This project has been proposed in 2010 for the redevelopment of KL's historical Independence Stadium site. The project will be build for Permodalan Nasional Bhd (PNB), a government entity and Malaysia's largest asset management company with estimated RM120 billion in assets under management.

Malaysia is no stranger to iconic buildings. Two of the tallest buildings in the world, the Petronas Twin Towers, are located in Kuala Lumpur, the country’s capital. So it comes as no surprise to us that a stunning new residential development is planned for the Putrajaya waterfront known as Precinct 4, just 30km south of Kuala Lumpur. The design, however, is a refreshing and original with unique, marine-inspired structures - which also draw from traditional Islamic designs - arranged in a permeable, radiating block of bioclimatic architecture.

The winner of a recent contest, the design for Precinct 4 comes from Studio Nicoletti Associati and Malaysian architects Hijjas Kasturi Associates, who provided the masterplan of Putrajaya. The goal of the designers was to provide a model for sustainable residential design that was inspired by the city’s unique landscape which includes an expansive artificial lake. The biggest inspiration came from the sea and the entire development resembles a fleet of ships.

The architect’s goal was to design buildings that tell “of its place of origin which is culturally modern, Islamic and tropical in nature.” Added to this is Nicoletti’s extensive experience in design and construction for extreme climates. For Precinct 4, the Italian firm brought sustainable strategies like terraces, sunshades, natural ventilation and integrated green space into the design. The buildings will source from alternative energy and are expected to produce 50% less CO2 emissions than similar residential projects.

Derived from a study of solar conditions and outward views, the towers are orientated so each is rotating of others axis. The entire project is design with versatility and efficiency in mind, with each tower floor plate designed to accommodate differing tenant demands, minimizing interior columns, and harnessing maximum sunlight penetration through the work environment. Sustainability strategies have been incorporated in all faces of the design, from passive external shading devices to roof mounted vertical access wind turbines to a graywater re-use system that will irrigate all on site landscaping.

The SM Arena is expected to be the venue of choice for sporting events, concerts and entertainment shows. It is set to rival the 50-year old Araneta Coliseum in Cubao, Quezon City.

The Mind Museum to rise in Bonifacio Global City

Science buffs and lifelong learners have something big and bold to look forward to in 2011. The Mind Museum, set to rise on the JY Campos Park in Bonifacio Global City, is a project of the Bonifacio Arts Foundation (BAFI). BAFI is a non-stock, non-profit organization supported by contributions from the Bonifacio Global City property owners.

The Mind Museum aims to be a world-class science museum offering its visitors the opportunity to learn about science by experiencing it through five galleries that present the different aspects and facets of science. The museum will present science in an entertaining and fun manner using over 150 interactive hands-on, and "œminds-on" exhibits and displays.

Before entering the main galleries however, visitors will first pass through the McMicking Hall, an exhibit area sponsored by the Ayala Foundation. The McMicking Hall showcases the Ten Most Beautiful Science Experiments throughout history, and is a perfect introduction to the rest of the museum.

The first three galleries - Atom, Life, and Earth"" will let visitors experience the tiny atom, the human brain, and the country's first T-Rex. The Universe Gallery hosts a mini-planetarium, as well as exhibits on gravity, extra-terrestrials, and the sounds of outer space. The piece-de-resistance however, is probably the Technology Gallery, which is the Mind Museum's largest exhibit area. The gallery's main feature is a 360o screen showing the Human Face of Technology. Through the different exhibits in the Technology Gallery, the Mind Museum seeks to demonstrate technology at work, and how we use it.

Bloombury breaks ground on $577-million resort complex in Entertainment City

Bloombury Investments Holdings, Inc. recently broke ground to start the development of an 8.3-hectare, world-class integrated resort complex at the Bagong Nayong Pilipino–Entertainment City Manila, an investment amounting to US$577 million.

The groundbreaking signaled the start of the first phase of development, making Bloombury the first among the four developers to start construction in the Entertainment City.

Named the Solaire Manila Project, Bloombury’s integrated resort complex includes a five-star, 500-room hotel covering some 165,000 square meters of floor area. The Entertainment City has been designated as a special economic zone area under Philippine Economic Zone Authority.

