yea, juz got back from DPMM. The Careffour construction is going pretty smooth. but i feel that DPMM is a bit to deserted. Maybe because today is weekday? :ohno: :ohno:

i went there dy, pretty nice, but ppl sitting at the back row will be havin problem viewing because the chairs are a little bit too tall. so, short ppl will hav problem at the back. other things are pretty okay for me. Anyway, it costs me RM9 for transformer. and the ticketing counter area is pretty nice. From ground floor (of the glass cone), the cineplex is well visible and attractive (very casino-like). :)

I think DPMM will only crowded during weekend and holidays. Maybe its still new and dun have supermarket or hypermarket in it yet, hopefully carefour will bring the crowd during weekday.
as for Mahkota, even weekday oso very crowded.

the Melaka Mall is still very empty. All ppl go there for movie. :)

Yes, not many ppl on weekdays. But, last saturday i passed by melaka raya and traffic jamn like hell n DPMM was very crowded. I'm sure it will be more crowded after carrefour open coz carrefour is a crowd puller.

the very last that i heard was carrefour planning to open in sept or oct tis yr. But now is alredi july, do u think phase 2 can be completed within 2 months? Mayb they wil complete 1st 2 floor for Carrefour and next 3 level will be completed later.

JASIN, 29 Jun: Laluan empat lorong Lebuh Raya Alor Gajah-Melaka Tengah-Jasin (Lebuh AMJ) sepanjang 70km yang bernilai RM505 juta dibuka kepada orang ramai mulai hari ini.
Lebuh AMJ yang dibiayai sepenuhnya oleh kerajaan persekutuan itu akan melancarkan lagi perjalanan dari Simpang Ampat di Alor Gajah, Melaka, sehingga ke Muar, Johor.
Ketua Menteri Melaka Datuk Seri Mohd Ali Rustam merasmikan pembukaan lebuh raya itu di jambatan Sungai Kesang, yang merupakan sempadan daerah Jasin dan Muar, di sini petang ini.
HCM Engineering Sdn Bhd dan THT Technologies diberikan tugas menyiapkan projek itu secara reka dan bina, manakala Jabatan Kerja Raya (JKR) Melaka dipertanggungjawabkan memantau perjalanan projek yang bermula pada tahun 2001 itu.
Tiga persimpangan bertingkat turut dibina di lebuh raya itu, yang melibatkan kos RM40.2 juta bagi keselesaan pengguna, iaitu di Malim, berhampiran Masjid Al Azim dan Semabok.
Mohd Ali berkata pelaksanaan projek itu mencerminkan sikap kerajaan yang sentiasa mengambil berat terhadap kerja-kerja melaksanakan tanggungjawab sosial kepada rakyat.
"Walaupun kos pembinaan Lebuh AMJ ini tinggi, kerajaan mengambil keputusan tidak mengenakan sebarang bayaran tol kepada pengguna.
Saya berharap pembukaan laluan ini dapat dimanfaatkan sepenuhnya oleh rakyat dan pelancong serta pelabur untuk datang ke Melaka sempena tahun Melawat Malaysia 2007," katanya.

this is the simpang empat - muar highway. I went thru it when i was coming back from muar to melaka. The simpang empat melaka stretch was completed long ago. The Melaka - Muar stretch was just completed.
The Melaka - Muar stretch is a highway with undulating hills of palm plantations on both side. The scenery is quite amazing. the highway surface is pretty smooth as well. There's one bit where you can view melaka skyline far far away from the highway.
Nonetheless, i juz hope that they can install street lights along the highway as it posses dangers to drivers at night. :ohno:

According to Melaka state premier, Melaka river is poised upon completion to be Venice of East would attract millions of tourists to Melaka due to its with added value facilities and attractions be wonders of Melaka River

Soon, according to Mohd Ali the doors of houses, shops facing the river would their front doors instead of their back. At time of boat ride yesterday, one house owner has already started refurbishing his once backyard into front and main faucets of the house.
TV3 Assignment editor in charge of environment, Karam Singh Walia who among those accompanied Mohd Ali on a boat 45 minutes ride. Mohd Ali while on the boat would be happy if more locals, members of political parties to go for the boat rides along Melaka River. He added a total of 40-passenger boat would eventually be plying along the historical river, providing the sight seeing for locals, domestic as well as foreign tourists.
Even now, Melaka River is a great place for tired city folks to take stroll and enjoy the view of the sun setting. Seeing the sun that appears to be setting amidst the mangroves, trees and old but refurbished buildings that align the river is itself a magic moment.

yeah..u r right. yesterday i had tried the highway. On my way to Muar, someway around tiang dua junction, there are cows crossing the highway. very dangerous. Then on my way back to town, there is an accident btw a wira and a gen2 at the junction of old muar trunk road.

teckkang July 7th, 2007, 05:30 AM I've been to Jusco recently. Jusco ain't expanding its premise, but it'd expanded its parking spaces on the land next to it (the one next to the mahkamah). Im quite dissapointed that it's going to be another outdoor open air parking space. Perhaps they shud consider an indoor one. :ohno: :ohno:

so true. The 5 star hotel project at MITC has started. Construction of Telekom tower and the 10 storey building beside Telekom Tower go smoothly.
Somehow, i find that the progress of auto city is very slow. Is construction of auto city still ongoing or already stop?

Officially opened: Mohd Ali launching the four-way Malacca - Muar junction while state Works and Public Facilities committee chairman Datuk Md Yunos Husin looks on in Malacca recently.
MALACCA: With the completion of the much-anticipated RM505mil Malacca-Muar four-way junction, motorists will only need 30 minutes to get from Muar in Johor to Alor Gajah in Malacca.
A drive on the 70km road, also known as Lebuh AMJ (Alor Gajah-Melaka Tengah-Jasin) is a breeze compared to the old road which is winding and could take up to an hour to travel between the two points.
Malacca Chief Minister Datuk Seri Mohd Ali Rustam said the project was fully funded by the federal government and construction had begun in 2001.
“Besides the two-lane twin roads, 17 pedestrian bridges were also built at a cost of RM630,000 each, adding up to a total of RM40.2mil,” said Mohd Ali.

