Thought I'd start a thread on Cairns projects - I don't follow Cairns too closely but I do flip through the Cairns Post when I get time. Fell free to add any news you come across. Some of the bigger highrise apartments going up:

Mantova (uc?)

Madison on Abbott (completed)

For other developments check out http://www.twhedley.com.au/
The Hedley Group is the most prolific developer in Cairns (and brings some nice projects to Townsville as well). The website above has heaps of pics of their other past and present developments.

was in Cairns last week, there are a few projects going up around the city probably 8-10 levels, with a few billboards around for projects what look up to 15 levels. so its not going off like gold coast but there is stuff happening. and with all the tourists coming through, im sure development will be strong. its great that its not booming to much because you don't get hounded by property people like on the gold coast

Courier Mail on Friday (p43) reports that Harbour Lights Apartments will begin soon. It will be 12 storeys with 193 apartments. Preliminary construction works will begin on September 13. It's next to the the redeveloped Trinity Inlet waterfront called Cityport. I'll keep a look out for renders so it can go on Emporis. If someone (Cairnsinite?) has some already please post.

To tell you the truth Oriolus. It's a Hedley city up there (Mainly to the fact it is the base of Hedley pty ltd). The Harbour Lights one is a Honeycombes development and they were awarded the contract earlier this year. There has been a couple of interesting developments going on up there and some have been completed. On the esplanade, There's a 13 storey development that had just finished called Trinity and on Lake street, there is a 10 storey development called mantova going on there. There has also been word of a 20 storey mixed use development not far from the piermonde development.

Gertzy - do you mean Trilogy? Are all the buildings completed?
Here's a render. The right building at 13 storeys needs to be added to Emporis if anyone has time.

Amazing photo but the building with a box around it isn't Trilogy is it? - was it demolished to make way for Trilogy. I'm confused.

Gertzy

Not yet, It's just the First stage or the building on the right. The Developers (Thakral) have bought the All Seasons hotel and are going to demolish that to build the next to buildings

Big News - Cairns Newest Highrise is Complete

Its seems the 14s/47m Jack & Newell Apartments are finished. Whats more its been finished since January! I think they must be both residential and holiday apartments. This is the only picture of the finished product I can find.

http://www.electroshine.com.au/images/p-jacknewell2.jpg

Anyway time to update Emporis.
This gives Cairns 6 completed buildings over 12 storeys on Emporis.
I've also read something that implies that 17s/50m Pier Monde is now UC - it said completion was due mid 2005.

I was up in Cairns too for the Holidays and Piermonde looks to be at 9 levels so far UC. Harbours Lights also started this week too.

Claredon is an 7 story Cairns complex designed and built by Ccairns based Hedley Property Group. Claredon on Spence is just Right across the Road from Cairns Central and is in a very centralised part of the Cairns CBD. As like Piermonde, Jack and Newell, and City Quays and Madison being in a project area comprised of Hedley Buildings. Claredon is Very similar. Claredon is part of a Major hedley project that invovled three different apartment complexes, except low-rise and less a partments. Another of the Complexes is Beumont on Spence located right next door.

Are those movable sunshades across the balcony of Eclipse? - interesting idea. In this thread theres pictures of the Distillery Hill development in Sydney with similiar shades.
http://www.skyscrapercity.com/showthread.php?t=143109

I don't really like them but I suppose they look better than shade clothes hung across the balcony, which looks really crap eg Mariners North in Townsville

Gertzy
October 16th, 2004, 05:41 AM
Yes, they are. They do look quite Interesting don't they. And they are better than being hung over the balcony which practically does look quite shit more than crap.

Has anyone been to that shopping centre in the middle of town with the myer? its quite impressive as far as shopping centres go, and i think it had a train station at the back of it

Gertzy
October 16th, 2004, 08:39 AM
You must be talking about Cairns Central. The only reason it has a Train Station is because the site that the shopping centre is on was just the Cairns Train Station. The Shopping centre was also designed to be built over it. It's Two levels with 180 stores plus a Myer, Target, Coles, Bi-lo Mega fresh and 6 thertre Cinemas (Birch Carolye and Greater Union)

thanx gertzy, brisbane developers should take not of the sort of shoping centre developments in the regional towns outside of brisbane like cairns and toowoomba who have managed to avoid the great big 'box'' syndrom like chermside and indooropilly. The shopping centres themselves have a nice street presence and add to the surroundings instead of suggesting a 'hidden world' inside an ugly conrete complex.

