Read : Proceedings of the 15th State High Level Clearance Committee (SHLCC) meeting held
on 21.8.2008.
PREAMBLE:
I) M/s Ozone Urbana Land Development Pvt. Ltd., (formerly M./s MFAR Infrastructure Development Pvt. Ltd.,) is a Private Limited Company incorporated under Indian Companies Act, 1956 on 18.1.2006 and amended on 7.3.2008 with the main objectives of development construction of business park, technology parks, buildings structures and etc.,The company had obtained approval from SLSWCC in its 36th meeting held on 27.9.2007 of its proposed project to establish Integrated Development Centre. Aircraft Training Centre, Convention Centre, Hospital and Warehouse, with an investment of Rs. 48.67 crores, in 32 acres and 7 guntas of land in various Sy. Nos. of Kannamangala Village, Devanahalli Taluk, Bangalore Rural District.
Subsequently the company had proposed a revised composite plan to establish ''Integrated Township with IT/ITES-SEZ, Commercial, Residential, Retail, Hospitality & School Complex'' with an investment of Rs. 6247.20 crores in 172 acres and 171/2 guntas of land in various Sy. Nos of
Kannamangala and Poojanahalli Villages, Devanahalli Taluk, Bangalore Rural District. The Proposal was examined in the Screening Committee meeting held on 14th March 2008 and the committee deferred the subject for want of clear opinion from BIAAPA. Now the company has submitted a revised proposal to establish ''Integrated Township with IT/ITES Park, Commercial, Residential, Retail School & Hospitality Complex'' with an investment of
Rs. 4404.46 crores and provide employment to about 67790, in 167 acres 6.5 guntas of land in various Sy. Nos of Kannamangala Village, Devanahalli Taluk, Bangalore Rural District. The company has excluded the Government lands proposed earlier.
In the 15th SHLCC Meeting held on 21.8.2008 the proposal was discussed in detail the proposal has been approved
Government has examined the recommendations of the SHLCC. Hence the following order; Government Order No. ITD:66:MDA[4] :2008, Bangalore, Dated:19th November 2008 In the circumstances explained in the Preamble, Government are pleased to accord approval to
M/s OZONE URBANA LAND DEVELOPMENT PVT LTD., No. 38, Ulsoor Road, Bangalore-560 042, for establishment of Integrated Township with IT/ITES Park, Commercial, Residential, Retail, School & Hospitality Complex'' in 167 acres 6.5 guntas (27 acres 17.5 guntas for acquisition through KIADB the
remaining is own land) at Kannamangala Village, Devanahalli Taluk, Bangalore Rural District with the following facilities and incentives.
INFRASTRUCTURE FACILITIES:
LAND: The Committee resolved to permit the company to establish the facilities in 167 acres 6.5. guntas
(out of which KIADB to acquire 27 acres and 17.5. guntas of land on consent basis) of various Sy. Nos
(as per Annexure) of Kannamangala Village, Devanahalli Taluk, Bangalore Rural District.
The company shall bring consents from the landowners for at least 80% of the proposal area of the
project before commencement of acquisition process by KIADB.
The company shall obtain prior approval from BIAAPA for the plan before starting any civil works. BIAAPA
to consider to sanction development plan.
WATER: 25 Lakh LPD from local authorities. The unit to minimize the usage of water and shall establish
structure/facility for rian water harvesting and ground water recharge. Conducting an annual ''Water
Audit'' is also recommended.
Environmental: The promoters to obtain CFE and CFO from KSPCB and environmental clearnce from
MOEF, GOI, No works shall commence prior to obtaining EC as per prevailing law.
INCENTIVES & CONCESSIONS:
As per Millennium IT policy for IT Park portion. Employment: The Company shall prepare a plan for development of human resource required for the project, train local people and provide employment to these trained local youth and comply with Government policy of employment to local people. A copy of human resource development plan shall be sent to the Director of IT& Biotechnology for monitoring. Vendor Development: Wherever there is scope for vendor development for the project, the company shall prepare a vendor development plan, develop local vendors and procure the required inputs, components and sub assemblies from these local vendor units. A copy of the vendor development plan shall be sent to the director of IT & Biotechnology for monitoring
Social Infrastructure Development: The Company is advised to take up social infrastructure development projects in the vicinity of proposed location of the unit. A copy of such projects shall be sent to the Director of IT & Biotechnology for monitoring.
Others:
The Promoter shall take all statutory and other necessary clearances and shall submit milestones /progress in implementation of the project regularly, which will be monitored by the Departmetns concerned.

