Downtown Dadeland is also known as downtown kendall (the name of the surrounding suburb) and is about half an hour (on a good day) south of downtown via US1 (around sw 88th st). This is also where the 826 (the palmetto expressway) begins...so I'll start there too! sorry for the slightly dreary day though. :)

the metrorail starts here. this is the dadeland0south station. there is also a bus depot at street level. south of here metro-rail turns into a busway which runs parallel to US1.

you should be able to make out the towers of downtown in the far distance
http://img78.photobucket.com/albums/v255/kleclerc/IMG_0161.jpg

peeking between the towers, you get a view of all the cranes which work to make this a "complete" downtown with condo towers and storefronts and even more pedestrian traffic than already exists (because of dadeland mall and office towers)
http://img78.photobucket.com/albums/v255/kleclerc/IMG_0162.jpg

there are many midrise condos that already abound here

An excellent photo essay, but you left out the vertical mall - which is cool - and it is hard to explain just how much is being built right near the Metrorail. In a few years that are will be completely different. It will have gone froma 70's mall/strip store and a few office buildings (pretty big though they are) to a real urban area. It is very cool. (I go there a good amount because I know people who have lived near there for years)

I waited for a better day to go back for more shots
There are about 4 or 5 high-rises going up in this compact area.

Dadeland Marriot is very luxurious (I've been inside) some schools have their proms there, and the hotel is always hosting marriages and other events.

You wouldn't be able to tell from the outside
http://img78.photobucket.com/albums/v255/kleclerc/IMG_0099.jpg

of all the projects the Metropolis Phase I is obviously the farthest in its construction. It will rise 25 stories

http://img78.photobucket.com/albums/v255/kleclerc/IMG_0097.jpg

http://www.analar.com/preconstruction/preImages/metropolis.jpg

it's twin, Phase II, is starting to rise right next to it

http://img78.photobucket.com/albums/v255/kleclerc/IMG_0098.jpg

The Colonnade is another project. Although it will only rise 10 stories, it will take up whole square blocks.

THanks for the pics, I was curious to see what this area looked like. Its good to see a sprawling city try to clean things up and bring in some urban life. I'm sure the metrorail has much to do with that.

best photo thread of the dadeland/kendall area yet!!!......thanks streetscapeer for these pics.
This has to be the most successful TOD (transit oriented development) in the Metrorail system. The amount of new construction is truly amazing.

Great pics, the area has really changed since I last came through there in 2001.

Kendall could very well become a model for pro-transit in suburban sprawling areas if this ends up a successful project (dadeland). Its totally viable since its not the only metro station along the system with development.

Thanks, Streetscapeer for the great pics of our little "city within a city". I live less than a mile from Dadeland and am thrilled with the amount of dense development that is ongoing. There are more buildings ACTUALLY UNDER CONSTRUCTION in this one suburb of Miami (Metropolis I and II, Fairfield Dadeland, The Collonade [four 10-story buildings], Downtown Dadeland [seven low-rise buildings], and the 17-story apartment building going in next to Dadeland North) than in most of the major cities in Florida. Well done! As you drive north on US-1 there are multiple cranes in South Miami, and of course once you get to Brickell, downtown, and the arts district you can't count the cranes.

Holy horsenuts! I went to the Dadeland mall for work once, back about 6 years, and have been there for liesure as well. (but not since 1999). It sure as hell didn't look like this back then!!!

:eek2: streetscapeer great pictures. I have not been to Downtown Kendall in A while, to busy with all the construction in Sobe and Downtown/Uptown Miami and Brickell. WOW Dadeland has come a long way since I moved to Miami in 1998. It is the perfect location for commuting into Downtown- 15-20 minutes by Metrorail, I will definitely head down there to check it out.

It will be really cool to have all these mini cities sprouting up along the metro system in the future, urbanizing the whole metro in general and making it a greater place than it already is.

Nice shots. I see that stretch almost every day and you still got some unique angles in there. the "I don't know the name of the recently finished condo on the right" i believe is a courtyard by marriot hotel, though I was in that area over the weekend and didn't see any signs, but maybe they changed their minds? That Dadeladn publix by the way has some of the most beauitful people in southern Dade county.

We have quite a few kendall people on here it seems.

Your RIGHT International Shoe :) , And would Anyone Else Believe that Theres A HUGE Renovated PUBLIX right in the CENTER of those Construction Cranes in the First PIC Below, Remember Shoe when that Publix used to be a XTRA Mega Supermarket, And a GOLD TRIANGLE Store before that, lol? The First Metropolis Tower is topping OUT at the End of OCTOBER, 2004, and its already the Tallest in Kendall. I'm Still Counting the Tower Construction Cranes in September, 2005 around The City of Miami, 2,4,6,8,10,12,14,16,18,20,22,24, Should I go on, lol...?

I know this thread is very old but I would like to know the progress of the downtown Kendall projects, including Downtown Dadeland, Colonnade, Metropolis, and the other developments planned for the area. I have been in Spain for a while and my next trip to Miami/Kendall will not be until June, so I am very curious to know things are progressing! I am especially excited about Downtown Dadeland, but it's website is not very informative about when the residential buildings and ground-floor businesses will open. Will everything be open and in operation when I come in June? And Metropolis should be almost done by now. Please inform me of any news regarding these projects, and please post pictures if you have any! Thank you.