AYER KEROH, 9 Julai : Kerajaan Negeri akan menghantar tiga pegawai kanannya ke Paris, Perancis Ogos ini bagi mengkaji apa yang perlu dilakukannya sebelum diisytihar negeri maju.
Ketua Menteri, Datuk Seri Mohd. Ali Rustam berkata, penghantaran pegawai kanan itu ekoran lawatan kerja dan ekonomi yang diketuai Yang di-Pertua Negeri Melaka, Tun Mohd. Khalil Yaakob bersamanya pertengahan Jun lalu.
Beliau berkata, rombongan pegawai kanan kerajaan negeri itu membabitkan Setiausaha Kerajaan Negeri, Datuk Wira Ismail Salleh; Pegawai Unit Perancang Ekonomi Negeri (UPEN) dan bahagian pembangunan negeri.
"Dalam rombongan itu, saya terpegun melihat kepesatan kemajuan Paris dan kita ingin mempelajarinya memandangkan tempoh tiga tahun menjadikan Melaka negeri maju menjelang 2010 adalah tempoh yang singkat.
"Kita seharusnya bertindak pantas dan bukannya menunggu," katanya. Mohd Ali berkata, ketika di sana, mereka akan mengkaji aspek ekonomi, sosial dan alam sekitar yang menjadi komponen penting sesebuah negara diisytiharkan sebagai negara maju.
"Sebelum sesebuah negara itu diisytihar negara maju, negeri di dalamnya harus maju terlebih dulu. Itulah yang dilakukan Paris yang maju lebih 10 tahun lebih awal daripada Perancis.
Ketika ditanya oleh pemberita kenapa beliau memilih Paris untuk dijadikan contoh,tegasnya lagi “Kita memilih Paris kerana ia paling maju di Eropah, terkenal dan sentiasa dikunjungi orang ramai.

First thing to do research on - Drainage system. They should cover up all the 'longkang' with walkways, im pretty sure everyone here doesn't like foul smell and the dirty sight of 'longkang'.
Second thing - public transport
Third thing - city beautification, especially during night time.
Last - City planning; we really need serious city planning, not juz simply reclaim land in the sea and build shop houses. the demand for shop houses is getting super low. plz stop destroying melaka waterfront. :) :cheers:

BANDA HILIR, 9 Julai : Kerajaan negeri menaruh keyakinan melalui pembukaan Al-Rajhi Bank Cawangan Melaka berupaya menarik lebih ramai pelabur dari Arab Saudi untuk melabur di negeri ini, seterusnya memudahkan pelabur menguruskan sistem kewangan negara mereka.
Ketua Menteri, Datuk Seri Mohd. Ali Rustam berkata, peningkatan jumlah pelabur dari negara itu juga akan menyumbang kepada pembangunan ekonomi negeri.
Bagaimanapun, katanya, setakat ini sudah memperlihatkan para pelabur dari Arab untuk melabur ke Melaka.
"Apabila mereka (pelabur) datang ke Malaysia, sudah tentu mereka ingin melihat Melaka dan menyakinkan mereka terhadap kebolehan dalam menjadikan pusat pelaburan yang menguntungkan kepada syarikat mereka," katanya.
Beliau berkata demikian kepada pemberita dalam sidang media selepas melancarkan pembukaan Al-Rajhi Bank Cawangan Melaka di Melaka Raya di sini, hari ini.
Mohd Ali juga yakin dengan adanya Al-Rajhi Bank di Melaka, sudah pasti nama negeri ini akan termasuk dalam senarai mereka dan seterusnya tersebar di seluruh negara Timur Tengah.
Sehubungan itu, Mohd Ali berharap para Perusahaan Kecil dan Sederhana (PKS) mengambil peluang menggunakan perkhidmatan di bank ini dalam mempertingkatkan perniagaan, selain membuat pinjaman pada bank ini.
Difahamkan, Al Rajhi Bank mempunyai kapital USD50 bilion dalam pasaran."Di Melaka, kira-kira 30,000 orang pelajar dari negara Timur Tengah belajar di sini dan apabila penjaga (ibu bapa) hendak mengirim wang kepada anak-anak mereka di sini, maka kemudahan bank ini mampu membantu golongan ini," jelasnya.
Selain itu, para pengusaha di sektor industri pelancongan wajar mengambil kesempatan menggunakan semua kemudahan yang terdapat di bank ini sepertimana bank-bank lain memiliki kemudahan seperti membuka akaun, kredit kad, pinjaman persendirian, insuran dan sebagainya.
Kerajaan Negeri Melaka yakin bahawa pihak bank Islam daripada Arab Saudi yang terbesar ini berpotensi besar dalam memperkembangkan ekonomi di Melaka dan Malaysia, amnya.
Dalam perkembangan berkaitan, beliau berkata, sebuah syarikat dari Dubai akan membuka Gold Mart termasuk syarikat dari Dataran Pahlawan membuka perniagaan mereka di Pasaraya Carefour yang dijangka beroperasi Disember tahun ini.
"Selain daripada membuka syarikat perniagaan, mereka turut berminat melakukan perniagaan perhotelan yang kini sedang diuruskan oleh syarikat swasta," katanya.
Sementara itu, menurut Ketua Pegawai Eksekutif Al Rajhi Bank Malaysia, Ahmed Rehman, pihaknya yakin melalui kewujudkan 14 Al Rajhi Bank di Malaysia, secara tidak langsung mampu menampung pelbagai produk dalam bank ini dan mampu memberikan persaingan dengan lain-lain bank di negara ini.
Jelasnya, Al Rajhi Bank mensasarkan sebanyak 50 cawangan bakal diwujudka di Malaysia menjelang tahun 2010 dan pasaran lebih menerapkan ciri-ciri bank Islam di samping, memiliki mutu perkhidmatan yang boleh dipuji pelbagai pihak.
Al Rajhi Bank memiliki perihal kemudahan kepada orang ramai termasuk pelanggan bukan Islam dalam bentuk Saving Account-i, Current Account-i, Young Savers Account-i, Chare Card-i, Debit Card-i, Personal Financing-i, Fixed Term Investment-i, Automobile Financing-i, Home Financing-i dan Customised Corporate Products.