“We are excited about this investment in the Entertainment City Manila. Aside from catapulting the Philippines into a key player in the tourism, hospitality and entertainment industries, the project will make Filipinos proud for having a world class leisure hub that will showcase the best that the country can offer. Entertainment City Manila will rival the leisure hubs in the region such as those in Macau, Malaysia, and of late, Singapore,” says Enrique K. Razon Jr., Bloombury chairman.

Bloombury’s complex is set to be operational in the third quarter of 2012, while total investment for the long term is expected to reach US$ 1 billion. Aside from attracting local and foreign visitors, the complex is expected to generate some 2,500 jobs and to boost the country’s ancillary service sectors.

Aside from the hotel, the complex will feature state of the art meeting and convention facilities as well as relaxation and leisure facilities such as a live performance theater, an array of restaurants, health and wellness facilities, just to name a few.

Razon, together with Florencio M. Bernabe, Parañaque City mayor, led the groundbreaking rites. They were assisted by Bloombury directors and officers led by Jose Eduardo J. Alarilla, president and director; Estela Tuason-Occena, treasurer and director, Edgardo Q. Abesamis, director; Christian R. Gonzalez, director; and Donato C. Almeda, chief operating officer. Also present was Paul Steelman, design architect and Steelman Partners chief executive officer.

The Bagong Nayong Pilipino–Entertainment City Manila is a multi-billion dollar project of the Philippine Amusement and Gaming Corp. (PAGCOR), a government-owned corporation engaged in the entertainment and gaming business. The PAGCOR project covers 120 hectares of prime reclaimed land at the western portion of the Manila Bay in Parañaque City.

There are many cool projects designed around Metro KL but too lazy to re-post them here.

As part of Malaysia's vision to become a high income nation by 2020, the government of Malaysia is now putting importance on Sustainable Development and Green-Rated Eco-Friendly Development.

Gone are the days of building tall and taller skyscrapers, and thus KL will see less super-skyscrapers in coming years (more skyscrapers will be built in spread out areas to connect suburban areas) but more quality buildings with cleverly designed space, facilities and energy efficiency. SM Investments Corp. on Thursday launched the Philippine's largest eco-tourism project, the 5,700-hectare Hamilo Coast in Nasugbu, Batangas.

In a statement distributed to the press, SM Investments, the holding firm of the Philippines’ richest man Henry Sy, said that Hamilo Coast combines two of the most promising industries in the country today- tourism and real estate development.

The company has earlier said it would set aside P5 billion over the next five years for the development of Hamilo Coast’s first phase, Cutad Cove.

The whole Hamilo Coast development is composed of 13 natural coves of varying shapes and sizes. It is a two-hour drive from the country’s capital, Manila.

“Our goal is to encourage key stakeholders—such as the government and the private sector—to take part of the tourism development initiatives of our country. Our globally competitive tourism-real estate destination will then hopefully put us on the map," SM Investments executive vice president Josefino C. Lucas said in the statement.

“We are providing the infrastructure to serve as a catalyst for the development of tourism in areas where we believe it will prosper," Lucas added.

Hamilo Coast’s developments include low-density residential condominiums and neighborhoods, resort hotels, marine sanctuaries, a forest park and country clubs with various sports and leisure facilities.

To ensure the eco-tourism park’s ecological sustainability, SM Investments partnered with environmental group WWF-Philippines in the development of Hamilo Coast’s structures.

SM Investments said Hamilo Coast is the first community in the country designed for ecological sustainability.

“Hamilo Coast’s partnership with WWF-Philippines reveals brand leadership on three critical areas: responsible stewardship of their natural base, transparency and accountability and providing their customers with an enhanced product," WWF-Philippines president Lory Tan said in the SM Investments statement.-GMANews.TV

SM Land, the commercial property development and management arm of SM Investments Corporation (SMIC) recently awarded EEI Corporation the contract to build TwoE-comCenter, the second Ecom Tower to rise within the 67-hectare Mall of Asia Complex in Pasay City. Once completed, TwoE-comCenter will complement the highly successful OneE-com Tower – home to top-class Tenants predominantly in technology-based industries and business process outsourcing (BPO) centers.

