Fusione was commissioned to design a mixed urban complex composed of 30 luxury apartments, commercial office space as well as commercial retail space. The building is conceived as two towers, with the shorter one for commercial office space and the other with residential apartments. The commercial facilities include pace anchor tenant, two screen cinema, a gym and swimming pool. Parking is provided for 150 cars.

MIXED USE DEVELOPMENT, KIYOVU-RWANDA
The development is situated on a 9,036m2 flat piece of land in the urban heart of Kiyovu, Kigali opposite the Kiyovu main Hospital and the Kigali Serena hotel. The design is composed of two independent towers with a 241 car parking lot (94 of these cars in a sub ground parking) sandwiched in between the two towers. The taller of the two towers, Tower A, has 10 levels all of which are commercial lettable space mainly targeting corporate offices. It has a built –up area of 8, 750 m2 that is serviced by four lifts and two staircases. The shorter tower, Tower B, has 8,047 m2 of built-up space with 8 levels. 7of these floors from the first floor to the top are purely luxury residential apartments 38 no. of 1, 2 and 3 bedroom typology. The ground floor of this tower has a restaurant, 6no. line shops, health club with sauna, steam, massage parlours, gym and a swimming pool.

VISION YOUTH GROUP SPORTS CENTER
Vision Youth Group is a charity founded on a philanthropic client’s dream to get orphaned kids off the streets of Kigali and give them a brighter hope through a career in sports mainly soccer and table-tennis. The client wanted a development that had sports and accommodation facilities where these orphaned or less privileged children would put up and hone their skills in a sport that would hopefully later on pay off in professional sports career . The site chosen is a big chunk of relatively flat land right next to the Nyamirambo Football stadium, in Nyamirambo,Kigali. The facilities designed were a soccer field with bleacher stands, 100seater multi-purpose sports hall with a music recording studio and gym, tennis and basket ball courts, swimming pool, bar and restaurant,2-storey office block and a 40 bed student’s hostel.

i get the pics from ugandan construction companies websites. all the pics above are being built by ugandan companies. i posted the links for the companies below.mariot hotel is complete in april 2012 and the downtown kigali project is still in the planning stages.the other three projects are also still being planned.

kgl October 4th, 2010, 08:25 PM KIGALI, RWANDA -Ugandan tycoons, Sudhir, Joystina Ruparelia and a Rwandan counterpart, Hatari Sekoko are to spend US$200m on building a modern complex in Kigali.
The project on a seven hectare piece of land in the city surburb of Nyamirembo replacing a Police post that has been situated in the area for a long time, will have parking yard for both commuter and private vehicles. The tycoons will also construct shopping malls, plaza, apartments, hotels, hospitals and restaurants.
When East African Business Week visited the site, bulldozers and caterpillars were busy leveling the site. This site opposite 1930 Prison used to be a police station. The Police had to relocate to Nyamirambo to pave way for the complex on the prime land.
It is estimated 507 cars; with 169 minibuses and 145 buses will be accommodated in the area.
This might address the parking problem in the city where 60,000 vehicles are estimated to be operating daily.
The public has welcomed the project saying it will address the traffic problem in the city caused by cars parking on the streets and at times causing traffic jams.
Charles Ngarambe, CEO Kigali Bus Services, a man who came up with the idea of introducing rotational buses (pick and drop passengers) in the city proposes, "Regional buses should move immediately to ease traffic flow."
"The regional mini busses without parking yards have messed up (cause traffic jams) Kigali," Ngarambe says. It is only me (Kigali Bus Services) and ONATRACO with parking yard.
To ease traffic jams further, Kigali City Council is encouraging property developers to design their basements for parking.
Some of the buildings that have basement parking include City Tower and Insurance Plaza the Union Trade Centre has.
The emergency of this project does not only serve to provide a service to the city of Kigali, but also goes far in improving the trade relations between the two neighbours.
The Ruparelias are involved in a host of other businesses in Uganda which include Hotels and hospitality, banking sector, forex trade and the flower exporting industry under the Rosebud farm.

