tower and main passenger terminal at the Melaka Sentral and the two shopping complexes.

"This is my ministry's commitment to improve the Sungai Melaka which has a good potential as a tourist attraction," he told reporters after listening to a briefing on the project at Seri Negeri, Ayer Keroh, here Thursday.

Earlier, Uggah, who is on a day's visit to Melaka, went on a river cruise with Chief Minister Datuk Seri Mohd Ali Rustam from Taman Rempah up to Melaka Sentral.

Sungai Melaka now offers a river cruise service either on a boat that can accommodate between 20 and 30 passengers or a water taxi that can take 16 passengers for a distance of four kilometres from Taman Rempah up to the Quayside at the historic river mouth.

Meanwhile, Mohd Ali said the state government planned to build a floating market in the river after Hang Jebat Bridge as a new tourist attraction.

In another development, Uggah said he would study the request by Mohd Ali to construct a water breaker to prevent coastal erosion at Pantai Kundur, Pantai Puteri, Pantai Tanjung Bidara and Pantai Kemuning.

Ia turut mempunyai pejabat cawangan di Dubai, Arab Saudi dan Mesir dengan bergiat dalam sektor hartanah, dagangan serta perniagaan minyak dan gas.

Selain Pulau Melaka, GCH bersama kerajaan negeri Melaka menerusi Chief Minister Inc (CMI) turut merancang membangunkan projek Arab City di Klebang dan Kampung Jawa.

Is it Millenium Kings hotel ? I saw from paper it's like 10-12 storey but end up 8 storey, what a waste on that huge land.

Perodua 3S centre will be built near Taman Buaya.


Perusahaan Otomobil Kedua (Perodua) will open its first sales, service and spare-parts (3S) centre in Melaka next year, says Managing Director Datuk Aminar Rashid Salleh.


He said the company was finalising a land agreement with the state government to locate the centre in Ayer Keroh.

"Previously, the state government offered us a piece of land at Autocity, Melaka, but since the place is still new, we don't think it suits our interest.

"Therefore, we are selecting a place somewhere nearby "Taman Buaya", Ayer Keroh, as a major hypermarket is expected to be built here. We believe it can attract a crowd," he told a media briefing on the sidelines of the "Perodua Eco-Challenge 2011", on Saturday.


He, however, declined to reveal the cost of the 3S centre expected to start operations by the end of next year.

To date, Perodua operates 16 3S centres, nationwide.

On another matter, Aminar Rashid said the company received overwhelming response to its new MyVi version.

"As of June 24, we have received bookings for about 12,000 MyVi units and we expect, by end-July, for about 2,000-3,000 new Myvi cars to be on road," he added.

Aminar Rashid also said the Tsunami crisis in Japan affected its operations which resulted in delayed delivery of the new Myvi to consumers.

Nevertheless, the company was maintaining its sales target at 195,000 units and the new MyVi would account for 50 per cent of that sales. -- Bernama

I hope Melaka will retain its charm and not over commercialised and not to turn be a big open 'fun-fair'. The plan by the government to have tram in the city is well applauded. I'm still remember my Kiwi (New Zealander) friend who visited Melaka an took river cruise years ago felt disgusted with smelly and dirty river and when he visited recently, he amazed with the transformation. My English friend also loves Melaka, after Kuching and Penang. Found this blog/travelogue written by an Aussie tourist who was recently explored Melaka. Keep it up!

