that was taken in mid valley's property fair (ending today)
i brought home a pile of brochures (from mid valley's and also PWTC's!) and tried listing out the project names (mostly apartments) for a friend :) now here's the list that might interest certain people here:
(in no particular order)
cyberia crescent (www.cyberia.com.my), kensington park homes @ hartamas (www.pjdprop.com.my), Millennium Place (pj, some service apartment starting from 179,800 for 870 sq ft), Glen View Villa - Semi D Home In the Sky around Cheras near pantai medical center (looks boring), The Pinnacle :|, Andari Townvilla which is part of selayang heights, Angkasa Impian 2 around tingkat tong shin/bukit ceylon (www.udamall.com), Park Avenue Condominium, PJ, from 146k... hmm it's in Damansara Damai??, Idaman Puteri Condo "The Prestigious New Era City Homes" gombak... , The Orion :\, Casa Mutiara Service Apartment (www.propertymalaysia.com), Hartamas Regency I, Metropolitan SQKetumbar Hill also around pantai medical center?, Jemerlang Apartment - Selayang Heights from 107k .
The Pinnacle on Cemerlang Hill had quite a breathtaking model. The man was saying that you could custom-make your multi-million-ringgit villa after you buy a land there, and choose the designer and architect and whatnot, and he showed me the view one could expect, living up there. Picture-perfect postcard KL :(
Here are some examples of the ultra modern and ultra designy units:

szehoong June 26th, 2004, 09:02 PM Thanks for the update Lepainperdu! :okay:
I really like the houses of The Pinnacle ....and where is Cermelang Hill? :?
Exhibitionist? I dun think there are any in KL! :D (I could be wrong hehehe)
baqthier June 27th, 2004, 12:32 AM Great job LP! I bet it was fun!
I'm beginning to appreciate more of The Orion after seeing the model. The model I saw last time looks fatter with no color. Though 36 storeys, it's still shorter than TH Selborn :bash:. Yet, the price per unit is just nice since it's quite close to KLCC and can easily access other areas.
As for the designs available for the bungalows at Cemerlang Heights, they are just gorgeous. Currently they are building some 3 storey bungalows on that hill which look rather decent and the area is just at Terminal Putra at Gombak. I can't wait to see the development there when I get to KL!
For exhibitionists, erm..nobody can see them. Too high. The only building that will be on par with it's elevation height is probably a skyscraper not in that area :D
ZaHiRnYa??? June 27th, 2004, 04:07 AM So far la Cemerlang Height. I don't like that place. Next to Taman Melati on top of a hill overlooking KL view.

szehoong June 27th, 2004, 11:45 PM Completely visible since majority of the house comprise of glasses, outsider will know what am i doing in the house if i forgotten to close the curtains :D
No point of buying these houses if you intend to put curtains. :D The beauty of these houses are the floor to ceiling glass all round. It is stylish! ;)
Usually the glass part are perched high above a cliff or are blocked by high perimeter trees so that the occupants would enjoy a certain degree of privacy. There are some houses at Kenny Hills (Bukit Tunku) which are similar and you can't really see into those houses (except maybe some parts lah) :D
Anyway you dun see anyone have this style/design on your typical terrace house cos if there is, that house would be like a TV!