There is some Development that has been aproved in Cairns, Its not Highrise, doesn't look like it anyway. It's on a Site across from the Showground Shopping Centre. Its apparntly the Biggest Project in Cairns with more than 200+ apartments.

This building is actually still going under proposal.
10. Grafton Street Tower 40 m/ 14 /(2005)
Nothing wrong with this one but I must point out this one is going under proposal.
11. Trilogy 1/40 m /13/ (2005 UC?)
This one finished about April this year however, there are two more buildings in the Trilogy complex to be built starting UC 2005/2006.
13. Madison on Abbot 1/ 35 m /11 /(2005 UC)
Last one. I'm not sure about this one but however, this was also finshed I think about 2001/2002 sometime, Its even UC on the front page of the UBD Cairns map.

There's a photo of the completed Madisson on Abbott in the first post of this thread.

Just on the big apartment thing (won't be highrise) - it is worth $170m and will be 400 units all up. Stage 1 of 167 apartments is now UC. Developer is H&S Vision Group who are also planning a $250m mixed use development on rail land on Spence St - it must be across from Cairns Central I think - the big grassed area near bottom left? Being in the city it could be highrise. Got anything on that Gertzy?

Cairns is coming along nicely. Jetstar begin regular flights direct from Adelaide in June 2005. It seems that remote locations are the IN PLACES to go now. Of course, the Barrier Reef was always number one as best Oz attraction.

There are now around 5 cranes in the Cairns Skyline. 4 on the esplanade.

2+ Harbour Lights.
1+ Trilogy On the Esplanade.
1+ Waters Edge.
1+ City Quays.

Harbour Lights added a Second crane in April, Same type as the First, so this is probably the 3rd Project in Nth Qld to build using 2 or more Cranes.

1st: Sheraton (Now Jupiters Hotel and Casino) Hotel Casino, Townsville, 1986
3 Cranes.
2nd: Reef Hotel and Casino, Cairns, 1994
3 Cranes
3rd: Harbour Lights, Cairns, 2005
2 Cranes.

Guys, the crane erected to next door to Cairns Central is Axis by hedley.

I've just come back from a two week holiday to Cairns and Townsville.

When i was in Cairns, i went into Hedley's sales suite and viewed several planned high-rise developments for the area.

The 10 story Axis should be complete in about 18 months, but my attention was mostly drawn to a very glassy swish lookin' 12 story Centrepoint Tower. ( site of the hedley display.) Centrepoint should be complete in three years time.

Significant about these two projects is that they are located away from the forshore precinct. ...which is what cairns vity needs. ...a more balanced bulk.

Okay, Now Six cranes in Cairns:

1+ Axis

JAKJ, Thank you very much for he Pics of Waters Edge and Axis, so thats where the Piermonde Crane went.

Staminous, Thank you for the Information on Centrepoint, be interesting to see what it looks like.

Ferdinand, Bergin, Cairnsinite, where are you guys, we need localised updates.

Thank You all.

I am up this way sometime in the next 2 weeks for a bit. Anybody got any good tips for a bit of crane spotting??????? Especially the luffing diesel powered made in Sydney variety????

Gertzy
July 30th, 2005, 08:22 AM
Which type of Crane, Luffing Cranes made in Sydney, I'm taking that as a Favco or Favelle Crane, but if thats what you mean, Then there is only one, and that may be soon taken down, but if you what good tips for Crane spotting in Cairns, I suggest the Esplanade, then Mt Whitfield (Next to the Airport, will be a good spot to overlook the city).

Good to see that Cairns isn't majorly affected by the skills shortages - development seems to be surging ahead. He's a list of completed or uc highrise projects for Cairns in this current boom:

Pier Monde - Completed - 17s/50m
Jack & Newell - Completed - 14s/47m
Trilogy 1 - Completed - 13s/40m
Harbour Lights - UC - 12s/40m
Madisson on Abbott - Completed - 11s/35m

That's 4 completed, 1 UC and Centrepoint, Trilogy 2&3 coming soon. Compared to 1 UC in Townsville. Can't wait to see renders on Centrepoint.

