Tessie Sy, the eldest child of retail tycoon Henry Sy Sr., had no inkling that the SM group had just bought the landmark 86-room Danarra Hotel and Resort in Quezon City early this month.
Tessie, vice chairman of SM Investments Corp., said during a recent chitchat with some of the country’s business editors that she thought SM Development Corp., a unit of SM Investments, merely acquired a one-hectare lot in Quezon City, unaware that a hotel structure sat on it.
She said her architects and developers only showed her a lot plan of the recent acquisition and, thus, had no idea that SM Development also bought the improvements in the lot, including Danarra Hotel.
Listed SM Development Corp. on Dec. 10 wrote the Philippine Stock Exchange to confirm the Danarra purchase as reported in this column on the same day. The company clarified, though, that it bought the Quezon City property just across the compound of ABS-CBN Broadcasting for less than P350 million.
Tessie also confirmed that SM Development would take over Danarra Hotel in January next year, tear it down and build a high-rise condominium. She said a residential condominium carrying SM’s Residences brand would shortly rise on the lot.
Danarra Hotel, a favorite hangout in the 70’s and 80’s, sits on a one-hectare property in Quezon City’s South Triangle, also called Timog Triangle. It is sandwiched between Panay Avenue and Eugenio Lopez St.
The grapevine said the family of hotel president and general manager Mario Sarmiento had to give up Danarra Hotel because of the hotel’s piling debt now estimated at over P400 million. The family also needed the money to revitalize Vitarich, which has just come out from rehabilitation.
Mario is the son of patriarch Don Pablo Sarmiento, who owns listed Vitarich, along with brothers Feliciano and Lorenzo. Another son of Don Pablo, Angelito, is the mayor of San Jose del Monte town in Bulacan and a former congressman of the province.
Motorists and employees passing by the Danarra property, meanwhile, should soon expect a giant billboard of actress Marian Rivera to rise on the area, endorsing the latest Residences condo brand.
The new residential condo building will join SM Development’s latest projects—Jazz Residences near Jupiter Road in Makati City, Sun Residences right beside the Mabuhay (formerly Welcome) Rotunda near the Quezon Avenue boundary of Quezon City and Manila, Light Residences near Pioneer Street in Mandaluyong, and Wind Residences along Emilio Aguinaldo Highway in Tagaytay City.
Ongoing projects also include Chateau Elysee in Parañaque City, Mezza Residences across SM City Sta. Mesa, Berkeley Residences along Katipunan Avenue in Quezon City, Grass Residences beside SM City North Edsa, Field Residences in Parañaque City, Sea Residences near the Mall of Asia Complex in Pasay City, and residential subdivision Lindenwood Residences in Muntinlupa City.