gentem May 19th, 2010, 02:35 PM One bad thing is this site is in line of runway of bia. I can tell this by looking at trumpet exchange in the google maps. So flights will come close with more noise. Anybody gone there in person can tell us how much is the noise there, the site is 2km in the landing direction of runway.

I have the same questions. I recently booked a couple of sites in Urbana.
I am investing for the long term - over 5 years. If the promoter
completes most of what they promise, then this should be a high
end project similar to Palm Meadows.
They are expected to officially launch the project sometime in June.

I had been to the site, work has already started.
This project is quite promising with the location just too good. 30x 40 is a good buy as you can but it for 26 lac and spend about 25 lac for contruction - villa ready for 50 lac.
Where as any villa in devanahalli side is nothing less than 2.5 cr.
Lot of development activity planned in Devanhalli.
Even if you consider the land rate per acres on NH 7 is atlreast 6 cr ( per acres) which works to 1300/- per sft and as per BIAAPA Norm 50% has to be left as open space hence the effective price would be 2600/-. Hence getting plot for less than 2100/- is a decent price.
I m neg with amit for a discount hence if any of you are intrested you can also talk to him.

Do you know when Ozone Urbana will launch and at what price? They have been delaying the launch from April to May to June.
How many years will it take for all the amenities to be completed?
What would be the expected price/sqft say in 5 years assuming all
the promised development takes place?
I am talking to Chinku on the group buying and was able to get below
Rs 2100 (which is what their asking price is).
avinash2060 May 23rd, 2010, 11:57 AM Property developer MK Land Holdings Bhd expects the first phase of the affordable homes development project in India to be launched in March next year.
Executive chairman Tan Sri Mustapha Kamal Abu Bakar said the project will be a replication of the successful model of Damansara Damai, a low medium cost township developed by its subsidiary, Medan Prestasi Sdn Bhd.
"We are in the stage of planning and hope to launch the first phase in March next year because there is a pent-up demand for properties," he told reporters after launching construction works for a bus terminal in Damansara Damai, in Petaling Jaya, Selangor yesterday.
MK Land via its subsidiary Ritma Mantap Sdn Bhd, is in partnership with Embassy Group of India to develop and construct a 120ha township in northern Bangalore, India.
With a total gross development value of RM3 billion, the project is being undertaken by Milan Gateway Sdn Bhd, where MK Land and Embassy Group each holds 47.5 per cent while MKN Embassy Development Sdn Bhd has 5 per cent.
Construction is expected to take off next year while completion will take about five years. It will potentially deliver 16,000 units of affordable homes and about 560 units of retail outlets.

Ozone Group has raised Rs 200 Cr from Urban Infrastructure Real Estate Fund for its 'Urbana' township project in Bangalore and is planning to raise another Rs 100 Cr for this project in next few months.
Ozone has formed an SPV - Ozone Urbana Infra Developers Pvt.Ltd for executing this project.
Bangalore based Ozonegroup is launching a Rs 2800 Cr Urbana project, an integrated township planned in Devanhalli, Bangalore on 164 acres. The project will have retail, hospitality, education, IT & R&D campuses and residential units.