The contract signing ceremony was attended by David Rafael, SVP for commercial properties; Ranilo Gison, AVP for commercial properties; and JJ Montinola, senior leasing manager for SM Land, and Roberto Jose Castillo, president and CEO; Antonio Pascua, EVP and GM, Andres Tumbocon III, project manager; and Ferdinand del Prado, marketing manager representing EEI Corporation..

“TwoE-comCenter is another distinct development so we wanted a top-class contractor that has the experience and technology to execute our Vision,” explained Rafael on SM Land’s decision to partner with construction veteran EEI Corporation.

The Php2.7 billion project has a gross floor area of 108,000 square meters. TwoE-ComCenter will rise 15 stories high, made up of two 11-storey towers that are connected by a 2-storey bridgeway. The structure features four-level podium that provides commercial and retail areas, complemented by spacious indoor parking, and a landscaped garden setting for varied outdoor events.

The building's designers, Miami-based firm Arquitectonica, uses Green architecture through the use of low emittance (Low-E) curtain walls that absorb solar energy, hence using less power.

“Currently, the business environment is clustered in Makati and Ortigas areas. What SM Land is offering is an alternative business and entertainment district amidst a spectacular bay setting” added Rafael.

TwoE-comCenter is strategically located near famous landmarks of the Complex such as the SM Mall of Asia, the fourth largest mall in the world; SMX Convention Center, the country’s largest expo and trade center; and San Miguel by the Bay, an outdoor food strip.

Soon, TwoE-comCenter will also be near future developments in the Complex such as a 3,000 unit Residential Tower - the Sea Residences, the expansion of the SMX Convention Center, a premier Hotel operated by the Carlson Group under the Radisson brand, an indoor Events Coliseum, and a Ferry Terminal that will primarily serve as a transport to Hamilo Coast, SM Land’s premier leisure residential development in Nasugbu, Batangas.

Johor Bahru is in my mind because that city is near Singapore . Many Singaporean come to JB to invest and trip at JB . Johor Bahru is the future for Malaysia because it will be next metropoliton area like Iskandar Malaysia . It also would be International theme park there like Legoland in year 2013 .

UEM Land Holdings Bhd (5148) is launching phase one of Symphony Hills, a RM1 billion five-year residential project in Cyberjaya, and is confident demand will be strong.

In fact, it expects to sell all 122 superlink houses, townhouses and town villas that will be launched this weekend. Prices range from RM1 million to as much as RM2.3 million per unit.

Managing director Datuk Wan Abdullah Wan Ibrahim is optimistic of strong sales judging from the demand shown by both locals and expatriates in the Klang Valley, especially in Cyberjaya.

"We feel Symphony Hills is hitting the market at the right time. There is Maju Expressway improving connectivity between Cyberjaya and Kuala Lumpur.

"Cyberjaya has announced several new international firms coming on board. These include Fortune 500 companies, which will spur demand for new housing. Cyberjaya is going to fly," he said.
Symphony Hills will feature 450 houses. The project will showcase the connected intelligent community (CIC) concept of state-of-the-art technology and high-speed fibre optic infrastructure.

UEM Land is partnering Mesiniaga Bhd and Cisco Malaysia to develop Symphony Hills, which is the first residential development for the company outside of Nusajaya in Johor.

Each house at the 98ha Symphony Hills will have strata landed status, allowing residents to maintain certain aspects of the project from landscaping to security.

The project, which will be certified green, will also have a floating clubhouse incorporating green technology for rainwater harvesting.

"Although the prices are steep, our margins are very mediocre. We won't get 30 per cent to 40 per cent margin, but the satisfaction will come from being the first developer here to offer such a community.

"A lot of budget is being planned on the ICT (information and communications technology) component. We believe in value. We will make decent margins in the next few phases once we have delivered the first batch of houses," he said.

UEM Land wants to buy more land in Cyberjaya, Kuala Lumpur, Penang and Kota Kinabalu to expand.