brain_failure July 15th, 2007, 04:55 AM Good news guys, another 35 storey high rise coming up. did u guys read in the chinese newspaper today regarding the abandoned building at plaza melaka which innitiallly planned for a 35 storeys building which with shopping mall n hotels , now will be revived and to be turned to a 35 storeys hotel.

actually i think that, if carrefour operate, it wont provide free parking compare to Giant and Tesco, or they will promote purchase above RM30 then free parking, will it bring competitive advantage against its competitors????

the new coastal highway was reported to be completed in 2008. But how could it manage to complete when it hasnt started yet.

personally i think that area isn't suitable for a hotel. That place is too crowded and small, n the shophouses isn't in perfect condition. For me, more office spaces will be more appropriate. Juz hope that it won't end up in the same fate faced by the former Pan Pacific hotel at Hang Tuah mall.

AYER KEROH, 15 Julai : Bandaraya Melaka Bersejarah (MBM) akan setanding dengan Kota Paris jika semua tanah lapang di bandaraya ini ditanam dengan pokok-pokok.
Ketua Menteri, Datuk Seri Mohd Ali Rustam berkata, saranan kerajaan negeri adalah sebanyak 100,000 batang pokok ditanam menjelang akhir tahun ini.
Katanya, daripada jumlah itu, 50,000 akan ditanam di seluruh kawasan Bandaraya manakala bakinya akan ditanam di daerah Jasin dan Alor Gajah.
Beliau berkata, Melaka mempunyai sebanyak 380 taman perumahan dan sekiranya setiap taman ditanam 100 batang pokok, ini bererti seluruh negeri Melaka mempunyai sebanyak 380,000 batang pokok.
Konsep menghutankan bandar adalah hasil lawatan kerja kerajaan negeri Melaka selama dua minggu ke Amerika Latin dan Paris baru-baru ini.
"Ini juga sejajar dengan misi nasional yang ditekankan oleh Perdana Menteri, Datuk Seri Abdullah Ahmad Badawi yang menitik beratkan melalui penjagaan alam sekitar,"katanya.
Beliau berkata demikian ketika berucap semasa melancarkan Program Penanaman Pokok peringkat negeri, yang dianjurkan kerajaan negeri dan MBMB di Taman Bukit Beruang, di sini pagi tadi.
Sementara itu, Mohd Ali berkata, selain itu, dengan tanaman pokok-pokok tersebut akan menambahkan kawasan rekreasi dan taman awam bagi kesejahteraan dan kemudahan rakyat dan usaha menghijau serta menghutankan taman-taman dapat memperbanyakkan tahap oksigen.
Katanya, ini termasuk kawasan taman perumahan yang perlu diperbanyakkan penanaman pokok-pokok hijau sebagai satu usaha dalam kempen mengurangkan pemanasan global yang berlaku sejak akhir-akhir ini selain mampu mewujudkan suasana harmoni.
Oleh itu, semua Pihak Berkuasa Tempatan (PBT) termasuk MBMB, Majlis Perbandaran Alor Gajah (MPAG) dan Majlis Perbandaran Jasin (MPJ) perlu memikul tanggungjawab ini untuk melaksanakannya.
Tambah beliau lagi, ini secara tidak langsung misi nasional iaitu ‘Tingkat Mutu Hidup’ akan dapat direalisasikan secara bersama bagi menjamin kehidupan yang cemerlang serta berkualiti.
“Malahan keupayaan Melaka muncul negeri terbersih di Malaysia akan terus bertambah baik apabila penjagaan alam sekitar melalui penanaman pokok-pokok hijau dapat dilaksanakan," katanya.
Antara yang hadir pada majlis berkenaan ialah Pengerusi Jawatankuasa Perumahan, Kerajaan Tempatan, Alam Sekitar dan Pengangkutan negeri, Koh Nai Kwong; Pengerusi Jawatankuasa Sains dan Teknologi, Penerangan dan Multimedia negeri, Datuk Seah Kwi Tong dan Datuk Bandar MBMB, Datuk Zaini Md.Nor.

there is a 7th storey hotel project along jalan limbongan (beside former happyland hotel). the construction now is on the 3rd storey. i will take a photo this evening and will post it tomorrow.

Yupe.... many people now are very greedy, they wan look for free parking, this will be the most weaknesses for Carrefour to compete wif Giant and Tesco, espeacially Tesco, Tesco is too massive strong and strategic place.
Actually if I am Carrefour, I will open at Ayer Keroh, because there do not has any hypermarket, even Jusco is supermarket only. If Carrefour open at MITC, it will bring more business opportunities and attract Ayer Keroh resident and MMU students..... Such as Carrefour open nearby Tebrau highway and Pasir Gudang highway, and now it become the first choice of Johor Jaya and Taman Molek residents and Sunway students, and there is oso Jusco Tebrau City.... Carrefour can be considered as the one of the best hypermarket in JB, Tesco open at Taman Rinting there, but the resident could not bring much more business because there nearby industrial area and less tourist will passby there..... so Tesco in JB wont so geng as Tesco in Malacca. Place is the most important criteria for one business.....
Although Dataran Pahlawan is very geng in malacca, but I think that Malacca is quite different to KL and JB, for these two big cities, maybe parking fee is not the 1st criteria they want to think, they will think the place 1st, such as Kepong resident wont go to Puchong Tesco, they rather go to Carrefour wangsa maju or Tesco Mutiara Damansara. But in malacca, Dataran Pahlawan juz a few KM from Tesco only, I scare people rather choose Tesco than pay parking fee in Dataran Pahlawan and shop in Carrefour. Although people will still go Carrefour have a look, but u can see Giant, previous many people go there, but now..... i think it is getting worse.......