Its probably due to tourism and Hedley being based there, they'd probably focus more on Cairns than Townsville due to the tourism and amount of construction workers they have there.

I saw two hammerheads on my way into Cairns airport Gertzy, and a small mobile Liehberr trailerable towercrane parked on the side of the road near Port Douglas. Anymore tips apart from the Esplanade, I might come down to Cairns on Monday.

As I stated before there, Mt Whitfield, the mountain right next to the Airport, you might've saw it when you landed or from the terminal or the Airport, You would definitely passed on the Captain Cook Highway when you were going to Port Douglas just right next to the Airport there. Alot of Planespotters use it for Planespotting (I know I have) and It is considerably close to the City and you get good vies of the City and the Esplanade from there and the port areas provide some good views (Mainly from the Southern Access road/Portsmith Drive).

Well I saw the two at Harbour Lights, Thiess job. I got no idea what they are, maybe old Liebherr Kaisers. I saw the short boom Liehberr at Cairns Central, Hedleys job. I saw the red Liebherr on Favco 2700 towers at Trilogy, Barclay Mowlems job and I saw the new little yellow Liebherr at the start of the esplanade, another Hedleys job. But no Favcos, except maybe an old stiff leg down on the wharfs near the refinerys and container areas.

At the moment, 3 including a Favco Crane on the Strand but probably within the next month or so theres going to be 4 or 5, but more realistically 4 if Sanctuary's Crane isn't taken down. Theres a walking track somewhere (forget where abouts it is) but I remember going up there to take photos but via a walking track.

I don't know if this has been mentioned anywhere else but sounds pretty cool! A new tallest for Cairns...kind of! Well, another tallest in twin-tower form is the best way to describe it I suppose! ;)

Corporate tower development: Graceful high-rise has identical twin

CAIRNS is set to have its own twin towers with plans to build a mirror image of the biggest building in the city - right next door.

Christie Corporate has bought 1516sq m of land behind the Cairns Corporate Tower for $2 million for a second up-market high-rise.

The company recently bought the tower off Daikyo for close to $35 million.

"We'd like to mirror image the existing tower," Christie Corporate managing director Paul Marshall said.

"With the existing height limits we could go 11,700sq m or 12 storeys. That's the height of the existing building on top of a four-storey car park."

Mr Marshall said he had approached land owner Michael Lee of Stonepac as soon as the Corporate Tower deal was sealed.

"Stonepac already had approval for 16 storeys," Mr Marshall said.

"From our point of view to expand it was the only logical block to connect the two buildings.

"Economies include using the existing car-ramps and a lot of other existing infrastructure in the existing building."

Entry is expected to remain through the existing Lake St frontage and the arcade through to Grafton St will be retained.

Mr Marshall said there would need to be changes in the development approval but he said they were within the existing constraints.

"We expect no problems, it's not controversial," he said.

"We're looking at another 11,700sq m of office space which will consolidate the standing of the Corporate Tower as a centre for business and prestige office space in Cairns."

Mr Marshall said the market in Cairns showed maturity and a growing need for the kind of office space Christie Corporate specialised in.

"We were confident buying it (the Corporate Tower) and we're confident expanding it," he said.

* Our say Page 12

* Levels: 16

* Land price: $2 million

* Cost to build: $28.75 million (estimated)

* Office space: 11,700sq m (estimated)

* Tenants: 30 (estimated)

* Car spaces: 213 (estimated)

* Increase in Cairns A-grade office space: 34.9 per cent

* Combined twin towers A-grade office: 58 per cent (up from 44 per cent)

Corporate Office space doesn't seem to be as big as a demand there to allow for a second make of the Corporate tower, infact both Cairns and Townsville CBD's dont seem to have a big demand for office buildings.

I was going to scan that article tomorrow. Thanks finn, you saved saved me the trouble. It's a bitch that the Cairns Post isn't online like every other News Ltd paper, although the url "www.cairnspost.com.au" has been registered by News Ltd so one is coming soon I guess.

If this went ahead it would have to be one of the few cases where a second twin tower was built when it was never originally intended. Also probably one of few cases of the second twin tower being built 15+ years afterwards.

