Malacca airport to be expanded

MALACCA: The Batu Berendam Airport will be expanded this year with a budget of RM120mil from the Transport Ministry.

Its Minister Datuk Seri Chan Kong Choy said the call for tenders for the expansion project would be made soon.

The expansion would allow larger aircraft to land at the airport, allowing it to cater to regional flights, such as those from Medan and Pekan in Indonesia. Chan said an initial budget of RM80mil to expand the airport was insufficient and he had managed to get an additional allocation of RM40mil from the ministry.

The expansion plan, scheduled under the Ninth Malaysia Plan which starts next year, was brought forward after much persuasion from the state government, said Chan.

“This will help attract more tourists to Malacca,” he said, adding that at present, tourists visiting Malaysia by air would have to take an extra one-and-a-half hours to reach Malacca from the KL International Airport.

Chan was addressing some 10,000 people at Jonker Walk where he was guest of honour at the Chap Goh Meh celebrations on Wednesday night.

Among the highlights were cultural performances, martial arts demonstrations and lion dances by 217 troupes. “The celebration of Chap Goh Meh in Jonker Walk here is unique and one of the best in South-East Asia.

“It reflects a blend of various cultures as a Malay boy was one of the performers in the Chinese martial arts and Indians were part of the lion dance,” Chan said.

The Melaka Sentral is probably one of the best projects the city has seen in recent times.. Why? Because it's a project that serves and benefits the public, the ordinary man in the street.. I'm really impressed by its comfortable air-conditioned interior.. sure puts Larkin in JB and Puduraya to shame. My wish for M'sia is to see more of such public projects.. Penang for example should wake up :)

The new stadium is Stadium Hang Jebat lah... Stadium Hang Tuah is the old stadium in Kubu. If Im not mistaken, an indoor stadium and an aquatic centre will also be built in the stadium's vicinity.

The idea behind the construction is good to replace the old Stadium Hang Tuah, but I hope that it wont be a white elephant and will be a catalyst for sport development in Melaka.

Yes, the stadium has "potential" but it has yet to be fully utilised. Even some of the M League matches are still being played in Kubu instead of the new stadium.

BTW, I was told the new stadium is haunted... :skull:

More or less like that. That area will definitely be developed - there has been talk of the state goverment acquiring more land along the highway, development of land by private land owner has also been freezed for the time being.

MALACCA: Bandaraya Mall, a scenic open area in front of the City Council building here, has been completed ahead of schedule.

The RM4.5mil project was finished in time for the start of the 204th Rulers' Conference, which opens here today.

The grounds feature pools and 40,000 plants, with fountains leading to the council building.

At night, the open area is lit up with colourful lights.

Fencing around the council building has been removed to encourage people to walk along the path leading to the council building.

Chief Minister Datuk Seri Mohd Ali Rustam said the open area would be officially opened next month.

The area is ideal for family gatherings and outings, said Datuk Bandar Datuk Zaini Md Nor, adding that hawkers would be banned from plying their trade there.

Old Federal Cinema may be turned into 24hrs. Eating Centre

Anonymous writes: Melaka, 4th. December 2005
By Tourism Melaka Reporter

It was learnt by our reporter that the old Federal Cinema at Jalan Bunga Raya, Melaka may be turned into a 24hours Eating Centre. It may be modeled after Lotus State in Petaling Jaya concept where the old State Cinema in Petaling Jaya was converted into a 24hours eating centre and Cineplex. Besides having a nice cup of teh tarik or roti canai, patrons can also enjoy a nice show at the Cineplex.

If the above news is realised, it will be good for business and Malaccans who can see a film again at Federal. Now, the only cineplexes are located at Mahkota Parade at Bandar Hilir which is normally jammed. The idea of having a 24 hours eating centre lemonade cineplex will boost the area which has been rather quiet especially at night. The area which housed Rex Cinema, Sun Cinema and Federal cinemas used to be vibrant with cinema goers during the 1960's, 70s and early 1980s. However, in the 1990s, the cinemas were closed due to changing habits and the advent of VCDs.