B4 carrefour announced to open in dataran pahlawan, i've heard that carrefour is coming but to open at MITC. But i think if they choose MITC oso not that strategic lah. Very far for ppl from the town. It will attract ppl from Bukit Beruang, Bukit Katil n ayer keroh. I still think the most strategic location is where tesco is located. Actually the location along the highway from Tesco towards Semabok is very strategic, but wonder y it is not chosen for hypermarkets and shopping mall.
hypermount July 16th, 2007, 08:01 PM I go back to batu pahat almost every weekend. I tried the new highway linking the Muar bypass for the first time. Impressive! It's smooth ride all way to Muar cutting down the journey time to Batu Pahat by half an hour from 2 hours. Dun have to pay toll to exit Pagoh or Ayer Hitam from Ayer Keroh to go to Batu Pahat as the journey using PLUS also taking 1 hour and half. RM500 millions worth it if citizens could save much money on toll (from RM 7 for every trip), you have to take into account how the government might spent more on lands that were to make way for the highway project. All borne by the federal government as this new route would be :banana: redesignated as Federal Road No.5.
It was pretty dark and isolated at night, just be extra careful if you see cows crossing the highway
I would say Melaka is really weak in night lighting esp in the historical sites.Probably they should make Famosa & St Paul's hill open to public till 12am.
nah not really, melaka is one of the brightest cities with the decoration lights some visitors said.

well i would say 20 storey is considered high with malacca standard. 15 storey still acceptable.

just like the abandoned hotel building at Melaka Raya, heard of the news tat its gonna revive for so long dy...but till now still dun see any movement, correct me if i'm wrong, coz i really see nothing everytime when i go back melaka.

So it will b 4th and largest cinema in malacca after GSC MP, Fajar Cineplex and MBO melak mall (7 screens). Cant believ the number of cinema in malacca grow from 1 cinema to 4 juz within 1 yr.

I'm waiting for 2 other abandoned building to be taken by other company, the 40 storeys condominium abandoned project at klebang and oso 27 storey (cant remember exactly how many level) apartment project at Melaka Mall near Kampung lapan.

if i'm not mistaken it should b 40 storey high. It is called esplanade condo. the state govern facing problem locating the developer. that's the reason the project could not be revived.

Jusco already bought a land near Tesco. Hope this news is reliable.
Y&W supermarket at Melaka Sentral closed down and the building is painted in blue and Courts Mammoth taking over and will b opening soon.

gordon, is the auto city still on going? how about the heritage square? I think more highway should be built or upgrade of existing roads should be done to stimulate growth at other area. For example, the road from malim jaya to batu berendam if turn to 4 lanes will bring more crowd to giant. Roads from mobil cheng to family store batu berendam and batu berendam road to the airport must be upgraded oso.

The last time I passed by Auto City was around one month ago where I do see that the progress is going very slow. It was the same as well for heritage Square..
ya, u are absolutely right. Melaka should build more highway or broaden up the road especially those place ( which u suggest) which are potential for future commercial development. I suggest that the road along klebang to tanjung Kling should be upgrade. Since land reclaimation is going on around that area, I am sure that in the future, more cars will definitely use that road.
anyway , The road around had bkt beruang ( MMU ) to MITC had turn into 2-3 lane and there more street lights along the road too...

yup, the beautification project of the river is really commendable. but there r still much more can be done. and the maintenance is vital as well.
and hopefully the beautified river project can be used as oppurtunity in reviving abandoned projects along the river (hotel, shopping complex, old bus station, old cinemas, old shophouses, bunga raya old central market, etc). and hope that the river project can used as important link between old Melaka and new Melaka, and thus bring more tourists to new Melaka as well, especially Hang Tuah Mall (that place is too dead, eventho there's world class walkway and facilities)

im not sure about boating, but there r watertaxis bringing tourists from the mouth of melaka river into melaka city centre.
and about the beca, i dun think beca can go along there. maybe cycling shudn't be a problem.

ma ma only lah. i think they c the market in ayer keroh is quite big. the econsave at malim face stiff competition from bintang hypermarket n tesco whereas there is only jusco in ayer keroh n would like to compete wif jusco to tap the market there.
anyway, i'm still not sure what they 1 to build there. I only know that the land had been sold to econsave

u know lar. all because of our state cheif minister la. Because of him Melaka Raya and banda hilir are totally different compare to 15 years ago.

but at least the state government trying to develope ayer keroh now. the state government is relocating all government departments to ayer keroh. Nonetheless, like u said melaka raya still d first choice among investors.

it's not easy to attract retailer to rent there. If it does, it will b a big success and the developer shall be given a big clap. It will b a beauty if it attracts well known retailer like starbucks, coffee bean etc. Imagine having great coffee while feeling the natural sea breeze.