There’s another Pacman in town, and it’s not the group of telecom honcho Manuel V. Pangilinan or the growing empire of investment banker Roberto V. Ongpin.
It’s SM Development Corp., the property arm of retail tycoon Henry Sy. The property firm is slowly building up its landbank and parlaying new lot acquisitions into office and residential condominiums.
The grapevine said SMDC recently bought the one-hectare, 86-room Danarra Hotel and Resort from the family of hotel president and general manager Mario Sarmiento for about P350 million. Mario is the son of patriarch Don Pablo Sarmiento, who owns listed Vitarich Corp., along with brothers Feliciano and Lorenzo. Another son of Don Pablo, Angelito, is the mayor of San Jose del Monte town in Bulacan and a former congressman of the province.
The grapevine said SMDC would take over Danarra Hotel in January next year, tear it down and build a high-rise office condominium to take advantage of the area’s strategic location. Danarra Hotel, a favorite hangout in the 70’s and 80’s, sits on a one-hectare property in Quezon City’s South Triangle, also called Timog Triangle. The hotel is sandwiched between Panay Avenue and Eugenio Lopez St. and just adjacent to television network ABS-CBN Broadcasting Corp.
SMDC’s Danarra Hotel’s acquisition followed the purchase of three new properties worth close to P2 billion last month. SMDC bought a one-hectare property near Welcome Rotonda in Quezon City, where it plans to build two residential condominiums under the Sun Residences brand. The Welcome Rotonda property was the site of a popular girlie bar in the 70’s.
SMDC also acquired a two-hectare lot along Jupiter Street in Makati City, where it plans to construct four residential towers called Jazz Residences. SMDC’s third acquisition is located on a two-hectare property in Mandaluyong City near the Boni Station of MRT 3, where the company plans to build Light Residences.
Hotel in debts
The grapevine said the Sarmiento family had to give up Danarra Hotel because of the hotel’s piling debt now estimated at over P400 million. The family also needed the money to revitalize Vitarich, which has just come out from court rehabilitation.
The hotel property in the late 50’s and 60’s originally served as the seven-bedroom house of Don Pablo and wife Doña Eufrocina and their nine children—Angelito, Leonila, Pablo Jr., Imelda, Myrna (deceased), Oscar, Eulogio, Mario and Carlito.
Don Pablo, sensing a business opportunity, transformed the one-hectare property into a lodging business. The house was often near-empty because Don Pablo’s children were almost always abroad for education.
The Sarmientos in 1964 converted their house into Tourist Hometel and in 1975 transformed it into a full-blown hotel business complete with a food and beverage service.
They renamed the expanded facility to Danarra Hotel, a name they borrowed from the popular plywood brand that the Sarmiento family produced and exported. Danarra plywood is derived from two popular local trees—Dao and Narra.

SM Development Corp. (SMDC), the listed middle income property developer of tycoon Henry Sy, is joining the low-cost housing bandwagon as it bared a plan to offer condominium units priced P1.1 million and below.
Following the company’s shareholders meeting on Monday, SMDC vice chairman and chief executive officer Henry Sy Jr. said the company will launch the new “My Place” brand by the middle of next month.
He said the plan is to build at least five My Place projects this year until next, which will offer an average of 2,000 units per development.
The announcement came as the younger Sy expressed his bullishness over SMDC’s prospects, saying the firm would grow earnings by as much as half every year until 2015.
“We will try to make 30-percent to 50-percent growth in the next five years. This [is] in volume and profits,” said Sy yesterday. This, after SMDC grew its net income 32 times to P1.9 billion in 2009 on the back of revenues which hit P5.3 billion.
The company’s profits grew 51 percent to P632 million for the first three months of 2010, buoyed by net income from real-estate operations, which jumped 48 percent to P628 million.
SMDC plans to launch at least four new projects in Manila, Ortigas in Pasig City and Quezon City in 2010. At least one of these will be launched under My Place.
Just last month, Ayala Land Inc. also introduced a new low-cost unit Amaia Land which will build the company’s first project in Calamba, Laguna, offering an initial 1,300 units.
To offer a total of 2,000 units, Sy said the pilot My Place project will be a four-tower development to be built on a one-hectare property occupied by the former Danarra Hotel in Panay Avenue Quezon City.
Room sizes will average 20 square meters priced at no more than P1.1 million.
“How to alleviate the housing shortage is our goal,” Sy said, while adding that My Place will also cater to young, single professionals.
SMDC plans to spend between P4 billion to P8 billion this year to launch new projects.
On top of internal cash generation and bank loans, SMDC president Rogelio Cabunag said the board also approved yesterday the sale of as much as P10 billion worth of corporate notes.
He said the company engaged sister firm BDO Capital and Investment Corp. for the said issue which is composed of an initial P5-billion offer with an option to upsize by another P5 billion.
SMDC launched five projects in 2009. These were the Princeton Residences, a one-tower project in Quezon City; Light Residences, a four-tower development at the corner of Edsa and Pioneer Street; Sun Residences, a two-tower project in front of Welcome Rotunda on Quezon Avenue; and Jazz Residences, with four towers on Jupiter Street in Makati City.
Launched outside Metro Manila was Wind Residences, which will have 10 towers on a 15- hectare property on Aguinaldo Highway in Tagaytay. At present, SMDC has 12 projects.