MELAKA 25 Julai - Syarikat hartanah, Plentifield Marketing Sdn. Bhd., (PMSB) mengukuhkan kedudukannya dalam industri pengurusan projek dan pembinaan di negara ini dengan pelaburan lebih RM300 juta di negeri ini.
Pengarah Urusannya, Dr. Teoh Lian Hong berkata, pelaburan itu membabitkan pembinaan lima blok bangunan komersial dan sebuah hotel bertaraf lima bintang di Jalan Taman Botanikal, Taman Tasik di sini yang bakal siap Disember 2013.
Katanya, projek terbaharu itu merupakan yang ketika dilaksanakan PMSB di negara ini selepas melaburkan RM220 juta untuk membina hotel bertaraf tiga bintang di Sandakan, Sabah dan RM300 juta bagi membina bangunan di atas lot perniagaan di Shah Alam, Selangor.
"Projek terbaharu ini yang terletak di atas tapak seluas 2.8 hektar ini akan mempunyai sebuah hotel sembilan tingkat bertaraf lima bintang dengan kapasiti 301 bilik.
"Turut dibina, lima blok pusat perniagaan termoden setinggi 12 tingkat serta sebuah bangunan tempat letak kereta bertingkat yang mempunyai lebih 1,000 lot tempat letak kereta," katanya.
Beliau berkata demikian selepas majlis perasmian tapak projek itu yang disempurnakan Ketua Menteri, Datuk Seri Mohd. Ali Rustam di sini hari ini.
Menurut Lian Hong, sehingga kini, 70 peratus daripada 166 ruang niaga telah habis dijual manakala 80 peratus daripada 506 unit suite bisnes juga telah dibeli.
"Menambahkan lagi tarikan, laluan di tengah-tengah antara hotel dan bangunan perniagaan ini akan dibina laluan berbumbung, menjadikan kawasan itu seperti pusat pelancongan Jonker Walk.
"Pembangunan bercampur serba moden ini turut mempunyai tempat membeli belah, restoran, pub, rangkaian bank dan syarikat telekomunikasi," ujarnya lagi.
Lian Hong menambah, apabila siap kelak, hotel setinggi 9 tingkat dikenali sebagai Best Western Premier Melaka itu akan diuruskan oleh Kumpulan Best Western International yang mempunyai 4,000 rangkaian hotel beroperasi di lebih 80 buah negara di seluruh dunia.

Acquisition of Malaysian property
Issue of equity
The Company is pleased to announce that it has agreed to invest RM14m (approximately GBP2.8m), in the purchase of a 2.1429 acre site in Negeri Melaka, Malaysia (the "Land") for a mixed use development which will comprise a shopping mall, car parking, facilities centre and home office service suite (the "Project").
The Company has agreed to acquire the Land from Empire Property Sdn. Bhd. ("EPSB"), a company in relation to which TCIL's investment manager is a director and in which he has a significant shareholding. The consideration for the acquisition is RM5.0m (approximately GBP1.0m) for the Land, and a further RM9m in respect of development work undertaken to date (approximately GBP1.8m). Of this total, a deposit of RM1.4m, comprising a deposit of RM0.5m and 10% of the RM9m development costs, is payable immediately, with the balance being paid on completion, which is expected to be in September 2011.
In addition, the Company has raised GBP1,033,500 through subscriptions of 49,214,286 new ordinary shares at 2.1p per share (the "Subscription").
Overview of the Property and Project
The Land is located within the Melaka Tourism Development Belt ("MTDB") stretching from Dataran Phalawan to Melaka Esplanade and to Klebang where the Malacca Gold Coast is located. This location is part of the growth area for tourism activities for which the Melaka state is focusing its attention. The MTDB already contains a couple of existing tourist related facilities, however it is very much in its infancy and there is still a lot of growth potential. The success of the MTDB is expected to derive from the unique proposition of Melaka as a renowned tourist attraction, which helps attract constant flows of consumers for its shopping, medical tourism and tourism-related facilities, which elevates its residential and commercial potential.
Sub-structure works were completed by EPSB on the Land in 2008, and the Company proposes to continue with EPSB's Project, which will comprise:
(i) 3 floors of shopping mall;
(ii) 3 [1/2] floors of parking lots (with 613 parking bays);
(iii) 1 floor of facilities centre; and
(iv) 510 home office serviced suites, spread over 17 floors.
The Director's believe that the Project's concept is new to the area. Currently, along the Klebang coastal area, there are no such developments where service suites come with other facilities, e.g. retail/shopping malls and food and beverage outlets, therefore the Company's directors believe that there is a need for this type of development as local residents and tourists currently have to travel down town for shopping and other needs.
The Company expects that:
(i) the professional team will be engaged by the end of July 2011;
(ii) the acquisition of the Land is expected to be completed by the end of September 2011;
(iii) such building/planning approvals as are necessary to commence construction will be obtained by November 2011;
(iv) construction of the buildings will commence in November 2011 at the latest; and
(v) practical completion of the Project will be achieved by November 2013.
The total project costs are expected to be approximately RM185m, including the RM14m investment by the Company being announced today. The Company expects to fund the additional costs through advanced sales of units, which are anticipated to commence during Q3 2011. Marketing of the units will mainly focus on China, as the Chinese represent the largest group of investors looking for investment opportunities in Melaka.
Issue of Equity
Although the Company does not anticipate the Project requiring debt financing, the Company needs to raise funds for working capital to pay for consultancy fees, local authority fees and contributions to various local authorities for utilities, totalling GBP1,033,500. To that end, the Company has received subscriptions for 49,214,286 ordinary shares of GBP0.001 each in the Company at a price of GBP0.021 per share (the "Subscription Shares").
Application will be made to the London Stock Exchange for the Subscription Shares to be admitted to trading on AIM and it is expected that admission will occur on 28 July 2011.
Following admission of the Subscription Shares ("Admission"), the Company's issued share capital will comprise 549,964,286 ordinary shares of GBP0.001 each. This figure may be used by shareholders as the denominator for the calculations by which they will determine if they are required to notify their interest in, or a change to their interest in, Top Creation Investments Limited, under the FSA's Disclosure Rules and Transparency Rules.
Furthermore, immediately following Admission, Jade Global Investments Limited, a shareholder of the Company, will hold 95,637,500 ordinary shares of GBP0.001 each, representing 17.39% of the Company's issued share capital.