With a concept of ‘green building’, ALLIANZ TOWER is expected to become the new icon of office building in Jakarta. Developed by PT Medialand – member of KOMPAS GRAMEDIA GROUP in land of 7,000 square meters, the office tower will consists of 28 floors. It is scheduled to operate in 2011 with total project value of 200 billion Indonesian Rupiahs. ALLIANZ, the leading insurance and financial services from Germany, is the major tenant of the building.

The design of the "Allianz Tower" stands for the principal concepts of openness, transparency, flow of information and harmonious integration of a modern office building in an environmentally friendly manner. Allianz Utama will insure the project to be running and finished properly to meet the scheduled move of Allianz to the new premises by mid 2011.

JAKOB OETAMA, the CEO of Kompas Media Group said that the building merges the functions, arts, and high concern on natural environment. It saves the use of energy and water to make it eco-friendly. He added, “Allianz Tower is like an open book which consists of two parts: ‘source of knowledge’ and ‘the importance of information’. Visualization of row and column on the newspaper are adopted in the design of the building by the horizontal and vertical shape; therefore, it creates dynamic appearance.

As a new icon in the ‘golden triangle’ area KUNINGAN of Jakarta, ALLIANZ TOWER clings to
the vision of Environmental Sustainable Design (ESD). All aspects of the building follow the ‘green building concept. The building is designed slim and flat facing north and east so that it could reduce the heat and direct ultraviolet exposure from the sun. This will lead to less power consumption for air conditioning.

The building only covers 30 percent of the land area so that 70 percent of its land is used as natural rain water absorbent. (DKI Jakarta Province recommends 30 percent of land as rain water absorbent). This is an added value to the environment as it prevents flood disaster in the city. Besides, Allianz Tower implements recycling process on waste and rain water before it is drained to the city’s sewer and river.

Teddy Surianto, CEO of PT MEDIALAND INTERNATIONAL explained, “The recycling concept is applied to respect the environment. Rain water harvesting on the roof is stored in the water tank in the basement and mixed with the recycled water from sewage treatment plant.”
80 percent of waste water will be recycled and used for hosing plant, flushing water on toilet and for the water cooled air conditioning system. The rest of 20 percent will be dispensed to city’s waste reservoir in the north of the building.

ALLIANZ TOWER uses double glazing system on the building façade. It is a combination of 8 mm reflective glass and 6 mm clear glass, installed with 12 mm vacuum air in between. The double-glazing skin will significantly reduce the heat of the sun from entering the building as well as eliminate sound pollution from the outside.

Teddy added, “The building utilizes energy saving LED and TS fluorescence lamps in most of the office rooms. Car Parking lot is located in the ground floor so that it consumes less energy as it requires less mechanical air ventilation and lighting in the afternoon. Moreover, the trees around the building will provide cool temperature as well as shady terrace for employees to eat and relax under the tree.

MANILA, Philippines--State-run Development Bank of the Philippines (DBP) will build a mixed-use office and residential tower in Taguig City after completing an equity-for-asset swap with the developers of the Bonifacio Global City.

Groundbreaking for the building—envisioned to be a 54-story tower—will commence later this year, with the site to be initially occupied by a temporary two-floor structure that will house the bank’s branch office, according to DBP president Rey David.

“We plan to make it a ‘green’ building,” he said in an interview. “It will utilize green architecture, including solar power harvesting, a modern roof that will reduce heat gain, a storm drainage system for additional water supply, natural light, insulated walls for heat buffers, and water conservation features.”

Of the 54 floors, 70 percent will be allocated for office space while the remaining 30 percent will be for residential and commercial use.

David said that the government financial institution will retain its headquarters at its present Makati City location, although some DBP units and subsidiaries would eventually be transferred to the new site located near the newly opened St. Luke’s Hospital and the Shangri-La Hotel, which is under construction.

Designed by architect Felino Palafox Jr., the building will rise on a 1,700-square meter property which DBP acquired in exchange for its shares in the defunct Bonifacio Land Corp.

BLC was formed after Metro Pacific-led consortium won the right to develop the former Army base in the late 1990s.

David said that BLC was unable to pay for loans it took out from DBP, and settled these with a dacion en pago arrangement where the state bank became a minority owner of the firm.