SM Development vice chairman Henry Sy Jr. said in a press conference Monday following an annual stockholders’ meeting that the company had chosen its recently acquired one-hectare lot in Quezon City, the site of the former Danarra Hotel, as the first of such housing venture.
Sy said the new project, under the brand name My Place, would be launched next month. It will contain four 20-story buildings offering as much as 2,000 units.
“We believe this product will be another success and it’s our move towards alleviating the housing demand in the Philippines. This product will be selling P1.1 million and below at good locations,” Sy said.
Units under the My Place brand will occupy 20 square meters each with a monthly amortization of as low as P6,000.
Sy said project would target call center agents and investors interested in leasing the units.
Ayala Land Inc., the property unit of conglomerate Ayala Corp., earlier ventured into economic housing projects with units costing between P600,000 and P1.1 million each.

“Our cost will still be in the vicinity of the P1 billion to P2 billion per project,” SM Development said.

So since this will be marketed as a low cost project, in terms of quality of the project, is it still at par with the current ones like Mezza? Mezza, imo, has so many units per floor, so how about this project?

@tj: i have been wanting to comment on the above 2 articles posted about MyPlace as they project a different image than the one that sm has in mind for this latest, most affordable new line of projects. it is not low-cost housing but still a high quality condo devt with pools and also a 24/7 save more grocery. 24/7 spa/gym/cafe/laundromat are still in the works (if you know interested businesses, pls refer them to me for details)
the difference between MyPlace and the existing sm developments (under the SM Residences category) is that we offer smaller (hence more affordable) units (20sqm) which can be combined. the locations are also not as expensive as those of the SM Residences BUT they are nevertheless still prime locations as everyone would have to agree.
about the number of units per floor, yes there are 2900++ units and 24 floors w 3 basements per tower BUT there will be 4 towers so it will mean 725 units per tower or about 36 units per floor. better than mezza? maybe ;)
btw, it is all bare so you can put in tiles as good as you can get, hehe.
hurry and reserve with me asap, the prices will increase after every 100 units sold! the earlier you reserve, the better the choices available to you!

Ehehehe..yeah..John Lloyd was given two units in La Breza....I have his unit numbers and were under his names. omg, neighbor ko na sya and bibisitahin ko everyday :lol:..he'll be residing two floors below me. Well, John Lloyd was an easy choice for Sta Lucia Land because he grew up in a Sta Lucia subdivision and reports said that he was also discovered by a talent scout in Sta Lucia Mall..hahahahaha...his auntie is also an employee of Sta Lucia Land.

I think ang magiging kalevel ng My Place in terms of its market share are nearby low cost condos such as the Victoria Towers and Winland Towers Residences. Mas affordable tong sa My Place and looking at the site development plan, hindi sya pang high end or for retirement purposes pero ayos magkaroon ng unit dito ha. Ok ipa rent out. ;)

They even have light and electricity. ;) Alaga siguro ng pulitiko kasi hindi maalis-alis sa lugar na yan. It's really an eyesore so if Mr. Sy can have them relocated, that would be fantastic! :) I usually drive by that road going to ABS-CBN and the problem is I see kids wandering about and sometimes they play basketball on that street between Camelot Hotel (Dungeon Bar) and the squatter area. I also live in the Scout Area so I'm familiar with that squatter community.

SM has increased the price by about 7% a few days ago after the project surpassed its 100-units reserved threshold. we are still at pre-selling stage however so the current price is still bound to increase especially come july.
payment options have changed a little but not significantly.
the 1BR and 2BR units are all currently reserved except for floors that have yet to be opened like the 2nd, 8th, 16th-21st, and 28th floors but there are already some who have opted to be waitlisted for them.
you can get 2 studios and combine them though, it would be the same size as a 2BR. if it is the 2M price range you are concerned about, maybe a purchase of 2 studios will solve the problem but in any case, i will look into the vat question.