MALACCA: A commercial centre with a five-star hotel known as Best Western Premier Malacca amounting to RM300 million investment by property company Plentifield Marketing Sdn Bhd will be built within the Ayer Keroh Botanical Park.

Plentifield managing director Dr Teoh Lian Hong said the nine-storey hotel and five commercial blocks at a 2.8ha site was expected to be completed by the end of 2013 and would adopt modern and green technology features.

“It will house, among others, entertainment centres, shoplots, halls, corporate offices and meeting venues equivalent to the standard of luxury hotels overseas,” he told reporters after the project’s groundbreaking ceremony on Monday.

Teoh said the hotel, near the Malacca International Trade Centre and state zoo would boost 301 rooms, once completed.

The project is Plentifield’s first in the state and is anticipated to bring in enormous potential in view of its location within the tourist belt,” he said.

The five commercial blocks would also have 506 business suites and 166 retail lots.

Plentifield’s previous development includes a RM220 million project comprising a three-star hotel and commercial lots in Sandakan and RM300 million commercial lots in Shah Alam.

Chief Minister Datuk Seri Mohd Ali Rustam who officiated the ceremony welcomed Plentifield’s investment and described it as timely in view of the shortage of five-star hotels in the state to cater to tourists.

What is up with the name? I don't see any of the structure that carries the three 'budaya'. Malaysia tries too hard to foster close relationship between races when it should be all about respect, appreciation, understanding and comraderie regardless of different ethnicities but among humans across the board regardless of age, religion, gender and sexual orientation! Now that is a true test of a community, ONE community. See people for who they are and not 'segregate', we are indifference...I myself am a product of multiracial, Malay, Chinese, little Indian and Thai..so where do I belong in the three budaya?

The name of '3 budaya' is kind of misleading as it means 3 cultures and not 3 states.:) Budaya or culture definition related to arts, manners, civilization arised from a particular society and race. :nuts: Since you said Malaysia is not made up by 3 races (of course everyone knows that)..but here you talking only 3 states. If it means 3 budaya represents 3 states, each state is not represent 1 budaya as in every state it represents other 'cultures/budaya' as well, even as example Negeri Sembilan with Minang identity but also embraces other cultures as well.:) 1Malaysia 1Budaya?

Sabah firm gets key role in RM925m deal

Kuala Lumpur: A Sabah-based engineering company, Distinct Glory Sdn Bhd, has sealed a deal with Pristine Oil Capital Sdn Bhd to become the main contractor for the RM925 million Melaka Oil Storage Terminal (MOST) project.

Set to take off in the fourth quarter of 2011 at Pulau Hanyut, Melaka, the project will be the first seaport and independent oil storage tank in Malaysia catering to the marine industry.

It would involve land reclamation, tank storage facilities, pipeline network, boiler/heater, fire safety, ancillary plant and other developments necessary to interface the proposed facility to the quayside berths and licences for the handling of petroleum products.

