dude01 May 13th, 2010, 05:51 PM i was trying to find more info about the ''Dhul Fiqar City'' and found this article in Noor int holding's website :
After applying for a license, an official request has been received from the Al-Najaf Investment Commission for a schematic design for the two residential projects, AlZahra’a City and Zu Alfukar City.
Has anyone heard of "AlZahra’a City" ?? Any links or pics?

undoubtedly. the people of najaf deserve these projects though...but i wish they build more hotels in the region...

They make big announcements, but after few years no one talks about them... I really do hope that something starts rising from the ground, the housing crisis there is unbearable

Its an issue that all the private investors still haven't managed to overcome due to the exceedingly high risk rating that any project in Iraq would have for the major lenders.
also Iraq's laws on mortgages/repossession orders are rather vague and contradictory meaning that any investor going there risks getting RIPPED OFF (and many do).

1-random blokes with no prior experience nor capital create a shell company to build a "city"
2- they bring along the scammers from dubai for the offplan ride
3- they convince the gullible idiots in iraq's "provincial investment councils"
4- projects are announced with great fanfare promising Billions in construction (throw together a few drawings in a couple of days on archicad)
5- it becomes aparent that the "billions" for the construction are supposed to come from the pockets of poverty stricken homeless iraqis
6- since there's no foreign banks / lenders involved nor any foreign "investors" allowed to buy in to the projects... no one is really interested in the attempt to recreate the "offplan madness of dubai 2004-2008" (there's no shortage of actual housing in iraq, just a shortage of AFFORDABLE housing!).
7- project goes into quiet mode....
8- everyone at the "provincial investment councils" acts surprised at the mention of such hallucinations...

The project includes:
- 12 towers [same as the number of imams]
- one of the towers is 63 story [the age of imam ali]
- chalets
- malls [ one of the malls is 5 story]
- artificial lake designed to look like the famous Dhul Fiqar Sword, length is 1000 meters
- Time to finish: 4 years
- cost: 689 million dollars
