Stricter height limits may be placed on buildings on Macau's prime property sites amid growing concern over heritage protection, the government announced yesterday.
The change may force a Hong Kong developer to trim the size of two luxury residential towers that it is starting to build.
Macau Secretary for Transport and Public Works Lau Si-io told the legislature yesterday the government was considering new height limits for properties near Penha Hill and Guia Hill - which each boast a world heritage site.
In 2005, the Macau administration relaxed a long-standing height limit on buildings in a large area between the two hills, drawing protests from conservationists who feared the historic Guia Lighthouse may be obscured.
"We are collecting experts' views and public opinions on the city's overall urban planning," Mr Lau said.
Director of the Land, Public Works and Transport Bureau, Jaime Roberto Carion, said the government had the right to force some developers to lower the height of designed buildings.
For instance, two towers of luxury apartments being developed by Hong Kong-based Tenacity Real Estate Group may be affected. "The developer has so far only acquired the permit for pile-driving," said Mr Carion. "We have the right to ask it to lower the [height of the] buildings."
With an estimated investment of HK$3 billion, the 35-storey twin towers would stand more than 120 metres - about double the height of Penha Hill.
Mr Carion said many developers were starting construction or sales before obtaining adequate permits from the government. "In a fast-growing economy, developers rushed to start their projects - sometimes ahead of approval."
Another luxury residential tower in the Nam Van Lake area, known as Square One, would not be affected, as the developer has obtained adequate permits from the government, said Mr Lau.

Mr Carion said the government planned to adopt a 90-metre height limit on buildings close to Guia Hill, which stands at 95 metres.
The central government's liaison office originally planned to build a 99.9-metre tower near Guia Hill to mark the 1999 handover. But it reduced the building plan to 90 metres earlier this year following a public campaign to save the view of the lighthouse. However, the 90-metre height limit is bound to disappoint conservationists who believe buildings higher than 20 metres would affect the value of the historic lighthouse.

Its truth that macau dont need these much of high-rise, Macau is not a business center so it doesnt really require so many tall buildings, and its not good to have so many skyscrapers as well because the city has so many historical sites, therefore what the planning agency need to do is to reclaim more land while lower the density for the new buildings at the same time.

But do not expect this will happen from a corruptive government !! :D

I just saw a 25-story building named "Centro Commercial Yang Cheng. Emporis says it has been destroyed, but skyscraperpage.com says it is still alive. The building's year of completion is unknown.

The whole building was sold to another company for $300-400 million, and the other company decide to demolish the old building and rebuild with the new one. I guess this new building is much better than the old one, except its not tall