With modern cineplexes, cinema goers are back and they will enjoy a night out at the cineplexes and the eating places.

At the same time, the remnants of old Rex Cinema and the "wall" that used to demarcate the entry into the area that used to house fun arcades, has also been demolished. Now, the area is another open air car park with some new hawker stalls and the old Federal Cinema.

i went to malacca last weekend...the last visit being some 5 yrs ago...but i just feel that malacca hav lost its vitality..mebbe i've been to the wrong places..so correct me..i dun see as many tourists n locals at the historic centre as i've recall seeing 5 yrs ago...the local handicrafts street-trade seemed to have disappear..

i arrived in malacca at Melaka sentral...gd first impression of the place...modern yet still responsive to traditions in design..squeaky clean n still sterile..just feel tat it is located too far away from the old centre...tried walking from station to historic town..bit regretful though wif heavy backpack...they should develop the route twds the main town with interesting stops...

just too bad tat i didnt manage to visit other developments as mentioned in the forums... i feel tat the various development are too isolated on their own..espcially melaka sentral..the bazaar seem so dead..they should consider linking up them...esp the link from the new transport hub to old town...with well-designed parks connectors and pedestrian linkways...

i wonder will they still bring in the bull rides after the completion of the dataran parliamen..hope tat the new public square will bring back life to the dying historic town..

actually i get all the info from newspaper and websites. But i do hope all of the proposed projects will materialise.
There were many interesting projects planned in malacca but did not materialise namely Jaymuda city innitially planned at the now melaka sentral. It has tall glassy buildings, ultra modern bus station and shopping complex.

There was also a tall building planned at semabok but failed.

30+ storeys building projects at Plaza Melaka abandoned.

Melaka Mall consist 20-30 storeys of condominium and shopping complex oso abandoned.

Wat about abandoned hotel project in melaka raya.

A 40 storeys condo project at klebang also abandoned

If all of the above were built as planned, am sure Malacca city will more beautiful skyline.

Ya..Many projects in Malacca Was Abandoned.....I do hope that they will rise again one day.....I loves to see high rise buildings too...

If I am not mistaken, the project somewhere at Sentral Melaka was supposed to be City Square....But ended up Sentral Melaka...

Then At Semabok, The project being proposed are called " Banda Melaka Utama...It consist of one megamall, 26 Storey Hotel, 36 storey office tower, 3 Storey shop office, hyper market and a bus and Taxi station...But it abandoned too....Honestly, I still keep the paper ...

Then , Behind Great Wall ( closed ), the 33 Storey Office tower which are called Menara Plaza MElaka.....IT consists of 2 basement car park and 5 level Retail level and the rest up made up of office tower... also abandoned.....The construction progress I think is around 10 % only...

IN melaka Raya , a 16-18 storey hotel called Hotel Ambassador ( I think ) was also abandoned...NO one take over it.....It is ugly to see it like that....spoil melaka Image only....hahaha

At Ayeh Keroh, I remember a project called Expo Melaka. It consist 3 -4 storey shop office, a shopping mall, a Entertainment complex, a Hypermarket, condominum, a hotel and also a large garden.....The project didn even started...

and many condominium project in Klebang were also abandoned too......

Then in City centre, I think somewhere near Plaza Inn, I heard they said " a large Central Market was supposed to built there...But now the land was ended up as expo Melaka and also as car park ....

Er.....Can't think of others abandoned projects edi...But I am sure they are many more..

Yup...IN front of mahkota medical centre , they supposed to build 2 business tower....MAybe I think they lack of fund.....hehehe....and also the mahkota Sea World which was supposed to build few years ago.....and now the land are going to build a 20 storey Hotel called Holiday Inn....

Pulau melaka project ar....Had been abandoned quite long some times and then resume back......I think the whole island need around 10 years to be fully complete.......

Even Plaza Melaka Raya was not fully completed, they only completed the first Condominum....The Blok B condominium haven started yet...