"The implementation has had a small setback as we had to face certain constraints in the past. Now, we believe that we have managed to bring in the most suitable strategic partner in Distinct Glory to be alongside us to see the success of the undertakings.

"The timing is very impeccable as we can see that there are many oil projects heading towards East Asia this coming years, which means petroleum product storage is an essential element to support these oil industries," said Haji Saiful Bhari Abdul Hadi, the Executive Chairman of Pristine Oil Capital Sdn Bhd.

He said this at the signing of a memorandum of strategic partnership between Pristine Oil Capital Sdn Bhd (the concession owner) and Distinct Glory Sdn Bhd for the proposed Melaka Oil Storage Terminal (MOST), witnessed by Kluang State Assemblyman and also Selayang Umno Divisional Chief, Shukor Idrus in Kuala Lumpur earlier this week.

Accompanying Saiful for Pristine Oil Capital was its Chief Executive Officer, Lt Col Fadzillah Omar Bakri, while Distinct Glory were represented by Paul Browsa Bongkos and accompanied by CEO, Mashenrah Talayan.

Saiful said the inclusion of Distinct Glory in the collaboration will see that the construction of MOST is done in four phases - the marine terminal jetty, multipurpose oil storage tank farms with 360,000 million ton capacity, a 5MW power plant and an administration building which will be built on 80 acres of land.

"This will be the first collaboration for the two companies with the second collaboration being looking into a similar project in Sabah," he added.

He said the oil industry's outlook has shown encouraging momentum in the region and with this first sea port terminal it will be the best location for storage as well as bunkering services which the company planned to play a role in the region.

"Eventually Pristine Oil will also go into the trading sector in oil and gas.

We want to begin the trading sector of the company by introducing Pristine X-tra Motor Oil," he said.

Meanwhile, Paul said, the company was incorporated as a Sabah-based Bumiputera company in response to the government's call for them to participate in the oil and gas industry, which Sabah is fairly lacking in this area.

"With this in mind, we are determined to be one of the leading key players in the field of oil and gas, marine and heavy engineering industry not only in Malaysia but also internationally.

"And I believe that the oil and gas industry has yet to be fully tapped, as there are still vast resources in the offshore region in Sabah," he said.

He believed that Bumiputera companies must be willing to demonstrate more courage by participating in big projects.

Therefore, he said it was imperative and important that they discard the fear syndrome or having an inferior mindset to become the catalyst for sustainable economic development and growth in order to realise and complement the government's effort in its Economic Transformation Programme (ETP).

He said Distinct Glory Sdn Bhd has the capability and the technical know-how, with a dynamic and efficient management team headed by the company's CEO, Mashenrah Talayan, who has a wide working experience in the oil and gas field for about 10 years.

"But most importantly, we have a strong financial back-up," he said.

Paul said when this project kicks-off, it will create hundreds of job opportunities in the highly skilled, semi-skilled and unskilled work positions which will definitely boost the socio-economic development of the nation.

apparently the shoplots r not that boring. the side facing the river has a colonial architecture, while the side facing aeon is dull. they want to make it like singapore, in addition to the monorail and the river rehabilitation

New township plan for Malacca

MALACCA: Plans are under way for an integrated township development to turn Malacca into a major destination for the Malaysia My Second Home programme.

The project, combining heritage, culture and nature, will be undertaken by Malaysia Land Properties Sdn Bhd (Mayland) and is expected to be carried out in either Ayer Keroh or the Bemban area.

Mayland founder Tan Sri David Chiu, a Hong Kong-based hotelier and property developer, said the project would kick off once the land was identified and approvals obtained from the authorities.


"We are looking at an investment of between RM500 million to RM1 billion for the new township development project which would be implemented in stages over a period of seven years.

"The integrated township will create its own environment and with Malacca's greenery, hills and coastline, the investment will be worth every single sen.

"Malacca has an exciting and vibrant environment and I feel the state will attract foreigners to make it their second home under the Malaysia My Second Home initiative.


"I was in Malacca about 10 years ago and I returned three months ago, only to be mesmerised with the soothing environment and its excellent lifestyle," said Chiu after having lunch with Chief Minister Datuk Seri Mohd Ali Rustam in Seri Bendahara here yesterday.

Also present was Tourism Minister Datuk Seri Dr Ng Yen Yen.

Chiu said the new township would be a hit among the rich in China, Singapore and Australia.