Harbour Lights 12s
Trilogy 3 11s
Axis 10s

Gertzy

Oriolus
November 18th, 2005, 03:48 AM
Well you normally do 4 subjects a semester and this is 1 subject, so it isn't to bad. It means you've got one less subject to do during the semester. It's on Ornithology - the study of birds. The Esplanade mudflats are famous for large numbers of waders.

Pelicans and mudflats in front of the Pier
http://thericeschool.org/science/Cairns-Beach-1.gif

I was thinking of staying at Trilogy but it's a bit pricy. I could have kept an eye on the waders and the construction work from my balcony. A lot of accomodation websites mention that potential customers might consider staying somewhere else because of the construction work, but for me it's an aditional selling point :)

Is this the same thing as the proposal for the Skypark site: http://www.emporis.com/en/wm/bu/?id=218773 It's named "Cnr Spencer and Sheridan" (obviously meant to be Spence) and it says it's under construction to be finished this year! This obviuosly isn't the case.

The render on Emporis is similar to the one on the billboard on site although the one on the billboard is obscured by the SOLD sign - I should rip it off so I can get a photo :) In any case a 15 storey office building would be huge for Cairns.

I also noticed some large completed towere towards the convention centre end of town (past Spence? street)...Forgot to take pics but they seemed new, they are white and around 15 stories plus. Does anyone know what they are?

I'll be back in Early Decemember so I will make sure to take some more photos then.

^^ Always a great job on the updates JAKJ.

The two towers near the convention centre are Piermonde and Jack&Newell.
Piermonde was only completed the start of this year, and Jack & Newell was probably back in 2004.

What street was the hedley on on Jak?, i might be able to answer that one for you.

Its a pretty decent amount of construction for Cairns size.

Thats nowhere near all of it either... especially if you include the Nortern beaches and outlying suburs (even though thats a lot of low rise)

I think just last week there was a news segment on a new town they are building near Innisfail (Holmes acourt sp? was involved) which would cost 5 billion? I believe and be the largest self-sestaining community in Australia... (solar, wind etc)

Growth spurt
THE CAIRNS POST

10Nov06

THE population of Cairns is set to balloon beyond 185,000 by 2026 - and baby boomers are leading the charge.

More than 16,000 people aged 65 and over will settle in Cairns over the next two decades, according to a future population report by the Queensland Government.

Between 2645 and 2815 people a year will flock to the city, a growth rate of 1.9 per cent up to 2019, levelling out at 1.7 per cent by 2026.

The steady flow of senior citizens has raised concerns that the city’s health services are ill-equipped to deal with the influx.

The growth rates were disputed by Chamber of Commerce president Bob Norman, who claimed they were underestimated to keep infrastructure spending down. "We contend that the State Government consistently underestimates the population growth in Cairns and over the long term the growth rate is actually of the order of 2.6 per cent," Mr Norman said.

"Cairns is a very attractive place for people to retire in and generally the requirements for people of that age are such that it will put our health services under great strain. The simple fact is the city isn’t prepared for this future population because the State Government underestimates our growth and underfunds our infrastructure."

From Mission Beach to Cape York to Croydon will top 317,000 by 2026.

compared to the predicted population of Townsville and Thuringowa at 264,000.

In a statement Local Government Minister Andrew Fraser conceded the population boom would place pressure on infrastructure.

"The advantages of population growth are many, but it also puts pressure on water resources, infrastructure, housing, energy and the environment," he said.

"Statistical information like this is essential for the State Government and local councils so we can put in place solid planning for the future."

- - - - - - - - - - - - - - - - - - - - - -

I was under the impression that a lot of Cairns' population growth was spurred on by younger interstate migrants looking for work and a new lifestyle, but this article suggests that it's mostly retirees going there. Does that mean we'll see mostly old folk with walking canes along the waterfront in years to come??

November 10th, 2006, 11:04 PM
Haha I love how they compare the population of the Cairns region with Townsville/Thuringowa.

Considering that the Townsville/Thuringowa region is about the same land area as the Brisbane LGA and the Cairns region is about half the size of Queensland!

That's a hell of a lot more people per square kilometre in my books...

Here is an Interesting story, possibly happened at Trilogy or Harbour Lights.

Man charged after climbing cranes
Sunday Nov 19 19:15 AEDT
A man has been charged after allegedly climbing a crane at a construction site in far north Queensland, sparking a two-hour negotiation ordeal.