baqthier August 1st, 2004, 07:39 PM Developers still keen on expos
By S.C. Cheah
TWO property exhibitions held in Kuala Lumpur last weekend revealed several interesting things about the state of the property market in the Klang Valley.
Firstly, property developers are very aggressive in marketing their products. Many of them who have been holding sales exhibitions still consider it worthwhile to participate in the recent 9th Home Ownership Campaign 2004 (HOC 2004) held at the Mid Valley Megamall from June 24 to 27, and the 5th edition of the Mega Malaysia Property Showcase (MMPS) held at the Putra World Trade Centre from June 25 to 27. Both exhibitions offered attractive prizes, including holidays abroad to visitors.
Secondly, there were fewer visitors at the HOC 2004 while several developers at the MMPS also noted that despite the crowd, many of them did not buy anything except for lower priced properties.
It could be because there had been one too many such exhibitions that people were getting a bit tired and, compared with previous years, there seemed to be fewer incentives and freebies. Only two months ago, the Real Estate and Housing Developers' Association Malaysia held its nationwide Mapex 2004 property expo.
Thirdly, there are many upmarket developments and people are in no hurry to invest in these expensive homes.
Charlie Chan, S K Brothers Realty Sdn Bhd chief executive officer and organising chairman of HOC 2004, said the crowd was much smaller this time.
This lack of interest could be due to the absence of government incentives (the special government incentive package, including stamp duty waiver for properties priced at RM180,000 and below and one-year real property gains tax exemption expired on May 31), the market experiencing ?fatigue? with too many sales campaigns and too many choices available.
?There is no urgency for people to buy as the number of choices is too great. Many people have come to have a look but they still want to see the showhouse before they sign up,? he said, adding that unlike previous home campaigns where the bulk of the products catered to the mass market, about half of the 50 projects at HOC 2004 were upmarket.
?We have visitors who ask us why we are not showcasing properties priced below RM150,000. We tell them that we cannot control what the developers wish to market. The fact is, many developers are going upmarket and my feeling is that it is approaching saturation point. Everyone shows so much gung-ho and optimism. I am concerned as my gut feeling is that there are too many housing activities in the Klang Valley,? said Chan.
He said developers were still keen to take part in property exhibitions as a multi-pronged approach to market their products and promote their brand name. He said the days of making a quick sale might be over and developers must work harder to sell their products locally and abroad.
He said S K Brothers had gone on roadshows to Bahrain and Dubai, and it planned to go to Singapore and Indonesia to promote Malaysian properties.
Chan feels that the Malaysia My Second Home programme should be a Malaysia My Permanent Home scheme to enable qualified foreigners to stay longer, and they should be allowed to work so as to tap their experience and expertise.
Meanwhile, about 60 developers with over 100 projects took part in the Mega Malaysia Property Showcase. About RM800mil worth of properties were offered for sale. There were on-the-spot loan application, approval and enquiries by participating banks and a ?First Time House Buyers' Workshop? by the National House Buyers Association.
Several new high-end projects reported keen interest from potential buyers. More than 200 people registered their interest in Mah Sing Group's Aman Perdana in Klang during the HOC 2004. The indicative prices of its semi-detached houses are from RM260,000, bungalows from RM490,000, and terrace houses from RM140,000.
Mah Sing senior general manager (marketing and sales) Ng Heng Phai said there would be a RM10,000 ?early bird? discount for registrants who bought the semi-detached houses before the launch targeted for the third quarter this year. He said the exhibition counter was also to inform visitors of the group's new project in Selayang.
Another high-end project that also drew much interest at HOC 2004 was The Pinnacle Villas On The Hill at Cemerlang Heights in the Taman Melawati area. This 22-acre leasehold high-end project by UFM Development Sdn Bhd comprises 22 bungalows priced from RM1.8mil to RM4mil. The land sizes are from 8,000 to 25,000 sq ft and built-up areas from 3,500 to 6,800 sq ft.
UFM general manager J.H. Teh said many people had registered for the bungalows. ?We've closed some sales,? he said, adding that purchasers would get a koi pond and courtyard, among others.
Landmarks Bhd group showcased its leasehold Desa Putra condominium in Wangsa Maju where the 436 units are priced from RM199,998 to RM299,998. The 1,246 to 1,340-sq ft units come with a lanai and have three bedrooms, a study plus two bathrooms. It also marketed its shop offices @ The Link located in Wangsa Maju. The ground and first floor units are priced from RM749,998.
Several developers also exhibited their Klang projects at HOC 2004. They included the Glenmarie Cove, Aman Perdana, Palm Garden Apartments, and Kota Pendamar.
The NBC group also marketed its Begonia two-storey semi-detached houses in Kota Pendamar in Klang. It is a gated and guarded community project where the houses with 2,800 sq ft built-up area and 3,000 sq ft land are priced from RM368,000.
Another new development is the Bukit eMas within the Air Hitam forest reserve area and high above the bustling commercial and town centre of Puchong. On offer are 42ft x 80ft semi-detached houses with built-up of 3,390 sq ft. Each house boasts seven bedrooms with two attached bathrooms and a maid's room.
Active Heights Sdn Bhd (a member of Antap Ikhlas group) displayed its ?transparent? model houses where visitors could ?see through? the floor layout of its four-storey town villas in Bukit Iklas. The 25-acre freehold project in Seri Kembangan, Selangor, will be launched at the end of this month. There are the two-bedroom, 3+1 and duplex units. The 2,200-sq ft duplex unit is priced from RM388,000.
Purchasers are entitled to free membership to an exclusive resort-like three-storey clubhouse with facilities like a swimming pool, therapeutic health spa, and tennis and squash courts.

You are right, it looks not professional. I did the same with my KL pics from January/February. :bash:
szehoong September 8th, 2005, 11:16 AM ^^ Yea....not just it does not looks professional but you're not getting the entire picture uninterrupted. Why you want the date there when you could basically see everything in the metadata? The dates there serves no point unless one wants an easy reference when printing out. Then again any photo-editing software might be able to do the job ;)
savanna11 September 8th, 2005, 11:20 AM i remember that place gets flooded whenever it rains heavily. have the authorities improved the drainiage there? there is a flood alert signboard the other side of the road near the national library
James Foong September 8th, 2005, 11:28 AM i dont think they hv fix the drainage there. water in that river rose vy fast in few nimutes, but wont overflow that construction site. its higher than road level.