Transaction Note
The first phase will need an investment of Rs 1,400 Cr of which Rs 400 Cr will be raised through bank debts. The company intends to fund the balance through internal accruals and advance from customers besides the pe investment.
In the past, Ozone Group has raised funding from Urban Infrastructure Opportunities fund (UIOF) and HDFC India Real Estate Fund.
UIOF has invested in Ozonegroup at both the entity level as well as in the SPV - Ozone Projects Private Limited, for The Metrozone, Chennai. HDFC Real Estate has also invested in this SPV.
'The Metrozone' is the flagship project of OzoneGroup, spread over 43 acres in Anna Nagar, Chennai. The project comprises high-end residential units, retail, commercial and hotel.
Urban Infra Real Estate Fund (UIREF) is a $500 Mn Mauritius based fund for investments investments in Indian Real Estate. UIREF and UIOF are advised by Urban Infrastructure VC Ltd.
Another Real Estate player, Ansal API is looking to raise PE for its 3,500 acre township project - Sushant Golf City in Lucknow by diluting upto 49% stake.

This project looks great on paper. But being on higher side of pricing, i am little confused.
I am looking this project from the Investment purpose (if by completion time thing come up in surrounding, may also look for residence).
The current price is Rs 2100. What is good price we can predict say down 7-8 years, keeping in mind that the complete project will take at-least that much time (i am not convinced that it will be completed by 5 years, 7-8 year is min).
If it double (say 4200) in 7-8 years, then it means return of 12-14% (simple). Do we think this as good, seeing other avenues where the return over 7-10 years is about 15-20. Also, most of us take some amount of Loan and pay interest. So, the actual return will be lower than this also. Please give your view on this.

- The 167 acres is now under 150. - This is kind of true, but there are ongoing efforts from Ozone Group's side to retain the 10-15 acres loss (Horticulture department).
- The targets of launch have just plainly been delayed over 9 months (no explanations given). - Target launch is nearing. Maybe Pongal/Sankranthi.
- The commercial projects are a non-starter, also they are unable to attract investors. - Commercial work has now started. Saw this on the last visit (day-before).
- Their funding partners (Axis bank: to whom the property is mortgaged) are not issuing NOCs. - These are now issued, and HFC banks (like HDFC have also sanction, disbursed loans).
- CRISIL has issue C rating. - http://www.crisil.com/Ratings/RatingList/RatingDocs/ozone-urbana-infra-developers_31aug09.htm - This is something that CRISIL did on their own, Ozone Group did not go in for a CRISIL certification or audit. Most real-estate projects do not go in for it. Anyway, what is important is the funding they wanted from Banks... and this is available today.
- Very very un-friendly staff and unprofessional way of dealing. Delays on every single little transaction. - They finally helped. But this is a point they could surely improve upon.

If you think a project's up to no good - approach Consumer Court or file an FIR against them. Or bring up your posts count with some quality contributions so your rantings can be considered worthy!

I have had my shares of ups and downs in this project.
@ Sweetsmiley - these are not true. They have not grabbed any Govt. land. On the contrary they have 'aggregated' land for Govt. Check the Gazzette details (now they are all available on websites of kar.nic). Land parcels of this size is bound to get into a bit of trouble (common in realty, if you notice from your previous investments / experiences). There have been many big projects of very big developers which got caught in uglier issues and are even today sitting on murkier land deals. But it's how the developer helps and works around them.
This project, has lower risks (as of today) and the rewards (upsides) are great. Hiranandani has launched an apartment 4 Kms further from this project at INR3300, so one needs to measure the upside clearly.

People would take him a little more seriously if he posted a few projects to his credit instead of ranting off in the very first. Everyone knows about risks associated with these projects! There might be something fishy in this project .When i called them in Feb they told me same thing (launch will happen in two months).Regarding Plots they had ad's in newspaper in April last year .Apartments i guess there has not even been a pre launch .