The 21-year-old allegedly climbed to the top of a crane on the Esplanade in Cairns about 6.40am (AEST) on Sunday, police said.

He then allegedly climbed across to another crane, where he stayed for about two hours before agreeing to come down.

Police charged the Cairns man with "unregulated high risk activities".

He is due to appear in Cairns Magistrates Court on December

Well now im off to climb the T1 Crane so I can stay up there for two hours and come down.

Hey guys, I was in Cairns for a few days over New Years and managed a couple of pics, mostly just repeats of the above but anyway.

I have to say, I loved the place and am disappointed my boss wont give me that area to cover for work so I can go back all the time. Oh Well!!!! For a place its size it seems to be very well equipped with a good road network, plenty of water (dams at approx 96%), what looks like a strong economy and certainly plenty of development, especially out towards Redlynch, and so many beautiful Houses and swish/expensive looking housing estates, interesting the way the suburbs are quite spread out tho, but then I guess the cane fields seperating the outer suburbs flood at times and in the big scheme of things nothing is all that far away.

I was quite impressed with the architecture in the city, most of the new developments were very nicely done, especially those with more prominent locations. The mix of old and new architecture was also impressive with some stunning older buildings like all the buildings on the corner of Lake and Spense St (love Troppos building). The Convention Centre is awesome, nice to see a convention centre that isnt white or grey. Obviously there are some crap buildings but not as many as other cities of this size.

The esplanade is a real credit to Cairns, I was so impressed with how well utilised it was by tourists and locals, and the lagoon is such an asset, Brisbane, Cairns and Townsville are lucky to have public lagoons, cant think of another city anywhere that has such a facility. Oh and love the night markets, kept having to remind myself I wasnt in S.E Asia!!!!

OK I will stop crapping on now!!!!!!

Was up in Cairns on saturday, and there were two new Hedley projects that i haven't even heard of, fully ladened with Cranes too.

This one was on the Esplanade between the Holiday Inn and Tradewinds (which is now a Rydges, bloody 4 Rydges in Cairns now, another is only 200m away on the Esplande at Matson Plaza), this also explains where the Climbing Frame on T1 went. I call this one, wouldn't have a bloody clue.

This one is on Abbott Street, one street behind the esplanade, and is using the same Crane that was utalised on AXIS, I believe that this one is Centrepoint, as it is Ideally located in the City.

http://img264.imageshack.us/img264/5787/dscf0340fz7.th.jpg (http://img264.imageshack.us/my.php?image=dscf0340fz7.jpg)

And this one is of a new project on McCloud Street, only across the road from
Cairns Central.
http://img216.imageshack.us/img216/2135/dscf0343ak1.th.jpg (http://img216.imageshack.us/my.php?image=dscf0343ak1.jpg)

Thats the project if you were looking at it from the same corner Axis is on.

Overall there were 6 Cranes in the Cairns Skyline that day, and it was quite spectacular looking at it from Mulgrave Rd, but the last remaining Harbour Lights Crane was being dismantled, so there may be 5 cranes today.

Enjoy.

cheers maybe you can find out later ina break in the weather, the council down here on the Gold Coast is planning a very large upgrade of the broadwater and want to copy what has been done in Cains and Townsville, it is so impressive what has happened in Cairns, I lived up there near the showground in the mid 70's when I was a full on hippy and then went back mid 06 and was blown away by all the huge development up there,

^^ Lol, Cairns and Townsville, they want to copy off Cairns and Townsville, that sounds a tab bit ironic on many levels. But the only thing i can think of in this point in time is the Strand and Esplanade redevelopments, which is something that has happened in both Cairns and Townsville.

US equity fund pays $50m in hotel deal

http://www.theaustralian.news.com.au/story/0,20867,21861332-25658,00.html

Fiona Cameron
June 07, 2007

A NEW US private equity player with more than $3 billion to spend on tourism property globally has entered the Australian market, buying a Cairns hotel for about $50 million.

Joining the flood of private equity swamping the local share market and moving into the property sector, California-based Broadreach Capital Partners is looking for other hotels and resorts to buy here, particularly development opportunities.

Last week Morgan Stanley, which owns Grand Hotel Group, lobbed a $4.7 billion cash bid for Investa, while US private equity group Blackstone has done the rounds of the top 10 listed property trusts as it sizes up the Australian market.