Dr Ng said 12,000 people had participated in the Malaysia My Second Home programme.

"There is a huge potential for Malacca which is rich in culture, heritage and also its greenery. I feel that this development plan would be a hit among Europeans, especially those in Russia and countries such as Finland where the winter is quite long. Another reason for Malacca to be a preferred choice for those seeking to make Malaysia my second home is the healthcare facilities.

"Malacca currently has three medical specialist centres and with the new resort-like specialist centre, the Hang Tuah Jaya Resort Hospital, scheduled to be opened in 2013, foreigners will prefer to come to a state with a first class medical facility."

Ali said the investment would not only boost the state's economy, but also provide the people of Malacca with an opportunity to generate more income.

"I also proposed to Chiu the possibility of investing in an underwater world or aquarium in the state, especially in the reclaimed area in Klebang

Billion In First Six Months
MELAKA, Sept 19 (Bernama) - - Melaka attracted
foreign direct investments (FDIs ) of RM3 .72
billion in 24 approved projects in the first six
months of the year , said International Trade and
Industry Deputy Minister Datuk Mukhriz Tun Dr
Mahathir.
He said the achievement, thus far , was
commendable and total FDIs this year was
expected to surpass record investments of
RM3 .837 billion registered in 2007.
Last year, Melaka approved RM1 .631 billion in
24 projects, RM892 .711 million in 2009 (23
projects) and RM3 .634 billion in 2008 (41
projects).
The United States was the largest foreign
investor in Melaka with investments totalling
RM682 million followed by Taiwan (RM 668
million) and Japan (RM 339 million) in the first
half of the year.
"Out of the 24 approved projects, 13 were new
projects and the remaining 11 were expansion
projects," he told reporters after visiting
Dominant Opto Technologies Sdn Bhd at the
Batu Berendam Industrial Estate here Monday.
Dominant is a leading manufacturer of green
technology- based LED lighting for local and
export markets of China, South Korea, India and
the United States.
"I am confident for the remaining half- year,
FDIs would continue to increase and even
surpass 2007' s record performance ," he said.
Mukhriz said Melaka was unique in that it
offered green- technology which was the pull
factor among foreign investors who want to
export out of the state.
He said Selangor topped the list with the highest
FDIs of RM5 .165 billion in the first six months
of the year followed by Penang (RM 4 .593
billion), Johor (RM 4 .522 billion) and Melaka
(RM 3. 72 billion) in fourth spot.
Mukhriz also said besides focusing
on export
markets, green technology- based companies
should also view the local market for value-
added and to expand further .

Saw heavy machine moving in the empty land behind mahkota hotel. Heard that land reclamation work wil start soon as the contractor doing the reclamation work is already in Melaka. The Lion Group is planning to build a shopping mall and a hotel tower once the reclamation work completed.

I like this thread a lot :) Especially knowing about M'cca's progress. Everyday like a mad woman I would click on all the skyscapercity thread on Melaka to check on updates. Thanks to everyone who is involved.

Some excerpts from the Banci 2010 results (downloadable from the website in pdf). I have to retype to summarize.

Census 2010 revealed that the total population of Malaysia was 28.3 million, compared with 23.3 million in 2000.

1. The state with the highest growth rate for the period of 2000-2010 was Putrajaya (17.8%), followed by Selangor (2.7%), Melaka (2.6%) and Sabah (2.1%).

2. Among the most densely populated states were Kuala Lumpur (6,891 persons), Penang (1,490 persons), Putrajaya (1,478 persons), Selangor (674 persons) and Malacca ranked 5th with 493 persons. Calculated in persons per square km.

3. In tandem with Malaysia's rapid development, the proportion of urban population increased to 71% compared with 62% in 2000. Kuala lumpur & Putrajaya are 100% level of urbanization, followed by Selangor (91.4%) and Penang (90.8%). Melaka ranked 5th with 85.5%.

4. Malacca's Area in Square KM is 1,664 with total population of 821,110. Urban Population is 86.5%.

RM1.46bil Pulau Melaka project set to become tourist draw

MALACCA: The RM1.46bil troubled Pulau Melaka reclaimed island project is set to become a new tourist and property investment attraction as work to revive it nears completion.