I think malacca government should construct a better traffic system in town area . During the sultan visit malacca , every malaccan surprise that malcca can be such beauty ,however when the sultan left malcca ,malacca became cinderella who turn back to her old faces . :( Frankly speaking , i found that malaccan civil awareness should be increase It is pointless to construct so much million public facilities to beaty up malacca ,cos within few month all these facilities will be end up destroy/stolen by terrorist .
By the way , i really suggested that NOT TO BUILT SKYLINE BUILDING in old city area such as red house , jonker walk , bunga raya ; as it will spoilt the straits time look in malacca ,gotta remember that history and pre war building is the most value asset malacca having ,they shouldn't be destroy but to keep . i agree with you! i think the tower project is already scrapped right??

Malacca should not make the same mistake as Penang by building modern highrises in the heritage zone. since KOMTAR came up, many others follow. up to now i think Malacca has done well conserving the heritage area, right?

Malacca and Penang will be applying for the UNESCO heritage listing again this year. hopefully we can make it this time;)

MALACCA: Two years from now, large aircraft such as the Airbus 320 and Boeing 737 will be able to land at the Batu Berendam Airport here.

Work on the new airport terminal and extended runway is expected to start next month and is scheduled to complete by early 2008.

Currently, only Fokker planes can land at the airport.

Once the RM120mil project is ready, the airport will become a regional airport and help boost medical tourism in the state, said Transport Minister Datuk Seri Chan Kong Choy.

Chan said the airport would enable foreign patients, especially those from Indonesia, to fly straight to Malacca.

“Indonesians no longer need to fly to Jakarta, Singapore, or Australia. They can fly direct to Malacca where the medical fees are cheaper,” he said.

Chan, who is also MCA deputy president, was speaking to newsmen after paying a courtesy call on Chief Minister Datuk Seri Mohd Ali Rustam at his official residence yesterday. He was accompanied by state MCA leaders.

Last year, 54,000 tourists, 96% of them Indonesians, sought medical treatment at three private hospitals here. They spent an average of RM8,000 each

It's about time when Melaka City Council should beautify the melaka city into a greater extent. It's eyesore to see 'kampung' houses in the middle of the city (especially in bukit cina and banda hilir), stink and dirty drains along every street in the city, unused and not maintained empty spaces in the city, abandoned high rise buildings, unoccupied empty shops(Melaka raya) and not maintained pre-historic buildings. The government should
1. Restore and rehabilitate every pre-historic building (regardless of its value and size)
2. Beautify every single little street in the city (e.g. build walkways and cover every visible drain)
3. Demolish all not-under-preservation ‘kampung’ houses in the middle of the city.
4. Stop building shop houses when the demand is very low.
5. Reduce number of side parking lots in old china town (area around Jonker Walk) by replacing them with walkways
6. Convert more old streets to like that of Jonker Walk

The government should make Melaka city a well-planned city. Areas (e.g Mata Kucing) which are the main gateways to Melaka city should be beautified. Remember, to attract tourists to this city, not only promotions and more of tourist spot are needed, but the quality of the city itself is far more important. Leave a good impression to tourists who come here.

Anyway these are just my opinions. (“,)

The below is the news reported that Carrefour is coming to town but it was reported in 2004, no news since that.

15-12-2004: Carrefour's RM1b sales in 2004
By Tamimi Omar

Carrefour Malaysia is on the way to hitting the RM1 billion sales mark for this year, a 15% jump from 2003's RM870 million, making it one of the largest hypermarket player in the country.

It has already projected a sales growth of over 10% for 2005 given the expansion drive the company is currently taking.

The hypermarket current has eight stores including the latest opening in Putrajaya, and it is expected to open another outlet in Kepong at the end of next year besides having plans to have presence outside the Klang Valley.

Carrefour Malaysia managing director Patrice Rincheval said: “The larger revenue is due to our expansion and the increasing consumer confidence in the retail market.

“We are also planning to expand our stores outside the Klang Valley, to such places as Malacca by 2007."