Two years ago, David initiated talks with Bonifacio Development Corp. of the Campos family and Ayala Land Inc. “to transform DBP’s equity stake into a hard asset.”

“So by adding some cash, we were able to acquire this property, which is located in a prime part of the development,” he said.

The DBP chief declined to reveal the cost of the building, however, or the value of DBP’s Fort Bonifacio property pending the conclusion of negotiations with potential investors.

KL is already developed, but is still growing so fast, it's impressive... sometimes I wonder what is fueling the growth if there is little urbanisation (already developed), and population growth, or foreign investments, are people buying multiple properties for investments. Is it under controlled, will there be a bubble.

I understand that the government is spending a lot on infrastructure, but I believe most of the projects listed are private investments. The market must have great potential for them to invest so much!

Here in Singapore, the government is constantly implementing measures to cool the market.

Zaha Hadid’s design for Sunrise Tower in Kuala Lumpur, Malaysia, engages with the city in multiple ways. By exploring potential synergies at different levels and anchoring itself to the existing urban fabric, it creates a platform of services that engage with neighbouring developments, sustaining critical mass and a sense of community. The scheme merges all programmes into one building, distancing itself from the traditional tower and podium typology. Through a detailed landscape strategy the design interweaves tower and ground, extending and connecting the different parts of the site, integrating the new pedestrian routes and internal road system, structuring the fabric of the new development.

The building is designed through a series of independent flows that map the tower and organize different routes for different programmes. Along these routes the lobby and shared facilities floors work as communication hubs, like intersections that enable flexible itineraries and changes between uses. Similarly to the skin, the circulation materializes as a multi dimensional spatial grid, inclusive of the program, treating interior and exterior in a seamless way, thus maximizing the clarity of the scheme and the perception of the different levels. The design of a clear navigation system for lobbies, atria and common areas, enables visual communication as well as access through the cores, ensuring fully accessible environment for all users. The building’s complex programme is distributed through 66 floors in total, 4 bellow ground and 62 above ground, with an absolute height of 280m. The ground lobby is the primary hub of the tower, defining 4 different dedicated lobbies for residential, hotel, offices and general public.

Pod building fragmented and reformed with series of elliptical sections of variable width
In Petaling Jaya, west of Kuala Lumpur, a great urban development is underway for the establishment of a new urban centre. As a landmark for this area, the developer wanted to host his onsite offices and sales showroom in an ‘iconic pavilion’ that would reflect the spirit and the architectural style of the whole development.

Natural water droplets were the inspiration for ‘The Pod’ pavilion structure creating a dynamic spherical form resulting in a primitive building archetype with a modern twist. The round and soft shape of The Pod is formed as a series of elliptical sections of variable widths and heights.

Slithers of window bring natural daylight into the spaces below. Internally the pavilion is divided into two parts: one zone dedicated to the office area and the other containing the main showroom. The building appears to be sliced diagonally into a series of ribbons which wrap up and over the building creating an animated space within, forming a layered protective shell.

The structure is fabricated from tubular steel members with the exterior skin made of spectrally reflective aluminium panels and the exterior skin shades change depending on the reflection of the sun. The Pod is surrounded by an area of greenery with a reflective water pool wrapping around the edges that will contribute to the bioclimatic behaviour and wellness of its inhabitants. The Pod Pavilion is slated for completion in December 2010.

This new project is mixed - casino/hotel/commercial. The design did not receive much positive comments among PInoys forumers....somewhat old. :)

ok thanks for posting the Solaire render. For me, it looks like it came from a Las Vegas structure which was designed in the 1960s. I am not complaining, I like it though even if it is not stunning and somehow lacks the wow factor. Well, it's better than nothing at all. Kuching Isthmus project is so far the most potentially not-just-rumored mega project in Kuching. There are several other ambitious projects planned for Kuching before such as the city of 2000 around the masja area and new telaga air administrative district (which all have failed to materialized). The whole masterplan for the breathtaking island is well-planned and designed for the ever developing city of Kuching. Basically, the plan is to developed the land into a new city planning. The whole planning of this ambitious project covers the development of some major projects such as the Kuching Tower, Borneo Convention Centre Kuching, Kuching Isthmus Hypermarket Mall, Office buildings, Luxury hotel and housing area.