Chief Minister Datuk Seri Mohd Ali Rustam said apart from the existing and new housing and commercial lots, the project would also house several high-end tourism developments.

“Some of the upcoming tourism products include Wild Life Theatre, Malaysia Eye and Theme Park, Cable Car, the Arab City and five-star hotels,” he said here yesterday.

Mohd Ali said the restoration involved 1,176 existing commercial units with eight blocks (comprising 228 units) under construction.

“The work progress is encouraging and the restoration is expected to be completed by November,” he said.

The state, via Chief Minister Incorporated (CMI) had started work on the abandoned project, off the coast of Banda Hilir in December last year after it took possession of the island project from developers who had failed to revive the project.

Covering some 40ha, the project was launched in mid-1996 by Pulau Berkembar Sdn Bhd Talam Bhd, a subsidiary of Talam Corporation Sdn Bhd, but was abandoned in the late 1990s following the global economic downturn.

A legal tussle ensued when the state government tried to take over.

But there was closure after the Court of Appeal ruled in favour of the state.

One of the issues that needs to be resolved is the problem faced by some 1,000 buyers who were left in the lurch when the project was abandoned several times since its launch in the mid-1996.

As of Sept 20, Mohd Ali noted that 532 original buyers had come forward and had been offered their respective units through new sale and purchase agreements with CMI.

“We urge those who have not come forward to do so before the agreement signing between buyers and CMI on Oct 14.

“After the date, original buyers who do not come forward to sign the new agreement will have their units sold to other interested parties,” he said.

Haiyo even though I'm not a fan of Rustam nor his political party, well at least the state govt is doing something about it right. From where I stay here in M'cca my place oversee Pulau Melaka and everyday I could see some improvement in terms of the contractors refurbishing the shophouses albeit at a slow pace but at least it is BETTER than nothing since I've stayed here like 20 years and have seen the reclaimation of Pulau Melaka and building construction of all the flats and shophouses and the eventual abandonment of the whole project due to the crisis.

Now jsut fingers cross that things will go well for the whole project + good luck to all the pitiful earlier buyers.

Im a Muslim and I think it's ridiculous to 'patronize' fellow Muslims, if one choose to drink shud there b a barrel or not, they'd find a way...we should be promoting tolerance and learn to live with diversity. We are a multi relegious Islamic Nation but one is free to practice his/her own beliefs, temples and churches everywhere..so why such minute and non influential item such as the 'barrel' deemed somewhat of threat?

klebang? where. As far as i know, there is no plan for a shopping mall at klebang other than the stalled empire sunshine project. However, latest news that i heard, the project was sold to Top Creation, and they intend to continue the project

Hi Sapphire Blue,

Yes it would be known as The Heritage Hotel. The design looked a bit like the Intercontinental Singapore.

Apparently it is developed by DMDI (Dunia Melayu Dunia Islam) if I'm not mistaken. Not to be rude or what but I assume that this is a HALAL Hotel with no Alcohol in the restaurant or bar?

I have relatives who are muslims too. They too find it funny that MBMB would deem the sight of the barrel as haram considering Malacca is a tourist destination. Very sad to know that this policy/regulation applies to Malacca and not KL or Penang.

Below is an email I received today which I find it to be so true except for the last part which I'm not sure is it real or not.