Broadreach Capital Partners was founded in 2002 by the former executive team of listed Spieker Properties, considered one of the US's most successful real estate investment trusts.

In 2006 a group of executives from Maritz Wolff & Co, a leading hotel and resort investor, joined Broadreach.

The firm's principals say they have led the acquisition, development and sale of more than $US10 billion ($11.9 billion) of property in the past two decades.

In its first Australian deal, Broadreach has purchased the Oasis Resort in Lake Street, and the fund plans to upgrade the hotel and develop holiday apartments on two adjoining 4000sqm sites included in the deal.

The 314-room Oasis was sold by the Andrew Peacock-chaired MFS, just a week after it gained control of the property through its takeover of Sunleisure Group.

Sunleisure, then a subsidiary of the listed Sunland Group, bought the four-star hotel two years ago for $41.3 million.

Broadreach has hired former Jones Lang LaSalle agent Geordie Clark as its Australian director, based in Sydney, and he said last night his brief was to identify and secure assets for the tourism-focused fund throughout Australasia and Asia.

The Broadreach Capital Partners Fund No.2, which raised $US700 million last year, was likely to be geared to create a $US2 billion-plus fund.

Not a lot of the money had yet been spent, Mr Clark said, and there was no specific allocation for Australian purchases.

"It's a matter of where the money is best spent really," Mr Clark said.

"It might be Europe, it might be Asia, it might be Australasia. That's why they won't allocate - they are opportunistic."

Mr Clark said his role was to identify opportunities, manage the fund's assets and upgrade and develop the properties.

The fund would develop the Cairns sites itself, probably as combined retail-hotel-apartment projects, but might take on a joint venture partner.

Rolf Krecklenberg, the managing director of Stella Group, the hotel arm of MFS, said from London last night that Stella was not a developer and therefore not able to take advantage of the sites adjoining the Oasis. So with a good bid for the property on the table, it had decided to accept.

The Jones Lang LaSalle agent who negotiated the sale, Mike Batchelor, said assets like the Oasis were extremely sought after "due to their refurbishment, rebranding and repositioning potential ... over a three to five-year period".

JLL Hotels national managing director David Gibson said the Oasis deal followed Morgan Stanley's recent $500 million-plus takeover of the Grand Hotel Group and more interest was expected in Australian hotels from US funds.

^^ There is the comparison of the two cities, cairns reminds me of a very smaller gold coast city whilst townsville looks like a city, I still stand by townsville having the bigger and taller city, whats your thoughts?

Gertzy
August 12th, 2007, 01:39 PM
Oh yeah, that'll always be the case with us having taller buildings, because they have a 60m height restriction cause of CNS flightpath being in the way. The majority of time, flights approach over the CBD and not over Holloways beach or Machans, whichever one, think it had something to do with noise complaints residents made a few years back.

This is a newly cleared site which will become Wallamurra Towers (http://www.wallamurratowers.com.au). Strangely, the website says the address is 121 Walker St, but I don't know where that is! The site fronts Abbott St, in the same block as Cairns Private Hospital.

Thanks for that. Haven't had a look around Cairns for about a year.

The first one is Citi Central I think. The second is Cairns Central Plaza.

Interesting report too. Looks like a few large developments coming up soon. Large one on Hartley St.

This gives some good information on the Cairns Corporate Tower. It appears that the other tower will be smaller in sized probably because of less ground space

I think this was already posted but it shows the upcoming developments including corporate tower 2 also love to know what that hartley street tower is thats bigger than the first corporate tower!

Thought i should relocate this here:

This is what he sent which gives good information on the height limits of the city.

The height restrictions for the City Centre are identified under the Height and Impact of Buildings Code and has a maximum height of 46m in Precinct 1, 30m in Precinct 2, 18m in Precinct 3 and 3a, and 11.5m or 15m in Precinct 4 depending on where in the City Centre the site is. The precincts are shown within the following link:

http://www.cairns.qld.gov.au/cairns/...rth_cairns.pdf

The Rural 1 Planning Area applies to the majority of the land in East Trinity. The Rural 1 Planning Area Code also identifies that buildings shall not exceed 8 metres in height.