The ground breaking ceremony was initiated by Pehin Sri Haji Abdul Taib Mahmud on 2 October 2005 with RM300 million start for Borneo Convention Centre. The mega project is situated on a 240 acre riverfront area on the east of Kuching City centre about 5 km away to be specific. The part of Kuching Extension Plan was designed to balance up the identity of Kuching as the capital of Sarawak and also the Borneo island as a whole.

KLIA AEROPOLIS
KLIA will embark on extensive property development, transforming the airport into a remarkable mixed-use of commercial, tourism and transportation hub called (tentatively) the “AEROPOLIS KLIA“. The mega-project will be developed around the existing airport on 2,730 acres of land. With this, KLIA will be transformed to be more than just an airport! It will be an international meeting place which includes business parks, logistic parks, industrial estates and “free zones”, retail centres and merchandise marts, ICT complexes, hotels, a theme park, tourism and entertainment centres and an airport residential neighbourhood.

Is it a land reclamation project?.. the one in Manila took at least 10 years to finish for them to actually build on the reclaimed land.
another one in the Bacoor Bay next to Manila is also being reclaimed.

Daewon Cantavil Construction Company of South Korea’s Daewon Group held a ground-breaking ceremony in Danang yesterday for Da Phuoc International New Town, the first urban development in the central region to use land created by filling in the sea. Known as D-City for short, the project in Hai Chau District will cover 210 hectares, including 180 hectares of reclaimed land, and is scheduled to take ten years to complete.

Daewon Cantavil will put US$250 million into the project, US$50 million of which will go on equipment and materials. The most modern technology will be used to survey the topography and water flows, and in construction. At the license presentation in November, Daewon chairman Chun Young-Woo promised that Daewon Cantavil would stick to the construction schedule. Filling in the sea will take about 30 months, after which the golf course will be built and should be finished in 2011. Construction of the hotel and villas will begin in 2010, said Daewon Cantavil’s deputy managing director, Cheun Eung Sik. According to Mr. Chun Young-Woo, this is Daewon’s second largest project in the world and its fifth in Viet Nam.

PUTRAJAYA: An undersea tunnel between Malaysia and Singapore was an option being considered by both countries, according to Transport Minister Datuk Seri Kong Cho Ha.

He said the tunnel was being considered to realise the rapid transit system (RTS) between Johor Baru and Woodlands in Singapore as agreed upon by the two countries at their meeting in May.

An undersea tunnel involved high cost but it was an option that was more environment-friendly, he said.

"We have some options but still have to sit down seriously to discuss with the Singapore side to come up with an agreement on how to jointly develop this," he told reporters after an Aidilfitri reception at the ministry, here.

Kong said one option was to build another causeway which, he added, did not involve high cost but was not environment-friendly. Constructing a bridge was yet another option but the type of bridge would have to be determined because merchant vessels continued to use the Strait of Johor separating peninsular Malaysia and Singapore, he said.

"I think for the future development of the connectivity between Malaysia and Singapore, we cannot depend on the causeway alone. Trains may make only two or three trips a day ... but for the continual flow of people between Singapore and Johor Baru we need a more permanent and efficient transportation, besides taxis or buses," he said.

Under the agreement reached in May, Johor Baru and Singapore are to be linked by a rapid transit system by 2018. - Bernama

Wasting taxpayers' money! Present palace is still in good condition. Besides, what is the use of having Sultan in our country? We already have prime minister. Malaysia is not an Islamic state. 40% of Malaysians are non-Muslim. If they want to build a new palace for Sultan, then Muslim should be responsible for the fund! This is so unfair to non-Muslim! :bash:

Remember, we also send an Astronaut to "visit" space, issit a waste of taxpayers money? LOL

Dudes, be careful with your words especially about the Islamic country and questioning of Sultan . Malaysia is a member of OIC, and ( many or if not most ) mosques are funded by duit Zakat . There is possibility that the palace is also........