KUALA LUMPUR: Magnificent Diagraph Sdn Bhd, which operates Carrefour hypermarkets in Malaysia, targets up to 30% sales growth for the financial year ending Dec 31, 2007 over last year’s figure of RM1.2 billion.
Its managing director Shafie Shamsuddin said the company opened two new Carrefour outlets last year, and its sales went up by 10% over that of FY05.
This year, it would have three new outlets, Shafie told The Edge Financial Daily after launching an easy payment scheme for government employees in collaboration with Malaysia Building Society Bhd (MBSB).
Magnificent Diagraph has opened a new Carrefour outlet in Klang, and is planning to open an outlet in Melaka in September and another at an undisclosed location by year-end.
The company is hoping to capitalise on its new partnership with MBSB and has targeted up to 20% growth in the sales of products under the scheme, which are mostly household appliances and furniture.
“This is the first time a hypermarket in Malaysia is able to provide such a service to the 1.2 million civil servants,” Shafie said.
The Carrefour outlet in Putrajaya alone could reach out to 150,000 households of mainly civil servants, he added. Asked if Carrefour was shifting its sales focus to consumer durables, Shafie said it was the hypermarket’s philosophy to provide “everything under one roof”.
Instead of offering cheaper and lower-end products, the hypermarket wanted to give its customers mid-range and higher-end products, he added.
“Carrefour is going more into these, starting this year,” he said.
Currently, food products account for about 60% of Carrefour’s sales with non-food products making up the remaining 40%. The hypermarket wants to grow its non-food segment.
“We believe Malaysian consumers are becoming more affluent.
They are travelling abroad everywhere. They want to be given more choices and their lifestyles have changed. Carrefour is geared to
providing for changing lifestyles,” Shafie said. Under Carrefour’s easy payment scheme, civil servants can opt to purchase electrical and home appliances via loans provided by MBSB and repay the loans through monthly salary deduction. MBSB CEO Abdul Aziz Muhammad said the scheme offered a low interest rate of 11% to 12% compared with credit card interest rates of 18% per annum. Through its 23 branches nationwide, MBSB would be able to approve the loans in five days, he added.

Menurutnya, apabila siap kelak, kawasan berkenaan yang turut dilengkapi dengan tiga bangunan iaitu pejabat pentadbiran, surau dan kantin serta sebuah galeri akan dapat menjadi tumpuan pelancong.
“Apabila dibuka nanti, orang ramai khususnya mereka yang menggemari aktiviti riadah dan program tahan lasak seperti “Flying Fox”, perkhemahan dan kembara untuk kenderaan pacuan empat roda dapat menggunakannya,”katanya.
Beliau berkata demikian kepada wakil Melaka Hari Ini (MHI) selepas mengadakan lawatan ke tapak pembinaan kawasan hutan rekreasi itu, dekat sini, semalam.
Ramlah yang juga Pengerusi Jawatankuasa Hal Ehwal Wanita dan Kebajikan Masyarakat dan Perpaduan Negeri, berkata kos pembinaan kawasan hutan rekreasi itu berjumlah kira-kira RM1.6 juta yang diperuntukkan oleh Kementerian Pelancongan dan telah dimulakan sejak 9 Mac lalu.
Katanya, sehingga kini projek pembinaan kawasan tapak itu sedang rancak dilaksanakan oleh kontraktor yang dilantik iaitu Pretty Combination Centre dan ia juga akan dilengkapi dengan Arca Perguruan khusus untuk mereka yang meminati alam semula jadi dan taman permainan.
“Dahulu, kawasan ini pernah menjadi tumpuan kerana terdapat air terjun yang bersih dan cantik, namun apabila jalan utama yang menghubungkan antara Ayer Kangkong ke Sempang Bekoh dibina, aliran air terjun ini tersekat.
“Namun saya percaya dengan adanya kerja menaik taraf kawasan pelancongan ini, ia akan dapat menghidupkan kembali kawasan pelancongan ini dan secara tidak langsung dapat meningkatkan jumlah kehadiran pelancong ke Melaka,” katanya.
Ramlah berkata, sehingga kini, kerja pembinaan kawasan tapak hutan rekreasi itu telah disiapkan kira-kira 45 peratus dan ia dijangka akan dapat disiapkan mengikut jadual yang telah ditetapkan.

ya, another sad story. Looks like the building in malacca hardly go up more than 30 storey high. U know Klebang 8 condominium, the land was actually approved for a 33 storey condominium, but it was then sold to other developer and ended up wif 21 storey only.

so, as u can see, they r digging the new river and constructing the barrage. this will ultimately enhance melaka inner river water quality and also its water level. next time, the melaka river will not be the same again. ;)

i dun think they will build one there, because it will block Melaka city's view from the bridge. Melaka river mouth shud remain low and melaka inner city centre shud go taller. That will create a very nice Melaka city vista. :) :)

I've heard tat currently the stategovern is still waiting for approval for loan or allocation from federal govern for construction of coastal highway. If not approved, i really donno y other states get to build canggih highway but not malacca. Luckily Malacca still manage to grow by itself despite minimal support from federal government.

2) Proposed 22 storey hotels (800 rooms) at the car park in front of mahkota medical centre expected to start construction by this year end
3) Proposed hotels (around 20 over storey) at the food court in front of Emperor hotel will be start construction soon.
4) someone already took over the Ambassador hotel at melaka raya which the construction will start soon
Apart from tat, it oso mentioned carrefour will open its door during christmas this year

no worry man. normally those project yg "dibesar-besarkan" in the press by the government will end up stuck half way or take longer time to complete.
and do remember tat....general election is around the corner, tats why huge project and huge allocation was concentrate in those states tat the govt think they might loss.