Firm questioned notice to forfeit land bought for township
Bangalore: Noticing that a large number of illegal orders were being passed by the government officials to favour private individuals, the Karnataka High Court on Friday directed the State government to initiate departmental enquiry and launch criminal prosecution against those officers responsible for vesting rights on private individuals by passing incorrect orders ignoring statutory provisions and Government orders.
“From our personal experience we have seen in a number of cases functionaries of the State government passing favourable orders vesting rights in private individuals, and years later, these orders are set aside alleging violation of statutory provisions and government orders,” said a Division Bench comprising Chief Justice J.S. Khehar and Justice H.G. Ramesh.
“It is imperative for State government to initiate action against its own officers who pass illegal and favourable orders by way of departmental enquiry and criminal prosecution after ascertaining whether it was because of wrongful projection at the hands of private individuals or abuse of authority by State functionaries by overlooking law for bestowing benefit on private individuals,” the Bench said.
The court passed the order while allowing an appeal by Ozone Urbana Infra Pvt. Ltd. questioning the notice issued by the authorities to forfeit the land that was purchased by the firm for its integrated township project from an individual.
The authorities had claimed that Shaji Baby John, from whom the company had purchased land, had purchased six acres of land at Kannamangala village in Devanahalli in 2005, though he was “not eligible” to buy agricultural land as per Section 79A and 80 of the Karnataka Land Reforms Act.
The company had purchased land, which was by then converted to non-agricultural purpose by the authorities, in 2007.
The Bench permitted the revenue authorities to initiate action, if necessary, against Shaji Baby John but while acting so the authorities will also have to take action against the officials concerned of the Revenue Department.
However, the court made it clear that the interest of the company, the project of which was cleared by the State High Level Committee, should not be affected as the officials of the Revenue Department were part of the committee that granted approval to the project.

The company is investing Rs 3,000 crore on this new integrated township project, which is spread over 150 acres, S Vasudevan, managing director, Ozonegroup, said.
“We have already invested Rs 1,000 crore on this project mainly for acquisition of 150 acres land and creation of basic infrastructure. The construction will start from January 2012 on our apartment complex, Urbana Aqua. We have tied up with SBI-led consortium for Rs 500 crore, while the rest of the investment will be generated as and when we sell the property to different buyers,” Vasudevan told Business Standard.
He said the company has raised Rs 1,000 crore from Urban Infrastructure Opportunities Fund, a PE fund set up by Anand Jain, in which Reliance Industries is a majority equity partner.
He claimed that Ozone Urbana is the largest integrated township located on the fast growing corridor in north Bangalore near the international airport. The township is designed to have basic social infrastructure like schools, hospitals, malls, multiplex, clubhouse, gardens and office space for IT and ITeS companies.
The project is divided into three projects - Urbana Meadows, Urbana Aqua and Urbana Greens. Urbana Meadows is plug-and-play model serviced plots for those who would like to design and build their own homes. Urbana Aqua is for those who are looking for their first home with limited budget. It has 280 2&3 bedroom apartments with all amenities.

One can understand maintenance fee for an apartment or even if the project was complete but asking for the fee at this stage when they don't even have answers on which mall or which hospital is going to come up is ridiculous.
I don't believe majority of them will build anything there since the project needs atleast a good5-7 years before everything starts. Paying money till then is not a good investment idea for a plot!

SEZ is the key to this project success more than mall as century is building a mall less than half a km from this project .If it employes 50K as they say in IT/BPO or any sector then there will be demand .else it's just a game of speculation

Executive chairman Tan Sri Mustapha Kamal Abu Bakar said the project will be a replication of the successful model of Damansara Damai, a low medium cost township developed by its subsidiary, Medan Prestasi Sdn Bhd.
"We are in the stage of planning and hope to launch the first phase in March next year because there is a pent-up demand for properties," he told reporters after launching construction works for a bus terminal in Damansara Damai, in Petaling Jaya, Selangor yesterday.
MK Land via its subsidiary Ritma Mantap Sdn Bhd, is in partnership with Embassy Group of India to develop and construct a 120ha township in northern Bangalore, India.
With a total gross development value of RM3 billion, the project is being undertaken by Milan Gateway Sdn Bhd, where MK Land and Embassy Group each holds 47.5 per cent while MKN Embassy Development Sdn Bhd has 5 per cent.
Construction is expected to take off next year while completion will take about five years. It will potentially deliver 16,000 units of affordable homes and about 560 units of retail outlets.