The French Embassy in Rwanda has announced that it will construct three new facilities on the piece of land it owns in the Central Business District (CBD), Nyarugenge.
The property currently accommodates the French Cultural Centre, which reopened following Rwanda’s restoration of diplomatic ties with France, over a year ago.
This was confirmed by Maurice Brouard, the Director of the French Cultural Centre during an exclusive interview with The New Times.
Brouard explained that this will be done to abide by the Kigali City Master Plan. Only the Auditorium, he said, will not be demolished “but renovated.”
He added that two of the new facilities, will have 11 floors while the third one will be a three-storey building. Some of the facilities will have shopping malls.
The construction, valued at $25 million, will start late this year and be completed in 2013.
Brouard explained that the construction will be carried out by both local and foreign firms.
“We (the embassy, cultural centre and consular) will only occupy a fifth of the 20,000m2 while the remaining part will be left to the investors,” said Brouard.
He also said that buildings will have four training facilities.
There will also be a theatre, valued at Euros 1 million which will help develop local talents. On top of that there will be a library for about 30,000 books.

Hilton Hotels plans to open a 160 room 4 star hotel in Kigali after it completed the registration of their US$30 million (Rwf17.85 billion) investment, Rwandan Development Board (RDB) has said.
Luxury apartments will be built alongside the hotel on 20 acres of land Kigali City Park by Opulent Hotel Group as part of their partnership with Hilton Hotels Corporation in Africa.
RDB said in a statement, yesterday, that the hotel is expected to be opened in 2012, helping to meet the increasing demand for high quality hotel accommodation in Kigali. Rwanda is positioning itself to grow as a conference and business hub for the region.
“Hilton’s investment is a great vote of confidence in Kigali. It shows that people are increasingly looking to Rwanda as a place to come to invest in and to do business...Kigali is an increasingly attractive destination for tourists and business visitors,” John GARA, CEO of RDB, said in the statement.
Opulent Hotel Group visited Rwanda in 2010 as part of the Rwanda Investment Forum organised by RDB and the Commonwealth Business Forum. At the time, the Director of the Opulent Group praised Rwanda’s reputation for good governance and said he was committed to supporting Rwanda’s development efforts. He also announced, at the time, their interest in starting a business in Rwanda.
Hilton Hotels Corporation is one of the leading global hospitality companies, with more than 3,300 hotels and 550,000 rooms in 77 countries.

Design change delays completion of Kigali Convention Complex

Lack of funds and adjusting the design of the Kigali Convention Complex has delayed the completion of the complex by a year.
“We needed to redesign the project according to Chinese standard and had to wait for approval from Spacial Solutions, the Germany firm that made the original design,” explained Wang Zheng, Manager Director of Chinese construction company, BCEG.
When a construction company takes over from another one and adjusts the design, it’s a rule that both agree on the safety of the alterations, he said.
“Other challenges include lack of capital to complete the project in time and work visa for Chinese laborers,” said Zheng.
He expects that the center will be completed at the end of 2012.
Zheng said in the interview with the Business Times, yesterday, that the complex will comprise of a five-star hotel with 292 rooms, a conference center of international standard with the capacity of 2500 people, and five office buildings.
The Kigali Convention Complex, situated at KBC, Kimihurura, is jointly owned by the Government and Rwanda Investment Group.
The Rwanda Investment Group (RIG) and Social Security Fund of Rwanda (SSFR) will have 51 percent stake of the Complex. The remaining 49 percent belongs to the government.

KIGALI - Kigali City Council (KCC) authorities will, next week, hold a meeting with the developers of the Muhima Commuter Terminal to discuss new ways of completing the modern parking yard.
The terminal, to be built in the former Kigali Central Police Station in Muhima, was scheduled to be completed last month.
In an interview with The New Times, KCC vice Mayor in charge of Finance and Economic Development, Alphonse Nizeyimana, said that they would hold a round-table with the developers to discuss a new timetable for its completion.
Sekoko Hatari, the co-owner of the 200 million dollar project dubbed ‘Down Town Ltd’, which will also include shopping malls, apartments, hotels and restaurants had, last month, said that completion was delayed by KCC which was supposed to construct a road connecting the terminal to the city centre.
Nizeyimana said that the works to “construct the road are now in progress and will be complete within one month.”
“It was delayed by the road construction, which was also hampered by the expropriation of those who were in the proposed road demarcation,” said Nizeyimana.
“Expropriation takes a long time. Before constructing the road, we were supposed to expropriate some kiosks which were in the proposed road boundaries,” he added.
Once complete, the terminal would accommodate 507 cars, 169 minibuses and 145 buses.
Currently, there are over 1,180 commuter vehicles operating in Kigali City.
The terminal will also feature a parking section for private cars and taxicabs.