Meda Inc Bhd's move to free up capital locked in property investments should aid its recovery and better position it for growth.
The company is selling its flagship property — The Summit Subang USJ — to AmFIRST Real Estate Investment Trust for RM260 million cash. The property comprises an office tower block, a hotel, a retail podium and a basement car park.
The painful part of the acquisition is that Meda Inc will not gain from it, as the property (excluding office and retail lots that had been sold earlier) was built at a cost of RM260 million.
In fact, the disposal will dent Meda Inc's profit and loss statement, as the company has to book an exceptional loss of about RM85 million. This amount is the difference between the net book value of the property, about RM339.6 million, and the selling price of RM260 million.
This exceptional loss is almost certain to put Meda Inc in the red for FY 2007 ending Dec 31. In FY2006, the company posted a net profit of RM15.65 million, or earnings per share of 3.72 sen. The exceptional loss of RM85 million translates into a loss per share of 20 sen.
However, the exceptional loss is just a paper loss with no actual outflow of money from the company.
Another way to view the matter is that the book value for The Summit Subang USJ reflects Meda Inc's belief that the property has appreciated 30% in value since it was completed in 2000. However, the company was unable to find buyers for the property at that price, or RM339.6 million. So, what Meda Inc has lost is the unrealised gains of over RM80 million it hoped to get from the property. The market value of the property is only RM265 million, according to independent valuer Rahim & Co Chartered Surveyors Sdn Bhd.
Instead of focusing on the lost unrealised gains and the looming loss, what is more pertinent for Meda Inc's revival is what it can do with the capital raised from the disposal.
Of the RM260 million cash from the disposal, Meda Inc will use about RM166 million to settle its term loans. As at March 31, 2007, the company had total borrowings of RM269 million, of which RM137 million was in short-term borrowings while the remaining RM132 million debt was long term in nature.
After repaying its term loans, Meda Inc's total borrowings will be reduced to RM112.89 million while its gearing will decrease to 0.65 times from 1.01 times.
Meda Inc will have a balance of RM93.71 million after repaying the borrowings. In the announcement on the sale of The Summit Subang USJ, the company said it is "still evaluating plans on the optimal utilisation of the balance of the proceeds from the proposed sale".
It also said that the disposal will "provide the company with the resources needed to expand and grow its core business with the ultimate objective to enhance shareholders' value of return".
Currently, Meda Inc's ability to embark on property development projects is hampered by its high gearing and low cash pile (RM6.44 million as at March 31, 2007).
After the acquisition is completed (estimated by the first quarter of 2008), the company, with a cash pile of RM100 million and lower gearing, will be able to borrow money to undertake more or larger projects and increase its landbank.
However, the company is not out of the woods yet. It still has to deal with The Summit Bukit Mertajam, which is a replica of the property in Subang Jaya. The Summit Bukit Mertajam has under-performed and been in receivership since March this year.
Meda Inc's wholly owned subsidiary ZKP Development owns and operates The Summit Bukit Mertajam, which comprises a shopping complex, offices and a hotel.
ZKP is in receivership because it is unable to repay its bank facilities amounting to RM55.21 million. The lender is restructuring the facilities and looking to dispose of the property to raise funds to settle the debt. The Summit Bukit Mertajam has a net book value of RM106.87 million. Whether the property can fetch that price on the market is another matter.
Meda Inc's other property investment is the new Peninsula Residence, which is located on Jalan Semantan, Kuala Lumpur. The property is a serviced suites hotel catering for the corporate sector.
Meanwhile, the company's NusaRhu Resort Hotel, located in its Nusa Dusun Orchard Resort in Melaka, is under construction and is expected to be completed by next year.
There are signs that Meda Inc plans to revive its property development business. On July 27, Meda Inc said it is buying a 20-acre piece of freehold land in Melaka Tengah for RM20 million. The company intends to use the land for property development.
There have also been management changes: a new chief executive director was appointed in June.
Hence, while the proceeds of RM260 million from The Summit USJ sale are not enough to completely rehabilitate Meda Inc, it should put it on the road to full recovery.

who would go n buy handphone, computer items at dataran pahlawan? so expensive. they shud turn that place to cafe or fast food restaurant better lah. I'm sure it will attract more ppl.

if they build an underground parking under carrefour that will b better or mayb top floor parking which i don think is possible. somehow i still think that the parking space still not enuf considering carrefour the crowd puller has to share parking space wif dataran pahlawan mall which oso attracts visitors during weekends n public holidays

i heard it from the person who handle the renovation of the project and construction of holiday inn. The construction company is a sub-company of the developer, owner of holiday inn.
it's not an easy task to make the project successful. hopefully after the renovation it will b able to attract more ppl to the jetty

wow. sounds interesting. Got restaurents, got shops, and even got Karaoke. It looks like they are totally changing the jetty parameswara. Maybe the owner of the jetty could name it as Jetty Parameswara Mall. The first kind of Jetty Mall in Melaka and perhaps in Malaysia... :banana:

Yeah,Its really sad.I think the spending power there is really weak.Infact,only Tesco,Mahkota Parade and Jusco are the only shopping areas that are prospering :ohno:

Hehehe...I think they are willing to spend:) The company is willing to invest on anything that are new.In fact,we've supplied the Holiday Inn some lighting that are up to 5-8x higher compared to most conventional lighting but of course those are high efficient stuff:)

Cadangan mewujudkan Muzium Manchentile telah dibuat oleh pihak PERZIM yang bertujuan memperlihatkan kepada pelancong peranan negeri ini sebagai sebuah pelabuhan yang terkemuka dizaman yang silam.

ya, i notice that too. I think the road to taman merdeka should be widen into 4 lanes coz there r more n more cars using the road. Imagine yourself driving along the new n wide road looking at the planes n airport n the lights, wow.

from the image, can be seen that the arches are by the field. So, i think the arches r goin to be permanent. They juz haven't installed them. Even the 'trees' by the main atrium haven't installed yet.