Halal meat served in hotel :Jakim rules ...
Jakim: Yes, if not we cannot confirm that their meat is halal.
Hotel: Okay, never mind, we will stop selling imported meat and just serve local meat. Would that be okay?
Jakim: Yes, that is okay as long as you can show the halal certificate from the supplier.
Hotel: Okay, we also sell beer. Does the certificate cover this as well?
Jakim: No, beer is haram. We cannot issue a halal certificate for that.
Hotel: But we can sell beer?
Jakim: Yes.
Hotel: But we can’t sell meat unless we can prove it is halal?
Jakim: No.
Hotel: Can we accept credit cards?
Jakim: Yes.
Hotel: But credit cards involve interest. Is that not haram?
Jakim: Interest is haram.
Hotel: So the meat must be halal but you can pay by credit card even though interest is haram?
Jakim: That is correct.
Hotel: And we can employ Malay staff who are Muslims?
Jakim: Yes, you can. In fact, if you have no Malay staff you cannot get a hotel licence under the rules of the New Economic Policy.
Hotel: But our hotel has a bar, disco, karaoke lounge, massage centre and everything that is haram to Muslims. We can, or must, employ Muslims?
Jakim: Yes.
Hotel: But their salaries would come from haram sources.
Jakim: No problem. Even government staff get paid from revenue from banks, finance companies, money-lending, liquor, bars, night clubs, massage parlours, gambling, lotteries, casinos, cigarettes, and so on.
Hotel: That is allowed?
Jakim: Yes, allowed.
Hotel: But aren't all those businesses haram?
Jakim: Yes, they are haram.
Hotel: So banks, finance companies, money-lending, liquor, bars, night clubs, massage parlours, gambling, lotteries, casinos, cigarettes, and so on are allowed but meat that is not halal is not allowed?
Jakim: That is correct. The meat must be halal. And Jakim will not issue a halal certificate unless you can prove it is halal. So you must sponsor ten officers to go overseas for two weeks to visit the factory first before we can issue the halal certificate.
Hotel: Two weeks? Why so long?
Jakim: We need one whole day to visit the factory and the other 13 days for rest after the long journey.
Hotel: I think never mind. We will stop selling imported meat, just sell local meat, and we will continue to sell beer and run our bar, disco, karaoke lounge and massage centre where most of our revenue comes from anyway.
Jakim: No problem. Then you can get a Jakim halal certificate.

Melaka memang negeri yang bersejarah. Sila ambil tahu bahawa Melaka pernah dijajahi oleh orang Portugis, Belanda dan British.

In fact if you ask those older generation who have stayed in Malacca ever since the wartime, they will tell you that many colonial houses or buildings are disappearing day by day due to development especially houses near Limbongan and Klebang.

Besides that, many roads or streets with English names have been changed to the names that you see today.

If u has been here You realize That A lot of the building in the city are malay inspired but hollow,shallow, poor excuse of an architecture. Malay design building with a logical rrason due to climate and inner meaning.which architect today are too stupid to realised nor impliment..

Malacca to house one of the largest bird parks in Southeast Asia

MALACCA: A bird park, one of the largest in Southeast Asia with 6,000 birds from 300 species, will be built on a 1.8ha site at the Botanical Garden in Ayer Keroh here.

Chief Minister Datuk Seri Mohd Ali Rustam said this latest tourism product was part of the second phase of the landscape development and tourism facility project located within the 92.5 hectare Botanical Garden.

"Apart from the bird park, other projects include a watch tower, renovation of chalets and landscaping upgrade of the Botanical Garden. A fountain will also be built at the garden," he said after performing the groundbreaking ceremony for RM30mil bird park here Wednesday.

The project, he said, is expected to be completed in 20 months.

Perodua plans RM20m 3S centre in Malacca

RAWANG: Perodua Sales Sdn Bhd will be investing about RM20 million to build a new 3S (sales, services and spare parts) centre in Malacca.

The carmaker yesterday signed a deal with Yayasan Melaka to buy 1.77ha of land at Kota Hang Tuah Jaya, Ayer Keroh.

The land itself will cost the compact carmaker RM7.7 million.

The 3S centre in Malacca will house a regional office and training centre to cater for the southern region staff and dealers human capital development, body and paint centre and stockyard.




It will have 25 service bays which will cater about 2,500 service intake per month. The body and paint centre will have 30 bays.

Perodua currently has two branches and five dealers in Malacca, employing some 220 staff.

It sells an average 550 units of cars monthly, with a 35 per cent market share over the last five years.

Last year, Perodua sold about 6,400 units in Malacca, with the Viva being the top-selling model.

Wondering how come this project in Klebang managed under municipality of Hang Tuah Jaya. If Hang Tuah Jaya spreads across to Klebang, what about Malim and Cheng? Under Melaka Bandaraya Bersejarah or Hang Tuah Jaya?

I like to see some kind of Park and Ride system that comes with the biggest parking lot right next to the toll plaza at ayer keroh, A dedicated bus lane all the way to town.will be good for a start!Especially on the weekends and public holidays.Hello Ali and rakan rakan where is the "aerotrain"u promised?What are u going to promise next for the coming election?A meglev train perhaps?

renovation at MP is for PURE bar which will be relocated to that area.
the one at melaka raya will be closed down. I think they r following OverTime concept.