The Obstacle Limitation Districts Overlay map (associated with the Operational Aspects of the Cairns International Airport Code) identifies different limits for building and structure heights. However, it does not over-ride the Height and Impact of Buildings Code and Council would not permit a structure exceeding the height limit for the Rural 1 Planning Area unless there were sufficient grounds to do so. The Obstacle Limitation Districts Overlay map can be found here:

http://www.cairns.qld.gov.au/cairns/...rural_both.pdf

i pretty sure out of all the cities that have Sunbus (Cairns, Townsville, Rocky, Sunshine Coast and Toowoomba(, Rocky is the only place that doesn't have the B12BLE Buses or any of the longer buses, we only have the midi ones like that Mercedes Lo812^^

http://content.answers.com/main/content/wp/en/thumb/7/79/275px-Sunbus_VST.jpg
Volvo B12BLE VST

But hopefully after qconnect comes into Rocky and Regional QLD we will eventually replace the crap that we have at the moment for all new buses like the one above.^^....hopefully:)

Gertzy

^^ Cool Dude, Rocky has one B12BLE Bustech VST in its fleet.

The Merc O812's are what you would describe as a mini, midi is rather another word for medium. Rocky has 1 "Midi" bus, and thats the Anasair Orana Volvo B10BLE. But the majority of the Rocky fleet are Mini 28 seat 94' model 0812's.

Cairns Sunbuses, Iam not all clear on the buses and the models etc etc, but heres the one in Cairns, Do you's have the newer longer one's like Townsville?

Yes, Marlin Coast sunbus has more Volvo B12BLE's and Mercedes 0405 VST buses than Townsville. We have more Merc 0815's (newer wheelchair accessible mini buses) than Cairns though. Cairns are also currently getting 15 new 43 seater Bustech R-43 VST's, they look similar to the Volvo B12BLE's (look at picture above) but slightly smaller. Townsville will be getting 9 after Cairns recieves their buses.

I have never seen these buses before, and i catch buses all the time in Rocky, do you know how long Sunbus has had these for?? Also the majority of buses in Rocky are actually the Mercedes Benz 811D and the Merc 815D "CB20" than the 0812's. there is also only 2 Coasters left as well

Lol you snide bastard :D, nah, im not surprised with that decision, two reasons, Cairns and Townsville are further away from Sunbus' operations, so it was likely in that regard we'd get em first, but Sunshine Coast got another 2-door variant of the midi bus, using the Volvo B7RLE chassis.

Sunbus is a big hit with Tourists in Cairns, and apparantly, 4 million people use marlin coast sunbus services every year, while Townsville has patronage of 2.3 million, which is still good by our standards.

Anyway, i just started a thread for Sunbus, please post the next few replies there, in fact i'll try to get Oriolus to move these posts.

Cairns Post:

Revamp for city streets
Tyron Butson

Wednesday, January 23, 2008

Village Lane is about to get a makeover.

THE face of the Cairns CBD is set to receive a makeover as part of a developer%u2019s plans to change the tone of Lake and Abbott streets.

The Village Lane, connecting Lake and Abbott streets will be the site of a multi-million dollar redevelopment, including alfresco dining, a hotel and high end retail and offices.

Commercial real estate agents CB Richard Ellis are currently calling for tenders for the project and are hoping to start construction within the next three months, managing director Danny Betros said.

"We really want to give the area a facelift," he said.
"We’re calling it a new face for a familiar friend … and that’s exactly the sort of feeling we’re after with alfresco dining and office spaces changing the look and feel."

The lane, constructed in 1989, is home to offices including tourism operators and restaurants.

But the laneway is set to change, according to Mr Betros, who is now renegotiating with the existing tenants.

"It’s going to be a very different feel, if you look at the area at that end of town it’s all high end commercial, office and rentals," he said.

"That particular strip was supposed to be upmarket rental, but over the years there has been a high turn-over of unsuccessful tenants."

Plans have already started for coffee shops to change the Lake St side into a trendy eatery, while the developers are looking towards a restaurant or pub to breath new life into the Abbott St side.

thanks for the diagram Jesse although it looks kinda squashy close to the houses but basically it will be a 6-lane motorway Edmonton to City? and then 4-lanes Edmonton-Gordonvale?