He said this at a press conference after the signing of a leasing agreement between Carrefour Malaysia and BH Realty Sdn Bhd, a subsidiary of Asian Pac Holdings, in Kuala Lumpur yesterday. The holding company of Carrefour Malaysia is Magnificent Diagraph Sdn Bhd.

Rincheval said the expansion outside the Klang Valley was due to the government’s five-year ban on the opening of new hypermarkets in the Klang Valley, Penang, and Johor Bahru from Jan 1 this year.

On the deal with BH Realty, he said Carrefour Malaysia would invest RM45 million in a new store on a 200,000 sq ft in Kepong Entrepreneurs' Park. Construction work will start in the first quarter next year and expects to complete by end-2005.

The new store was expected to achieve profitability by the end of 2006, he said. Under the deal, Carrefour Malaysia would lease the piece of land from BH Realty for 30 years, and it will create about 400 jobs.

The hypermarket was granted the licence before the ban took affect.

BH Realty managing director Datuk Mustapha bin Buang said Kepong Entrepreneurs’ Park was a 35.2ha mixed-township developed by BH Realty at a cost of RM630 million. It comprises six phases consisting of shop offices, link houses, semi-detached houses and condominiums. The Fortune Avenue’s condominiums were expected to be launched in the first quarter of 2005, he said.

JPJ to build RM70m laboratory in Malacca
Wednesday June 7, 2006
By LEE YUK PENG and JASON LIOH
TheStar

MALACCA: A laboratory costing RM70mil to examine imported vehicles and vehicles for export ( would be constructed at the Road Transport Department’s (JPJ) academy in Tiang Dua here.

JPJ director-general Datuk Emran Kadir said the laboratory, the first if its kind in the country, would fulfil specifications set by the United Nations Economic Commission For Europe.

He said that like other countries producing cars, Malaysia had signed an agreement in 1998 whereby checks on vehicles exported could be conducted in the country of origin.

Thailand, Japan and Korea were among the countries which had signed the agreement, said Emran.

The laboratory was expected to be ready by 2010 before AFTA was enforced, he told reporters after handing over 172 driving licences to senior citizens in Kuala Sungai Baru here recently.

Emran said JPJ had proposed setting up technical units throughout the country again.

“We see the need to re-establish such units since a number of vehicles have been modified,” he said.

With the units, he said, it would be more convenient for the public who then need not travel to the JPJ in Putrajaya for examination.

Emran later presented certificates for excellent service in 2005 to 76 JPJ staff from Malacca, Johor and Negeri Sembilan.

I tot MP is around 1.2 mil sq ft? Well mayb bcoz it has 2 floor which make it total of 1.2mil sq ft whereas warrior square is only a single floor shopping mall. Warrior square shopping mall is named as Melaka Megamall. Well hopefully it look great inside or else it will turn into a place like plaza melaka raya and plaza hang tuah.

I think the development in malacca has slow down since late 2005. Mayb after the completion of the airport extension and also the proposed of railway link (if materialised) to the town will boost the economy.

It was reported that there will be 13 screen cinema in melaka megamall (warrior square). Anyone heard of that? There will be a bowling centre and cineplex in melaka mall (formerly kotamas) too, but i think it will be a failure as i don think melaka mall will attract large crowds.

Does anyone know about the 3 new international hotels to be built as reported below? Dynasty Hotel and Four Seasons Hotel. I wonder where and when they will be built. I believe one of them will take over the abandoned Ambassador Hotel in Melaka Raya.

- Bernama

malacca really get a very small share of the 9MP allocation from the federal government. i wonder y malaccan have to pay for the petrol price increase to reduce government's petrol subsidies of RM4 bil whereas most of the development fund is allocated to bigger cities.