Ketua Menteri, Datuk Seri Mohd Ali Rustam berkata, terdapat dua buah syarikat yang berminat untuk membina hospital swasta dan melabur di negeri ini.
Katanya, ini selaras dengan pelancongan perubatan yang terkandung di dalam 12 sub sektor pelancongan yang diwujudkan di negerri ini.
"Dengan terbinanya hospital ini nanti diharap jumlah kedatangan pelancong akan bertambah dan secara tidak langsung dapat memberikan pulangan ekonomi kepada negeri ini," katanya di Majlis Pelancaran Rasmi Pertukaran Nama Riviera Bay kepada Everly Resort Melaka, di sini, malam tadi.
Hadir sama, Pengurus Besar Kumpulan Value Hospitality Group, Dennis Tan. Ujarnya, pembinaan dua hospital swasta itu berikutan jumlah pelancong yang datang untuk mendapatkan rawatan di negeri ini pada tahun lalu seramai 56,000 orang.
Dalam perkembangan lain, jelas Mohd Ali, sebagai negeri yang kaya dengan warisan sejarah dan khazanah semula jadi, sudah tentulah negeri ini menjadi tarikan pelancong asing dan tempatan.
"Oleh itu, kerajaan pusat dan negeri sentiasa proaktif dalam membangunkan tempat-tempat menarik dan menyediakan lebih banyak kemudahan pepada pelancong yang berkunjung ke negeri ini," katanya.
Untuk itu, ujarnya, berjuta-juta ringgit telah dilaburkan untuk menaik taraf kemudahan serta menambah baik perkhidmatan di dalam industri pelancongan.
"Sebagai contoh, lebih RM300 juta telah dibelanjakan untuk program pengindahan dan pembersihan sungai Melaka.
"Pada 2005 sahaja, negeri ini menerima kedatangan pelancong seramai 4.69 juta pelawat, angka ini melonjak kepada 5.1 juta pada tahun lalu dan sasaran tahun ini membabitkan seramai enam juta pelancong," jelas Mohd Ali.
Tambahnya, sehingga Jun lalu, jumlah kedatangan pelancong ke negeri ini adalah seramai 2.64 juta iaitu mecatatkan peningkatan sebanyak 11 peratus berbanding 2.37 juta dalam tempoh yang sama tahun lalu.
Katanya, daripada jumlah tersebut, seramai 2.41 juta adalah pelancong domestik dan bakinya 598,435 orang adalah pelancong asing.
Manakala jumlah hotel yang terdapat di negeri ini adalah sebanyak 128 buah, chalet (16), resort (16), homestay (6), asrama dan kompleks belia (11) dengan jumlah bilik sebanyak 7,267 buah.
"Walaupun jumlah bilik agak banyak namun masih tidak mencukupi, oleh itu, lebih banyak hotel sedang dan akan dibina pada masa depan bagi menampung lapan juta pelancong pada tahun 2010 dan 13 juta lagi pada tahun 2020 nanti," kata Mohd Ali.

Hadir sama, Pengurus Besar Kumpulan Value Hospitality Group, Dennis Tan. Ujarnya, pembinaan dua hospital swasta itu berikutan jumlah pelancong yang datang untuk mendapatkan rawatan di negeri ini pada tahun lalu seramai 56,000 orang.
Dalam perkembangan lain, jelas Mohd Ali, sebagai negeri yang kaya dengan warisan sejarah dan khazanah semula jadi, sudah tentulah negeri ini menjadi tarikan pelancong asing dan tempatan.
"Oleh itu, kerajaan pusat dan negeri sentiasa proaktif dalam membangunkan tempat-tempat menarik dan menyediakan lebih banyak kemudahan pepada pelancong yang berkunjung ke negeri ini," katanya.
Untuk itu, ujarnya, berjuta-juta ringgit telah dilaburkan untuk menaik taraf kemudahan serta menambah baik perkhidmatan di dalam industri pelancongan.
"Sebagai contoh, lebih RM300 juta telah dibelanjakan untuk program pengindahan dan pembersihan sungai Melaka.
"Pada 2005 sahaja, negeri ini menerima kedatangan pelancong seramai 4.69 juta pelawat, angka ini melonjak kepada 5.1 juta pada tahun lalu dan sasaran tahun ini membabitkan seramai enam juta pelancong," jelas Mohd Ali.
Tambahnya, sehingga Jun lalu, jumlah kedatangan pelancong ke negeri ini adalah seramai 2.64 juta iaitu mecatatkan peningkatan sebanyak 11 peratus berbanding 2.37 juta dalam tempoh yang sama tahun lalu.
Katanya, daripada jumlah tersebut, seramai 2.41 juta adalah pelancong domestik dan bakinya 598,435 orang adalah pelancong asing.
Manakala jumlah hotel yang terdapat di negeri ini adalah sebanyak 128 buah, chalet (16), resort (16), homestay (6), asrama dan kompleks belia (11) dengan jumlah bilik sebanyak 7,267 buah.
"Walaupun jumlah bilik agak banyak namun masih tidak mencukupi, oleh itu, lebih banyak hotel sedang dan akan dibina pada masa depan bagi menampung lapan juta pelancong pada tahun 2010 dan 13 juta lagi pada tahun 2020 nanti," kata Mohd Ali.

tat's will definitely change the skyline of ayer keroh :banana: . Cant wait to go n find out more at the mitc area.

hah, got it. it would definitely make the area beautiful n clean after the hotel n river project completed. And bright at nite too :banana:. But i think the kota laksamana road should be widen lah. The road is so ugly now.

I went there, around 10 pm. Finally saw so many people membanjiri DPMM. :banana: :banana: Hopefully more of such big scale events will happen there in the future. :)

yea, i saw that too today!!! that's what i thought of too - the hotel !!! :banana: :banana:
about the double decker bus, yea, me saw that too. Melaka is receiving more and more tourists nowadays, especially Jalan Merdeka, where u will see lots of tourist buses (the most that i've seen was around 30!!!) parking along the road.

Shoplots at level 1 will be smaller in size and the walkway would be in the centre. Shoplots at level 2 are bigger and are being built in the centre where walkway will be at both side (left n right). I was told that there will b buggies to bring ppl from the entrance to the end side of the jetty where karaoke will be there.