Funding Agency: Kuwait Fund for Arab Economic Development
Project Summary
The Kuwait fund has extended a loan of 4,100,000 Kuwait Dinars (approximately 14 million USD) to the Government of Rwanda for the project of “ Expansion and Development of the IPRC Kigali City, Kicukiro” with the following three (3) main components:
(a) Consultancy services for the design and supervision of the construction of Workshops, laboratories and other educational facilities
(b) Construction works that include civil engineering and electro-mechanical works, for the learning centre, workshops and laboratories.
(c) Supply and installation of workshops and laboratories equipment.
Aim of the Project
The “Expansion and Development of the Integrated Polytechnic Regional Center (in Kicukiro – Kigali)” project will contribute to enhance the institute’s training infrastructure, make available the necessary equipment to enable it move towards achieving its mission and vision. The facilities will improve both access to, and quality of technical education courses as well as promoting educational institutional development and capacity building through technical teachers training programs.
Statement of the problem and expected results
Statement of the problem
The Integrated Polytechnic Regional Centre (IPRC) Kigali – Kicukiro Campus, started as Kicukiro College of Technology (KCT) and was established by the Government of Rwanda in 2008. In the same year the Government of Rwanda decided to integrate “Technical Education (TE)” and “Vocational Education and Training (VET)” to form “Technical Vocational Education and Training (TVET)”. In 2009 the Government established the Workforce Development Authority (WDA) mandated to regulate, guide and promote TVET, and KCT was transformed into a TVET institution operating under WDA as an IPRC.
The IPRC Kigali Mission and Vision are:
•Mission: To provide technical education and vocational training at all levels in order to empower students and to enhance their opportunities for career advancement and success in a global economy.
•Vision: IPRC aspires to be a leading world class institution in the provision of Technical Education, producing graduates capable of developing and implementing creative technical solutions to the identified social and industrial needs of Rwanda, the region and the international society.
A critical challenge for Rwanda to achieve the vision 2020 objectives, EDPRS, Education, Science technology and innovation, and TVET policies, is its current workforce, which is characterised by serious deficiencies in terms of trained human resources, technical and professional skills. The endeavour to address this challenge requires contribution from various stakeholders, hence the need for Kuwait fund intervention.
Expected results
At the time when the project was being formulated, the facilities at the Kicukiro Campus were able to support a population of 900 students (600 diploma students and 300 students per year in vocational training). With the current status and the IPRC Kigali Expansion project completion, the capacity of Kicukiro Campus in five (5) years duration will increase to support student population progressively up to 4,000 (1,950 diploma students, 1,050 students in technical secondary school programs, and 1,000 students in vocational training) through fulltime and part time courses. The project will provide appropriate training infrastructure and related equipment required to build high-level technical and professional skills training capacity at Kicukiro Campus. This is expected to make significant contribution and future impact in building a competitive and skilled labour force, hence contribute in facilitating Rwanda to move faster towards achieving the objectives of building a knowledge-based economy and meet the needs of the ever changing labour market. The project will contribute to the overall national education objective of increasing the number of qualified workforce with a wide range of technical and professional skills. These skills are required for the competitive labour market in Rwanda, the region and beyond. It will also contribute to bridging the gap of skilled professionals in the technical area for the entire labour market of Rwanda, a gap found to be critical by the national skills audit survey report of February 2009.
Project duration
It is estimated that the project implementation will be two years that started in March 2011 and be completed in February 2013. However due to delays registered in project starts, and other dependencies (such as lack of Master Plan), the project duration may be extended for additional two years in order to accomplish its activities.
Project status and Achievement
Component one: Consultancy services for the design and supervision of the construction of Workshops, laboratories and other educational facilities
The Consultant for design and supervision of the facilities was recruited in April 2012 and has started the design of the facilities. The design of the scheme design is in its final stage and is expect to be submitted in earlier August 2012. The complete design of the Workshops, Laboratories and learning centre is expected by the end of October 2012.