Peruntukan RMK-9 Kepada Melaka Kurang Daripada RMK-8

Hadir sama ialah Setiausaha Kerajaan Negeri, Datuk Wira Ismail Saleh; Pengerusi Jawatankuasa Perumahan, Kerajaan Tempatan, Alam Sekitar dan Pengangkutan negeri, Datuk Wira Poh Ah Tiam, Pengerusi Lianbang Ventures Sdn Bhd, Datuk Shuib Lazim, Ketua Pegawai Eksekutif Lianbang Ventures Sdn Bhd, Datuk Erc Tan, Pengurus Besar Magnificient Diagrath Sdn Bhd, (Carrefour Malaysia), Shafie Shamsudin, Pengurus Besar Golden Arches Restoran Sdn Bhd (McDonald’s), Azmir Jaafar dan Ketua Pegawai Operasi Kumpulan Melaka Bhd, Zainal Abu.

I think this is crazy, another hypermarkets planned in Malacca by 2007. MyDin Hypermarket has plan to set up a store in malacca. Malacca has too many hypermarket. The current hypermarkets in malacca are Bintang Hyperm, Tesco, upcoming Giant Hyperm and Carrefour. If the news of Makro opening this year is true, then malacca will have 5 hyperm in total. If MYdin open another 1, then we will have 6 hypermarkets by 2007 in Malacca.
I doubt malacca will have huge market.

Mydin plans four more hypermarkets
By Vasantha Ganesan
bt@nstp.com.my

August 19 2006

MALAYSIAN hypermarket operator, Mydin Mohamed Holdings Bhd, plans to invest RM380 million in 2006 and 2007 to open four hypermarkets.

These openings will bring the total number of Mydin outlets including emporiums, supermarkets and hypermarkets to a total of 28 from 23 currently.

Also in the pipeline is the establishment of between 30 and 40 Mymart convenience stores costing RM500,000 each in 2007 and 2008. It will further expand Mymart by franchising it at a later stage.

The 49-year old group, wholly-owned by the Mydin family, is taking advantage of Malaysia's economy that is forecast to grow by 6 per cent this year, to expand its business.

Managing director Datuk Ameer Ali Mydin said that on the cards is the possibility of the company going for listing.

"To list we have to have a few hypermarkets opened. Our listing plan is after we have reached that comfortable level of outlets," Ameer told reporters following the launch of its first wholesale hypermarket in USJ, Subang, Selangor.

Ameer, who was a merchant banker previously, pointed out that there was no urgency to list the company as the business is a family-owned entity.

Mydin has identified Terengganu, Malacca, Kuantan and Kota Baru for its future Mydin wholesale hypermarket. He distinguished his outlet as one that does both wholesaling and retailing.

The outlet in Terengganu is scheduled for opening by the end of the year while the Malacca and Kuantan openings are slated for 2007. A date has yet to be set for the Kota Baru store.

A total of RM150 million was spent to open its first hypermaket in Subang and Ameer estimates investments into the Terengganu outlet, which is about half the size of the Subang store, to touch RM75 million.

This Subang store, with a total retail space of 280,000 sq ft, is expected to help boost Mydin's revenue by RM20 million each month.

In the last financial year ended March 31 2006, Mydin registered RM600 million in sales from its 23 outlets. In the financial year ending March 31 2007, the retailer expects revenue to surge to RM720 million in sales (not including the Terengganu outlet).

"We need to make RM19 million to RM20 million a month, because of the size and the cost involved. We expect a total of RM840 million in a year," he said.

The projected monthly sales from Terengganu is RM10 million a month.

Together, the two hypermarkets will increase Mydin's monthly revenue by 60 per cent.

On its proximity and competition with Giant hypermarket, which is right next door, Ameer described the competition as healthy.

"Our advantage is Mydin is owner operated and we are in the business as a family. (As such) decisions are made faster. We are the headquarters. It is a niche that we have," he said.

Yet another advantage Mydin has over the other main players in the industry which are all foreign controlled - Giant, Carrefour, Tesco and Makro - is that it sources 60 per cent to 70 per cent of its products from abroad on its own, without the help of a middle man.

This translates into cost savings which is passed on to the consumer.

"We are the buyers. If you buy correctly, you can sell at the right price," he said.