Soon gone: The 55-year-old air traffic control tower at the Batu Berendam
airport in Malacca is set to be demolished to make way for an extended
runway as part of an expansion project.
MALACCA: The decades-old Batu Berendam airport is taking on a new look – but part of history will be lost.
The air traffic control tower that guided the plane carrying Tunku Abdul Rahman, who had arrived from London with news that Malaya had gained Independence, on Feb 20, 1956, will be demolished.
Thousands were at the airport to greet Tunku before he proceeded to Padang Bandar Hilir (now Dataran Pahlawan) to announce the good news to the people.
The airport, which was built in 1952 and opened by the Duchess of Kent, is undergoing a RM131mil expansion to accommodate Boeing 737-400 and Airbus A320 planes. The tower is in the way of the project due for completion in 2009.
Microlight pilot Dr Lee Boon Leong, 58, said it was a shame that the expansion project failed to preserve the tower.
“In countries like America, an entire structure or building could be relocated, why can’t we do it?
“After all, this building is synonymous with Merdeka,” said Dr Lee.
He said a small section of the airport should be turned into a mini museum to show photos, old equipment and information about Tunku's arrival.
S. Jeyapaul, 62, a retired civil servant, recalled walking more than 10km from his house to the airport to greet Tunku.
“I was in Standard Six when my teacher told us we had achieved independence,” he said, adding that everyone cheered when Tunku got off the plane.
Malacca Tourism, Culture and Heritage Committee chairman Datuk Abdul Rahaman Ab Karim said it tried to persuade the Transport Ministry not to tear down the tower but was told that it was in the path of the extended airstrip.

BANDA HILIR, 24 Ogos : Majlis Bandaraya Melaka Bersejarah (MBMB), sedang berusaha gigih untuk memastikan Bandaraya Melaka mampu diiktiraf sebagai Bandaraya Warisan Dunia (BWD) oleh UNESCO.
Datuk Bandar MBMB, Datuk Zaini Md.Nor berkata, beberapa langkah telah diambil antaranya pemuliharaan Bandaraya Melaka Bersejarah (BMB) yang terbahagi kepada dua zon, iaitu Zon Utama seluas 38.62 hektar manakala Zon Penampan seluas 134.03 hektar.
Katanya, jumlah keseluruhan zon berkenaan melibatkan 172.65 hektar. Jabatan Perancang Bandar (JPB) MBMB iaitu Konservasi Bangunan Pihak Berkuasa Tempatan (PBT) telah menyedaikan garis panduan pembangunan dan pencerobohan bangunan pemeliharaan tersebut.
“Antara ciri-cirinya ialah tindakan-tindakan, garis panduan mengembalikan corak asli yang diubahsuai dengan corak yang bukan asli, garis panduan pembangunan semula dan garis panduan membina di tapak lompong),” katanya kepada pemberita, di sini, semalam.
Terdahulu, Zaini mengadakan sidang akhbar dan melawat tapak permulaan BWD di Padang Niru, di sini, semalam.
Zaini berkata, pendekatan asas memelihara bangunan dan komponen bangunan sebanyak 10 jadual antaranya sistem struktur kelseluruhan, fasad luaran, hiasan batu atau plaster, kerja kayu (ukiran dan sebagainya), bahan bumbung, pintu dan tingkap, anjung, balkoni dan tangga.
“Struktur dalaman organisasi ruang seperti butiran dalaman, sistem kejuruteraan bangunan permukaan dan warna, bentuk bangunan dan fasad, pintu tingkap dan kerja-kerja kayu, perhiasan, kaki lima dan varandah, hadapan kedai, bumbung dan pengiklanan,”katanya.
Sehubungan dengan itu, orang ramai yang tinggal di kawasan berkenaan diminta turut memberikan kerjasama untuk menjaga serta memelihara bangunan tersebut supaya ianya mampu mencapai taraf berkenaan.

AYER KEROH, 25 Ogos: Melaka bakal dijadikan sebagai Pusat Biotek bertaraf antarabangsa yang difahamkan akan ditempatkan di Alor Gajah, dekat sini.
Pusat tersebut dengan keluasan tanah seluas 270 ekar adalah milik Perbadanan Kemajuan Negeri Melaka (PKNM).
Ketua Menteri, Datuk Seri Mohd Ali Rustam berkata, dengan termeterainya perjanjian antara Perbadanan Bioteknologi Melaka (PBM) dan Actis Biologics Malaysia (ABM) Sdn. Bhd., maka kerja-kerja boleh dimulakan segera.
Katanya, setakat ini, PBM berjaya membuka pusat ujikaji di Krubong dengan mengeluarkan produk vitamin farmasi, manakala yang terbaru, produk berasaskan minyak dan tisu cultur, kini rancak dihasilkan di Londang, Masjid Tanah, dekat sini.
"Kita juga difahamkan, satu lagi pengeluaran berasaskan Biotek iaitu Pusat Toksik CT dan Pusat Ujian Racun dalam makanan ataupun air sedang diusahakan dengan memperolehi kelulusan daripada MOSTHI," katanya.
Mohd Ali berkata demikian pada sidang media selepas menyaksikan Majlis Menandatangani Memorandum Persefahaman (MoU) di antara PBM dan ABM Sdn Bhd di Bilik MMKN, Seri Negeri, di sini, semalam.
Turut hadir, Ketua Presiden ABM Sdn. Bhd., Sanjeev Saxena; Presiden ABM Sdn. Bhd., P.N. Venugopalan; Pengarah ABM Sdn. Bhd., Radzali Hassan dan Timbalan Presiden ABM Sdn. Bhd., G. Thenakaran; Pegawai Kewangan Negeri, Datuk Kamaruzaman Md Isa dan Pengerusi Jawatankuasa Penerangan, Multimedia, Sains dan Teknologi Negeri, Datuk Seah Kwi Tong.
Sehubungan itu, Mohd Ali berkata, pengeluaran yang dihasilkan ini merupakan yang terbesar dan diharap dalam tempoh tiga bulan ini, kerja-kerja boleh disegerakan.
"Kerajaan Negeri Melaka tiada masalah jika terdapat mana-mana syarikat yang berminat menyertai pengeluaran berasaskan Biotek," ujarnya.
Jelasnya lagi, sejak kerajaan negeri menubuhkan PBM pada tahun 2002, pelbagai produk berasaskan Biotek berjaya dikeluarkan sehingga membelanjakan kira-kira RM23 juta.
"Perkembangan Biotek terus mendapat perhatian dan minat di kalangan mereka yang menghasilkan Biotek berasaskan ujikaji dan sebagainya termasuklah pelihara udang galah, ikan, minyak dan banyak lagi.