Jesse, you;ve taken a huge risk doing that, but thank you none the less. Its Huge, larger than what i thought it would be. Would be able to Rival that of the Pacific Motorway.

ok i was only intending to leave it up for a day so the regulars could see what was happening with the road because it was just getting to hard to describe. Also none of you i believe live smack bang next the the motorway so i knew there wouldn't be outbreaks of anger etc. I hope this gives you idea of the future of cairns to come!

Yes the motorway will be 8 lanes from ray jones drive to roberts road then the edmonton bypass being 4 lanes and the road to gordonvale 6 lanes. Oh and no motorway Woree to Gordonvale bypassing edmonton but only a motorway woree to forest gardens when main roads gets the funding in a few months (hopefully)

Jesse24

Existing road but the bypass is new

Gertzy
February 13th, 2008, 11:25 AM
^^ Bruce Highway between Ray Jones Drive and Roberts Rd will be upgraded, then a new 4-lane dual carriageway will be built that will bypass edmonton, and then a section of the existing highway between Edmonton and Gordonvale will be upgraded.

Wild weather blows north
Jennifer Eliot and Kylie Reghenzani

Saturday, February 16, 2008

FAR Northerners have been warned to expect flooding when the monsoonal trough that plunged Mackay into a disaster zone hits the region tonight.

Emergency Service crews have been placed on alert and are prepared for "problems" from the anticipated deluge set to hit coastal regions.

Weather bureau duty forecaster Leo Farrell said the low, which caused the trouble at Mackay, would hit the region tonight and localised flooding was expected.

"The low is pushing northwards and we could expect an increase in weather activity from Saturday night onwards," he said.

"There will be moderate to heavy falls in excess of 100mm in coastal areas and at this stage we would expect localised flooding near rivers and low-lying areas."

Mr Farrell said the wild weather would continue until early next week and once the rain shifted, strong winds could be expected, although the low would not hit the region with the same intensity it did at Mackay.

"The high should be further east so the ridge will not be as strong," he said.

SES Emergency Management Queensland regional director Wayne Coutts said crews were prepared and had extra sandbags organised to manage the anticipated downpour.

He said Far Northern management staff had been sent to Mackay and Gladstone to assist southern teams.

"We are expecting problems but not big issues," he said.

"We can take a lot more water than those guys (Mackay) but we are alert and ready for any potential situation."

The deluge has also cut road access along the Bruce Highway north of Mackay.

Queensland Rail’s northern line is also cut in several places, meaning the Tilt Train was unable to leave Cairns yesterday.

Another service from Brisbane to Cairns was cancelled.

Cut road and rail links have created some problems, particularly for the region’s fruit and vegetable growers.

A Tully trucking company said yesterday flooding had so far caused a day’s delay.

However, it was trucking produce south on inland roads

I can guarntee your not waiting for Townsville cranes, If that were the case than they would be hiring tower cranes to complete jobs in Cairns from places like brisbane and sydney like they have been doing with Townsville. Obviously there isnt as much work going on! Rocky has more tower cranes.

Commercial land sells like hot cakes
David Sexton

Wednesday, February 20, 2008

ALL vacant industrial land in Cairns CBD and Portsmith could be gone as soon as mid-year, going by current sales trends.

Stages two and three of the 37-lot Woree Business and Industry Park on Ray Jones Drive are expected to be ready for the market in April, while the 11 lots in stage one already have been sold.

CB Richard Ellis Cairns manager Danny Betros said demand was still strong for commercial property in Cairns, especially from among owner-operators.

"After the Woree Park land is gone I can`t see where the next lot will be," he said.

"There are further releases planned for Edmonton but there is nothing close to town and people want to be at Portsmith."

Meanwhile the Department of Infrastructure and Planning is taking expressions of interest for the Woree lots.
"To date, there have been 15 expressions of interest for lots within stages two and three, and based on the take up of stage one, the Department of Infrastructure and Planning anticipates strong demand for the land," a departmental spokesman said.

"Market values will be placed on the various lots when the development is nearing practical completion."

The spokesman said they fast-tracked development of the final two stages, after successful sales in stage one.

Buyers have to agree to a development covenant for the park, ensuring it is used for industry.

The Department of Infrastructure and Planning has commissioned a Far North Queensland Industrial Demand Study to determine future industrial land needs for the region.

Afterwards the department will consider its options to acquire more land.