Component 2: Construction works that include civil engineering and electro-mechanical works, for the learning centre, workshops and laboratories. This component is dependent of the component 1.
However, the IPRC Kigali in collaboration with WDA through the Government of Rwanda development budget has commissioned a design of the IPRC Kicukiro campus master plan, a training Hotel and Hospitality management school that have to be constructed in IPRC Kigali Kicukiro Campus.

The Kuwait fund for Arabic Economic Development together with the Government of Rwanda will co-finance the construction of the training hotel and hospitality school which will be among the focal features of the campus and must meet international standards in terms of design, innovation, amenities and service.

Component 3: Supply and installation of workshops and laboratories equipment.
The procurement of workshops and laboratory equipment (phase one) is ongoing.
The second phase in procuring workshop equipment is dependant of the component two, which consist of construction of workshops and laboratories. Its procurement will commence earlier next year.

Bangalore, (IANS) Leading Indian realty firm Synergy Property Development Services Ltd bagged, through international bidding, a $153-million township development project in the central African country of Rwanda.
As a global project management consulting and turnkey solution provider, the Bangalore-based Synergy will undertake design and project management of Rwanda Social Security Board (RSSB) to build three townships in Rwandan capital Kigali, which has one million population.
“The Rwandan project will demonstrate our leadership in the real estate space and usher in a new growth path for us in the region. Africa is land of opportunities for housing and office space development work,” said Synergy chairman Sankey Prasad in a statement here Monday.
The ambitious project consists of first developing a 157-acre “Vision City” township in Kigali with semi-detached units, luxurious homes, apartments, educational facilities and town centre, including shopping malls, administrative block, public transport terminus, recreation facilities and playgrounds.
“The other two townships at Kinyinya and Batsinda in Kigali will have a total of 700 apartments spread across 250 acres with support infrastructure, including civic amenities, for leading a quality life,” Prasad said.
Under the contract, the company will develop the three projects, including design, engineering, procurement, construction and will be responsible for time, cost, quality and environmental health and safety standards.
“We will commence work in July first week, with a view to completing the first project in 20 months. We hope the project will give us a strong foundation to explore similar opportunities in other countries to become a global player,” Prasad observed.
“Rwanda has an annual housing demand of 25,000 units in urban centres, of which only 10,000 units are supplied. Realising the urgency of the situation, we have put our thrust on Synergy to help us in the development of townships at Vision City, Kinyinya and Batsinda, which are prestigious for our government,” said RSSB director-general Angelique Kantengwa.
Synergy currently has an order book worth Rs.3,000 crore as turnkey projects in India and overseas.
With presence across India, Malaysia and Dubai in the United Arab Emirates (UAE), the company plans to open its offices in Doha in the Gulf.
The decade-old company, which has built over 120 million square feet of property across India and overseas, specialises in executing special economic zones, IT parks, corporate campuses, retail outlets, hotels, hospitals and premium homes.
The RSSB was set as a financial institution in 2010 by merging the Social Security Fund of Rwanda (SSFR) with the Rwanda Health Insurance Fund (RAMA) to administer social security in the country.
Besides managing pension, occupational risks and health insurance, the board provides multiple benefits for old age, invalidity, survivorship, work injuries, work-related diseases and health insurance.
“Our mission is to provide social security services, ensure efficient collection, manage investment of members’ funds while our vision is to have a system that meets the social security needs of all Rwandans,” said Kantengwa.

Muhima Investment Company, a group of 80 city traders, received official notification that their FBW-designed submission won the bid to purchase a plot from the City of Kigali.
The design features a 12-storey office tower with a unique louvre facade sitting above a shopping mall on the lower floors. A second tower accommodates apartments and penthouses overlooking a roof garden.
