That is always the case! reserved by Sansiri insiders and their relatives...

Thereafter and since all units will be "sold out" in a matter of weeks... any real buyer will be forced to buy from the insiders.

Major plans for Bangkok luxury condos

Thailand listed developer Major Development has established a subsidiary company to handle its luxury condominium projects.

The new company, Major Realty, will initially be handling a new condominium development in the Thonglor area of Bangkok which is due to be launched during the second half of the year. Units will be priced at an average of THB150,000 (US$4,600) per square metre.

Company President Suriyon Poolvoralaks expressed confidence in the luxury condominium sector, especially projects which are in the centre of the city close to mass transit routes.

Speaking to The Bangkok Post he added the property tax incentives, which are set to end on June 30, will only create a short term stimulus, and that the property sector would receive only limited benefits.

He added the company plans to develop two or three projects by the end of this year.

The company is responsible for a number of high end condominium developments in Bangkok including Aguston, Wind and Manhattan Chitlom

No, it's not 100% sold out. I know that there are some big rooms and duplex units left, but I have no idea how many of them are actually left. The sale person always said 80% so I'd like to find out whether there's any insider that has access to such info.

guys, sometime i dont get it. noble remix next door is completed/ or almost and resales there are about 30% cheaper than off plan units at Keyne. understand Sansiri may be higher spec' (at least they give a kitchen!) but still with 50,000bt/ sqm difference you can get a nice upagrde. any explanation ? or is that just a branding/vip thing?

For me, I took Keyne as my long term investment plan and look at its value 3 years from now. I don't need a ready unit to stay or rent out. With the current market condition, I don't think it's time to harvest. By the time Keyne is ready, I hope the market is picking up. Otherwise, I don't see much downside in keeping it. This is what you count for the brand. I'm not a real insider so I don't know which one is a hidden gems. That's why I chose to go with the developer who spends a reasonable amount on marketing, which will help the exposure of my investment, and keeps their promise to real user, not the one who is famous only for speculators.

For Noble, personally I don't trust their work... There're lots of issue just to finish the project and there're lots of complaints on the quality. I don't want to take this risk how the condo condition would be in 3 yrs.

I also impressed by the quality of maintenance of Sansiri condo, so let's say I pay for less hassle.

But some of Sansiri's past projects quality somehow came out dissappointed.But those recent ones included Siri@Sukhumvit and couple of Hua Hin projects, I think they are pretty great..:okay:

There is no doubt that Sansiri has the name, and outstanding marketing.

But given the total inadequacy and lack of professional competence in their after sales section called Home Care (personally I thing it should be Home Don't Care) I wonder how long this will hold up.

They also need to sharpen up considerably in overseeing the finishing by the constructor, and not leave it to the co-owners to discover all the problems.

But at least if I ever bought Sansiri again I would know what to do - and it would begin with a detailed inspection of all the common areas before signing off on the private condo space.

Yes, that's Keyne. Note that the sales office, which was set up in front, has now been dismantled.

Does anyone know who has bought the piece of land next door (corner of Soi 34 that previously housed a Caltex Petrol Station) and whether it's going to be another condo project?

Grateful if anyone can shed light on what is planned for the corner block of Soi 36 too (formerly a Shell Petrol Station).

Just bought a 80.5sqm duplex unit which in my opinion is probably the most suitable for me. Bought at 162,000 13.1 million baht discounted from around 168,000 ad 13.6 million baht. The sales lady was really nice and gave me new info about the upcoming Ralph Lauren Residences too :)

She also gave me exclusive never seen before perspective pictures of the interior. Going to upload them tomorrow.

The pictures are not yet released to the public. Every single customer who bought in this project have not seen a single picture of the interior or the lobby. I was one of the first customers they showed the new pictures to but told me not to post it because they are not yet final pictures. Now they don't want people to sue them because the real thing doesn't look like the photos do they :lol:

I think I lucked out - bought a small unit for investment purposes on the west side and now any decent views will be obstructed thanks to a recently announced 'new neighbor'....

I'm sure that will be a key selling point! I guess it will all come down to the building plan. If the main swimming pool, garden feature faces my unit then perhaps all is not lost.....

If "density" is calculated by units/sq.footage, then it can be kept at a constant by adding height. But then again, cost is not a linear function of height so I guess that might be the limiting factor (cost)

And I am quite certain that the celing height at Keyne is higher than usual.

Interesting floor plan. I can't comment on the price but I will on the layout.

1. It would be great if that space (in green) is part of the floor plan. Is there a partition to separate it from the space on the other side?
2. If that space is indeed exclusive to the unit, then why is there a "balcony" with railings jetting into it? Where's the entrance to that space?
3. What does the light grey-ish green colored space surrounding the green space indicate? Do you have exclusive access to it?
4. It is a shame that the Master bedroom is not in the corner.
5. Master bathroom does NOT have a view (because of no.4)
6. If you do decide to buy this unit, what I would do is negotiate to swap the location of the walk-in closet and the master bathroom (and have it in writing).