Malacca presses on with Bandar Hilir revolving tower project

MALACCA: The state is going ahead with plans to build a revolving tower within the buffer zone in Bandar Hilir.

Chief Minister Datuk Seri Mohd Ali Rustam said the tower project costing RM15mil would be built opposite the tourist police station near the Studthuys.

"We are doing tests for piling work now. The project will begin once TNB, TM and Syarikat Air Melaka have shifted their underground pipes and cables," he told reporters after the state government meeting Thursday.

Mohd Ali said he had directed the three companies to complete their pipe and cable relocation within one month.

"The work to shift the pipes and cables has held back the project," he said, adding that the tower was expected to be completed in a year.

Culture, Arts and Heritage Minister Datuk Seri Dr Rais Yatim has been invited to perform the groundbreaking ceremony on Oct 7.

The below news stated that there is a 24 hours shopping complex planned near ayer keroh toll. Not sure whether it is a government owned complex. Government owned shopping complexes like Melaka Sentral Bazaar are not my favourite place to shop normally.

Ianya menawarkan pelbagai barangan termasuk perkakasan rumah, peralatan elektrik, produk kosmetik, produk kesihatan, barangan dapur, pakaian, aksesori, produk makanan, alat tulis, kraftangan, cenderahati dan sebagainya.

Hadir sama Ketua Menteri Melaka, Datuk Seri Mohd Ali Rustam, Pegawai

Kewangan Negeri merangkap Ahli Lembaga Pengarah Kumpulan Melaka Berhad (KMB), Datuk Kamarul Zaman Md Is, Ahli-ahli Exco Kerajaan Negeri, Ahli Dewan Undangan Negeri (ADUN) kawasan serta Ketua Pegawai Operasi Kumpulan Melaka Bhd (KMB), Zainal Abu.

CM: Malacca to build mini-monorail

MALACCA: The state government plans to build a mini-monorail similar to that on Sentosa Island in Singapore to help improve public transportation in the state, Chief Minister Datuk Seri Mohd Ali Rustam said.

He invited private sector participation, saying that the state government would provide the land to the company to build the monorail.

The monorail would start at Melaka Sentral and connect to Semabok, Melaka Raya, Kota Laksamana and return to Melaka Sentral.

It would also cross the Malacca River before returning to Melaka Sentral, he said.

Mohd Ali said the state government was conducting a study, expected to take three months, to improve the public transportation system in the state.

He said this in his reply to Datuk Chong Tam On (BN – Bemban) during the question and answer session at the state assembly meeting yesterday.

Mohd Ali said the study would focus on transportation in Melaka Tengah and within a 5km radius of Melaka Sentral.

The study would include public buses and taxi services in the state, he said.

Mohd Ali also told Betty Chew (DAP – Kota Laksamana) that the construction of the monorail would not damage historical artefacts in the state.

“The presence of the monorail would add value to the Malacca River,” he said, adding that the project did not involve the tearing down of any museums or the A’ Famosa gate.

Another proposal was a cable car linking Bukit Senjuang to Pulau Melaka, Mohd Ali said, adding that he hoped the project would attract developers.

The land reclamation project along the coastline, stretching from Umbai, Telok Mas, Banda Hilir, Ujong Pasir, Tengkera, Limbongan and Klebang to Tanjung Kling, was carried out to increase state land.

Mohd Ali said the purpose of reclaiming land by 22 companies involving 181ha was to facilitate the provision of infrastructure, as well as promote residential and commercial development for local residents.

There are also plan to build erl from KLIA to Malacca. I would prefer if the government could build the coastal highway soonest possible. I believe there will be more development of hotels and condos or even shopping mall once the highway is built. Cant wait to see it turn to be something like penang gurney drive oneday.

At the Malacca State Assembly yesterday: An 'open Disneyland' to woo visitors to Malacca
17 Oct 2006
Jason Gerald John and Cynthia Lee

--------------------------------------------------------------------------------
MALACCA is set to turn the heart of the historic city into an "open Disneyland" to attract more tourists and ease traffic congestion.