SMDC vice chair and chief executive officer Henry Sy Jr. said during the launch of the company’s grand showroom at the Mall of Asia complex Thursday night that demand for residential space worth a maximum of P3 million remained brisk.
The company has so far lined up four new residential projects in Bicutan, Ortigas, Sta. Mesa (Manila) and Makati, catering to its core SM Residences brand and the M-Place brand that targets younger clients.
M-Place units are worth P1.1 million and below.
“M-Place started slow but is now picking up very fast,” Sy said.
Sy disclosed that SMDC last year sold 10,000 residential units. “So this year, we’re trying to exceed 10,000,” he said.

The grand showroom has two floors, an amphitheater, lounge, entertainment deck and a 3,000- sq.m showroom area.
It features eight model units from the different condominium projects like Light Residences, Sun Residences, M Place, Shell Residences, and Jazz Residences, ranging from semi-upgraded studio, upgraded one-bedroom to two-bedroom units with balcony, and an upgraded studio combination type.
SMDC has a portfolio of 14 residential projects and has already completed its first high-rise development, Mezza in Sta. Mesa Manila.
Its mid-rise project, Chateau Elysee in Bicutan, will turn over its last units to buyers within the first half of this year

ANOTHER project of giant property developer SM Development Corp. has been granted an exemption by the Quezon City government for the construction of a four-tower commercial and residential complex.
The city government gave SMDC the green light to demolish Hotel Danarra on Mother Ignacia St. and build four 24-storey buildings on a 123,211.42-square meter property.
The 17th city council issued a certificate of exemption to SMDC that allowed “deviation” from the restrictions on traffic generation and height regulation of the Quezon City Comprehensive Zoning Ordinance.
Residents had earlier complained that the construction and operation of the project would result in traffic in the area.
“Whereas, the proposed project will not adversely affect the public health, safety and welfare as well as the appropriate use of the adjoining properties and the same will promote livelihood in the area,” the resolution said.
Earlier, students of the Ateneo de Manila University in Katipunan and Loyola Heights residents questioned the alleged laxity of rules that allowed the construction of another SMDC project, the 42-storey SM Blue Residences, near the school.
The Sanggunian ng mga Mag-aaral ng mga Paaralang Loyola ng Ateneo de Manila called on Mayor Herbert Bautista to issue a cease-and-desist order against the project, and incumbent councilors to revoke the exemption granted to SMDC.
City Building Official Isagani Versoza said the city cannot stop the construction of the SM Blue Residences, fearing a lawsuit by SMDC “for abuse of authority before the Office of the Ombudsman.”
City Planning Division chief Tomasito Cruz had defended the SMDC projects, saying the city will always welcome such developments in a bid to generate more revenues and job opportunities.

pwede rin ba na hindi ako magbayad ng assoc dues hanggang di maayos unit ko?

ung pagcancel ng mga cheke hindi magandang option, it will cost u a lot of money, besides may charge na 2,000 per check pag ipapa stop payment mo sya or ipapacancel, try mo muna takutin na ipupull out mo na ung unit mo sa kanila pag hindi nila ginawan ng aksyon within a week, pag hindi sila natakot then try to consult the officer of ur home owners..

Ayala Land starts work on North Triangle project
AYALA LAND, Inc. yesterday broke ground on the first phase of its P65-billion, mixed-use development in Quezon City’s (QC) North Triangle area as reportedly over half of the informal settlers occupying the site have already been relocated.
Vertis North, a joint-venture project inked by Ayala Land with the National Housing Authority (NHA) in 2009, will feature office, retail, hotel, and residential developments on a 29-hectare property fronting EDSA near the TriNoma mall.
“Makati [City] is known to be the ‘national’ business district. But if you look at it, QC is the country’s largest city,” Antonino T. Aquino, Ayala Land president and chief executive said at yesterday’s briefing.
Vertis North is seen to form part of the 250-hectare Triangle Park, the city’s future central business district bordered by North and East Avenues and EDSA.

I agree. Actually, they are having delays on their other projects (Mplace@ Ortigas) and they weren't transparent to the investors about it. Dami tuloy gustong magback-out but wala silang choice kasi hindi naman ata makukuha yung full amount na binayaran mo pag nagback-out ka. I guess hindi mashadong concerned ang SM kung happy or not yung mga investors nila.