For this purpose, the state government has given the green light for a mini monorail to be built, Chief Minister Datuk Seri Mohd Ali Mohd Rustam told the State Assembly yesterday.

He said the system would be similar to the mini monorail on Singapore’s Sentosa Island and it would operate within a five-kilometre radius from Dataran Pahlawan.

"The monorail, connecting Malacca Sentral in Jalan Panglima Awang to the Malacca river in Banda Hilir will provide an alternative mode of transportation for tourists and Malacca residents," he said in reply to Datuk Amid Nordin (BN-Telok Mas).

He gave an assurance that the project would not destroy historic sites and the heritage area.

In reply to a supplementary question by Betty Chew (DAP-Kota Laksamana), Ali said the issue of historical sites always cropped up when the government wanted to introduce something new.

"They say we are destroying the historical value of the city... but can we not bring in new development to make the city better and for the comfort of tourists and Malacca residents alike?"

He said he had consulted heritage experts like the Museums Department and also the Ministry of Culture, Arts and Heritage.

Chew suggested that the state government was unfair to local and foreign investors by reclaiming land in the coastal areas of the Klebang beach here.

"These investors bought bungalows and condominiums in these areas because of the sea view," she said.

"Now that the view of the sea is blocked by the land reclamation projects, the value of these houses will drop."

The Chief Minister said not many investors would be affected as there were not many buildings on the project sites.

"I don’t think that there is anything wrong if we improve the view," he said.

"Such projects are so common in Singapore and people there don’t complain. Why do we complain here?"

A large shop lot development is on going at the big plot of land near MITC and next to the POS office. And another medium sized project will be coming up around early next year located in between and behind the land of the 3 petrol stations (BP,Shell and Petronas) in Air Keroh:)

i have no idea. but as stated the built up area of the centre is only 200,000-300,000 sq ft. So I don't think it will be a shopping mall. I must be a 24 hours convenience shop like Bazaar Melaka.

Hey guys, wat do u think. Based on the news below, is Mahkota Parade going to be extend?

KUALA LUMPUR: Hektar Asset Management Sdn Bhd yesterday confirmed plans to inject the proposed “lifestyle shopping centre” in Nusajaya, Johor, into the Hektar Real Estate Investment Trust (REIT) in the future.

The Hektar group plans to build the shopping centre on 50 acres of an 84-acre site in Nusajaya currently owned by Hektar Klasik Sdn Bhd.

Aseambankers Malaysia Bhd director Datuk Mohammed Hussein (left) and Datuk Jaafar Abdul Hamid exchanging documents at the underwriting signing ceremony
The hill top project is expected to have 1 million sq ft of net lettable space.

The injection of the property into the Hektar REIT would be an arm's length transaction, said Hektar Asset Management chairman Datuk Jaafar Abdul Hamid at Hektar REIT's underwriting ceremony yesterday.

However, the injection of the project into the REIT would only take place in a couple of years, because the construction would take “at least two years”, he said.

For its proposed listing on the Bursa Malaysia main board, Hektar REIT already received the injection of two shopping centres - Subang Parade in Selangor and Mahkota Parade in Malacca.

In the immediate term, the REIT intends to develop more retail space in its two existing properties.

“Subang Parade owns two acres - now a nursery - that has potential to be developed into more retail space.

“In Mahkota Parade, the car park is about three acres that has potential to be developed into more retail space. So all in, we have five acres (to develop),” Jaafar said.

Hektar Asset Management is the manager of Hektar REIT, whose initial public offer (IPO) is underwritten by Aseambankers Malaysia Bhd and AmMerchant Bank Bhd.

The IPO is expected to raise proceeds of RM176mil, of which about RM7mil will be for listing expenses and RM1mil for working capital.

The remainder will partly finance the acquisition of Subang Parade and Mahkota Parade as well as the repayment of loans.

The proposed listing exercise involves an offering of 159.5 million new units in Hektar REIT. The Hektar group intends to retain a 51.16% stake in Hektar REIT upon completion of the exercise.
